The lowest quote often becomes the most expensive job. Learn to read what a quote leaves out before you sign.
‘Why is this one so much cheaper?’ is the most important question you can ask about a renovation quote. The answer is almost always that something was left out — and it comes back as an extra once you are committed. Here is how to spot it early.
The traps hiding in a cheap quote
A quote that looks great on the bottom line often wins the job and then grows. These are the tricks to watch for.
- Vague scope — ‘wiring works’ with no points or lengths listed, so anything extra is chargeable
- Missing items — waterproofing, debris disposal, hacking or protection left out, added back later
- Provisional sums — placeholder figures that balloon once real selections are made
- Cheap substitutes — a brand quoted, a cheaper grade installed
Read a quote line by line
Compare quotes on the same scope, or you are comparing nothing. Here is what a proper line item should tell you.

Protect yourself before you sign
Most quote disputes are really about things that were never written down. Close those gaps first.
- Insist on an itemised quote with quantities, materials and brand/grade
- Get at least three quotes on identical scope
- Agree how variations are priced in writing, before work starts
- Tie payment to completed stages and hold a retention for defects
