5 things that actually separate The Galleria from Galleria By The Lake and other Ipoh shop lots
Not a feature list. Two Excellent Realty shop rows share a name; here is what is actually different, and when each makes sense.
A different, newer row
16 lots in one block, launched in December 2021 and targeted for 2024. Galleria By The Lake is a separate 26-lot, two-block row completed with CCC in 2020. The developer uses the older row as the show unit for this one.
Lower ceiling, lower build
The developer states an 11.5 ft ceiling here against 18 ft at Galleria By The Lake. That suits a pharmacy, mini-market, office or boutique; if you want a mezzanine or double-height showroom, the older row is the one to look at.
Five lot sizes, not one
Standard lots are 1,400 sq ft; the two corners are 1,776 and 1,841 sq ft with side verandahs; the two wedge lots at the bend (773 and 774) widen to about 42–45 ft at the back for 2,185 and 2,379 sq ft. Few shop rows give you that choice.
A main-road frontage with a catchment behind
The developer claims 50,000 vehicles a day past the site, 5,000 homes around it and 100,000 people in the wider area. Those are the developer’s own figures; count the traffic yourself at your trading hours.
Low holding cost on paper
No maintenance fee and no sinking fund are listed — these are landed commercial lots, not strata. Trade-off: parking is public bays in front, not a private porch, so check MBI’s parking rules for your trade.

One single-storey row of 16 shop lots that follows the bend of the road, with a deep overhanging roof, full-height glass fronts and toilets at the back of every lot.

Every lot is one open shop floor with two toilets at the back. What changes is the shape of the land.

Intermediate lot — 1,400 sq ft (Lots 771, 772, 780, 784)
A 20 ft frontage, 70 ft overall depth including the front verandah, double glass doors in front and a back door beside the toilets. The simplest lot to fit out and to let.

About 27 ft wide with a verandah and a second door along the side, and an angled glass front at the corner. Two faces of signage for about 376 sq ft more land than a standard lot.

The mirror corner at the other end of the row: side verandah and side door, angled front, and 1,841 sq ft of land — the larger of the two corners.

Wedge Lot 773 — 2,185 sq ft
At the bend of the row the lot fans out: 20′10″ at the shopfront widening to 41′9″ at the back. You get far more floor for a normal frontage — good for a restaurant kitchen or storage, less good if you need shelving on square walls.

Wedge Lot 774 — 2,379 sq ft
The largest lot: 23′7″ front and 44′6″ at the rear. Lots 773 and 774 share a party wall, so a buyer taking both gets roughly 4,560 sq ft on one frontage at the bend.

The developer’s map puts The Galleria on Jalan Lahat inside Waterfront City, west of the Clearwater Bay Resort junction and next to Water Villa 28, with Sunrise Boulevard to the south. The summary gives the street as Persiaran Lahat Utama. Station 18 is a few minutes east.

Advertising and sale permit — The Galleria
Malaysian law requires every housing advertisement to print a developer’s licence and advertising & sale permit. A commercial-only shop row is not always covered by that housing regime, and neither the brochure nor the other documents I hold print permit particulars, so I will not invent any.

Start with the fact you can check yourself. The brochure and the developer’s website name Excellent Realty Sdn Bhd (706647-X), No. 8, Lahat Mines 2, Bandar Lahat Mines, 31500 Lahat — the developer of Waterfront City (华城), a township Ipoh Echo reported at 303 hectares in 2019. Its website lists The Galleria (‘single office lot, 20ft x 70ft’) as a current project.
Is this the same as Galleria By The Lake? No. Both are single-storey 20′ x 70′ shop rows by the same developer in Waterfront City, but the 2022 and 2023 developer summaries give different unit counts (26 vs 16), blocks (2 vs 1), completion (2020 with CCC vs 2024 target), launch (Galleria By The Lake already complete; The Galleria launched December 2021), ceiling heights (18 ft vs 11.5 ft) and map pins. The 2023 summary names Galleria By The Lake as the show unit for this row and states the ceiling difference itself.

Is it freehold or leasehold?
It is leasehold for 99 years, on a commercial title. The lease expiry date is not in the developer’s published material; I will get it from a land search.
Is there a maintenance fee?
No maintenance fee or sinking fund is listed, because these are landed shop lots, not strata units. You still pay quit rent and MBI assessment.
What businesses suit The Galleria?
The developer lists al-fresco and restaurants, showrooms, trading, mini-markets, boutiques, designer offices, logistics and pharmacies. Any trade still needs an MBI business licence, so confirm your use before you sign.
Can foreigners or Singaporeans buy here?
Yes, with Perak state consent and subject to the state’s minimum-price policy for foreign buyers. Commercial thresholds must be confirmed at the time of purchase.
Is there parking?
There is no private porch; parking is in public bays along the row, which the developer describes as ample. Parking rules and charges are set by MBI.
How much can I borrow for a shop lot?
Banks set commercial property margins case by case, usually lower than for a first home and depending on your business or income profile. I can get indicative figures from more than one bank.
How do I view a unit?

For a new shop lot, get these first: (1) the CCC or, if not yet issued, the construction progress certificate, (2) the land search showing lease expiry and encumbrances, (3) the SPA plan with the exact land area of your lot, (4) MBI confirmation that your trade can be licensed there, (5) the current quit rent and assessment, and (6) a site visit to Galleria By The Lake so you can feel the 11.5 ft versus 18 ft difference.
