5 things that actually separate Arena Perpaduan Utama from the rest of Tambun
Not a feature list. What matters in a 22-unit single-storey scheme, including the part most brochures skip.
New single-storey stock is rare in Ipoh
Almost all new landed launches around Tambun and Bercham are double-storey. These are single-storey homes — no stairs, which suits retirees, parents with young children and anyone renting to families. Trade-off: 908 sq ft on one floor is smaller than a typical 1,400–1,500 sq ft double-storey terrace.
Read the lease date, not just “99 years”
The particulars say the lease expires 2 December 2095. In 2026 that is about 69 years left, not 99. Banks and future buyers look at the remaining term, so ask how that affects your loan tenure and resale before you commit.
Deep 65′ lots with a 23′ porch
The floor plan puts the house at 42′ deep on a 65′ lot, leaving a 23′ porch drawn for two cars. The two corner lots are 22′ wide with a further 4′6″ side strip on the plan.
Tambun address, Sunway City on the doorstep
The developer lists Sunway Mall Ipoh at 1.8 km, TF Mart Sunway at 2.7 km and SK Pakatan Jaya at 2.2 km. The houses sit in the established Taman Perpaduan neighbourhood, not on a new township edge.
Small, and not gated
There are only 22 houses in two rows along Persiaran Perpaduan 17 and 18, facing an open-space lot on the survey plan. There is no guardhouse or shared facility, so no maintenance charge has been published — and no security either.

Type C — intermediate, 20′ x 65′, 908 sq ft, 4 bedrooms
Living and dining run down one side of the house to the kitchen at the back. Four bedrooms line the other side: the master bedroom at the front with its own bathroom, bedrooms 2 and 3 in the middle, and bedroom 4 at the rear beside the common bathroom. The house is 42′ deep; the remaining 23′ in front is the porch. Some intermediate lots at row ends are drawn with extra side land (up to 30′ frontage on the architect’s layout) — ask which lot.

Same room arrangement as Type C on a 22′-wide lot, with a side terrace off the dining area and a 4′6″ side strip on the plan. Only two exist. The brochure gives one built-up figure (908 sq ft) for the scheme; ask for the corner unit’s own figure in writing.

Foreign buyers: what Perak allows
Foreigners, including Singaporeans, can buy residential property in Perak only above the state’s minimum threshold, set by state policy (generally RM1,000,000 — confirm the current figure before you commit), and with State Authority consent. The whole statutory price band here sits below that level, so in practice this project is for Malaysian buyers.

About Chestwood Properties Sdn Bhd and the Khidmat Tepat group
Start with the fact you can check yourself. The developer printed on the brochure is Chestwood Properties Sdn. Bhd., registration no. 202301003261 (1497180-W), of No. 7, Lebuh Mandarin, Gerbang Pasir Indah, 31650 Ipoh. The “2023” in the registration number tells you the company itself is new; its developer’s licence is 31069/06-2030/0125(N).
The briefing kit presents Chestwood as part of the Khidmat Tepat group, and lists the group’s Perak record: Taman Raia Damai, Sungai Raya (2004–2010, 128 single-storey terraces over two phases); Taman Rapat Permai, Ipoh (2023, 24 single-storey terraces); and Taman Lapangan Indah, Ipoh (2024, 43 double-storey terraces). Related companies built Taman Arena Perpaduan Sentosa (2003, 51 single-storey terraces) — the same Perpaduan neighbourhood — and Taman Gerbang Siputeh Sari (2005, 95 terraces and 16 shops).
What that means for a buyer: a small Ipoh builder-developer that has repeated the same single-storey product for twenty years. There is no listed parent and no annual report. The checks that matter are the ones you can do yourself — a SSM search on Chestwood, the TEDUH record, and a look at Taman Rapat Permai or Taman Lapangan Indah on the ground.

It is leasehold. The statutory particulars state a 99-year lease that expires on 2 December 2095, so about 69 years remain in 2026. One press article describes the project as freehold; the developer’s own particulars say leasehold, and I go by those.
How many units are there and what sizes?
There are 22 single-storey terrace houses: 20 intermediate Type C on 20′ x 65′ lots and 2 corner Type B on 22′ x 65′ lots. The brochure gives a built-up area of 908 sq ft with 4 bedrooms and 2 bathrooms.
When will it be completed?
The statutory target completion is December 2028. In September 2025 the site was at clearance stage, and the launch was in October 2025.
Where exactly is it?
It is on Persiaran Perpaduan 17 and 18, Taman Perpaduan, Tambun, Ipoh, beside the Tambun–Tanjung Rambutan road. The developer lists Sunway Mall Ipoh at 1.8 km and SK Pakatan Jaya at 2.2 km.
Is it gated and guarded? Is there a maintenance fee?
No, it is not gated or guarded, and no maintenance fee has been published. You would pay the usual MBI assessment and quit rent as with any terrace house.
Can foreigners or Singaporeans buy?
In practice, no. Perak generally requires foreigners to buy residential property above RM1,000,000 (state policy — confirm the current figure), and the whole statutory price band for this project is below that.
Are there Bumiputera lots?
The developer’s briefing kit states that there are no Bumiputera lots in this project. Confirm on the sale and purchase agreement for your lot.
Does the remaining lease affect my loan?
It can. Most banks cap the loan tenure so that it ends well before the lease expires; with the lease running to 2095 that is rarely a problem for a 30- or 35-year loan today, but it matters more at resale. Malaysian banks generally lend up to 90% for your first and second residential property, subject to income and credit record.
Is there a show house?
Not yet. The developer’s notes list the sales gallery as “to be confirmed”. The same group’s completed terraces at Taman Rapat Permai and Taman Lapangan Indah are the closest thing to a finished sample.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
