Bamboo Hills Residences, Jalan Ipoh — registered as Residensi Bukit Bamboo, KPKT 30343-2 and 30343-1: 2,517 Schedule H homes, 100% of them licensed, and a UOA project that no marketing surface admits is a UOA project

First: the licensed developer is Concord Housing Development Sdn Bhd (1095966-W), and the chain above it is UOA Limited (ASX) — UOA Development Bhd (200401015520 / 654023-V) — Concord. Searching the KPKT developer register for UOA returns zero records, because every UOA project is licensed to a differently-named vehicle — and Concord is the fifth such vehicle this site has had to find by another route. The register’s own e-mail field for this licensee is maizatul.zainal@uoa.com.my and its business address is UOA’s own Bangsar South headquarters, which is how the link was proved. Second: the registered scheme name is RESIDENSI BUKIT BAMBOO, and it appears on zero developer surfaces. Five name forms are in circulation and EdgeProp is the only consumer source anywhere that prints the registered one — so this page prints the registered name, the developer code and the licence number beside the marketing name everywhere. Third, and this one will send a client to the wrong record: the register’s serial order is INVERTED against the marketed phase order. The marketed “Phase 1” (Tower A, 755 units) is register code 30343-2, and the marketed “Phase 2” (Blok B and Blok C, 1,762 units) is register code 30343-1. Look up “Phase 1” as 30343-1 and you will read the wrong building.

The advertising and sales permit covers every single home — and that is a first on this site2,517 of 2,517 residential units are inside a live APDL. One hundred per cent. Two register records, two permits, four filed advertisement brochures: 30343-2 carries 755 units and 30343-1 carries 881 + 881 = 1,762. Both checks that catch a hidden phase were run and both are clean: the serial walk hits 30343-1 and 30343-2 and then 30343-3 returns a 404, while the licensee record reads bilanganProjek: 2 — walk and count agree, so there is no dormant twin, no cancelled-permit record and no unlicensed residential component. After pages where 492 of 960 and 2 of about 13 units were licensed, this one deserves to be said plainly. But say where the gap went instead, because there is one. It is not units — it is the retail podium under the towers, 2.5 storeys and a reported 150,000 sq ft of net lettable area, both figures from a single non-developer source and neither in any filing. No document anywhere states whether that podium sits inside the Fasa 2A / 2B approvals and licences or outside the HDA 1966 on commercial title. The Bamboo Hills dining enclave (16 acres, opened 2022) and Astana at Bamboo Hills are commercial and are correctly outside the Act. The 2,517 homes themselves are all inside it.
The developer disclosed its own 24-month extension — and it is on its own live websiteBoth HIMS path forms are live for both phases, and the difference between the two generations is the whole story. The superseded generation prints Julai 2027. The current P45 generation prints August 2029. And uoaproperty.com carries the later date too, as “Proposed completion August 2029”. The register confirms the mechanism: pindaanTempohSerahKosong: Ya on both records, tempohTambahanDiluluskan: 24 Bulan, tempohAsal 36 Bulan becoming tempohPembinaanBaharu 60 Bulan. This is the second project on this site where the developer disclosed its own extension rather than leaving it buried in the register, and it gets the same credit. Has it been consumed? Not yet. Both phases sit at about 51.3% built with the original dates (13 Jul 2027 and 2 Aug 2027) still roughly ten months away, ccc and vp both -, and both records reading Lancar. Nothing is late. And no rule is drawn from the pindaan field itself — one licence elsewhere on this site carries both values at once.
Freehold, strata, no interest restriction, no chargee — and a foreign-buyer floor of RM1,000,000, not RM2,000,000The authority question settles it, and it halves the answer. The filed building-plan references are DBKL.JKB.BP U1 OSC 2023 3048 (20) and DBKL.JKB.BP U1 OSC 2023 3049 (21) — the DBKL BP — OSC — form, printed identically in both generations of both phases, with Dewan Bandaraya Kuala Lumpur named as the approving authority on all four and the register reading daerah: Kuala Lumpur, negeri: Wp Kuala Lumpur. So the floor is the Kuala Lumpur / Federal Territory figure of RM1,000,000, not Selangor’s RM2,000,000. That matters here because the corridor sits close to the Selangor boundary and five sources recently put a Selangor project in Kuala Lumpur — the mistake runs both ways, and on this project no source made it. On title the project is clean: Pegangan Tanah: Kekal (freehold), Sekatan Kepentingan: Tiada — checked explicitly, because a filed interest restriction is the single strongest foreign-buyer signal and it is absent — Bebanan Tanah: Tiada, so no chargee is named in either generation, APDL tail -(S) for strata and Schedule H on both records. The binding question is price, and it must be answered unit by unit.
Unlabelled developer render, subject not established by any published caption at Bamboo Hills Residences @ Kuala Lumpur (Residensi Bukit Bamboo, KPKT 30343-1 and 30343-2) by Concord Housing Development Sdn Bhd, Taman Bambu, Jalan Ipoh / Kentonmen corridor, Mukim Batu, Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur
Project CONFIRMED, subject NOT established — and that ceiling applies to every image on this page except the map. The developer’s content-management-system title is Bamboo Hills Thumbnail (1): the brand, not the component and not the subject. Every relevant item in the developer’s open media interface has an empty alt_text and an empty caption, and 17 of 37 have an empty title as well. So this is shown as an unlabelled developer render, which is what it is. At about 51.3% built with handover in 2029, these are renders of an unbuilt building.
Developer marketing location map, the one image here whose subject is established at Bamboo Hills Residences @ Kuala Lumpur (Residensi Bukit Bamboo, KPKT 30343-1 and 30343-2) by Concord Housing Development Sdn Bhd, Taman Bambu, Jalan Ipoh / Kentonmen corridor, Mukim Batu, Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur
The ONLY image on this page whose subject is established. Its alt text on the developer’s own host reads “Location Map”, and its filename is the only asset anywhere that names the Residences specifically rather than the brand. It is still a marketing map: the developer publishes no distance figure at all on any of its four Bamboo Hills pages, so nothing on this map is a sourced measurement.
Unlabelled developer render, subject not established by any published caption at Bamboo Hills Residences @ Kuala Lumpur (Residensi Bukit Bamboo, KPKT 30343-1 and 30343-2) by Concord Housing Development Sdn Bhd, Taman Bambu, Jalan Ipoh / Kentonmen corridor, Mukim Batu, Kuala Lumpur, Wilayah Persekutuan Kuala Lumpur
Project CONFIRMED, subject NOT established. Content-management-system title Bamboo Hills Gallery (4) — again the brand and a slot number, nothing about what is shown. Twelve 2022-dated assets titled “Bamboo Hills” were REFUSED for this page, because one uploads tree serves the dining enclave that opened in 2022 and the residential towers launched in 2024 under one brand name. Nothing here was picked by filename.

Bamboo Hills Residences at a glance — every line from a named, published source

Registered with the Ministry of Housing and Local Government as RESIDENSI BUKIT BAMBOO under two project codes: 30343-2 (Fasa 2A, Tower A, marketed “Phase 1”) and 30343-1 (Fasa 2B, Blok B and Blok C, marketed “Phase 2”). A client searching the register for “Bamboo Hills Residences” finds nothing, and a client who looks up “Phase 1” as 30343-1 reads the wrong building. Four filed documents exist — both HIMS path forms for both phases — and all four were read field by field, against the public register and the developer’s own statutory panel.

Registered scheme name
RESIDENSI BUKIT BAMBOOTEDUH projek.nama on both records and the heading of all four filed HIMS brochures. On zero developer surfaces. Four other forms circulate: Bamboo Hills Residences (the developer, plural), Bamboo Hills Residence (GreenRE register and the group annual report, singular), and Bamboo Hills – KL (this agency’s own drive). EdgeProp carries two of the five in one article and is the only consumer source that prints the registered name at all.
KPKT project codes
30343-2 and 30343-1Developer code 30343. SERIAL ORDER IS INVERTED AGAINST MARKETING ORDER: marketed “Phase 1” = 30343-2 = Fasa 2A = Tower A = 755 units; marketed “Phase 2” = 30343-1 = Fasa 2B = Blok B + Blok C = 1,762 units. Print both pairings or the register check fails.
Licensed developer
Concord Housing Development Sdn Bhd1095966-W, from both filed brochures — the register prints no registration-number field. Status Aktif, mempunyaiKesalahan: null (no offence flag and no particulars withheld), bilanganProjek: 2. Chain: UOA Limited (ASX) — UOA Development Bhd (200401015520 / 654023-V) — Concord. q=UOA on the developer register returns zero.
Developer licence
30343/01-2028/0020(A)13 Jan 2023 – 12 Jan 2028, from both filed generations — current, 15 months to run as at 9 October 2026. pemaju.latest_lesen is this (A) record itself, so there is no (R) successor to catch. The developer’s own panel prints this licence with the validity “24/06/2024 to 23/06/2029”, which matches nothing — see the register block.
Advertising and sales permits
30343-2/06-2027/0558(A)-(S)
30343-1/06-2027/0559(A)-(S)Both 24 Jun 2024 – 23 Jun 2027 — CURRENT. From the register’s permitNo field. All four filed brochures print the permit as a literal XXXXX-X/XX-XXXX/XXXX (X)-(X) placeholder with validity xxxx, so the register is the only surface carrying a real one. Both permits expire before the governing handover dates of 2029, so a renewal will be needed — normal, but worth asking about in writing.
Units
2,517Tower A 755 · Blok B 881 · Blok C 881. Corroborated four ways: the two register records, uoa.com.my itself, the UOA Limited Annual Report 2025, and two portals. 2,517 of 2,517 are inside a live APDL — 100%.
Storeys
51 per towerBoth HIMS generations, both phases, and register tingkat: “51”. Unusually, every surface agrees. The 2.5-storey retail podium beneath the towers comes from one non-developer source and appears in no filing.
Filed building type and contract
Pangsapuri Suite · Schedule HIdentical in both generations, both phases, and in the register’s component rows. pjb.jenis: Jadual H with tempohAsal 36 Bulan, corroborated by the APDL tail -(S) for strata. Both generations are single-column Malay with no English column, so the filed building type has exactly one authority and the column-against-column contradiction seen on other projects cannot arise here. All 2,517 units are HDA residential: no SOHO, no studio-office, no lease-only tier is described by any source.
Built-up areas
NOT FILED — not one figureNeither filed generation prints a single built-up area, across four documents and nine type codes (A1, A2, B1, B2, C1–C5). Both brochures carry a per-type fixtures table and plan sheets labelling bedroom counts, but no area. Consequence: every built-up in circulation for this project is a MARKETING figure. The marketed band is 603 – 904 sq ft (uoa.com.my publishes the band only and assigns it to no code).
Filed Unit Selling Price bands
RM486,000 – RM1,135,000 (Tower A)
RM543,400 – RM1,228,000 (Blok B)
RM586,000 – RM1,293,000 (Blok C)Statutory advertisement particulars, which are the SPA price range — not a price list, not a quotation and not an offer. The public KPKT TEDUH registry band equals the filed band TO THE SEN on all three components, and the figures are identical in BOTH filed generations. No splice, no stale minimum, no old-maximum / new-minimum hybrid. Credit it: this is the cleanest price record in this batch.
Foreign-buyer floor
RM1,000,000 — Kuala Lumpur / Federal TerritorySettled from the filed DBKL.JKB.BP U1 OSC — plan prefix and the register’s negeri: Wp Kuala Lumpur, not Selangor’s RM2,000,000. All three filed bands STRADDLE the floor: minima at 48.6% / 54.3% / 58.6% of it, maxima at 1.135× / 1.228× / 1.293×. How many of the 2,517 units clear RM1,000,000 cannot be determined from any document, because no filing prints a per-type price.
Filed progress and status
51.25% (Fasa 2A) · 51.30% (Fasa 2B)Register peratus, with status.keseluruhan: Lancar on both and ccc / vp both -. Nothing is late.
Governing vacant possession dates
13 Jul 2029 (Fasa 2A) · 2 Aug 2029 (Fasa 2B)Register serahKosongBaharuIkutPjbPertama, after an approved +24-month extension (pindaanTempohSerahKosong: Ya). Original dates were 13 Jul 2027 and 2 Aug 2027 from first SPAs of 13 Jul 2024 and 2 Aug 2024. Eight completion dates circulate across seven sources, and the group’s own Annual Report 2025 says FY2028 — contradicting its own filing.
Land area and density
11 acres (press) · 228.8 units/acreNo land area is filed: Keluasan Tanah is absent from all four brochures and register keluasan reads 0 mps. The 11-acre figure is The Edge Malaysia’s, and for once a press figure survived cross-checking: a 2013 Bursa announcement records 483,322.71 sq ft = 11.095 acres (within 1%), and 16.8 + 11.095 = 27.9 acres reconciles with the published “27 acres” whole-site figure. Six other denominators were refused.
Green certification
GreenRE Bronze, PROVISIONAL, 20 Sep 2024Tool RES v3.3 — residential, the correct category — issued to Concord Housing Development Sdn Bhd, which matches the KPKT licensee exactly. Provisional is a design-stage award and is NOT certification: this page never writes “certified”. And the developer advertises nothing green at all — the inverse of the usual trap.
Awards
None at project levelAll six of the developer group’s awards are corporate (UOA Development Bhd and UOA REIT, every one from The Edge Malaysia). Bamboo Hills, Bamboo Hills Residences and Residensi Bukit Bamboo appear in no award. No QLASSIC score is published by anyone. This is the fifth UOA project on this site where that is true, and it is stated rather than omitted.

Eight things about Bamboo Hills Residences that are true, sourced, and published nowhere else together

Four of these are points in the developer’s favour and four are things a buyer will not find in any brochure. Both halves are below, and neither is softened.

🏢

It is a UOA project, and nothing on any marketing surface says so

The licensee is Concord Housing Development Sdn Bhd (1095966-W). uoa.com.my and uoaproperty.com name only UOA Development Bhd / “UOA Group”, and their footers credit a fourth entity, UOA Development Management Sdn Bhd. propertysifu names bare “UOA Group”, a brand rather than a legal person. Only EdgeProp and one review site name the licensee. q=UOA on the developer register returns zero: there is no KPKT-licensed developer in Malaysia with “UOA” in its name. Your Schedule H counterparty is Concord, not the ASX-listed parent.

🔑

The register serial order is inverted against the marketed phase order

Marketed “Phase 1” = 30343-2. Marketed “Phase 2” = 30343-1. On top of that there are four phase-naming systems for one development: the filings say Fasa 2A and Fasa 2B; the developer’s own microsite says “Phase 1” and “Phase 2”; the group’s own annual report calls the dining pavilions “Phase 1”; and the analyst note refers to blocks by letter. The filings side with the annual report and the microsite is the outlier — and the microsite’s “Phase 1” panel carries the permit numbered 30343-2.

✅

Every home is licensed — and the gap is the podium, not the units

2,517 of 2,517 = 100%. Serial walk clean (30343-3 = 404 against bilanganProjek: 2). The one component no document places is the retail podium — grocer, food court, pharmacy, F&B, childcare and an elderly-care / wellness component per The Edge, with 2.5 storeys and 150,000 sq ft of net lettable area from a single non-developer source and nothing in any filing. The dining enclave and Astana are commercial and correctly outside the Act. What sitting outside the HDA 1966 costs a buyer is spelled out in the register block.

📅

The developer disclosed its own 24-month extension, in its own filing and on its own site

Superseded generation: Julai 2027. Current P45 generation: August 2029. Both live today, for both phases. uoaproperty.com publishes August 2029 as well. Register: pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 24 Bulan, revised dates 13 Jul 2029 and 2 Aug 2029. Not consumed — about 51.3% built, original dates still about ten months away, both records Lancar. Who did NOT disclose it: EdgeProp (2027), PropertyGuru’s panel (2028), and the group’s own Annual Report 2025 (FY2028).

🌳

A real green rating that the developer does not advertise

GreenRE Bronze, PROVISIONAL, 20 September 2024, tool RES v3.3, issued to Concord Housing Development Sdn Bhd. No GreenRE logo, no rating, no certificate number, no “targeting” and no “aligned with” language appears on any developer page, in the group annual report or in either filed brochure. This site usually catches over-claiming; here there is nothing to downgrade and something to add. Provisional is a design-stage award — never “certified”. The Bronze FINAL row belonging to a same-group sibling in Bangsar South was refused: a FINAL must not migrate onto a PROVISIONAL.

📏

Not one built-up is filed, and the register holds a bathroom the marketing does not

Across four filed documents and nine type codes, no square-foot figure appears anywhere. So the marketed 603 / 743 / 904 sq ft are marketing figures, and this page says so rather than dressing them as filed. Running the other way: the register’s component rows give bilikAir = “1, 2, 3” on Blok C, against “1, 2” on Blok B and Tower A. So Blok C has a three-bathroom layout that appears in no brochure, no portal and no developer page, while marketing tops out at 3 bed / 2 bath everywhere. The filing and the marketing each hold something the other does not.

🚩

Two permit traps, and one of them runs backwards from every other project on this site

(a) The (A) / (N) relationship is INVERTED here. The register’s project field says (A); its licence history carries the (N) twin on identical dates; the DEVELOPER publishes (N) and the PORTAL publishes the correct (A) — the first such case on this site, where the usual direction is the reverse. (b) The developer’s panel prints a licence validity that matches nothing: “24/06/2024 to 23/06/2029 (5 years)”. 24 Jun 2024 is the APDL start date and 23 Jun 2029 matches nothing at all — the APDLs end 23 Jun 2027, and the licence’s own /01-2028/ segment reconstructs its real run: 13 Jan 2023 to 12 Jan 2028.

🕶

Three third parties disagree about one station by a factor of ten, and the developer publishes nothing

The developer gives ZERO distance figures across four of its own Bamboo Hills pages — only “directly linked to the new MRT 2 line via Kentomen Station” (its own spelling). MRT Kentonmen is then published as 80 m (a covered direct link), 85 m, 353 m (labelled straight-line) and 830 m (walking) — and not one source states whether it is measuring a bridge, a straight line or a walking route, or to which entrance. Two of those figures sit on one page. This page publishes the spread and picks none of them.

Project DNA

The filed particulars, the facilities as three different sources name them, and every date in circulation

Four filed documents, two register records and the developer’s own statutory panel were read field by field. Both HIMS path forms are live for both phases: the superseded generation at files/30343/30343-1/ and files/30343/30343-2/, and the current P45 generation at files/30343/P45/P45-20260608-00019550/ and files/30343/P45/P45-20260608-00019548/. The two generations differ on exactly one material field, and that difference is the developer disclosing its own 24-month extension: Tarikh Dijangka Siap moves from Julai 2027 to August 2029. The Baki Unit (units remaining) field exists in the current generation only. Everything else — licence, authority, plan reference, building type, tenure, restriction, charge, storeys, units and all three price bands — is identical across both generations, and the public registry band matches the filed band to the sen.

Facilities — the filed site plan names them but assigns no level, and no source counts them the same way

The filed brochures carry a graphic site plan with named zones, not a text schedule with levels, and the developer publishes no level assignment anywhere. The only level language in existence (“podium deck, lower and upper”, “rooftop sky lounges”) comes from one non-developer source. So the columns below are grouped by SOURCE, not by floor, which is the only honest way to present them.

What the filing does NOT contain, and one portal tag this page refuses

Stated as gaps, because gaps are findings
  • NO security item appears in the filed facilities site plan of EITHER generation. PropertyGuru tags the project “24-hour security”, and nothing the developer committed to in a filed facilities schedule supports it. This page reports what the developer filed, not what a portal tagged.
  • No facilities-by-level schedule from the developer, anywhere.
  • No car-park allocation in any filing — Tempat Letak Kereta is NOT PRINTED on all four documents. Bays per type (1 / 2 / 2) come from one non-developer source. An absent field asserts neither “none” nor “some”.
  • The developer’s nine sustainability FEATURES are features, not certification: efficient lighting equipment · solar panels · rainwater harvesting · EV charging lots · selected smart-inverter air conditioning · green-label paints · a digital smart lock · a community mobile app for access · a dedicated recycle bin. Several appear in no filed facilities plan, and none of them is a rating.
  • The podium grocer’s identity is published nowhere in text. The only public trace is a content-management-system filename on the developer’s host naming a supermarket chain in a memorandum-of-understanding photograph. Filename-level evidence of a memorandum only — this page does not state it as a signed, binding tenancy, and the photograph is not used as a project render.

Every date in circulation, in order — the two governing dates marked, and the six superseded or unsourced completion dates marked as such

26 Jun 2013Bursa Malaysia: Tiarawoods Sdn Bhd acquires 483,322.71 sq ft of freehold Jalan Ipoh land for RM130.33m from a named individual vendor, to be combined with UOA’s existing 16.8 acres. An outright purchase by a wholly-owned subsidiary — not a joint venture.
2022The Bamboo Hills dining enclave opens — over 10 pavilions, 16 acres, commercial. No HDA filing, and correctly none. The group’s annual report calls THIS “Phase 1”.
13 Jan 2023Developer licence 30343/01-2028/0020(A) begins.
2023DBKL building-plan approvals DBKL.JKB.BP U1 OSC 2023 3048 (20) and DBKL.JKB.BP U1 OSC 2023 3049 (21) — the plan prefix that settles the authority, and therefore the foreign-buyer floor.
Sep 2023The Edge Malaysia pre-launch: 27 acres whole site, 11 acres residential, Block A at 596 – 1,200 sq ft. The launched band is 603 – 904, so the 1,200 ceiling is 33% above the marketed maximum — a pre-launch figure, and this page does not carry it.
24 Jun 2024Both advertising and sales permits issued: 30343-2/06-2027/0558(A)-(S) and 30343-1/06-2027/0559(A)-(S). This date is also the one the developer’s own panel mislabels as the start of its LICENCE.
Jul 2024Launch (RHB, 21 Nov 2024). Average selling price RM700 psf, up from an initial RM650 psf. Bamboo Hills contributed RM454.4m of UOA Development’s RM789.5m of 9M24 property sales.
13 Jul 2024First SPA for Fasa 2A (30343-2), on a 36-month Schedule H period.
2 Aug 2024First SPA for Fasa 2B (30343-1), same 36-month period.

Nine filed type codes, three marketed built-ups, and no document that links them

The filed type codes are A1, A2, B1, B2, C1, C2, C3, C4, C5 — nine codes, identical in both generations and both phases. NOT ONE CARRIES A SQUARE-FOOT FIGURE. Both brochures carry a per-type fixtures-and-fittings table and plan sheets labelling Bilik Tidur counts, but no area at all. So every built-up in circulation for this project is a MARKETING figure, and this page labels them that way. No source maps the nine codes to the three marketed sizes, and nobody publishes a per-type unit count for any tower. The register gives project-level ranges only: bilik: “2, 3” on both records, and keluasan: “0 mps” — the “not filed” value, not a built-up in disguise.

No floor plan and no site plan is published on any reachable host. Both developer brochure PDFs are image-only with no text layer, IKLAN_BROSUR_02.pdf and IKLAN_AKHBAR_01.pdf both return 404, and bamboohillkl.com — the project’s own domain, linked from uoa.com.my — is robots-blocked, which is where the plans most likely live. So no plan image is shown here rather than a borrowed one.

The nine FILED codes — A1, A2, B1, B2, C1–C5

Filed in both generations, both phases · no area, no price, no unit count per code

9 codesno built-up filedno per-type priceno per-type count

This row is the most important one on the page for anyone comparing a brochure to a filing. The statutory schedule names nine type codes and attaches no area to any of them, in four documents across two generations. It also attaches no price to any of them — which is exactly why the question “how many of the 2,517 units clear the RM1,000,000 foreign-buyer floor” cannot be answered from any document. The plan-image availability is asymmetric, and the asymmetry is itself a finding: the developer’s microsite serves plan images for all nine codes for Tower A but only A1, B1, C1, C2, C5 for Towers B and C. Nobody explains why, and nobody states whether the missing four exist in those towers. No -RMM, -AH, -NPT or -OMU suffix pair appears on any code, so there is no affordable allocation hiding under the filed minimum — the filed minimum is an open-market price. That check was run in both directions.

Marketed 603 sq ft — 2 bedrooms, 1 bathroom

A MARKETING figure · 1 car-park bay per one non-developer source · the band floor

603 sq ft marketed2 bed1 bathnot filed

Published by PropertyGuru and one review site as a specific type, and by uoa.com.my and propertysifu only as the floor of a band (603 sq. ft. – 904 sq. ft.). uoa.com.my assigns no area to any code. The one car-park bay comes from a single non-developer source and the filings print nothing. Not one of these numbers is in a filing.

Marketed 743 sq ft — 2 bedrooms, 2 bathrooms

A MARKETING figure · 2 car-park bays per one non-developer source · the mid-size, published by two sources only

743 sq ft marketed2 bed2 bathnot filed

The only built-up in the marketed set that is not an endpoint of the developer’s published band, so it appears on two sources (PropertyGuru and one review site) and on neither developer page. Ask for it in writing against a type code before relying on it.

Marketed 904 sq ft — 3 bedrooms, 2 bathrooms

A MARKETING figure · 2 car-park bays per one non-developer source · the band ceiling

904 sq ft marketed3 bed2 bathnot filed

The ceiling of the developer’s published band. Worth one piece of arithmetic, labelled as arithmetic: 904 sq ft at the analyst-published average of RM700 psf is RM632,800, well below the RM1,000,000 foreign-buyer floor, while the filed band maxima imply about RM1,430 psf at 904 sq ft — roughly double the average. The strong inference is that only a small number of large or premium units reach RM1,000,000 and the great majority of the 2,517 do not. That is an inference from a published average, never a count, and no document supports a count.

The three-bathroom type in Blok C that no marketing source lists

Register component rows · bilikAir = “1, 2, 3” on Blok C

register-onlyBlok C3 bathroomsin no brochure

TEDUH 30343-1 records bilikAir as “1, 2” on Blok B and “1, 2, 3” on Blok C; 30343-2 (Tower A) reads “1, 2”. Marketing tops out at 3 bed / 2 bath on every source. So Blok C carries a three-bathroom layout that appears in no brochure, no portal and no developer page — the omission running in the direction that favours the buyer to know about it. This is the mirror image of the built-up gap: the filing and the marketing each hold something the other does not. Ask which type code it is, and in which stack.

What nobody publishes about the layouts

Four fields, no reachable source

per-type built-upper-type unit countcar-park allocationfacilities by level

Four questions a buyer will ask that no reachable source answers: (1) the per-type built-up mapped to the nine filed codes; (2) the per-type unit count for any tower; (3) the car-park allocation in any filing; (4) a facilities-by-level schedule from the developer. Why they are unanswerable rather than merely missing: both developer brochure PDFs are image-only with no text layer — they return nothing but the title “BAMBOO HILLS RESIDENCES” — so the schedule is almost certainly inside them and is not machine-readable; IKLAN_BROSUR_02.pdf and IKLAN_AKHBAR_01.pdf both 404, which closes the newspaper-advertisement cross-read that has elsewhere carried a field the brochure omitted; and bamboohillkl.com, the project’s own domain printed on uoa.com.my, is robots-blocked. Louis will ask the developer for all four in writing.

Nothing on this page presents a built-up, a bedroom count, a bathroom count or a car-park figure as a filed fact, because not one of them is filed. The register’s project-level ranges (bilik: 2, 3 and bilikAir) are labelled as register ranges wherever they appear. The stamped floor plan annexed to your own Schedule H SPA is the only document that binds anyone to a layout.

Location

Where Bamboo Hills Residences actually is, and why no distance on this page has a number the developer stands behind

No filing gives a street address, a lot number, a PT number or a mukim. The filed documents print a sales-gallery address — the UOA Property Gallery at Suite G-1, Vertical Corporate Tower B, Bangsar South City — which is about 9 km away and is NOT the project site. That is worth saying plainly, because it is the address a client will copy out of the brochure. The site itself is located from the register’s own filed coordinates: 3.193867, 101.678377 (30343-2) and 3.193543, 101.677382 (30343-1) — about 115 m apart, on the Jalan Ipoh / Kentonmen corridor. Mukim Batu comes only from a 2013 Bursa land-acquisition report and is carried here as a press attribution, not as a filed fact.

The 2013 announcement describes six parcels totalling 483,322.71 sq ft and gives no lot numbers; no contractor Bursa announcement for this project surfaced, so that route to a PT number is closedPortal filing: propertysifu files it under Segambut, Kuala Lumpur; EdgeProp places it at the intersection of Jalan Ipoh and Jalan KuchingTenure: Kekal — freehold, both generations, corroborated by six sources

No source in this research placed this project in Selangor — worth recording, because the corridor sits close to the boundary and the reverse error (a Selangor project reported as Kuala Lumpur) was made by five sources on another project this month. Here the public record is correct, and the floor is halved in the buyer’s favour as a result.

MRT Kentonmen — four published figures, a 10× spread, and not one of them defined

  • 80 m — EdgeProp (Aug 2025), described as a covered direct link
  • 85 m — one review site, “point to point” — and the same page also prints “about 80 m” for the link bridge, so two figures sit on one page
  • 353 m — propertysifu, labelled straight-line
  • 830 m (about 10 minutes) — PropertyGuru, walking — and the same page also prints the 80 m bridge
  • These are measuring different things — a bridge length, a straight line and a walking route — and no source states which, or to which station entrance. This page publishes the spread and picks none of them.
  • What the developer actually says, verbatim, with no figure: “Directly linked to the new MRT 2 line via Kentomen Station” — its own spelling. The station is spelled Kentonmen by Wikipedia, EdgeProp and PropertyGuru and Kentomen by the developer and one portal’s rail block.
  • Station identity: Kentonmen MRT, Putrajaya Line, PY14 (Wikipedia).

Third-party distances, each with its source — and a caution

  • propertysifu, labelled straight-line: Taman Bamboo community park 160 m · Kompleks Mutiara 611 m · SJK(C) Lai Chee 634 m · a football academy 674 m. The 160 m park corroborates the developer’s own address field, “Taman Bambu”.
  • PropertyGuru, portal-generated, walking: Jalan Ipoh MRT 846 m · a Kentonmen bus stop 610 m · Potager KL 137 m · Botanica+Co at Bamboo Hills 275 m · a government clinic 758 m · a kindergarten 488 m · KL city centre about 8 km.
  • CAUTION on that second list: these are portal-generated and nothing corroborates any of them. On another project this month the identical shape pointed at a school in a different township. And note that Potager KL and Botanica+Co are tenants of the project’s OWN dining enclave, so those two are on-site walking distances rather than external amenities.
  • MRT stop counts (one review site, partly echoed by PropertyGuru): KLCC 7 stops · Conlay 8 · TRX 9 · Kampung Batu 1 (interchange to KTM) · Titiwangsa 3 (interchange to two LRT lines and the monorail).
  • Named by a source with NO distance published by anyone: Chong Hwa Independent High School · SJK(C) Mun Chong · SMK Raja Ali · Hibiscus International School · two government health clinics · ParkCity Medical Centre · Global Doctors Specialist Centre · Batu Kentonmen KTM · and a retail mall EdgeProp cites as a nearby amenity rather than a project component.
  • Road access, developer’s own words, no figures: “main access from Jalan Kuching, Jalan Ipoh and DUKE Highway”; “fronting the DUKE Highway, bordered east by Jalan Ipoh and west by Jalan Kuching”.

Three things on this masterplan that are NOT this project

  • Bamboo Hills — the DINING ENCLAVE. “Over 10 individual pavilions”, 16 acres, commercial, completed and opened 2022. No HDA filing, and correctly none. The group’s own annual report calls this “Phase 1”.
  • Astana at Bamboo Hills — a bespoke EVENT SPACE. Unit P13, completed “2023 & 2025”, commercial, correctly outside the Act. Its capacity and size are reported inconsistently by the developer and the press — not this project’s component, but keep it straight.
  • The RETAIL PODIUM under the towers. 2.5 storeys and 150,000 sq ft of net lettable area, both from a single non-developer source and neither in any filing. No document states its HDA status. Its reported contents: a grocer, a food court, a pharmacy, F&B outlets, childcare services and a wellness component offering elderly care (The Edge, Sep 2023, with no floor area).

The developer publishes no distance figure anywhere — checked on uoa.com.my’s three Bamboo Hills pages and on the microsite’s development page. Every figure in this block is attributed to the third party that published it, and this page invents none and adopts none as its own. Measure anything that matters to you on the ground, from the actual station entrance you would use.

The filed register block

RESIDENSI BUKIT BAMBOO — KPKT projects 30343-2 and 30343-1, as the statutory record prints them

Four filed documents, two register records, and a developer statutory panel that contradicts two of them. Both HIMS path forms are live for both phases, so the superseded and the current P45 generations can be read against each other — and they were, field by field. Credit where it is due: the developer DOES publish a statutory panel, on its microsite’s development page, carrying the licence, both permits, both plan references, all three price bands and the August 2029 completion date. That is more than most developers on this site publish. But two of its fields are wrong, and one of them is wrong in an unusual direction: it publishes the (N) permit form while a portal publishes the correct (A) — the first case on this site where the portal is right and the developer is not — and it prints the licence validity as “24/06/2024 to 23/06/2029 (5 years)”, which is the APDL’s start date with an end date that matches nothing at all. Reconstruct it from the licence’s own /01-2028/ segment: the licence runs 13 Jan 2023 to 12 Jan 2028, and the permits end 23 Jun 2027.

Can a foreigner buy at Bamboo Hills Residences? The authority halves the answer, and the price question is the binding one

The authority question settles first, and it halves the answer. The filed plan references DBKL.JKB.BP U1 OSC 2023 3048 (20) and DBKL.JKB.BP U1 OSC 2023 3049 (21) are the DBKL form, printed identically in both generations of both phases, with Dewan Bandaraya Kuala Lumpur named as the approving authority on all four; the register reads daerah: Kuala Lumpur and negeri: Wp Kuala Lumpur on both records with no self-contradiction. So this is the Federal Territory of Kuala Lumpur and the minimum purchase price for a foreign buyer is RM1,000,000 — not Selangor’s RM2,000,000. Two independent published sources agree on the Kuala Lumpur figure and that it is half the Selangor Zone 1 figure, and both add that meeting the threshold does not guarantee approval: State Authority consent is still required. Confirm the current threshold with DBKL and the Federal Territories authority before relying on it — one of those two sources is internally dated inconsistently. Then the price question, per component, against RM1,000,000: Tower A RM486,000 (48.6% of the floor) to RM1,135,000 (1.135×); Blok B RM543,400 (54.3%) to RM1,228,000 (1.228×); Blok C RM586,000 (58.6%) to RM1,293,000 (1.293×). ALL THREE BANDS STRADDLE THE FLOOR. So this is not a clean yes and not a clean no. How many of the 2,517 units clear RM1,000,000 CANNOT BE DETERMINED FROM ANY DOCUMENT, because neither filed generation prints a single per-type price and no register field, portal or developer page supplies one. That is the honest answer, and no marketing source anywhere even raises the question. What can be said, labelled as arithmetic on a published average: an analyst note puts the average selling price at RM700 psf, and the marketed built-ups top out at 904 sq ft, which gives RM632,800 at the ceiling size and the average price, while the band maxima imply about RM1,430 psf at 904 sq ft — roughly double the average. The strong inference is that only a small number of large or premium units reach the floor and the great majority of the 2,517 do not. An inference from an average, never a count. On TITLE, separately, the project is clean: Pegangan Tanah: Kekal (freehold, corroborated by six sources) · Sekatan Kepentingan: Tiada in all four filed documents, checked explicitly because a filed interest restriction is the strongest single foreign-buyer signal and it is ABSENT here · Bebanan Tanah: Tiada, so no chargee is named in either generation, which is unusually clean and is not a discharge, since both generations read the same · APDL tail -(S) for strata, with Schedule H and Pangsapuri Suite, and strata is the permitted category for foreign buyers, so the landed prohibition that applies in some states is doubly irrelevant here. REFUSED: one portal asserts the project is “built on commercial-titled land”. No filing says this, and it matters, because commercial title would change quit rent, assessment rates, utility tariffs and financing terms. It is named as unsupported rather than quietly dropped. Practical advice: a foreign buyer must check the SPECIFIC unit’s price against RM1,000,000. Most of the stock will not qualify.

What being outside the HDA 1966 actually costs a buyer — and why it does NOT apply to the 2,517 homes

All 2,517 homes are inside the HDA 1966, on Schedule H, under two live permits. The component whose position no document states is the RETAIL PODIUM. So it is worth setting out, in plain language, what being outside that Act actually costs a buyer — and this applies to the podium and to any future commercial parcel, NOT to the 2,517 homes: no Schedule H or Schedule G statutory sale contract, so the terms are whatever the parties sign; no HDA liquidated-damages formula for late delivery; no section 7A housing development account holding the purchase money; no statutory 24-month defect liability period; no Tribunal for Homebuyer Claims; no filed advertisement whose particulars the developer is bound to; and no KPKT licence conditions at all. The 2,517 homes have every one of those protections, and that is the single most important sentence in this block. The dining enclave and Astana are commercial and correctly outside the Act — they are not housing, so the Act does not reach them, and nothing is wrong there. The podium is the open question: the register’s two records describe only Pangsapuri Suite; the filed brochures never mention the podium; and its only floor-area figure comes from a single non-developer source. Ask the developer, in writing, whether the podium sits inside the Fasa 2A / 2B building-plan approvals and licences or outside the Act on commercial title.

Build progress, take-up and density — with the density working shown and six denominators named

Filed progress: 51.25% on Fasa 2A and 51.30% on Fasa 2B, register peratus, with status.keseluruhan: Lancar on both and ccc and vp both -. Take-up, read from the filed Baki Unit fields in the current generation (lodged 8 June 2026) — and remember Baki Unit means units REMAINING, not total: Tower A 709 of 755 taken up (93.9%), Blok B 771 of 881 (87.5%), Blok C 129 of 881 (14.6%) — overall 1,609 of 2,517 = 63.9%, with 908 remaining. Corroboration, and one near-miss worth printing: propertysifu gives 711 of 755 sold as at 28 August 2026 for Fasa 2A — two units off the filed 709. EdgeProp (Aug 2025) gives 847 of 1,762 = 48.07% for Fasa 2B against the June 2026 filing’s 900 of 1,762 — a consistent progression. Nobody claims 100% take-up, so there is nothing to refute. Density, with the working shown. No land area is filed: Keluasan Tanah is absent from all four brochures and register keluasan reads 0 mps on both records. Three acreages circulate for the residential parcel: 11 acres (The Edge Malaysia), “about 10 acres” (propertysifu) and 9.8 acres (PropertyGuru). The 11-acre figure survives three checks, and for once a press figure is CORROBORATED rather than refused: (1) the 2013 Bursa announcement records 483,322.71 sq ft = 11.095 acres, which matches The Edge’s 11 acres to within 1%, and one of the two sources is a statutory filing; (2) 16.8 + 11.095 = 27.9 acres, which reconciles with the published “27 acres” whole-site figure — the parts sum to the whole; (3) a plot-ratio sanity check lands at a net ratio of about 4.1 (2,517 units across the marketed 603–904 sq ft band, midpoint about 730 sq ft, is roughly 1.84m sq ft of residential saleable area, plus a reported 150,000 sq ft of retail, against 11 acres = 479,160 sq ft), implying a gross of roughly 5 once circulation, car park and plant are added — well inside a transit-adjacent DBKL envelope, so the figure is not absurd. The check does not discriminate between 9.8 and 11 acres, so if precision matters the honest range is 229 – 257 units per acre. Density on the 11-acre figure: 228.8 units per acre — our arithmetic on a PRESS parcel area, with no filed denominator. SIX denominators were refused, and naming them is the point: (1) 27 / 27.51 acres — the whole mixed development, carrying the dining enclave and Astana; it would give a flattering 93.2 per acre against a real ~229; (2) 16 acres — the dining enclave’s own site area, a different component already complete in 2022; (3) 16.8 acres — UOA’s pre-2013 adjacent holding; (4) 17,000 sq ft — Astana’s site; (5) 2,100 sq ft — Astana’s hall; (6) 150,000 sq ft — the podium’s net lettable area, and a lettable area is not a land area. And the developer makes no density claim and no “low density” claim of any kind, which is just as well at about 229 units per acre. No “first”, “largest” or “exclusive” claim is made for this project either.

Gross development value — one figure, in the wrong currency, with no rate

The only published gross development value is AUD 509.2 million, from the UOA Limited Annual Report 2025. It is in Australian dollars and NO source publishes a conversion rate, so it cannot be compared to a ringgit figure without a number nobody supplies. No ringgit GDV is published by anyone. What this page publishes instead, labelled as our own sums over the filed bands: the sum of the filed minima is RM1,361,931,400 (755 × 486,000 + 881 × 543,400 + 881 × 586,000) and the sum of the filed maxima is RM3,077,926,000. At any rate between RM2.6 and RM3.1 to the Australian dollar the published figure lands roughly between RM1.32bn and RM1.58bn, i.e. at or just above the filed minima sum and far below the maxima sum — which is a derived range, not a conversion, and it means NO stale-generation signal can be read from the GDV in either direction. Say exactly that rather than implying the figure confirms or contradicts anything.

What this page does not publish, and why

Louis sells under a registered estate agency and holds developer material that is not his to publish. So no figure describing a discount, a rebate, a nett price, a promotion of any kind, a freebie, an incentive, a Bumiputera entitlement percentage, an agency commission, a leaseback or guaranteed-rental rate, or a yield or return projection appears anywhere on this page. Each of those words appears here once, in this paragraph only, and only in order to tell you it is excluded. The single exception is the word Bumiputera, which is named again further down this section, because on that one subject the field EXISTS and this page has to say so while withholding its value. What IS published, and exactly what it is: the filed statutory Unit Selling Price bands from the legally filed advertisement particulars, which are the SPA price ranges, and the public KPKT TEDUH registry bands. On this project those two agree TO THE SEN on all three components, and the figures are identical in BOTH filed generations — compared generation against generation, as the house standard requires. So nothing here is spliced, and no stale minimum or old-maximum hybrid is in play. They are not a price list, not a quotation and not an offer, and a real figure for a real unit comes from the price list and the Schedule H SPA at the sales gallery. One figure set IS withheld, and here is the honest account of it. One publisher prints indicative “from” prices and per-type indicative prices, some of which sit BELOW the filed statutory minimum of RM486,000. Under the standing rule those figures are not recorded on this page at all. What is recorded is that the discrepancy exists and that it traces to exactly ONE publisher — counted correctly: The Edge Malaysia and EdgeProp are ONE publisher, The Edge Communications, and NEITHER carries a below-minimum figure; and propertysifu’s lowest figure, in its own body text, sits ABOVE the filed minimum, so it is not part of the discrepancy either. One publisher, not three. And one check that runs the other way was made and is clean: the nine filed type codes are plain A1, A2, B1, B2 and C1–C5 with no suffix pair of the kind that marks an affordable allocation, so there is no affordable tier hiding beneath the filed minimum: the filed minimum is an open-market price. On Bumiputera matters this page states only this: the field EXISTS in both filed brochures and on the developer’s own microsite, and its value is WITHHELD. No filing, register field or portal publishes a Bumiputera unit count, and none is stated here.

Not published by anyone, therefore not on this page

Twenty-one things a buyer would ask that NO source answers, printed because a gap is a finding: (1) a land area in any filing — Keluasan Tanah absent from all four brochures, register keluasan: 0 mps; (2) a lot number, PT number or mukim in any filing — the 2013 report describes six unnumbered parcels and no contractor Bursa announcement surfaced; (3) a built-up area in ANY filing — not one figure, across two generations and two phases; (4) per-type built-ups mapped to the nine filed codes — and both developer brochure PDFs are image-only with no text layer, so the schedule is almost certainly in them and is not machine-readable; (5) per-type unit counts for any tower; (6) per-type prices, hence how many units clear the foreign-buyer floor; (7) car-park allocation in any filing — Tempat Letak Kereta NOT PRINTED on all four, bays per type from one non-developer source; (8) facilities by numbered level from the developer; (9) the retail podium’s HDA status; (10) the podium’s floor area and storey count from the developer (only one portal gives either); (11) the podium grocer’s identity in any text source — only a filename names one; (12) the chargee or financier — both generations say Tiada and no source names a bank; (13) the ownership percentages of Concord Housing Development Sdn Bhd and Tiarawoods Sdn Bhd — both appear in the group’s corporate chart and the percentages are not extractable from the PDF text layer, so this page states the relationship and not a number; (14) any ringgit GDV; (15) whether the GreenRE Bronze provisional covers one phase or both — one row, no phase reference; (16) any Bumiputera allocation count; (17) a maintenance or service charge from the developer — only two non-developer sources give a figure; (18) the sinking-fund quantum, and any defect liability period term beyond the statutory Schedule H position; (19) a storey-by-storey unit distribution, and which floors carry which type; (20) the real permit numbers in the filed brochures — all four print placeholders and only the register has them; (21) a project website readable from here — bamboohillkl.com is robots-blocked though the developer’s own page links it, and it is the most likely home of the floor plans and the gallery. Also unavailable: IKLAN_AKHBAR_01.pdf 404s, so the newspaper-advertisement cross-read that has elsewhere carried a field the brochure omitted cannot be run on this project; and IKLAN_BROSUR_02.pdf 404s too. Louis will go and ask for every one of these.

The developer

Who you are actually contracting with, and the four companies that are not it

The licensed developer is Concord Housing Development Sdn Bhd, registration number 1095966-W. That is the name on the KPKT developer record under code 30343, on both filed HIMS generations for both phases, and on the GreenRE Bronze certification row. Three independent surfaces, one name — which is how the identity on this page was established before anything else was written. The registration number comes from the filed brochures; the register prints no registration-number field at all, so if you are checking this with a solicitor, the brochures are where the number lives.

The chain above the licensee, assembled from the parent’s own filings: UOA Limited (ASX-listed, which files the group annual report) — UOA Development Bhd 200401015520 / 654023-V — Concord Housing Development Sdn Bhd. Both Concord and the landowner Tiarawoods Sdn Bhd appear under the UOA Development Bhd heading in the group’s own corporate-structure chart. The ownership percentages are NOT extractable — the chart’s numbers do not align to the names in the PDF’s text layer — so this page records the relationship and not a figure.

And nothing on any marketing surface for this project says UOA at all in a way you could check. uoa.com.my and the microsite name only UOA Development Bhd and “UOA Group”; their footers credit a fourth group entity, UOA Development Management Sdn Bhd, as copyright holder on all three Bamboo Hills pages; one portal names bare “UOA Group”, which is a brand and not a legal person. Only EdgeProp and one review site name the licensee. Meanwhile q=UOA on the KPKT developer register returns ZERO records: there is no KPKT-licensed developer in Malaysia with “UOA” in its name, because every UOA project is licensed to a differently-named vehicle. Concord is the FIFTH such vehicle this site has had to find by another route, and the route here was the register’s own e-mail field, maizatul.zainal@uoa.com.my, together with a business address that is UOA’s own Bangsar South headquarters. Four group entities are credited as “the developer” across the public record, and only one of them is your Schedule H counterparty.

No joint venture — and this page says so AFFIRMATIVELY rather than leaving it silent. No JV partner is named by either filed brochure, by the register, by the group annual report, by the analyst note or on any developer page. The 2013 Bursa announcement records an outright purchase of 483,322.71 sq ft from a named individual vendor by a wholly-owned UOA subsidiary — not a joint venture. And the register supports it from the other side: Tiarawoods Sdn Bhd, the landowner, holds NO KPKT developer licence at all — q=TIARAWOODS returns total_developers: 0 against a same-session positive control of q=CONCORD = 4, so the zero is real and not an endpoint failure. Tiarawoods is the land-holding vehicle; Concord is the developer; there is no third party.

The register’s own verdict on the licensee: status Aktif · mempunyaiKesalahan: null — no offence flag of any kind, and no particulars withheld either · bilanganProjek: 2, which are exactly the two phases of this project. Registered office at No. 9 Jalan Indah 16, Taman Cheras Indah, 56100 Kuala Lumpur; business address at Suite G-1, Vertical Corporate Tower B, The Vertical, Bangsar South City — which the filed brochures also print as the UOA Property Gallery, i.e. the sales gallery is in Bangsar South, about 9 km from the site. Register telephones 03-2245 9188 and 03-2245 9021; the show-unit number printed in the filings is 03 2282 9993. pemaju.alamat_web is null: the register holds no website for this licensee.

The group’s awards, and why none of them is on this page. The corporate awards page lists six entries and every one is corporate-level, every one from The Edge Malaysia, and not one names any project: three Top Property Developers Awards top-ten placings (2023, 2024, 2025) to UOA Development Bhd, two Centurion Club and Corporate Awards to UOA REIT, and a Billion Ringgit Club return-on-equity award to UOA Development Bhd. Bamboo Hills, Bamboo Hills Residences and Residensi Bukit Bamboo appear in none of them. So every “award-winning” claim at project level is refused here, and the absence is STATED rather than omitted — this is the fifth UOA project on this site where that is true. Nothing is borrowed from the dining enclave, from Astana, from the four sibling Bangsar South projects on this site, or from the corporate level.

The green record, which runs the opposite way to the usual. The register holds a rating the developer does not advertise: GreenRE Bronze, PROVISIONAL CERTIFICATION, 20 September 2024, tool RES v3.3 — residential, the correct category, so this is not an office rating on a homes page — issued to Concord Housing Development Sdn Bhd. And no GreenRE logo, no rating, no certificate number, no “targeting” and no “aligned with” language appears on any developer page, in the group annual report or in either filed brochure — neither of which mentions GreenRE, GBI or any certification at all. What the developer publishes instead is nine specific sustainability FEATURES, each attributable and none overstated. After roughly seventy refused decoys across this series, a developer that UNDER-claims is worth naming as such: there is nothing here to refuse and nothing to downgrade, only something to add.

How the green register was read, and what was refused. All four GreenRE tier tables plus the unheaded certification-entry list were read on 9 October 2026. Platinum: 95 rows, table closes cleanly — a GENUINE CLEAN NEGATIVE for this licensee (and a near-miss on a similarly-spelled bank name was refused). Gold: 130 rows, TRUNCATED. Silver: about 141 rows, TRUNCATED — so for those two the honest statement is “no entry in the reachable portion”, not “no entry”. Bronze carried the hit. The certification-entry list was then checked at a deep offset and returned the SAME single entry and no second one. REFUSED: a Bronze FINAL row dated 18 August 2025 on tool RES v3.2, belonging to a same-group Bangsar South sibling under a DIFFERENT licensee — the most dangerous decoy on this project precisely because it is the same group, the same tier and the same tool family, and because Louis already has its own page on this site. A FINAL certification must not migrate onto a PROVISIONAL one. GBI: the certified-buildings directory 404s and the replacement host is robots-disallowed, so GBI is INCONCLUSIVE and never a negative. No source claims GBI for this project.

What the developer itself says, verbatim and attributed. The group annual report: “Bamboo Hills Residence emerges as the latest phase of our Jalan Ipoh development”. The managing director of UOA Development Bhd, quoted in The Edge Malaysia: “Bamboo Hills is not something common in KL” and “our aim is to create something different”. uoa.com.my on the Residences: “Discover Bamboo Hills, the next oasis with MRT station, grocery store, dining options, & more”. Superlatives with no primary support, labelled as such: “Kuala Lumpur’s latest dining enclave” (unfalsifiable, and now dated — that enclave opened in 2022) · “the next anchor project” (editorial) · “Transit-Oriented Development”, which is partly supported — the Kentonmen MRT adjacency is real, but TOD is not a filed or gazetted designation here. And one superlative belonging to a DIFFERENT UOA project — “one of the first integrated facilities in Asia” — is NOT borrowed onto this page.

The counterparty on your Schedule H SPA is Concord Housing Development Sdn Bhd (1095966-W), not UOA Development Bhd and not UOA Limited. The section 7A housing development account, the Schedule H liquidated-damages regime and the Tribunal for Homebuyer Claims route all attach to the licensed entity. That is not a criticism — it is the whole point of the HDA 1966. It is also why the developer term on this site reads simply UOA Group while the licensee’s legal name and registration number are printed in the page body everywhere.

FAQ

Questions a buyer actually asks about Bamboo Hills Residences

Is Bamboo Hills Residences a UOA project, and who exactly am I contracting with?
Yes, it is a UOA Group project — and no marketing surface for it says so in a way you could check. The licensed developer, and therefore your Schedule H SPA counterparty, is Concord Housing Development Sdn Bhd, registration number 1095966-W, KPKT developer code 30343. The chain above it is UOA Limited (ASX-listed) — UOA Development Bhd 200401015520 / 654023-V — Concord. How that was proved, since the marketing does not state it: the register’s own e-mail field for this licensee is maizatul.zainal@uoa.com.my, its business address is UOA’s own Bangsar South headquarters, and both Concord and the landowner Tiarawoods Sdn Bhd sit under the UOA Development Bhd heading in the group’s own corporate chart. Searching the KPKT developer register for UOA returns ZERO records — there is no KPKT-licensed developer in Malaysia with “UOA” in its name, because every UOA project is licensed to a differently-named vehicle. Concord is the fifth such vehicle this site has had to identify by another route. Four group entities are credited as “the developer” across the public record — Concord (the licensee, named only by EdgeProp and one review site), UOA Development Bhd (the developer pages, the analyst note, the press, PropertyGuru), UOA Development Management Sdn Bhd (the page-footer copyright on all three Bamboo Hills pages) and bare “UOA Group” (one portal). Only one of them is on your contract. Louis already carries pages for four other UOA Group projects in Bangsar South — The Goodwood Residence, Laurel Residence, Duo Tower and South Link — and not one figure, permit, price band, green row or award has been carried across from any of them to this page.
What is this project actually registered as, and why can I not find it on the KPKT register?
Because the registered scheme name is RESIDENSI BUKIT BAMBOO, and it appears on ZERO developer surfaces. It is the register’s projek.nama on both records and the heading of all four filed advertisement brochures — and it is on no page of uoa.com.my, no page of the microsite, and in no brochure cover text. A client searching the register for “Bamboo Hills Residences” finds nothing. Five name forms are in circulation for one scheme:

EdgeProp carries two of the five in a single article — headline “Bamboo Hills Residences”, key-highlights panel “Residensi Bukit Bamboo” — and it is the only consumer source anywhere that prints the registered name, which it prints without saying that it IS the registered name. That is why this page prints the registered name, the developer code 30343 and the licence number beside the marketing name everywhere. And do not confuse three different things on the same masterplan: Bamboo Hills is the dining enclave (over 10 pavilions, 16 acres, commercial, opened 2022); Astana at Bamboo Hills is a bespoke event space (Unit P13, commercial); and Bamboo Hills Residences = Residensi Bukit Bamboo is the three residential towers, the only HDA-licensed component, and the subject of this page.
Which register code is the marketed “Phase 1”? (This one catches people out.)
The marketed “Phase 1” is register code 30343-2, and the marketed “Phase 2” is register code 30343-1. THE SERIAL ORDER IS INVERTED AGAINST THE MARKETING ORDER. 30343-2 = Fasa 2A = marketed “Phase 1” = Tower A = 755 units. 30343-1 = Fasa 2B = marketed “Phase 2” = Blok B + Blok C = 881 + 881 = 1,762 units. Look up “Phase 1” as 30343-1 and you will read the wrong building, the wrong unit count and the wrong price band. There are FOUR phase-naming systems for this one development, which is why this happens: (1) the filings say Fasa 2A and Fasa 2B; (2) the developer’s own statutory panel says “Phase 1” and “Phase 2”; (3) the group’s own annual report calls the dining pavilions “Phase 1” and the Residences “the latest phase”; (4) the analyst note refers to blocks by letter. The filings agree with the annual report — residential is the SECOND phase of the masterplan, hence Fasa 2A and Fasa 2B — and the microsite is the outlier. And the microsite’s own “Phase 1” panel carries the permit numbered 30343-2, which is the proof. No document anywhere links the two labelling systems, so a client told “Phase 2A” will not find that label on the developer’s site.
Are all the units licensed under the HDA 1966? And what about the retail podium?
Yes — 2,517 of 2,517 residential units are inside a live APDL. One hundred per cent. That is a first on this site and it deserves to be said plainly. Two register records, two permits, four filed brochures: 30343-2 covers 755 and 30343-1 covers 1,762. Both tests that catch a hidden phase were run and both are clean: the serial walk hits -1 and -2 and then -3 returns a 404, while the licensee record reads bilanganProjek: 2 — walk and count agree, so there is no dormant twin, no cancelled-permit record and no unlicensed residential component. Corroborated four further ways: the two register records, uoa.com.my itself (“Tower A 755 units; Tower B 881 units; Tower C 881 units”), the group annual report (“three residential blocks”, 2,517) and two portals. So where is the gap? It is the RETAIL PODIUM, and it is a small one. The podium — 2.5 storeys and 150,000 sq ft of net lettable area, both figures from a single non-developer source and NEITHER in any filing — has no stated HDA status in any document. The register’s two records describe only Pangsapuri Suite; the filed brochures never mention the podium at all. Its reported contents are a grocer, a food court, a pharmacy, F&B outlets, childcare services and a wellness component offering elderly care. The dining enclave and Astana are commercial and are CORRECTLY outside the Act — they are not housing, so the Act does not reach them, and nothing is wrong there. What being outside the HDA 1966 costs a buyer, in plain language, and this applies to the podium and any future commercial parcel and NOT to the 2,517 homes: no Schedule H or Schedule G statutory sale contract · no HDA liquidated-damages formula for late delivery · no section 7A housing development account holding your money · no statutory 24-month defect liability period · no Tribunal for Homebuyer Claims · no filed advertisement whose particulars the developer is bound to · and no KPKT licence conditions at all. The 2,517 homes have every one of those protections. Ask the developer in writing whether the podium sits inside the Fasa 2A / 2B approvals and licences or outside the Act on commercial title.
When will it actually be handed over? I have seen four different years.
You have probably seen more than four. EIGHT completion dates circulate across SEVEN sources, and the two that govern are 13 July 2029 for Fasa 2A (30343-2) and 2 August 2029 for Fasa 2B (30343-1). Those are the register’s serahKosongBaharuIkutPjbPertama dates, read together with the approved 24-month extension. Here are all eight, with their sources:

Two things to note from that table. First, the developer itself published the revised date — its current filed brochures print August 2029 for both phases and its own microsite prints “Proposed completion August 2029”. Second, the group’s own Annual Report 2025 says FY2028, contradicting its own statutory filing. Why the register says 13 July and the brochure says August for Fasa 2A: a three-week difference, most likely because one month was applied to both phases. Fasa 2B matches exactly. Your own date runs from your own SPA, not from any of these.
Was there an extension of the delivery period? Is this project late?
Yes, there was an approved extension of 24 months — and NO, nothing is late. The register records it: pindaanTempohSerahKosong: Ya on both records, tempohTambahanDiluluskan: 24 Bulan, with tempohAsal 36 Bulan becoming tempohPembinaanBaharu 60 Bulan, and the original dates of 13 Jul 2027 and 2 Aug 2027 moving to 13 Jul 2029 and 2 Aug 2029. Has it been consumed? Not yet. Both phases sit at about 51.3% built (peratus 51.25% and 51.30%) with the original dates still roughly ten months away as at 9 October 2026, ccc and vp both -, and both records reading Lancar (on schedule). So the extension is headroom that has not been used, not a slip that has already happened. And the developer disclosed it itself, twice — in its own current statutory filing and on its own live website — which is the second time on this site that a developer has done that rather than leaving it buried in the register, and it gets the same credit. Who did NOT disclose it: the superseded filed generation (Julai 2027, still live on the government host), EdgeProp (2027), PropertyGuru’s project panel (2028) and the group’s own Annual Report 2025 (FY2028). One caution on reading this field at all: NO rule is drawn from it here. On another project in this series a single licence carried both Ya and Tidak, and a schedule-based hypothesis about the field was refuted in both directions. It is recorded because the register records it, and it predicts nothing.
Can a foreigner buy at Bamboo Hills Residences?
The authority question settles first, and it halves the answer: the floor here is RM1,000,000, not Selangor’s RM2,000,000. This project is genuinely in the Federal Territory of Kuala Lumpur, settled from the filed building-plan prefix DBKL.JKB.BP U1 OSC 2023 — printed identically in both generations of both phases, with Dewan Bandaraya Kuala Lumpur named as the approving authority on all four — and confirmed by the register’s daerah: Kuala Lumpur and negeri: Wp Kuala Lumpur on both records with no self-contradiction. That matters because this corridor sits close to the Selangor boundary, and the reverse error was made by five sources on another project this month: the mistake runs both ways. On this project no source made it. Then the price question, and it is the binding one. Against RM1,000,000: Tower A RM486,000 (48.6% of the floor) to RM1,135,000 (1.135×); Blok B RM543,400 (54.3%) to RM1,228,000 (1.228×); Blok C RM586,000 (58.6%) to RM1,293,000 (1.293×). ALL THREE FILED BANDS STRADDLE THE FLOOR. So it is not a clean yes and not a clean no. Labelled as arithmetic on a published average, not as a count: an analyst note puts the average selling price at RM700 psf and the marketed built-ups top out at 904 sq ft, which is RM632,800; the band maxima imply about RM1,430 psf at that size, roughly double the average. The strong inference is that only a small number of large or premium units reach the floor and most of the 2,517 do not. On title the project is clean: freehold (Kekal), Sekatan Kepentingan: Tiada in all four filed documents — checked explicitly, because a filed interest restriction is the strongest single foreign-buyer signal and it is ABSENT here, Bebanan Tanah: Tiada so no chargee is named, and APDL tail -(S) for strata, which is the permitted category. One portal asserts the land is commercial-titled; no filing says that, and it is refused here rather than quietly dropped. Two published sources agree the Kuala Lumpur figure is RM1,000,000 and that it is half the Selangor Zone 1 figure, and both add that meeting the threshold does not guarantee approval — State Authority consent is still required. Confirm the current threshold with DBKL and the Federal Territories authority before relying on it, and check the SPECIFIC unit’s price.
What price information is published, and what is deliberately not on this page?
Published, and labelled exactly as what it is: the filed statutory Unit Selling Price bands from the legally filed advertisement particulars — which are the SPA price ranges — and the public KPKT TEDUH registry bands. Tower A RM486,000.00 – RM1,135,000.00; Blok B RM543,400.00 – RM1,228,000.00; Blok C RM586,000.00 – RM1,293,000.00. THE REGISTRY BAND EQUALS THE FILED BAND TO THE SEN ON ALL THREE COMPONENTS, AND THE FIGURES ARE IDENTICAL IN BOTH FILED GENERATIONS. Compared generation against generation, as this site’s standard requires. No splice, no stale minimum, no old-maximum / new-minimum hybrid. That is a point in the developer’s favour and it is the cleanest price record in this batch. They are not a price list, not a quotation and not an offer. Withheld, and why: one publisher prints indicative “from” prices and per-type indicative prices, some of which sit BELOW the filed statutory minimum of RM486,000. Under the standing rule on this site those figures are not recorded here at all — what is recorded is that the discrepancy exists and traces to exactly ONE publisher. Counted correctly: The Edge Malaysia and EdgeProp are ONE publisher and NEITHER carries a below-minimum figure, and propertysifu’s lowest figure sits ABOVE the filed minimum. One publisher, not three. A check that runs the other way, and it is clean: the nine filed type codes are plain A1, A2, B1, B2, C1–C5 with no suffix pair of the kind that marks an affordable allocation, so there is no affordable tier hiding beneath the filed minimum: the filed minimum is an open-market price. Also not on this page, by rule: any figure of the kind listed in the page’s own disclosure in the register block — and on Bumiputera matters this page states only that the field EXISTS in both filed brochures and on the developer’s microsite, and that its value is WITHHELD. And the gross development value: the only published figure is AUD 509.2 million, with no conversion rate published by anyone, so it cannot be compared to a ringgit figure. Our own sums over the filed bands: minima RM1,361,931,400, maxima RM3,077,926,000. No ringgit GDV is published by anyone, and no stale-generation signal can be read from the GDV in either direction.
How big are the units, and is the built-up a filed figure?
NO. Neither filed generation prints a single built-up area, across four documents and nine type codes. So EVERY built-up in circulation for this project is a MARKETING figure, and this page says so rather than dressing one up as filed. The filed type codes are A1, A2, B1, B2, C1, C2, C3, C4, C5, identical in both generations and both phases. Both brochures carry a per-type fixtures-and-fittings table and plan sheets labelling Bilik Tidur counts — but no area at all. Register keluasan reads 0 mps on both records, which is the “not filed” value and not a built-up in disguise. The marketed schedule, labelled as marketing: 603 sq ft (2 bed, 1 bath), 743 sq ft (2 bed, 2 bath) and 904 sq ft (3 bed, 2 bath). uoa.com.my publishes only the band, 603 – 904 sq ft, and assigns no area to any code. Nobody maps the nine filed codes to the three marketed sizes, and nobody publishes a per-type unit count for any tower. Two further findings in that gap. (1) The Edge Malaysia’s pre-launch figures for Block A were 596 – 1,200 sq ft: the 1,200 ceiling is 33% above the marketed maximum and the 596 floor is below the marketed minimum. A pre-launch figure, labelled as such, and the 1,200 is not carried on this page. (2) the plan-image availability is asymmetric — the developer’s microsite serves plans for all nine codes for Tower A but only five (A1, B1, C1, C2, C5) for Towers B and C, and nobody explains why. The stamped floor plan annexed to your own Schedule H SPA is the only document that binds anyone to a size. Ask for the per-type schedule mapped to the filed codes — Louis will.
Is there a three-bedroom, three-bathroom unit? The register says something the brochures do not.
The register records a THREE-BATHROOM type in Blok C that NO marketing source lists. TEDUH’s component rows give bilikAir as “1, 2” on Blok B and “1, 2, 3” on Blok C, while 30343-2 (Tower A) reads “1, 2”. Marketing tops out at 3 bed / 2 bath on every source there is. So Blok C carries a three-bathroom layout that appears in no brochure, no portal and no developer page — the usual “the filing omits part of the building” trap, running in the direction that favours the buyer to know about it. This is the mirror image of the built-up gap: the filing and the marketing each hold something the other does not. The register’s bedroom field is bilik: “2, 3” on both records, consistent with the marketed 2-bed and 3-bed and with the absence of any 1-bed or 4-bed. Per-type bedroom and bathroom counts are NOT PRINTED in either filed generation, so nothing on this page is presented as a filed per-type count. Ask which type code the three-bathroom layout is, and in which stack.
Is Bamboo Hills Residences green certified?
It holds a GreenRE Bronze PROVISIONAL certification dated 20 September 2024 on tool RES v3.3, issued to Concord Housing Development Sdn Bhd — and the developer advertises nothing green at all. This is the inverse of the usual trap, and it deserves credit. Read it precisely. PROVISIONAL is NOT CERTIFIED — it is a design-stage award, dated three months after launch. This page never writes “GreenRE certified”. The tool code is RES = RESIDENTIAL, the correct category, so this is a genuine residential rating and not an office rating presented on a homes page. The licensee on the green row matches the KPKT licensee exactly, which is one of the three axes on which this project’s identity was established. One row covers the scheme, and no source states whether it covers one phase or both. What the developer publishes instead is nine specific sustainability FEATURES — efficient lighting equipment, solar panels, rainwater harvesting, EV charging lots, selected smart-inverter air conditioning, green-label paints, a digital smart lock, a community access app and a dedicated recycle bin — each attributable, none overstated, and NONE of them a certification. Several appear in no filed facilities plan. How the register was read: all four tier tables plus the unheaded certification-entry list, on 9 October 2026. Platinum: 95 rows, table closes cleanly — a genuine CLEAN NEGATIVE. Gold: 130 rows, TRUNCATED. Silver: about 141 rows, TRUNCATED — so for those two the honest statement is “no entry in the reachable portion”, not “no entry”. Bronze carried the hit, and the certification-entry list checked at a deep offset returned the same single entry and no second one. REFUSED: a Bronze FINAL row dated 18 August 2025 belonging to a same-group Bangsar South sibling under a DIFFERENT licensee, for which Louis already has a separate page on this site. A FINAL certification must not migrate onto a PROVISIONAL one. GBI is INCONCLUSIVE and never a negative — the certified-buildings directory 404s and the replacement host is robots-disallowed. No source claims GBI for this project.
Has Bamboo Hills Residences won any awards?
No. The project has none, and this page states that rather than omitting the question. All SIX of the developer group’s awards are corporate-level, every one of them from The Edge Malaysia, and not one names any project: three Top Property Developers Awards top-ten placings (2023, 2024 and 2025) to UOA Development Bhd · two Centurion Club and Corporate Awards to UOA REIT · and a Billion Ringgit Club return-on-equity award to UOA Development Bhd. Bamboo Hills, Bamboo Hills Residences and Residensi Bukit Bamboo appear in NONE of them. So every “award-winning” claim at project level is refused here, and this is the FIFTH UOA project on this site where that is true. No QLASSIC score is published for this project by any source — and a QLASSIC score would be a workmanship assessment rather than a design award in any event. Nothing is borrowed from the dining enclave, from Astana, from the four sibling Bangsar South projects on this site, or from the corporate level.
How far is MRT Kentonmen, really?
Nobody has published a defined answer, and the published figures differ by a factor of ten. The developer publishes ZERO distance figures — checked on three uoa.com.my Bamboo Hills pages and on the microsite’s development page. What it says instead, verbatim: “Directly linked to the new MRT 2 line via Kentomen Station” — its own spelling — and “main access from Jalan Kuching, Jalan Ipoh and DUKE Highway”. Four figures are in circulation from third parties: 80 m (EdgeProp, a “covered direct link”) · 85 m (one review site, “point to point” — and the same page also says about 80 m for the link bridge, so two figures sit on one page) · 353 m (propertysifu, labelled straight-line) · 830 m, about 10 minutes (PropertyGuru, walking — and the same page also prints the 80 m bridge). These are measuring different things — a bridge length, a straight line and a walking route — and NOT ONE SOURCE STATES WHICH, or to which station entrance. This page publishes the spread and picks none of them. If one form of words has to be used, the safest is the developer’s own non-numeric claim plus an attribution: “directly linked via Kentonmen station”, with EdgeProp reporting the covered link as 80 m. Station identity: Kentonmen MRT, Putrajaya Line, PY14. Spellings in circulation: Kentonmen (Wikipedia, EdgeProp, PropertyGuru) and Kentomen (the developer, and one portal’s rail block). Measure it on the ground from the entrance you would actually use.
How dense is it, and where does the acreage come from?
About 228.8 units per acre on 11 acres — and for once the press figure was CORROBORATED rather than refused. No land area is filed: Keluasan Tanah is absent from all four brochures and register keluasan reads 0 mps on both records. So there is no filed denominator and every density figure here is derived from a PRESS parcel area, labelled as such. Three acreages circulate for the residential parcel: 11 acres (The Edge Malaysia), “about 10 acres” (propertysifu) and 9.8 acres (PropertyGuru). The 11-acre figure survives three independent checks: (1) a 2013 Bursa Malaysia announcement records the acquisition of 483,322.71 sq ft = 11.095 acres of freehold Jalan Ipoh land for RM130.33 million, which matches The Edge’s 11 acres to within 1% — two independent sources, one of them a statutory filing; (2) 16.8 + 11.095 = 27.9 acres, which reconciles with the published “27 acres” whole-site figure — the parts sum to the whole; (3) a plot-ratio sanity check lands at a net ratio of about 4.1, implying a gross of roughly 5 once circulation, car park and plant are added — well inside a transit-adjacent DBKL envelope, so the figure is not absurd. The plot-ratio check does not discriminate between 9.8 and 11 acres, so if precision matters the honest range is 229 – 257 units per acre. SIX denominators were refused, and naming them is the point: 27 / 27.51 acres (the whole mixed development, carrying the dining enclave and Astana — it would give a flattering 93.2 per acre against a real ~229) · 16 acres (the dining enclave’s own site area, a different component complete in 2022) · 16.8 acres (the pre-2013 adjacent holding) · 17,000 sq ft and 2,100 sq ft (Astana’s site and its hall) · and 150,000 sq ft (the podium’s net lettable area — and a lettable area is not a land area). The developer makes no density claim and no “low density” claim of any kind, which is just as well at about 229 units per acre.
Are the licence and the permits valid? Two things the developer publishes are wrong.
Yes, all three are current — and two fields on the developer’s own statutory panel are wrong, one of them in a direction this site has not seen before. The licence: 30343/01-2028/0020(A), valid 13 January 2023 to 12 January 2028 — CURRENT, 15 months to run as at 9 October 2026, from both filed generations. pemaju.latest_lesen is this (A) record itself, so there is no (R) successor licence to catch. The permits: 30343-2/06-2027/0558(A)-(S) and 30343-1/06-2027/0559(A)-(S), both valid 24 June 2024 to 23 June 2027 — CURRENT. All four filed brochures print the permit as a literal XXXXX-X/XX-XXXX/XXXX (X)-(X) placeholder with validity xxxx, so the register is the only surface carrying a real one — which also means lapse IS assessable here, because the register supplies the numbers and the dates. Both permits expire 23 June 2027, two years before the governing handover dates, so a renewal will be needed. That is normal, and worth asking about in writing. Error one, and it runs OPPOSITE to every other case on this site. The register’s project field says (A); its licence history carries the (N) twin on identical dates (is_latest: false, status Aktif); the DEVELOPER publishes the (N) form for both phases and a PORTAL publishes the correct (A). This is the first case on this site where the portal is right and the developer is not — the usual direction is the reverse. This page publishes (A), the register’s project field, and notes that the developer prints (N). Error two: the developer’s panel prints a licence validity that matches nothing. It gives the licence correctly as 30343/01-2028/0020(A) and then its validity as “24/06/2024 to 23/06/2029 (5 years)”. 24 June 2024 is the APDL’s START date, and 23 June 2029 matches NOTHING AT ALL — the APDLs end 23 June 2027. Reconstruct the truth from the licence’s own /01-2028/ segment, which encodes its expiry month and year: the licence runs 13 January 2023 to 12 January 2028. Always cross-check a stated validity against the licence’s own date segment.
Where are the floor plans, the site plan and the gallery?
Not on any host this page can read, and here is exactly why — because a gap with a reason is more useful than a gap. (1) Both developer brochure PDFs are IMAGE-ONLY with no text layer. Both return nothing but the title “BAMBOO HILLS RESIDENCES”. The per-type built-up schedule is almost certainly inside them and it is not machine-readable. (2) bamboohillkl.com — the project’s OWN domain, printed on uoa.com.my itself — is robots-blocked. That is the most likely home of the nine floor plans and the captioned gallery, and it is out of reach from here. (Two similarly-named domains are agent sites, not the developer’s.) (3) IKLAN_BROSUR_02.pdf and IKLAN_AKHBAR_01.pdf both return 404, which closes the filed-newspaper-advertisement cross-read that has elsewhere on this site carried a field the brochure omitted. (4) Neither developer host has a dedicated statutory-particulars page — the panel lives on the microsite’s development page itself. So this page shows NO floor plan and NO site plan rather than a borrowed or guessed one, and every layout block says “no plan is published on any reachable host”. Ask Louis for the plans and the per-type schedule in writing — that is exactly the kind of thing he goes and gets.

Get the filed particulars, the plans and the unit list — from a registered agent

Bamboo Hills Residences is about 51.3% built, with 908 of 2,517 units filed as remaining and governing vacant possession dates of 13 July 2029 and 2 August 2029 after a developer-disclosed 24-month extension that has not been consumed. Six things to get in writing before you sign anything: the per-type built-up schedule mapped to the nine filed codes — because not one built-up is filed and every figure in circulation is a marketing figure; the per-type price, which is the only way to answer the foreign-buyer question for a specific unit; the car-park allocation, which no filing prints; which type code carries the three-bathroom layout in Blok C that no brochure lists; the retail podium’s HDA position — inside the Fasa 2A / 2B approvals and licences, or outside the Act on commercial title; and the current permit numbers and validity dates, since both permits expire on 23 June 2027, two years before handover. Louis will ask for all six.

Nothing on this page is a price list, a quotation or an offer. The only price figures published here are the filed statutory Unit Selling Price bands from the legally filed advertisement particulars and the public KPKT TEDUH registry bands, which on this project agree to the sen on all three components and across both filed generations. Press, portal and agent figures are labelled as such wherever they appear, and one publisher’s below-filed-minimum figures are withheld entirely.

Over a decade placing buyers in Klang Valley and Johor property, and the reason this page reads the way it does: the filed statutory particulars come first, every hard number is attributed to a named published source, and where a developer’s own documents disagree with each other both are shown and the disagreement is named. On Bamboo Hills that meant reading four filed documents and two register records field by field, establishing the licensee on three independent axes before writing a word, refusing twelve images that belong to a different component on the same masterplan, refusing a same-group sibling’s green certification, and printing “NOT PUBLISHED” on twenty-one things this page would rather have stated. If a figure is not on this page, it is because nobody published it — and Louis will go and ask for it.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
