AMARA RESIDENCES @ Ara Damansara 30775-1 — Ara Damansara, Petaling Jaya, Daerah Petaling, SELANGOR: the KPKT register shows an APPROVED +15-MONTH EXTENSION, so contractual vacant possession moved from 8 Apr 2028 to 8 JULY 2029 — and the RM270,000 in the register’s band is a STATE-CONTROLLED LPHS PRICE for 42 of 412 units, not an entry price. The open-market floor is RM574,200

Three things on this page are published by nobody else, and they are the reason it exists. FIRST, THE EXTENSION. The KPKT KPKT TEDUH register, read on 13 October 2026, shows project 30775-1 carrying pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 15 bulan and tempohPembinaanBaharu: 51 bulan. The Schedule H delivery period ran 36 months from the first SPA of 8 April 2025, which put contractual vacant possession at 8 April 2028. With the approved extension it is 51 months, and the governing date is 8 JULY 2029. Six completion dates are in circulation and only that one governs: the developer’s own filed advertisement prints November 2027 — five months before even the original contractual date, so it was never achievable; its own website and e-brochure print June 2029; one aggregator says Q4 2028; EdgeProp’s new-launch record says 2029 and its condo record says N/A; and the licensee’s listed parent’s audited Annual Report 2025 gives no date at all. And now the fair half, which matters as much as the finding. The extension is NOT consumed and the register does NOT flag this project late. komponen.peratus: 23.42, ccc: “-”, vp: “-”, and status.keseluruhan: Lancar — not Lewat. I looked for Lewat specifically, and it is not there. Credit the developer too: its live sales surface says June 2029, within about a month of the revised date, so the website reflects the extension even though it never mentions one. It is the FILED document that is twenty months stale, and the website that is current — the unusual way round. SECOND, AND THE SINGLE MOST USEFUL THING A BUYER CAN BE TOLD HERE: THE RM270,000 IS NOT AN ENTRY PRICE. The register’s band for 30775-1 reads RM270,000.00 – RM1,136,000.00, and that is what portals scrape. The filed advertisement explains it in two separately labelled rows, and the explanation changes everything: Jenis Pangsapuri Servis Harga Bebas — 370 units, 630–1,230 sq ft, RM574,200.00 to RM1,136,000.00, the open market; and Jenis Pangsapuri Servis Harga Mampu Milik (LPHS) — 42 units, 550 sq ft, RM270,000.00 per unit, a Lembaga Perumahan dan Hartanah Selangor STATE-CONTROLLED PRICE. So the RM270,000 is a state-set affordable price on 42 of 412 homes. It is not a market price, it is not an opening price and nothing about it is available to an open-market buyer. THE OPEN-MARKET FLOOR IS RM574,200. Corroborated independently: LPHS Selangor’s own controlled-price list, updated 10 September 2026, shows RM270,000 as the state price for this product in Bandar Petaling Jaya, with two other schemes there at exactly the same figure. Anyone who prints “from RM270,000” for a 412-unit project in Ara Damansara without that sentence is misleading a buyer, and this page will not do it. THIRD, FOREIGN BUYERS: ZERO OF 412 UNITS CLEAR THE FLOOR, WHILE EVERY TITLE TEST RUNS THE BUYER’S WAY. Daerah Petaling is Selangor Zone 1, so the minimum purchase price is RM2,000,000 — double the Kuala Lumpur figure. The dearest unit in the entire filed scheme is RM1,136,000.00, which is 56.80% of that floor. Not one of the 412 units reaches it, and no source anywhere says so. And yet: the contract is Schedule H, the permit tail is -(S) so the parcels are strata title, the tenure is Pegangan Bebas — freehold, and the filed advertisement prints Sekatan Kepentingan: Tiada — quoted verbatim, because one dropped word inverts the clause. No restriction in interest is filed, so no State Authority consent requirement appears. The title is clean; the price is the bar. Say both, in that order, and never let “strata, freehold, no restriction” read as “a foreigner can buy here.” Then the things that do not close, printed rather than averaged. The storey count does not settle: the register says tingkat: 20; the developer’s own facilities section has level headings running 9 · 20 · 21 · 23 · 29, and a Level 29 presupposes a 29th floor; one aggregator says 29 floors; and the filed advertisement states no figure at all. This page prints both positions and resolves neither, and it does not print a storey count as a specification. The register also contradicts itself on phasing: it says maklumatPembangunan: Berfasa — phased — and then files all 412 units as ONE undivided component row, with one storey count, one unit total, one price band and one keluasan for the lot. The consequence must be stated once and plainly: everything per-tower, per-block or per-phase on this project is a marketing figure, because the statutory record has no towers in it. And the built-up range has an explanation, not a contradiction: the filed 630–1,230 sq ft is the MAIN PARCEL; the marketed 655–1,272 sq ft adds an accessory parcel of +25, 54, 62 and 42 sq ft, which the microsite relabels a “Renovation Floor” and then prints as three lower/upper pairs that reconcile with nothing — two of which sum ABOVE the filed maximum. Both ranges are correct; they measure different things; only one is statutory; and this page does not average them. Finally, the imagery, because the reason is itself a finding. This page carries no photographs, no renders, no floor plans and no gallery, for two reasons published here rather than buried: (i) the developer’s own host emits every content image with an empty src, so the entire site yields exactly two addressable image URLs — a logo and a back-to-top arrow — and the site is not WordPress, so a confirmed grade is structurally unavailable; and (ii) ELEVEN of the twenty-two gallery captions on amara-residences.com read Myara Park Suites or Myara Park Residence. That is register record 30041-1, licensee PD ARA SDN. BHD., 255 units, CCC 10 February 2026, 1.25 km away. Every interior image on the developer’s own site is a different building. Nothing was uploaded and nothing was substituted.

Every figure on this page is traced to a named published source: the public KPKT TEDUH register licensee record for developer code 30775 and project record 30775-1, read 13 October 2026, with six developer-swasta search forms run against a same-session positive control and the projek-swasta serials walked; both filed HIMS documents — IKLAN_BROSUR_01.pdf and IKLAN_AKHBAR_01.pdf, read separately; LPHS Selangor’s own controlled-price list of 10 September 2026; the licensee’s listed parent’s audited Annual Report 2025 and its 2022 Bursa land-acquisition announcement as reported by The Edge group and Business Today; the developer’s own microsite and its filed e-brochure; the GreenRE register across all four tiers plus the Bronze certification-entry list; and both EdgeProp records plus one aggregator, each graded as what it is. Where nothing is published, this page says so instead of filling the gap — and it carries no figure, no distance, no date, no CCC, no VP, no chargee, no band, no award and no green rating from the sibling schemes MYARA PARK (PD Ara Sdn Bhd) or ARATRE’ RESIDENCES (Puncakdana Sdn Bhd), from ARRA Residence, Andara, Amaya Residences, Amaya Saujana, Maya Ara Residences, Oasis Ara or Myra, or from any Luster Industries project in Penang, Hulu Langat, Sepang or Cybersouth. Nine names circulate in this one locality and eight of them are refused by name.

+15 mthapproved extension to the Schedule H delivery period — 36 → 51 bulan, so contractual vacant possession moved from 8 April 2028 to 8 JULY 2029. The KPKT register is the only source on earth that discloses it: not the filed advertisement, not the developer’s website, not either portal, and not the audited annual report
RM574,200is the OPEN-MARKET FLOOR — the filed minimum for the 370 Harga Bebas units. The register’s RM270,000 minimum is a Selangor state-controlled LPHS price for 42 units and is not available on the open market. One consumer source gets this right: EdgeProp’s new-launch record prints Starting from RM 574,200, to the sen
0 of 412units reach the RM2,000,000 Selangor Zone 1 foreign-buyer floor. The dearest filed unit is RM1,136,000.00 — 56.80% (my own division of filed figures by the consensus floor). And yet the title runs the buyer’s way on every leg: Jadual H, -(S) strata, freehold, Sekatan Kepentingan: Tiada. Nobody publishes either half
23.42%built at 13 October 2026, with ccc: “-” and vp: “-” — and status.keseluruhan: Lancar, NOT Lewat. Against the revised 51-month programme that is 35.6% elapsed; against the original 36-month programme, 50.5% (my own arithmetic on filed dates). Both are printed. Nothing is predicted
≥174.5units per acre — 412 on 2.3609 acres (9,554 m², bought for RM35,000,000 = RM340.33 psf of land), from the parent’s own 2022 stock-exchange land announcement. “At least”, because the audited annual report says the same parcel also carries unregistered retail. A plot-ratio cross-check on the filed figures gives net 2.49–4.65, which the acreage survives. Eight other denominators were refused
20 vs 29storeys. The register files tingkat: 20. The developer’s own facilities section has a Level 29, and one aggregator says 29 floors. The filed advertisement states no figure at all. 412 ÷ 20 = 20.6 units per floor; 412 ÷ 29 = 14.2 (mine) — the arithmetic settles nothing either. Both positions are printed and no storey count appears on this page as a specification

AMARA RESIDENCES @ Ara Damansara at a glance — filed figures first

Read the third line of every row: it says where the figure comes from and whether it is statutory. Statutory means the KPKT KPKT TEDUH register record 30775-1 or one of the two filed HIMS advertisements. Developer means the microsite or the filed e-brochure. Portal means a publisher, graded as such. NOT FILED means no filed document carries it, and on this project that list is long and specific. Nothing here is a price list, a quotation or an offer.

Registered scheme name, and its code
AMARA RESIDENCES · 30775-1Statutory. The register’s projek.nama is plural; the filed brochure heading is AMARA RESIDENCES @ Ara Damansara; the Atlas folder and both EdgeProp records say Amara Residence, singular, which finds nothing on TEDUH. Search by the code, not the name — and note that q=AMARA on the developer index returns ZERO, because that endpoint matches developer names only
Licensed developer, and your SPA counterparty
LUSTER ARA SDN. BHD. · 202101042305 (1442605-V)Statutory. KPKT developer code 30775. TEDUH does not print the registration number; both filed documents and the parent’s audited annual report do. Your SPA counterparty is LUSTER ARA SDN. BHD. — not Luster Industries Berhad, which EdgeProp’s new-launch record names as the developer, and not the Puncakdana group
The joint venture, and the half nobody names
50.1% LUSTER INDUSTRIES BHD · 49.9% NOT PUBLISHEDStatutory-adjacent. 198601006973 (156148-P), Bursa 5068 — stated in The Edge group’s report of 1 March 2022 and confirmed in the audited Annual Report 2025 corporate-structure chart. The remaining 49.9% is named by NO source. Weight of evidence points to the Puncakdana group — recorded here as an inference, not a fact
Developer licence, and its validity
30775/05-2029/0117(N) · 27 May 2024 – 26 May 2029Statutory. CURRENT at 13 October 2026, with 2 years 7 months to run. The (N) suffix on a LICENCE means FIRST ISSUE, never renewed — this record is the proof: the licence is in its third year, carries one registered project, and its Rekod Lesen Terdahulu is EMPTY. It does NOT mean “inactive”, which is what the same letter means on an advertising permit. A client told otherwise would be wrongly alarmed
Advertising and sales permit, and its validity
30775-1/03-2028/0171(N)-(S) · 4 Mar 2025 – 3 Mar 2028Statutory. CURRENT — 141 days of validity remain at 13 October 2026. Both filed documents PLACEHOLDER the permit number and its dates (xxxxxx/xx-xxxx/xxxx(x)-(x)), so the developer’s own website is the only place a buyer can read it at all — and it matches the register to the character. Credited. The -(S) tail is STRATA
Permit history — continuous, and ahead of the first sale
ONE permit, no gap · permit 1 pre-dates SPA 1 by 35 daysStatutory, and both are credits. Rekod Lesen Terdahulu is empty and the register shows one permit only, so there has never been an unpermitted interval at licence or permit level. The permit took effect 4 March 2025; the first SPA is 8 April 2025 (my own day-count). Selling began under a valid permit
Contract schedule, title type and tenure
Schedule H · -(S) strata title · Pegangan Bebas — FREEHOLDStatutory. Jadual H and tempohAsal: 36 Bulan come from the register; the filing itself does NOT print the Jadual G/H label. Freehold appears on five surfaces including both filed documents, so no lease expiry arises. One aggregator writes the tenure as “Strata Title”, which is a different category of fact, not a contradiction
Restriction in interest — quoted verbatim
Sekatan Kepentingan: TiadaStatutory, and it is the strongest single foreign-buyer signal this series reads. The filing prints that one word and nothing more. No restriction in interest is filed, so no State Authority consent requirement appears. Quoted rather than paraphrased, because one dropped word inverts the clause. Confirm it on the title by a title search, not from an advertisement
Encumbrance — the chargee IS named
Al Rajhi Banking & Investment Corporation (Malaysia) BhdStatutory. Named in the filed brochure, the filed newspaper advertisement, the microsite and the e-brochure — four surfaces, one name, no disagreement. The register prints no Bebanan Tanah field for this record, so there is no Tiada-against-a-named-bank conflict here, and there is only one generation, so no discharge question arises either
Total units, and the split
412 — 370 open market + 42 LPHSStatutory, and it closes exactly. 370 + 42 = 412 on both filed documents, the register’s jumlahUnit, the microsite, the e-brochure and both EdgeProp records. Seven surfaces, one number — and this series names non-closing counts often enough to owe a closing one a line
Filed statutory selling price — the open market
RM574,200.00 – RM1,136,000.00 · 370 units · 630–1,230 sq ftStatutory. Jenis Pangsapuri Servis Harga Bebas, from the filed BUTIR-BUTIR IKLAN block. RM574,200.00 IS THE OPEN-MARKET FLOOR. Not a price list, not a quotation, not an offer — the price list and the SPA at the sales gallery are the only real ones
Filed statutory selling price — the 42 LPHS units
RM270,000.00 per unit · 42 units · 550 sq ft · STATE-CONTROLLEDStatutory, and this is the row that is most often misread. Jenis Pangsapuri Servis Harga Mampu Milik (LPHS) — a Lembaga Perumahan dan Hartanah Selangor controlled price. It is NOT an entry price for the open market, and nothing about it is available to an open-market buyer. LPHS’s own list of 10 September 2026 shows RM270,000 as the state price for this product in Bandar Petaling Jaya, on two other schemes
Registry price band, and whether it was spliced
RM270,000.00 – RM1,136,000.00 — matches the filing TO THE SENPublic register, and a credit. The register’s minimum is the filing’s LPHS price and its maximum is the filing’s open-market maximum, both to the sen. No splice. But it is structurally misleading even while arithmetically perfect, because its minimum covers 42 of 412 units. That is the finding, and it is why this row exists
Contractual vacant possession — the governing date
8 JULY 2029 · 51 months from the first SPAStatutory, and published by nobody else. First SPA 8 April 2025 + tempohAsal 36 bulan = 8 April 2028, then pindaanTempohSerahKosong: Ya + 15 bulan = tempohPembinaanBaharu: 51 bulan = 8 July 2029. Six dates circulate. This is the only one that governs
Expected completion in the FILED advertisement
November 2027 — stale by twenty months, and never achievableStatutory, and wrong on its own terms. Printed in both filed documents. It is five months BEFORE even the original contractual date of 8 April 2028, so it was unachievable when it was filed. It appears on this page only as a superseded filed figure beside the governing 8 July 2029, never as the completion date
Build progress, and the delivery flag
23.42% built · ccc: “-” · vp: “-” · Lancar, NOT LewatStatutory. komponen.peratus, from the latest 7(f) report on HIMS. I checked for Lewat specifically and it is not flagged. 35.6% of the revised 51-month programme has elapsed against 23.42% built; 50.5% of the original 36-month programme (my own arithmetic on filed dates). The second reading is materially behind and is consistent with why an extension was needed. Nothing here predicts an outcome
Building type, and the phasing contradiction
Pangsapuri Servis · maklumatPembangunan: Berfasa — filed UNDIVIDEDStatutory, and internally inconsistent. The register says phased and then files all 412 units as ONE component row — one storey count, one unit total, one band, one keluasan. So every per-tower, per-block or per-phase figure on this project is a marketing figure. Second instance in this series after AKASA
Storeys
REGISTER 20 · DEVELOPER’S OWN Level 29 — NOT FILEDDoes not close, and is not printed here as a specification. tingkat: 20 in the register; the microsite’s facility headings run 9 · 20 · 21 · 23 · 29; one aggregator says 29 floors; both filed documents state no figure. 412 ÷ 20 = 20.6 per floor and 412 ÷ 29 = 14.2 (mine) — the arithmetic does not settle it either
Built-up areas — and why there are two ranges
FILED 630–1,230 sq ft (MAIN PARCEL) · marketed 655–1,272 (adds the accessory parcel)Statutory against developer, and reconcilable. The filed bounds match the e-brochure’s main-parcel column on both ends exactly; the marketed figures add an accessory parcel of +25 / 54 / 62 / 42 sq ft. Both are correct and they measure different things. Only the filed one is statutory. This page does not average them
Bedrooms and bathrooms
Register bilik 1, 2, 3, 4 · tandas 1, 2, 3 — marketing says 2–4 bed, 2–3 bathStatutory, and it holds something the marketing does not. The developer markets nothing smaller than 2 bedrooms; the register records a 1-bedroom, 1-bathroom type that no marketing source lists — almost certainly the 42 LPHS units at 550 sq ft, and no document says so. EdgeProp’s “2 to 4 bedrooms; 2 to 3 bathrooms” agrees exactly with the e-brochure’s four configurations, 2/2, 3/2, 4/2, 4/3 — the only specification on which an independent publisher and the developer corroborate each other here. Credited
Car park
NOT PRINTED ANYWHERENot in the register, not in either filed document, not on the microsite, not in the e-brochure, not on either EdgeProp record. No count, no allocation per type, no visitor bays, no levels. One portal ticks a generic Car Park facility box, which is the only place a car park is asserted at all. It is not adopted here as a specification
Land area, and density
2.3609 acres (9,554 m²) · ≥ 174.5 units per acreNot from a filed document. Keluasan Tanah is NOT PRINTED in either filing and the register’s keluasan reads 0 mps, its standard not-filed value. The area is from the parent’s 2022 Bursa land-acquisition announcement — RM35,000,000 for 9,554 m², RM340.33 psf of land (mine). “At least” 174.5, because the audited annual report says the same parcel also carries unregistered retail
Approving authority, and the plan reference
MBPJ · MBPJ/120100/T/P10/869/2024Statutory, and settled by the strong route. MBPJ is printed as the Pihak Berkuasa Yang Meluluskan and spelled out as Majlis Bandaraya Petaling Jaya by the developer. The MBPJ/120100/T/P10/… plan prefix is already established on three other Daerah Petaling projects on this site, and MBPJ has jurisdiction only inside Petaling Jaya. So: Petaling Jaya → Daerah Petaling → Selangor → Zone 1 → RM2,000,000
Foreign buyers
NO unit clears RM2,000,000 — dearest filed unit is 56.80% of itSelangor Zone 1. Three-source consensus on the floor, including IQI’s own guide; PTG Selangor publishes no reachable circular, so confirm with PTGS. RM1,136,000.00 is 56.80% of RM2,000,000; the open-market floor RM574,200.00 is 28.71%; the LPHS price 13.50% (my own divisions). And the title questions all run the buyer’s way — which is why the price answer has to be said first
The retail component
DESCRIBED BY THE AUDITED PARENT · NOT REGISTERED WITH KPKTThe licensed-versus-marketed gap on this project. The Annual Report 2025 calls it “the high-rise serviced apartment and integrated retail development” and the microsite calls it a “mixed development (residential with convenience retail)”. The APDL covers 412 residential units and nothing else: the walk ends at -1, jumlahProjek: 1, and there is no second registration. No source states its size, unit count, tenure or price
Green rating, awards and QLASSIC
NONE — and the FILED advertisement calls it a green building anywayNo GreenRE entry in any of the four tiers nor in the Bronze certification-entry list, whose 332 entries cover 4 April 2024 to 30 March 2026 — exactly the right window — with no cell for Luster, Puncakdana or PD Ara. No award is named on any surface, by anybody, and there is no QLASSIC score. And the filed newspaper advertisement is headed BANGUNAN “IKONIK DAN HIJAU”. Refused, and named
Imagery on this page
NONE, DELIBERATELYTwo reasons, both findings. (i) The developer’s host emits every content image with an empty src, so the whole site yields two addressable URLs — a logo and a back-to-top arrow — and it is not WordPress, so a confirmed grade is structurally unavailable. (ii) ELEVEN of the twenty-two gallery captions name Myara Park Suites or Myara Park Residence — register record 30041-1, PD Ara Sdn Bhd, 255 units, CCC February 2026, 1.25 km away. Why this page exists when the project already has a developer website that is mostly right

Unusually for this series, the developer’s own statutory panel is correct. Licence, permit, chargee, plan reference, approving authority, tenure, restriction in interest, unit split and the price band to the sen — amara-residences.com gets all of it right, and it publishes the advertising permit that its own filed advertisement placeholders. So the whole developer-data-strip family of faults this site normally catches cannot arise here, and this page says so. What is left is four things the developer does not say, one thing its gallery does, and one figure that would be misread by every reader who met it alone.

📅

It publishes the extension nobody else publishes

+15 months, approved, taking contractual vacant possession from 8 April 2028 to 8 JULY 2029. The KPKT register is the only source on earth that discloses it. Not the filed advertisement, not the developer’s website, not either EdgeProp record, not the aggregators — and not the licensee’s listed parent’s audited Annual Report 2025, which describes the project and gives no date, no revised date, no extension and no progress figure at all.

⚠

It refuses to let “from RM270,000” stand

The register’s band starts at RM270,000 and that is what portals scrape. The filing explains it: 42 of 412 units are Harga Mampu Milik (LPHS) at a Selangor state-controlled price. The open-market floor is RM574,200. A reader shown only the register’s minimum would draw exactly the wrong conclusion about what this project costs, and this page makes that impossible to do by accident.

🔑

It answers the foreign-buyer question in full, both halves

ZERO of 412 units reach the Selangor Zone 1 floor of RM2,000,000 — the dearest filed unit is 56.80% of it. And every title test runs the buyer’s way: Jadual H, a -(S) strata title permit tail, freehold, and a filed Sekatan Kepentingan: Tiada. Nobody publishes either half. The title is clean; the price is the bar.

📄

It names what is NOT filed, one field at a time

Sixteen fields, each with its Malay label and its status, so a reader can see that the gap is a set of specific absences and not a failure to look. Including the three a buyer will actually need: the storey count, the car park, and the lot or PT number and title number that a title search would read the Sekatan Kepentingan off.

It prints the contradictions instead of averaging them

Register tingkat: 20 against the developer’s own Level 29. Berfasa on a scheme filed as one undivided row. Filed 630–1,230 sq ft against marketed 655–1,272, which is the accessory parcel and is reconcilable. Six completion dates. Two filed documents naming the developer differently. Each is printed with both positions and its source, and the ones that cannot be resolved are left unresolved.

It carries no imagery, and says why in one line

The developer’s host emits every content image with an empty src — the whole site yields a logo and a back-to-top arrow — and it is not WordPress, so a confirmed grade cannot be reached at all. And eleven of the twenty-two gallery captions name Myara Park, a separately licensed, completed scheme 1.25 km away: every interior on the site is another building. So: nothing uploaded, nothing substituted, and no stock photograph.

Project DNA

What is filed, what is computed, and what is marketing — in three separate columns

Three columns, because the grades are genuinely different and mixing them is how a reader gets misled. FILED means the KPKT KPKT TEDUH register record 30775-1, the licensee record for developer code 30775, or one of the two HIMS advertisements. COMPUTED means arithmetic performed on this page on published figures, labelled every time. DEVELOPER OR PORTAL means a marketing or publisher surface, named and graded. Nothing moves between columns.

  • ≥ 174.5 units per acre — 412 ÷ 2.3609. 102.6 per acre if only the 370 open-market units are counted, which they should not be: the 42 LPHS units are homes in the same tower
  • Plot-ratio cross-check: net 2.49 at the filed minimum built-ups, 4.65 at the maximum — (370×630)+(42×550) = 256,200 sq ft and (370×1,230)+(42×550) = 478,200 sq ft over 102,838.6 sq ft. Consistent with a single tower of 20–29 storeys under MBPJ, so the acreage survives

  • 141 days of permit validity remain at 13 October 2026
  • Bounding arithmetic on the filed band: RM223,794,000 to RM431,660,000 — a BOUND, not a sum and not a GDV, because no per-type quantities are filed. No GDV is published for this project by anybody, including the audited parent
  • 20.6 units per floor at 20 storeys, 14.2 at 29 — which settles nothing

DEVELOPER OR PORTAL — attributed, not adopted

The developer’s own surfaces and named publishers
  • “June 2029” completion — the microsite and the e-brochure. Within about a month of the revised contractual date, so the sales surface reflects the extension. Credited — but it never says there was one
  • Marketed built-ups 655 / 934 / 1,112 / 1,272 sq ft = main parcel 630 / 880 / 1,050 / 1,230 plus accessory parcel +25 / 54 / 62 / 42 — the e-brochure’s own columns
  • Configurations 2 bed/2 bath, 3/2, 4/2, 4/3 — the e-brochure, corroborated exactly by EdgeProp’s “2 to 4 bedrooms; 2 to 3 bathrooms”
  • Type codes A, B, C, D, A2, B/B1, C/C1 — the microsite’s own navigation, with no areas attached. Type codes are marketing-level on this project
  • Facility level headings 9 · 20 · 21 · 23 · 29 — the microsite. The e-brochure prints the same items with NO levels. The mapping is INDETERMINATE
  • Thirty-two distances in kilometres — the e-brochure, the only source of distances on this project. Method undefined on every one of them
  • A covered walkway to Citta Mall and Bens Independent Grocer — the microsite, repeated by EdgeProp. The developer’s claim, corroborated only by itself
  • Freehold mixed development (residential with convenience retail) — the microsite · “high-rise serviced apartment and integrated retail development” — the audited Annual Report 2025. The retail has no KPKT registration
  • “Starting from RM 574,200” — EdgeProp’s new-launch record. The correct filed open-market minimum, to the sen, and the only consumer source that gets the entry price right. Credited
  • “Award Winning Developer” / “Award Winning Puncakdana Group” — the microsite and the e-brochure, with five image placeholders that resolve to nothing and NOT ONE award named. Refused
  • SENI BINA UNGGUL, INSPIRASI URBAN and BANGUNAN “IKONIK DAN HIJAU” — the headline slogans of the FILED newspaper advertisement. A green claim inside a statutory document, with no register entry behind it. Refused, and named
  • “gross development value of well over RM1 billion” — the microsite, about the Puncakdana GROUP’s commercial diversification. It is not this project’s GDV and must never attach to it
  • “29 floors, one tower”, Q4 2028, four metric unit areas, two irreconcilable price ranges, invented delivery statistics for the licensee — ONE aggregator. Its unit areas and dates match nothing filed; its largest area exceeds both the filed and the marketed maximum; and it credits the licensee with two completed projects and 600 units delivered when the register says jumlahProjek: 1 with no CCC and no VP. The entire block is refused
  • Mosque/Surau and Car Park — EdgeProp facility ticks. Mosque/Surau appears on NO developer surface. Flagged, not adopted

FACILITIES — the developer’s own list, with the levels as its own claim

There IS a text schedule with level assignments, which is better than most. The mapping is still indeterminate
  • Printed under Level 9 (17 items): Multipurpose Hall · Jogging Path · Sky Lounge · Table Games · Exercise Pod · Reflexology Path · Serenity Lawn · Kid’s Playground · Kid’s Swing Zone · Garden Pavilion · Grand Lawn · Picnic Grove · Natural Trail · Courtyard Garden · Courtyard Terrace · Management Office · Relaxation Zone
  • Printed under Level 29 (11 items): Sky Infinity Pool · Kid’s Pool with Water Play · Lounge Deck · BBQ Terrace · Sky Garden · Rooftop Terrace · Sky Gymnasium · Weightlifting Area · Yoga Deck · Washroom & Changing Area · Co-working Space
  • Printed under Level 20: Picnic @ The Orchard · Viewing Point · Level 21: Look Out @ De Palm · Leisure Corner · Viewing Point · Level 23: Rooftop Garden · Sky BBQ · Leisure Corner · Viewing Point
  • FINDING 1: a Level 29 presupposes a 29th floor, which the register’s tingkat: 20 cannot accommodate. A facilities page as evidence in a storey dispute — second instance in this series
  • FINDING 2: there is a Sky Lounge on Level 9, a Rooftop Garden on Level 23, and a Rooftop Terrace and a Sky Garden on Level 29 — three “rooftop/sky” assignments across three different levels. So the labels are marketing names, not level evidence, and the mapping between the headings and the lists is treated here as INDETERMINATE
  • FINDING 3: the e-brochure prints the same roughly 28 items with NO level assignment at all, grouped only as landscape and rooftop. Two of the developer’s own surfaces, one with levels and one without
  • FINDING 4, and it is the material one: THERE IS NO SECURITY ITEM IN EITHER LIST. No guardhouse, no access control, no closed-circuit television, no patrol. The filed documents carry no facilities or security schedule either. So this page does not describe the scheme as gated, guarded or 24-hour secured — the only such claim anywhere is an aggregator tag, and that is not evidence
  • FINDING 5: nothing in either list says anything about car parking, and no source states a car-park count, level count or allocation

The type schedule — one type is filed, the rest is marketing, and the two ranges do reconcile

Start with the explanation, because without it the figures look like a contradiction. The filed range of 630–1,230 sq ft is the MAIN PARCEL. The marketed range of 655–1,272 sq ft is the main parcel PLUS an accessory parcel of +25, 54, 62 and 42 sq ft. Both are correct. They measure different things. Only the filed one is statutory, and this page does not average them. An accessory parcel is a strata accessory lot. It is not a floor, it is not necessarily enclosed, and the filing assigns it no area at all. Then the limits. The filed statutory schedule details exactly ONE type out of at least four — Type B/B1, 880 sq ft, 3 bedrooms, 2 bathrooms, with a complete sanitary and electrical list. No other type has a filed fixture schedule, no type code appears in any filing, and NO per-type unit count or per-type price exists on any surface, so no price per square foot, no availability and no mix percentage can be computed for anything — and none is invented here.

No plan image. No floor plan of publishable grade is addressable for this project. The one filed floor plan sits inside a HIMS PDF; the microsite’s layout images are served with an empty src, so there is no URL to grade; the site is not WordPress, so there is no content-system title or date to read; and no 360-degree tour exists. A plan graphic with no provenance is not published here.

FILEDfull fixture schedulemain parcel 880marketed 934

This is the only layout on the project with a statutory schedule behind it, and the schedule is unusually complete. Sanitary: 2 water closets, 2 wash basins, 2 showers, 2 toilet-roll holders, 2 bib taps. Electrical: 11 lighting points, 10 thirteen-amp socket outlets, 3 fan points, 2 water-heater points, 3 air-conditioner points, 1 SMATV outlet and 1 fibre outlet. Two specific absences inside the filed schedule itself: there is no Sinki Dapur line — no kitchen sink is scheduled — and there is no Kadar Bayaran payment schedule at all. The consequence is that the dual-key test this series normally runs on a filed fixture schedule cannot be run on this project — and no source makes a dual-key claim for it either. Ask for the fixture schedule of every other type, because it exists in the SPA and is published nowhere.

filed bound 630marketed 655no filed fixture listno per-type price

The filed 630 sq ft is the lower bound of the statutory built-up range and it matches the e-brochure’s own main-parcel column exactly — which is the evidence that the two ranges measure a main parcel and a main-plus-accessory parcel rather than disagreeing. Two orphan figures sit around it and neither is adopted: EdgeProp publishes a project built-up of 624 sq ft and a Type A2 at 635 sq ft on one page — one on each side of the filed 630 and nowhere near the marketed 655. Two orphans from one publisher, and Type A2 is the only type CODE any consumer source prints. And one aggregator publishes four metric areas, 54 / 80 / 112 / 130 m², which match nothing: its largest converts to about 1,399 sq ft, exceeding both the filed maximum of 1,230 and the marketed maximum of 1,272 (my own conversion). The whole set is refused.

developer figureaccessory parcel +62no filed fixture listno quantity filed

This type sits inside the filed 630–1,230 sq ft band but has no filed row of its own: the statutory advertisement gives a category total of 370 units and a category price band, and details Type B/B1 only. So its area, its bedroom count and its bathroom count are the developer’s figures, and its price and its quantity are published by nobody. Four bedrooms in 1,050 sq ft of main parcel is a dense configuration and a buyer should look at the actual plan rather than the number — and should ask which of the 62 sq ft of accessory parcel is enclosed, because the filing assigns the accessory parcel no area and the microsite calls it something else entirely.

Ask what the accessory parcel actually is

The 4-bedroom, 3-bathroom — the top of the filed band

filed bound 1,230marketed 1,272the foreign-buyer arithmeticno per-type price

This is the type the foreign-buyer arithmetic turns on, and it closes the question. The filed statutory maximum selling price for the whole scheme is RM1,136,000.00, which is 56.80% of the RM2,000,000 Selangor Zone 1 floor (my own division). So even the dearest unit in the scheme is barely over half the threshold, and ZERO of the 412 units clear it. The filed 1,230 sq ft matches the e-brochure’s main-parcel top end exactly, which is the second end-to-end match between the filing and the developer’s own column and is why the accessory-parcel explanation holds. No per-type price is filed, so this page does not attach RM1,136,000.00 to this type as its price — it is the band maximum for the 370 open-market units, and which type carries it is not published.

The 42 Harga Mampu Milik (LPHS) units — state-controlled, and not an open-market product

550 sq ft (FILED) · 42 units (FILED) · RM270,000.00 per unit (FILED) — a Lembaga Perumahan dan Hartanah Selangor CONTROLLED PRICE · probably the register’s unlisted 1-bedroom, 1-bathroom type

FILEDstate-controlled priceeligibility NOT PUBLISHEDnot an entry price

These 42 homes are the reason the register’s price band starts at RM270,000, and they are the single most misreadable thing about this project. The price is set by the Selangor state housing board, not by the developer and not by the market. Independent corroboration: LPHS Selangor’s own controlled-price list, updated 10 September 2026, carries two other Bandar Petaling Jaya serviced-apartment schemes at exactly RM270,000. So RM270,000 is the state price for this product in this bandar, and the open-market floor for Amara is RM574,200. The register records bilik: 1, 2, 3, 4 and tandas: 1, 2, 3 while the developer markets nothing smaller than 2 bedrooms — so the register carries a 1-bedroom, 1-bathroom type that no marketing source lists, and at 550 sq ft these are almost certainly it. No document says so. And a separate bar that has nothing to do with price: NO source — not the filing, not the register, not LPHS’s own list, not the microsite — states the eligibility criteria, the application channel, the quota rules, the moratorium or the resale restrictions on these units. So this page does not describe them as available and does not imply that an open-market or a foreign buyer can acquire one. Amara is not on the LPHS list, and that is not evidence of anything: the list appears to enumerate stock open for application, so absence most likely means these 42 have not been released through the state channel.

The “Renovation Floor” pairs — REFUSED, with the arithmetic

The microsite’s own lower/upper figures: 463 / 290–366 · 807 / 517 · 872 / 474 — three pairs that reconcile with nothing, including with the developer’s own e-brochure

REFUSEDtwo sums exceed the filed maximummislabels a strata accessory lotdeveloper self-contradiction

The microsite relabels the accessory parcel a “Renovation Floor” and then prints three lower-and-upper pairs. They do not add up to anything that exists. 807 + 517 = 1,324 sq ft and 872 + 474 = 1,346 sq ft — both ABOVE the filed maximum built-up of 1,230 sq ft (my own addition). And neither matches the e-brochure’s own accessory-parcel figures of 25, 54, 62 and 42 sq ft, which are an order of magnitude smaller. All three pairs are refused. The naming matters too: an accessory parcel is a strata accessory lot. Calling it a floor invites a buyer to read it as enclosed, usable living space, and the filing assigns it no area at all. Ask for the strata plan and the accessory lot’s description, not for a brochure number.

Ask for the strata plan and the accessory lot description

What is NOT filed in this section, precisely. No type code appears in any filed document. No per-type built-up is filed except Type B/B1 at 880 sq ft — the filing gives overall bounds of 630–1,230 sq ft for the 370 open-market units and a single 550 sq ft figure for the 42 LPHS units. No per-type unit count and no per-type price exists on any surface, so no price per square foot, no availability figure and no mix percentage can be derived, and none is published here. No bedroom or bathroom count is filed for any type except B/B1, and the register’s own bilik: 1, 2, 3, 4 and tandas: 1, 2, 3 include a 1-bedroom, 1-bathroom configuration that no marketing source lists. No Sinki Dapur and no Kadar Bayaran schedule appears even for B/B1. Figures refused by name: the microsite’s three “Renovation Floor” pairs, two of which sum above the filed maximum; EdgeProp’s 624 sq ft and Type A2 635 sq ft; and one aggregator’s 54 / 80 / 112 / 130 m², whose top converts to about 1,399 sq ft. No figure from the sibling schemes MYARA PARK or ARATRE’ RESIDENCES appears anywhere in this section. The real schedule is in the price list and the SPA at the sales gallery. Nothing here is a price list, a quotation or an offer.

Location

Ara Damansara, Petaling Jaya, Daerah Petaling, SELANGOR — the cleanest address set in this series

This is worth saying first, because it is unusual. No source puts this project in the wrong state, the wrong district or the wrong city. After one project where five sources including the developer put a Daerah Petaling scheme in Kuala Lumpur, another where a Kuala Lumpur postcode sits on a Selangor township, and another with six address forms, four streets, two postcodes and three wrong districts, every surface here agrees: Ara Damansara, Petaling Jaya, Selangor. And the approving authority is settled by the strong route rather than a fallback: the building-plan reference MBPJ/120100/T/P10/869/2024 appears in both filed documents, MBPJ is printed separately as the Pihak Berkuasa Yang Meluluskan, and MBPJ has jurisdiction only inside Petaling Jaya. So: Petaling Jaya → Daerah Petaling → Selangor → Zone 1 → a RM2,000,000 foreign-buyer floor, which is DOUBLE the Kuala Lumpur figure. And one trap is live here and must be named: the licensee’s registered office and its register business address are BOTH in PENANG, 350 km away. Never read a locality, a district or a postcode off this licensee’s register record.

The coordinates were used here for exactly one thing: measuring 1.25 km to the sibling scheme MYARA PARK, which is a comparison of two filed coordinate pairs and needs no geocoder. And a warning about the one street name in the filed documents: Jalan PJU 1A/46 is the developer’s office and its sales gallery, not a filed project address. This page does not print it as the project’s address. The nearest the sources get is the developer’s own distance table putting Citta Mall at 0.06 km and Dana 1 Commercial Centre at 0.35 km, which is consistent with a site beside Citta Mall — an inference, and labelled as one.

How the approving authority and the zone were settled

  • MBPJ — MAJLIS BANDARAYA PETALING JAYA, printed as the Pihak Berkuasa Yang Meluluskan in both filed documents and spelled out on the microsite and in the e-brochure
  • Plan approval MBPJ/120100/T/P10/869/2024 — and that prefix family is already established on three other Daerah Petaling projects published on this site, which makes this the strong route rather than a press locality or an encyclopaedia entry
  • Independently corroborated by the register’s own fields: daerah: “Petaling ” and negeri: “Selangor”
  • Consequence: SELANGOR ZONE 1, foreign-buyer floor RM2,000,000 — see the questions section. Selangor also has a Zone 2 and a Zone 3, and neither applies
  • NOT DBKL, NOT MBSJ, NOT MBSA, NOT MPS — and NOT Kuala Lumpur, which no source claims for this project. That is a first in this series and this page does not invent the error
  • Mukim: NOT FILED by anybody. LPHS files comparable Petaling Jaya schemes under the bandar BANDAR PETALING JAYA, and a bandar site has no mukim, so the question does not arise. Labelled an inference, because no title document for THIS site has been seen
  • Lot or PT number and title number: NOT PUBLISHED by anybody. The 2022 land announcement gives an area and no title, and the contractor route that recovers lot numbers elsewhere is closed here. Ask for a title search — it is the only way to read the category of land use, the express conditions and the Sekatan Kepentingan

Distances — the developer publishes thirty-two, and they are the only ones here

  • Credit first: thirty-two figures in kilometres, from the developer’s own e-brochure. Five projects in this series publish NONE. Then the caveat that applies to all thirty-two: the method is undefined. Straight-line, driving or walking is never stated, and no entrance is named
  • Rail: Ara Damansara LRT (KJ26), Kelana Jaya Line — 0.75 km · Lembah Subang 2.4 · Kelana Jaya 4.8 · Glenmarie 5.3 · Subang Airport 5.7 · Subang Jaya 6.9. This is the only distance to the station that exists anywhere
  • No source names an MRT station, and NO MRT3 distance is published by anybody. Said rather than filled in from a portal
  • Retail: Citta Mall 0.06 km — 60 metres · Dana 1 Commercial Centre 0.35 · Oasis Corporate Park 0.5 · Lotus’s Ara Damansara 2.8 · Sime Darby Auto City 3.3 · Megah Rise Mall 4.3 · Paradigm Mall 5.3 · Subang Parade 6.3 · Empire Shopping Gallery 6.3 · Sunway Pyramid 7.8
  • Medical: Sime Darby Medical Centre Ara Damansara 2.0 km · Sime Darby Medical Centre Subang Jaya 6.2 · Sunway Medical Centre 7.1
  • Education: Japanese School of Kuala Lumpur 2.4 · St. Joseph’s Institution 5.1 · International School Malaysia 5.6 · INTI College 6.9 · Monash University 7.1 · Sunway University 8.1 · Taylor’s College is LISTED WITH NO DISTANCE — a specific, nameable gap
  • Golf: Saujana Golf & Country Club 2.3 · Tropicana Golf & Country Resort 4.8 · Subang National Golf Club 4.8 · Glenmarie Golf & Country Club 7.5
  • Highways named with NO distance at all: NKVE · LDP · SPRINT · Federal Highway · DASH · NPE · Jalan Lapangan Terbang Subang. Seven of them, and none is supplied here
  • REFUSED: one aggregator’s eleven “minutes” claims. Minutes are not distances and are never converted on this site. And two of them are refuted by the developer’s own table: Citta Mall — 5 min drive against the developer’s 0.06 km, because a 60-metre drive is not a thing; and Ara Damansara LRT — 5 min walk against the developer’s 0.75 km, because 750 m in five minutes is about 9 km/h, a run rather than a walk
  • Neither EdgeProp record publishes a single distance. Its new-launch record names the station, three schools and a clinic with no figures
  • NOTHING is estimated, interpolated or borrowed. A figure of 11.9 km to the same Ara Damansara hospital appears on another page of this site — measured from Kwasa Damansara, 10 km away, to the same building the developer puts at 2.0 km from here. Both are right; neither is the other’s; and that systematic disagreement is EVIDENCE of two different sites, not an error

What the surroundings are, on the record

  • Ara Damansara is a 739-acre township launched in 1999 by Sime Pilmoor Development, inside Petaling Jaya and under MBPJ. Amara is a third-party parcel inside it: nothing of the township’s acreage, amenities or developer credentials is this project’s
  • The land was bought from Sime Darby Brunsfield Damansara Sdn Bhd and Sime Darby Property (Ara Damansara) Sdn Bhd for RM35,000,000 cash, announced 1 March 2022. 9,554 m² = 2.3609 acres = RM340.33 psf of land (my own conversion and division). That is a corporate land transaction, not a buyer price, and it is labelled as such everywhere it appears on this page
  • The vendor matters twice. Sime Darby Property (Ara Damansara) Sdn Bhd is also the GreenRE licensee of MAYA ARA RESIDENCES (Gold) and Ara Bloc Residences (Gold) — so the company that SOLD this site holds two green ratings in this locality, and neither has anything to do with Amara. Both are refused by name in the developer section
  • Named neighbours, from the 2022 land report: Puncak Seri Kelana · Puncak Nusa Kelana · Amaya Saujana · Nova Saujana. Amaya Saujana is ONE LETTER from Amara and is an unrelated existing development
  • A covered walkway to Citta Mall and Bens Independent Grocer is claimed by the microsite and repeated by EdgeProp. Two surfaces, but the second is quoting the first, so it is the developer’s claim corroborated only by itself. Attributed, not stated as fact
  • Nine project names circulate in or beside this one locality and eight of them are not this project: Myara Park (PD Ara Sdn Bhd, completed Feb 2026, 1.25 km away) · AraTre’ Residences (Puncakdana Sdn Bhd, completed) · Amaya Saujana · Andara · ARRA Residence · Maya Ara Residences · Oasis Ara · and Amara Residences Batu Caves, a different scheme in a different district entirely. Three of them already have their own pages on this site and nothing crosses between them
  • Three different PJU 1A road numbers belong to three different companies: Jalan PJU 1A/46 is this developer’s office and sales gallery; Jalan PJU 1A/41 is another group’s head office, 400 m away; Jalan PJU 1A/4A is the sibling AraTre’. A road-number term would collide immediately, so this page does not use one
  • The only construction announcements on Jalan PJU 1A/46 belong to OTHER schemes. A RM57.95 million piling and strengthening package on Oasis Ara from 30 June 2025, and a RM105 million main-building-works takeover for client PD Ara Sdn Bhd on an 18-storey serviced apartment plus an 11-storey SOHO block — which matches MYARA PARK’s filed components exactly. Neither is Amara. Following the street route here produces a confidently wrong answer

No distance on this page is estimated, converted or borrowed. Every figure in the distance list is the developer’s own, in kilometres, from its filed e-brochure, with the method undefined on all thirty-two. No distance is published by anybody for: any MRT station or the MRT3 alignment · any of the seven named highways · Taylor’s College · the nearest primary or secondary school · the nearest wet market · the nearest park or mosque · KLIA or KL Sentral. The filed coordinates are 3.110494, 101.581142 and NO street address is filed for the project. Jalan PJU 1A/46 is the developer’s office and sales gallery, and is not printed here as the project’s address. Verify the locality yourself on the register record 30775-1 and on a title search — and never off the licensee’s register address block, which is in Penang.

AMARA RESIDENCES, KPKT project 30775-1 — the filed statutory record, field by field

This project has a full statutory record, which is not something this series can always say. A registered scheme, a current licence, a current advertising permit, two filed advertisements, a filed price band that matches the register to the sen, a named chargee, a plan-approval reference and a contractual delivery schedule. Read from the public KPKT TEDUH register on 13 October 2026, with six developer-swasta search forms run against a same-session positive control, the projek-swasta serials walked, and both filed HIMS documents read separately. The table is what the register and the filings print. Everything after the table is what they do not.

Read 13 October 2026 from the public KPKT TEDUH register — licensee record for developer code 30775 and project record 30775-1 — and from both filed HIMS advertisements, read separately. Two things about searching this register that will save a client a wasted afternoon. FIRST: q=AMARA returns ZERO, even though the scheme IS registered under the name AMARA RESIDENCES. The q= endpoint matches developer names only, and no company in this group has “Amara” in its name — the licensee is named after the locality syllable Ara. Against a same-session positive control of q=EXSIM = 16, that zero is the endpoint behaving as designed, not a missing record. So search by developer code 30775, by project code 30775-1, or by the licensee name LUSTER ARA. SECOND: the group’s three licensees need three different search strings — q=PUNCAKDANA = 1, q=PD ARA = 1, q=LUSTER = 1, and q=PUNCAK returns fifteen licensees none of which is PD Ara, because “PD ARA” contains no “Puncak”. No single brand word finds the set. And one honest diff inside the filings themselves. The filed brochure names the developer LUSTER ARA SDN. BHD. The filed NEWSPAPER ADVERTISEMENT names it LUSTER SDN. BHD. — one word short of the licensee, with the same registration number, inside a document stamped IKLAN INI DILULUSKAN OLEH JABATAN PERUMAHAN NEGARA, and every other statutory field in the two documents is identical. Two caveats belong with that finding and are printed with it: the registration number in the same block is the correct one, and the difference is a single word read off a machine-transcribed PDF. q=LUSTER returns exactly one licensee and it is LUSTER ARA; no LUSTER SDN. BHD. holds a developer licence. It is recorded; the caveats are attached; and nothing is alleged about anybody’s conduct. Register statuses change. A permit current today lapses — this one has 141 days left — and a percentage built today is a snapshot of a 7(f) report. Verify the register yourself on the day you decide anything, by developer code 30775 and project code 30775-1. Nothing in this table is a price list, a quotation or an offer.

The one line that matters most in this table is in the delivery column, and it is published by nobody else: pindaanTempohSerahKosong: Ya, +15 bulan, tempohPembinaanBaharu: 51 bulan — contractual vacant possession 8 April 2028 becomes 8 JULY 2029. And the second line that matters most is in the price column: the register’s RM270,000 minimum is a Selangor state-controlled LPHS price for 42 of 412 units, and the open-market floor is RM574,200. Both are read straight off the filed record. Neither appears on the developer’s website, on either portal, in either filed advertisement, or in the licensee’s listed parent’s audited Annual Report 2025.

The +15-month extension, in full — and the fair reading of it

The headline finding on this project is one register field, and it is worth setting out completely because no other source carries it. Project 30775-1 records pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 15 bulan and tempohPembinaanBaharu: 51 bulan. The contract is Schedule H with tempohAsal: 36 Bulan, and the delivery clock under a Schedule H runs from the date of the first sale and purchase agreement, which the register gives as 8 April 2025. So contractual vacant possession was 8 April 2028 and, with the approved extension, it is 8 JULY 2029. That is the governing date and nothing else is. Now the fair reading, which matters as much as the finding and is the reason this entry is this long. FIRST: the extension is NOT consumed. The register shows komponen.peratus: 23.42, ccc: “-” and vp: “-” — the building is about a quarter built, there is no CCC and there is no vacant possession, so the revised date has not been missed. SECOND, and this page looks for it on every project: the register does NOT flag this scheme Lewat. status.keseluruhan reads Lancar. I checked for Lewat specifically, because it is the sharpest delivery finding available anywhere in this series, and it is not there. Saying so plainly is part of being honest about dates. THIRD: the developer’s live sales surface is consistent with the revised date. The microsite and the e-brochure both print June 2029, which is within about a month of 8 July 2029. That is a credit and it is given here. But it nowhere says there was an extension, nowhere gives the original date, and its own filed advertisement contradicts it by twenty months. FOURTH, the arithmetic, both ways, because no construction commencement date exists anywhere and therefore no float test can be run in either direction. Against the REVISED 51-month programme: 8 April 2025 to 13 October 2026 is 18.2 months, or 35.6% elapsed, against 23.42% built. Against the ORIGINAL 36-month programme: 50.5% elapsed against 23.42% built. (Both are my own arithmetic on filed dates and the register’s own percentage.) The second reading is materially behind and is consistent with why an extension was needed; the first is modestly behind. Both are printed and nothing is predicted. FIFTH, the six dates, and what a buyer should do with them. November 2027 — in both filed documents, and five months before even the original contractual date, so it was never achievable and it is now twenty months stale. 8 April 2028 — the original contractual date, superseded. Q4 2028 — one aggregator, matching nothing filed. June 2029 — the developer’s own live figure. 2029 — EdgeProp’s new-launch record, year only, while its own condo record for the same id says N/A. 8 July 2029 — the register’s revised contractual date, which governs. And the licensee’s listed parent’s audited Annual Report 2025, released 30 April 2026, describes the project, reports that it has begun contributing to revenue, and gives NO date, no revised date, no extension and no progress figure at all. That is the second time in this series that an audited annual report has been the non-discloser. What to do with it: ask for the contractual vacant possession date as it will appear in your own SPA, in writing, and ask what liquidated and ascertained damages formula applies and from which date. The date in your contract is the only date that can be enforced, and it is not any of the six marketing dates above. One source that would normally help was unavailable: the third-party publisher this series has used for extension arithmetic on four prior projects is robots-disallowed on this project’s URL form. So the KPKT register is the only source on earth that discloses the +15 months, and that is the single most valuable thing this page carries.

What RM270,000 actually is — and why the open-market floor is RM574,200

If you read one paragraph on this page, read this one. The KPKT register’s price band for 30775-1 reads RM270,000.00 to RM1,136,000.00. That band is arithmetically perfect and structurally misleading, and the filed advertisement explains exactly why — openly, in two separately labelled rows. Jenis Pangsapuri Servis Harga Bebas — 370 units, 630kps to 1,230kps, RM574,200.00 (minimum) to RM1,136,000.00 (maximum). That is the open market. Jenis Pangsapuri Servis Harga Mampu Milik (LPHS) — 42 units, Keluasan Unit: 550kps, Harga Seunit: RM270,000.00. That is a Lembaga Perumahan dan Hartanah Selangor controlled price: a figure set by the Selangor state housing board for affordable stock, on 42 of the 412 homes. So the RM270,000 is a STATE-CONTROLLED AFFORDABLE PRICE. It is not a market price. It is not an opening price for the scheme. Nothing about it is available to an open-market buyer, and this page will not print “from RM270,000” for Amara Residences in any form. THE OPEN-MARKET FLOOR IS RM574,200.00. Independent corroboration, from a Selangor state government list rather than from a portal. LPHS Selangor’s own Senarai Projek Hartanah Harga Kawalan Negeri Selangor (Pangsapuri Perkhidmatan / SOHO / SOVO / SOFO Mampu Milik), updated 10 September 2026, carries two other Bandar Petaling Jaya serviced-apartment schemes at exactly RM270,000 — PANGSAPURI PERKHIDMATAN RESIDENSI NEWURBAN / NEW URBAN SDN BHD, and PANGSAPURI PERKHIDMATAN RESIDENSI SENURI / ANGKASA SENURI SDN. BHD. That independently establishes RM270,000 as the state-set controlled price for this product in this bandar, and not as Amara’s entry price. Amara is not on that list, and that is not evidence of anything about it: the list appears to enumerate controlled-price stock open for application, so absence most likely means these 42 units have not been released through the state channel. The list is not a register of filings and it is not read as one here. Two credits belong in this entry. FIRST: the register’s band matches the filing to the sen at both ends. No splice. This series has caught spliced registry bands on four prior records, where a register band was assembled from different filed generations; here the register’s minimum is the filing’s LPHS price and its maximum is the filing’s open-market maximum, exactly, and there is only one filed generation for it to be spliced from. SECOND: one consumer source gets the entry price right. EdgeProp’s new-launch record prints Starting from RM 574,200 — the filed statutory open-market minimum, to the sen. It is the only consumer source on this project that does, and it is credited by name. And one bar on the 42 units that has nothing to do with price. No source — not the filing, not the register, not LPHS’s own September 2026 list, not the microsite — states the eligibility criteria, the application channel, the quota rules, the moratorium or the resale restrictions that attach to LPHS stock. So this page does not describe those 42 units as available and does not imply that an open-market buyer or a foreign buyer can acquire one. Everything in this entry is filed or public-registry data, always labelled as such, and it is not a price list, not a quotation and not an offer.

Foreign buyers — zero of 412 clear the floor, while every title test runs the buyer’s way

This project produces the cleanest foreign-buyer answer in the series, and it needs both halves or it is misleading. THE PRICE HALF, FIRST, BECAUSE IT CLOSES THE QUESTION. Daerah Petaling is SELANGOR ZONE 1, where the minimum purchase price for a foreign buyer is RM2,000,000, for strata title and gated landed-strata property. That is DOUBLE the Kuala Lumpur and Federal Territory figure of RM1,000,000, which is why getting the state right on this page matters. The dearest unit in the entire filed scheme is RM1,136,000.00, which is 56.80% of the floor. The open-market minimum of RM574,200.00 is 28.71%. The LPHS price of RM270,000.00 is 13.50%. (My own division of filed figures by the consensus floor.) So NOT ONE of the 412 units reaches the threshold, and not one source anywhere says so. THE TITLE HALF, AND THIS IS THE UNUSUAL PART. Both of the bars this series normally finds are ABSENT, and the question runs the buyer’s way on every leg. (1) Jadual H plus a -(S) permit tail means the parcels are strata title, and Selangor permits strata and landed-strata acquisition by foreigners in Zone 1 — it is individual-title landed property that is barred. So the title-type bar that closed four other projects on this site does not apply here. (2) The filed advertisement prints Sekatan Kepentingan: Tiada. A filed Sekatan Kepentingan is the strongest single foreign-buyer signal this series reads, and it closed four prior projects regardless of price; here the filing prints Tiada — none — so no State Authority consent requirement is filed. The word is quoted rather than paraphrased, because one dropped word inverts the clause entirely. (3) The tenure is Pegangan Bebas, freehold, so there is no lease-term question and no consent-on-renewal question. THE VERDICT, IN THAT ORDER: the title is as clean as this series has seen, and the price closes the door on all 412 units. Never let “strata, freehold, no restriction” be read as “a foreigner can buy here.” Three caveats, and one of them is a limitation on this page rather than on the project. FIRST: the RM2,000,000 figure is a three-source consensus, including IQI’s own published guide. PTG Selangor publishes no reachable circular, so a buyer should confirm the current figure with Pejabat Tanah dan Galian Selangor before relying on it, and should read the restriction in interest off a TITLE SEARCH rather than off an advertisement. SECOND: the landed-strata permission is conditioned elsewhere on the scheme being gated and guarded, and on this project there is no evidence either way — the filed documents carry no facilities or security schedule at all, and NEITHER the microsite’s NOR the e-brochure’s facility list contains a single security item. The only security claim anywhere is an aggregator tag, which is not evidence. The point is moot on price, but it is recorded rather than glossed. THIRD: the 42 LPHS units are state controlled-price stock whose eligibility rules nobody publishes, so nothing in this entry should be read as suggesting a foreign buyer could acquire one.

Not published, therefore not on this page — the twenty-nine questions nobody answers

Every page on this site carries this list, because what is missing from a project’s public record is as material as what is in it. On this project the register and the filings are unusually complete, which makes the remaining gaps specific and nameable rather than general. 1. Who owns the other 49.9% of LUSTER ARA SDN. BHD. — the audited corporate-structure chart names the 50.1% holder and does not name the rest. 2. The number of storeys — two figures, nine floors apart. 3. The number of blocks or towers. 4. The car park — no count, no allocation per type, no visitor bays, no levels, on any surface. 5. The lot or PT number and the title number — so ask for a title search. 6. The mukim, and probably Bandar Petaling Jaya, unconfirmed for this site. 7. The category of land use on the title — “commercial freehold” appears in one 2022 news report and in no filed document. 8. The project’s street address — only the office and sales-gallery street is filed. 9. A land area in any FILED document — the 2.3609 acres comes from a Bursa land announcement. 10. Whether the 412 homes occupy the whole parcel, or how much the retail takes. 11. The retail component’s size, unit count, tenure, price, HDA status or whether it will ever be registered. 12. A gross floor area figure — none exists, from anyone. 13. A GDV figure — none exists, including from the audited parent. 14. The contractor, the architect, the engineer and the quantity surveyor — not one is named anywhere, and the construction-record route is closed in a way that would mislead if followed. 15. Any commencement date for construction, so no float test can be run. 16. Per-type unit counts and per-type prices, and therefore any price per square foot. 17. Bedrooms, bathrooms and fixtures for every type but one. 18. The LPHS units’ eligibility criteria, application channel, quota, moratorium and resale restrictions. 19. Why the register’s 20 storeys and the developer’s Level 29 disagree. 20. Any explanation of the +15-month extension — not what caused it, not when it was approved, not by whom; only that it exists. 21. Why the filed advertisement prints November 2027. 22. What the five award logos on the developer’s website actually are. 23. Whether the Myara Park images in Amara’s own gallery are placeholders, a deliberate quality reference or an error — no source addresses it. 24. A service charge or sinking-fund rate — none published, and none borrowed from another project. 25. Any security arrangement. 26. An ethnic-allocation field of any kind — and here the honest answer is not the usual one: that field does not appear on ANY surface for this project. It is not withheld; it is absent. 27. The licensee’s directors. 28. Take-up — no Baki Unit field is filed on this record and no source states a take-up figure, which also means the two Baki Unit traps this series watches for do not arise here at all. 29. The CCC and the VP — ccc: “-”, vp: “-”, at 23.42% built. And one absence about the filing itself: IKLAN_BROSUR_02.pdf returns a 404 and no P45-form record exists for this project, so there is NO cross-generation diff available. That is reported as an absence, not as a check that was skipped. The same-generation diff IS available — brochure against newspaper advertisement — and it is not clean: see the note under the table. Louis Koh will ask the developer for every item on this list and will tell you which answers came back on paper.

The licensed-versus-marketed gap on this project is the retail podium

This site asks one question of every mixed scheme: where did the gap between what is licensed and what is marketed go? On this project it has a precise answer. The licensee’s own listed parent, in its audited Annual Report 2025, calls this “the high-rise serviced apartment and integrated retail development in Ara Damansara, Selangor”, and the microsite calls it a “Freehold mixed development (residential with convenience retail)”. The advertising and sales permit covers 412 residential units and nothing else. The serial walk ends at -1, jumlahProjek: 1 and bilanganProjek: 1 both read one, and there is no second registration. So the retail component has NO KPKT developer registration, NO advertising and sales permit, NO filed price and NO stated Housing Development Act status. The plain-language consequence, which is what a buyer actually needs: a retail unit in this development would get no Schedule G or Schedule H statutory contract, no HDA liquidated-damages formula for late delivery, no section 7A housing development account holding the money, no statutory defect liability period, and no Tribunal for Homebuyer Claims route. Those protections attach to licensed housing accommodation. They do not attach to an unregistered commercial component. And all 412 residential units ARE licensed, which is the other half of the sentence and must be said in the same breath. If you are buying a home here, you are buying inside the licensed scheme, with a Schedule H contract, a current permit and a housing development account. If anybody offers you a shop lot, a kiosk or a retail unit in this development, that is a different transaction with different law behind it, and the first question is whether it has its own KPKT registration. No source states the retail’s size, its unit count, its tenure or its price. One 2022 news report describes the land itself as “commercial freehold”, which would be consistent with a Pangsapuri Servis and would bear on assessment rates, utility tariffs and financing — but NO filed document states the category of land use, so this page prints it as an open question for a title search and not as a fact. And it does not set Jadual H against “commercial title” as if the two were in tension: the filing’s Schedule H and the register’s Pangsapuri Servis are what govern the homes.

Why this page is tagged Condo & Serviced Apartment and New Launch, and not Commercial

The primary tag is Condo & Serviced Apartment, and it is filed rather than inferred. Jenis Bangunan in both filed advertisements reads Pangsapuri Servis, and the register’s own component row says the same. The filed building type is what this site tags. The secondary tag is New Launch, and on this project it is correct — with one wording rule attached. The licence is current, the advertising permit is current, the first SPA was signed on 8 April 2025, the register reads Lancar, and the scheme is 23.42% built and selling. So the honest framing is: launched in 2025, under construction now, contractual vacant possession 8 July 2029. What this page does NOT say is “newly launched”. The first sale was eighteen months ago and a quarter of the building is up. A badge implying a fresh release would be wrong, and this series has caught exactly that elsewhere. And a deliberate omission: Commercial is NOT attached, even though three surfaces invite it. The audited annual report says “serviced apartment and integrated retail”; the microsite says “mixed development (residential with convenience retail)”; and one 2022 report calls the land “commercial freehold”. But the product offered to the public is homes, on Jadual H, under an HDA licence and an HDA advertising and sales permit, and the FILED building type is Pangsapuri Servis. Tagging it commercial would tell a reader this is a commercial investment product, which it is not. What the page does instead is state the retail component in the developer’s own words and say that it has no KPKT registration — which is the information the commercial label would have been standing in for. One portal calls the product Hotel/Service Apartment while its own sibling record calls it a mixed-use development; neither matches the filed Pangsapuri Servis, and both are noted rather than adopted.

Green ratings, awards and QLASSIC — none for this project, and the borrows refused by name

There is NO green rating and NO award for AMARA RESIDENCES, and the negative here is unusually strong. The GreenRE certification register was read across all four tiers — Platinum, Gold, Silver and Bronze — and separately the Bronze CERTIFICATION-ENTRY list. There is no entry for AMARA RESIDENCES, LUSTER ARA SDN. BHD., PD ARA SDN. BHD. or PUNCAKDANA SDN. BHD. in any of them. Why this negative is stronger than usual, in the terms this site uses. Platinum closed cleanly at 95 rows — the sixteenth consecutive consistent run of that tier — so a Platinum no-hit is a genuine clean negative. Gold (130 rows), Silver (141) and Bronze (about 330) all TRUNCATE, so a no-hit there is only “no entry in the reachable portion” and is never reported here as a clean negative. But the decisive read is the Bronze certification-entry list: 332 entries covering 4 April 2024 to 30 March 2026 — EXACTLY the right window for a licence issued 27 May 2024 and a permit issued 4 March 2025 — and NOT ONE of its developer cells contains Luster, Puncakdana, PD Ara, Amara or Myara. On two earlier projects this check had to be published with a limitation attached, because the window was wrong or the list was missing its own rows. Here the window is right and the list is clean. That is the strongest form of this negative available. The Green Building Index register is robots-disallowed and was re-tested today: INCONCLUSIVE, never a negative. No source claims a GBI rating for this project. AND YET THE FILED STATUTORY NEWSPAPER ADVERTISEMENT IS HEADED BANGUNAN “IKONIK DAN HIJAU” — “iconic and green building” — alongside SENI BINA UNGGUL, INSPIRASI URBAN, and the brochure repeats it. A claim in a statutory document is still a claim, and there is nothing behind it: no certification, no provisional rating, no logo, no rating level, no tool code and no registry entry. This page refuses the slogan and names where it is printed, because the page is more trustworthy for addressing it than for omitting it. Credit the other side of that too: the developer makes no certification claim anywhere. This is not the over-claiming this series usually catches; it is a marketing adjective inside a legal document. Now the awards. The microsite carries a heading Award Winning Developer followed by five image placeholders which, to a non-JavaScript fetch, are every one an empty src — no filename, no URL, no alternative text, no title — and NO award name appears in the page text at all. The e-brochure says Award Winning Puncakdana Group, which attaches the claim to the GROUP rather than to the project and still names no award. The project itself has none: no property award, no design award, no sustainability award, and no CIDB QLASSIC score — which is the one award a construction-stage scheme can genuinely hold. The audited Annual Report 2025 names no award for this project or this subsidiary either. So the honest line: the developer’s own material claims to be award-winning and names no award, and the project has none. Five logos that cannot be read are LESS evidence than a bare certification logo, which this site already refuses. TWELVE GreenRE rows were tested and refused, and the two most seductive are named here because they are the easiest borrows available on this project. MAYA ARA RESIDENCES (Gold, active, 5 January 2026, residential tool) and Ara Bloc Residences (Gold, active, 25 September 2025, residential tool), BOTH held by SIME DARBY PROPERTY (ARA DAMANSARA) SDN. BHD. — which is one of the two companies that SOLD Amara’s site. They match on vendor, locality, product type and rating tool all at once, which makes them the sharpest decoy shape this series has recorded. Both are refused: they are a different licensee’s schemes. Also refused by name: DME HUB @ ARA DAMANSARA (Silver provisional, and a NON-RESIDENTIAL tool, so not a residential rating at all) · Amaya Residences (Residensi Damansara Avenue 1) (Silver provisional — one letter from Amara, in a different township, and already a separate page on this site, which is exactly how such a borrow goes unnoticed) · Arcuz Kelana Jaya · Plaza @ Kelana · THE ASCENT @ PARADIGM PJ · ZENIA (Phase 1A) and (1B) · Myra Idaman (against this project’s gallery captions reading Myara — one letter, two unrelated companies) · Aetas Damansara and Aetas Seputeh · Atwater Office Tower A and B · Menara Livingston · and every other row matching merely on Damansara, Subang, Kelana or Sime Darby. Every one is a different licensee, and several are non-residential ratings. NOT ONE of them appears on this page as a credential, and a sibling’s or a group’s award is never a project award.

Imagery: this page carries none, and here is exactly why

This is the fifth page in this series to ship with zero images rather than caption a guess, and on this project the reason is itself one of the findings. REASON ONE: there is nothing addressable to grade, and the confirmed grade is structurally unavailable. Every content image on amara-residences.com — the gallery, the facilities, the layouts, even the five award logos — is served with an EMPTY src to a non-JavaScript fetch. The entire site yields exactly TWO addressable image URLs: a logo and a back-to-top arrow. You cannot grade an image you cannot address. And the site is not WordPress — a content-system media query returns an error, and the site serves a static image folder — so there is no content-system title and no content-system date to read, which means the confirmed grade this site requires for a captioned subject cannot be reached at all on this host. A reachability probe was run with controls twice, across two file extensions, using plausible continuations of real filenames: it confirms that the two chrome assets exist and establishes NO SUBJECT for anything. On this host, reachability is worthless. REASON TWO, AND IT IS THE ONE THAT SETTLES IT: ELEVEN OF THE TWENTY-TWO GALLERY CAPTIONS NAME A DIFFERENT PROJECT. They read Myara Park Suites Lobby, Myara Park Suites Stylish Living Room, Room, Bedroom three times, Bathroom twice, Myara Park Residence Lobby, Living Room and Kitchen. MYARA PARK is a real, separate, COMPLETED registered scheme: KPKT 30041-1, licensee PD ARA SDN. BHD., 255 units, CCC 10 February 2026, vacant possession 12 March 2026 — and it is 1.25 km away by its own filed coordinates. So on the developer’s own website, EVERY interior image is of a different building, by a different licensee, finished in 2026, presented inside an unbuilt 412-unit scheme’s gallery. Nothing on the site discloses this. Nothing in this series matches it: elsewhere a developer has shared a progress gallery between two of its OWN schemes; here the captions openly name a different licensee’s completed project and nobody flags it. The remaining eleven Amara-captioned items are facility renders of an unbuilt building — Residence Entrance, Garden Pavilion, Kid’s Playground twice, Sky Lounge, Sky Infinity Pool twice, Sky Gymnasium twice, Residence Drop Off, Courtyard Garden. Every one is undated, the scheme is 23.42% built with no CCC and no VP, and there is a live storey contradiction of nine floors — which is precisely the circumstance in which an undated render may depict a building that will not be built. Even with filenames captured, those could reach only a caption-published grade, never confirmed. Five image URLs from one aggregator DO exist and carry alternative text naming the project. All five are refused, on four grounds: it is a third-party aggregator rather than the developer, so its alternative text establishes only what that aggregator believes; its own page carries two irreconcilable price ranges, four unit areas that match nothing filed, a completion date that matches nothing filed, and invented delivery statistics for the licensee — it credits it with two completed projects and 600 units delivered when the register says one project with no CCC and no VP — and a source that fabricates that much cannot confer a subject; its filenames are a timestamp plus a hash, so they carry no independent evidence; and three of the five have only the bare project name with no subject at all. No floor plan is addressable either: the one filed plan is inside a HIMS PDF, the microsite’s layout images are empty, and no 360-degree tour exists. So: nothing was uploaded, nothing was substituted, and no stock photograph appears anywhere on this page. A Myara Park image will never appear on it. What would produce real imagery is the developer’s own project folder in the agency system, or a browser pass that captures the JavaScript-loaded filenames — and on any captured set the eleven Myara Park items would still be refused.

Credit where it is due — this developer’s statutory panel is simply correct

This series catches developer websites getting their own statutory particulars wrong often enough that the opposite deserves saying out loud. It has caught a developer publishing six of eight minimum prices BELOW its own filed minimum under a current permit; another a full filed generation stale on two pages; another printing a fabricated licence validity; another printing its advertising permit’s validity in the licence field; and another publishing “price from” figures below its own filed minima. amara-residences.com does none of that. Its statutory panel prints the correct licence number and validity, the correct advertising permit number and validity — which its own filed advertisement PLACEHOLDERS, so the developer’s website is the only place a buyer can read the permit at all — the correct chargee, the correct plan-approval reference, the correct approving authority, the correct tenure, the correct Sekatan Kepentingan, the correct 370/42 unit split and the filed price band TO THE SEN. So the whole family of developer-data-strip findings this site normally publishes cannot occur on this page, and that is stated rather than left as a silence. Its single fault is the completion date, and even that errs in the buyer’s favour — because it is the FILED advertisement, not the website, that carries the unachievable November 2027, while the website’s June 2029 sits within about a month of the revised contractual date. Three further credits belong in the same entry. The permit history is CONTINUOUS: Rekod Lesen Terdahulu is empty and the register shows one permit, so there has never been an unpermitted interval — the exact inverse of a project on this site with a 13½-month gap. Permit 1 PRE-DATES SPA 1 by 35 days, so selling began under a valid permit. And the chronology runs in the right order throughout: land acquired (announced March 2022), building plan approved (2024), licence issued (27 May 2024), advertising permit issued (4 March 2025), first sale (8 April 2025). Nothing ran ahead of its authority — which is not true of every project on this site. Also credited: the register band matches the filing to the sen; the unit split closes on seven surfaces; the developer publishes thirty-two distances in kilometres when five projects in this series publish none; EdgeProp’s “2 to 4 bedrooms; 2 to 3 bathrooms” corroborates the e-brochure exactly; EdgeProp’s Starting from RM 574,200 is the filed open-market minimum to the sen; the register’s and the developer’s permit suffixes AGREE, so the eight-project suffix trap does not arise; the developer makes no green certification claim; and no source puts this project in the wrong state, district or city — the cleanest address set in this series. None of that makes the extension, the LPHS price structure, the storey contradiction or the gallery go away. It means this page states them against a developer that is, on the documents, mostly getting it right.

What this page does not publish, and why

This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion information, no incentive-package detail and no commission information appears anywhere on this page, from any source, whatever its provenance — and those six terms appear exactly once each on this page, here in this sentence, and nowhere else. A seventh term is named here for completeness and also appears exactly once, here: Bumiputera. And on this project the honest statement about it is the cleanest possible one: no surface for this project carries an ethnic-allocation field at all — not the filed brochure, not the filed newspaper advertisement, not the register, not the microsite, not the e-brochure, not either portal. So nothing is being withheld under that head, because there is nothing there to withhold, and that is a different statement from withholding a value. Now the price, which on this project needs four separate statements rather than one. STATEMENT ONE: what IS published here, and why each item qualifies. The filed statutory selling price band from the legally filed advertisement particulars — RM574,200.00 to RM1,136,000.00 for the 370 Harga Bebas units, and RM270,000.00 per unit for the 42 Harga Mampu Milik (LPHS) units — because that is the filed sale and purchase price range, which is exactly the class of figure this site is permitted to carry. It is labelled as filed statutory data every time it appears. The public registry band for 30775-1, RM270,000.00 to RM1,136,000.00, labelled as public register data. The Selangor state controlled-price corroboration from LPHS’s own September 2026 list, labelled as a state government list. And the 2022 land price — RM35,000,000 cash for 9,554 m², RM340.33 per square foot of land — which is a transaction between corporate parties disclosed to a stock exchange, labelled as land cost and never as a buyer price. Every one of them carries the same line: not a price list, not a quotation and not an offer. STATEMENT TWO, AND IT IS THE MOST IMPORTANT SENTENCE ON THIS PAGE: THE RM270,000 IS A STATE-CONTROLLED AFFORDABLE PRICE AND IS NOT AN ENTRY PRICE. It is a filed statutory figure, which is why it is publishable at all, and it covers 42 of 412 units at a price set by the Selangor state housing board. It is not a reduction of anything, it is not an inducement, and it is not what an open-market unit costs. THE OPEN-MARKET FLOOR IS RM574,200. Any page that prints “from RM270,000” for this project without that sentence misleads its reader, and this page states it in both languages and in four separate places so that it cannot be missed. STATEMENT THREE: four kinds of figure are withheld, and the reason differs for each, because a gap with no reason given reads as concealment. (a) One aggregator’s header range, whose lower bound sits BELOW the filed open-market minimum of RM574,200 and ABOVE the LPHS RM270,000 — so it matches NEITHER filed figure. The figure is not recorded. Publisher count: ONE aggregator, not “several sources”; no publisher in either of the two collapsed publisher groups carries a below-minimum figure. (b) A SECOND, irreconcilable range on that same aggregator’s page — its unit table, its questions section and its foreign-ownership section carry a different range from its own header, so the page contradicts itself, and that second range matches no filed figure either. Neither is recorded, and the reason for both is ACCURACY, not a compliance bar. (c) That aggregator’s gross-yield range, occupancy percentage, “market position” and buyer-cost percentages — withheld IN FULL under this agency’s absolute rule on yield and return projections. This page carries no yield figure of any kind. Its “foreign quota 40%” assertion is also not reproduced: it is unsourced, and it concerns a scheme whose entire filed band fails the Selangor Zone 1 floor. (d) An unlabelled numeric pair printed beside the unit table in the developer’s own e-brochure, with no unit of measure, no currency label and no column header. It is unidentifiable — it could be a price per square metre, an instalment, a booking figure or an inducement — and it is not recorded, on accuracy grounds as well as compliance grounds. STATEMENT FOUR: two tests this site normally runs are unavailable, and that is a finding rather than a silence. The GDV test cannot be run: NO gross development value is published for this project by anybody — not the developer, not the press, and not the audited Annual Report 2025, which gives segment figures it attributes to a different development entirely. My own BOUNDING arithmetic on the filed figures is RM223,794,000 to RM431,660,000, and it is a bound rather than a sum, because no per-type quantities are filed. The parent’s RM113.3 million FY2025 property-segment revenue is NOT apportioned to this project, and the microsite’s “gross development value of well over RM1 billion” is a GROUP figure for the Puncakdana group’s commercial diversification and is never allowed to attach to Amara. And the per-type price-per-square-foot test cannot be run either, because the filing gives a category total and a category band and no per-type quantities, so a spliced price per square foot is not available and is not invented. Where a real figure comes from: the price list and the sale and purchase agreement at the sales gallery. Ask Louis for those, and ask him for the per-type price and quantity schedule, which no public source carries.

How this page was built, and its limits

Everything above is either traced to a named published source or marked as not published. The spine is the public KPKT TEDUH register — licensee record for developer code 30775 and project record 30775-1, read 13 October 2026 — together with both filed HIMS advertisements, read separately. Seven limits are worth stating plainly. FIRST, the search limit, and it is instructive rather than disabling. q=AMARA on the developer index returns ZERO, against a same-session positive control of q=EXSIM = 16, even though the register holds AMARA RESIDENCES as the registered name. The endpoint matches developer names only. The licensee was found through a portal record that names the SPV, then q=LUSTER, which returns exactly one licensee. No brand search, no street search and no township search would have found it. So an address-term or project-term zero on that endpoint is worth nothing, and a client’s own search for “Amara” will fail. Give them the code. SECOND, the filing limit. IKLAN_BROSUR_02.pdf returns a 404 and no P45-form record exists, so there is NO cross-generation diff on this project — reported as an absence, not as a check skipped. A same-session control on the newer path form, run on a sibling licensee, returned a live document, so the path form works and this project simply has no record under it. The same-generation diff IS available and is published above: the brochure and the newspaper advertisement name the developer differently. THIRD, the contractor limit, and it is a new shape. No contractor, architect, engineer or quantity surveyor is named for this project by any source, and the construction-record search form returns an error. Worse than an absence: the only construction announcements on this street belong to SIBLING schemes by RELATED licensees — a piling and strengthening package on a third-party scheme on the same road, and a main-building-works takeover whose 18-storey-plus-11-storey scope matches MYARA PARK’s filed components exactly. Following the street route produces a confidently wrong answer, so it was followed and then refused. The consequence is that no commencement date exists and the float test cannot be run in either direction; the elapsed-versus-built test was run instead, both ways. FOURTH, the green-register limit. Gold, Silver and Bronze all truncate, so a no-hit in those tiers is “no entry in the reachable portion” and is never stated here as a clean negative. Platinum closed cleanly and the Bronze certification-entry list covers exactly the right window and is clean, which is what makes this negative strong. The Green Building Index register is robots-disallowed: inconclusive, never a negative. FIFTH, the geocoding limit. The register’s coordinates are published but unverified against a street, because the reverse-geocoding service is robots-disallowed — inconclusive, not a negative. The coordinates were used for exactly one thing: the 1.25 km separation from MYARA PARK, which compares two filed coordinate pairs and needs no geocoder. SIXTH, the imagery limit, set out in full in its own entry above. Nothing reaches a publishable grade, so this page carries no images at all. SEVENTH, and it is a limit on CERTAINTY rather than on sources. Two things on this project cannot be resolved from any public document and are left unresolved rather than averaged: the storey count (register 20 against the developer’s own Level 29, with the filing silent), and the phasing (Berfasa in the register against all 412 units filed as one undivided component row). The consequence is stated once and clearly: every per-tower, per-block and per-phase figure on this project is a marketing figure. And the discipline this locality demands more than any other on this site. Nine project names circulate in or beside Ara Damansara and eight of them are not this project. Nothing — no figure, no distance, no acreage, no band, no CCC, no VP, no storey count, no delivery credit, no award and no green rating — is carried onto this page from MYARA PARK (PD Ara Sdn Bhd, completed February 2026), ARATRE’ RESIDENCES (Puncakdana Sdn Bhd, completed), ARRA Residence, Andara, Amaya Residences, Amaya Saujana, Maya Ara Residences, Oasis Ara, Myra, or from any Luster Industries development in Penang, Hulu Langat, Sepang or Cybersouth — one of which has a 422-service-apartment-plus-180-affordable shape that is a near-mirror of Amara’s 370/42 and must not be confused with it. Each of those is a different project, with its own licensee or its own page.

The developer

LUSTER ARA SDN. BHD. — a 50.1% joint venture, marketed under the Puncakdana brand, and the company whose name will be on your SPA

Start with the one sentence that matters commercially. Your sale and purchase agreement counterparty is LUSTER ARA SDN. BHD., registration 202101042305 (1442605-V), KPKT developer code 30775. It is not Luster Industries Berhad, and it is not the Puncakdana group. That distinction is not academic: EdgeProp publishes TWO records for this project under one id, and its new-launch record names the developer as Luster Industries Berhad while its own condo record correctly names Luster Ara Sdn Bhd. A buyer told the developer is the listed parent has been told the wrong counterparty, and the difference shows up in who is liable under the statutory contract and whose balance sheet stands behind the housing development account. Fetch both records; trust neither alone.

The licence, and what its suffix actually means. 30775/05-2029/0117(N), valid 27 May 2024 to 26 May 2029 and CURRENT at 13 October 2026, with about two years and seven months to run. Four surfaces agree on the number INCLUDING the suffix: the register, both filed documents and the developer’s own website. And the (N) on a LICENCE number means FIRST ISSUE, never renewed. This record is the proof of that reading: the licence is in its third year, carries one registered project, and its Rekod Lesen Terdahulu — the prior-licence history — is EMPTY. It is the first such licence in this series with a registered project, and therefore the first whose history is readable at all. A client told that (N) means “inactive” would be wrongly alarmed: that IS what the same letter means on an advertising permit, and on the sibling licensee’s permit it progressed from (N) to (R) on renewal. Two meanings, one letter, on one record. KPKT publishes no key, so this page says what the evidence supports and flags the rest as a question.

The joint venture, and the half that nobody names. LUSTER INDUSTRIES BHD, registration 198601006973 (156148-P), Bursa stock code 5068, holds 50.1% of Luster Ara — stated in The Edge group’s report of the land acquisition on 1 March 2022 and confirmed in the parent’s own audited Annual Report 2025 corporate-structure chart. The remaining 49.9% is named by NO source. The audited chart itself does not name the other shareholders. The weight of evidence points to the Puncakdana group: the project’s own website says “The Puncakdana Group of companies was established in 1995”, the licensee’s registered e-mail address in the KPKT register is puncakdana08@gmail.com, and PUNCAKDANA SDN. BHD. sits in the same office building. But no document states the shareholding, so that is recorded here as an INFERENCE and not as a fact. Ask for the shareholding in writing if it matters to you — and it may, because it determines who stands behind the project if something goes wrong.

Who the parent actually is, stated as fact and nothing more. Luster Industries Bhd is an investment holding company whose majority revenue comes from precision plastics, precision engineering and die-casting, with gaming and leisure and “mining of minerals and property development” sitting in its “Other” segment. It is not a property group. Nineteen subsidiaries are named in its audited Annual Report 2025, and q=LUSTER on the KPKT register returns exactly ONE licensee — so none of the other eighteen holds a developer licence. Market data, stated as market data: LUSTER (5068) last traded at RM0.025 on the day of research, flagged Shariah-compliant, with no PN17, suspension or delisting notice visible, and 23 of the 30 announcements visible for April to August 2026 are share buy-backs. That is reported because a buyer is entitled to look up the parent of the company selling them a home. No conclusion is drawn from it and no allegation is made. What matters more for a buyer is the first paragraph of this section: the counterparty is the SPV, not the listed parent.

The Puncakdana / Dana 1 group, and why the brand on this page is Puncakdana. Three licensees operate out of the same office building on Jalan PJU 1A/46, and the register’s own fields are the only public record that connects them: PUNCAKDANA SDN. BHD. (code 7565) at unit D1-01-G, holding ARATRE’ RESIDENCES — completed with a CCC — plus two schemes that read Tiada Maklumat; PD ARA SDN. BHD. (code 30041) at unit D1-1-1, holding MYARA PARK, completed with a CCC in February 2026; and LUSTER ARA SDN. BHD. (code 30775) at the SAME unit D1-1-1, holding this project. All three share the phone number 0378317891, and PD Ara’s second register number is the mobile printed on Amara’s own sales-gallery line. Three independent identifiers, one group. The sales gallery is at D1-10-G — a third unit in the same block. So Puncakdana is the brand this project markets under and the only label that covers all three licensees without being wrong. The LICENSEE, which is what matters legally, is named in full in the first paragraph and in the register table above. A search lesson worth passing on: the group’s three licensees require THREE different search strings. q=PUNCAK returns fifteen licensees and PD Ara is in none of them, because “PD ARA” contains no “Puncak”. No single brand word finds the set.

And now the thing that must not be allowed to migrate, because it is the most likely error on any page about this project. MYARA PARK is a DIFFERENT, COMPLETED scheme by a DIFFERENT licensee: KPKT 30041-1, PD ARA SDN. BHD., 255 units, CCC 10 February 2026, vacant possession 12 March 2026, and 1.25 km away by its own filed coordinates. NOTHING of it is on this page — not its CCC, not its vacant possession, not its delivery record, not its price band, not its storey counts, not its SOHO component, and above all not its interiors. Which brings us to the imagery finding, set out in full in its own entry above: ELEVEN of the twenty-two gallery captions on amara-residences.com read Myara Park Suites or Myara Park Residence. Every interior image on this project’s own website is of that other building. Nothing on the site discloses it, and no source anywhere addresses it. That is why this page carries no imagery at all. Also kept off this page: ARATRE’ RESIDENCES’ price band and CCC; and every Luster Industries development in Penang, Hulu Langat, Sepang and Cybersouth — one of which has a 422-service-apartment and 180-affordable-unit shape that is a near-mirror of Amara’s 370 and 42, and which must not be confused with it.

The land, and the vendors, who matter twice over. Luster Ara bought the site for RM35,000,000 cash — 9,554 m², freehold — from Sime Darby Brunsfield Damansara Sdn Bhd and Sime Darby Property (Ara Damansara) Sdn Bhd, announced to Bursa Malaysia on 1 March 2022 with completion expected in the second or third quarter of that year. That gives this page the only land area it has, because Keluasan Tanah is NOT PRINTED in either filed document and the register’s keluasan reads 0 mps. 2.3609 acres, RM340.33 per square foot of land, and at least 174.5 units per acre (my own arithmetic), labelled throughout as coming from the parent’s stock-exchange land announcement and not from a filed advertisement. And the vendors matter a second time: Sime Darby Property (Ara Damansara) Sdn Bhd is the GreenRE licensee of MAYA ARA RESIDENCES and Ara Bloc Residences, both GOLD — so the company that SOLD this site holds two green ratings in this locality. They are the sharpest decoys available on this project, matching on vendor, locality, product and rating tool at once, and both are refused by name. The township itself, Ara Damansara, is a 739-acre development launched in 1999 by a different master developer entirely: Amara is a third-party parcel inside somebody else’s township, and nothing of the township’s is this project’s.

What the developer says about itself, and what holds up. Supportable: “projects mainly in Ara Damansara, Petaling Jaya” — all three of the group’s licensees hold schemes in Daerah Petaling and the completed ones are in Ara Damansara; and the completed-project list on the microsite — AraTre’ Residences, D13 Office Tower, Citta Mall, Dana 1 Commercial Centre, Puncak Nusa Kelana and Puncak Seri Kelana — is consistent with the register, which shows the group’s three licensees holding five schemes between them, of which three are completed, one reads Tiada Maklumat and one is this project. But note what sits alongside that: the licensee of THIS project is a 50.1% joint venture with a Penang-registered special purpose vehicle and a Bursa-listed precision-plastics manufacturer, which is not what “boutique Ara Damansara developer” conveys. Both things are true, and this page carries both. NOT supported, and refused as fact: “Award Winning Developer” and “Award Winning Puncakdana Group” — not one award is named on any surface, the five logos are unreadable, and the project has none and no QLASSIC score; BANGUNAN “IKONIK DAN HIJAU” — a green claim printed in the FILED newspaper advertisement, with no GreenRE entry in any tier or in the right-window certification-entry list behind it; “gross development value of well over RM1 billion” — a GROUP figure for the Puncakdana group’s commercial diversification, which is not this project’s GDV, and no GDV for this project exists anywhere; “commanding an elevated position” — no storey count is filed and the two available figures disagree by nine floors, and no topography, elevation or view claim is supported by any source; “a boutique developer” — fair comment, not a fact, and this page states what the register shows instead; and “access to world-class and international communities” — marketing, with nothing to test. One aggregator’s claims about the licensee — “75% on-time delivery”, “2 projects completed”, “600 units delivered”, a financial-stability grade, a yield range, an occupancy figure, a “mid-premium” positioning and a “foreign quota 40%” — are refused as a block: the licensee has exactly ONE registered project with no CCC and no VP, every figure is unsourced, and the yield and occupancy figures are withheld outright under this agency’s absolute rule.

Finally, the record on conduct, stated carefully because it is easy to read a document finding as an accusation. The register shows statusPemaju: Aktif, mempunyaiKesalahan: null — no developer-conduct flag — projek_sakit_count: 0, projek_terbengkalai_count: 0, one registered project, a current licence, a current permit, a continuous permit history, a permit that pre-dates the first sale, and status.keseluruhan: Lancar rather than Lewat. Two document findings sit on this page alongside all of that: the filed newspaper advertisement names the developer LUSTER SDN. BHD., one word short of the licensee, with the correct registration number in the same block and inside a document stamped as approved by Jabatan Perumahan Negara; and both filed documents print an expected completion of November 2027, which is five months before even the original contractual date. Both are recorded as what the documents say, with their caveats attached — one word off a machine-transcribed PDF in the first case, and a filed figure superseded by a register-recorded extension in the second. No allegation is made against anybody, and none is intended.

Sources for this section: the KPKT KPKT TEDUH register licensee record for developer code 30775 and the project record 30775-1, read 13 October 2026, with six search forms run against a same-session positive control; the sibling licensee records for codes 7565 and 30041, read only so that nothing of theirs reaches this page; both filed HIMS advertisements; Luster Industries Bhd Annual Report 2025, audited and announced 30 April 2026, reached through a stock-screener announcement link that redirects to the exchange’s own disclosure host; The Edge group and Business Today on the 1 March 2022 land acquisition; a stock-information site for the parent’s profile and market data; the developer’s own microsite and its filed e-brochure; both EdgeProp records; and the GreenRE register across all four tiers plus the Bronze certification-entry list. Market data about a listed parent is reported as market data and nothing is concluded from it. The shareholding inference about the 49.9% is labelled an inference. Nothing on this page is legal, financial or investment advice.

Questions

Questions a buyer actually asks about AMARA RESIDENCES @ Ara Damansara

When will AMARA RESIDENCES actually be completed? I have seen several different dates.
The date that governs is 8 JULY 2029, and it is published by only one source: the KPKT register. The contract is Schedule H, the delivery period ran 36 months from the first SPA of 8 April 2025, and the register records pindaanTempohSerahKosong: Ya with tempohTambahanDiluluskan: 15 bulan and tempohPembinaanBaharu: 51 bulan — an APPROVED 15-month extension. So contractual vacant possession moved from 8 April 2028 to 8 July 2029. Six dates circulate:
DateWhere it comes fromStatus
November 2027BOTH filed HIMS advertisementsStale by twenty months, and it was NEVER achievable — it is five months BEFORE even the original contractual date
8 April 2028KPKT — contractual VP on the original 36 monthsThe ORIGINAL contractual date; superseded
Q4 2028One aggregatorMatches nothing filed. Refused
June 2029The developer’s own website and e-brochureWithin about a month of the revised date — so the sales surface reflects the extension. Credited. But it never says there was one
2029EdgeProp new-launch recordYear only. Its own condo record says N/A
8 JULY 2029KPKT — revised contractual VP, 36 + 15 monthsTHE GOVERNING DATE. Nothing else is
no date at allThe licensee’s listed parent’s AUDITED Annual Report 2025It describes the project and reports revenue from it, and gives no date, no revised date, no extension and no progress figure
And the fair reading: the extension is NOT consumed and the register does NOT flag this project late. komponen.peratus: 23.42, ccc: “-”, vp: “-”, status.keseluruhan: Lancar — not Lewat. Ask for the contractual vacant possession date as it will appear in your own SPA, in writing. That is the only date that can be enforced.
Is it really “from RM270,000”?
No. That figure is a Selangor state-controlled affordable price covering 42 of the 412 units, and nothing about it is available on the open market. The open-market floor is RM574,200. The KPKT register’s band for 30775-1 reads RM270,000.00 to RM1,136,000.00, and the filed advertisement explains it in two separately labelled rows: Jenis Pangsapuri Servis Harga Bebas — 370 units, 630 to 1,230 sq ft, RM574,200.00 to RM1,136,000.00, which is the open market; and Jenis Pangsapuri Servis Harga Mampu Milik (LPHS) — 42 units, 550 sq ft, RM270,000.00 per unit, which is a Lembaga Perumahan dan Hartanah Selangor controlled price, set by the state housing board. Independent corroboration: LPHS Selangor’s own controlled-price list, updated 10 September 2026, shows RM270,000 as the state price for this product in Bandar Petaling Jaya, on two other serviced-apartment schemes there. So a reader who sees “from RM270,000” on a 412-unit Ara Damansara project and concludes that is what a unit costs has been badly misled. One consumer source gets it right and is credited: EdgeProp’s new-launch record prints Starting from RM 574,200, which is the filed statutory open-market minimum to the sen. These are filed statutory figures and public register data, labelled as such. They are not a price list, not a quotation and not an offer — the price list and the SPA at the sales gallery are.
Can a foreign buyer purchase a unit here?
On price, no — not one unit in the scheme reaches the threshold. On title, every test runs the buyer’s way. Both halves need saying. THE PRICE. Daerah Petaling is SELANGOR ZONE 1, where the minimum purchase price for a foreign buyer is RM2,000,000, for strata title and gated landed-strata property. That is DOUBLE the Kuala Lumpur and Federal Territory figure of RM1,000,000. The dearest unit in the entire filed scheme is RM1,136,000.00 — 56.80% of the floor. The open-market minimum of RM574,200.00 is 28.71%. So ZERO of the 412 units clear it (my own division of filed figures by the consensus floor). Selangor also has a Zone 2 and a Zone 3; neither applies, because Petaling is Zone 1 on the register’s own district field and on the MBPJ plan prefix. THE TITLE, which is the unusual part. The contract is Jadual H, the advertising permit carries the -(S) strata tail, the tenure is Pegangan Bebas — freehold — and the filed advertisement prints Sekatan Kepentingan: Tiada, quoted verbatim. So no Sekatan Kepentingan is filed and no State Authority consent requirement appears. Selangor permits strata acquisition by foreigners in Zone 1; it is individual-title landed property that is barred. The title is clean; the price is the bar. Never read “strata, freehold, no restriction” as “a foreigner can buy here.” The RM2,000,000 figure is a three-source consensus including IQI’s own guide; PTG Selangor publishes no reachable circular, so confirm the current figure with Pejabat Tanah dan Galian Selangor and read the restriction off a title search rather than off an advertisement.
How many storeys is it?
Nobody knows from the public record, and this page will not print a figure as a specification. The KPKT register files tingkat: 20. The developer’s own facilities section on its website carries level headings running 9, 20, 21, 23 and 29 — and a Level 29 with a Sky Infinity Pool, a Sky Gymnasium and a Rooftop Terrace on it presupposes a 29th floor. One aggregator says 29 floors and one tower. BOTH filed advertisements state no figure at all. The arithmetic does not settle it either: 412 units over 20 storeys is 20.6 per floor, and over 29 storeys is 14.2 (my own division). And the register contradicts itself on phasing in a way that makes this worse: it records maklumatPembangunan: Berfasa — phased — and then files all 412 units as ONE undivided component row, with a single storey count, a single unit total, a single price band and a single land-area field for the whole scheme. So the statutory record has no towers in it, which means every per-tower, per-block or per-phase figure about this project is a marketing figure. Ask the developer for the approved building plan’s storey count. The plan reference is MBPJ/120100/T/P10/869/2024 and MBPJ holds the approved drawings.
Why do I see 630–1,230 sq ft in one place and 655–1,272 sq ft in another?
Because they measure different things, and both are correct. The filed 630 to 1,230 sq ft is the MAIN PARCEL — the statutory built-up range in the filed advertisement. The marketed 655 to 1,272 sq ft is the main parcel PLUS an ACCESSORY PARCEL of 25, 54, 62 and 42 sq ft, which is the developer’s own e-brochure arithmetic: 630+25=655, 880+54=934, 1,050+62=1,112, 1,230+42=1,272. The filed bounds match the e-brochure’s main-parcel column at BOTH ends exactly, which is the evidence that this is a reconciliation and not a contradiction. An accessory parcel is a strata accessory lot. It is not a floor, it is not necessarily enclosed, and the filing assigns it no area. So this page prints the filed figures as filed, explains the accessory parcel, and does not average the two ranges. Three figures in this area ARE refused: the microsite’s own three lower-and-upper “Renovation Floor” pairs — 463 with 290 to 366, 807 with 517, and 872 with 474 — because they reconcile with nothing including the developer’s own e-brochure, and two of them sum to 1,324 and 1,346 sq ft, ABOVE the filed maximum of 1,230; EdgeProp’s 624 sq ft and Type A2 635 sq ft, which sit on either side of the filed 630 and nowhere near the marketed 655; and one aggregator’s four metric areas, whose largest converts to about 1,399 sq ft, above both maxima. Ask for the main parcel and the accessory parcel stated separately on the strata plan.
What is filed about the unit types, and what is not?
ONE type out of at least four has a filed statutory schedule, and it is unusually complete. Type B/B1, 880 sq ft main parcel, 3 bedrooms (Bilik Tidur 1–3) and 2 bathrooms (Bilik Mandi 1–2), with a full sanitary and electrical list: 2 water closets, 2 wash basins, 2 showers, 2 roll holders, 2 bib taps; 11 lighting points, 10 thirteen-amp sockets, 3 fan points, 2 water-heater points, 3 air-conditioner points, 1 SMATV outlet and 1 fibre outlet. Two absences inside the filed schedule itself: there is no kitchen-sink line and no payment schedule at all. NOT FILED for anything else: type codes — the microsite lists A, B, C, D, A2, B/B1, C/C1 with no areas attached and no type code appears in any filed document; per-type built-ups; per-type unit counts and per-type prices, so NO price per square foot, no availability figure and no mix percentage can be computed and none is invented here; and bedrooms, bathrooms and fixtures for every type but B/B1. One thing the register holds that the marketing does not: bilik: 1, 2, 3, 4 and tandas: 1, 2, 3 — a 1-bedroom, 1-bathroom type that no marketing source lists, almost certainly the 42 LPHS units at 550 sq ft, and no document says so. And a credit: EdgeProp’s “2 to 4 bedrooms; 2 to 3 bathrooms” agrees EXACTLY with the e-brochure’s four configurations of 2/2, 3/2, 4/2 and 4/3 — the only specification on this project where an independent publisher and the developer corroborate each other.
Who exactly am I buying from?
LUSTER ARA SDN. BHD., registration 202101042305 (1442605-V), KPKT developer code 30775. Not Luster Industries Berhad, and not the Puncakdana group. That matters because EdgeProp publishes two records for this project under one id and its new-launch record names the developer as Luster Industries Berhad — which is the 50.1% listed parent and the WRONG SPA counterparty — while its own condo record correctly names Luster Ara. Luster Ara is a 50.1% joint venture: LUSTER INDUSTRIES BHD (198601006973 / 156148-P, Bursa 5068) holds that stake per The Edge group of 1 March 2022 and per the parent’s own audited Annual Report 2025 corporate-structure chart. The remaining 49.9% is named by NO source, including the audited chart. The weight of evidence points to the Puncakdana group — the project’s own site says the Puncakdana Group was established in 1995, the licensee’s register e-mail address is a Puncakdana address, and Puncakdana Sdn Bhd sits in the same building — but no document states the shareholding, so this page records that as an inference and not as a fact. The parent is an investment holding company whose majority revenue is precision plastics, precision engineering and die-casting: it is not a property group. Ask for the shareholding in writing, and confirm the counterparty name on the SPA before you sign anything.
Is the licence current, and is the advertising and sales permit current?
Both are current, and the history is clean in two ways worth knowing. Licence 30775/05-2029/0117(N), valid 27 May 2024 to 26 May 2029 — CURRENT, with about two years seven months to run. Advertising and sales permit 30775-1/03-2028/0171(N)-(S), valid 4 March 2025 to 3 March 2028 — CURRENT, with 141 days of validity remaining at 13 October 2026. CREDIT ONE: the permit history is CONTINUOUS. Rekod Lesen Terdahulu is empty and the register shows one permit, so there has never been an unpermitted interval at either licence or permit level. CREDIT TWO: the permit PRE-DATES the first sale by 35 days — permit from 4 March 2025, first SPA 8 April 2025 — so selling began under a valid permit. Two notes on reading the numbers. The (N) on the LICENCE means FIRST ISSUE, never renewed, and this record is the evidence: a third-year licence with one project and an empty prior-licence history. It does NOT mean “inactive”. On an advertising PERMIT the same letter does mark inactive in the register’s own scheme, and a sibling licensee’s permit went from (N) to (R) on renewal — so this page records the suffix exactly as printed and flags it as a question, never as a defect. KPKT publishes no key. And a credit: the developer’s own website publishes (N) too, so the mismatch trap this series has caught on eight projects does not arise here. Note also that BOTH filed advertisements PLACEHOLDER the permit number and its dates, so the developer’s own website is the only place a buyer can read the permit at all — and it matches the register to the character.
There is talk of retail or a mixed development. Is that part licensed?
No. The advertising and sales permit covers 412 residential units and nothing else. The licensee’s listed parent, in its AUDITED Annual Report 2025, calls this “the high-rise serviced apartment and integrated retail development in Ara Damansara, Selangor”, and the microsite calls it a “Freehold mixed development (residential with convenience retail)”. But the serial walk ends at -1, jumlahProjek and bilanganProjek both read 1, and there is no second registration. So the retail component has NO KPKT developer registration, NO advertising and sales permit, NO filed price and NO stated Housing Development Act status. The plain consequence: a retail unit here would get no Schedule G or H statutory contract, no HDA liquidated-damages formula, no section 7A housing development account, no statutory defect liability period and no Tribunal for Homebuyer Claims route. All 412 RESIDENTIAL units ARE licensed, which is the other half of the sentence: if you are buying a home here you are inside the licensed scheme, on Jadual H, under a current permit. If anybody offers you a shop lot or kiosk in this development, ask first whether it has its own KPKT registration. No source states the retail’s size, unit count, tenure or price. And the land’s category of use is NOT FILED: one 2022 news report describes it as “commercial freehold”, which would bear on assessment rates, utility tariffs and financing. That is printed here as an open question for a title search and not as a fact.
What about the 42 affordable units — can I apply for one?
Nobody publishes the answer, and this page will not guess it. The 42 Harga Mampu Milik (LPHS) units are Lembaga Perumahan dan Hartanah Selangor controlled-price stock at RM270,000.00 each, 550 sq ft, and they are filed as a separate labelled category in the statutory advertisement. NO source — not the filing, not the KPKT register, not LPHS’s own September 2026 controlled-price list, not the microsite, not either portal — states the eligibility criteria, the application channel, the quota rules, the moratorium or the resale restrictions that attach to them. So this page does not describe them as available and does not imply that an open-market or a foreign buyer can acquire one. Amara is NOT on LPHS’s September 2026 list, and that is not evidence of anything about it: that list appears to enumerate controlled-price stock open for application, so absence most likely means these 42 units have not been released through the state channel. It is not a register of filings. If an affordable unit is what you are looking for, the right route is LPHS Selangor’s own application channel rather than a developer sales gallery, and Louis will ask the developer for the scheme’s LPHS arrangements in writing.
How dense is it, and is this a low-density project?
At least 174.5 units per acre, which is a normal urban Klang Valley serviced-apartment tower and well above anything that could be called low density. 412 units on 2.3609 acres (my own division). The denominator: 9,554 m² — 102,838.6 sq ft — bought for RM35,000,000 cash in 2022, from the parent’s own stock-exchange land-acquisition announcement, which works out at RM340.33 per square foot of LAND. That is a corporate land transaction, not a buyer price. It is NOT from a filed document: Keluasan Tanah is NOT PRINTED in either filing and the register’s keluasan reads 0 mps, its standard not-filed value — which is not zero and is not an area. Why “at least”: no source says the 412 homes occupy the WHOLE parcel, and the audited annual report says the same parcel also carries an unregistered retail component. If the retail takes footprint, the true residential density is HIGHER. The acreage survives a cross-check: on the filed built-ups and the filed split, saleable area runs 256,200 sq ft at the minimum to 478,200 sq ft at the maximum, giving a net plot ratio of 2.49 to 4.65 — consistent with a single tower of 20 to 29 storeys under MBPJ (my own arithmetic). Eight other denominators were tested and refused, starting with the township’s 739 acres, which would give 0.56 units per acre and is absurd by a factor of more than three hundred — the township belongs to a different master developer entirely. No source makes a density or low-density claim for this project, so there is nothing here to refute — only a figure to publish with its denominator named.
Does it have a green rating or any awards?
No, to both, and the negative on the green rating is unusually strong. The GreenRE register was read across all four tiers and, separately, the Bronze certification-entry list. There is no entry for AMARA RESIDENCES, for LUSTER ARA SDN. BHD., or for either of the two related licensees. Platinum closed cleanly at 95 rows, so a Platinum no-hit is a genuine clean negative. Gold, Silver and Bronze all truncate, so a no-hit there means only “no entry in the reachable portion”. But the decisive read is the Bronze certification-entry list: 332 entries covering 4 April 2024 to 30 March 2026 — EXACTLY the right window for a licence issued May 2024 and a permit issued March 2025 — with no cell for this developer or its siblings. The Green Building Index register is robots-disallowed and was re-tested today: INCONCLUSIVE, never a negative. No source claims a GBI rating for this project. AND YET the FILED newspaper advertisement is headed BANGUNAN “IKONIK DAN HIJAU” — “iconic and green building” — with no certification, no provisional rating, no logo, no rating level and no registry entry behind it. A claim inside a statutory document is still a claim, and it is refused here and named. On awards: the microsite carries a heading Award Winning Developer followed by five image placeholders that resolve to nothing, and NOT ONE award is named on any surface. The e-brochure attaches the claim to the GROUP instead. The project itself has no property, design or sustainability award and no CIDB QLASSIC score. Twelve GreenRE rows were refused by name, and the two sharpest belong to Sime Darby Property (Ara Damansara) Sdn Bhd — MAYA ARA RESIDENCES and Ara Bloc Residences, both GOLD — which is one of the two companies that SOLD this site. A vendor’s rating is not this project’s, and a sibling’s or a group’s award is never a project award.
Why are there no photographs or floor plans on this page?
Two reasons, and the second one is a finding in its own right. FIRST: there is nothing addressable to grade. Every content image on the developer’s website — the gallery, the facilities, the layouts, even the award logos — is served with an EMPTY src to a non-JavaScript fetch, so the whole site yields exactly two addressable image URLs: a logo and a back-to-top arrow. And the site is not WordPress, so there is no content-system title and no content-system date to read, which means the confirmed grade this site requires cannot be reached on this host at all. SECOND, AND IT SETTLES IT: ELEVEN of the twenty-two gallery captions name a DIFFERENT PROJECT. They read Myara Park Suites or Myara Park Residence — Lobby, Living Room, Room, Bedroom, Bathroom, Kitchen. MYARA PARK is a real, separate, COMPLETED registered scheme: KPKT 30041-1, licensee PD ARA SDN. BHD., 255 units, CCC 10 February 2026, vacant possession 12 March 2026, and 1.25 km away by its own filed coordinates. So every interior image on this project’s own website is of another building, by another licensee, finished in 2026 — and nothing on the site discloses it. The other eleven captions are undated facility renders of a building that is 23.42% built, with no CCC, no VP and a live nine-floor storey contradiction — precisely the circumstance in which an undated render may show something that will never be built. Five image URLs from one aggregator do exist, and all five are refused: it is not the developer, its own page carries two irreconcilable price ranges, unit areas matching nothing filed, a completion date matching nothing filed and invented delivery statistics for the licensee, its filenames are a timestamp and a hash, and three of the five name no subject at all. So nothing was uploaded, nothing was substituted, and no stock photograph appears here. A Myara Park image never will.
I searched KPKT for “Amara” and found nothing. Is the project registered?
Yes, it is registered — and finding nothing is exactly what should happen. The register holds the scheme under the name AMARA RESIDENCES, project code 30775-1, with a current licence, a current advertising permit, a filed price band, a named chargee, a contractual delivery schedule and a 23.42% progress figure. The reason a search fails is that the developer search endpoint matches DEVELOPER NAMES ONLY, and no company in this group has “Amara” in its name: the licensee is LUSTER ARA SDN. BHD., named after the locality syllable Ara. q=AMARA returns ZERO against a same-session positive control of q=EXSIM = 16, which is the endpoint behaving as designed rather than a missing record. Search by developer code 30775, by project code 30775-1, or by the licensee name LUSTER ARA. One more search trap in this locality: the Atlas folder and both EdgeProp records write the name as Amara Residence, singular, which finds nothing either, and there is a completely separate Amara Residences Batu Caves in a different district. And there are eight other project names within a short radius of this one — Myara Park, AraTre’, Amaya Saujana, Andara, ARRA Residence, Maya Ara Residences, Oasis Ara and Amaya Residences — none of which is this project.
What has not been filed, and what should I ask for before I pay anything?
Sixteen specification and statutory fields are not filed, and the list is specific rather than general. Storeys · car park · blocks or towers · Keluasan Tanah, with the register’s keluasan reading 0 mps · the lot or PT number and the title number · the mukim · the Jadual G or H label IN THE FILING, which the register supplies instead · the per-type schedule, meaning type codes, per-type built-ups, per-type quantities and per-type prices · bedrooms and bathrooms for every type but one · the architect, engineer, quantity surveyor and main contractor · the category of land use · a GDV · the project’s own street address · the retail component · and, in the filing itself, the advertising permit number and its validity. Also absent: any construction commencement date, so no float test can be run; any service charge or sinking-fund rate; any security arrangement; any take-up figure, with no Baki Unit field filed on this record; and any ethnic-allocation field — which is ABSENT on every surface rather than withheld. And one absence about the filing: the second brochure path returns a 404 and no newer-form record exists, so there is NO cross-generation diff available on this project. That is reported as an absence, not as a check skipped. What to ask for, in this order: the contractual vacant possession date as it will appear in your own SPA, and the liquidated-damages formula; the current price list and the SPA; the per-type quantity and price schedule; the approved storey count and car-park allocation from the approved building plan MBPJ/120100/T/P10/869/2024; and a title search showing the lot or PT number, the category of land use, the express conditions and the restriction in interest. Louis Koh will ask for every one of them in writing and tell you which answers came back on paper.

Ask for the contract date, then the price list, then the title search

Louis Koh will ask the developer for everything on the NOT FILED list and tell you which answers came back on paper. On this project the order matters: the contractual vacant possession date as it will appear in your own SPA first, because six dates circulate and only one governs; the per-type price and quantity schedule second, because the filed band is a category band and the RM270,000 in it is a state-controlled price on 42 of 412 units; and a title search third, because the lot number, the category of land use and the restriction in interest can only be read there.

Louis Koh · Director, LK Group Marketing · IQI Realty Sdn Bhd, Registered Estate Agency. Marketing information compiled from public registers, filed statutory advertisements, a Selangor state government controlled-price list, stock-exchange filings including an audited annual report, named publishers and the developer’s own surfaces. It is not a price list, not a quotation and not an offer, and it is not legal or financial advice. The licence and the advertising and sales permit were both CURRENT at 13 October 2026, with 141 days of permit validity remaining; the register showed 23.42% built, no CCC, no VP, and an overall status of Lancar. Verify the register yourself, by developer code 30775 and project code 30775-1, on the day you decide anything.

Over a decade on Johor Bahru and Klang Valley new launches and subsales, and the author of this site’s filed-particulars-first project pages. On this project he will say the two unpopular things first: the contractual vacant possession date has been extended by fifteen months to 8 July 2029 and only the KPKT register says so, and the RM270,000 in the register’s price band is a Selangor state-controlled price on 42 of 412 units, so the open-market floor is RM574,200. Then he will say the fair things: the project is not flagged late, the licence and permit are both current, the permit history is continuous, and the developer’s own statutory panel is correct on almost everything. He will ask the developer for the rest in writing, and tell you which answers came back on paper.

Marketing information, not an offer. Not a price list, not a quotation. Register statuses change: a permit current today lapses, and a percentage built is a snapshot of one 7(f) report. Verify before you rely on anything here. This page carries no imagery, deliberately, and the reasons are set out in full in the register section above.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

Read from teduh.kpkt.gov.my on 2026-10-23, project code 30775-1. Re-read weekly.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.

Where the official drawings are

No floor plan is reproduced on this page — but the drawings are findable

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
