What would you like to know?

Jump straight to the part you came for.

Why this one

5 things that actually separate Metro Gardens from other Batu Gajah terraces

Not a feature list. What the record shows, and what it does not.

✅

Finished early, on the government’s record

The register records Siap Dengan CCC: CCC on 28 April 2026 and vacant possession on 4 May 2026, against a delivery date of 20 August 2026 under the first SPA (20 August 2024). That is about three and a half months early — uncommon, and worth noting about the builder.

🛏

A big double-storey: 5 bedrooms on the register

The register enters 5 bedrooms and 4 bathrooms and 188–206 sq m (about 2,024–2,217 sq ft). The floor plans show four bedrooms upstairs (the master with its own bathroom) and a guest room with a bathroom beside it on the ground floor — useful for a parent. The advert’s headline counts 4 bedrooms and 3 bathrooms, leaving out the guest room and the ground-floor bathroom.

🍳

Wet and dry kitchen, and side terraces

The ground floor has a separate wet kitchen (Dapur Basah) behind the dry kitchen, open living and dining, and a car porch for two cars on the plan. Corner units add a side terrace (Teres) on both floors.

📍

Between Batu Gajah and Lahat, not in Ipoh

The estate sits off Persiaran BG Perdana 1, on the Pusing–Lahat side of Batu Gajah, about 2 km in a straight line from Batu Gajah Sentral at the edge of town. Ipoh’s AEON and Tesco sit at the far end of Jalan Perindustrian Pengkalan on the developer’s map. It suits buyers working around Batu Gajah, Pusing, Lahat or the Pengkalan industrial area.

⚠

The advertising permit has lapsed

Permit 9495-13/06-2026/0484(N)-(L) ran from 4 June 2024 to 3 June 2026 and the register shows no renewal. For a completed estate that is common, but a developer may advertise and sell new houses only under a valid permit — so if you are offered a house “from the developer”, ask for the current permit; otherwise you are buying from an owner.

The detail

60 double-storey terraces with 5 bedrooms, completed in April 2026

The developer’s site plan of Taman Metro Maya shows rows of 20′ x 70′ terraces facing internal roads off Persiaran BG Perdana 1, a field (Padang) along the north side, a green area (Kawasan Hijau) and a TNB substation. The plan covers both Metro Maya phases; it does not mark which rows belong to the 60 houses here.

Layout

The one published layout, on two floors

All 60 houses are the same double-storey terrace type on a 20′ x 70′ lot; the register gives a built-up range of 188–206 sq m, the larger figures being end and corner units.

Location

Where Metro Gardens sits, and what is near it

Taman Metro Maya is on the north-east side of Batu Gajah, in Kinta district, reached from Persiaran BG Perdana 1 and Laluan BG Perdana 2 in Batu Gajah Perdana. The developer’s map places it between Pusing to the north-west, Lahat to the east and the Pengkalan industrial area to the south-east, with the Ipoh–Lumut Highway and Jalan Lahat to the north.

The map loads only when you click it, so this page does not send anything to Google before you ask it to.

Roads

  • Persiaran BG Perdana 1 — the estate’s frontage road (site plan)
  • Ipoh–Lumut Highway and Jalan Lahat — north of the estate (developer’s map)
  • Jalan Perindustrian Pengkalan towards Jalan Bandaraya Ipoh — south (developer’s map)

Batu Gajah

  • Batu Gajah Sentral, at the edge of Batu Gajah town — ~2 km in a straight line
  • Hospital Batu Gajah — west, on Jalan Pusing (developer’s map)
  • TF Value-Mart, Batu Gajah — on the developer’s map

Towards Ipoh

  • Lahat — east (developer’s map)
  • Pengkalan industrial area, McDonald’s, Tesco and AEON — south-east, towards Ipoh (developer’s map)
  • Ipoh city centre — very roughly 18–20 km by road (my estimate)

Leisure

  • Clearwater Sanctuary Golf Resort — south-west (developer’s map)
  • Medan Bemban Mesra, west of Batu Gajah — ~4.7 km in a straight line, for comparison

The developer publishes a location map but no distances. The two straight-line figures are measured between the site coordinates on the government register and those of the other places; the Ipoh figure is my rough estimate. The road-routing service I normally use for road distances was unavailable on 8 October 2026, so check the drive from your own starting point.

The government record

60 houses in Batu Gajah, completed with CCC — permitted from RM450,000

On the government housing register this scheme is entered as Taman Metro Maya, project code 9495-13; the developer’s brochure markets it as Metro Gardens, and its site plan notes it as phase 2 of Taman Metro Maya. The licence is held by P.K Lee Sdn Bhd (9495). I read the entry on teduh.kpkt.gov.my on 8 October 2026.

Building type: 60 double-storey terraces (Rumah Teres, 2 storeys), 188–206 sq m (about 2,024–2,217 sq ft), CCC 28 April 2026, vacant possession 4 May 2026. Approving authority: Majlis Daerah Batu Gajah, approval no. MDBG.(JKEJ).600-1/6/71(8). Tenure: 99-year leasehold, expiring 29 November 2115. Land encumbrance: none (Tiada). Restriction in interest: the land may be transferred or leased only with the State Authority’s written consent. Expected completion printed in the advertisement: March 2026. Advertising permit valid 4 June 2024 to 3 June 2026; the register shows no renewal, so ask for the current permit if a house is offered by the developer. Developer’s licence: the register carries 9495/11-2031/0402(A), valid 17 November 2026 to 16 November 2031; the brochure prints the licence it renews, 9495/11-2026/1274(A), valid 17/11/2023 – 16/11/2026 (the copy filed with the ministry shows the suffix as (R)). SPA form: Schedule G (Jadual G, landed property with individual title). Date of first SPA: 20 August 2024; vacant possession due under that SPA: 20 August 2026. Bumiputera lots: shaded on the developer’s site plan; the register entry states no number. The earlier Taman Metro Maya phase, entry 9495-10 (88 double-storey terraces, 4 bed / 3 bath, 163–192 sq m), was completed with CCC on 9 October 2024.

The price band on the permit is the developer’s approved SPA (sale and purchase agreement) price range on the government register — the range within which units may be sold, not a current price list for any particular unit. Check the entry yourself: teduh.kpkt.gov.my/semakan-status-kemajuan?kodProjek=9495-13 · How to run this check yourself, and what the seven status words mean →

What the permitted price band tells you

The permitted band is RM450,000 to RM638,000 for all 60 double-storey terraces (about 2,024–2,217 sq ft). The bottom of the band is an intermediate house; the top is in practice an end or corner unit with more land and the larger built-up. The brochure prints the same minimum and maximum. The current price list is a separate document: ask for it by name, with the lot number.

Completed: CCC issued 28 April 2026

The register records 100% built and Siap Dengan CCC: CCC 28 April 2026, vacant possession 4 May 2026, against 20 August 2026 under the first SPA — delivered early. The percentage is the developer’s own progress return to the ministry (the statutory 7(f) report).

The advertising permit lapsed on 3 June 2026 and the register shows no renewal. A housing developer may advertise and sell only under a valid permit, so a house offered today is either an owner’s sub-sale or needs a renewed permit — ask which. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. This entry sits in Siap Dengan CCC.

Foreign buyers: what Perak allows

Only for some units, and only direct from the developer. The land is leasehold and Batu Gajah falls in Zone 2, where the minimum for a landed home is RM500,000; the permitted band, RM450,000 to RM638,000, straddles that line, so only the dearer houses could qualify. With the estate completed and the permit lapsed, most houses will change hands as sub-sales, which foreigners may not buy, and the Bumiputera lots are excluded.

Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

What is not published, and therefore not on this page

  • Which rows on the site plan are the 60 houses of this entry, and how many of them are Bumiputera lots
  • A renewed advertising permit (none on the register after 3 June 2026)
  • The exact street addresses and postcode (portals give 31550; confirm on the title)
  • Maintenance arrangements: none are published, as for an ordinary open estate

Developer

About P.K Lee Sdn Bhd

Start with the fact you can check yourself. The developer is P.K Lee Sdn. Bhd. (501735-W), 李興發展有限公司, of 108 Jalan Theatre, 30300 Ipoh, as printed on its brochure. On the government housing register it is licensed developer no. 9495; the brochure prints licence 9495/11-2026/1274 (to 16 November 2026) and the register already carries its renewal, 9495/11-2031/0402(A), valid 17 November 2026 to 16 November 2031.

Its own website (pklee.com.my) describes an Ipoh group with property, construction, education, forestry, quarry and hotel divisions. Its record at this estate is on the register: Taman Metro Maya entry 9495-10 (88 double-storey terraces, CCC October 2024) and this entry, 9495-13 (60 houses, CCC April 2026, ahead of the SPA date).

My view: two completed phases in a row, the second delivered early, is a better record than most small Perak developers can show. It says nothing about any individual house — inspect it and check the title.

Developer website: www.pklee.com.my (no Metro Gardens project page found on 8 October 2026).

FAQ

Frequently asked questions

What is the price of Metro Gardens?

The SPA price band on the advertising permit is RM450,000 to RM638,000 for the 60 double-storey terraces. That is the developer’s approved selling-price range on the government housing register as I read it on 8 October 2026 — not a current price list for any particular unit. For the current unit-by-unit price list, WhatsApp me.

Is Metro Gardens completed?

Yes. The register records Siap Dengan CCC: CCC 28 April 2026 and vacant possession 4 May 2026, before the 20 August 2026 delivery date under the first SPA.

Is Metro Gardens the same as Taman Metro Maya?

Yes. The brochure markets it as Metro Gardens, Batu Gajah; the government register and the advertisement filed with the ministry call it Taman Metro Maya (project code 9495-13), and the site plan notes it as phase 2 of Taman Metro Maya.

How many bedrooms does it have?

The register enters 5 bedrooms and 4 bathrooms. The plans show 4 bedrooms upstairs (3 bathrooms) and a guest room with a bathroom on the ground floor; the advert’s headline counts only 4 bedrooms and 3 bathrooms.

How big are the houses?

About 2,024–2,217 sq ft built-up (188–206 sq m on the register) on 20′ x 70′ lots; end and corner units are larger.

Is it freehold or leasehold?

It is 99-year leasehold, expiring on 29 November 2115, with individual titles — about 89 years remain in 2026.

Can foreigners or Singaporeans buy?

Only for some units, and only direct from the developer. It is leasehold, and Batu Gajah falls in Zone 2, where the minimum for a landed home is RM500,000 — the permitted band (RM450,000 to RM638,000) straddles it; sub-sales and Bumiputera lots are closed to foreigners. Perak’s rules (Malaysian Bar Circular 444/2024): no freehold since September 2023; leasehold homes only from the developer above the zone minimum; State consent always. Confirm before you pay anything.

Is the advertising permit still valid?

No. Permit 9495-13/06-2026/0484(N)-(L) expired on 3 June 2026 and the register shows no renewal. If a house is offered by the developer, ask for the current permit; otherwise you are buying from an owner.

Is there a maintenance fee?

None is published: it is an ordinary open terrace estate with no guardhouse in the developer’s material. You pay assessment to Majlis Daerah Batu Gajah and quit rent to the land office.

How much can I borrow?

For your first and second residential property, Malaysian banks generally lend up to 90% of the price, subject to your income, credit record and the bank’s valuation.

How do I view a house?

WhatsApp me on +60 10-906 6685. Viewings are by appointment; I will confirm who is selling and send the current price list first.

5 things worth asking for before you book

The houses are built, so the questions are about who is selling and the paperwork. I will ask for all of them on your behalf:

  • Whether you are buying from the developer (and under which current permit) or from an owner
  • The individual title: tenure to 29 November 2115, restriction in interest, Bumiputera status
  • The built-up area of your specific house in the SPA schedule
  • The CCC reference and the defect-liability period remaining
  • Current quit rent and Majlis Daerah Batu Gajah assessment

No obligation, and no mailing list.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

Open the filed advertisement (PDF)

Read from teduh.kpkt.gov.my on 2026-10-08, project code 9495-13. Re-read weekly.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
