Golden Crown Residence at a glance

Three rows in this table disagree with something you have probably been shown. The developer publishes a map pin on Jalan Ampang while the project is widely sold as a TRX address. The tenure is called freehold by one source and leasehold expiring 2111 by others, and the developer says nothing. And the company on the copyright line is not the company most agency pages name as the developer. None of those three is a reason to walk away. All three are reasons to get answers in writing before you pay a booking fee.

Six things to settle before you consider Golden Crown Residence

Start with the address, because it is the one thing everything else depends on. The developer’s own Waze and Google Maps links carry a single coordinate — 3.159695, 101.709186 — and it sits on Jalan Ampang, close to the Petronas Twin Towers, not inside the Tun Razak Exchange master plan. Two kilometres of Kuala Lumpur is the difference between two completely different rental markets, two different MRT catchments and two different resale stories. Get the site address in writing before you get interested in the layouts.

The developer’s location section shows a location map and a Tun Razak Exchange graphic, and attaches no measured distance to either. The only coordinate it publishes resolves to Jalan Ampang. Agency microsites and at least one international listing sell the project as TRX or Bukit Bintang. Nobody is lying about a landmark being visible; they are relying on you not asking which street the tower is on. Ask which street the tower is on.

Freehold or leasehold to 2111 — the sources contradict each other

EdgeProp describes the project as a freehold high-rise residential tower. Several agency pages describe the tenure as leasehold expiring in 2111 and add that eighty-five-plus years is effectively as good as freehold. Golden Eagle’s own website does not state a tenure at all. These are not compatible descriptions, and the difference shows up in the loan tenure a bank will grant and in what a buyer pays you in year twenty. The title search settles it in an afternoon.

Two different companies are named as the developer

The project website signs off as Golden Eagle Nation (M) Sdn. Bhd., registration number 200801011833. Agency pages name Multibay Development Sdn Bhd and describe a mixed-use scheme with a hotel and office suites that the developer’s site never mentions. One of these is the licensed developer and the other is not. The entity on your sale and purchase agreement is the only one that can be sued, so read it, and check it against the developer licence number before you sign.

The banner at the top of the developer’s home page reads vacant possession in 2026. The page description on the same site reads unveiling soon. Its social metadata was last updated in March 2026 and the floor plan and facilities images were uploaded through mid-2025. A building handing over this year and a project still being unveiled are two different stages. Ask for the certificate of completion and compliance status and the handover schedule written into the agreement.

It is openly marketed to foreign buyers, and the rules still apply

Golden Eagle runs a dedicated Malaysia My Second Home section on its home page, so the target buyer is explicit. Kuala Lumpur applies a RM1,000,000 minimum purchase price to foreign interest, tested unit by unit on your sale and purchase agreement price, and foreign interest includes Malaysian permanent residents. From 1 January 2026, a non-citizen also pays a flat 8% transfer stamp duty on residential property, service apartments included. Since no price is published, nobody can tell you today which layouts qualify.

The dual-key Type C is the layout worth understanding

Of the five plans published, the largest is a dual-key at 1,023 sq ft according to the EdgeProp write-up. A dual-key gives you two lockable sub-units behind one entrance, which lets an owner live in one half and let the other, or let both to separate tenants. It is the single most useful layout in a city-centre tower for an investor — and also the one where the management corporation rules on subletting matter most. Ask what the house rules say about short-term letting before you buy it for that purpose.

A downloadable brochure. A sales gallery address on Jalan Ampang and a map coordinate to match. Everything else you read about this project comes from somewhere else, and that is worth knowing before you weigh any of it.

What EdgeProp has reported

EdgeProp published a project write-up on Golden Crown Residence in July 2026, and it is the only non-agency source with a unit schedule. It lists Type A1 at 624 sq ft with one bedroom, Type A2 at 732 sq ft with one bedroom, Types B1 and B2 at 926 sq ft with two bedrooms and a utility, Type B3 at 958 sq ft, and a dual-key Type C at 1,023 sq ft. It describes the project as freehold and the developer as Golden Eagle Group. It also places the sky facilities on Level 59 and lists nine items on that deck. Its distance bands, however, put IKEA Cheras and MyTOWN within one to two kilometres and KLCC at two to five — which does not match a Jalan Ampang pin.

What only agency material claims

None of the following appears on the developer’s website or in the mainstream write-up, and I am printing it only so you can recognise it when a salesperson says it. That the developer is Multibay Development Sdn Bhd. That the tower is a mixed-use scheme combining a hotel, office suites and 490 serviced residences. That the site is a 2.033-acre parcel. That the tenure is leasehold expiring in 2111. That completion is targeted for the third quarter of 2026. And that prices start around one and a quarter million ringgit. Any one of these may turn out to be correct. Not one of them is currently supported by a source I am willing to stand behind, and several of them contradict the developer’s own page.

The figures below come from the EdgeProp project write-up on this development, and I have labelled them as such on every card. Where Golden Crown Residence sits

This is the most important paragraph on the page. Golden Eagle publishes exactly one address and exactly one map coordinate, and both of them point to Jalan Ampang. The address is the sales gallery at 5th Floor, North Block, Wisma Golden Eagle Realty, 142-A Jalan Ampang, 50450 Kuala Lumpur. The coordinate is embedded in the Waze and Google Maps links on the developer’s own location section: 3.159695, 101.709186. The developer does not publish a separate site coordinate, a lot number or a project postal address, so I cannot tell you whether that pin marks the tower or only the gallery — and neither can anybody else from public information.

This pin is the coordinate inside the developer’s own Waze and Google Maps links, reproduced exactly. It is not my estimate and it is not taken from a portal. Before you view, ask the sales team in writing for the site address, the lot number and the local authority reference on the building plan approval — those three answers settle the location question permanently.

There is a real conflict in the published material about where this building stands, and it is not a small one. The developer’s own pin is on Jalan Ampang, a short distance from the Petronas Twin Towers. Agency microsites market the project under a TRX banner and one international agency listing files it under Bukit Bintang. Meanwhile the project write-up published by EdgeProp puts IKEA Cheras, MyTOWN, the Royal Selangor Golf Club and Prince Court Medical Centre within one to two kilometres and KLCC at two to five kilometres — a distance profile that fits the TRX and Cochrane corridor rather than a Jalan Ampang frontage next to KLCC. Those two pictures cannot both be right. Until the developer publishes a site address, treat every distance you are shown for this project as unverified, including the ones on this page.

I searched the register properly and could not place this project. Here is my working.

Every other project page on this website carries a table read from teduh.kpkt.gov.my — permit number, licensed developer, unit count, permitted price band, certified construction percentage, project status. I could not produce one here, and I would rather show what I did than leave a silent gap.

What I searched

By licensed company: “Golden Eagle Nation (M) Sdn Bhd”, the name printed on this page, against every licence holder in the Johor, Kuala Lumpur, Selangor and Penang registers. Zero results.

By project name: “Golden Crown”, nationally. Zero results.

Nothing came back close enough to be worth rejecting. On other pages of this site I list the near-misses I turned down; here there were none.

What “not found” does and does not mean

Failing to find a project in this register is not evidence that it is unlicensed. This is the most important sentence on this page.

Two proofs from this website. “Fraser Heights” appears in the register word for word. “BEE” appears nowhere at all — and BEE has two entirely valid permits, registered as Taman Nusa Permata. And on the Setia Sky 88 page the correct records were invisible to any name search, because the register’s project-name field contained the company name instead of a project name. I only found them by searching the entire national register by licence holder.

Several honest readings remain, and public documents do not let me choose between them:

The project may not have reached the permit stage yet.

It may be licensed to a company other than the one named on this page — most Malaysian developments use a separate company per project, and if the name I have is a brand or group name rather than the licence holder, no search will ever find it.

Or it may be registered under a statutory name I cannot connect to it. On this site the register calls Papyrus “Residensi Papirus Yakin”, Suria Hills “Taman Bukit Suria”, and South Hills “Taman Puncak Selatan”. One changed word makes a project invisible.

The one question that closes the gap

“What is the project code and advertising permit number for the unit you are offering me, and which company holds the licence?” In writing.

With a code you can read the whole record yourself in about a minute at teduh.kpkt.gov.my/semakan-status-kemajuan: registered name, licensed developer, unit count, permitted price band, certified construction percentage, permit expiry and status.

And this is not paperwork pedantry. Under the Housing Development Act a developer may not lawfully advertise or sell units in a phase without a valid advertising and developer’s licence, and the statutory sale and purchase agreement — with late-delivery compensation at 10% per annum of the purchase price for strata housing — is tied to that licence. The code is how you check the protection exists.

Track record

About Golden Eagle

The copyright line at the foot of the project website reads Golden Eagle Nation (M) Sdn. Bhd. (200801011833). That is the only company registration number Golden Eagle publishes anywhere in connection with this project, and the terms and privacy pages both point back to a goldeneagle.com.my domain. The sales gallery sits inside Wisma Golden Eagle Realty on Jalan Ampang, so the group clearly holds real estate on that street.

Several agency pages name a different company, Multibay Development Sdn Bhd, as the developer, and describe the scheme as a mixed-use tower combining a hotel, office suites and 490 serviced residences on a 2.033-acre parcel. None of that appears on Golden Eagle’s own website, which describes 60 storeys and 490 units and says nothing about a hotel, offices or a land area. I am not going to reprint an agency claim as a developer fact. If you are signing, the licensed developer named on your sale and purchase agreement is the one that matters — read it and check the developer licence number against it.

On the group itself, the developer’s own text says Golden Eagle is an internationally renowned developer that has worked on projects including Wanmei Jinying Square in Guangdong and Zhongshan Mixc One. Those are its own words and its own two examples. There is no Malaysian track record listed on the site, no completed local project named, and no Malaysian developer licence number printed anywhere I could find. For a first Malaysian project that is not unusual, but it does mean the delivery track record you would normally check simply is not there to check.

One housekeeping detail that tells you how much weight to put on the site’s finer points: the project website’s own social metadata still carries the site name of a different Kuala Lumpur project, which means the page was built on top of another development’s template and not fully cleaned up. It is not sinister and it says nothing about the building. It is the reason I have taken the headline numbers from the site and treated everything else on it as marketing until confirmed.

Is Golden Crown Residence actually in TRX?

On the evidence the developer itself publishes, no. The only coordinate Golden Eagle puts in writing sits on Jalan Ampang.

Here is exactly what is published. The developer’s location section carries a location map image, a Tun Razak Exchange graphic, and links to Waze and Google Maps. Those links contain a single coordinate, 3.159695, 101.709186, which resolves to Jalan Ampang, a short distance from the Petronas Twin Towers. The only postal address on the site is the sales gallery at 142-A Jalan Ampang, 50450 Kuala Lumpur, inside Wisma Golden Eagle Realty. No site address, no lot number, no distance to TRX in metres.

Against that, agency microsites sell the project under a TRX banner, at least one international agency listing files it under Bukit Bintang, and the EdgeProp project write-up gives a distance profile that fits the TRX and Cochrane corridor: IKEA Cheras and MyTOWN within one to two kilometres, KLCC at two to five. A tower on Jalan Ampang next to KLCC would not have those distances.

So there are two incompatible pictures in circulation and no published site address to settle them. That is not a reason to dismiss the project. It is a reason to ask one question in writing before anything else: what is the site address and lot number of the tower, and what is the local authority reference on the building plan approval.

Why it matters commercially: a TRX address rents to people working in the financial district and sells on that story. A Jalan Ampang address near KLCC rents to a different tenant pool at a different rate. Two kilometres is the whole investment case.

Is Golden Crown Residence freehold or leasehold?

The sources disagree and the developer does not say. This is the second question to put in writing.

EdgeProp describes the project as a freehold high-rise residential tower. Several agency pages describe the tenure as leasehold expiring in 2111, adding that more than eighty-five years remaining is effectively as good as freehold for most investment horizons. Golden Eagle’s own website states no tenure at all, in either language version.

These are not two ways of saying the same thing. On a leasehold title the balance of the term shortens every year, and Malaysian banks size the loan tenure against the remaining lease, so a buyer in 2046 faces a shorter loan than you do today. On a freehold title none of that applies. The gap between the two shows up in your resale price long before it shows up anywhere else.

The way to settle it takes an afternoon: a land search on the master title. Your conveyancing solicitor can order one before you sign anything, and the result is definitive in a way that no website is.

Until that search is done, I would not let anybody quote you a freehold premium on this building, and I would not accept a reassurance that eighty-five years is as good as freehold either. Get the document.

Who is the developer, Golden Eagle or Multibay Development?

The project website signs off as Golden Eagle Nation (M) Sdn. Bhd., registration number 200801011833. Agency pages name Multibay Development Sdn Bhd. Only one of them is the licensed developer.

What the developer’s own site tells you: the copyright line and the terms and privacy links all point back to Golden Eagle. The sales gallery is inside Wisma Golden Eagle Realty on Jalan Ampang, so the group owns real estate on that street. The site describes Golden Eagle as an internationally renowned developer whose projects include Wanmei Jinying Square in Guangdong and Zhongshan Mixc One.

What it does not tell you: a Malaysian developer licence number, an advertising and sale permit number, or a single completed Malaysian project. I looked and could not find any of the three on the site. For a group entering the Malaysian market that is not unusual, but it removes the delivery track record you would normally check.

What agency pages add: that Multibay Development Sdn Bhd is the developer, that the tower is a mixed-use scheme with a hotel and office suites alongside the residences, and that the parcel is 2.033 acres. The developer’s site mentions none of this.

The practical step is the same one I recommend on every project: when the sale and purchase agreement is put in front of you, read the party named as the developer, check that name against the developer licence number on the statutory notice, and make sure it matches the name on your payment instructions. That check takes a minute and it is the most useful thing a buyer does at signing.

Can a foreigner buy here, and does MM2H change anything?

The project is openly marketed to foreign buyers — Golden Eagle runs a dedicated Malaysia My Second Home section on its home page — but the ordinary rules still apply, and one of them cannot be answered yet because no price is published.

Kuala Lumpur applies a minimum purchase price of RM1,000,000 to foreign interest acquiring residential property. It is tested unit by unit against the price on your sale and purchase agreement. Foreign interest under the Ministry of Economy definition includes a non-citizen individual, a Malaysian permanent resident, a foreign company, and a Malaysian company in which those parties hold more than half the voting rights. Since Golden Eagle publishes no price, nobody can tell you today which of the five layouts clears that floor.

State consent in the Federal Territory is applied for under section 433B of the National Land Code and is decided by the Jawatankuasa Kerja Tanah Wilayah Persekutuan Kuala Lumpur, the Federal Territory Land Working Committee. Budget a consent fee and budget the time.

From 1 January 2026, a non-citizen buying residential property pays a flat 8% transfer stamp duty under Item 32(ab) of the Stamp Act 1949, inserted by the Finance Act 2025. The statutory definition of residential property expressly includes a service apartment, so a marketing label does not take a unit outside it. Malaysian permanent residents are excluded from the 8% and pay the citizen scale — note that a PR is foreign interest for the RM1,000,000 floor but local for this stamp duty.

What MM2H does not do: it does not lower the RM1,000,000 floor and it does not exempt you from the 8%. It is a long-stay visa programme, and the Ministry of Economy guideline lists MM2H residential acquisitions as exempt from ministry approval — not from the state minimum price. Anyone telling you otherwise is selling, not advising.

How much does a unit cost, and what is the maintenance fee?

Golden Eagle publishes neither, and the figures circulating come from agency listings rather than a developer price schedule.

The developer’s website has no price, no price band and no per square foot figure in either language version. What it has instead is a registration form and a promise of attractive pricing on request. That is a normal pre-launch posture, and it is also why a page like this cannot give you a number.

One international agency listing quotes a starting price of just over one and a quarter million ringgit. I am not treating that as fact, because it is an agency figure with no developer schedule behind it and because agency starting prices routinely track the cheapest unit still unsold rather than the launch price.

On maintenance: nothing is published. What you can reason about is the shape of the bill. Four hundred and ninety units is a moderate denominator for a sixty-storey tower, which is neither generous nor punishing. Sky facilities on Levels 58 and 59 are expensive infrastructure — pumping and treating pool water sixty storeys up, and maintaining an exposed deck at that height, is a real annual cost. What are the layouts, and which one is the dual-key?

Five drawings, one of them a dual-key, and none of the areas is written in text on the developer’s site.

Golden Eagle publishes five floor plan image files, named Type A1, Type A2, a combined Type B1 and B2 sheet, Type B3, and Type C. The areas, bedroom counts and bathroom counts are inside those images and are not written anywhere on the site.

The EdgeProp project write-up supplies the schedule: A1 at 624 sq ft with one bedroom and one bathroom, A2 at 732 sq ft with one bedroom and one bathroom, B1 and B2 at 926 sq ft with two bedrooms, two bathrooms and a utility, B3 at 958 sq ft with the same configuration, and Type C as a dual-key at 1,023 sq ft. I have attributed those figures on every card on this page rather than presenting them as the developer’s.

The dual-key is Type C. It gives you two lockable sub-units behind one main entrance, which is the highest-yielding configuration on most city-centre price lists because you can let both halves separately or live in one and let the other. It is also usually the first layout to sell out.

Two checks before you buy a dual-key for income. First, ask what the management corporation house rules will say about subletting and short-term letting, because a dual-key with a short-let ban is just an oddly shaped two-bedroom. Second, ask whether the two halves have separate electricity and water meters or share one, because sharing means you are billing and chasing your own tenant every month.

Vacant possession in 2026 — is the building finished?

The developer’s banner says vacant possession in 2026 and the same website also describes the project as unveiling soon. Those two statements sit on the same page.

The verifiable trail on the website is thin but consistent. The bulk of the site assets were uploaded in June 2025. The two facilities plans went up in July 2025 and the five floor plan drawings in August 2025. The downloadable brochure was added in October 2025. The site metadata was last updated in March 2026. EdgeProp published its project write-up in July 2026.

A project publishing its floor plans in mid-2025 and handing over in 2026 would be an unusually short cycle for a sixty-storey tower unless construction was already well advanced when the marketing started. That is entirely possible — plenty of developers launch late in the build programme — but the developer has not said so.

What to ask for, in writing, before you pay anything: the current construction stage, whether the certificate of completion and compliance has been issued, and the vacant possession date written into the sale and purchase agreement for your specific unit.

That last one is the only date that carries any legal weight. The liquidated damages clause attaches to the date in your agreement, not to a banner on a website.

Why does this page have no photographs and no measured distances?

Because I have not uploaded the developer’s images properly yet, and because I do not have a site address to measure from.

On images: Golden Eagle publishes a usable official set — the project logo, the eagle mark, facility renders of the pool, playground, barbecue area and gym, two facilities plans for Levels 58 and 59, five floor plan drawings, a location map graphic and a Tun Razak Exchange graphic. I have catalogued all of it with filenames, captions and alt text in both languages, and it goes onto this page the moment those images are hosted here properly rather than hotlinked from the developer’s server.

On distances: this is the honest part. I cannot measure a distance from a building whose address has not been published. The developer gives one numeric claim, 53 km to Kuala Lumpur International Airport. EdgeProp gives distance bands that appear to describe a different part of the city from the developer’s own map pin. Printing either set as fact would be dishonest, so I have printed both and labelled the source of each.

This is the same standard applied on every page here. If a number is not from the developer, from a government source, or measured by me, it does not appear as a fact. Give me the site address from the sales team and I will drive the routes and time them properly.

Golden Crown, CORE Residence, Exchange 106 or Aras Residences — which page should I read?

If you came here because someone described this project as a TRX address, this page is the right place to start and the other three tell you what the alternatives actually are.

Read this page if you are being shown Golden Crown Residence and want to know which claims are the developer’s, which are a mainstream publication’s, and which exist only in agency material. The unresolved items here are the site address, the tenure and the identity of the licensed developer, and all three are answerable in writing.

Read the CORE Residence @ TRX page if what you actually want is a home physically inside the TRX master plan. Freehold, seven layouts from 624 to 1,022 sq ft split across two towers, a pedestrian bridge into the central park, and an MRT interchange in the district. Its own open questions are unit count, price and completion date.

Read the Exchange 106 page if you are looking at commercial space rather than a home. Different regime entirely: a foreign buyer must register a qualifying commercial acquisition under a Malaysian-incorporated company, and the 8% residential stamp duty does not apply.

Read the Aras Residences OUG page if you want a home with a published address, a published completion quarter and published distances in kilometres. Taman OUG, twin 57-storey towers, 1,272 units, 850 to 1,062 sq ft, fourth quarter of 2029. It is the most fully documented of the four, and that is worth something on its own.

Let me get the site address, the tenure and the price in writing

Three questions decide whether this project is what it is being sold as, and none of them is answered on the developer’s website: where exactly does the tower stand, is the title freehold or leasehold, and what is the price of the layout you want. I will ask all three in writing and send you the reply, including a note on anything they decline to answer.
