Andara @ Ara Damansara

Twenty three-storey freehold semi-detached homes on 2.85 acres — 4,100 to 5,112 sq ft, five to six bedrooms, from RM4 million. Priced far above Selangor's RM2 million foreign-buyer floor, and still possibly closed to non-citizens, because in this state the title format outranks the price.

Andara @ Ara Damansara at a glance

Read the last two rows together. Andara is priced from RM4,000,000, which is double Selangor's RM2,000,000 minimum purchase price for non-citizens in Zone 1 — so on price alone a foreign buyer clears the bar with room to spare. But Selangor also restricts non-citizens to strata and landed-strata property only. A landed home on an individual title is closed to a foreign passport holder and to a Malaysian permanent resident at any price at all. Sime Darby Property has not published which of the two Andara is, and that single unpublished line decides the answer. Everything else below is taken from the developer's own project page, its June 2025 press release, or its official portal listing, and each figure is labelled.

Why this address

Six things that decide whether Andara suits you

Start with the rule most buyers get wrong. In Selangor, a non-citizen clearing the price threshold is necessary but not sufficient. The state also limits foreign purchases to strata and landed-strata property, which means a landed home held on an individual title is out of reach at RM4 million just as surely as at RM400,000. Andara is landed. Sime Darby Property has not said in its published material which title format applies. Until that is answered in writing, a foreign buyer should treat this project as unresolved rather than available.

📜

The title format, not the price tag, is the gate

Selangor's guidelines for foreign purchasers set a minimum purchase price of RM2,000,000 in Zone 1, which covers the Petaling district and therefore Ara Damansara. Andara starts at double that. But the same guidelines permit non-citizens to buy strata and landed-strata property only. A gated scheme registered under strata title can qualify; a row of landed homes issued with individual titles cannot, at any price. Property portals describe Andara as individual title. Sime Darby Property itself does not say. Get it in writing from the developer, and have a Malaysian conveyancing solicitor confirm it against the current Selangor land office circular before you pay a booking fee.

🏘

Twenty homes is a very small management pool

Small enclaves are pleasant to live in and expensive to run. Whatever the guardhouse, the landscaping and the internal road cost each year, it is divided by twenty households rather than by six hundred. There is no retail podium subsidising the security bill and no economy of scale on contracts. This is not a reason to avoid Andara — buyers at this price point generally prefer twenty neighbours to six hundred — but it is a reason to ask for the estimated monthly charge in writing and to ask who collects it, because Sime Darby Property has not published a figure and a residents' association funded by voluntary contributions behaves very differently from a management corporation with statutory collection powers.

🔑

Dual key on a landed home changes who can live there

The developer offers a dual-key provision and describes the layouts as adaptable for multi-generational living and future expansion, with hackable walls and flexi spaces. In practice a dual key on a 4,100 to 5,112 sq ft house means you can put ageing parents, an adult child, or a tenant behind a separate entrance without rebuilding. It is the single most useful feature here for a family thinking ten years ahead. It also means that when you resell, your buyer pool includes families who need two households under one roof — a narrower pool than a plain five-bedroom house, but a considerably less price-sensitive one.

📅

85% gone in six weeks means you are choosing from what is left

Andara launched on 27 April 2025 and the developer reported an 85% take-up by 9 June 2025. On twenty homes that is seventeen sold and three remaining as at that announcement, more than a year ago. Whatever is unsold today has been unsold for a while, and in a twenty-unit scheme the units that move last are usually the ones with the least favourable orientation, the tightest frontage or the least private outlook. That is not a reason to walk away; it is a reason to walk the site and ask directly why a specific home is still available. There is always an answer, and sometimes the answer is simply that it is the most expensive one.

🚗

Two LRT lines nearby, but this is a driving address

The developer names the Ara Damansara and Lembah Subang LRT stations on the Kelana Jaya line, and its official portal listing puts a third station, Damansara Idaman on the Shah Alam line, at 1.2 km — a fifteen-minute walk. Highway access is genuinely strong: the developer's press release names the LDP, the NKVE, the DASH elevated expressway and the Federal Highway. Subang SkyPark is about five kilometres away. Read that as a well-connected car-first address with rail as a fallback, not as a transit-oriented home. On a house of this size with five to six bedrooms, that is almost certainly what you want anyway.

🔍

No statutory notice block, and I have not filled it in

Most Malaysian residential project sites carry a block giving the developer's licence number, the advertising and sale permit number, their validity dates, the approving local authority, the building plan reference, the land encumbrance and the expected completion date. I could not find that block on Andara's project site. Every one of those items is blank on this page as a result. Two of them matter a great deal at this price: the permit validity, because you are entitled to see a current one before paying, and the land encumbrance, because it tells you whether the master title is charged to a bank ahead of your interest. Ask for both by name.

Project DNA

The whole development, decoded

Twenty homes on 2.85 acres is a low number in a state where most launches are counted in the hundreds. Divide the land by the homes and you get roughly 6,200 sq ft of site per house including the internal road, which puts the individual lots somewhere below that and well above what a superlink terrace gets. The other number worth holding on to is the gross development value: RM82.68 million across 20 homes averages RM4.13 million each, which tells you the RM4 million entry price is genuinely the entry and not a headline stripped off one corner lot.

Two published layout codes, and one question the developer has not answered

Published layout

Layout A1 — the one with a show unit behind it

A1 is the layout Sime Darby Property has spent money illustrating. Its project gallery carries three interior renders explicitly captioned Type A1 — the ground floor foyer and living area, and two views of the ground floor backyard. When a developer builds visual assets for one code and not the other, that is a signal about which one it expects to sell most of and which one the show unit reflects. What the developer does not publish is the built-up figure or the bedroom count attached to the A1 code specifically. The whole development runs 4,100 to 5,112 sq ft with five to six bedrooms; A1 sits inside that, and exactly where is a question for the price list.

Layout A2 — drawing published, everything else silent

A2 gets a dimensioned drawing on the project site and nothing else. No interior render carries the A2 caption, and no text anywhere gives its area or bedroom count. Two things follow. First, if the size range 4,100 to 5,112 sq ft is spanned by two codes, then one of A1 and A2 is the 4,100 and the other is the 5,112 — a difference of just over a thousand square feet, which on a semi-detached house is a whole additional room and then some. Second, the code with no renders is often the one with fewer units, the corner or end condition, or simply the one released later. Ask which, and ask what is left of it.

What is actually documented about the enclave

A twenty-home landed enclave does not have a facilities deck, so there is no pool level and no sky garden to list. What Sime Darby Property does document are five named home features and, on its official portal listing, two common facilities. The list below is built only from those sources. Where agent marketing describes something the developer has not, it is not here.

The five home features Sime Darby Property names

Its own wording, from the project page
  • Breeze blocks — privacy screening that also maximises daylight and air flow
  • Eco-friendly design — passive design with water and energy-efficient systems

  • Dual-key provision — separate lifestyles under one roof
  • Universal design — details supporting comfortable and independent living at any age

All 3 Andara @ Ara Damansara floor plans

Sime Darby Property publishes two layout codes, A1 and A2, each with a drawing you can open on its project page, plus interior renders labelled Type A1. What it does not publish is a schedule matching each code to a built-up figure, a land area or a bedroom count. The official range for the development as a whole is 4,100 to 5,112 sq ft with five to six bedrooms and a dual-key provision. So the honest position is that there are two layouts, the range covers both, and which code is the larger one is a question for the sales gallery rather than a number I am willing to invent.

Not a separate layout code but a provision the developer offers on the homes, described on its project page as letting you stay close yet keep separate lifestyles. On a house of 4,100 sq ft and up, a second lockable entrance is what makes multi-generational ownership work without a renovation. Sime Darby Property has not published which of the two codes takes the dual-key provision, nor a separate drawing showing it. Ask the gallery to mark it on the A1 and A2 drawings for you.

Location & connectivity

Where Andara @ Ara Damansara sits

Andara sits on Jalan PJU 1A/4d inside Ara Damansara, 47301 Petaling Jaya, Selangor — a 2.85-acre parcel carved out of a township Sime Darby Property has been building since the early 2000s. The developer's own project site gives no street address and no coordinate; it publishes a drawn location graphic and a link to a map pin. The street name above comes from the developer's official portal listing. The whole site is in the Petaling district, which matters more than it sounds, because that is what puts Andara in Selangor's Zone 1 for foreign ownership purposes.

The map is a name-and-street search, not a coordinate Sime Darby Property published. The sales gallery is at a different address on Jalan PJU 1A/A, so do not drive to the gallery pin expecting to see the site. Ask the gallery for the actual site entrance before you go.

Sime Darby Property publishes landmarks for Andara, not measurements. Its project page names Bandar Utama, Sunway, Glenmarie and Kota Damansara, and says three highways, two LRT stations and Subang SkyPark are close by — without a single number attached. The distances in the table beside this map come from the developer's own press release and from its official listing on a property portal, and I have labelled each one with where it came from. The government record

Five Ara Damansara schemes are in the register. None of them is this one, and I am not going to pretend otherwise.

Every other project page on this website carries a table read from teduh.kpkt.gov.my — permit number, licensed developer, unit count, permitted price band, certified construction percentage, project status. I could not produce one here, and I would rather show my working than leave a silent gap.

What I searched, and what I rejected

By project name: “Andara”, nationally. Zero results.

By location: “Ara Damansara”. The register holds five schemes there, and every one is held by a company that has nothing to do with this page:

How to run this check yourself — the seven status words, why searching by marketing name fails, and the register status of all 175 developments on this site →

A shared district name is not evidence. I could pick the newest of these and print it as though it were this project. A wrong permit number on this page would be worse than none, because you would rely on it.

This page also carries no licensed company name, which is the search key that has unlocked most of the projects on this website. Without it, a district search is all I have, and a district search is not enough.

What “not found” does and does not mean

Failing to find a project in this register is not evidence that it is unlicensed.

Two proofs from this website. “Fraser Heights” appears in the register word for word. “BEE” appears nowhere — and BEE has two entirely valid permits, registered as Taman Nusa Permata. And on the Setia Sky 88 page, the correct records were invisible to any name search because the register’s project-name field contained the company name instead of a project name.

So the project may not have been permitted yet, or it may be permitted under a licensed company and a statutory name I cannot connect to it. On this site the register calls Papyrus “Residensi Papirus Yakin” and South Hills “Taman Puncak Selatan”. One changed word makes a project invisible.

The one question that closes the gap

“What is the project code and advertising permit number for the unit you are offering me, and which company holds the licence?” In writing.

With a code you can read the whole record yourself in about a minute at teduh.kpkt.gov.my/semakan-status-kemajuan — and with the licensed company name you could, in principle, find it the way I found most of the others on this site.

And it is not a formality. Under the Housing Development Act a developer may not lawfully advertise or sell units in a phase without a valid advertising and developer’s licence, and the statutory sale and purchase agreement — with late-delivery compensation at 10% per annum of the purchase price for strata housing — is tied to that licence.

Register searched at teduh.kpkt.gov.my on 27 August 2026, by project name and by district, national scope. Five same-district records found and rejected, with reasons above.

About Sime Darby Property

Sime Darby Property Berhad is listed on Bursa Malaysia and is, by land bank and by township count, one of the largest residential developers in the country. Ara Damansara itself is one of its townships — which is why the marketing line for Andara is not a boast but a statement of fact: this is the last landed parcel the group has left here. When a developer says final, in a township it has been building out for two decades, that is usually accurate and it is checkable against the master plan.

For a buyer, a listed developer is worth something specific and limited. It means audited accounts you can read, a board that answers to minority shareholders, and a delivery record long enough to have a pattern rather than an anecdote. It does not mean your particular project is immune to delay, and it does not substitute for reading your own sale and purchase agreement. I have deliberately not reproduced any of the group's financial figures on this page, because I have not read the current filings myself and this page carries only what I have verified.

What the group did publish about Andara is unusually specific in some places and unusually silent in others. It published the acreage, the unit count, the built-up range, the bedroom configurations, a starting price after Bumiputera discount, two layout codes and a set of interior renders. It did not publish the land area per home, the individual title format, the maintenance or security charge for the enclave, the developer's licence number, the advertising and sale permit number, or the approving local authority. Those last three are normally printed in a statutory notice block, and I could not find that block anywhere on the project site.

That gap is the reason this page reads the way it does. On a RM4 million landed home, the licence number and the title format are not paperwork trivia — they are the two facts that determine whether the transaction can complete at all for some buyers. I ask the developer for both in writing before anyone puts down a booking fee.

Straight answers

Frequently asked questions

Can a foreigner or a Singaporean buy at Andara @ Ara Damansara?

Possibly not, and the reason is unusual enough that it catches experienced buyers out. It is not the price. It is the title.

Selangor sets a minimum purchase price for non-citizens of RM2,000,000 in Zone 1, which is the group of districts covering Petaling, Gombak, Hulu Langat, Sepang and Klang. Ara Damansara is in the Petaling district, so Zone 1 applies. Andara starts at RM4,000,000. On price, a foreign buyer clears the threshold twice over.

The second rule is the one that bites. Selangor permits non-citizens to acquire strata property and landed-strata property only. Landed homes issued with individual titles are not open to foreign purchase at any price. There is also a quota limiting foreign purchases to a share of the non-Bumiputera units in a scheme.

So everything turns on how Andara is titled. Property portals list it as individual title. Sime Darby Property does not state the title format anywhere in the material it publishes for this project, and I am not going to convert a portal description into a legal fact on a RM4 million purchase.

What to do, in this order. Ask the developer in writing whether the homes are issued on individual titles or as parcels in a registered strata scheme. Take that answer to a Malaysian conveyancing solicitor and have them check it against the current Selangor land office circular for foreign purchasers, because these guidelines are state policy and they get revised. Only then decide.

One more thing that surprises people: in Malaysian land law the term foreign interest includes Malaysian permanent residents. Holding PR does not put you on the citizen side of this line.

Why does the developer say from RM3.8 million when the portals say from RM4 million?

Both are correct, and they are the same home viewed from two sides.

Sime Darby Property's own project page carries the line from RM3.8 million with an asterisk, and the asterisk reads after 7% Bumi discount. Its official portal listing carries starting from RM4,000,000 with no discount applied.

So the RM3.8 million is the price a qualifying Bumiputera buyer sees after the statutory discount, and the RM4 million is roughly what everybody else pays. If you are not entitled to the Bumiputera discount, RM4 million is your number.

There is a third figure worth knowing, and it is the most useful of the three. The developer reported a gross development value of RM82.68 million for the project. Divided across twenty homes that averages RM4.13 million each. That average sitting so close to the RM4 million floor tells you the pricing across the twenty homes is tightly clustered — there is no RM6 million outlier hiding at the top of the range. On a scheme this small, that is a genuinely useful thing to know before you start negotiating.

None of this is a live price list. Three of twenty homes were reported unsold in June 2025 and pricing on remaining stock moves. Message me and I will get the current list.

How big is the land, and why is the land area per home not on this page?

Because Sime Darby Property has not published it, and on a landed home the land area is too important a number to estimate.

What is published is the site: 2.85 acres for twenty homes. That works out to about 6,200 sq ft of site per house, but that figure includes the internal road, the guardhouse, the community garden, drainage reserves and any setback the local authority required. The individual lots are smaller than 6,200 sq ft, and how much smaller depends on the layout plan.

The built-up range is published and it is generous: 4,100 to 5,112 sq ft across three storeys. On a three-storey semi-detached house that built-up is consistent with a fairly typical semi-D lot rather than an unusually wide one, because the third storey is doing a lot of the work.

Why this matters for you rather than for a spreadsheet: on landed property, land is the part that appreciates and built-up is the part that depreciates. Two homes with the same 4,500 sq ft built-up and land areas differing by 800 sq ft are not the same asset in fifteen years, and the difference will show up on resale.

Ask the sales gallery for the lot dimensions in feet, not the built-up. Ask for the frontage separately. Those two numbers, plus the orientation, are what you actually need before choosing between the remaining homes.

What is the maintenance or security charge?

Not published, and this is one of the places where a twenty-home enclave behaves very differently from a condominium.

The developer's official listing names two common facilities: 24-hour security and a community garden. That is a guardhouse, a boom gate and some landscaping. There is no pool, no gym, no lift and no clubhouse, so the cost base is small in absolute terms.

The problem is the denominator. Whatever the annual cost, it is divided by twenty households. A guard post staffed around the clock needs roughly four to five personnel across shifts, and that single line item is the bulk of the bill in a scheme this size. Twenty households carrying it is a different proposition from six hundred.

The second question is who collects it, and it matters more than the amount. If Andara is a registered strata scheme, a management corporation has statutory power to levy and to recover arrears. If the homes are on individual titles, security is usually run by a residents' association funded by voluntary subscription, and there is no statutory mechanism to make a neighbour pay. That distinction determines whether your guardhouse still has a guard in it in year ten.

Notice that this is the same question as the foreign-ownership question, arriving from a completely different direction. Ask it once, get both answers.

Is Andara really the last landed project in Ara Damansara?

That is Sime Darby Property's own claim, and unlike most scarcity marketing it is checkable.

Ara Damansara is a Sime Darby Property township. When the master developer of a township says it has no landed parcels left, it is describing its own land bank rather than making a market forecast. Its chief operating officer for integrated development described Andara as the group's final ode to landed living in Ara Damansara, and the press release calls it the final landed residential project.

What the claim does not mean: it does not mean no landed house in Ara Damansara will ever change hands again. The township has thousands of existing landed homes and they trade on the secondary market continuously. It also does not mean another developer cannot redevelop a parcel it owns.

What the claim does mean, and this is the part with real value: if you specifically want a new landed home, under warranty, with a defect liability period and a developer to chase, in this particular township, this is it. After Andara your only route into landed Ara Damansara is a resale house with someone else's renovation and someone else's wiring.

Whether that scarcity is worth RM4 million is a separate question, and it depends on how much you value the township itself rather than the house.

Three homes were unsold in June 2025. What is left now?

I do not know, and neither does any page you will read that quotes a number, because the developer has not published an availability update since.

The arithmetic from the last official figure: twenty homes, 85% taken up as at 9 June 2025, which is seventeen sold and three remaining. That announcement is more than a year old as at August 2026.

Three possibilities, all real. Those three have since sold and the project is closed. They are still available, in which case they have been on the shelf for over a year. Or one or two moved and the last of the group is still there.

In a twenty-home scheme, the homes that remain longest are usually distinguishable on the site plan before you ever visit — the one whose living room faces the guardhouse, the one on the tightest corner, the one that backs onto the boundary wall of the neighbouring development, or simply the largest and therefore the most expensive. None of those are dealbreakers. All of them are negotiating positions.

The right move is to ask for the site plan with sold units marked, not just the availability count. A developer that will not mark the plan is telling you something too. Message me and I will request it.

What taxes and levies apply if I am a non-citizen and the purchase is allowed?

Take the state question first, because if the answer there is no, the tax question never arises. Assume for this answer that the title format turns out to permit it and state consent is granted.

Transfer stamp duty. From 1 January 2026 a flat 8% rate applies to non-citizens acquiring residential property in Malaysia, replacing the tiered scale a Malaysian buyer pays. On a RM4 million house that is RM320,000 in duty alone, against roughly RM144,000 on the tiered scale. Budget for it as a cash item on top of your deposit, because it is payable on the instrument and not financeable in the usual way.

Real property gains tax on the way out. A non-citizen disposing of Malaysian property pays 30% on the gain within the first five years and 10% from the sixth year onwards. There is no zero band for a non-citizen no matter how long you hold, which is different from the treatment a citizen eventually gets.

State consent. A foreign acquisition in Selangor requires the state authority's written consent, and it is applied for after the sale and purchase agreement is signed. Build the timeline for it into your completion schedule and make sure the agreement has a proper mechanism if consent is refused.

What does not apply here: Johor operates a separate state levy on foreign purchasers with its own rate and minimum. That is a Johor instrument. It has no application to a property in Selangor and you should ignore any advice that imports it.

Rates and effective dates change with each federal budget and each state circular. Have your solicitor confirm the current position before you commit.

How does Andara compare with a high-rise in the same price band?

They are not really competitors, and the clearest way to see it is through the Selangor rulebook rather than through the marketing.

A foreign buyer with RM4 million in Selangor has a straightforward path into strata property: clear RM2,000,000, obtain state consent, done. The same buyer with the same RM4 million may have no path at all into an individual-title landed home. So for a non-citizen, high-rise and landed at the same price are not two options — one of them may not be an option.

For a Malaysian buyer the comparison is the usual one, but the numbers here are stark. RM4 million buys you one of twenty homes with 4,100 to 5,112 sq ft over three storeys and a piece of freehold land in a mature Petaling Jaya township. The same RM4 million in a Klang Valley high-rise buys a large corner unit or a duplex in a building with several hundred neighbours, a facilities deck you pay for monthly whether you use it or not, and a share of common property rather than land.

The trade is land against amenity, and privacy against convenience. Landed gives you the appreciating asset and the freedom to renovate; high-rise gives you the pool, the lift and a maintenance regime that runs itself.

The other Selangor projects on this site are useful contrast rather than competition. ARRA Residences and Amaya Residences are both high-rise, both priced well under RM2 million at the top, and therefore both closed to non-citizens on price. Andara is the only one of the four Selangor pages I have written where the price clears the threshold — which is exactly why the title question is worth this much attention.

Why does one property portal show completion in 2020?

Because portal databases carry field errors, and this one is a good example of why you should not treat a listing page as a primary source.

The developer's official listing on one major portal displays Completion in 2020 in its property details panel. Andara launched on 27 April 2025. A project cannot complete five years before it launches.

The correct figure, from the developer's own June 2025 press release, is a target completion in the second quarter of 2028. That is the number on this page.

This is worth more than a footnote because it tells you something about how these pages are built. Portal listings are populated partly by developers, partly by agents and partly by templates, and a field that nobody checks will stay wrong for years. The same mechanism produces the confident distance figures and unit-mix tables you see quoted with no source.

The rule I apply on this site: if a number is not from the developer, from a government source, or measured by me, it does not appear. When a portal and a developer disagree, I say so rather than quietly picking one.

The date that actually binds anyone is the one written into your sale and purchase agreement, because the liquidated damages clause attaches to that date. Read it before you sign.

Before anything else: get the title format and the licence number in writing

On a RM4 million landed home with twenty units and 85% already taken, the two questions that actually change the outcome are which homes are still unsold and what the title format is. I will ask the developer for the current availability list, the land area per lot, the title format, the developer's licence number and the advertising and sale permit number, and send you the answers as they come back rather than as I imagine them.

I work with cross-border buyers from Singapore and with local investors. I'll tell you when a project isn't right for you — that's usually worth more than the brochure.
