5 things that actually separate Jia from the rest of Ipoh South
Not a feature list. These are the points that matter when you compare Jia with other double-storey terraces in south Ipoh — with the trade-offs.
Two master bedrooms, one downstairs
Jia (家, “home/family”) was designed for multi-generational living: an extra-large ground-floor master bedroom with its own large bathroom and indoor garden, plus a master upstairs. 4+1 bedrooms and 4 bathrooms in total — unusual for a 22′ terrace.
22′ wide, not 20′
Intermediate lots are 22′ × 70′, described by the developer as fully extended. Many Ipoh terraces are 20′ wide; the extra 2′ shows up in every room. Corner lots run from 32′ up to 56′/39′ wide.
North–south orientation, higher ground
The developer states all units face north or south, avoiding direct morning and afternoon sun on the main facades, and that the site sits on higher ground. Ceiling height is stated as 10 ft.
Community extras, not a guarded estate
Launch reports describe a communal aquaponics greenhouse, a large playground and landscaped open space, and the layout plan marks several open-space lots. There is no maintenance fee — and also no guarded security. That is the trade.
The trade-off: leasehold
Tenure is leasehold, expiring 3 March 2112 (89 years remaining as stated in Dec 2023). An older Ipoh Echo report described Ipoh South Precinct as freehold land — the developer’s own summary for Jia says leasehold, and that is what I go by. Check the title.

Jia has one house design built on six lot sizes. The developer’s dimensioned plans are marked not for distribution, so I send them privately rather than publish them. Built-up in sq ft is not published.
Intermediate — 22′ × 70′ lot, 4+1 bedrooms
The standard unit and most of the 151. The plan shows a 22′ wide house about 46′4″ deep on the ground floor and up to 60′ deep upstairs, with the downstairs master suite at the rear beside the kitchen. The show house is 24′ wide, so it looks roomier than the standard 22′ unit — measure accordingly.

Ipoh South Precinct is Team Keris’s township between Jalan Gopeng and Jalan Pasir Puteh in south Ipoh, bordered by Bandar Seri Botani, Taman SPPK, Pengkalan, Pasir Pinji, Taman Song Choon and Rapat Jaya. The developer pitches it as the connecting point between Pengkalan, Botani, Gunung Rapat and Pasir Puteh.

Malaysian law requires every housing advertisement to print its permit particulars. The developer’s project summary states the advertising permit and developer licence (APDL) have been obtained, but the numbers are not in the material I have.

Foreign buyers: Perak sets a minimum purchase price for foreigners
Perak’s published minimum for foreign purchasers of residential property has been RM1,000,000, with state consent required. A standard Jia unit is unlikely to meet that on its own — confirm the current figure and your eligibility with a conveyancing lawyer before booking.

Start with the fact you can check yourself. Team Keris lists Jia as a current residential project on teamkeris.com.my (“2 storey terrace — 4 bedrooms, 4 bathrooms, 22′x70′”). The developing company named in the project summary is Gabong Holding Sdn. Berhad, addressed at TKB Tower, Times Square Ipoh.
Team Keris Berhad was formed in 1991 and is led by Group Executive Chairman Datuk Lee Seng Hee. Its Ipoh record includes Bandar Ipoh Raya, Station 18, The Castles, Strawberry Fields, Manor Born, Marbella @ Ipoh South Precinct and Palazzo @ Ipoh Garden East (The Edge, 2022). Jia’s Japanese-influenced design is credited to Datin Irene Design Atelier.
Jia sits next to Shibuya, another TKB double-storey terrace, and Ginza, the commercial row, inside Ipoh South Precinct. My view: TKB builds and delivers in Ipoh, but always ask for the current construction stage rather than rely on a target year from a sales summary.

No on both counts. The developer states the maintenance fee is nil and there are no security tiers, so it is an open terrace estate.
Can foreigners or Singaporeans buy Jia?
Only with Perak state consent and at or above the state’s foreign-buyer minimum, which has been RM1,000,000. A standard unit is unlikely to qualify on its own; check with a lawyer first.
How far is Jia from Ipoh town?
Roughly 9–10 km by road to Ipoh Old Town, about 4–5 km to AEON Mall Station 18 and about 5–6 km to Sultan Azlan Shah Airport. These are my approximate road distances, not developer figures.
What loan margin can I get?
Up to 90% for your first and second residential properties, subject to the bank’s assessment of your income and the valuation. The third property onwards is capped at 70%.
Is the show house the same as the unit I will get?
No. The show house is 24′ wide and fully decorated; the standard unit is 22′ wide. Check the Schedule of Finishes in the SPA for what is actually included.
