The location is genuinely walkable to its own amenity: TD Central is 140 metres away. Hospital Sultan Ismail is 2.7 km, Toppen Shopping Centre and IKEA Tebrau 2.8 km, AEON Mall Tebrau City 2.9 km and JB Sentral 8.8 km. That last figure is the one to weigh if you are buying for a Singapore-facing tenant — this is a Tebrau-corridor address, not a Causeway one.
