BCB Berhad

BCB Berhad has one project on this site: Elysia Park Residence in Medini, Iskandar Puteri, Johor. It is leasehold on a 129-year term, 961 units across eight layouts from 515 to 1,251 sq ft, completed and handed over in 2019 – so it trades as a resale and rental market, not a new launch. BCB publishes no price and no maintenance rate for it, which is why this site carries no price band for the developer.

The project company is BCB Heights Sdn Bhd (1061425-H), behind which sit BCB Berhad and the Hong Kong-based United Harvest group. BCB Berhad was incorporated in 1988 as Kemajuan Buditama Sdn Bhd and has been listed on Bursa Malaysia since 1996, so its accounts, quarterly results and Bursa announcements are public and can be read before buying. It is a Johor company at heart, with a portfolio running through Kluang, Batu Pahat, Johor Bahru, Seremban, Kuala Lumpur and Selangor; Elysia Park is its flagship high-rise in Iskandar Puteri and it also has the Versis Medini commercial project in the same district. The site is 7.82 acres, PT 19967 in Mukim Pulai, built as three towers of 30 to 36 storeys over a ten-storey car park podium, next to Gleneagles Medini Hospital and a four-acre public park. The project took Best Southern Development at a national people's choice award in 2016, and BCB still keeps the project page, developer entity number and floor-plan brochure live years after handover.

Disclosure. No financial or licensing irregularity has been found against BCB Berhad on this site. What is recorded is a data conflict and three publication gaps, left as they stand. On unit count, BCB's own project page says 961 units while the project's engineering consultant records 981 units for Phase 1 – a twenty-unit difference this site does not resolve. Listing portals quote 44 storeys, a figure that appears nowhere on BCB's site; the documented configuration is three towers of 30 to 36 storeys above a ten-storey podium, so a portal counting podium levels would land near forty. BCB does not publish a per-layout area table, does not publish a maintenance rate, and does not publish the lease commencement date – which means no remaining lease term can be sourced, and this site will not print one. Note also that foreign ownership here follows Medini's special-zone rules administered by IRDA rather than the standard Johor thresholds.

On a leasehold resale the title search is the document that settles everything: it states the lease expiry date and the exact built-up on the strata title, and Malaysian banks price margin and tenure off the remaining term. Get an indicative valuation and a land search before you sign, not after.
