KSL Lakeview @ Ponderosa

Freehold serviced apartments by KSL, six layouts from a 506 sq ft one-bedroom to an 883 sq ft three-bedroom. KSL publishes the sizes but not the prices. Two of the six layouts are written as a sum — “646+237” and “764+355” — and that notation is the most important thing on this page. It is explained below.

KSL sells through five separately licensed companies. Ask which one signs your SPA.

“KSL” is a brand, not the entity on your sale and purchase agreement. The National Housing Department register records five active developer licences held by KSL-group companies. The one that signs your contract is the one whose licence, permit and track record you should be checking — not the group’s.

What this means for KSL Lakeview

The register indexes every scheme by its statutory name, not by a marketing name, and “KSL Lakeview” does not appear under any of the five licences. Under those five, the register carries exactly two live apartment schemes in Johor Bahru:

Read from teduh.kpkt.gov.my on 3 September 2026. Residensi Alam Permai carries permit 3390-83/08-2028/0701(N)-(S), valid 25 August 2025 to 24 August 2028, with one, two and three-bedroom parcels.

Neither of those is at Ponderosa. That is not an accusation; a scheme that has not yet been granted its advertising permit does not appear in the register at all, and the permit is what makes the unit count and completion date public. But it does mean one question is worth more than everything else on this page: “Which company signs the SPA, and what is its developer licence and project code?” Every blank on this page is filled the moment you have that code.

Read this first

Why I am not giving you a yes or a no

In Johor a non-citizen buying a strata property must pay at least RM1,000,000 per unit. Under sections 433B and 433C of the National Land Code a dealing below that floor is void, and the fine on conviction is not less than RM100,000 on the buyer and the seller both.

To apply that test I need a price. KSL has not published one for Lakeview. An agent site quotes a starting figure of RM260,000 for this development; that is an agent’s number, not the developer’s, and I am not going to convert it into a verdict on this page. If it is accurate, the development sits far below the floor.

The question to put to KSL in writing, before any money changes hands: what is the price of each layout, and is any unit priced at or above RM1,000,000? The floor and the penalties are set out here.

What “646 + 237” probably means, and why I will not state it as fact

Two layouts are quoted as a sum. KSL does not say what the second number is. In Malaysian strata practice there are two common explanations, and they have very different consequences:

  • An accessory parcel — most often a private roof terrace, a large balcony or a garden area attached to the unit. It is yours, it appears on the strata title, but it is not enclosed living space and it is normally valued well below the main parcel per square foot.
  • A dual-key arrangement — a second, separately-accessed sub-unit within the same title, which can be let independently.

Both fit “1+1 bedroom, 646+237”. They are not the same thing to own. The document that settles it is the schedule of parcel areas attached to the statutory sale and purchase agreement, which distinguishes the main parcel from any accessory parcel by name. Ask for it. Do not settle for a floor plan graphic.

There is a second reason this matters. If a seller quotes you a price per square foot using the combined figure, the number will look lower than it really is on the enclosed space you actually live in. On Type B4, 764 against 1,119 sq ft is a 46% difference in the denominator.

What is missing

No advertising permit number, no unit count, no storey count, no completion date, no maintenance charge, no price. My other project pages carry the APDL number issued under the Housing Development (Control and Licensing) Act 1966, because the permit is where the approved price band is recorded. Here is how to check one once you have the number.

KSL publishes a bedroom count and an area for each of the six, and no price and no drawing for any of them. Two layouts — B3 and B4 — are written as a sum of two areas, and that notation is the single most important thing on this page. I have shown both figures rather than adding them together, because adding them is exactly the mistake that makes a unit look cheaper per square foot than it is.

Where KSL writes two areas I have kept them separate — the document that says which is the main parcel and which is accessory is the schedule of parcel areas attached to the sale and purchase agreement.

The developer and one agent site name different areas.

Two of the three say Ponderosa, including the developer, and that is what this page uses. I am recording the third because Ponderosa and Taman Molek are adjacent but distinct addresses with different rental profiles, and a listing that names the wrong one is a listing worth reading carefully.

KSL does list one location-related fact worth noting: a shuttle bus to KSL City. That is the developer’s own shopping mall in Johor Bahru, and a private shuttle is a service commitment rather than public infrastructure. Ask how long it is contracted to run and who pays for it after handover — a shuttle funded out of the maintenance account is a cost to owners, not a free amenity.

KSL has not published a street address, a title reference or coordinates, so this page carries no map and no travel times.

The government record

Three Ponderosa schemes are in the register, held by three different companies. Without a licensed company name I will not pick one.

Every other project page on this website carries a table read from teduh.kpkt.gov.my — permit number, licensed developer, unit count, permitted price band, certified construction percentage, project status. I could not produce one here, and I would rather show my working than leave a silent gap.

What I searched, and what I found

By project name: “KSL Lakeview” and “Lakeview”, nationally. Nothing that belongs to this development.

By location: “Ponderosa”. The register holds three schemes carrying that name, each under a different licence holder:

Ponderosa is a place, not a developer. Any of these three could be next door to this project and none of them is evidence about it.

Residensi Ponderosa is the newest and the most tempting. It would look plausible on this page. I am not putting it there, because a wrong permit number is worse than none — you would rely on it, and it may belong to someone else’s building entirely.

The missing key

This page does not print a licensed company name, and that is the search key that unlocked most of the projects on this website. With it, I can search the entire national register and confirm a match by coordinate and unit count. Without it, all I have is a place name, and a place name is not enough.

What “not found” does and does not mean

Failing to find a project in this register is not evidence that it is unlicensed.

Two proofs from this website. “Fraser Heights” appears in the register word for word. “BEE” appears nowhere — and BEE has two entirely valid permits, registered as Taman Nusa Permata. And on the Setia Sky 88 page the correct records were invisible to any name search because the register’s project-name field contained the company name instead of a project name.

The one question that closes the gap

“What is the project code and advertising permit number for the unit you are offering me, and which company holds the licence?” In writing.

With a code you can read the whole record yourself in about a minute at teduh.kpkt.gov.my/semakan-status-kemajuan: registered name, licensed developer, unit count, permitted price band, certified construction percentage, permit expiry and status. And if the answer turns out to be one of the three codes above, you will be able to read exactly which one — which is a great deal better than me guessing on your behalf.

It is not a formality either. Under the Housing Development Act a developer may not lawfully advertise or sell units in a phase without a valid advertising and developer’s licence, and the statutory sale and purchase agreement — with late-delivery compensation at 10% per annum of the purchase price for strata housing — is tied to that licence.

Register searched at teduh.kpkt.gov.my on 27 August 2026, by project name and by location, national scope. Three same-location records found and set aside, with reasons above.

KSL Holdings

KSL Holdings Berhad is a Johor-based developer listed on Bursa Malaysia, long established in Johor Bahru, Skudai, Ulu Tiram and Iskandar Puteri, and one of the larger domestic developers in the state by number of concurrent launches.

One observation that affects how you read any Lakeview listing you find elsewhere: KSL’s own project website lists twelve current developments. One agent site lists thirty-three under the KSL name. I do not know the reason for the gap and will not pick one and present it as fact. The practical consequence is simple: check the developer’s own site before treating a quoted price as current.

KSL Holdings Berhad is the developer of this project. I am not employed by KSL and this page is not KSL material.

Straight answers

Questions I actually get asked

Can a foreigner buy at KSL Lakeview?

I cannot tell you, because KSL has not published a price and the test is purely a price test: RM1,000,000 per strata unit in Johor for non-citizens. Get the price list and the permit number and the question answers itself.

Is the 646+237 unit better value than the plain 646?

Not necessarily, and that is the trap. The extra 237 sq ft is almost certainly not enclosed living space — see the section above. If the price difference between the two is priced as though all 237 sq ft were living area, you are paying interior rates for a terrace. Compare the two prices per square foot of main parcel only.

Does the shuttle bus to KSL City add rental value?

It helps with tenant appeal, particularly for tenants without a car. What I would check before pricing it in: whether it is contractually committed beyond the developer’s handover period, and whether it is funded from the maintenance account. Services that quietly stop two years after vacant possession are common enough that the question is worth asking in writing.

There is no advertising permit number here. Can KSL be selling without one?

No developer may advertise or sell a housing scheme in Peninsular Malaysia without a valid advertising and sale permit. The absence on this page is not evidence that KSL lacks one — it is that KSL has not published the number, and I do not print numbers I cannot verify.

So ask for it directly, with its expiry date, and check it yourself against the Ministry of Housing register. A permit that has lapsed is a different conversation from one that is current, and only the register tells you which you are looking at.

One agent site places KSL Lakeview in Taman Molek. Which address should I trust?

KSL’s own listing says Ponderosa, and that is what this page follows. Where the developer and a portal disagree, the developer’s material wins — a portal does not sign your sale and purchase agreement, and portal addresses are frequently written to catch a more searched-for area name.

Settle it on the layout plan: the lot number and mukim are the only address that survives into your title. They also decide which local authority approved the plans and which assessment rate you will pay.

With no published price, what happens when I apply for a loan?

Nothing can start. A bank lends against the price in your sale and purchase agreement and its own valuation, so without a price there is no margin of finance to calculate and no indicative approval to obtain.

It matters more for a non-citizen, who typically obtains 60% to 70% margin where a Malaysian can reach 90%. Get the price list in writing and take it to a bank before you commit to anything — not after.

Freehold is stated on KSL’s own page. Is that enough to rely on?

It is a developer’s statement, not a document. Tenure is written on the title, and the only version that binds anyone is the one the land office holds. This page repeats what KSL says and labels it as such.

Ask your solicitor for a land search before the deposit. It returns the tenure, the registered proprietor and any encumbrance or restriction in interest — and on a Johor title bought by a non-citizen, a restriction in interest is what you should expect to find.

If I buy here, who am I competing with when I come to rent or sell?

Owners in your own building, mostly. Six layouts between 506 and 883 sq ft is a narrow, repetitive product, which means the unit next door is a near-perfect substitute for yours and price is the only lever either of you has.

Set against that, NAPIC recorded 9,972 unsold completed serviced apartment units in Johor in the first quarter of 2026 — the largest figure of any state, and in exactly this product type. That is the market your exit sits in.

Why does this page have no price?

Because the developer has not published one. I could reprint an agent’s figure and the page would look more complete, but it would be a number I cannot stand behind. When KSL publishes a price, or you send me the price list, I will update this page and date the change.

Get the price list and the parcel schedule

For this development, ask for both. The price list tells you where you stand on the RM1m floor; the parcel schedule tells you what the second number in “646+237” actually is.
