A COMPLETED, SOLD-OUT SCHEDULE H HOME — WHAT YOU ACTUALLY OWN IN 2026 · licensed developer IDP INDUSTRIAL DEVELOPMENT SDN. BHD., KPKT code 14325, licence 14325/04-2028/0055(R) · CURRENT to 27 April 2028 · register code 14325-1, registered name PUSAT PERDAGANGAN BERPADU · Jadual H · CCC 19 Dec 2019 · peratus 100.00 · Siap Dengan CCC · Dewan Bandaraya Kuala Lumpur (DBKL), Daerah Kuala Lumpur, WP KUALA LUMPUR

UNITED POINT RESIDENCE, Jalan Lang Emas, Taman Sri Sinar, 52100 Kuala Lumpur, Daerah Kuala Lumpur, WP KUALA LUMPUR — a COMPLETED Pangsapuri Suite under Jadual H: 2,509 units in three 38-storey blocks, CCC 19 December 2019 — and registered as PUSAT PERDAGANGAN BERPADU, a trade-centre name on a registration that holds nothing but homes, under register code 14325-1

One sentence frames this whole page: United Point Residence is a finished, sold-out Schedule H building that KPKT registers under a trade-centre name and an industrial-sounding developer — and here is everything the register does and does not tell you about the unit you are being offered. Start with the reassuring half, because it has to be said before any figure: this building IS a home. The KPKT KPKT TEDUH register files all three of this registration’s component rows as Pangsapuri Suite and the contract schedule as Jadual H with tempohAsal 36 Bulan; the scheme sits under a live developer licence with its own advertising-permit history; all three rows read peratus 100.00 with a CCC date; and the developer’s own audited annual report for 2020 calls them “2,509 units of residences” and says “The residential units have been delivered to the purchasers”. That is the normal, positive state under the Housing Development Act, with the full statutory remedy set, and it is the buyer’s protection — so this page says it plainly and prints the code so you can check it yourself. Now the reason that needed saying first. The registered scheme name is PUSAT PERDAGANGAN BERPADU — “united trade centre” — and the licensee is called IDP INDUSTRIAL DEVELOPMENT SDN. BHD. A buyer who checks KPKT and finds a trade-centre name held by a company with “industrial development” in its title may reasonably conclude they bought something other than a home. They did not. Not one unit of any other kind is registered under this code: three component rows, every one Pangsapuri Suite, 735 + 887 + 887 = 2,509 homes on Jadual H. And the search itself is worse than useless before you know the code. A client’s own KPKT search for “United Point” returns NOTHING. A search for “Residensi Berpadu” — the name BOTH of the two biggest Malaysian portals print in brackets as though it were the official registered one — also returns nothing, because that name is in no register field anywhere. A search on the project’s own first word, q=UNITED, returns fifteen real licensed developers and not one of them is this one; a search on its own registered word, q=BERPADU, returns one real licensed developer, in Kinta, Perak, which is not this company; and q=UOA, the brand every portal prints, returns ZERO KPKT developers at all. Every obvious search returns a confident wrong answer. Only the code works: 14325-1, licence 14325/04-2028/0055(R) — which is why this page prints that code beside every figure on it. The arithmetic that proves this registration is United Point, because the name does not. The register’s three component rows carry 735, 887 and 887 units. 735 + 887 + 887 = 2,509 — and the developer’s own audited annual report says, verbatim, “This development comprises 2,509 units of residences along with a commercial complex”, while StarProperty publishes the per-block split as Blok A 887, Blok B 887 and Blok C 735. The same three numbers from an audited report, a publisher and the register. That is the strongest cross-check on this project and it passes exactly. The serial walk ends at a client error on 14325-2 and both bilanganProjek and jumlahProjek read 1: walk and count agree, so there is no second phase and no dormant twin hiding behind this licence. And here is what the arithmetic does NOT settle, and no document anywhere does: which of the two 887-unit rows is Blok A and which is Blok B. The two rows carry DIFFERENT statutory price bands and the register labels neither of them by block, so a buyer in an 887-unit tower cannot be told which of two bands governs their own unit. This page states that and does not guess it. Then the absence that defines the whole project: nothing was ever filed. iklan: [] and brochure: null on 14325-1; every constructed document path in the ministry’s filing store returns a client error against a positive control that resolved in the same session, so the store was up and the answer is absent, not unreachable; the alternative path form cannot even be constructed, because iklan: [] leaves no application serial to build one from; and the developer publishes no statutory panel, no advertising-permit page and no brochure for this project on any host that could be reached. Of the three states a filing can be in — filed and readable, filed but image-only, or never filed at all — this is the third. NO STATUTORY ADVERTISEMENT HAS EVER EXISTED FOR THIS PROJECT, and the distinction matters, because “never filed” is not the same claim as “filed but we could not read it”. So the register entry is the ENTIRE statutory record, and this page tells you exactly what that costs you: no filed tenure and no lease expiry, no Sekatan Kepentingan, no chargee, no approving authority and no plan approval reference, no statutory Unit Selling Price band, no built-up schedule, no car-park allocation, no fixture schedule, no lot or PT number, no Keluasan Tanah and no mukim. The one honest instruction that follows is to ask for a title search before you sign anything. There is one credit in it too, and it is real: with no developer statutory panel in existence, the whole family of faults this site keeps finding on other projects — a stale filing generation, a permit number printed in a licence field, a fabricated validity date, a price panel below the filed minimum — cannot arise here at all. The delivery record, which only the register discloses. The first sale and purchase agreement was dated 26 May 2016, making vacant possession due 26 May 2019. pindaanTempohSerahKosong: Ya, with tempohTambahanDiluluskan: 24 Bulan taking the construction period from 36 to 60 months and the governing date to 26 May 2021. The CCC was issued 19 December 2019. So: 524 days INSIDE the date that governed, and 207 days PAST the date the first purchasers signed for. Both halves are true and the page prints both: a 524-day margin is among the most comfortable this site has recorded, and the developer used only about seven of the twenty-four extension months it had been granted — and it still needed the extension to be inside anything. The extension, the original date and the governing date exist ONLY in the register. No developer surface, no annual report and no portal mentions any of the three. A note on what the register does not have, so that nothing above reads as a dodge: there is no field named Lewat or Lancar on this record at all. So the correct form of words is that the register carries no lateness-flag field for this registration, while its overall status field IS readable and reads Siap Dengan CCC — not “not flagged”, and not “cannot be checked”. vp reads a bare -, so the actual vacant-possession dates are not in the register either; the CCC is the only hard delivery date in existence. This is not a launch page. Both advertising permits lapsed, in April 2018 and April 2020; the developer’s own marketing record carries a sold-out status term; and the live market is resale and letting. That is why this page is filed under Subsales and Condo & Serviced Apartment and carries no launch language, no countdown and no register-your-interest device anywhere. The retail complex is the reassuring finding on this project, and it comes from an audited source. The registered scheme name itself says trade centre, and the developer’s audited annual report for 2020 says the complex “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. It is retained and let, not sold. Nothing in it was ever offered to a purchaser — so its absence from the housing register is the expected and correct result, not a gap. The licensee is not who every portal says it is, and both halves are right. The licensed developer is IDP INDUSTRIAL DEVELOPMENT SDN. BHD., KPKT developer code 14325, holding exactly one registered scheme. It is a 100%-owned UOA Group company — named as such in the corporate-structure charts of both UOA Development Bhd’s and UOA Limited’s audited annual reports for 2020, and carrying the group’s durable register fingerprint, the registered office No. 9, Jalan Indah 16, Taman Cheras Indah, 56100 Kuala Lumpur. “UOA Group”, which every portal prints, appears in no register field at all, and a KPKT developer search for UOA returns zero rows. The audited charts and the registered office are what join the brand to the licensee, and this page says which evidence does which job rather than repeating either half. Two things a foreign buyer must read together. This is Daerah Kuala Lumpur, WP Kuala Lumpur, under DBKL, so the Federal Territory floor is RM1,000,000. At the registered statutory prices, ZERO of the 2,509 units ever reached it — the dearest registered unit misses the floor by RM56,840, which is 5.68% short and the narrowest miss this site has recorded. But the threshold bites on the price of the transaction in front of you, not on the developer’s original band, and whether any individual resale today reaches RM1,000,000 is NOT determinable from anything published. Both halves have to be printed: the first alone misleads a foreign enquirer against their own interest, and the second alone misleads them in the developer’s. The only price family on this page is the three TEDUH public registry bands, labelled as registry bands — and labelled that way for a reason, because there is no filed advertisement band to compare them against and this page will not pretend the comparison was made. They are not a price list, not a quotation and not an offer. And finally, the thing this page does not have: a single image. One image of this development exists on any reachable host anywhere — 450 by 301 pixels, with no caption, no alt text and nothing at all to identify what it shows. In the same library sits its near-twin, belonging to a different development twenty kilometres away, uploaded seventy-two seconds later at identical dimensions under an identical naming convention. The only things separating the two are a title field and a parent id. So this page ships with no imagery, every floor-plan panel says in words what it would have shown, and the page says out loud in both languages that the developer publishes no gallery, no floor plan, no site plan and no location map for this completed development. That is a better page than one with a caption nobody can stand behind.

United Point Residence at a glance

A completed, sold-out Pangsapuri Suite development of 2,509 units in three blocks at Jalan Lang Emas, Taman Sri Sinar, 52100 Kuala Lumpur, under Jadual H and a current developer licence — registered with KPKT under the trade-centre name PUSAT PERDAGANGAN BERPADU, and with NOT ONE statutory advertisement ever filed for it. Everything below is either a register field, quoted with its own key, or a named publisher’s figure attributed to that publisher. Where nothing is published, the line says so instead of filling the gap.

Registered scheme name
PUSAT PERDAGANGAN BERPADUThe register’s own nama; projek.nama prints it Pusat Perdagangan Berpadu. It means united trade centre. The words “United”, “Point”, “Residensi” and “Residence” appear in NO register field on this project.
The name both big portals get wrong
“Residensi Berpadu” is in NO register fieldPropertyGuru and iProperty both print it in brackets as if it were the official registered name. It is not. A KPKT search on it returns nothing, and so does a search for “United Point”. A bracketed “registered name” on a portal is a reconstruction, and this one is wrong in its first word — the word that changes the meaning.
Register code — use this, not the name
14325-1One registration only. 14325-2 returns a client error, and both bilanganProjek and jumlahProjek read 1: walk and count agree three ways.
Licensed developer
IDP INDUSTRIAL DEVELOPMENT SDN. BHD.KPKT developer code 14325, statusPemaju: Aktif, mempunyaiKesalahan: null, 0 sick projects and 0 abandoned projects, holding exactly ONE registered scheme. A 100%-owned UOA Group company per two audited corporate-structure charts — and the name says “industrial” while the company has built 2,509 homes and no industrial scheme at all.
Developer licence
14325/04-2028/0055(R) · CURRENT28 April 2025 – 27 April 2028; about a year and a half still to run as at 15 October 2026. The (R) marks a renewal. No earlier licence generation is exposed, which is a register gap and not a finding: the record’s lesen_records array holds ADVERTISING PERMITS, not licences.
Contract schedule — the buyer’s protection
Jadual H · tempohAsal 36 Bulanpjb.jenis on the register. That is Schedule H under the Housing Development (Control and Licensing) Act 1966, with a 36-month delivery period and a 24-month defect liability period. This is the single most useful line on the page: it is the register’s own answer to the trade-centre name.
Built form, as registered
Pangsapuri Suite on all three component rowsThere is no filed Jenis Bangunan field in existence, because there is no filed advertisement. The register’s own product type is the only statutory statement of built form there is.
Units
2,509 · 735 + 887 + 887Three component rows. unitSummary reads unit 2509. Matches the developer’s audited “2,509 units of residences” and StarProperty’s per-block 887 / 887 / 735 exactly. Both big portals ALSO print 2,509 units in EACH of three buildings in their own building tables — 7,527 in total — which is a self-refuting table and is simply wrong.
Storeys — a seven-floor conflict
38 on the register, against 45 on three publisher surfacestingkat 38 on all three rows, against “45” on PropertyGuru (both of its live slugs), iProperty and StarProperty. No filed document exists to break the tie. 2,509 units over three towers is ~22 per floor at 38 and ~18.6 at 45, so the arithmetic does not settle it either. The register is the only statutory voice and it says 38.
Delivery — both halves
CCC 19 December 2019 · 524 days inside, 207 days pastCCC on all three rows; peratus 100.00; status.keseluruhan: Siap Dengan CCC. 524 days INSIDE the governing contractual date of 26 May 2021, and 207 days PAST the original date of 26 May 2019 that the first purchasers signed for.
The extension nobody markets
pindaanTempohSerahKosong: Ya · +24 months, 36 → 60tempohTambahanDiluluskan: 24 Bulan, tempohPembinaanBaharu: 60 Bulan. About seven of the twenty-four granted months were used. The extension, the original date and the governing date exist ONLY in the register — no developer surface, no annual report and no portal mentions any of them.
First SPA and the dates that follow it
26 May 2016 → original VP 26 May 2019 → governing VP 26 May 2021tarikhPjbPertama, serahKosongIkutPjb and serahKosongBaharuIkutPjbPertama. vp reads a bare -, so the actual vacant-possession dates are NOT in the register. The CCC is the only hard delivery date.
Lateness flag
no such field exists on this recordThere is no Lewat and no Lancar field on this registration at all. So the honest form of words is: the register carries no lateness-flag field here, while its overall status field IS readable and reads Siap Dengan CCC. Not “not flagged”; not “cannot be checked”.
Advertising and sales permits
both lapsed — and that is normal here14325-1/04-2018/0284(P), 28 Apr 2016 – 27 Apr 2018; and 14325-1/04-2020/01731(P), 28 Apr 2019 – 27 Apr 2020. The second expired 130 days AFTER the CCC. An advertising and sales permit is a permit to advertise and sell a housing development; on a building completed in December 2019 and marked sold out, its lapse is expected and carries no adverse inference.
The gap in the permit record
365 days: 28 April 2018 – 27 April 2019That interval falls inside the selling period (first SPA 26 May 2016; CCC 19 Dec 2019) and is covered by no permit the register shows. Two readings: either a generation is missing from lesen_records — the array holds exactly one historical row here — or no permit was in force for a year. Nothing in the record chooses between them, and this page does not choose either.
The credit at the other end of the permit record
permit 1 pre-dates the first SPA by 28 days28 April 2016 against 26 May 2016. Selling began under a valid permit. Both permit numbers also reconstruct correctly from their own month-year segments — no spliced serial, no transplanted number and no fabricated validity.
Statutory price band
NONE EXISTSThere is no filed advertisement, so there is no statutory Unit Selling Price minimum and maximum for this project anywhere. What this page publishes instead is the public registry band, labelled as such — see the register section.
Public registry price bands (registry, NOT filed)
735 units: RM532,760 – RM943,160 · 887 units: RM567,910 – RM826,310 · 887 units: RM596,410 – RM863,360TEDUH status.rows[].hargaMin – hargaMax on 14325-1; the licensee’s own project summary publishes RM532,760 – RM943,160 as the project-level envelope. These are PUBLIC REGISTRY figures and expressly NOT a filed statutory advertisement band, because no statutory advertisement has ever existed. Not a price list, not a quotation, not an offer. Per registered component, not per unit.
Which band governs which tower
unanswerable from anything publishedThe 735-unit row matches Blok C on the only per-block source there is. The two 887-unit rows carry DIFFERENT bands and the register labels neither, so no buyer in Blok A or Blok B can be told which statutory band governs their block. That is a real consequence of a real absence.
Built-ups
not one has ever been filedEvery built-up in circulation is a marketing figure. PropertyGuru, iProperty and StarProperty print 667 to 1,206 sq ft; only ONE type has a built-up attached to it by anybody (Type A at 667 sq ft) and the 1,206 sq ft top of the range is attached to no type by anyone.
The register’s keluasan field
1,206, labelled mps — and evidently square FEETIdentical on all three rows. Read as square metres it gives an absurd 12,981 sq ft per unit on a 2,509-unit scheme. Read as square feet it is EXACTLY the top of the marketed built-up range. Quote it as the register’s own value; compute nothing from it. One figure for three rows of different sizes and prices cannot be a per-row built-up anyway.
Bedroom and bathroom counts
bilik: 0 · tandas: 0 on all three rowsZeroes assert nothing. The register carries no bedroom or bathroom schedule for this project, and no filed one exists.
Tenure
NOT stated by any filed, registered or audited documentThe register has no tenure key at all — verified against its complete key inventory — and there is no filed advertisement. Five marketing surfaces say one thing; nothing statutory says anything; and there is no lease expiry on the public record to give you. This page states no tenure. Ask for a title search.
Restriction in interest
cannot be readNo filed advertisement and no such key in the register. “Cannot be read” is not “none is filed”, and this page will not paraphrase a restriction it has not seen.
Chargee, lot or PT number, mukim, plan approval
none of them is obtainableNo bebanan key, no lot, no mukim, no poskod, no bandar, no pbt and no plan-approval field exist in the record, and there is no filing to carry them. Five closed routes, named rather than papered over.
Approving authority
DBKL — settled from the register’s district and state fieldsprojek.daerah: Kuala Lumpur and projek.negeri: Wp Kuala Lumpur, therefore Dewan Bandaraya Kuala Lumpur. This is the weaker fallback route, and the page says so: there is NO filed plan-approval prefix to read, because there is no filing.
Locality — contested, and printed as a contest
audited KEPONG · portal consensus SEGAMBUT · postcode 52100The developer’s own audited annual report says “United Point Residence is located in Kepong”; the project folder and four portals file it under Segambut; StarProperty’s own URL path says kepong while its text says Segambut; and every portal prints 52100, which is not one of Segambut’s postcodes. The street — Jalan Lang Emas, Taman Sri Sinar — is agreed by five surfaces. “North Kiara” is a marketing alias and one source says so in terms. The district, the local authority and the RM1,000,000 floor are the same either way.
Foreign buyers
RM1,000,000 Federal Territory floor · 0 of 2,509 at registered pricesThe dearest registered unit misses the floor by RM56,840 — 5.68% short, the narrowest miss this site has recorded. But the threshold bites on the price of the transaction in front of you, and whether any resale today reaches RM1,000,000 is NOT determinable from anything published. Both halves are printed. Not one source read mentions the threshold at all.
Affordable-housing component
none, on three of four available legsOne band per component row and no second controlled-price row; no affordable type-code pair; and the lowest register figure is 1.776× the RM300,000 ceiling of the Federal Territories’ own scheme. The fourth leg — the filed advertisement’s own wording — is unavailable, because there is no filing. No source anywhere associates an affordable component with this development.
The retail complex
the group’s own investment property — retained and let, not soldAudited, verbatim: it “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. Nothing in it was offered to a purchaser, so its absence from the housing register is the expected and correct result, not a gap. Its lettable area, tenancy mix, completion date, title position and official name are published by nobody.
Land area and density
9.33 acres on ONE portal — so ~268.9 units per acre, derivedThere is no filed, registered or audited land area. PropertyGuru’s description gives 9.33 acres as the land area; StarProperty gives 3 acres and its own data strip labels that the FACILITIES area, which is internally consistent with the first. The density figure is derived from a portal’s land area with no filed corroboration, and 3 acres must never be used as the denominator.
GreenRE, GBI, awards, QLASSIC
none — and the developer claims noneNo GreenRE row for this project, its registered name or its licensee, on a four-leg reading. GBI is INCONCLUSIVE, never a negative: its register did not respond. No project award of any kind; the group’s awards are corporate and may not be borrowed. No QLASSIC score: the developer’s own 2025 report records the group target with a performance value of N/A.
Imagery on this page
NONE, deliberatelyOne image of this development exists on any reachable host — 450 × 301 pixels, no caption, no alt text, nothing identifying its subject — and its near-twin in the same library belongs to a different development 20 km away, uploaded 72 seconds later at identical dimensions. The developer publishes no gallery, no floor plan, no site plan and no location map for this completed development. So this page carries no image rather than a caption nobody can stand behind.

Why this page exists

Nine things about United Point Residence that nobody else prints

This is a completed building with a live resale market, so the page a buyer actually needs is not a brochure — it is the register, read carefully, with the gaps named. On this project the register itself is the whole statutory record, and it is filed under a name that hides the project rather than finding it.

🔍

A trade-centre name on a registration that holds nothing but homes

PUSAT PERDAGANGAN BERPADU is the registered scheme name, and the licensee is IDP INDUSTRIAL DEVELOPMENT SDN. BHD. Three component rows, all three Pangsapuri Suite, 2,509 homes, contract schedule Jadual H. The page’s single most useful service is to show you, from the register’s own fields, that this is a home — and to print the code so you can verify it yourself.

📄

Both big portals print an official name that does not exist

“Residensi Berpadu” is in no register field anywhere. A client who searches KPKT for the name the portals present as official finds nothing — and a search for “United Point” finds nothing either. A bracketed registered name on a Malaysian portal is a reconstruction, and this one is wrong in its first word.

⚠

Nothing was ever filed — and that is a different claim from “unreadable”

iklan: [], brochure: null, every constructed filing-store path a client error against a positive control that resolved in the same session, and no developer statutory panel in existence. Of the three states a filing can be in, this is the third: NEVER FILED. The page’s credibility rests on saying which.

📅

Delivered inside its governing date and past the date buyers signed for

CCC 19 December 2019: 524 days inside the governing contractual date of 26 May 2021, and 207 days past the original 26 May 2019. The difference is an approved 24-month extension — 36 to 60 months — which exists only in the register and in no marketing anywhere.

🔑

Three statutory price bands that cannot be mapped to three towers

735 units at one band, and two rows of 887 units at two DIFFERENT bands which the register does not label by block. The 735 row matches Blok C on the only per-block source. So a buyer in Blok A or Blok B cannot be told which band governs their own tower. That is a consumer finding, not a technicality.

🏠

The retail complex is the developer’s own investment property

Audited, verbatim: it “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. Retained and let, never sold — so its absence from the housing register is the EXPECTED and correct result, not a gap. That is the most reassuring finding on this project and it comes from an audited source.

📄

A seven-floor conflict, and a 365-day hole, both printed unresolved

Register 38 storeys on each of three rows against 45 on three publisher surfaces, with nothing filed to break it. And the permit record shows no cover from 28 April 2018 to 27 April 2019, inside the selling period. This page prints both readings of the hole and adjudicates neither.

🔍

A contested locality that changes nothing about your position

Audited Kepong; folder and four portals Segambut; postcode 52100, which is not one of Segambut’s; marketing alias North Kiara. The street is agreed by everyone. And the district, the local authority (DBKL) and the RM1,000,000 foreign-buyer floor are identical whichever label you use — which is worth knowing before the disagreement worries you.

No imagery, on purpose

One asset exists anywhere: 450 × 301 pixels, no caption, no alt text, subject unidentifiable — with a near-twin in the same library belonging to a development 20 km away, uploaded 72 seconds later at identical dimensions. This is the eighth page on this site to ship thin rather than caption a guess, and that discipline is what makes every other caption here trustworthy.

Project DNA — the register first, then what each named publisher adds

What the register holds, what three publishers add, and what nobody has

One registration, three component rows, one CCC. Below is every register field that carries a value on 14325-1, then the component-by-component read, then the timeline that only the register discloses. Where a publisher is named, the figure is that publisher’s and not the developer’s — the developer publishes almost nothing about this project, and nothing with a number in it.

The three registered components, side by side — and the one thing the register will not tell you

Every value in these three columns is a field on 14325-1. The register does NOT label the rows by block, and the two 887-unit rows carry different price bands, so the mapping from a row to a tower is unavailable. The 735-unit row can be matched to Blok C on StarProperty’s per-block count — and that is as far as anything published goes.

Component row 1 — 735 units

matches Blok C on the only per-block source
  • jenis: Pangsapuri Suite
  • tingkat: 38

  • ccc: 19/12/2019 · vp: -
  • The widest band of the three — both the lowest minimum and the highest maximum. That is consistent with one tower holding both the smallest and the largest layouts, which no source confirms. Noted as consistent, not as proven.

Component row 2 — 887 units

Blok A or Blok B — the register does not say which
  • jenis: Pangsapuri Suite
  • tingkat: 38

  • bilik / tandas: 0 / 0
  • peratus: 100.00 · ccc: 19/12/2019
  • The lowest maximum of the three bands.
  • This row and row 3 have identical unit counts and different bands, and neither is labelled. A buyer in an 887-unit tower therefore cannot be told which of the two governs their unit.

Component row 3 — 887 units

the other of Blok A / Blok B — unlabelled
  • jenis: Pangsapuri Suite
  • tingkat: 38
  • unit: 887

  • bilik / tandas: 0 / 0
  • peratus: 100.00 · ccc: 19/12/2019
  • A higher minimum AND a higher maximum than row 2, on the same unit count.
  • Two identical-sized towers at two different statutory bands is an ordinary thing for a developer to file and an impossible thing for a buyer to use, because the labels are missing.

  • The licensee’s contact record is the thinnest of any in this group: emel: “-”, telefon: null, telefon2: null, alamat_web: null. A null website field is not evidence that no developer surface exists — one does, with effectively nothing on it.

Layouts — and not one built-up on this project has ever been filed

The unit types, as three publishers describe them — and the three ways their descriptions disagree

There is no filed advertisement for this project, so there is no statutory built-up schedule, no filed bedroom or bathroom count and no filed car-park allocation. Every figure in this section is a marketing figure and is attributed to the publisher that prints it. There is also no floor plan on any reachable host anywhere, and the developer publishes none — so every panel below says in words what a plan would have shown, and none of them carries an image. That is deliberate. Read the three disagreements first: the number of types, the missing 2-bedroom type, and the fact that only ONE type anywhere has a built-up attached to it.

No floor plan exists for this type on any reachable host. The developer publishes none; its own project record is empty. Nothing has been substituted.

Type A — the only type with a built-up attached to it by anybody

667 sq ft · 1 bedroom · 1 bathroom · marketing figures, not filed

667 sq ft1 bed1 baththe bottom of the marketed rangeno filed built-up

A new-home listing portal is the only source that publishes a per-type table for this project at all, and it gives Type A as 667 sq ft with 1 bedroom and 1 bathroom. iProperty’s own FAQ independently says units start “from 667 kps” with “1 bilik tidur dan 1 bilik air”, which is consistent with that. 667 sq ft is the bottom of the 667–1,206 sq ft range that PropertyGuru, iProperty and StarProperty all print. No filed schedule exists to confirm any of it, the register carries bilik: 0 and tandas: 0 on all three rows, and nothing tells you which block or which registered price band this type belongs to.

Ask for this type’s plan and strata share units
No floor plan, and no built-up either. The only source that lists this type gives its rooms and its bays and leaves the built-up blank.

Type B — 3 bedrooms, and NO built-up from anybody

built-up NOT STATED by any source · 3 bedrooms · 2 bathrooms · 2 car-park bays

3 bed2 bath2 bays on one sourcebuilt-up unpublishedno filed built-up

The same per-type table gives Type B as 3 bedrooms, 2 bathrooms and 2 car-park bays, with a “Yard” label carrying no figure, and no built-up at all. So the second-largest type in the development has no published floor area on any surface read, and the 1,206 sq ft top of the marketed range is attached to no type by anyone. And note the car-park conflict: StarProperty says the allocation is “one or two” bays, while this table gives Type B two and Type C three. Both are printed here, both are attributed, and no allocation has ever been filed.

Ask for the built-up and the bay allocation in writing
No floor plan and no built-up. Nothing has been inferred from the register’s keluasan value, which is one figure for three rows and cannot be a per-type area.

Type C — 4 bedrooms, and NO built-up from anybody either

built-up NOT STATED by any source · 4 bedrooms · 3 bathrooms · 3 car-park bays

4 bed3 bath3 bays on one sourcebuilt-up unpublishedexceeds the other source’s maximum

Type C is given as 4 bedrooms, 3 bathrooms and 3 car-park bays, again with no built-up. A three-bay allocation on one source against a maximum of two on another is a direct conflict, and nothing filed exists to settle it. PropertyGuru’s range statement — “single bedroom to 4 bedroom units” — is consistent with Type C being the largest, and that is the only corroboration there is.

Ask for the plan, the bays and which band applies
A type-count conflict cannot be illustrated, only stated. No filed schedule exists on either side of it.

Disagreement 1 — seven types, or three?

“seven unit types” (PropertyGuru / iProperty) against three (A / B / C)

7 vs 3unresolvednothing filed to break it

PropertyGuru and iProperty — which are one publisher for this purpose, carrying one condo id under two live slugs — say “seven unit types”. The only per-type table in existence lists three. Either four types are missing from the only table there is, or the seven-type statement is loose. No filed schedule exists to break it, and this page does not pick a side.

Ask how many types there actually are
Nothing to show: the type may or may not exist. The register’s bilik: 0 asserts nothing either way.

Disagreement 2 — the 2-bedroom type that appears in no table

“single bedroom to 4 bedroom” against a table listing 1, 3 and 4 bedrooms only

missing 2-bedunresolvedno filed bedroom schedule

PropertyGuru states the range as “single bedroom to 4 bedroom units”. The only per-type table lists 1-bedroom, 3-bedroom and 4-bedroom types and no 2-bedroom type at all. So either a type is missing from the only table in existence, or the range statement is loose. Unresolved, and named as unresolved.

This is the most consequential blank on the page and it is not an image problem. The register labels no row by block and no publisher maps a type to a row.

Disagreement 3 — which register row, and therefore which statutory band, any type sits in

unanswerable from anything published

735 / 887 / 887three bandsno mapping published

The register’s three rows carry 735, 887 and 887 units at three DIFFERENT price bands. The 735-unit row matches Blok C on StarProperty’s per-block count; the two 887-unit rows are unlabelled. So nothing published tells a buyer in Blok A or Blok B which of two statutory bands governs their unit, or which block any of Types A, B and C sits in. Ask for it in writing; do not accept an inference.

Get the component row and band confirmed in writing
No floor plan, no site plan, no facilities plan and no location map is published by the developer for this completed development. Nothing has been substituted for them.

What no source gives, per type — the honest list

eleven blanks, named

no planno unit countsno floor bandsno fixtures

Which block a type sits in · the floor band for any type · the number of units of each type · the built-up of Type B or Type C · any bathroom count for the 2-bedroom type that may or may not exist · any floor plan at all · ceiling height · orientation · balcony or yard size · any fixture schedule · and which registered component row any type belongs to. Eleven blanks. The right route to all of them is the management corporation, the strata title and the owner’s own documents — not a brochure, because no brochure for this project exists.

Ask Louis to go and get these in writing

No built-up, bedroom count, bathroom count or car-park allocation on this project has ever been filed with KPKT, because no statutory advertisement has ever been filed for it. The register’s own keluasan: 1,206 — labelled mps and identical on all three rows — is evidently the marketed MAXIMUM in square FEET, not an area in square metres and not a per-row built-up; it is quoted as a register value and nothing is computed from it. No price, rent or per-square-foot figure for any type appears anywhere on this page. Marketing information, not an offer.

Location — the developer publishes not one measured distance

Jalan Lang Emas, Taman Sri Sinar, 52100 Kuala Lumpur — and a locality four surfaces disagree about

The street is the one part of the address nobody disputes: Jalan Lang Emas, Taman Sri Sinar, agreed by five surfaces. The locality is not. The developer’s own audited annual report says KEPONG; the project folder and four portals say SEGAMBUT; StarProperty’s own URL path says kepong while its text says Segambut; and every portal prints the postcode 52100, which is not one of Segambut’s. Here is the reassuring part, and it is worth reading before the disagreement worries you: the district, the local authority and the foreign-buyer threshold are IDENTICAL whichever label is right. It is Daerah Kuala Lumpur, it is DBKL, and the floor is RM1,000,000 either way. This page is filed under Segambut because that is where the project folder and four portals put it; the Kepong finding is printed here in the body rather than hidden in a second label. Separately: the developer publishes NOT ONE measured distance for this project, so every figure below belongs to a named publisher.

Chinese place names on the Chinese version of this page: Kuala Lumpur is written 吉隆坡, which is verified. Segambut, Kepong, Jalan Lang Emas and Taman Sri Sinar are kept in Latin script, because no verified Chinese name for them was available to this page and inventing one would be worse than leaving it.

The six measured distances — every one from a single publisher, named

  • United Point Mall (the project’s own retail complex) — 50 m · myrumahbaru.com. The only figure anybody publishes to the retail component, and at 50 m it is effectively an adjacency rather than a distance.
  • Plaza Sri Sinar bus stop — 171 m · myrumahbaru.com, the only source
  • Sekolah Kebangsaan Taman Sri Sinar — 318 m · myrumahbaru.com, the only source
  • Klinik Mediviron — 647 m · myrumahbaru.com, the only source. It is a clinic, not a hospital.
  • KTM Segambut (KA05) — 1.3 km · myrumahbaru.com. The only measured rail distance anybody publishes, and the only station both big portals agree exists.
  • MRT Jinjang (PY11) — 2.0 km · myrumahbaru.com, the only source
  • All six come from ONE publisher. None is corroborated by a second. The developer publishes none of them — this is the seventh project by this group on this site where the developer publishes not one measured distance.

Drive times, which are not distances

  • IKEA Damansara and Publika — “a few minutes” · StarProperty
  • Desa Park City — “10 minutes” · StarProperty
  • KLCC — “15 minutes” · StarProperty. The only figure to the city centre on any surface read, and it is a drive time.
  • DUKE Highway — “linked to the new DUKE Highway” · StarProperty. An adjacency claim, not a distance — and the word “new” dates the sentence.
  • A drive time is a claim about traffic, not geography. None of these is converted into a distance on this page, and no distance on this page is converted into a drive time.

The station problem — and it is worse than a spread

  • Both big portals list three “nearby stations” with no distances at all: CC05 Taman Sri Sinar, CC04 Bukit Segambut and KA05 Segambut.
  • The CC prefix belongs to the MRT Circle Line, and NOTHING on either portal states that CC04 or CC05 is in service. No source read establishes that either station is operating.
  • So this page does not list them as nearby stations, does not imply an operating line and attaches no distance to either. All it says is that two Circle Line station codes are printed for this area by two portals, and that neither portal states their status.
  • A KTM Komuter station: StarProperty says “linked to the new KTM Komuter Station”; PropertyGuru says “linked to a proposed KTM commuter station”. Two surfaces, two tenses, no figure from either. Both are printed; neither is resolved.
  • MRT Kentonmen: one portal’s description calls it “under construction”. That statement is recorded as DATED and is not restated as current, and no distance to it is imported from anywhere.

Named by somebody, with NO distance from anybody

  • Rail: LRT Sentul Timur · MRT Kentonmen · the “new” or “proposed” KTM Komuter station
  • Roads: DUKE — named as a link, never measured
  • Retail: Publika · IKEA Damansara · Desa Park City — all as drive times only
  • Schools: only the national primary school at 318 m is measured. No secondary school, no international school and no Chinese-medium school is named by any source read.
  • Hospitals: NOT ONE IS NAMED BY ANY SOURCE. The nearest named medical facility is a clinic at 647 m. For a 2,509-unit development that is a real gap, and this page states it rather than filling it.

What this page refuses to do with distances, and why

  • Nothing is estimated. Six destinations have exactly one source each; three are drive times; two are stations whose status nobody vouches for; everything else has nothing.
  • No figure is imported from any neighbouring page on this site. Two other pages here carry their own Segambut-KTM distances for sites on different streets, and one of them is nine times shorter than this project’s 1.3 km. A systematic disagreement between two developments’ tables is evidence of two different sites, not an error to average.
  • No distance is borrowed from any other project by this developer group, including the nearest one, about 0.9 km away by filed coordinates.
  • No land area, acreage, rating, award, image or facility from any other development appears anywhere on this page.

Land area and density — one portal’s denominator, labelled every time

  • There is no filed, registered or audited land area. Keluasan Tanah exists only inside a filed advertisement, and none exists.
  • 9.33 acres as the LAND AREA · PropertyGuru’s description text
  • 3 acres as the FACILITIES AREA · StarProperty, whose own data strip labels it that way. Two numbers under two different labels, and 3 acres of facilities inside a 9.33-acre site is internally consistent — a credit to both publishers, not a conflict.
  • 2,509 units ÷ 9.33 acres ≈ 268.9 units per acre — derived from a PORTAL land area with no filed or audited corroboration. The denominator, its publisher and its label are printed every time the figure appears.
  • 2,509 ÷ 3 acres is NOT published here and must never be computed: 3 acres is the facilities area. A plot-ratio cross-check is impossible — nobody publishes a gross floor area.

Every distance on this page belongs to the publisher named beside it. The developer publishes none. No distance, drive time, acreage or density figure has been estimated, averaged or carried over from any other project page on this site. The locality is printed as a contest because the sources are in contest; the district, the local authority and the RM1,000,000 foreign-buyer floor are unaffected by it. Marketing information, not an offer.

The statutory record — and on this project the register IS the whole of it

KPKT register: PUSAT PERDAGANGAN BERPADU, register code 14325-1

This is the only statutory surface that exists for United Point Residence. iklan: [] and brochure: null; every constructed path in the ministry’s document store returns a client error against a positive control that resolved in the same session; the alternative path form cannot be constructed at all, because there is no application serial to build it from; and the developer publishes no statutory panel, no advertising-permit page and no brochure on any host that could be reached. So: NO statutory advertisement has ever been filed for this project. That is the third of the three states a filing can be in — filed and readable, filed but image-only, never filed — and this page says which one it is, because “never filed” and “filed but unreadable” are different claims about different facts. The consequence is that the usual three-way comparison on this site — the filing against the register against the developer’s own panel — is impossible here. One surface exists. Everything in the table below is a field on 14325-1, quoted with its own key.

Read 14 October 2026 from the public KPKT register, twice: once for the values and once expressly to establish the key inventory, because on this project the absences are the finding. Fields that do NOT exist on this record: mukim, poskod, bandar, lot, pegangan (tenure), pbt, any plan-approval field, any Lewat or Lancar field, and any field containing sekatan or bebanan. A missing key is a different thing from an empty value, and this page distinguishes them throughout.

The three price bands above are PUBLIC REGISTRY figures taken from the register’s own hargaMin and hargaMax fields on register code 14325-1. They are NOT a filed statutory advertisement band — no statutory advertisement has ever existed for this project — and they are not a price list, not a quotation and not an offer. They are per registered component, not per unit, and they are the developer-era registered range, not a statement about any price available today. For the price of a specific unit, the only real sources are the current owner’s own written figure and the sale and purchase agreement. Ask Louis and he will get it in writing.

The registered name is the whole problem, and the register’s own fields are the whole answer

The scheme is registered as PUSAT PERDAGANGAN BERPADU — “united trade centre” — and the licensee is IDP INDUSTRIAL DEVELOPMENT SDN. BHD. A buyer who checks KPKT and finds a trade-centre name held by a company with “industrial development” in its title may reasonably fear they bought something other than a home. They did not, and the register says so in its own fields: pjb.jenis reads Jadual H with tempohAsal 36 Bulan, and the component type on all three rows reads Pangsapuri Suite. Three residential rows, 735 + 887 + 887 = 2,509 homes, and not one unit of any other kind registered under this code. Showing you that, from the register’s own fields, with the code printed so you can repeat the check yourself, is the single most useful thing this page does. Neither word of the marketing name survives in the register: no United, no Point, no Residensi, no Residence. The only word shared with any portal is Berpadu. And the searches themselves mislead before you know the code: q=UNITED returns fifteen real licensed developers and none is this one; q=BERPADU returns one real licensed developer in Kinta, Perak, which is not this company; q=UOA, the brand every portal prints, returns zero KPKT developers. Use 14325-1 and licence 14325/04-2028/0055(R), and nothing else. One honest correction this page owes its own readers: an earlier Segambut page on this site repeated the portals’ bracketed “Residensi Berpadu” as if it were the registered name. It is not. The register says PUSAT PERDAGANGAN BERPADU, and that correction has been written back into this site’s own research notes rather than quietly left standing.

Nothing was ever filed — and which of the three states that is

iklan: []. brochure: null. Three constructed document paths in the ministry’s filing store, all returning a client error, against a positive control for an unrelated project that resolved in the same session — so the store was up, and the answer here is ABSENT and not UNREACHABLE. The alternative path form cannot be constructed at all, because iklan: [] leaves no application serial to build one from. A filing can be in one of three states: filed and readable; filed but image-only and therefore unquotable; or never filed. This project is in the third state, and the page’s credibility rests on saying which, because the three states license completely different sentences. There is nothing here that is present-but-unreadable: no bad scan is standing between you and a document, because there is no document. What that costs you, item by item: the filed building type; the statutory Unit Selling Price minimum and maximum; the filed built-up schedule; the filed car-park allocation; Pegangan Tanah and any lease expiry; Sekatan Kepentingan; Bebanan Tanah and any chargee; Pihak Berkuasa Yang Meluluskan and No. Kelulusan Pelan; Keluasan Tanah; the lot or PT number; the fixture schedule; Baki Unit; the consultants; the facilities schedule; and the project’s own filed address and postcode. And one credit that comes with it, which is also real: because the developer publishes no statutory panel either, the whole family of panel faults this site keeps finding elsewhere — a stale filing generation, a permit number sitting in a licence field, a fabricated validity date, a price panel below the filed minimum — cannot arise on this project at all.

The delivery record: 524 days inside, 207 days past, on an extension nobody markets

The first sale and purchase agreement was dated 26 May 2016, so vacant possession fell due 26 May 2019 on the 36-month Jadual H clock. The register then records pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 24 Bulan and tempohPembinaanBaharu: 60 Bulan — an approved extension taking the construction period from 36 to 60 months and the governing contractual date to 26 May 2021. The CCC issued on 19 December 2019. Publish all three facts together, because any one of them alone is misleading. The good half: 524 days inside the date that governed is among the most comfortable margins this site has recorded, and the developer used only about seven of the twenty-four extension months it had been granted. The other half: the CCC is 207 days PAST the date the first purchasers actually signed for. And the disclosure half: the extension, the original date and the governing date exist ONLY in the register — no developer surface, no annual report and no portal mentions any of the three. vp reads a bare -, so the actual vacant-possession dates are not in the register; the CCC is the only hard delivery date on this project, and the developer’s audited report adds only the sentence “The residential units have been delivered to the purchasers”, which is a statement and not a date. One more completion wrinkle, flagged and not resolved: the register’s CCC is 19 December 2019, the portals say “completion 2019”, and the developer’s own audited report says the project was completed “during financial year 2020”. StarProperty’s own completion field is blank.

The permit record: one clear credit, one 365-day interval, and no adjudication

The register exposes two advertising and sales permit generations: 14325-1/04-2018/0284(P) running 28 April 2016 to 27 April 2018, and 14325-1/04-2020/01731(P) running 28 April 2019 to 27 April 2020. The credit first, and it is real: permit 1 begins 28 days BEFORE the first SPA. Selling began under a valid permit. Both permit numbers also reconstruct correctly from their own month-and-year segments — the 2018 number ends 27 April 2018 and the 2020 number ends 27 April 2020 — so there is no spliced serial, no transplanted number, no fabricated validity and no placeholder anywhere in this record. After the number of projects on which that has not been true, a permit field that is simply internally consistent deserves the mention. Now the interval: 28 April 2018 to 27 April 2019 — 365 days — is covered by no permit the register shows, and it falls inside the selling period, between the first SPA of 26 May 2016 and the CCC of 19 December 2019. There are exactly two readings and nothing in the record chooses between them. Either a generation is missing from the record’s own permit array — which holds exactly one historical row on this project, where sibling records in the same group hold three each, so a thin array is demonstrably possible — or no permit was in force for a year while the development was still being sold. This page states the interval, states both readings and adjudicates NEITHER, because the record does not. Separately, and importantly: the fact that both permits have now LAPSED is not a defect. The second expired 130 days after the CCC. An advertising and sales permit is a permit to advertise and sell a housing development; on a building completed in December 2019 and marked sold out, its lapse is the expected state and carries no adverse inference at all. Both permits carry the (P) suffix, so there is no landed-versus-strata tail to read from them, and the suffix-mismatch trap that recurs elsewhere on this site cannot arise here, because there is no second surface printing a suffix.

Tenure, restriction in interest and chargee — the three answers this page will not invent

TENURE. The register has no tenure key at all, verified against its complete key inventory; there is no filed advertisement; and neither of the developer group’s audited annual reports states it, because the table that would carry tenure, land area and net book value sits beyond the reachable text layer of those documents. Five marketing surfaces, reducing to three publishers, say the project is freehold. Not one statutory or audited document says anything. So this page states NO tenure. It does not print freehold as a filed fact and it does not print a lease expiry, because there is no expiry on the public record to print. The honest line is: every consumer source says one thing, nothing filed or audited says anything, and the only way to know is a title search. In this corner of Kuala Lumpur the tenure genuinely varies from street to street — two other completed developments on this site a few kilometres away have 99-year leases filed on their own records — so the blank cannot be filled by analogy either. RESTRICTION IN INTEREST. There is no filed advertisement and no sekatan key in the register, so the restriction in interest CANNOT BE READ. That is not the same statement as “none is filed”, and this page will not paraphrase a restriction it has not seen. CHARGEE. No bebanan field exists in any filing, because there is no filing, and no such key exists in the register. No bank is named by any source read. LOT, PT NUMBER AND MUKIM. None exists on any reachable surface: no filing, no register key, no land announcement reached, and no annual-report property table within reach. Two sibling records in this corridor are filed in Mukim Batu, but neither of them is this site, so the mukim here is UNESTABLISHED. The answer is “ask for a title search”, not “Mukim Batu”.

Foreign buyers: both halves, because either half alone misleads

This is Daerah Kuala Lumpur, WP Kuala Lumpur, under Dewan Bandaraya Kuala Lumpur, so the Federal Territory foreign-buyer floor of RM1,000,000 applies — strata and landed alike, with consent routed through the Economic Planning Unit, under the Garis Panduan Perolehan Hartanah effective 13 July 2022. Selangor’s zone thresholds do not apply here and are not carried onto this page. And one reassuring consequence of the locality dispute: Segambut and Kepong are both inside the Federal Territory, so the disagreement about the locality does not change the threshold by a single ringgit. Part one: at the registered statutory prices, ZERO of the 2,509 units ever reached the floor. The dearest registered unit tops out at RM943,160 — 94.32% of the floor, missing it by RM56,840. The other two rows top out at 82.63% and 86.34%. There is no straddle and no undeterminable band: at registered prices the whole development sat below the threshold, and by the narrowest margin this site has recorded. Part two, and it matters more on a completed building than on a launch: the threshold bites on the acquisition price of the transaction in front of the buyer, not on the developer’s original band. Whether any individual resale today reaches RM1,000,000 is NOT DETERMINABLE from any source read — and with the dearest registered unit only 5.68% below the floor, that is a live question here rather than a formality. A page that printed only part one would mislead a foreign enquirer against their own interest; one that printed only part two would mislead them in the developer’s favour. Both are printed. The title question is separate and cannot be answered: the restriction in interest is not obtainable, so the right sentence is “the restriction cannot be read”, never “there is no restriction”. Not one of the sources read mentions the threshold at all.

The retail complex is the group’s own investment property — so its absence from the register is the EXPECTED result

The registered scheme name itself names it: Pusat Perdagangan means trade or commercial centre. And the developer’s own audited annual report for 2020 settles its position in one sentence, verbatim: the complex “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. It is retained and let by the group, not sold to purchasers. Nothing in it was ever offered to a buyer — so it is correctly outside the Housing Development Act, and its absence from the housing register is not a gap at all. It is the expected and correct result. That is the single most reassuring finding on this project and it comes from an audited source, which is why it is stated loudly rather than buried. The register agrees mechanically: the serial walk ends at a client error on 14325-2 and bilanganProjek reads 1, so there is no second registration hiding a retail phase. What is still NOT known about the complex: its lettable area; its tenancy mix beyond “various tenants”; whether any part of it was ever strata-titled or sold later; its own completion date; whether the retail name one portal gives it is the developer’s own; and whether the 2,509 figure includes or excludes anything in it — the audited wording “2,509 units of residences ALONG WITH a commercial complex” says it excludes, and that is the only statement there is. This page is therefore NOT filed under a retail or trade category, and it does not describe the development as anything but residential: there is nothing in the complex offered for sale, and the registration contains nothing but homes.

The locality is contested, and the contest changes nothing about your legal position

The street is agreed by five surfaces: Jalan Lang Emas, Taman Sri Sinar. The locality is not agreed by anybody. The developer’s own audited annual report — the only audited source that names a locality at all — says “United Point Residence is located in Kepong”. The project folder and four portals file it under SEGAMBUT. StarProperty’s own URL path says kepong while its page text says Segambut. One portal’s address line says Segambut while its own description says “Kepong District”. A rental platform gives a fourth locality string altogether, and contradicts itself between its heading and its body on the street name. And “North Kiara” is a marketing alias, which one source states in terms. The sharpest single piece of evidence is the postcode, and it cuts against the portals’ own label: every portal prints 52100, and 52100 is not one of Segambut’s postcodes. What the register settles is the district and the authority and nothing else: projek.daerah: Kuala Lumpur, projek.negeri: Wp Kuala Lumpur, therefore Dewan Bandaraya Kuala Lumpur, Federal Territory jurisdiction. The register has no mukim, no bandar and no poskod key, so it cannot settle the locality at all; and there is no filed plan-approval prefix to read, because there is no filing. Here is the part that matters to a buyer: the district, the local authority and the RM1,000,000 foreign-buyer floor are IDENTICAL whichever label is correct, because Segambut and Kepong are both inside the Federal Territory. The disagreement does not change your position by anything. This page is filed under Segambut because that is where the project folder and four portals put it and where clients search; the Kepong finding is printed here in the body rather than hidden in a second label.

No green certification, no award, no quality score — and the developer claims none

There is no GreenRE row for this project, for its registered name, for the portals’ invented name or for its licensee in any reachable part of that register, read 14 October 2026. The negative rests on four legs and the page states which: first, a clean close across the whole Platinum tier; second — and this is the leg that does the work — two certification-entry lists whose windows both span 2014 to 2025 and therefore cover this project’s entire construction period, with no entry for this licensee or its group in either; third, the developer’s own audited enumeration excluding it; and fourth, no green claim by anybody. The three lower tier tables were TRUNCATED on reading and add nothing for a project of this vintage, so they are not cited as if they did. GBI is a different answer: that register did not respond, so the GBI position is INCONCLUSIVE and is never written as a negative. The developer’s own audited 2025 report lists four green-certified buildings across the whole group, and United Point is not among them; in that report this project appears exactly once, in a waste-management indicator, as a managed asset rather than a certified one. What the project does have is a process, not a certification: the developer’s audited 2020 report names it in its own environmental-initiative tables — sub-metering, a smoke-free zone, centralised air-conditioning, refrigerant and clean agents, rainwater harvesting, water-efficient landscaping and water-efficient fittings on the retail side, a durable aluminium formwork system on the residential side, and construction-stage earthworks, soil-stabilisation, pollution, noise and waste controls — plus an owners’ portal deployed in July 2020. That is publishable as exactly what it is: the developer says it applied these measures. It is NOT a certification, NOT an award and NOT third-party assessed, and this page does not dress it up. AWARDS: none for this project from anybody. The group’s awards are corporate, at company level, and not one of them may be borrowed onto a project page. One audited sentence calls a different township of the group’s “award winning” without naming the award or its issuer; that must not and does not appear here in any form. QLASSIC: no score for this project from anybody. The developer’s own 2025 report carries a group target with a performance value of N/A, explained in its own note by there being no qualifying completion that year. That is a group target with no project-level score, and it is not a QLASSIC result for this building. No rating, certification, award or score from any other project by this group — or from any neighbouring development with a similar name — appears anywhere on this page.

Why this page carries no image, stated plainly

Exactly one image of this development exists on any reachable host anywhere: 450 by 301 pixels, with an empty alt-text field, an empty caption field, and no printed caption anywhere on the host that serves it. Nothing identifies its subject — not a tower, not a facade, not a pool, not a facility, not an interior, not a view and not the retail complex. In the same library sits its near-twin: a different development about twenty kilometres away, uploaded seventy-two seconds later, at identical pixel dimensions, under an identical naming convention, with no alt text and no caption either. The only things separating the two are a title field and a parent record id. A pick by filename, by dimensions, by folder or by date would hand you the wrong project. So the project is CONFIRMED on that asset and the SUBJECT is not. A subject that can only be inferred is not a publishable caption on this site, and 450 by 301 is in any case below this layout’s threshold — there is no larger version, because that upload is the original. This page therefore ships with NO imagery at all: no hero gallery, no project gallery, and every floor-plan panel saying in words what it would have shown. It is the eighth page on this site to ship thin rather than caption a guess, and that discipline is exactly what makes every other caption here worth trusting. And the broader absence, which is the real finding: the developer publishes no gallery, no floor plan, no site plan and no location map for this completed development. Its own project record is empty — an empty body, empty custom fields, one attached image and nothing else — and its marketing host carries four pages in total, none of them a statutory panel. The only route to a real plan or a real gallery is Louis’s own project folder or the management corporation, and that is also the only plausible route to the tenure, the lot number, the mukim and the car-park allocation. Nothing has been substituted: no photograph of Segambut, of Kepong, of a station, of the retail complex, and nothing at all from any other development by this group or from any neighbouring page on this site.

The group development value: a figure for two projects, which cannot be split — but the sanity check passes

The developer’s audited 2020 report gives a combined gross development value of RM3.00 billion for TWO projects — this one and a second development of the group’s elsewhere in Kuala Lumpur. The listed parent’s own audited report gives the same two projects as AUD 966.56 million, with no exchange rate in either document. A development value stated for two things cannot be split between them, so this page does not apportion it, does not attribute it to this project and does not divide it by 2,509. What can be done honestly is a bracketing check, and it is worth printing as a consistency finding rather than as an apportionment. This project’s registry minima multiply out to about RM1.424 billion and its maxima to about RM2.192 billion; the sibling project’s equivalents, from this site’s own research on that project, are about RM1.124 billion and RM1.838 billion. Together the two developments bracket RM2.548 billion to RM4.030 billion. The audited RM3.00 billion sits inside that bracket, which is exactly where a real combined figure for both schemes should sit. It corroborates that the figure covers both projects and nothing else — and it does NOT license splitting it. Note also that the two audited figures cannot be reconciled with each other without an exchange rate that neither report gives.

Not published, therefore not on this page

The tenure as a filed or audited fact, and the lease expiry if it is leasehold. The restriction in interest, which cannot be READ — not “none is filed”. The chargee. The lot or PT number. The mukim. The plan-approval reference. A filed project address or postcode. Which of the two 887-unit register rows is Blok A and which is Blok B — and therefore which statutory price band governs which tower. Any filed built-up, car-park allocation, bedroom or bathroom schedule, or fixture schedule. The built-up of Type B or Type C, and whether a 2-bedroom type exists at all. The actual vacant-possession dates: vp reads a dash, and only the CCC is hard. The retail complex’s lettable area, tenancy mix, completion date, title position and official name. The contractor and every consultant — not one is named by any source read, and the developer’s reports describe its own construction method and its own owners’ portal and name nobody else. The land area as anything other than one portal’s figure. The development value for this project alone. The licensee’s company registration number, which no statutory, audited or portal source prints. Any measured distance from the developer. Any facility’s level — no source assigns any facility to any floor. A floor plan, a site plan, a facilities plan, a location map or a captioned gallery. Any hospital distance; any secondary, international or Chinese-medium school. The service charge and sinking fund as a developer-stated figure. Whether the statutory housing development account for this registration has been closed, and what became of the advertising-permit obligations after the CCC. Whether any resale in this building has ever reached the RM1,000,000 Federal Territory floor. A quality-assessment score, any award, and any GBI position. Louis will go and ask for every item on this list rather than estimate one of them.

Facilities: no filed schedule exists, and the three published lists do not agree

There is no filed facilities schedule for this project, because there is no filed advertisement — so no facility is assigned to a level by anybody, nothing can be checked as shell space, and the strongest grade a security claim can have, a filed security schedule, is simply unavailable here. Every item below belongs to the portal that prints it. Items on which two or three publishers agree, and the only ones worth leading with: a swimming pool, a wading or kiddie pool, a gymnasium, a jacuzzi, a barbecue area, a multi-purpose hall and a playground. Items that appear on exactly ONE surface and are attributed to it rather than to the developer: a 50 m infinity pool, a sky garden, a linear garden, a sports court, a badminton hall, a reflexology path, a lounge, an aqua gymnasium, a facilities deck, a pool deck, function halls, a surau and 24-hour security. The spread itself is the finding: four items on StarProperty, thirteen on one portal’s own list, five more in that same portal’s prose, and seven on a new-home listing portal. The developer publishes no facilities list at all — its project record is empty — so not one item above may be attributed to the developer, and this page attributes none. One structural figure is published and is correctly labelled by its own publisher: 3 acres of FACILITIES area. That figure must never be used as a density denominator, and it is not used as one here.

What this page does not publish, and why

Louis Koh is a registered estate agent with IQI Realty Sdn Bhd, and his firm’s own project materials carry commercially restricted terms that may never be made public. So this page carries no discount, no rebate, no nett price, no promotion or incentive package, no commission figure, and no Bumiputera allocation figure — not one of those appears anywhere on it, in either language. It also carries no yield, return-on-investment or rental-return FIGURE of any kind. This is a completed building with an active resale and letting market, so figures of that family are easy to find elsewhere and are refused here in full. The one price family that IS published is the three public registry bands from the KPKT register’s own hargaMin and hargaMax fields on register code 14325-1, labelled a REGISTRY band and expressly NOT a filed statutory advertisement band, because no statutory advertisement has ever existed for this project — and never a price list, never a quotation and never an offer. Six specific items exist elsewhere and are withheld here, and the page names which kind each one is, because the kind is the point. One: a purchaser inducement stated as a term of sale on a single publisher’s project page. Its EXISTENCE is recorded; its CONTENT is withheld in full. It is the only item of that class on this project and it sits on a portal, not in a filing — because the developer publishes nothing at all. Two: a new-home listing portal prints a price expressly framed as being before a price adjustment of the kind named above, together with a maintenance rate. That framing makes every price figure on that surface unusable under the house rule, so it is withheld in full; the maintenance rate would be publishable in principle, but it sits on the same surface, so all this page records is that one portal publishes a maintenance rate. Three: a resale asking floor that sits BELOW the register’s lowest minimum, and a rental “from” figure, on one publisher. Both withheld — and the kind matters: these are RESALE and LETTING figures on a building completed nearly seven years ago, which is unremarkable and is not a developer figure at all. Saying so is the point, because a bare “withheld” would read as concealing a defect that does not exist. Four: a developer-era launch price expressed per square foot, on one publisher. Withheld on two independent grounds: it cannot be reconciled against a per-unit registry band without a built-up pairing, and the only type with a published built-up is the 667 sq ft Type A; and applied to that smallest type it would sit below the registry minimum, which under the house rule is recorded as a discrepancy and never printed as a figure. Five: a rental-performance statistic on a rental platform writing about its own market. Withheld; existence recorded. Six: a characterisation of what the car-park bays cost. The ALLOCATION is published above and attributed; the cost characterisation is a package claim and is withheld. And the clean half, which is worth as much as the warnings: across sixteen surfaces read — including two audited annual reports, the listed parent’s audited report, the developer’s own marketing host and five portals — there is no leaseback structure, no guaranteed rental-return structure and no ethnic-allocation field of any kind on this project. There is no filed advertisement that could ever have carried such a field, so that line of the check does not arise here at all. That is a credit and it is stated as one. For the price of a specific unit there is one real source: the current owner’s written figure and the sale and purchase agreement. Ask Louis, and he will get it in writing.

The licensed developer — and the brand that appears in no register field

IDP INDUSTRIAL DEVELOPMENT SDN. BHD., KPKT developer code 14325

The licensed housing developer of United Point Residence is IDP INDUSTRIAL DEVELOPMENT SDN. BHD., KPKT developer code 14325, holding exactly one registered scheme: 14325-1, registered as PUSAT PERDAGANGAN BERPADU. The register records statusPemaju: Aktif, mempunyaiKesalahan: null, 0 sick projects and 0 abandoned projects, and a current developer licence 14325/04-2028/0055(R) valid 28 April 2025 to 27 April 2028. Nothing about this licence is stale anywhere, for the simple reason that no document outside the register prints a licence number for this project at all — not the developer, not a portal, not an annual report.

It is a 100%-owned UOA Group company, and the evidence for that is worth setting out precisely, because “UOA Group” is what every portal prints and it appears in NO register field whatsoever. A KPKT developer search for UOA returns ZERO developers — a result confirmed in the same session against a working control search that returned sixteen rows for an unrelated brand, so the zero is real and not a broken query. What establishes the link is the group’s own audited documents: this company appears in the corporate-structure chart of UOA Development Bhd’s Annual Report 2020 and again in the corporate-structure chart of its listed parent’s Annual Report 2020. The chain is: the listed parent, then UOA Development Bhd (company number 200401015520, formerly 654023-V), then IDP Industrial Development Sdn Bhd. The second, independent leg is the register’s own address field: No. 9, Jalan Indah 16, Taman Cheras Indah, 56100 Kuala Lumpur — the group’s registered-office fingerprint, character for character, now confirmed across thirteen of its licensed companies on this site’s own research. This page says which evidence does which job rather than repeating the portals’ shorthand: the register names the licensee; the audited charts and the registered office join the licensee to the brand; and no register field mentions the brand at all.

Two warnings about reading a developer record, both of which this one earns. First, the company name is actively misleading: a company called “Industrial Development” holds one registered scheme named “trade centre”, and that scheme is 2,509 homes under Jadual H. It holds no industrial registration of any kind. The name is not unlawful; it is simply unsearchable, and nothing about it changes what the register says the development is. Second, BOTH of this licensee’s register addresses — its registered office and its business address — are the SAME house in Taman Cheras Indah, about sixteen kilometres south-east of this site. Never read a project’s locality, district or postcode off a licensee record; on this record there is nothing but a Cheras address to read. The contact record is the thinnest of any company in this group: emel: “-”, telefon: null, telefon2: null and alamat_web: null. A null website field is not evidence that no developer surface exists — one does, and it carries four pages in total and effectively nothing about this project.

There is no joint venture, and for once that negative has positive support. No partner, landowner or co-developer is named by any source read, so the usual test — name the landowner, then show it holds no licence — cannot be run, because no second party exists to test. What CAN be said is stronger: all fifty-two companies in the group’s audited corporate-structure chart were probed against the developer register, and thirty-three of them hold no KPKT developer licence at all. That is the positive support for a wholly internal development. And a method note for anyone repeating the search: a short query string is a false-positive generator on that register. A three-letter probe in this session returned sixty-five developers, every one of them a company with “Resources” in its name, because the query matches anywhere inside a company name. Read the hits before recording either a zero or a hit.

The contractor and every consultant on this project are UNKNOWN. Not one is named by any source read: no contract announcement was found, the construction-register route could not be reached in this session, and the group’s annual reports name no contractor for this project. What the reports do describe is the group’s own work: a durable aluminium formwork system used on this development among others, and an owners’ portal deployed here in July 2020 to support the management body’s accounting and to give owners meter-reading data and auto-billing. So the developer describes its own construction method and its own post-handover platform and names nobody else. The substitute programme test that would normally apply is unnecessary: peratus 100.00 on all three rows with a CCC.

The developer’s own public words about this project are almost nothing, and the complete set is short enough to print. Its audited 2020 report says the development “is located in Kepong”, that it is “complemented by easy access via major expressways and public transportation infrastructure” — adjacency language with no figure and no named road — that it “comprises 2,509 units of residences along with a commercial complex”, that “The residential units have been delivered to the purchasers”, and that the complex “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. Its 2025 report names the project once, in a waste-management indicator. Its marketing host carries a project record whose body is EMPTY, whose custom fields are EMPTY, and whose only content is a heading, a status term reading sold out, a phone number and a subscribe form. And here is the credit that follows: THE DEVELOPER MAKES NO SUPERLATIVE CLAIM OF ANY KIND about this project — no “first”, no “largest”, no “exclusive”, no “low density”, no “iconic”, no green claim, no award claim and not one measured distance. On a site that routinely has to refute developer superlatives, a developer with nothing to refute deserves the line.

What is said about this project by others, and attributed to them rather than adopted. One portal calls it an “integrated” or “mixed” development; that framing is the portal’s, but its substance is unusually well supported here, because the registered name itself says trade centre and the audited report confirms a retail complex beside the towers. One portal is also the only source anywhere that gives the retail complex a name; the developer’s own reports call it only “a commercial complex”. That name is attributed, not adopted. “North Kiara” is a marketing locality rather than a filed or registered place name, and one source says so in terms. And nobody claims this development is low density — at a derived figure of roughly 269 units per acre on a portal’s land area, nobody should.

Everything above is either a field on the public KPKT register for developer code 14325 and project code 14325-1, read 14 October 2026, or a quotation from a named audited annual report, or a statement attributed to the named publisher that made it. The licensee’s company registration number is NOT PUBLISHED by any source read: the register prints none, there is no filed advertisement to carry one, and both audited corporate-structure charts name the company without a number. No award, rating, certification or figure belonging to any other company in this group, or to any other development, appears anywhere on this page.

Questions a buyer actually asks about a completed, sold-out building

United Point Residence — frequently asked questions

Is United Point Residence a home, or did I buy something other than a home? The registered name says “trade centre”.

It is a home, and the register itself is what says so. pjb.jenis on register code 14325-1 reads Jadual H with tempohAsal 36 Bulan, and the component type on all three rows reads Pangsapuri Suite. That is Schedule H under the Housing Development (Control and Licensing) Act 1966, with the full statutory remedy set and a 24-month defect liability period.

The scheme is registered as PUSAT PERDAGANGAN BERPADU — “united trade centre” — and the licensee is called IDP INDUSTRIAL DEVELOPMENT SDN. BHD. Both are true and neither changes the answer. Three component rows, all three Pangsapuri Suite, 735 + 887 + 887 = 2,509 homes, and not one unit of any other kind registered under that code.

What no document anywhere states is the LAND-USE CATEGORY, and this page does not assert one. A commercial land category would not of itself remove Schedule H, and nothing published tells you what the category is. So the honest answer in full: the NAME is a trade-centre name, the REGISTERED CONTENT is residential, the CONTRACT SCHEDULE is Jadual H, and the land category is unpublished — read it on the title.

Why does a KPKT search for “United Point” find nothing?

Because the words “United”, “Point”, “Residensi” and “Residence” appear in no register field on this project. The registered name is PUSAT PERDAGANGAN BERPADU.

Worse, the name BOTH big portals print in brackets as though it were the official registered one — “Residensi Berpadu” — is also in no register field. A client who searches on it finds nothing. A bracketed “registered name” on a Malaysian portal is a reconstruction, and this one is wrong in its first word, which is the word that changes the meaning.

And the obvious search strings all return confident wrong answers: the project’s own first word returns fifteen real licensed developers, none of them this one; its own registered word returns one real licensed developer, in Kinta, Perak, which is not this company; and the brand every portal prints returns zero KPKT developers at all. Search the code instead: 14325-1, on licence 14325/04-2028/0055(R).

Is there a filed statutory advertisement for this project — and if not, is it just unreadable?

There is none, and “none” is the right word rather than “unreadable”. The distinction matters, so here is the evidence.

The register record carries iklan: [] and brochure: null. Every constructed document path in the ministry’s filing store returns a client error — against a positive control for an unrelated project that resolved in the same session, so the store was up and the answer here is ABSENT, not UNREACHABLE. The alternative path form cannot even be constructed, because an empty iklan array leaves no application serial to build one from. And the developer publishes no statutory panel and no brochure on any host that could be reached.

A filing can be in one of three states: filed and readable; filed but image-only and therefore unquotable; or never filed. This project is in the third state. There is nothing here that is present-but-unreadable — no bad scan stands between you and a document, because there is no document.

What it costs you is the whole list: no filed tenure and no lease expiry, no Sekatan Kepentingan, no chargee, no approving authority and no plan reference, no statutory Unit Selling Price band, no built-up schedule, no car-park allocation, no lot or PT number, no land area and no mukim. So the register is the entire statutory record, and the one instruction that follows is to get a title search before you sign anything.

Was the building delivered on time?

Both halves of that answer are true and the page prints both.

The first sale and purchase agreement was dated 26 May 2016, so vacant possession fell due 26 May 2019 on the 36-month clock. The register then records pindaanTempohSerahKosong: Ya with tempohTambahanDiluluskan: 24 Bulan and tempohPembinaanBaharu: 60 Bulan — an approved extension moving the governing contractual date to 26 May 2021. The CCC issued on 19 December 2019.

So: 524 days INSIDE the date that governed, and 207 days PAST the date the first purchasers signed for. The good half is real — a 524-day margin is among the most comfortable this site has recorded, and only about seven of the twenty-four granted extension months were used. The other half is also real: it needed the extension to be inside anything.

And the disclosure half: the extension, the original date and the governing date exist ONLY in the register. No developer surface, no annual report and no portal mentions any of the three. vp reads a bare -, so the actual vacant-possession dates are not in the register either; the CCC is the only hard delivery date on this project.

Both advertising permits have lapsed, and there is a year with no permit. Should that worry me?

The lapses: no. The one-year interval: it is a real finding, and this page refuses to sharpen it beyond what the record supports.

On the lapses. An advertising and sales permit is a permit to advertise and sell a housing development. The second permit here expired 27 April 2020, which is 130 days AFTER the CCC. On a building completed in December 2019 and marked sold out, a lapsed selling permit is the expected state and carries no adverse inference at all. A reader checking the register today should not read it as a default.

On the interval. The register exposes two generations: 14325-1/04-2018/0284(P) to 27 April 2018, and 14325-1/04-2020/01731(P) from 28 April 2019. That leaves 28 April 2018 to 27 April 2019 — 365 days — with no permit cover shown, and it falls inside the selling period between the first SPA of 26 May 2016 and the CCC of 19 December 2019.

There are exactly two readings and nothing in the record chooses between them. Either a generation is missing from the record’s own permit array — which holds exactly one historical row here, where sibling records in the same group hold three each, so a thin array is demonstrably possible — or no permit was in force for a year while the development was still being sold. This page states the interval, states both readings, and adjudicates neither.

And the credit at the other end, which belongs in the same answer: the first permit begins 28 April 2016, twenty-eight days BEFORE the first SPA. Selling began under a valid permit. Both permit numbers also reconstruct correctly from their own month-and-year segments, so there is no spliced serial, no transplanted number and no fabricated validity in this record.

Can a foreign buyer purchase here?

Read both halves; either one alone will mislead you.

This is Daerah Kuala Lumpur, WP Kuala Lumpur, under Dewan Bandaraya Kuala Lumpur. The Federal Territory foreign-buyer floor is RM1,000,000, strata and landed alike, with consent routed through the Economic Planning Unit, under the Garis Panduan Perolehan Hartanah effective 13 July 2022. Selangor’s zone thresholds do not apply here. And a reassuring consequence of the locality dispute on this project: Segambut and Kepong are both inside the Federal Territory, so the disagreement about the locality does not change the threshold by a single ringgit.

Part one: at the registered statutory prices, ZERO of the 2,509 units ever reached the floor. The dearest registered unit tops out at RM943,160 — 94.32% of the floor, missing it by RM56,840. The other two rows top out at 82.63% and 86.34% of it. There is no straddle and no undeterminable band.

Part two, and it matters more on a completed building than on a launch: the threshold bites on the acquisition price of the transaction in front of you, not on the developer’s original band. Whether any individual resale today reaches RM1,000,000 is NOT DETERMINABLE from any source read — and with the dearest registered unit only 5.68% below the floor, that is a live question here rather than a formality.

The title question is separate and cannot be answered: the restriction in interest is not obtainable on this project, so the right sentence is “the restriction cannot be read”, never “there is no restriction”. Not one of the sources read mentions the threshold at all. Take advice from a Malaysian lawyer on the consent route before you commit.

What is the tenure? Five listings say freehold.

This page states no tenure, and here is why.

The register has no tenure key at all — verified against its complete key inventory — there is no filed advertisement, and neither of the developer group’s audited annual reports states it, because the table that would carry tenure, land area and net book value sits beyond the reachable text layer of those documents.

Five marketing surfaces, reducing to three publishers, say the project is freehold. Not one statutory or audited document says anything at all. So this page does not print freehold as a filed fact, and it does not print a lease expiry, because there is none on the public record to print.

The blank also cannot be filled by analogy: in this corner of Kuala Lumpur tenure genuinely varies, and two other completed developments covered on this site a few kilometres away have 99-year leases filed on their own records. The only way to know is a title search on the specific parcel — which will also give you the mukim, the lot or PT number, the category of land use, the express conditions and the restriction in interest, none of which is on the public record for this project.

Which price band applies to my unit?

Nobody can tell you from anything published, and that is a real consumer finding rather than a technicality.

The register carries three component rows with three different public registry bands: 735 units at RM532,760 – RM943,160, 887 units at RM567,910 – RM826,310, and 887 units at RM596,410 – RM863,360. These are PUBLIC REGISTRY figures and expressly NOT a filed statutory advertisement band, because no statutory advertisement has ever existed for this project. They are not a price list, not a quotation and not an offer, and they are per registered component, not per unit.

The 735-unit row can be matched to Blok C on the only per-block source there is — StarProperty’s 887 / 887 / 735 split. The two 887-unit rows are NOT labelled by block anywhere, and they carry different bands. So a buyer in Blok A or Blok B cannot be told which of two statutory bands governs their own tower.

One pattern is worth noting and is not proof: the 735-unit row has both the lowest minimum and the highest maximum, i.e. the widest band, which would be consistent with one tower holding both the smallest and the largest layouts. No source confirms that, so it is noted as consistent and not as established. Ask for the component row and the band in writing; do not accept an inference.

How many floors does it have — 38 or 45?

The register says 38 on each of the three component rows. PropertyGuru (both of its live slugs), iProperty and StarProperty all say 45. That is a seven-floor gap and no filed document exists to break it.

The arithmetic does not settle it either: 2,509 units over three towers works out at roughly 22 units per floor at 38 storeys and roughly 18.6 at 45, and both are plausible for a development of this kind.

So this page prints both figures with their sources and says that the register is the only statutory voice in the dispute. For the specific floor and the specific block, ask the owner or the management corporation in writing.

Is it in Segambut or in Kepong? And does it matter?

The sources genuinely disagree, and the short answer on what it changes is: nothing that affects your legal position.

The developer’s own audited annual report — the only audited source that names a locality at all — says the development “is located in Kepong”. The project folder and four portals file it under Segambut. StarProperty’s own URL path says kepong while its page text says Segambut. One portal’s address line says Segambut while its own description says “Kepong District”. A rental platform gives a fourth locality string and contradicts itself on the street name between its heading and its body. “North Kiara” is a marketing alias, and one source says so in terms.

The sharpest single piece of evidence is the postcode, and it cuts against the portals’ own label: every portal prints 52100, and 52100 is not one of Segambut’s postcodes.

What the register settles is the district and the authority and nothing else: projek.daerah: Kuala Lumpur and projek.negeri: Wp Kuala Lumpur, therefore Dewan Bandaraya Kuala Lumpur. The register has no mukim, no bandar and no poskod key, and there is no filed plan-approval prefix to read, because there is no filing.

And the part that matters: the district, the local authority and the RM1,000,000 foreign-buyer floor are IDENTICAL whichever label is right, because Segambut and Kepong are both inside the Federal Territory. This page is filed under Segambut because that is where the project folder and four portals put it and where clients search; the Kepong finding is printed in the body rather than hidden in a second label. The street — Jalan Lang Emas, Taman Sri Sinar — is agreed by five surfaces and is the one part of the address nobody disputes.

What about the shopping complex next to the towers? Why is it not in the housing register?

Because it was never sold — and that is the reassuring answer, from an audited source.

The developer’s own audited annual report for 2020 says, verbatim, that the complex “forms part of the Group’s investment properties” and is “currently being filled up by various tenants”. It is retained and let by the group. Nothing in it was ever offered to a purchaser, so it sits correctly outside the Housing Development Act, and its absence from the housing register is the EXPECTED and correct result, not a gap.

The register agrees mechanically: the serial walk ends at a client error on 14325-2 and bilanganProjek reads 1, so no second registration is hiding a retail phase.

What is still unknown about it: its lettable area; its tenancy mix beyond “various tenants”; whether any part of it was ever strata-titled or sold later; its own completion date; and whether the retail name one portal gives it is the developer’s own. The audited wording — “2,509 units of residences ALONG WITH a commercial complex” — indicates that the 2,509 figure excludes it, and that is the only statement there is.

Is any part of this development an affordable or RUMAWIP scheme?

No source anywhere associates an affordable or RUMAWIP component with this development, and the negative is established on three of four available legs.

Leg one is unavailable: the usual test is the wording inside the filed advertisement, and there is no filed advertisement. Leg two passes: the register carries one band per component row, not two — there is no second, controlled-price row anywhere. Leg three passes: the marketed type codes are A, B and C with no affordable pair and no duplicated built-up at two prices. Leg four passes on arithmetic: the lowest register figure, RM532,760, is 1.776× the RM300,000 ceiling of the Federal Territories’ own affordable scheme, so no row here can be a controlled price.

The Federal Territories’ own affordable-housing register was also read, and no row for this project, its registered name or its street appears in it. That register’s search function is inert, so absence there is never treated as a negative on its own — it is cited as corroboration of the four-leg reading, not as the reading itself.

Three other Kuala Lumpur schemes with similar names or the same locality are refused by name in this page’s research notes, including one affordable scheme by a company in the same group. None of them is this development and none of their figures appears here.

Does it have GreenRE, an award, or a QLASSIC score?

No, no and no — and the developer claims none of the three, which is worth a line of credit.

GreenRE: no row for this project, its registered name, the portals’ invented name or its licensee in any reachable part of that register, read 14 October 2026. The negative rests on four legs: a clean close across the whole Platinum tier; two certification-entry lists whose windows both span 2014 to 2025 and therefore cover this project’s entire construction period, with no entry for this licensee or its group in either; the developer’s own audited enumeration excluding it; and no green claim by anybody. Three lower tier tables were TRUNCATED on reading and add nothing for a project of this vintage, so they are not cited as if they did.

GBI is different and is NOT a negative: that register did not respond, so the GBI position is INCONCLUSIVE and is never written up as an absence.

Awards: none for this project from anybody. The group’s awards are corporate, at company level, and not one of them may be borrowed onto a project page — including an audited sentence describing a DIFFERENT township of the group’s as “award winning” without naming the award or its issuer.

QLASSIC: no score from anybody. The developer’s own 2025 report carries a group-level target with a performance value of N/A, explained in its own note by there being no qualifying completion that year. That is a group target with no project-level score and it is not a QLASSIC result for this building.

What the project does have is a process, not a certification: the developer’s audited 2020 report names it in its own environmental-initiative tables, and records an owners’ portal deployed here in July 2020. That is publishable as what it is — the developer says it applied these measures — and it is not a certification, not an award and not third-party assessed.

Why are there no pictures on this page?

Because exactly one image of this development exists on any reachable host anywhere, and nothing identifies what it shows.

It is 450 by 301 pixels, with an empty alt-text field, an empty caption field and no printed caption anywhere on the host that serves it. Nothing names its subject — not a tower, not a facade, not a pool, not a facility, not an interior, not a view and not the retail complex — so no caption for it could be written that this site would stand behind.

And in the same library sits its near-twin: a different development about twenty kilometres away, uploaded seventy-two seconds later, at identical pixel dimensions, under an identical naming convention, with no alt text and no caption either. The only things separating the two are a title field and a parent record id. A pick by filename, by dimensions, by folder or by date would hand you the wrong project altogether.

So this page ships with no imagery at all, and every layout panel says in words what it would have shown. It is the eighth page on this site to ship thin rather than caption a guess, and that discipline is exactly what makes every other caption here worth trusting.

The broader absence is the real finding: the developer publishes no gallery, no floor plan, no site plan and no location map for this completed development. Its own project record is empty and its marketing host carries four pages in total. The only route to a real plan is Louis’s own project folder or the management corporation — which is also the only plausible route to the tenure, the lot number, the mukim and the car-park allocation.

Why is this page filed under Subsales rather than New Launch?

Because the building has been finished for nearly seven years and is sold out, and tagging it as a launch would be false on the register’s own face.

The evidence: CCC 19 December 2019 on all three component rows; peratus 100.00 on all three; status.keseluruhan: Siap Dengan CCC; both advertising permits lapsed, in April 2018 and April 2020; the developer’s own marketing record carries a status term reading sold out; and the live market in this building is resale and letting.

So the categories applied are Subsales and Condo & Serviced Apartment, and nothing else. A retail or trade category was considered and DECLINED: the retail complex is the group’s own retained investment property with nothing in it offered for sale, so tagging this page that way would imply a marketed retail component that does not exist. And an industrial category is not applied either — the licensee’s company name contains the words “industrial development”, and that is a fact about a company name and nothing else.

What are the contradictions between sources on this project?

Fourteen of them are set out below, with what the register says, what other published sources say, and how this page treats each one. Where nothing adjudicates a conflict, the page prints both sides and says so rather than picking.

Two more worth a line each. One: the register’s status.maklumatPembangunan reads Berfasa (phased) on a single registration with three rows and one CCC date, so that marker is doing no visible work here — recorded, with nothing inferred from it. Two: one portal’s description calls a nearby MRT station “under construction”, which is recorded as a DATED statement and is not restated as current.

What is NOT published about this project?

The full list is in the register section above, under “Not published, therefore not on this page”. The headline items are these.

The tenure as a filed or audited fact, and any lease expiry. The restriction in interest, which cannot be READ rather than being absent. The chargee. The lot or PT number. The mukim. The plan-approval reference. A filed project address or postcode.

Which of the two 887-unit register rows is Blok A and which is Blok B — and therefore which statutory price band governs which tower. Any filed built-up, car-park allocation or bedroom and bathroom schedule. The built-up of Type B or Type C. Whether a 2-bedroom type exists at all. The actual vacant-possession dates.

The retail complex’s lettable area, tenancy mix, completion date and title position. The contractor and every consultant. The land area as anything other than one portal’s figure. The development value for this project alone. The licensee’s company registration number. Any measured distance from the developer. Any facility’s level. A floor plan, a site plan or a captioned gallery. Any hospital distance. Any secondary, international or Chinese-medium school. The service charge and sinking fund as a developer-stated figure. Whether any resale here has ever reached the RM1,000,000 Federal Territory floor.

Louis will go and ask for every item on that list rather than estimate one of them.

Get the written answers before you sign anything

This building is finished, sold out and protected by Schedule H — and its entire statutory record is one register entry, because nothing was ever filed for it. So the questions that decide a purchase here are the title, the tenure, the restriction in interest, which component row and which statutory band your block sits in, the floor and the built-up, and the transacted comparables — not a brochure, because there is no brochure, no floor plan, no site plan and no gallery in existence. Louis will ask for every item on this page’s not-published list in writing rather than estimate one of them.

Marketing information, not an offer. Confirm every figure against the KPKT register, the title, the sale and purchase agreement and a current valuation before you commit. The three public registry price bands on this page are public record; they are not a price list, not a quotation and not an offer; they are per registered component, not per unit; and they are NOT a filed statutory advertisement band, because no statutory advertisement has ever existed for this project.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
