New launch and housing projects in Seri Kembangan
Three verified developments are listed here for Seri Kembangan. Two are freehold and one leasehold, and published prices run from RM555,000 to RM1,083,000 — with one of the three publishing no price at all.
Where they sit on the map. Everything here works off the MRT Putrajaya Line and the Bukit Jalil precinct next door. Quaver Residence, registered as Simfoni Residensi, publishes 700 m to an MRT station, 3.3 to 3.8 km to The Mines, about 4 km to Technology Park Malaysia and 6 km to Pavilion Bukit Jalil, with direct access to the KL-Seremban, Sungai Besi, Bukit Jalil, KESAS and SUKE expressways. Alamanda Heights, on a hilltop in Taman Bukit Serdang, is 2.5 km from Serdang Raya Utara MRT, 2.6 and 2.8 km from its two nearest schools, 4.2 km from Bukit Jalil Sports School, 4.6 to 4.8 km from the Axiata Arena and National Aquatic Centre, and 4.8 km from Columbia Asia Bukit Jalil. Vista Lavender at Serdang Hill names UPM and Serdang Jaya MRT stations but publishes no distance to either, so none is shown here.
Product and titles. Quaver is 684 homes plus 15 retail lots on 3.41 acres in blocks of 31 and 40 storeys, 1,023 to 1,701 sq ft, on a lease expiring 20 March 2091 with a restriction in interest requiring state authority approval. Alamanda Heights is a 36-storey freehold condominium of 440 units in just two layouts, 971 and 1,050 sq ft, including 88 Rumah Selangorku units, with two to three parking bays per unit. Vista Lavender is 540 freehold units on 4.56 acres with a single 965 sq ft built-up in four internal layouts.
The eligibility problem. Seri Kembangan is in Hulu Langat, which is Zone 1 under Selangor's zoned rules — the residential floor for a non-citizen is RM2,000,000. All three of these developments are closed on price; nothing here comes close to that line, and Selangor opens only strata and strata-landed property in any case. Vista Lavender publishes no official price list at all. Selangor recorded 3,745 unsold residential units and 2,407 unsold completed serviced apartments in NAPIC's 1Q2026 count, against a secondary-market average of RM559,935.
