No registration, no licence ever issued — and the tenure of the land is contradicted three to one, with IQI’s own page as the outlier — what is on a register, what is not, and which of four towers you are actually looking at
NO KPKT registration · NO developer licence ever issued · NO APDL · NO Jadual G/Jadual H · strata commercial · Daerah Kuala Lumpur, Negeri Wp Kuala Lumpur · DBKL

The Vertical Office Suites (Vertical Business Suites Tower A & B), Kampung Kerinchi (“Bangsar South”), Kuala Lumpur — a STRATIFIED OFFICE PAIR of 35 and 32 storeys with NO KPKT REGISTRATION and NO DEVELOPER LICENCE EVER ISSUED for it — so no Jadual G, no Jadual H, no statutory liquidated damages, no section 7A housing development account, no filed completion date, no KPKT register entry to check and no Tribunal — while the Strata Titles Act 1985 and the Strata Management Act 2013 DO apply; TENURE IS CONTRADICTED 3 : 1 AND IQI’S OWN PAGE IS THE OUTLIER; built-up published from 735 sq ft with no publishable ceiling; NO PRICE PUBLISHED AT ALL; licensee of record SUNNY UPTOWN SDN. BHD. 10697 holds FOUR registrations and not one of them is this building; Daerah Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur

START WITH THE LAW, BECAUSE IT DECIDES EVERYTHING ELSE ON THIS PAGE. The Housing Development (Control and Licensing) Act 1966 reaches “housing accommodation”. An office suite with no living accommodation does not qualify, so this building cannot be registered or licensed under that Act — and it is not. What that costs a buyer, item by item: there is no prescribed Jadual G or Jadual H sale contract, so the sale runs on the vendor’s own terms; there are no statutory liquidated damages for late delivery; there was never a section 7A housing development account ring-fencing progress payments; there is no filed completion date, which is exactly why the completion year on this page has four answers and none of them can be arbitrated; there is no KPKT register entry for a solicitor, a banker or you to search; and the Tribunal for Homebuyer Claims has no jurisdiction, because it hears homebuyers under that Act. AND NOW THE OTHER HALF, WHICH MOST PAGES LEAVE OUT: the Strata Titles Act 1985 and the Strata Management Act 2013 DO apply. This is a strata parcel — established not from a brochure but from UOA Limited’s audited Annual Report 2015, lodged with the Singapore Exchange, which calls this component “The Vertical Office Suites (commercial)” and “the first stratified office project completed in Bangsar South”. So you get a strata title, a management corporation, a strata roll, a maintenance account and the Strata Management Tribunal for management disputes. Different regime, not an absent one — and saying which is which is this page’s whole job. ⚠ SECOND, AND IN THIS OPENING SECTION BECAUSE IT IS THE SINGLE MOST USEFUL SENTENCE WE CAN WRITE: NOBODY AGREES WHETHER THE LAND IS FREEHOLD OR LEASEHOLD. LEASEHOLD on PropertyGuru, on StarProperty and on EdgeProp. FREEHOLD on IQI’s own project page. The developer’s own audited annual report discloses no tenure at all. One agent listing says “Leasehold 98 yr” with no commencement date and no expiry date. That is three to one — and Louis’s own company is the outlier. This page prints it unadjudicated. On the weight of sources the answer favours leasehold; it is closed only by a strata title or a land search on the master title at the Kuala Lumpur Land Office; and the general rule a reader should take away is that on any non-HDA commercial title, tenure should be assumed unsettled until a title document has been seen. If the tenure matters to your financing — and on an office it always does — that document is the first thing to ask for, not the last. ⚠ THIRD, THE TRAP THAT SENDS BUYERS TO THE WRONG BUILDING. “The Vertical” is FOUR office towers in TWO PAIRS. This page is about ONE pair only: the strata office-suite towers, Vertical Business Suites Tower A, 35 storeys and Tower B, 32 storeys, sold to individual buyers and individually owned. The other pair is NOT FOR SALE at all — one of those two towers is held inside a listed real estate investment trust — and it is cross-referenced by name exactly once on this page, in the register section, so that a reader who has seen a “Vertical” listing can tell which building it was. The portals merge the two pairs into one record, and the merge is detectable from the arithmetic: a published office built-up range whose ceiling is roughly ten times its floor is a merged record, because the strata suites are published at 735 sq ft upwards while a corporate-tower floor plate is reported in the region of eighteen thousand square feet. So this page publishes the agreed 735 sq ft FLOOR, attributed to four surfaces, and publishes NO CEILING at all. FOURTH, THE NEGATIVE IS PROVED FROM DOCUMENTS RATHER THAN FROM SILENCE, AND HERE IS THE SHARPEST WAY TO PUT IT: the licensee of record files its business address INSIDE THIS VERY BUILDING COMPLEX, holds a CURRENT licence, and holds FOUR registrations — none of which is this building. SUNNY UPTOWN SDN. BHD., KPKT developer code 10697, licence 10697/12-2028/1464(A) current to 15/12/2028, jumlahProjek: 4. The registration walk closes cleanly at 10697-5 with a CLIENT_ERROR and reconciles against that field, 4 = 4. All four registrations are residential and every one is on Jadual H. There is not a single office row on the licence. That is a far stronger statement than “we could not find a filing”. FIFTH, THE PLACE NAME. “Bangsar South” is a marketing name, the developer’s rebranding of Kampung Kerinchi. The register files only daerah: Kuala Lumpur and negeri: Wp Kuala Lumpur; there is no “Bangsar South” administrative unit in any filed field, and the marketing name survives in the register only inside a free-text address line. IQI’s own URL puts Kampung Kerinchi first and Bangsar South second, and PropertyGuru prints both in that order. SIXTH, PRICE: this page publishes NO PRICE AT ALL, and the reason is the content. There is no filed statutory selling-price range in existence, because there is no filing. Three different “from” figures exist across three surfaces and they do not reconcile with each other, with nothing statutory to test any of them against. Where no filed statutory range exists, the house rule is to publish none and to say that is the rule. SEVENTH: no green certification is claimed, no award is claimed, no unit count is published, no land area is published, no density is computed, and there is no photograph on this page. Each of those is explained below, by name, with the document that would close it.

Strata is the one answer that is firmAudited. UOA Limited’s Annual Report 2015 calls it “the first stratified office project completed in Bangsar South”. Corroborated by a third-party building guide describing the suites as strata units in individual ownership, and structurally by the number of unrelated companies that file a unit here as their registered office.
Tenure is the one answer that is notLeasehold on three surfaces, freehold on IQI’s own, no disclosure in the audited report, and a lone agent listing saying “98 yr” with no dates. Printed unresolved. Closed by a strata title or a land search — and on a non-HDA commercial title that is the right default assumption anyway.
One pair, not four towersTower A (35) and Tower B (32) are the strata office suites and are what this page covers. The other two office towers in the complex are not on the market; one is held inside a listed trust. A building a client cannot buy does not get a project page — it gets one labelled cross-reference.
No price, and that is a decisionNo filed statutory range exists, three published “from” figures disagree, and the per-square-foot multiplication was run and does not rescue them. None is recorded on this page. The real number is the price list and the sale and purchase agreement for a named unit.
No plan reference, and the reason is structuralIn Kuala Lumpur the building-plan approval number is normally recovered from inside the KPKT statutory block. There is no KPKT block here, so there is no instance to quote — and no DBKL file number is invented.

The Vertical Office Suites at a glance — what is established, what is contradicted, and what is simply not published

Every row below names its source. Where two sources disagree the row carries both. Where nothing is published the row says NOT PUBLISHED rather than leaving a blank that could be read as a zero. And three rows are deliberately empty of a number: price, land area and unit count.

What this page covers
The strata office-suite pair only — Vertical Business Suites Tower A (35 storeys) and Tower B (32 storeys), catalogued by IQI and by UOA’s own audited annual report as “The Vertical Office Suites”.Two further office towers in the same complex are NOT in scope and are NOT for sale. Named once, in the register section.
KPKT registration
NONE. None exists, and none lawfully could. The Housing Development (Control and Licensing) Act 1966 reaches housing accommodation; an office is not housing accommodation. KPKT TEDUH register, read 21 October 2026.
Developer licence for this building
NEVER ISSUED — not “lapsed”, never issued.A licence is granted per housing development, not per company. The licensee of record holds a current licence; it does not extend to this building.
Advertising & sales permit (APDL)
NONE EXISTS — so lapse CANNOT be assessed.Nothing has “expired” here. There was never a permit to expire. This page does not write “expired”.
Statutory sale contract
NEITHER Jadual G NOR Jadual H. The sale runs on the vendor’s own contract terms, whatever they are.And because no Jadual G/Jadual H exists, pindaanTempohSerahKosong — the approved-extension field — cannot exist either. It is not blank; it is inapplicable.
What DOES govern it
Strata Titles Act 1985 and Strata Management Act 2013 — strata title, management corporation, strata roll, maintenance account, Strata Management Tribunal.Established from UOA Limited’s audited Annual Report 2015: “the first stratified office project completed in Bangsar South”.
Tenure
⚠ CONTRADICTED 3 : 1. Leasehold on PropertyGuru, StarProperty and EdgeProp. Freehold on IQI’s own project page. No tenure disclosed in the audited annual report. One agent listing says “Leasehold 98 yr” with no commencement and no expiry date. Weight favours leasehold. Closed only by a strata title or a land search.
Storeys
35 (Tower A) and 32 (Tower B).Agreed by EdgeProp (“two towers, of 32 and 35 storeys”), PropertyGuru (The Vertical I / The Vertical II) and a third-party building guide.
Built-up
From 735 sq ft. NO CEILING IS PUBLISHED ON THIS PAGE.The 735 sq ft floor is agreed by four surfaces. The published ceilings range over roughly thirteen times and the largest of them are corporate-tower scale, not suite scale — see the merged-record note.
Price
NOT PUBLISHED, DELIBERATELY.There is no filed statutory selling-price range, because there is no filing; and three published “from” figures across three surfaces do not reconcile. Where no filed range exists, this site publishes none.
Unit count
NO FIRM NUMBER IS PUBLISHED.One publisher reports “more than 600 office suites”; a second says it is not publicly disclosed; a third prints nothing. The strata plan or certified strata roll would settle it.
Land area & density
NOT PUBLISHED, AND DENSITY IS NOT COMPUTED.IQI’s page carries a land-area figure that is the whole township’s acreage rather than this project’s parcel. It is not reproduced here and nothing is divided by it.
Completion
⚠ FOUR ANSWERS, NONE FILED. 2013 · Q3 2015 · 29 June 2015 · “commenced sales in 2015”.2013 from three third-party surfaces; Q3 2015 from the audited annual report; 29 June 2015 from IQI’s own page. There is no filed completion date to arbitrate between them. The CCC for each tower would.
Licensee of record, and what it does NOT hold
SUNNY UPTOWN SDN. BHD., code 10697, licence 10697/12-2028/1464(A), valid 16/12/2023 – 15/12/2028, CURRENT. jumlahProjek: 4.Its filed business address is inside this very complex; its four registrations are four residential schemes; not one is this building. projek_sakit_count: 0, projek_terbengkalai_count: 0.
District & authority
Daerah Kuala Lumpur, Negeri Wp Kuala Lumpur; authority DBKL.Robust. There is no Federal Territory / Selangor boundary ambiguity at Kampung Kerinchi. “Bangsar South” is a marketing name, not a gazetted locality.
Building-plan approval reference
NO INSTANCE EXISTS, AND THE REASON IS STRUCTURAL.The current Kuala Lumpur form is BP S<n> OSC <YYYY> <NNNN> and the zone index for this quadrant is S1, quoted eight times in our own sheets — but in KL that reference is recovered from inside the KPKT block, and there is no KPKT block here.
Foreign buyers
Federal Territory of Kuala Lumpur floor: RM1,000,000 per unit — and that is a RESIDENTIAL instrument whose reach to a COMMERCIAL strata title is NOT ESTABLISHED.Ministry of Economy Garis Panduan Perolehan Hartanah effective 13 July 2022; consent via the EPU because KL is a federal territory; National Land Code (Revised 2020) s. 433B. Circular 2/2020’s RM1,500,000 window has EXPIRED — and it was a Selangor circular, so it is doubly inapplicable here.
Green rating
GreenRE Platinum: a CLEAN NEGATIVE. Gold, Silver and Bronze: INCONCLUSIVE. GBI: INCONCLUSIVE. Nothing is “certified” on this page. The Platinum table was read whole — 95 rows, 06/04/2015 to 18/03/2026, no truncation — and its window covers this building’s claimed completion date, which makes the negative unusually meaningful. The other three tiers truncate years after this building and cannot contain it.
Ethnic-allocation field
NO FIELD AT ALL EXISTS.This is the fourth shape, and it is not the same as a populated field, a unit quota or a lot-title classification. Explained precisely in the disclosure in the register section.
Imagery
NONE, DELIBERATELY.No verifiable image of this building is published by any developer source, and we will not publish one whose subject we cannot establish. The reason is stated in full below.

Why this page exists, and what it is useful for

A brochure for this building would tell you it is a stratified office tower in Bangsar South. That is true and it is not the part that can cost you money. These six cards are the parts that can.

🔑

It tells you WHICH of four towers you are looking at

Four office towers share the name “The Vertical”, in two pairs with different heights, different completion years, different owners and different availability. Only one pair is sold to buyers. The portals merge the two pairs into a single record, and the merge shows up as a built-up range whose ceiling is about ten times its floor. Before anything else, a buyer needs the tower and the floor confirmed from the strata title and the sale and purchase agreement.

📄

It states the HDA position as a different regime, not as a defect

No registration, no licence, no permit, no Jadual G or Jadual H, no statutory liquidated damages, no section 7A account, no filed completion date, no Tribunal. And in the same breath: the Strata Titles Act 1985 and the Strata Management Act 2013 do apply. Most pages give you one half of that sentence. Both halves are the answer.

⚠

It prints the tenure contradiction instead of picking a side

Leasehold on three independent surfaces, freehold on IQI’s own project page, no tenure disclosed in the developer’s audited annual report, and one agent listing with a term and no dates. Louis’s own company is the outlier, and we say so. The page tells you which single document closes it, and why on a non-HDA commercial title you should assume tenure is unsettled until you have seen that document.

🔍

It proves the negative from documents rather than from silence

Anyone can write “we found no filing”. This page names the licensee, shows its licence is current, enumerates its four registrations, shows every one of them is residential and on Jadual H, closes the walk at 10697-5 and reconciles the count against the register’s own jumlahProjek field — and notes that the licensee files its business address inside this very complex. That is a proof, not an absence.

📅

It refuses the figures that would quietly mislead you

No price, because no filed statutory range exists and three published figures disagree. No built-up ceiling, because the published ceilings belong to a different building. No land area and no density, because the only published land figure is the whole township’s. No unit count, because no two sources agree. And no rent, no return figure and nothing a reader could divide into a return.

🏠

It names the five documents that would answer the rest

A strata title or a land search; the CCC for the tower; the strata plan or certified strata roll; the management corporation’s accounts; and the Malaysia Digital designated-premises confirmation. Every open question on this page is tied to one of those five, and Louis can ask for all five on your behalf before you commit to anything.

Four towers, two pairs

The anatomy of “The Vertical” — and which part of it this page is about

This is the section a reader should not skip, because every other published source on this building compresses it. Two of the four office towers were sold to individual buyers and are strata parcels. Two were not sold at all. Everything that follows — the areas, the heights, the green claims, the market — depends on which pair you are looking at.

What is published about the building, and by whom — read as claims, not as specifications

No source reached is a statutory filing, because no statutory filing exists for this building. Every item below is attributed to the surface that carried it, and the grade of each surface is stated rather than implied.

Established, and from the strongest source available

AUDITED
  • A stratified (strata) office project — UOA Limited Annual Report 2015, lodged with the Singapore Exchange: “the first stratified office project completed in Bangsar South”.
  • “The Vertical Office Suites (commercial)” — the same audited report’s own name for this component, and the name IQI’s own project page prints.
  • Two office towers — the audited report, EdgeProp and PropertyGuru all give the same two-tower shape for this component.
  • Developed by UOA Development Bhd — audited report; the copyright line on the township’s own website reads UOA DEVELOPMENT BHD (654023-V).
  • Individually owned — a third-party building guide states the suites are strata units in individual ownership, so a landlord here is an individual owner rather than the group. Corroborated structurally: unrelated companies file units in this building as their registered office.

Published by third parties, carried here as third-party claims

THIRD PARTY
  • Tower A 35 storeys, Tower B 32 storeys — a rental-platform building guide (2026); the same 32 / 35 pair appears on EdgeProp and, as The Vertical I / The Vertical II, on PropertyGuru.
  • “More than 600 office suites” — EdgeProp. One publisher only. A second says the count is not publicly disclosed; a third prints nothing. No firm unit count is published on this page.
  • Within the MSC Malaysia Cybercentre designated zone, described as a building-level designation — a rental-platform building guide, with no certificate number. UNVERIFIED. It matters more on an office than anywhere else, because that status carries real tax and foreign-knowledge-worker consequences for a tenant. Closed by MDEC’s own Malaysia Digital designated-premises register.
  • A bare “Green Building status” for this component on StarProperty — unsourced, undated, naming no scheme, no tool and no rating. It is not published here as certification, and it must not be read as one.

⚠ The merged-record detector, written out

REFUSED
  • IQI publishes a built-up range running from 735 sq ft to fourteen thousand square feet. EdgeProp publishes 735 sq ft to eighteen thousand six hundred. Both are single “office suite” records.
  • Against that: the strata suites themselves are published at 735 to 1,380 sq ft (PropertyGuru, StarProperty) and about 700 to 2,659 sq ft (a building guide) — while a corporate-tower typical floor plate is reported at around eighteen thousand square feet.
  • THE RULE A READER CAN REUSE: an office built-up range whose ceiling is roughly ten times its floor is a merged record. It is carrying two different buildings inside one listing. So this page publishes the 735 sq ft FLOOR and no ceiling at all, and the four conflicting ceiling figures are shown only here, as the artefact they are.
  • The same artefact explains the tower count disagreement: two towers (this component), four towers (the whole Vertical), one tower (StarProperty’s single-building record), and “six office blocks and one hotel tower” (EdgeProp, for the wider development). All four are probably true of different scopes, which is why this page states its scope in the first line.

NOT PUBLISHED by anybody — so not on this page

ABSENT
  • Mukim, Seksyen, lot and PT numbers. No source reached prints them and no statutory block exists to carry them. ⚠ Seksyen 92A is widely repeated for Kampung Kerinchi and was NOT reached from any source here. It is NOT asserted.
  • This project’s own parcel area. Therefore no density figure is computed or estimated, and the township-wide land figure that appears on IQI’s page is not reproduced and nothing is divided by it.
  • A firm unit count, a built-up schedule and a strata area per unit. Closed by the strata plan or the certified strata roll held by the management corporation.
  • The maintenance charge, the sinking fund and the management corporation’s accounts. Nobody publishes them, and on a 2013-era office that is a serious buyer question rather than a detail.
  • Any photograph of these two towers from the developer. None exists on any of its hosts.

The timeline, with the contradictions left in

~2009–2011When a building-plan approval for these towers would date to — inferred from the completion dates, not from a document. No approval reference exists to quote, and none is invented.
2013Completion of Tower A and Tower B as published by three third-party surfaces (PropertyGuru, StarProperty and a building guide).
06/04/2015The oldest entry in the GreenRE Platinum register that was read whole — which is why the Platinum negative on this building is meaningful rather than a window artefact.
29/06/2015Completion as IQI’s own project page prints it — a third answer.
Q3 2015Completion as UOA Limited’s AUDITED Annual Report 2015 states it, calling this “the first stratified office project completed in Bangsar South”. A second answer, from the strongest source — and it strains against the 2013 claim, because a 2013 completion would have come first.
2015“Commenced sales” — the same audited report’s chairman’s statement, which in that passage calls the asset “The Vertical Corporate Towers” rather than the Office Suites. One document, two names, printed unadjudicated.
16/12/2023Start of the current developer licence held by the licensee of record — a licence that covers four residential schemes and not this building.
15/12/2028Expiry of that licence. It is current today, which is precisely what makes the absence of an office registration on it a documented negative.
21/10/2026Every source on this page read and re-read on this date. The register walk, all four GreenRE tiers, the audited annual report, the developer’s own hosts and the four portals.

What is published about the suites — and the five things that are not

There is no filed advertisement for this building, so there is no statutory type schedule, no filed area table and no filed price band to reproduce. What follows is what the published surfaces carry, each labelled, plus the absences named as absences. No layout drawing is published by anybody, so none appears below.

735 sq ft is the one area figure on this building that every surface agrees on — IQI, PropertyGuru, StarProperty and EdgeProp. It is published here as the floor of the range and nothing more. The suites are strata parcels, so what you would buy is a parcel with its own strata title and a share of common property, not a lease of space from a landlord. The exact strata area of a specific unit comes off the strata title, not off a portal.

This is the only published range that is internally coherent for a suite product, and it is carried by two portals rather than by a filing. A third surface, a rental-platform building guide, gives roughly 700 to 2,659 sq ft instead. Neither is statutory and the two do not agree, so neither is adopted as this page’s specification. They are shown so that a reader can see what a plausible suite range looks like — and therefore see what the fourteen-thousand and eighteen-thousand figures cannot be.

⚠ The two large “ceiling” figures — refused, and here is why

REFUSED · corporate-tower scale inside a suite listing

Merged recordREFUSEDDo not quote

IQI’s own page tops its range at fourteen thousand square feet; EdgeProp tops its range at eighteen thousand six hundred. A corporate-tower typical floor plate in this complex is reported at about eighteen thousand square feet. The arithmetic is the detector: a ceiling about ten times the floor is not a big suite, it is a different building. These two figures are named here once, as the merged-record artefact they are, and are not published anywhere else on this page as this project’s built-up.

NOT PUBLISHEDAsk for the SPA

No specification sheet for these suites is published by anybody. On an office the questions that replace it are the ones a residential template never asks: the strata area and the share units on the title, the floor loading, the air-conditioning hours and who pays for them, the car-park parcels or licences attached to the unit, the current maintenance charge, and whether the unit is sold with or without fit-out. Every one of those is answered by a document rather than by a listing, and all of them are on the list Louis can request.

NOT PUBLISHED, AND THAT IS A DECISION

No filed range existsThree figures disagreeAsk in writing

There is no filed statutory selling-price range for this building, because there is no filing in which one could exist. Three published “from” figures exist across three surfaces and they do not reconcile with one another. The multiplication was run: the lower end of one portal’s own per-square-foot band applied to the agreed 735 sq ft minimum lands below that same portal’s own “from” figure. With nothing statutory to test any of them against, none is recorded and none appears on this page. The real number is the current asking price for a named unit, in writing.

None of them is a statutory filing, and this page does not present any of them as one. Marketing information, not an offer.

Where it actually is, and what the place is actually called

Kampung Kerinchi, Kuala Lumpur — and why “Bangsar South” is a marketing name

The place is Kampung Kerinchi. “Bangsar South” is the developer’s name for it. That is not a quibble: it is the difference between a gazetted locality and a brand, and it can be shown from filed text rather than asserted. The postcode is 59200 on three surfaces with no disagreement, and the planning authority is DBKL.

Open in Google Maps
Street address as IQI prints it: The Vertical, No. 8, Jalan Kerinchi, Bangsar South, 59200 Kuala Lumpur, Federal Territory of Kuala LumpurAs PropertyGuru prints it: Jalan Kerinchi, 59200 Kuala Lumpur (Kampung Kerinchi, Bangsar South)Filed district: daerah: Kuala Lumpur · filed state: negeri: Wp Kuala Lumpur · authority: DBKL

No distance and no journey time is published on this page. Nothing was measured off a developer map, a site plan or a stacking plan, and no “minutes to” claim is reproduced from a portal. The map pin is the complex, and the complex contains towers that are not the subject of this page.

The locality question, from documents

  • The register files no “Bangsar South”. On all four sibling registrations under the licence of record the filed fields read daerah: Kuala Lumpur and negeri: Wp Kuala Lumpur. There is no “Bangsar South” administrative unit in any filed field at all.
  • But the register does reproduce the marketing name — inside a free-text address line. The licensee’s filed business address contains the words “Bangsar South City”. That is exactly the mechanism by which a developer’s brand gets mistaken for a locality: it appears in a government record, but in the part of the record nobody checks the field name of.
  • IQI’s own URL path puts kampung-kerinchi FIRST and bangsar-south second, and PropertyGuru prints “(Kampung Kerinchi, Bangsar South)” in that order. Two of the surfaces that use the marketing name concede the real one in the same breath.
  • ⚠ Seksyen 92A is widely repeated for Kampung Kerinchi. It was not reached from any source here and it is NOT asserted on this page. The strata title or a land search would give the real mukim, section and lot.

The administrative answer, and why it is robust

  • State: Wilayah Persekutuan Kuala Lumpur (Federal Territory) — Wp Kuala Lumpur on all four sibling registrations.
  • District: Kuala Lumpur — daerah: Kuala Lumpur on all four.
  • Local authority: Dewan Bandaraya Kuala Lumpur (DBKL), the planning authority of record for any building in the Federal Territory.
  • Is there a Selangor boundary question? NO. Unlike several other localities on this site, Kampung Kerinchi is unambiguously inside the Federal Territory. The district leg of the foreign-buyer answer therefore cannot be wrong, which is more than can be said for a boundary-straddling locality.
  • Is there a state register to cross-check? NO. The Selangor housing register is a Selangor instrument and covers residential affordable schemes; there is no Kuala Lumpur equivalent, and its silence about this building is not a finding about this building.

What the township around it contains — and why none of it is borrowed

  • The complex itself contains two further office towers that are not for sale, a retail podium and other components; the wider township contains hotels, serviced apartments and residential towers by the same developer. Not one of their facts, images, green certificates, heights or floor plates is used on this page.
  • The developer’s own current township directory lists the corporate tower and the podium and does NOT list the Business Suites at all, and the developer’s main property site carries no “Vertical” project page in either its commercial or its completed category. The honest reading: it sold this component from 2015 and no longer markets it. That is not evidence the towers do not exist — hundreds of companies file a unit in them as their registered office.
  • Two residential siblings by the same developer are named on IQI’s own page for this project. They are refused here by name — Camellia and South View — and nothing of theirs crosses: not a brochure, not an image, not a completion date, not a registration.

Location sources: the KPKT TEDUH register’s filed daerah, negeri and alamatPerniagaan fields on the licence of record; IQI’s own project page and URL; PropertyGuru; the developer’s township directory and property site. Read 21 October 2026. No distance, acreage, floor plate or density has been read off any developer map, site plan or stacking plan.

The register position

What is on a register, and what is not — for The Vertical Office Suites

On a licensed housing development this table is the statutory particulars block. Here it is a table of absences, and each cell names what was checked and on what authority. Read the empty cells carefully: on this product NONE is usually the correct LEGAL answer rather than a missing document — but CANNOT BE ASSESSED and INCONCLUSIVE are different things again, and where they apply the table says so instead of implying a clean result.

NONE.
No registered scheme name, no project code, no register record of any kind.
And none CAN exist: the Housing Development Act reaches housing accommodation, and an office suite is not housing accommodation.
Register read 21 October 2026, with a positive control run first on the same endpoint.
NEVER ISSUED. Not lapsed — never issued.
The licensee of record, SUNNY UPTOWN SDN. BHD. 10697, holds a current licence 10697/12-2028/1464(A) to 15/12/2028 and four registrations, every one of them residential. A licence is granted per housing development, not per company.
NONE EXISTS — so lapse CANNOT BE ASSESSED.
Nothing here has “expired”, because there was never a permit to expire. This page does not write “expired” and does not imply it.
NEITHER Jadual G NOR Jadual H.
The sale runs on the vendor’s own contract terms. Your solicitor, and what they negotiate into that contract, is the protection.
CANNOT EXIST.
pindaanTempohSerahKosong exists only on a registration. With no registration and no Jadual G/Jadual H, the field is inapplicable rather than blank — and an inapplicable field must not be reported as a clean one.
Strata Titles Act 1985 and Strata Management Act 2013.
Strata title, management corporation, strata roll, maintenance account, Strata Management Tribunal for management disputes, plus ordinary contract and conveyancing law. Established from UOA Limited’s audited Annual Report 2015: “the first stratified office project completed in Bangsar South”.
⚠ CONTRADICTED 3 : 1, AND PRINTED UNRESOLVED.
Leasehold: PropertyGuru, StarProperty, EdgeProp. Freehold: IQI’s own project page. No tenure disclosed in the audited annual report. One agent listing says “Leasehold 98 yr” with no dates. Weight favours leasehold. Closed by a strata title or a land search — and on a non-HDA commercial title tenure should be assumed unsettled until a title document is seen.
35 (Tower A) and 32 (Tower B).
EdgeProp, PropertyGuru and a building guide agree on the 32 / 35 pair for this component.
From 735 sq ft. NO CEILING PUBLISHED.
The floor is agreed by four surfaces. The published ceilings run to about thirteen times it and the largest are corporate-tower scale: that is a merged record, not a big suite.
NO FIRM NUMBER PUBLISHED.
One publisher reports “more than 600 office suites”; a second says it is not disclosed; a third prints nothing. The strata plan or certified strata roll would settle it.
NOT PUBLISHED, AND NO DENSITY COMPUTED.
This project’s own parcel area is published by nobody. The land figure on IQI’s page is the whole township’s acreage rather than this project’s parcel: it is not reproduced here and nothing is divided by it.
⚠ FOUR ANSWERS, NONE FILED.
2013 (three third-party surfaces) · Q3 2015 (audited annual report) · 29 June 2015 (IQI’s own page) · “commenced sales in 2015” (the same audited report). There is no filed completion date to arbitrate. The CCC for each tower would.
NO INSTANCE EXISTS, STRUCTURALLY.
The current Kuala Lumpur form is BP S<n> OSC <YYYY> <NNNN> and the zone index here is S1, quoted eight times from our own sheets. But in KL that reference is recovered from inside the KPKT block, and there is no KPKT block. No DBKL file number is invented.
NOT PUBLISHED ON THIS PAGE AT ALL.
No filed statutory range exists, and three published “from” figures do not reconcile. The multiplication was run and does not rescue them. Where no filed range exists, this site publishes none and says so.
Platinum: CLEAN NEGATIVE (95 rows read whole, 06/04/2015 to 18/03/2026, no truncation, and the window covers the claimed completion date). Gold / Silver / Bronze: INCONCLUSIVE — all three truncate years after this building. GBI: INCONCLUSIVE — directory unreachable. Nothing is “certified” here, and a neighbour’s certificate is not borrowed.NO FIELD AT ALL EXISTS.
Not a populated field with a withheld value, not a unit quota, not a lot-title classification. A fourth shape, and it is explained precisely in the disclosure below.
NONE, DELIBERATELY.
No verifiable image of this building is published by any source, and the only assets that exist depict the wrong tower or are tenant logos. Thirty distinct sources inspected, thirty refused on subject.

Scroll the table sideways. Every cell is a statement about a REGISTER, a FILING or a PUBLISHED SOURCE — not about the quality of the building — and on this project that distinction is the page’s whole value. Read 21 October 2026.

1. Why there is no registration — stated as law, not as a gap

A developer licence and an advertising and sales permit are required under the Housing Development (Control and Licensing) Act 1966, and that Act reaches “housing accommodation”. An office suite with no living accommodation is not housing accommodation, so no registration, no licence and no permit CAN exist for this building. Their absence is the correct legal position and not a failure by anybody — and that is a different statement from “we could not find one”. THE CONSEQUENCES, SPELLED OUT, BECAUSE THEY ARE WHAT A BUYER IS ACTUALLY TRADING AWAY. No prescribed Jadual G and no prescribed Jadual H, so the sale contract is the vendor’s own and the only protection in it is what your solicitor negotiates into it. No statutory liquidated damages for late delivery — academic on a building completed years ago, but it also means nothing was ever owed on the original delivery either. No section 7A housing development account, so progress payments were never ring-fenced by statute. No filed completion date, which is the direct reason the completion year on this page has four answers and nothing can arbitrate between them. No pindaanTempohSerahKosong — the approved-extension field cannot exist, because the field only exists on a registration; it is inapplicable rather than blank. No KPKT register entry, so a buyer, a solicitor or a bank searching the ministry register for “Vertical” finds nothing. And no Tribunal for Homebuyer Claims, because the Tribunal hears homebuyers under that Act. AND THE OTHER HALF OF THE SENTENCE, WHICH IS WHAT MAKES THIS A SALEABLE ASSET RATHER THAN A WARNING: the Strata Titles Act 1985 and the Strata Management Act 2013 DO apply. This is a strata parcel, established from an audited annual report rather than from a brochure. So there is a strata title, a management corporation, a strata roll, a maintenance account and the Strata Management Tribunal for management disputes. Ordinary contract law and ordinary conveyancing law do the rest. A reader who takes only one thing from this page should take this: it is a different regime, not an absent one, and the questions that matter here are strata questions and title questions rather than housing-register questions.

2. The licence that exists, the four registrations on it, and the single sharpest sentence on this page

THE SHARPEST WAY TO PUT THE WHOLE REGISTER POSITION: the licensee of record files its business address INSIDE THIS VERY BUILDING COMPLEX, holds a CURRENT licence, and holds FOUR registrations — none of which is this building. Licensee: SUNNY UPTOWN SDN. BHD.. KPKT developer code: 10697. Licence: 10697/12-2028/1464(A), valid 16/12/2023 to 15/12/2028 — current and active as at 21 October 2026. jumlahProjek: 4. Registered office (alamatDaftar): No.9, Jalan Indah 16, Taman Cheras Indah, 56100 Kuala Lumpur. Business address (alamatPerniagaan), quoted verbatim from the filed government field: Uoa Corporate Tower, Lobby A Avenue 10, The Vertical, Bangsar South City, No. 8, Jalan Kerinchi 59200 Kuala Lumpur. Offence flags: projek_sakit_count: 0, projek_terbengkalai_count: 0, with no offence field on the record. E-mail domain on the filed record is the developer group’s own. THE REGISTRATION WALK, ONE ROW PER REGISTRATION, AND IT CLOSES CLEANLY. 10697-1 “Bangsar South” — Rumah Pangsa/Kondo on two rows, 470 units (180 + 290), 27 and 25 storeys, Jadual H, CCC 03/08/2010. Residential. NOT this building — and note that the registration is literally named after the locality brand, which is its own trap. 10697-2 “LOT 58191 & LOT 58192” — Pangsapuri Servis, 720 units, 34 storeys, Jadual H, CCC 27/09/2013. ⚠ THIS IS THE SHARPEST REGISTER DECOY ON THE WHOLE JOB and it sits on this very licence: a 2013 completion and a 34-storey height standing right beside this office pair’s claimed 2013 completion and its 32 and 35 storeys. IT IS A SERVICED-APARTMENT BLOCK ON Jadual H. IT IS NOT THEM. 10697-3 “Residensi Laman Permai” (the Goodwood Residence) — Pangsapuri Suite, 678 units, 40 storeys, Jadual H, CCC 06/04/2022. Residential. NOT this building, and it has its own page on this site. 10697-4 “Residensi Laurel, Bangsar Selatan” (Laurel Residence) — 1,260 units, 42 storeys, Jadual H. Residential. NOT this building, and it has its own page. 10697-5 — CLIENT_ERROR. THE WALK CLOSES HERE. AND IT RECONCILES: four registrations found, the fifth returns an error, and the licensee record’s own jumlahProjek field says 4. Four equals four, so nothing is hiding past the end of the walk. THE RESULT: NOT ONE OF THE FOUR IS AN OFFICE. Every component row is Rumah Pangsa/Kondo, Pangsapuri Servis or Pangsapuri Suite, and every one is on Jadual H. There is no pejabat, no suite pejabat and no bangunan pejabat row anywhere on this licence. A positive control was run on the register endpoint FIRST and it passed, so every zero above is a real zero rather than a broken query. And the register was never searched by the group brand alone, because that search is known to return nothing on this register for this group — the licensee was reached from an inherited licensee ledger and then confirmed by direct query.

3. ⚠ The two other office towers — THE ONE LABELLED CROSS-REFERENCE ON THIS PAGE

This is the only place on this page where the other pair is named, and it is here for one reason only: so that a reader who has seen a “Vertical” listing or a “Vertical” photograph can work out which building it was. The complex contains two further office towers: UOA Corporate Tower, reported at 38 storeys and held within a listed real estate investment trust, and Vertical Corporate Tower B, reported at 40 storeys. NEITHER IS FOR SALE. NEITHER IS ON THIS PAGE’S SUBJECT. A building a client cannot buy does not get a project page on this site — it gets this sentence. WHAT MUST NOT CROSS FROM THEM, NAMED SO IT CANNOT DRIFT BACK IN: not a height, not a completion year, not a floor plate, not a lettable area, not a green certificate, and absolutely not a rent, an occupancy figure or any investment-trust disclosure. The green point is the live one: a third-party building guide states that both of those towers hold a Green Building Index certification. THAT CERTIFICATION BELONGS TO THEM AND SAYS NOTHING ABOUT THE BUSINESS SUITES, AND IT IS NOT REPEATED ANYWHERE ELSE ON THIS PAGE. The investment-trust point is the dangerous one, and it is worth being explicit about why. An office asset held inside a listed trust has its rents, its net property income, its occupancy and its reversion profile published every quarter as a matter of regulatory obligation. That material is one short step from a figure this site may never publish, and it describes a SIBLING rather than the subject. So no trust disclosure of any kind appears on this page — not as colour, not as context, and not as a comparison. Everything else in the complex — the retail podium, the other township components, the hotels, the serviced apartments and the residential towers — gets nothing at all here: not a cross-reference, not a distance, not an image.

4. ⚠ Tenure — contradicted three to one, with IQI as the outlier, and printed unresolved

This is the single most useful paragraph on this page, and the honest reason a reader should want it. LEASEHOLD on PropertyGuru. LEASEHOLD on StarProperty. LEASEHOLD on EdgeProp. FREEHOLD on IQI’s own project page for this very project. The developer’s own audited annual report discloses no tenure at all. And the only lease figure anywhere is one agent listing reading “Leasehold 98 yr” — an agent listing, not a filing, with no commencement date and no expiry date attached to it, which makes it unusable even if it is right. That is three independent surfaces against one, and the one is Louis’s own company. This page prints the contradiction unadjudicated. On the weight of sources the answer favours leasehold. It is closed by exactly one thing: a strata title for a unit, or a land search on the master title at the Kuala Lumpur Land Office. Until one of those has been seen, the right working assumption on any non-HDA commercial title is that TENURE IS UNSETTLED — because there is no filed advertisement, no register field and no statutory contract in which a tenure statement could have been made under penalty. WHY IT MATTERS IN MONEY RATHER THAN IN PRINCIPLE. If the land is leasehold, the figure that prices the asset is the unexpired term rather than the original term; a bank’s margin of advance and tenor move with it; and a transfer of leasehold land normally requires the consent of the land authority as well. If the land is freehold, none of that applies. Those are different assets with different financing, and no listing on any surface tells you which one you are being offered. Ask for the title before you ask for the price.

5. The contradictions this page prints rather than resolves

Five, and they are printed because a page that quietly picks one answer teaches a reader nothing. ONE — COMPLETION, IN FOUR ANSWERS, WITH NOTHING FILED TO ARBITRATE. 2013 on three third-party surfaces for Tower A and Tower B; Q3 2015 in the audited annual report; 29 June 2015 on IQI’s own page; and “commenced sales in 2015” in the same audited report’s chairman’s statement. There is no filed completion date for this building, and that is precisely why the disagreement cannot be settled from a document — the absence of the filing and the existence of the contradiction are the same fact. The CCC for each tower would close it. TWO — THE AUDITED REPORT CONTRADICTS ITSELF, INSIDE ONE DOCUMENT. It calls this component “The Vertical Office Suites (commercial)” in one place and “The Vertical Corporate Towers” in another. And its own logic strains: if “the first stratified office project completed in Bangsar South” completed in Q3 2015, then the Business Suites’ widely published 2013 completion would have come first. Printed unadjudicated — and it is the root of the merged-record problem, because a document that uses two names for two different things is exactly what a portal flattens into one record. THREE — THE BUILT-UP SPREAD, ABOUT THIRTEEN TIMES FROM END TO END. 1,380 sq ft (PropertyGuru, StarProperty) against 2,659 sq ft (a building guide) against fourteen thousand (IQI) against eighteen thousand six hundred (EdgeProp). The 735 sq ft floor is agreed by four surfaces and is the only area figure this page publishes. The ceiling is the merged-record artefact and is not resolvable from anything published. FOUR — THE TOWER COUNT. Two (this component, on three surfaces), four (the whole Vertical), one (a single-building portal record), and “six office blocks and one hotel tower” (for the wider development). All four are probably true of different scopes, which is why this page states its scope in its first line. FIVE — WHO THE DEVELOPER IS, AS PRINTED. “UOA Group” on three portals; “UOA Development Bhd” in the audited report, matching the township website’s own copyright line UOA DEVELOPMENT BHD (654023-V); a fourth spelling on a rental platform that does not match any listed entity and is not reproduced here; and SUNNY UPTOWN SDN. BHD. on the register, which does not hold this building. Four names, and the one with legal force on this building is none of them, because no licence was issued for it.

6. The building-plan approval reference — the FORM is established, the INSTANCE does not exist

In Kuala Lumpur the current building-plan approval reference takes the form BP S<n> OSC <YYYY> <NNNN>, where S<n> is a zone index rather than a constant, and for this quadrant of the city the zone index is S1. That form and that zone are not inferred: this series has quoted S1 instances eight times from its own sheets, across Brickfields, Bangsar South and Kampung Kerinchi, Bangsar proper, Pantai Dalam, Bukit Kerinchi, KL Eco City, Kuchai Lama and Old Klang Road. That is a locality band, and it is NOT evidence that any two of those places are the same place. AND THERE IS NO INSTANCE FOR THIS BUILDING, STRUCTURALLY RATHER THAN BY OVERSIGHT. In Kuala Lumpur that reference is normally recovered from inside the KPKT statutory block — and this building has no statutory block. So the usual Kuala Lumpur location proof is unavailable here BY CONSTRUCTION, and no DBKL file number is invented to fill the hole. A SECOND, HONEST CAVEAT THAT MOST PAGES WOULD LEAVE OUT. This building’s plan approval would date to roughly 2009 to 2011. The BP S<n> OSC form is a One-Stop-Centre-era reference, and it is NOT established that it was in use at that date. So the form above is stated as the CURRENT Kuala Lumpur form and is deliberately not retrojected onto a 2009-to-2011 approval. The documents that would close it: the DBKL building-plan approval letter, or any filed advertisement for the parcel — and the second of those does not exist for a non-HDA office.

7. Foreign buyers — the figure, why it is only half an answer, and the SECOND consent nobody publishes

Jurisdiction: the Federal Territory of Kuala Lumpur. The published floor for a foreign acquisition is RM1,000,000 per unit. Authority: the Ministry of Economy’s Garis Panduan Perolehan Hartanah, effective 13 July 2022; consent is processed through the Economic Planning Unit rather than a state authority, because Kuala Lumpur is a federal territory; and the statutory hook is the National Land Code (Revised 2020), section 433B. IQI’s own foreign-buyer guide corroborates the figure for Kuala Lumpur, Putrajaya and Labuan. THE EXPIRED WINDOW, NAMED AS EXPIRED SO IT CANNOT BE QUOTED AS CURRENT. Circular 2/2020’s RM1,500,000 window ran from 1 January to 31 December 2020 and HAS EXPIRED. And it is doubly inapplicable here: it was a SELANGOR circular, and this building is in the Federal Territory. It must never be published as the current floor on this or any page. THE GEOGRAPHIC LEG IS ROBUST. There is no Federal Territory / Selangor ambiguity at Kampung Kerinchi, so the part of the answer that depends on where the building is cannot be wrong — which is more than can be said for a locality that straddles a state boundary. ⚠ AND NOW THE PART THAT MUST BE SAID IN THE SAME BREATH, OR THE FIGURE MISLEADS. EVERY SOURCE BEHIND THE RM1,000,000 FLOOR IS A RESIDENTIAL ACQUISITION INSTRUMENT. ITS APPLICATION TO A COMMERCIAL STRATA OFFICE TITLE IS NOT ESTABLISHED BY ANY SOURCE REACHED. So RM1,000,000 must not be read as “the rule” for this asset. The honest position is that the figure is the verified residential floor for this territory, that this is a commercial title, and that whether the residential floor reaches it is undetermined. Who determines it: the Economic Planning Unit or the Ministry of Economy in writing, or a Malaysian conveyancing solicitor’s written opinion. AND THE SECOND CONSENT, WHICH IS SEPARATE FROM THE PRICE FLOOR AND WHICH BINDS MALAYSIAN BUYERS TOO. If the title is leasehold — and the weight of sources says it is — a transfer of leasehold land normally also requires the consent of the land authority, in the Federal Territory the Pesuruhjaya Tanah Persekutuan and the land office, independently of any foreign-buyer rule. NOBODY PUBLISHES THE POSITION. No source reached states the consent position, the restriction in interest or the land category for this parcel. The page’s line is therefore the same for a foreign buyer and a local one: have a Malaysian conveyancing solicitor confirm BOTH the acquisition-consent position AND the transfer-consent position in writing before you pay any booking fee.

8. Green certification — one clean negative, three inconclusives, and a claim that belongs to a neighbour

The distinctions in this paragraph are the whole point of it, because “we found nothing” and “nothing exists” are different statements and only one of them is available here. GREENRE PLATINUM: A CLEAN NEGATIVE, AND AN UNUSUALLY MEANINGFUL ONE. The Platinum register was read WHOLE — 95 rows, running from 06/04/2015 to 18/03/2026, followed directly by the page footer, with NO TRUNCATION. No row for this building, this township, this developer group, this locality or the licensee of record. And here is why that is stronger than the usual formula: the tier’s own oldest entry predates this building’s claimed completion, so the window actually COVERS the relevant date. A negative over a window that contains the event is evidence; a negative over a window that starts afterwards is not. GREENRE GOLD, SILVER AND BRONZE: INCONCLUSIVE, AND WRITTEN AS INCONCLUSIVE. All three truncate at their oldest end years AFTER this building was completed — Bronze at 2024, Gold at 2024 and Silver at 2023, with even the deeper list below Silver reaching back only to 2022. A 2013-to-2015 entry CANNOT appear in any of them. So their silence is structural and carries no information, and this page does not dress it up as a negative. GREEN BUILDING INDEX: INCONCLUSIVE. The directory returned a client error, as it has throughout this series. That is an unreachable register, not an absent certificate. ⚠ AND THE LIVE CLAIM BELONGS TO A REFUSED NEIGHBOUR. A third-party building guide states that the two corporate towers in this complex hold Green Building Index certification. Those are the towers that are not for sale. A certificate on them says NOTHING about these two towers, and it is not borrowed onto this page. AND A BARE PHRASE IS NOT A RATING. StarProperty carries an unsourced, undated “Green Building status” line for this component naming no scheme, no tool and no rating. It is not published here as certification and it must not be read as one. Nothing on this page says “certified”. For an office the tool code to look for would be a non-residential one rather than a residential one — the Platinum table itself shows office towers carrying the non-residential codes — which is a further reason a residential-register sweep would prove nothing here either way. BCA Green Mark and LEED were NOT checked, and that is recorded as not done rather than as a negative. No award of any kind is claimed on this page.

9. NOT PUBLISHED, therefore not on this page — with the document that would close each one

This list is the honest inventory, and every line names the document that would answer it. It is also the list Louis can go and ask for on your behalf. TENURE — freehold or leasehold. The issue document of title (the strata title) for a unit, or a land search on the master title at the Kuala Lumpur Land Office. This is the single most valuable document on this whole job. THE LEASE TERM AND EXPIRY DATE, if it is leasehold. The same title or land search. THE LAND CATEGORY AND ANY RESTRICTION IN INTEREST. The same title or land search. WHETHER THE RESIDENTIAL RM1,000,000 FOREIGN FLOOR REACHES A COMMERCIAL STRATA TITLE. A written determination from the Economic Planning Unit or the Ministry of Economy, or a Malaysian conveyancing solicitor’s written opinion. WHETHER CONSENT TO TRANSFER IS REQUIRED. The title’s own endorsements, or the land office. MUKIM, SEKSYEN, LOT AND PT NUMBERS. The strata title or a land search. ⚠ Seksyen 92A is widely repeated for this locality and was not reached from any source here; it is NOT asserted. THE DBKL BUILDING-PLAN APPROVAL REFERENCE. The DBKL approval letter — not publicly obtainable for a non-HDA building. A FIRM COMPLETION DATE. The CCC for each tower. A FIRM UNIT COUNT AND THE BUILT-UP SCHEDULE. The strata plan or the certified strata roll held by the management corporation. WHICH TOWER A GIVEN UNIT SITS IN. The strata title and the sale and purchase agreement — and given how the portals merge the two pairs, nothing else is reliable. MALAYSIA DIGITAL / MSC DESIGNATED-PREMISES STATUS. MDEC’s own designated-premises register. The claim is third-party and carries no certificate number, so it is published here as a claim to verify and not as a status. GREEN BUILDING INDEX STATUS FOR THESE TWO TOWERS SPECIFICALLY. The certified-buildings directory, which is currently unreachable, or the certificate itself. THE MAINTENANCE CHARGE, THE SINKING FUND AND THE MANAGEMENT CORPORATION’S ACCOUNTS. The management corporation’s accounts and Form 1 — published by nobody, and on a building of this vintage a serious buyer question rather than a detail. THIS PROJECT’S OWN PARCEL AREA. Not published by any source, which is why no density figure appears here and why the township-wide land figure on IQI’s page is neither reproduced nor divided by anything. ANY PHOTOGRAPH OF THESE TWO TOWERS FROM THE DEVELOPER. None exists on any of its hosts. AND ONE REGISTER THAT IS OUT OF SCOPE RATHER THAN SILENT: the Selangor state housing register is a residential-only instrument and a Selangor one. Its silence about a commercial office in the Federal Territory is not a finding, and reading its rows here would manufacture a false negative.

10. What this page does not publish, and why

Louis’s standing instruction on his own company’s project materials is absolute, and this paragraph is the only place on this page where these words appear at all. No discount, no rebate, no nett price, no promotion and no commission figure is published here, in either language, in the body or in this page’s structured data. AND THE LARGEST REFUSAL ON THIS PROJECT IS THE PRICE ITSELF. On a licensed housing development this site publishes the filed statutory selling-price range out of the developer’s own legally filed advertisement, because that is a public statutory record, and labels it as one — always with the line that it is not a price list, not a quotation and not an offer. HERE THERE IS NO FILING AT ALL, SO THERE IS NO FILED STATUTORY RANGE IN EXISTENCE, AND THERE IS NOTHING OF THAT KIND TO PUBLISH. Three different “from” figures do exist across three unregulated surfaces — IQI’s own page, a portal, and a portal’s own per-square-foot band — and THEY DO NOT RECONCILE WITH ONE ANOTHER. The multiplication was run rather than assumed: the lower end of that per-square-foot band applied to the agreed 735 sq ft minimum built-up lands BELOW that same surface’s own starting figure. With no statutory floor to measure any of them against there is nothing to reconcile them to, the unreconcilable-figure rule decided it, and NONE of the three is recorded and NONE appears anywhere on this page. Where no filed statutory range exists, the house rule is to publish no price at all and to say that is the rule. AND THE SHARPEST COMPLIANCE RISK ON THIS PARTICULAR BUILDING IS WORTH NAMING, BECAUSE IT LOOKS LIKE RESEARCH RATHER THAN LIKE A BARRED FIGURE. Part of this complex is held inside a listed real estate investment trust, which means rents, net property income, occupancy rates and reversion profiles for that part are published quarterly as a regulatory obligation. A rent divided by a price is a return, so at most one side of any such pair may ever be recorded — and on this project the side recorded is NEITHER. NO RENT, NO RENTAL PER SQUARE FOOT, NO RETURN PROJECTION, NO OCCUPANCY RATE AND NO NET PROPERTY INCOME FIGURE APPEARS ON THIS PAGE, IN EITHER LANGUAGE. And since the trust holds a SIBLING rather than the subject, no trust disclosure belongs on this page at all. One portal’s own transaction averages and asking-price averages for this building are withheld for the same reason: they are that publisher’s data rather than a government registry band, and they sit on the same page as a rent, which makes the pair a return. ON THE ETHNIC-ALLOCATION QUESTION, AND THE SHAPE OF THE ANSWER IS THE ANSWER: THERE IS NO FIELD AT ALL. This is a fourth shape, and it is not the same thing as any of the other three. It is not a populated Bumiputera field whose value has been withheld, because there is no registration in which such a field could exist. It is not a unit quota, because no surface read carries one. And it is not a lot-title classification, because no title document was reached. Three shapes were tested and none of them is present; the fourth, no field at all, is the true position, and saying that precisely is more useful than silence. WHAT IS PUBLISHED HERE, AND DELIBERATELY: the register position and the licence particulars, because they are a public government record; the storey counts and the 735 sq ft built-up floor, each attributed to the surfaces that carry them; the public policy threshold for foreign acquisition, labelled as a residential instrument of uncertain reach; and the tenure dispute itself, printed unresolved. Everything else — the real price of a real unit, and anything attaching to it — comes from the price list and the sale and purchase agreement for a named unit. Not a price list, not a quotation, not an offer. Ask Louis for the asking price in writing with the tower, the floor and the strata area identified, and appoint your own solicitor before you sign anything.

11. Why this page carries no imagery at all

NO VERIFIABLE IMAGE OF THIS BUILDING IS PUBLISHED BY ANY SOURCE, AND WE WILL NOT PUBLISH ONE WHOSE SUBJECT WE CANNOT ESTABLISH. AND THE REASON MATTERS HERE, SO IT IS STATED RATHER THAN HEDGED: the only assets that exist on the developer’s own hosts depict THE WRONG TOWER or are TENANT LOGOS. Thirty distinct image sources were inspected across the developer group’s hosts and not one depicts this building. Every one was refused on subject. The township’s own media library returns six assets for this building’s name, and all six are tenant logos — a courier, a wellness operator, a physiotherapy clinic, an aesthetics clinic, an orchid grower and a care provider. The library is a tenant-logo library, not a building library. The developer’s main property site has NO PROJECT PAGE for this building at all, in either its commercial or its completed category, so there is no gallery to grade; and the one asset in its library that comfortably clears a usable size is a LOCATION MAP, which is refused outright, because nothing may be read off a developer’s map, site plan or stacking plan — not a distance, not an acreage, not a floor plate and not a density. THE INDEX CONTROL PASSED, WHICH IS WHAT MAKES THE ZERO TRUSTWORTHY. A search of the developer’s media index for this building’s name returned nothing, while a control search in the same session on the same host returned real records with readable titles and dimensions. So the zero is a true negative rather than a blocked query. AND THE PROBABLE EXPLANATION IS WORTH STATING, BECAUSE IT MAKES THE ZERO ORDINARY RATHER THAN SUSPICIOUS: the developer sold this component out from 2015 and no longer markets it. It is absent from the developer’s property site and absent from the township’s own current directory. A developer does not keep a marketing image library for a building it finished selling eleven years ago. WHAT WAS REFUSED BY NAME, SO IT CANNOT DRIFT BACK IN: any photograph of the two corporate towers, because that is a photograph of a building the client cannot buy; the two residential siblings’ renders, which are the dangerous pair precisely because IQI’s own page for this project NAMES them in its body copy; a dozen unlabelled “residence gallery” frames belonging to a residential project; a press photo-call group shot, refused on the identifiable-people ground alone; third-party publisher campaign artwork; and any township aerial, which would show eleven buildings of which only two are the subject. AND TWO METHOD NOTES THAT EXPLAIN WHY A FILENAME WAS NEVER TRUSTED. One asset on the township site carries a filename naming one building and a content-management title naming a different one. And on this project the search term itself is ambiguous — the building’s name is also the ordinary word for portrait orientation, so one “match” turned out to be a logo filed as the portrait version of itself. A name match is not a subject match. Nothing was substituted: no stock photograph, no locality map, no logo, no icon set and no sibling’s render. An uncaptioned or wrongly captioned image is worse than no image, and on a page whose entire value is a statutory negative and a tenure contradiction, a photograph of the wrong tower is the specific harm this page exists to prevent. The fix is simple and it is in Louis’s own hands: his own photograph of the two towers from the street, or the developer’s own files with written confirmation of what each one shows. Either solves the subject question, the resolution question and the rights question in one move, and nothing else on this page has to change.

Who built it, who sold it, and who holds a licence

The developer position — four names, and the one with legal force on this building is none of them

The building was developed by the UOA group. The audited source names UOA Development Bhd, and the township website’s own copyright line reads UOA DEVELOPMENT BHD (654023-V). Three portals write the looser “UOA Group”. A rental platform writes a fourth form that does not match any listed entity, and it is deliberately not reproduced on this page. The listed parent is UOA Limited, whose annual report for 2015 — an audited document lodged with the Singapore Exchange — is the single strongest source on this building and the reason this page can state that it is stratified.

And now the part that a brochure would never print. The licensee of record in the ministry register, SUNNY UPTOWN SDN. BHD., code 10697, holds a CURRENT developer licence to 15/12/2028 and FOUR registrations — and NOT ONE of them is this building. All four are residential schemes and every one of them is on Jadual H. Its filed business address is inside this very complex. So the register knows the address and does not know the building. That is the cleanest way to say what this page is about: the developer is real, current and licensed, and this particular building was never a licensed housing development because it never could have been.

Three fingerprint legs on the licensee record point the same way — the registered-office address that this series has now recorded against more than a dozen of the group’s licensees, the filed business address inside this complex, and the e-mail domain on the filed record. This is a group special-purpose vehicle beyond argument. But identifying the licensee correctly is not the same as finding the building on its licence, and the second of those did not happen. Note also that the register returns nothing at all for a bare search on the group brand; the licensee was reached from an inherited licensee ledger and then confirmed by direct query, which is why a reader should not treat a brand-name search of the register as a test of anything.

Who you would actually be contracting with, and this is the practical question. Because the suites are strata parcels sold from 2015 and individually owned, a sale today is overwhelmingly likely to be a sale by an INDIVIDUAL OWNER or a company, not by the developer. That changes everything about the contract: there is no developer warranty, no defect liability period running from a statutory handover, and no developer solicitor’s undertaking — and the vendor’s own title, outstanding maintenance charge position and any charge over the parcel all become your solicitor’s problem to clear. Ask who the registered proprietor on the title is before you ask anything else about the unit.

What the developer’s own current surfaces say about this building: nothing. Its main property site carries no “Vertical” project page in either its commercial or its completed category, and the township’s own directory lists the corporate tower and the podium but NOT the Business Suites. The honest reading is that the group sold this component from 2015 and no longer markets it, which is also why no image of it exists on any of its hosts. It is NOT evidence that the towers do not exist — hundreds of companies, including four licensees recorded in this series’ own research on other projects, file a unit in this building as their registered office.

Developer sources: UOA Limited Annual Report 2015 (Singapore Exchange); the KPKT TEDUH licensee record 10697 and its four registrations; the group’s own property site and township site, including the township directory and the site copyright line; and four third-party portals. Read 21 October 2026. LK Group Marketing and IQI Realty Sdn Bhd are the publisher of this page and the registered estate agency, NOT the developer.

Questions a buyer of an office parcel should ask, answered from sources

Frequently asked questions — The Vertical Office Suites

Is this building on the Malaysian housing register, and does it have a developer licence?
No, on both counts, and that is the correct legal position rather than a gap. There is no KPKT registration of any kind for it, and no developer licence was ever issued for it — not lapsed, never issued. The Housing Development (Control and Licensing) Act 1966 reaches housing accommodation, and an office suite with no living accommodation does not qualify, so no registration or licence could lawfully exist. Because there is no licence there is also no advertising and sales permit, which means permit lapse CANNOT be assessed; and because there is no registration there is no Jadual G or Jadual H, which means the approved vacant-possession-extension field cannot exist either. The negative is proved from documents: the licensee of record files its business address inside this very complex, holds a CURRENT licence to 15/12/2028, and holds FOUR registrations — all residential, all on Jadual H, and not one of them this building. The registration walk closes at the fifth index and reconciles against the register’s own project-count field.
So what protection do I actually have, and what do I lose?
What you lose, item by item: no prescribed statutory sale contract, so the sale runs on the vendor’s own terms; no statutory liquidated damages for late delivery; no section 7A housing development account; no statutory defect liability period running from a statutory handover; no filed completion date; no public register entry for your solicitor or your bank to search; and no access to the Tribunal for Homebuyer Claims, which hears homebuyers under that Act. What you keep, and it is substantial: the Strata Titles Act 1985 and the Strata Management Act 2013 DO apply. This is a strata parcel — established from the developer’s own audited annual report, which calls it the first stratified office project completed in this township. So there is a strata title, a management corporation, a strata roll, a maintenance account and the Strata Management Tribunal for management disputes, plus ordinary contract and conveyancing law. It is a different regime, not an absent one — and your solicitor, rather than a statutory form, is what stands between you and the contract.
Is the land freehold or leasehold?
Nobody agrees, and this page prints the disagreement rather than picking a side. LEASEHOLD on PropertyGuru, on StarProperty and on EdgeProp. FREEHOLD on IQI’s own project page. The developer’s own audited annual report discloses no tenure at all. And one agent listing says “Leasehold 98 yr” with no commencement date and no expiry date. That is three to one, and the outlier is IQI’s own page. On the weight of sources the answer favours leasehold, but it is CLOSED only by a strata title for a unit or a land search on the master title at the Kuala Lumpur Land Office. And the general rule worth carrying away: on any non-HDA commercial title, assume tenure is unsettled until you have seen a title document, because there is no filed advertisement, no register field and no statutory contract in which anyone was obliged to state it. It is not a technicality: if the land is leasehold, the unexpired term drives your financing and a transfer normally needs the land authority’s consent as well.
Four towers seem to share this name. Which one would I be buying?
“The Vertical” is four office towers in two pairs, and only one pair was ever sold to buyers. This page covers that pair only: Vertical Business Suites Tower A, 35 storeys, and Tower B, 32 storeys — strata office suites in individual ownership. The other two office towers are not for sale at all; one of them is held inside a listed real estate investment trust. They are named once on this page, in the register section, purely so a reader can tell which building a stray listing or photograph belonged to. The portals merge the two pairs into a single record, and the merge is detectable from the arithmetic: a published office built-up range whose ceiling is roughly ten times its floor is carrying two buildings inside one listing. So before anything else, get the tower, the floor and the parcel number confirmed in writing from the strata title and the sale and purchase agreement. Nothing else is reliable on this point.
Why is there no price on this page?
Because there is nothing publishable, and the reason is itself the useful answer. On a licensed housing development this site publishes the filed statutory selling-price range out of the developer’s own legally filed advertisement, because that is a public statutory record, and always labels it as one. Here there is no filing at all, so no filed statutory range exists to publish. Three different starting figures do exist across three unregulated surfaces and they do not reconcile with one another; the per-square-foot multiplication was run and it does not rescue them, because the lower end of one surface’s own band applied to the agreed minimum built-up lands below that same surface’s own starting figure. With no statutory floor to measure any of them against, none is recorded and none appears here. The real number is the current asking price for a named unit, in writing, with the tower, the floor, the strata area and the maintenance charge identified — and that is a request Louis can put in writing for you today.
Can a foreigner buy here?
The published floor for a foreign acquisition in the Federal Territory of Kuala Lumpur is RM1,000,000 per unit, under the Ministry of Economy’s Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent processed through the Economic Planning Unit because Kuala Lumpur is a federal territory, and with the statutory hook at section 433B of the National Land Code (Revised 2020). The geographic leg of that answer is robust: there is no Federal Territory / Selangor ambiguity at Kampung Kerinchi. ⚠ But the figure must not be read as “the rule” for this asset: EVERY source behind the RM1,000,000 floor is a RESIDENTIAL acquisition instrument, and its application to a COMMERCIAL strata office title is NOT ESTABLISHED by any source reached. Note also that the RM1,500,000 window from a 2020 circular has EXPIRED and was a Selangor instrument in any case, so it is doubly inapplicable here. And there is a SECOND consent, separate from the price floor and binding on Malaysian buyers too: if the title is leasehold, a transfer normally requires the land authority’s consent, and nobody publishes the position for this parcel. So: have a Malaysian conveyancing solicitor confirm BOTH the acquisition-consent position AND the transfer-consent position in writing before paying any booking fee.
Is this building green certified?
Nothing on this page says “certified”, and the distinctions matter. GreenRE Platinum is a CLEAN NEGATIVE: that register was read whole — 95 rows from 06/04/2015 to 18/03/2026, followed directly by the footer, with no truncation — and there is no row for this building, this township, this developer group, this locality or the licensee. The tier’s own window COVERS this building’s claimed completion date, which is what makes the negative meaningful rather than an artefact. GreenRE Gold, Silver and Bronze are INCONCLUSIVE, not negative: all three truncate at their oldest end years after this building was completed, so an entry for it could not appear whatever its status. The Green Building Index directory returned an error and is INCONCLUSIVE. ⚠ And the live Green Building Index claim in circulation belongs to the two corporate towers in this complex — the ones that are not for sale. A certificate on them says nothing about these two towers and is not borrowed here. A bare “Green Building status” phrase on one portal names no scheme, no tool and no rating, and is not certification.
What about the MSC Malaysia / Malaysia Digital status I have seen mentioned?
It is a third-party claim with no certificate number, and this page publishes it as that. A rental-platform building guide states that the site sits within the MSC Malaysia Cybercentre designated zone and describes it as a building-level designation. No certificate number is given, the designating agency’s own premises list could not be reached in this series, and so the claim is UNVERIFIED. It matters more on an office than almost anything else on this page, because that status carries real tax and foreign-knowledge-worker consequences for a tenant, which in turn drives who will rent from you and at what level. Closed by one document: the designating agency’s own designated-premises register, or a current confirmation letter for this building. Ask for it by name before you price a tenant into your plans.
Which documents should I ask for before I commit to anything?
Five, and every open question on this page is tied to one of them. ONE, the strata title for the unit, or a land search on the master title — it answers tenure, the unexpired term, the land category, any restriction in interest, the lot and section, and who the registered proprietor actually is. TWO, the certificate of completion and compliance for the tower — it is the only thing that can settle the completion date, which four published sources disagree about and no filing arbitrates. THREE, the strata plan or the certified strata roll — the real unit count, the real built-up schedule, the share units and the parcel boundaries. FOUR, the management corporation’s accounts and its Form 1 — the current maintenance charge, the sinking fund, the state of the building and whether the previous owner owes anything. FIVE, the Malaysia Digital designated-premises confirmation, if the status matters to your tenant plans. And on top of those: the actual sale contract you would be signing, in full, read by your own solicitor — because there is no statutory form here to fall back on.
Why are there no photographs on this page?
Because no verifiable image of this building is published by any source, and we will not publish one whose subject we cannot establish. The reason is specific rather than vague: the only assets that exist on the developer group’s own hosts depict the WRONG TOWER or are TENANT LOGOS. Thirty distinct image sources were inspected and thirty were refused on subject. The township’s own media library returns six assets for this building’s name and all six are tenant logos; the developer’s property site has no project page for this building at all; and the one comfortably large asset in its library is a location map, which is refused outright because nothing may be read off a developer’s map or site plan. A control search in the same session on the same host returned real records, so the zero is a true negative rather than a blocked query. Refused by name: any photograph of the two corporate towers, the two residential siblings’ renders — which are the dangerous pair, because IQI’s own page for this project names them — and any township aerial, which would show eleven buildings of which two are the subject. A photograph of the wrong tower is exactly the harm this page exists to prevent.
Is this a new launch, and what is actually for sale today?
No. This is a completed building of 2013 to 2015 vintage, and what trades today is resale stock in individual ownership. The developer sold this component out from 2015, no longer lists it on its own property site, and has left it off its own township directory. So the market here is a resale and leasing market run by individual owners and third-party agents, not a developer sales gallery — which is why this page is tagged as commercial and as a resale rather than as a new launch. Practically, that means there is no show unit, no developer price list, no developer package and no developer warranty; the condition of a specific unit, its fit-out and its outstanding charge position are all unit-by-unit questions; and the quality of the management corporation matters more to your eventual exit than anything in the original marketing ever did.
What is the maintenance charge, and what else does a strata office cost to hold?
Not published by anybody, and that is a serious question rather than a detail on a building of this vintage. No source reached publishes the maintenance charge, the sinking fund contribution, the management corporation’s accounts or the building insurance position. On a strata office the holding costs that decide whether a unit works for you are the monthly maintenance charge and sinking fund per share unit, the assessment and quit rent position, air-conditioning charges outside standard hours, car-park parcels or licences and what they cost, and the state of the common property — lifts, chillers, fire systems — which on a building completed over a decade ago is a real capital question for the management corporation. All of it comes from the management corporation’s own accounts and Form 1, which Louis can request. Ask for them before you ask what the unit costs.

One pair of towers, one honest page — and one document that settles the biggest question

This page will not tell you that The Vertical Office Suites is a good buy, because that depends on a unit, a price and a title, and the title is the one thing nobody publishes. What it will tell you is exactly what is on a register and what is not, which of four towers you are looking at, what the Strata Acts give you where the Housing Development Act gives you nothing, and that the tenure of the land is contradicted three to one with IQI’s own page as the outlier. Ask for the land search first. Everything else follows from it.

Published 21 October 2026. Every source named on this page was read on that date. This page carries no price, no rent, no return figure, no occupancy figure, no density, no land area and no photograph — and each of those absences is explained above rather than left blank. Marketing information, not an offer.

Over a decade selling Malaysian property, across Johor Bahru and the Klang Valley. On an asset like this one my job is not to send you a brochure — it is to get you the strata title, the land search, the certificate of completion and compliance, the strata roll and the management corporation’s accounts, and the actual contract you would be signing, in writing, before you pay anything. And on the tenure question I will say plainly what this page says: my own company’s project page is the outlier against three other published surfaces, and the way to settle it is a land search, not an argument. Ask me for the documents by name and I will chase them.
