What Documents Do You Need to Buy a House?

Get your papers ready before you shop, and your loan approval moves in days, not weeks. Here is the full checklist for Malaysia.

⚡ Quick answer: To buy and finance a home in Malaysia you mainly need identity proof (IC/passport), income documents (payslips, EPF, bank statements, EA form or BE form), and the property documents (booking form, SPA). Salaried and self-employed buyers need slightly different income proof.

Nine times out of ten, a slow loan approval is not the bank being difficult — it is missing paperwork. Prepare these before you even put down a booking and you will sail through.

1. Identity & personal documents

  • Copy of your MyKad (IC) — front and back; passport for foreigners.
  • Recent passport-size photo (some banks still ask).
  • Marriage certificate, if buying jointly with a spouse.

2. Income documents

3. Property documents

  • Booking form / payment receipt from the developer or seller.
  • Sale & Purchase Agreement (SPA) once signed — the bank needs it to release the loan.
  • For subsale: a copy of the title and the seller’s quit rent / assessment receipts.
  • For new projects: the developer’s sales package and, often, the schedule of payment.
Self-employed tip: banks lean heavily on your declared, tax-filed income. If you under-declare to save tax, you may struggle to get the loan size you want. Plan your filings a year or two ahead of a big purchase.
