Two verified developments are listed here for Ipoh, and they are near opposites. Anderson Residences on Lebuh Cator is 1,290 freehold condominium units in four blocks, 516 to 884 sq ft, with block price schedules running RM225,300 to RM402,400 and completion stated as the first quarter of 2028. Raffles 188 on Jalan Kelab Golf is a single block of 188 units, 712 to 888 sq ft, reported as 99-year leasehold, with no official price list and no completion date from the developer.
Location explains most of the gap. Anderson sits opposite Hospital Raja Permaisuri Bainun and adjacent to SMK Anderson, about 1 km from Ipoh Parade, 1.5 km from Greentown Business Centre, 2.2 km from Ipoh Railway Station and 4.4 km from Sultan Azlan Shah Airport — city-centre density at a low ticket. Raffles 188 is on the Tiger Lane side, next to the Royal Perak Golf Club and the Perak Turf Club, walking distance from the Polo Ground and under ten minutes from the airport.
Ipoh is Zone 1 under Perak's rules. For residential strata bought direct from a developer the foreign-buyer band starts at RM500,000, and sub-sale strata purchases by non-citizens are recorded as not permitted at all. Perak separately bars non-citizens from freehold property, recorded from September 2023.
