5 things that actually separate Chemor Setia from other shop lots in north Ipoh
Not a feature list. These are the points I would put to you across a table, including the ones that cut the other way.
Main-road frontage on Jalan Kuala Kangsar
The developer’s location map puts the site on Jalan Chemor Setia, facing Jalan Kuala Kangsar — the old trunk road (Federal Route 1) between Ipoh and Sungai Siput. That means passing traffic and visibility. The trade-off: this stretch is ordinary small-town commerce, not a destination mall strip.
Detached-style shops, which are rare
Eight of the 15 units are single-storey semi-detached shops on 38′ x 85′ land with 10 ft of open land at the side and rear. For a workshop, clinic, showroom or F&B outlet that wants side access and parking in front, that is a different product from a standard 20 ft terrace shop.
1½-storey shop offices with an office loft
The seven 22′ x 80′ units have a full-depth ground-floor shop and a 38′6″ deep upper office over the front part, per the flyer drawings. Good for owner-operators who want a back office upstairs; less so for anyone expecting a full first floor to rent out separately.
Surrounded by housing, near factories
The developer’s own pitch is that the lots are ringed by existing housing estates and close to industrial premises (Chemor has several). That is your customer base. There is no anchor tenant, supermarket or mall announced for this scheme.
Early stage, long lease
In December 2025 the developer reported the site at infrastructure and foundation stage, with a target of end 2028. The lease runs to 2116, about 90 years from now — comfortable for financing. No statutory permit block was printed on the material I have, so ask for it before you pay anything.

1½-storey shop office, intermediate — 22′ x 80′ land (1,760 sq ft)
The drawings label PT 266284 to PT 266288 as intermediate lots. The ground-floor shop runs the full 70′ building depth behind a 7′6″ verandah, with male/female toilets at the back and a staircase up to an office that is drawn 38′6″ deep over the front part. The rear 10 ft is open land. PT 266289 at the end of the row is not covered by the intermediate label — ask for its drawing.

One corner unit (PT 266283) sits at the road bend. The flyer plan widens it to about 33′7″ at ground level and 33′9″ upstairs, with a splayed front and a side verandah. Irregular shape: more display frontage, but check how much of the extra land is usable before you compare it with the intermediates.

Housing advertisements in Malaysia must print a statutory particulars block. Commercial-only schemes such as shop lots are generally outside the Housing Development Act, and the flyer I have prints no permit, licence or plan-approval particulars. Here is what is and is not on record.

Foreign buyers: what applies in Perak
Foreigners need Perak state consent and must meet the state’s minimum purchase price, which has generally been RM1,000,000 for residential property; commercial property is generally treated under the same state guideline. Confirm the current figure with a conveyancing lawyer before you commit.

Start with the fact you can check yourself. The developer printed on the flyer is Perumahan Ehsan Sdn. Bhd. (company no. 106347-A; Chinese name 毅成發展有限公司), 4-1 (3rd floor), Wisma Ehsan, Jalan Sultan Yussuf, 30000 Ipoh, Perak. You can pull its SSM profile for a small fee.
I could not find a published project list or website for this company, so I am not going to invent a track record. The old-style company number (registered in the 1980s) suggests a long-established Ipoh firm; ask me and I will ask the developer for a list of completed schemes you can visit.
What that tells me: this is a small, local developer selling a plain shell product. For shop lots that is often fine — buyers fit them out themselves — but it means you should check the building contract, the site progress and the land search yourself rather than rely on brand reputation.
