The developer’s photographs show completed units — tiled porch, glass-railed staircase, fitted bathrooms — alongside a row still under construction. Seeing the actual workmanship beats judging a render. Ask which unit you would be buying and what stage it is at.

A genuinely wide lot

36′ frontage and 88′6″ to 92′4″ depth: roughly 3,186 to 3,324 sq ft of land, with a 29′6″ deep porch and a 10′ side strip on the plan. Some end units come with extra side land (see gallery).

Ground-floor bedroom with its own bathroom

Bedroom 3 and Bath 4 sit downstairs beside the kitchen, useful for parents or a helper. Upstairs: master bedroom with balcony plus 2 bedrooms, 3 bathrooms and a family hall.

The spec lists the sanitary installation “c/w solar panel”, 5 air-conditioner points, 34 lighting points, 17 x 13A sockets and a fibre wall socket. Ask exactly which heater model is supplied.

The paperwork is thin — ask for it

The flyer carries no licence, permit, tenure or unit count. Also, the built houses in the photos have a metal-sheet roof profile while the flyer render shows roof tiles and the spec says cement roof tiles. None of this is unusual for a small builder, but get it in writing before you book.

Start with the fact you can check yourself. The flyer names Constant Builder Sdn. Bhd., No. 12A, Jalan Lapangan Siber 10, Bandar Siber, 31350 Ipoh, Perak. The company registration number is not printed; you can search the name on SSM.

Constant Group is an Ipoh-based builder-developer. I could not find a public project website or press coverage for it, and the group’s project list in my files is only a link to a private spreadsheet, so I am not going to credit it with projects I cannot verify.

What I can say is that the company has completed houses on this site — the photographs show them. For a small developer, that is the most useful evidence there is: go and inspect a finished unit, check the finishing against the spec, and ask for the CCC.

Each lot is 36′ wide and 88′6″ to 92′4″ deep, about 3,186 to 3,324 sq ft by my calculation. Some end units have extra side land.

What is the built-up area?

The developer has not published it. The plan shows a house 26′ wide and 47′6″ deep on both floors, plus a balcony, so ask for the surveyed built-up before you compare prices per sq ft.

How many bedrooms and bathrooms?

4 bedrooms and 4 bathrooms: one bedroom and bathroom on the ground floor, and a master bedroom with attached bath plus two bedrooms and two bathrooms upstairs.

Can foreigners or Singaporeans buy here?

Only if the purchase price meets Perak’s minimum threshold for foreign buyers, set by state policy (generally RM1,000,000 for residential property), and state consent is obtained. Confirm the current threshold and the unit’s status with me first.

Is there a maintenance fee?

None is published. The Aster is shown as an open street of semi-detached houses, not a strata scheme, so a maintenance fee would only apply if a residents’ guarding scheme is set up.

How far is it from AEON Station 18 and the highway?

About 4 km to AEON Station 18 along Jalan Pasir Puteh and about 7 km to the PLUS Ipoh Selatan interchange, by approximate road distance.

How much can I borrow?

Malaysian residents can generally get up to 90% financing on their first two residential properties, subject to income, credit checks and the bank’s valuation.
