One agent calls the 7,800 sq ft cluster figure the built-up rather than the land; agents also differ on 1.5 or 2 storeys (the developer says 2). For a factory those differences decide whether your machinery fits — get the developer’s spec sheet and the approved building plan.
Industrial purchases are outside the Housing Development Act, so the contract carries the protections. What to ask for is set out here.
Labour housing on site
A managed 1,200-bed dormitory addresses a real cost for manufacturers: compliant worker accommodation. Ask who operates it, the rate per bed, whether beds are allocated per factory, and whether it meets the accommodation standards your auditors will check.

Agents give about 7 km to the Senai–Desaru Expressway, 9 km to the Second Link Expressway, 10 km to Senai Airport, 32 km to JB and the CIQ, and 42 km to Tanjung Pelepas and Pasir Gudang ports. These are agent figures — confirm your own logistics routes.

Factories are not in the housing register
The National Housing Department register only covers residential developments under the Housing Development Act. Industrial parks such as SA88 are not in it, so there is no permitted price band or progress report to look up.
What to check instead: the title and its land-use category (industrial, and whether medium industry is allowed), the approved building plan, the power supply approval for the amperage you need, and the certificate of completion when the park is done.
