Your Handover Defect-Check Checklist

Key-collection day for a new unit is exciting — and it is also your best chance to get faults fixed for free. A careful inspection now saves you money and headaches later.

⚡ Quick answer: When you take vacant possession of a new home, there is a defect liability period — commonly 24 months under the Housing Development Act — during which the developer must fix genuine defects free. So inspect thoroughly at handover, document every fault with photos, and submit them in writing on the developer’s defect form. Confirm the exact period in your SPA.

A lot of buyers rush this moment, sign the handover form, and only notice the problems after moving in — when it is harder to claim. Slow down and do it properly. Here is the checklist I give my clients.

What the defect liability period means

For new residential property under the HDA, the developer is responsible for fixing defects you report within the defect liability period — commonly 24 months from vacant possession — at no cost to you. That window is valuable, but it is only useful if you find and report the defects. Anything you miss and discover later may fall on you.

The room-by-room check

🧱 Surfaces & openings

  • Walls & ceilings: cracks, uneven plaster, paint
  • Floors: hollow or lippage tiles, scratches
  • Doors & windows: alignment, locks, seals, smooth sliding
  • Skirting and joints neatly finished

💧 Wet & services

  • Bathrooms: waterproofing, floor fall to drain, no pooling
  • Taps, toilet flush, water pressure, leaks under sinks
  • Every power point, light and switch works
  • Aircon points, water heater, drainage

Inspect like a pro

  • Go in daylight — defects hide in poor lighting.
  • Bring a phone charger or tester to check every socket, and a torch.
  • Pour a little water on bathroom floors to confirm it drains, not pools.
  • Tap tiles to listen for hollow sounds; roll a marble to check floor level.
  • Take dated photos of every defect, with the location noted.
  • Do not feel rushed to sign — take the time you need.

How to report defects

Submit defects in writing using the developer’s official defect form, with clear photos and locations. Keep a dated copy of everything. Follow up if rectification is slow — a written trail is what protects you if a dispute arises later within the liability period.
