Taman Kerian Putra @ Parit Buntar
Terraces and semi-Ds in a township on the south side of Parit Buntar, beside the new Kerian District Administrative Complex: 201 houses in four selling entries on the government register, 99-year leasehold, with an SPA price band from RM397,743 on the permits. All four are Lancar (on schedule), 46%–82% built as read on 8 October 2026; the developer’s earlier 562 houses here already have their CCCs.

Taman Kerian Putra at a glance
Regulatory facts are from the government housing register (teduh.kpkt.gov.my), read on 8 October 2026; the rest from the four advertisements the developer filed with the housing ministry and its own brochures, site plan and site photos. Where the developer’s material and the register differ, I say so.

5 things that actually separate Taman Kerian Putra from other Kerian schemes
Not a feature list. Who this suits, and what to check.
Next to the new district administration centre
The developer’s phase plan places the Kerian District Administrative Complex, the new Majlis Daerah Kerian and JKR Kerian offices beside the township, with SMK Pekan Baru 1.1 km and SK Wawasan Perak 950 m away. If you work in government in Kerian, this is the shortest commute you will find in a new scheme.
A developer that has already delivered here
Eight earlier landed entries in this township — 562 houses — are completed with CCCs dated August 2022 to May 2024, and you can walk through them before you buy. The honest caveat: five of those entries needed approved extensions of 5 to 11 months.
Four house types, one township
Single-storey terraces of about 883 and 958 sq ft, double-storey terraces of about 1,819 sq ft and semi-Ds of about 2,142 sq ft (register figures), so a first home and an upgrade can sit in the same neighbourhood.
Leasehold to 2123, not freehold
The filed advertisements print a 99-year lease expiring 31 March 2123, with no land encumbrance. Banks lend on it normally; it is the reason a foreign buyer can consider it at all in Perak.
On schedule on the register today
All four selling entries are Lancar on 8 October 2026: the most advanced, 8401-19, is about 81% built against vacant possession due 3 March 2027; the newest, 8401-25, is about 46–48% built against 4 March 2028.
201 houses now selling, in a township of more than 700 completed homes
The register lists 562 completed houses and 150 completed flats in earlier Taman Kerian Putra entries, plus 100 Rumah PerakKu affordable flats under construction; the four entries on this page add 201 houses.
Estate and specification
An open township, not gated: no clubhouse and no guardhouse. What the site plan and the specification on the filed advertisements show:

- Reserves for a surau, kindergarten and council use
- Police post (Pondok Polis), water tank, treatment plant and retention pond

What is on the record, and when
All 4 published layouts, smallest to largest
Four house types across the four selling entries. Built-up figures are the government register’s per-type figures; lot sizes are the developer’s minimums.

Single-storey terrace Jenis 1 — about 883 sq ft, 3 bedrooms
The newest and narrowest-deep layout: 22′ wide (6.7 m), with living and dining along one side and three bedrooms along the other, the master bedroom at the front. The developer’s Fasa 6 brochure quotes a minimum lot of 22′ x 60′ and built-up of 22′ x 40′. Register entry 8401-25 has 24 of these at 82 sq m (about 883 sq ft), recorded as 46.04% built and Lancar, vacant possession due 4 March 2028.
💬 Ask about single-storey Jenis 1
Single-storey terrace Jenis 3 — about 958 sq ft, 3 bedrooms
A 20′-wide house about 48′ deep behind a car porch for two cars: living and dining down one side, master bedroom with attached bathroom at the front, bedrooms 2 and 3, second bathroom and kitchen at the back. It appears in three entries: 15 units in 8401-19 (81.5% built), 41 in 8401-21 (64.88%) and 22 in 8401-25 (48.18%), all at 89 sq m (about 958 sq ft) on the register.
💬 Ask about single-storey Jenis 3
Double-storey terrace Jenis 5 — about 1,819 sq ft, 4 bedrooms
Ground floor: living, dining, a utility room, kitchen and bedroom 4 with a bathroom beside it at the back — useful for a parent. First floor: master bedroom with bathroom and balcony at the front, a family area, and bedrooms 2 and 3 sharing a bathroom. The developer’s brochure gives 20′ x 46′ built-up on a 20′ x 70′ minimum lot; the register enters 169 sq m (about 1,819 sq ft). 63 units in 8401-19 (81.19% built) and 12 in 8401-21 (54.17%).
💬 Ask about double-storey Jenis 5
Double-storey semi-detached Jenis 6 / Jenis 7 — about 2,142 sq ft, 5 bedrooms
Ground floor: a large family hall, foyer and living area, kitchen, utility room and bedroom 5 with its own bathroom. First floor: master bedroom with bathroom and balcony, and bedrooms 2, 3 and 4 with two more bathrooms. The brochure quotes a minimum lot of 34′ x 75′ and minimum built-up of 24′ x 45′; the register enters 199 sq m (about 2,142 sq ft) for both types. Entry 8401-22 (Fasa 4) has 12 Jenis 6 (71.25% built) and 12 Jenis 7 (50.83% built); the plan shown is Jenis 6, and the two types share the same register size.
💬 Ask about semi-DPlans are from the developer’s advertisements filed with the housing ministry. Corner and end lots are larger; ask me for the dimensioned plan and the area for your plot.

The first four columns are the developer’s own figures, printed on its semi-detached brochure; it does not say whether they are road or straight-line distances. The last column gives approximate road distances I worked out on 8 October 2026 with an open road-routing tool (OpenStreetMap data), from the site coordinates on the government register to each town centre (from the coordinates printed on the filed advertisement for entry 8401-22); my Kuala Kurau figure matches the developer’s, and my Taiping figure is about 2 km shorter. Check them for your own route.
201 houses in Parit Buntar on four permits — permitted from RM397,743
On the government housing register this scheme is entered as Taman Kerian Putra under the four selling project codes 8401-19, 8401-21, 8401-22 and 8401-25; the developer markets it as Taman Kerian Putra 2. The licence is held by Bumi Johan Sdn Bhd (8401). I read the entries on teduh.kpkt.gov.my on 8 October 2026.

Building types by entry: 8401-19 is 63 double-storey terraces (Jenis 5, 169 sq m, about 1,819 sq ft) and 15 single-storey terraces (Jenis 3, 89 sq m, about 958 sq ft); 8401-21 is 41 single-storey terraces (Jenis 3, about 958 sq ft) and 12 double-storey terraces (Jenis 5, about 1,819 sq ft); 8401-22 is 24 double-storey semi-detached houses (Fasa 4: 12 Jenis 6 and 12 Jenis 7, 199 sq m, about 2,142 sq ft each); 8401-25 is 46 single-storey terraces (22 Jenis 3 at 89 sq m and 24 Jenis 1 at 82 sq m, about 883 sq ft). Approving authority: Majlis Daerah Kerian; building plan reference printed on the filed advertisements M.D.KERIAN. B/02/08/23(10) (the text layer of three of them reads “0B” for “08”). Expected completion printed on those advertisements: June 2027 (8401-19 and 8401-21), March 2027 (8401-22) and November 2027 (8401-25); the developer’s brochure says 24 months from the SPA. Tenure: leasehold (pajakan), 99 years expiring 31 March 2123 as printed on all four filed advertisements; an agency summary gives a different expiry, so check the title. Land encumbrance: none (Tiada). Restriction in interest: not printed on the filed advertisements — ask for the title. Developer’s licence: 8401/02-2029/1547(A), valid 10 February 2024 to 9 February 2029. Permits valid from: 22 January 2025 (8401-19), 25 July 2025 (8401-21 and 8401-22), 12 February 2026 (8401-25). The register lists 8401-19/01-2027/0058(N)-(L) as the earlier, now inactive form of the 8401-19 permit; the developer’s brochure prints that (N) number, which I first mis-read as …/0068. SPA form: Schedule G (Jadual G, landed property with individual title) for all four. Date of first SPA and vacant possession due under the SPA: 3 March 2025 → 3 March 2027 (8401-19); 18 September 2025 → 18 September 2027 (8401-21); 9 October 2025 → 9 October 2027 (8401-22); 4 March 2026 → 4 March 2028 (8401-25). The register gives no Bumiputera-quota count for these entries. The register’s map point for 8401-22 sits several kilometres from the others; the advertisement filed for it prints coordinates 5.119404, 100.496156, inside the township.
The price band on the permit is the developer’s approved SPA (sale and purchase agreement) price range on the government register — the range within which units may be sold, not a current price list for any particular unit. Check the entry yourself: teduh.kpkt.gov.my/semakan-status-kemajuan?kodProjek=8401-19 (then 8401-21, 8401-22 and 8401-25) · How to run this check yourself, and what the seven status words mean →
What the permitted price band tells you
The permitted band across the four entries is RM397,743 to RM925,440. By type: single-storey terrace Jenis 3 (about 958 sq ft) RM430,560 – RM645,320 (8401-19, 15 units), RM397,743 – RM654,148 (8401-21, 41 units) and RM403,800 – RM565,800 (8401-25, 22 units); single-storey terrace Jenis 1 (about 883 sq ft, 24 units) RM397,800 – RM511,800; double-storey terrace Jenis 5 (about 1,819 sq ft) RM513,884 – RM726,640 (8401-19, 63 units) and RM510,273 – RM733,656 (8401-21, 12 units); double-storey semi-detached (about 2,142 sq ft) Jenis 6 RM775,545 – RM877,473 and Jenis 7 RM828,800 – RM925,440 (12 units each). The bottom of the band is a single-storey terrace and the top is a Jenis 7 semi-D. Each band is wide because it spans intermediate and corner lots, and the register does not say which lots carry Bumiputera quota. Every figure is above the RM300,000 Zone 3 minimum for a foreign buyer of a landed home. The current price list is a separate document: ask for it by name, with the plot number.
About 46% to 82% built, all Lancar
The four selling entries all carry the status Lancar — on schedule, no adverse flag — as I read them on 8 October 2026. Recorded progress: 8401-19 81.19% (double-storey) and 81.5% (single-storey), vacant possession due 3 March 2027; 8401-21 64.88% (single-storey) and 54.17% (double-storey), due 18 September 2027; 8401-22 71.25% (Jenis 6 semi-Ds) and 50.83% (Jenis 7), due 9 October 2027; 8401-25 48.18% (Jenis 3) and 46.04% (Jenis 1), due 4 March 2028. The percentages are the developer’s own progress returns to the ministry (the statutory 7(f) report).
The track record on the same register. Eight earlier landed entries in Taman Kerian Putra (8401-7 to 8401-15, 562 houses) are Siap Dengan CCC, with CCCs dated between August 2022 and May 2024. Five of them had approved extensions of time (11 months for 8401-7 and 8401-8, 5 months for 8401-9, 8401-10 and 8401-11), and three more (8401-13, 8401-14 and 8401-15) received their CCC two to five months after the SPA delivery date with no extension shown. So: delivered, but not always on the SPA date. Ask what the SPA says about late delivery for your unit.
Note today’s reading and re-check before each progress payment your bank releases. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. All four entries sit in Lancar — no adverse flag.
Foreign buyers: what Perak allows
Yes in principle, for some buyers. The land is leasehold, Parit Buntar falls under Zone 3 (Kerian district) — confirm the zone with a lawyer — and the whole permitted band (RM397,743 to RM925,440) is above the RM300,000 Zone 3 minimum for a landed home. A foreign buyer must buy direct from the developer, needs State Authority consent, and cannot take a Bumiputera-quota lot.
Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.
What is not published, and therefore not on this page
- Which plots fall under each register entry, and which carry Bumiputera quota
- Built-up area plot by plot (the register gives one figure per type; corner and end lots differ)
- Restriction in interest on the title (not printed on the filed advertisements)
- The permits for the other phases the developer describes (shop offices, Fasa 6 single-storey terraces beyond entry 8401-25, future phases)
- Total land area of the township: the agency summary says 80 acres, The Edge (June 2026) says 144.73 acres for the wider township
- Street addresses for the new phases
About Bumi Johan Sdn Bhd and Asiabina
Start with the fact you can check yourself. The developer is Bumi Johan Sdn. Bhd., company no. 447369-U, of No. 29, Jalan Damai, Taman Damai, 34200 Parit Buntar, as printed on its advertisements filed with the housing ministry; the register gives its registered address in Seberang Perai Tengah, Penang. It is licensed developer no. 8401, licence 8401/02-2029/1547(A), valid 10 February 2024 to 9 February 2029. The sales office is run by Damai Hikmat Sdn. Bhd. (197316-M) at the same Jalan Damai address.
The brochures carry the Asiabina logo and the Chinese group name 金辉集团. In a June 2026 advertorial in The Edge Malaysia, Asiabina says it was founded in 1988 by Dato’ Yong Chai Seng, that its first project was 20 terraced houses in Bagan Serai, and that it has delivered more than 15,000 homes and commercial units; it describes Taman Kerian Putra as a 144.73-acre township with 1,389 residential and 115 commercial units. That is the group’s own account.
What the register shows independently: in this township, eight landed entries (562 houses) and one flat entry (150 units) are completed with CCC, and the 100-unit Rumah PerakKu Kerian Putra affordable flats are under construction and Lancar. Megah Puri Sdn Bhd, whose Taman Serai Merbau brochure in Bagan Serai carries the same Asiabina logo and the same Jalan Damai office, appears to be a sister company.
Project website: none found. Check the developer on the KPKT TEDUH portal (teduh.kpkt.gov.my).
Frequently asked questions
What is the price of Taman Kerian Putra?
The SPA price band on the advertising permits is RM397,743 to RM925,440: single-storey terraces RM397,743 – RM654,148, double-storey terraces RM510,273 – RM733,656 and double-storey semi-Ds RM775,545 – RM925,440, across four register entries. That is the developer’s approved selling-price range on the government housing register as I read it on 8 October 2026 — not a current price list for any particular unit. For the current unit-by-unit price list, WhatsApp me.
Is Taman Kerian Putra completed?
The earlier phases are: eight landed entries (562 houses) have CCCs dated August 2022 to May 2024. The four phases now selling are not: on 8 October 2026 they are 46.04% to 81.5% built, all Lancar (on schedule), with vacant possession due under the SPA on 3 March 2027, 18 September 2027, 9 October 2027 and 4 March 2028 depending on the entry.
Is it delayed?
Not on the register today: all four selling entries are Lancar, the ministry’s on-schedule status. On the earlier phases, five entries needed approved extensions of 5 to 11 months and three received their CCC a few months after the SPA date, so ask how late delivery is handled in your SPA.
Where is Taman Kerian Putra?
It is in Pekan Baru, on the south side of Parit Buntar town, Kerian district, Perak, beside the new Kerian District Administrative Complex, SMK Pekan Baru and SJK(T) Saint Mary’s. The developer puts it 2.0 km from the Parit Buntar clock-tower roundabout and 2.3 km from the KTM station.
Is it freehold or leasehold?
Leasehold: 99 years, expiring 31 March 2123 as printed on the developer’s advertisements filed with the housing ministry. Ask to see the title, because an agency summary gives a different expiry date.
What house types and sizes are there?
In the four selling entries: single-storey terraces of about 958 sq ft (Jenis 3, 3 bed / 2 bath) and about 883 sq ft (Jenis 1, 22′ wide), double-storey terraces of about 1,819 sq ft (Jenis 5, 4 bed / 3 bath) and double-storey semi-detached houses of about 2,142 sq ft (5 bed / 5 bath). These are the register’s built-up figures; the brochures quote minimum lots of 20′ x 70′ (terraces) and 34′ x 75′ (semi-Ds).
Can foreigners or Singaporeans buy?
Yes in principle, for some buyers. It is leasehold, Parit Buntar falls under Zone 3 (Kerian) — confirm the zone with a lawyer — and the whole band is above the RM300,000 Zone 3 landed minimum. Perak bars foreigners from freehold property and lets them buy leasehold homes only direct from the developer, with State consent and never a Bumiputera-quota lot. Confirm the current rules before you pay.
Is it gated and guarded? Is there a maintenance fee?
No. The developer describes the township as non-gated and non-guarded, and no maintenance charge is published. You pay assessment to Majlis Daerah Kerian and quit rent to the land office.
Who is the developer?
Bumi Johan Sdn Bhd (447369-U), licensed developer no. 8401, part of the Asiabina group (金辉集团), which has built in Kerian since 1988. Its sales office is at No. 29, Jalan Damai, Taman Damai, Parit Buntar.
How much can I borrow?
For your first and second residential property, Malaysian banks generally lend up to 90% of the price, subject to income and credit record.
How do I view the houses?
WhatsApp me on +60 10-906 6685. Completed houses from the earlier phases can be seen in the township; I will send the current price list and the latest register reading first.
5 things worth asking for before you book
Four phases are selling at once here, so be precise. I will ask for all of these on your behalf:
- Which register entry (8401-19, 8401-21, 8401-22 or 8401-25) your plot falls under, and its current advertising permit
- Whether your plot is a Bumiputera-quota lot
- The title, to confirm the lease expiry and any restriction in interest
- The latest progress certificate for your row and the SPA delivery date
- The Housing Development Account bank and number, to pay into
No obligation, and no mailing list.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
