One verified development is listed here for Tampoi: the mixed-use scheme marketed as Aliff Harmoni and named Amora Park on the developer's own channel, by Astaka Padu Sdn Bhd, a subsidiary of Singapore-listed Astaka Holdings Limited. The developer describes an integrated masterplan at Taman Damansara Aliff combining park living, a serviced residence component and commercial elements.
Beyond that, almost nothing is published, and this page will not fill the gaps with agency figures. There is no confirmed tenure, no total unit count, no layout schedule or unit sizes, no price and no completion date. Astaka also publishes no distance to the Johor-Singapore CIQ, the Tuas Second Link, the Johor Bahru city centre, Senai International Airport or the RTS Link station at Bukit Chagar — so no travel figures are quoted here at all. Two names for one project is itself worth resolving before you sign anything: ask which name appears on the developer's licence and advertising permit.
For a foreign buyer there is nothing to assess yet. Johor requires a non-citizen to transact at RM1,000,000 or above for strata property, and at least RM2,000,000 for landed residential property, in both cases with written State Authority consent under section 433B of the National Land Code — and which of those applies here depends on a product type and title that have not been published. Johor's foreign-purchase levy of 3% or RM30,000, whichever is higher, has applied since 1 July 2025. Ask for the permit, the title category and the price schedule.
