5 things that actually separate Batu Gajah Sentral from other Kinta shop lots
Not a feature list. What matters for a small commercial buy in a district town — including the parts that should make you pause.
It is finished: you buy what you can see
The developer states the shops are completed with CCC. You inspect the actual unit, roof and drainage before paying, and rent can start once you fit out — no 3-year wait as with an off-plan shop.
Freehold commercial title
The developer lists the land as freehold with commercial title. For a shop you may hold for decades or pass on, that removes lease-renewal cost from the equation.
Three lot sizes, from 1,400 sq ft of land
Standard intermediate lots are 20′ x 70′ (1,400 sq ft); the scheme also has 30′ x 70′ and 22′ x 67′ lots. Wider units suit clinics, showrooms or F&B that need frontage.
Next to Batu Gajah’s civic centre
The developer’s radius map puts Hospital Batu Gajah and the district council roughly 1 km away, and the site on the main road linking Batu Gajah, Pusing, Papan and Tanjung Tualang.
The honest caveat: this is a district-town market
Batu Gajah is about 25 km from Ipoh city centre. The developer cites a catchment of 180,000 people (its figure, not a census number). Photos show many shutters still closed; check actual tenant demand and rents on the street before you buy for yield.
What the developer’s material actually says
A small completed commercial scheme, so there are no facilities to list. This is the estate and what is on record.
Estate and access, by where they sit
From the developer’s presentation and summary; parking and security as stated there.
Frontage and parking
- Open-air marked parking bays in front of the shops (developer photos)
- No dedicated car park allocation published
- No security tier published
Integrated scheme
- Described as an integrated development with a food centre, commercial shops and housing
- Estate signage: Taman Batu Gajah Transit
Roads
- On the main road into Batu Gajah town centre
- Direct road access to the Ipoh–Lumut road towards Pusing, Papan and Tanjung Tualang
Costs to budget
- No maintenance fee or sinking fund (landed shop, per developer)
- Quit rent and MDBG assessment apply
- Fit-out is your own cost: shops are handed over bare
What is on the record, and when
All 3 published lot sizes, smallest to largest
The developer publishes land dimensions, not built-up or floor plans. I’ll get the approved plan for the specific shop you shortlist.
Intermediate shop — 20′ x 70′ (1,400 sq ft land)
The standard lot and the one the developer headlines. Suits a single-operator business downstairs with office or storage above. Built-up not published.
💬 Ask about the 20′ x 70′ shopsShop — 22′ x 67′ (1,474 sq ft land)
Slightly wider frontage on a shorter lot. Where these sit in the row is not published; ask me which units they are. Built-up not published.
💬 Ask about the 22′ x 67′ shopsWide or corner shop — 30′ x 70′ (2,100 sq ft land)
Half as wide again as the standard lot, which matters for signage and a double-shutter front. Built-up not published.
💬 Ask about the 30′ x 70′ shopsLot sizes are land dimensions from the developer’s summary. Square-foot figures are simple width x depth.

Images are the developer’s own photographs of the completed shops. Condition today may differ; I recommend a site visit.
💬 Ask for current site photosWhere Batu Gajah Sentral sits, and what is measurably near it
It is often listed under Ipoh, but the shops are in Batu Gajah, a separate town in Kinta district south-west of Ipoh. The site sits on the main road just north of Batu Gajah town centre, between the town and Pusing, behind the “Taman Batu Gajah Transit” estate sign.
The map loads only when you click it, so this page does not send anything to Google before you ask it to.

Advertising and sale permit — Batu Gajah Sentral
Malaysian housing-advertisement particulars apply to residential schemes. For completed commercial units like these, the documents that matter are the CCC and the individual title. None of the statutory particulars are printed in the material I have.

Developer named on the sales material: Keris Properties Holding Sdn Bhd. Title category stated as commercial. Encumbrance, title number and CCC date are not printed; ask for a title search before booking.
Foreign buyers: what applies here
Foreigners can generally buy commercial property in Malaysia only above a minimum price threshold (commonly RM1,000,000 under federal guidelines and Perak state policy) and with State Authority consent. Confirm the current figure with me or your lawyer; a standard shop here is likely to fall below it.
What is not published, and therefore not on this page
- Total number of shops and built-up areas
- Floor plans
- CCC date and title numbers
- Whether any unit carries a Bumiputera or Malay-reserve restriction
- Current tenant mix and achieved rents
About Keris Properties Holding Sdn Bhd and Team Keris
Start with the fact you can check yourself. The developer named on the sales material is Keris Properties Holding Sdn Bhd. The same material routes bookings through the Team Keris (TKB) office; I have not verified the shareholding link on SSM, so ask for the company search if it matters to you.
Team Keris Berhad describes itself as an Ipoh developer established in 1991, with integrated developments across Perak — shopping malls, commercial buildings, transport terminals, hotels and housing — and headquarters at TKB Tower, Times Square Ipoh, Jalan Sultan Nazrin Shah (Jalan Gopeng). Its Ipoh projects include the Ipoh South township.
For a completed shop, the developer’s track record matters less than the building in front of you: inspect the unit, check the title and CCC, and look at who is actually trading on the row.
No dedicated project website found. Team Keris profile: my.jobstreet.com (company page).
Frequently asked questions
Is Batu Gajah Sentral in Ipoh?
No — it is in Batu Gajah town, Kinta district, about 25 km by road south-west of Ipoh city centre. It is marketed with Ipoh projects because it falls in greater Ipoh’s Kinta Valley.
Is it freehold?
Yes. The developer states the land is freehold with commercial title.
Is it completed?
Yes. The developer’s February 2022 summary lists the shops as completed with a Certificate of Completion and Compliance (CCC). Ask me for a copy of the CCC for the unit you like.
What sizes are the shops?
Three land sizes are published: 20′ x 70′ (1,400 sq ft), 22′ x 67′ (1,474 sq ft) and 30′ x 70′ (2,100 sq ft), all double-storey. Built-up is not published.
Can a foreigner or Singaporean buy a shop here?
Only above the minimum price threshold for foreign purchase (commonly RM1,000,000 for commercial property) and with State consent. A standard shop here is likely below that, so check with me before planning around it.
Is there a maintenance fee?
No. The developer lists maintenance fee and sinking fund as not applicable; owners pay quit rent and Majlis Daerah Batu Gajah assessment.
What is nearby?
Hospital Batu Gajah and the district council are about 1 km away, Kinta Golf Club about 2 km, Batu Gajah town centre about 2 km and the Batu Gajah ETS station about 5 km.
What rental can I expect?
No rental figures are published, and I won’t guess one. Photos show several shutters closed; I can pull recent asking rents for Batu Gajah shop lots before you decide.
How much can I borrow for a shop?
Banks assess commercial loans case by case, usually on your income and the property valuation; margins are often lower than the 90% available for a first home. I can get indicative quotes from two or three banks.
How do I view the shops?
Viewing is by appointment. WhatsApp me and I’ll arrange access and send you the location pin.
6 things worth asking for before you book
For a completed shop in a district town, these decide whether it is a good buy. I will ask for all of them on your behalf. (1) A copy of the CCC and the individual title. (2) A title search showing tenure, category and any encumbrance. (3) The approved building plan and built-up of the unit. (4) Recent asking rents and occupancy on the same row. (5) Quit rent and MDBG assessment amounts. (6) The current price list and which shops remain.
No obligation, and no mailing list.
