This is not a launch page, and Broadleaf Residences is not being launched. All five of its registered records read Siap Dengan CCC at 100.00%, the last CCC landing 21 August 2025, and both portal records carry zero sale listings and zero rental listings. A buyer reaches these houses today through the subsale market, which is why this page is filed under Subsales and Landed and carries no launch language anywhere. The township is HOMETREE; Broadleaf Residences is its Phase 2. That is not read off marketing: the word HOMETREE is printed inside the filed advertisement document for 13053-6, and the filed statutory block on 13053-5 names the project HOMETREE / Broadleaf Residences (Phase 2). Phase 2 is 295 houses — 244 three-storey semi-detached and 51 three-storey bungalows — carried across FIVE separate register records, and “Broadleaf” is the registered name of only two of them. The other three are filed under the generic strings Alam Kemuning and Kota Kemuning, so a client searching the public register by name finds two of seven schemes and misses the rest. All seven records on this licence are filed Schedule H with a 36-month delivery period, and the four permits that carry a tail all carry -(S): these landed houses are on strata title — which no marketing surface, portal or press report states anywhere, and which is exactly what admits a foreign buyer to a landed home in a Selangor main zone. And the finding no consumer source publishes: six of six completed phases on this licence were CCC’d inside their ORIGINAL contractual vacant possession date. Five took no extension at all, and the single +12-month extension granted on 13053-2 was never consumed.

13053-4 summing exactly to the register’s five component sets. It is what identifies which five of the seven records are BroadleafBroadleaf Residences at a glance — the filed particulars for all five of its registrations, the two phases it is NOT, and what is simply not published
One page covering Broadleaf Residences, which is Phase 2 of the HOMETREE township and five of the seven registered schemes on KPKT licence 13053. Every cell below is either printed in a filed advertisement document, printed in the public KPKT TEDUH register, printed in a Bursa Malaysia announcement, or marked NOT PUBLISHED. Three scope corrections this page carries, because every marketing surface gets at least one of them wrong. First, this is Kota Kemuning Seksyen 31, Shah Alam, Daerah Klang — proved by the filed plan-approval prefixes MBSA/BGN/BB/600-2(PB)/SEK.31/0201-2019 and …/SEK.31/0037-2022 and by daerah: Klang on all seven register records. It is not Telok Panglima Garang and not Daerah Kuala Langat; that is twentyfive7, a different developer 7 km away, and not one of its figures or distances appears here. Second, the licensee is BCB Development Sdn Bhd, code 13053 — not BCB Berhad, which is the listed parent and a separate licensee with its own 62 projects. Third, Springwood Residences (13053-7) is the only phase on this licence that is selling, it is a wholly different product, and it has the opposite foreign-buyer answer — it needs its own page and it is deliberately not this one.
- Registered schemes, and what Broadleaf actually is
- Broadleaf Residences = HOMETREE Phase 2 = FIVE register records,

Three records on this licence —-1,-2and-7— carry the identical string Alam Kemuning while being three different phases, three different products and three different decades of delivery.HOMETREEis the registered name of nothing at all: it appears in the filings as a township descriptor, a brochure heading and a website, never as a scheme name. - Licensed developer

The subsidiary is described as “a subsidiary of BCB Bhd” by The Edge group; no source publishes the shareholding percentage, and the group’s investor-relations and corporate hosts are both robots-blocked to this tool, so it is unobtainable from here. Three findings sit in that one field. (1) The old licence ran to 15 April 2023 and the current one begins 16 April 2023 — the day after. That is a renewal forward, NOT a lapse, and a reader checking the brochure alone would wrongly conclude the developer was unlicensed. (2) The serial0351is not a licence serial at all — it is13053-4’s own earlier advertising permit serial,13053-4/04-2023/0351(P), carrying the same dates. (3) The two filings disagree on the month segment, and only/04-2023/reconstructs the printed dates.- Licensed homes on this licence, and how they split

-1, Long Branch Residences, Phase 1) + 113 + 46 + 66 + 42 + 28 = 295 (Broadleaf, Phase 2) + 144 (-7, Springwood Residences, Phase 3). The 295 is proved, not assumed:13053-4’s filed header prints three unlabelled lines reading: 295,: 244and: 51, and the register’s component rows across-2to-6sum to 244Rumah Berkembar+ 51Rumah Sesebuah= 295, exactly. That arithmetic is what identifies which five of the seven registrations are Broadleaf, and it excludes-1and-7. What follows for a buyer: common property, a management corporation, a sinking fund and a service charge on a landed house, and a 24-month defect liability period. Nothing on any marketing surface, portal or press report says the word strata. - Delivery record — the strongest thing on this page

(1)-1,-2and-3recordvp: “-”— a CCC is recorded but no vacant-possession date is, so for 260 of the 540 houses the CCC is the only delivery evidence. (2) One phase is still building, so the record is six-for-six, not seven-for-seven. - Tenure and remaining term

Pajakan 99 Tahun (Berakhir 4 Julai 2112)on13053-4and13053-5only (on-5, identically in both path generations). One expiry across the whole township, unlike the three-way spreads found on other Selangor licences in this series, so a buyer’s remaining term is the same whichever phase they buy. But print the gap: for-1,-2,-3,-6and-7— 404 of the 540 houses — the expiry is not filed anywhere and is carried here by analogy only. TEDUH’s ownpeganganfield is ABSENT on all seven records. A 99-year lease expiring 4 July 2112 implies a lease commencing 5 July 2013, which sits plausibly beside-1’s first sale and purchase agreement of 7 August 2013. Obtain a title search rather than relying on either brochure. - Statutory and registry price bands, Broadleaf Phase 2
- Register bands: RM1,871,100 – RM4,548,000 across the five records

And read the warning on13053-4before comparing anything: its filed price table’s quantity column is headedBAKI UNIT, units REMAINING, so its filed band of RM2,376,000 – 3,696,000 on 59 houses is the band of the unsold stock at the date of filing and legitimately sits above the register’s band on 66. The two are not comparable quantities and the gap is not a price fall. These are the filed statutory Unit Selling Price ranges and the public registry bands. Not a price list, not a quotation, not an offer. - Density, and the denominator’s provenance
- 6.02 units per acre — 295 houses on a filed 49 acresThe 49 acres is printed in the filing itself — the line
: 49 ekarin the same header block of13053-4that carries the 295 / 244 / 51 unit totals — and it is corroborated by one independent publisher, The Edge group, at “on 49 acres” and “49.27 acres of leasehold land”. On 49.27 acres the figure is 5.99. At 6.02 units per acre this is the lowest density recorded anywhere in this series. A net-to-gross sanity check supports the acreage: the filing’s own per-type land ranges at their midpoints come to about 1,480,000 sq ft, i.e. about 34.0 acres or 69% of 49 — plausible for a gated landed scheme carrying internal roads, a clubhouse, a guardhouse and drainage reserve. The midpoint assumption is labelled; the check is a sanity test, not a measurement. Four other denominators were tested and REFUSED — see the register section. No source publishes a density figure for this development at all; 6.02 is this page’s own arithmetic on a filed acreage, and it is labelled as such. - Foreign buyers
- Selangor ZONE 1 (Daerah Klang), floor RM2,000,000 · 229 of Broadleaf’s 295 clear itOn title the answer runs in the buyer’s favour, which is unusual for a landed scheme. All seven records are Jadual H and the four permits with a tail carry
-(S), so these are strata title houses — and Selangor admits a foreign buyer to strata and landed-strata only, standard individual-title landed being closed. The gated-and-guarded condition on that allowance is met on the developer’s own FILED security schedule, not on a portal tag — a first in this series. On price, per record:-2,-3,-5and-6clear outright (229 houses);-4’s 66 straddle, its minimum sitting at 93.6% of the floor, and which of them clear is UNDETERMINABLE because no per-unit price is filed. Across the whole township: 330 clear, 138 straddle, and Springwood’s 72 terraced houses FAIL outright — the dearest of them reaching only 71.0% of the floor. A client told “HOMETREE is foreigner-eligible” on Broadleaf’s numbers will be misled about Springwood. And a Sekatan Kepentingan sits on top of all of it. - Restriction in interest — filed, and filed two contradictory ways
Sekatan Dan Kepentinganfiled on-4and-5— and the two disagree on one word13053-4, the coherent form, verbatim: “Tanah yang diberi milik ini tidak boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri.” — this land may not be transferred, leased or charged without the consent of the State Authority.13053-5, in BOTH path generations, verbatim: “Tanah boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri.” The wordtidakis missing, which inverts the clause into nonsense — the land MAY be dealt with UNLESS consent is given. This page relies on the13053-4wording, because it is the coherent one and because it is what Jadual H strata practice implies — and it quotes both, never paraphrases either, and flags the second as a defect in the filing. A Johor-registered chargee on a Selangor parcel matches the licensee’s Kluang registered office, not the project. Both portal records show zero sale listings and zero rental listings, and the advertising and sales permit on every Broadleaf record except-6has lapsed — which on a completed, sold-out phase is the expected end state, not a defect. The only live phase on this licence is Springwood Residences,13053-7: 144 registered of 220 shown on its filed site plan, two-storey terraced and two-storey semi-detached,keseluruhan: Lancar, 50.83% and 80.00% built, vacant possession due 15 March 2028, permit current to 27 February 2028. On a completed, strata-titled landed scheme the words that decide what a buyer actually gets are the register code, the title type, the restriction in interest and the remaining lease term — so those are the words to start from.
Eight things about Broadleaf Residences that are filed, true, and published nowhere else
Each card is a finding from the public register or the filed advertisement documents, not a selling point. Four of the eight run in the developer’s favour and four run against its own paperwork. All eight are printed the same way.
Six for six, inside the ORIGINAL date
Every one of the six completed phases on this licence received its CCC inside its original contractual vacant possession date — not merely inside a date a regulator had already extended. Five took no extension at all. The one extension, +12 months on 13053-2, was granted and never used: its two CCCs landed 12 and 2 months before the unextended date. No consumer source and no developer surface publishes any part of this record. The honest qualification: -1, -2 and -3 read vp: “-”, so for 260 houses the CCC is the only delivery evidence on file.
The name a client searches finds two of seven
“Broadleaf” is the registered name of only two of the seven schemes, and the register spells it two ways on those two: Broad Leaf (Phase 2) on -5 and Broadleaf (Alam Kemuning) on -6. Three records carry the identical generic string Alam Kemuning across three different phases, and two more carry Kota Kemuning, which is the name of the surrounding township belonging to a different developer entirely with 44 register records of its own. Counting the brochure headings, the developer’s internal phasing and the marketing names, there are ten naming systems for one township. That is why this page prints the register code beside every single name.
Landed houses on strata title — and nobody says so
All seven records are filed Schedule H with a 36-month delivery period, and the four permits that carry a tail all carry -(S). 540 houses, not one strata apartment among them. So these are strata-titled landed homes, with common property, a management corporation, a sinking fund and a service charge. Nothing on any marketing surface, any portal or any press report mentions it — and it governs the title, the maintenance liability and, in Selangor, whether a foreigner may buy at all. On -1, -2 and -3 the permit tail is absent, so there the strata finding is inference from Jadual H, and it is labelled as inference.
A statutory restriction inverted by one dropped word
The two records that carry a statutory block file the same Sekatan Kepentingan clause in opposite forms. 13053-4 files “tanah … tidak boleh dipindah milik … melainkan dengan kebenaran Pihak Berkuasa Negeri”. 13053-5, in both of its filed generations, files “Tanah boleh dipindah milik…” — the word tidak is simply missing, and its absence inverts the meaning of a statutory restriction. This page shows the reader both forms verbatim, says it relies on the coherent one, and tells the client to obtain a title search rather than rely on either brochure. For the other five records, 404 houses, no restriction is filed at all and the position is UNKNOWN.
6.02 units per acre, on a denominator that survives checking
295 houses on the 49 acres printed in the filing itself — the line : 49 ekar sitting in the same header block as the 295 / 244 / 51 unit totals — and corroborated by one independent publisher. 6.02 units per acre is the lowest density this series has recorded. A net-to-gross check on the filing’s own per-type land ranges returns about 69%, which is plausible for a gated landed scheme. Four other candidate denominators were tested and refused, including the township’s own 150 and 151 acres, which would mix in a commercial precinct and exclude every commercial unit. No source publishes any density figure here: 6.02 is this page’s own arithmetic on a filed acreage.
260 of 540 houses have no filed advertisement at all
13053-1, 13053-2 and 13053-3 each return an empty iklan array and a 404 on the old file path. No filed advertisement has ever existed for them. For those 260 houses, tenure, lease expiry, building-plan reference, restriction in interest, chargee, parking, the built-up schedule and the statutory price band are simply unavailable, and everything this page says about them comes from the register alone or is borrowed by analogy and labelled as such. And the only phase that is selling, Springwood 13053-7, has no statutory block in either HIMS path form either — no licence number, no permit, no authority, no plan reference, no tenure, no restriction, no chargee, no completion date and no price.
One filed PDF, two generations of plan — and the scheme was re-planned
13053-6’s filed brochure carries a per-type schedule whose 99 bungalows match the 2017 Bursa contract scope and the 2017 press exactly, while the same document’s township text and 13053-4’s header match the register. They cannot both be current. Reading: the development was re-planned between the 2017 award and registration — 48 of the 99 planned bungalow plots became semi-detached, and the total rose from 265 to 295. No document states the change; EdgeProp still prints 265 and PropertyGuru prints both numbers on one page without reconciling them. The arithmetic is given so a reader can check it: 99−51 = 48, 244−166 = 78, 295−265 = 30.
A green rating that belongs to the shops, not to a single house
No residential phase of HOMETREE holds any green rating. The only row anywhere on the GreenRE register belonging to this licensee is Pusat Komersial Alam Kemuning, BCB Development Sdn Bhd, BRONZE PROVISIONAL, 14 January 2026 — and its tool code is NRB v3.2, Non-Residential Building. That is the township’s commercial precinct, which has no KPKT registration of any kind, and that GreenRE row is the only public document confirming it exists at all. It is the most dangerous decoy on this job — same licensee, same township, and it shares a word with three of the seven residential registrations — and it does not appear anywhere on this page as a credential for any house.
Broadleaf Residences, phase by phase — and the delivery record of the whole licence
Five register records make up Broadleaf Residences, and the only way to read them is together. The band below is the filed and registered arithmetic for Phase 2; the lists are the filed facility and security schedule, separated from the items only portals carry; and the timeline is the delivery record of all seven schemes on licence 13053, which is the single most useful thing on this page and which no consumer source publishes.
13053-2 to 13053-6Siap Dengan CCC on all five Broadleaf records — last CCC 21 Aug 2025Facilities and security — the FILED schedule, kept apart from what only portals carry
There is no facilities schedule by level here, because there are no levels: every phase on this licence is landed. What exists instead is unusually good for this series — a security and amenity schedule printed inside the developer’s own filed advertisement document for 13053-6. That is the strongest grade of evidence available, and it is the reason the gated-and-guarded condition on Selangor’s landed-strata allowance can be treated as met here rather than as a portal tag.
Security, as FILED in 13053-6
- Two main gates with guard posts, with separate resident and visitor lanes
- Automatic barriers and high-definition CCTV
- Integrated vehicle access control and visitor access control at the guard post
- Intercom from each unit to the guard post
- An individual house alarm and an emergency button in each unit
- Perimeter fencing monitored by CCTV, with video motion detection and fence-protection sensors linked to a computerised alarm system
- A security control room, and patrols
- The filing does NOT state that the patrols are 24-hour. EdgeProp tags “24-hour security”; the Springwood filing does say 24-hour. Neither is back-dated to Broadleaf here
The clubhouse, as FILED
- “Rumah kelab persendirian disediakan untuk penduduk Fasa 2” — a private clubhouse provided for PHASE 2 residents
- A gymnasium and a swimming pool, as filed
- The entitlement is filed as Phase 2’s. Whether Long Branch (Phase 1) residents may use it is addressed by no document at all — recorded here as a gap, not answered
- No filing on this licence marks any facility as shell or space-only, and no filing publishes a completion or handover date for the clubhouse
- No service charge and no sinking-fund figure is published by any source — which on a Jadual H strata-titled scheme with a clubhouse is a material gap
Home features, as FILED

- No
Sinki Dapurcount and no electrical or sanitary schedule appears in any filing on this licence, so the dual-key test cannot be run — and nothing here claims dual key, so nothing needs it
Carried by PORTALS ONLY — flagged, not adopted
- A multi-purpose / function room; a banquet hall (one portal only); a “fitness centre” distinct from the filed gymnasium
- An “Aeroyoga Room” in one portal’s structured list against a plain “yoga room” in its own description — the same page, two names, and neither is filed
- A wading pool; jogging and cycling tracks; a children’s playground; an aroma garden; a reflexology corner
- Solar-powered hot water and rainwater harvesting — features, not a certification. No residential phase here holds any green rating
- None of the above appears in any filing on this licence. They are recorded so a client can ask about them, and they are not presented as facts about the development
SPRINGWOOD’S list is SEPARATE — do not merge it with Broadleaf’s
13053-7, a DIFFERENT phase- Springwood Residences (
13053-7) files its own: a mini pet zone, a sculpture park, a playground with outdoor gym, a reflexology walkway, a separate clubhouse (gym, outdoor gym, playground, jogging and cycling track), a drop-off point, a community garden, a linear park and a 24-hour guard house - Its filed unit features: solar panels, EV charging points, rainwater harvesting, a first-floor pantry, a parcel drop-off point, a water filter, broadband-ready infrastructure, and a ground-floor bathroom with a sloped floor for elderly residents
- Springwood’s clubhouse is a different clubhouse from Broadleaf’s filed “Phase 2 residents” clubhouse. The two lists are not merged on this page, and Springwood’s amenities are not presented as Broadleaf’s.

No delay flag of any kind anywhere on this licence13053-6’s permit expires — the only Broadleaf permit still current today, and the register prints its suffix as (N) with no (A) anywhere on the record13053-4 and 13053-5 only. About 85 years 9 months remaining as at October 2026, and not filed anywhere for the other 404 houses on this licenceThe type schedule, from the FILED documents only — and the two filings disagree on the land figures
Everything in this section is transcribed from the two filed advertisement documents that carry a type schedule — 13053-4’s P45 filing (land ranges) and 13053-6’s brochure (single “approx” land figures, bed and bath counts and per-type unit counts). Both are filed documents, the built-ups agree exactly, and the land figures do not. Both are printed. Two warnings before you read a type letter. First, this schedule is the 2017-generation plan, not the registered mix: its 99 bungalows match the Bursa contract scope and the 2017 press, while the register carries 51. Second, the type letters are SHARED with Phase 1: Long Branch Residences prints the same five letters with the same five built-ups, inside a wider set that also runs to 7,063 sq ft. What separates the phases is the range, not the letter — Phase 2’s bungalows are the 4,942 – 6,081 sq ft subset. Never match a type letter across HOMETREE phases without checking the built-up range. Types D and E are absent from the Broadleaf set although Phase 1’s runs A to H. The gap is recorded and not interpolated.
Semi-detached, 3 storeys — Rumah Berkembar, unlettered in the filing
This is the product that makes up 244 of Broadleaf’s 295 houses, carried across all five register records (78 + 46 + 66 + 42 + 12). The register prints its built-up as 4,654 on -2, -3 and -4 — and labels the field mps, square metres. It is not square metres: 4,654 sq ft is the filing’s own built-up for this type, to the foot. Read as square metres it gives 50,095 sq ft, a 10.8-times overstatement on a semi-detached house. One reconciliation worth crediting: the filing’s 7 + 2 solek equals the register’s 9 tandas on the Berkembar rows of -4, -5 and -6 once the powder rooms are added. The filing’s land figure of 6,817 sq ft is printed as “approx.” and this type has no row in 13053-4’s land table at all, so no land range is filed for it. The 2017 press range for semi-detached land was 3,111 – 7,858 sq ft; that is press, not a filing, and one portal has put its minimum into its BUILT-UP field, printing “3,111 sq ft built-up” against a filed 4,654.
Type B bungalow, 3 storeys — Rumah Banglo
The largest bungalow built-up in the Broadleaf set after type G. The two filed documents give two different land figures for the same type — a range of 5,242 – 6,760 sq ft on 13053-4 and a single “approx.” 6,817 sq ft on 13053-6 — and this page prints both rather than choosing. Phase 1’s Long Branch Residences also prints a type B at 6,019 sq ft, so the letter alone identifies nothing; the Phase 2 bungalows are the 4,942 – 6,081 sq ft subset. Keluasan Tanah is NOT PRINTED as a statutory field anywhere on this licence, so every land figure above comes from a unit schedule, never from a parcel-area field.
Type C bungalow, 3 storeys — the largest filed count
The most numerous bungalow type in the filed plan at 40 units. And a caution a client should hear: The Star group gives Phase 1’s type C 6+1 bedrooms on the identical 5,169 sq ft built-up, while the Broadleaf filing gives 5+1. Same letter, same built-up, different bedroom count, two different phases — which is one more reason not to carry a type letter between phases on this township. Both are printed; the filing is the one that belongs to Broadleaf.
Type F bungalow, 3 storeys — the smallest filed bungalow built-up
4,942 sq ft is the bottom of the Phase 2 bungalow range, and it is the one type whose built-up appears directly in the register: 13053-2’s 11-unit Rumah Sesebuah component row reads 4,942 — type F’s built-up exactly, again in square feet while the field is labelled mps. Its widest filed land range on 13053-4, 4,553 – 7,174 sq ft, is the widest of any type here, which is normal on a landed scheme where corner and irregular lots carry the same house. The two filings disagree on this type too — a range against a single 4,779 sq ft figure.
Type G bungalow, 3 storeys — the largest filed built-up
The top of the Broadleaf bungalow range at 6,081 sq ft, and the scarcest at nine units in the filed plan. Phase 1’s type G is also 6,081 sq ft, and Phase 1 additionally carries types D/D1 at 7,063 sq ft and A/A1 at 6,116 sq ft that do not exist in the Broadleaf set at all — which is exactly why a 7,063 sq ft house advertised as “HOMETREE” is a Phase 1 house, not a Broadleaf one. The two filings disagree by over 1,600 sq ft on this type’s land figure, a range topping at 7,061 against a single “approx.” 7,055 — close at the top, far apart at the bottom. Both printed; neither reconciled by any document.
Ask about the type G scheduleType H bungalow, 3 storeys — the scarcest in the filed plan
Six units in the filed plan, the smallest count of any type on either phase. The land figures disagree the other way round here: 13053-6’s single 6,518 sq ft sits above 13053-4’s whole filed range of 5,081 – 6,114 sq ft. No document reconciles them, and this page resolves nothing it cannot source. The five bungalow letters B, C, F, G and H with built-ups 6,019 / 5,169 / 4,942 / 6,081 / 5,494 sq ft sum to 99 units in the filed schedule — which is the 2017 contract scope, not the 51 bungalows the register carries. The reconciliation is in the register section below.
What is NOT in this schedule — Phase 1, and the live Phase 3
13053-1 has never had a filed advertisement, so every built-up in circulation for Long Branch Residences is a marketing figure. The fullest list — The Star group’s — runs A/A1 6,116, B 6,019, C/C1 5,169, D/D1 7,063, E 5,710, F/F1 4,942, G/G1 6,081 and H 5,494 sq ft. The Star group and EdgeProp both call Phase 1 2½-storey; the register files 3 storeys on all 101 units. Both are stated here; the register is the filed figure. Springwood Residences is a wholly different animal and deliberately not detailed on this page: two-storey terraced houses at a filed 2,365 – 2,697 sq ft and two-storey semi-detached at a filed 3,302 sq ft, on 24×70, 22×70 and 40×80 lots, 144 registered against 220 on its own filed site plan — a 76-house gap that is arithmetically proved twice over. Its terraced band tops out at RM1,419,400, so all 72 registered terraces fail the RM2,000,000 foreign-buyer floor outright. If you are asking about Springwood, ask about Springwood — none of Broadleaf’s prices, products, facilities or completion dates apply to it.
Every built-up and land figure above is transcribed from a filed advertisement document, with the filing it came from named in the same line. Where the two filings disagree, both are printed and neither is averaged. No source publishes a floor plan, a site plan, a gross floor area, a plot ratio, a subsidiary-share percentage or a per-unit price for any Broadleaf type. Built-ups and land areas on a completed scheme must be confirmed against the actual strata plan and the title for the individual house, not against a brochure schedule printed for a plan that was afterwards changed.
Why there are no renders on this page
No images from the developer’s marketing are reproduced here. A render is drawn to sell. It is not something the developer is contractually bound to build, and there is nothing in it you can check against a document.
Ask for these three in writing instead: the approved building plan, the unit layout with its stated built-up area, and the specification schedule attached to the sale and purchase agreement. Those bind the developer. A render does not.
Kota Kemuning, Seksyen 31, Shah Alam, Daerah Klang — and why no distance appears on this page
The district question is settled from the filings, and the answer is not the one a nearby development’s page gives. HOMETREE is in Kota Kemuning, Seksyen 31, Shah Alam, Daerah Klang. The proof is the filed plan-approval prefix on both records that carry a statutory block — MBSA/BGN/BB/600-2(PB)/SEK.31/0201-2019 on 13053-4 and MBSA/BGN/BB/600-2(PB)/SEK.31/0037-2022 on 13053-5 — together with daerah: Klang on all seven register records, a Bursa announcement placing the works in “Shah Alam, Selangor”, and two press surfaces giving “Kota Kemuning, Shah Alam”. This is a DIFFERENT DISTRICT from twentyfive7, which is Telok Panglima Garang in Daerah Kuala Langat — a different council, a different Selangor foreign-buyer zone and about 7 km away. Not one distance, park, mall or school figure from that development, or from Bayu Timur in Seksyen 32, or from Casa D’Arcadia in Seksyen 35, appears anywhere on this page. Two cautions on the filings’ own wording: both brochures name the approving authority Majlis Perbandaran Shah Alam while printing an MBSA/ prefix, and MBSA has been Majlis BANDARAYA Shah Alam since 2000 — the prefix is the reliable field; and the register’s business-address daerah field reads Klang with a 40460 Shah Alam postcode, contradicting itself in the usual way. The project-field daerah is what was used.
Register coordinates, as filed, because they are the only positional data of filed grade on this licence. 13053-1 and -2: 3.000177, 101.548652 · -3: 2.986980, 101.552300 · -4: 2.986510, 101.553611 · -5: 3.004400, 101.537480 · -6 and -7: 3.004260, 101.537400. Three clusters about 1.5 to 1.9 km apart, which is consistent with a 150-acre township built in phases — and 13053-6 and 13053-7 sit about 16 metres apart, i.e. Broadleaf’s last parcel and Springwood’s first are effectively adjacent. That measured adjacency is one of the four reasons this page publishes no imagery: a render captioned for one could depict the other, and the two products are wholly different. All five coordinates fall at about 2.99 to 3.00°N, 101.54 to 101.55°E — consistent with Kota Kemuning Seksyen 31, and NOT with Telok Panglima Garang.

- Also named: the Klang River, described as “adjacent” by The Star group · Subang Jaya · Puchong · Sunway · Blossom Avenue (upcoming)
- Every item above is a NAME carried by a named publisher. Not one of them carries a distance from any source, so not one carries a distance here.
The one proximity claim that can be tested — and it survives
- The Star group says the Klang River is “adjacent”. The register’s own coordinates for
13053-1/-2and for-6/-7sit on the Klang–Shah Alam flood plain beside the river’s course - Consistent — but it is still not a published distance, so it is repeated here only as that publisher’s word, with the coordinates shown so a reader can check it
- A cross-township sanity frame, stated and then NOT used: a developer distance table exists for Seksyen 32 Kota Kemuning, the adjoining section, and it is the right order of magnitude; a table for Telok Panglima Garang is not. Both belong to other developments and neither figure is borrowed here
- HOMETREE’s own developer publishes no distance table at all, and its township website serves one line of text and a short block of marketing prose with no readable content behind it
The address — four streets, two postcodes, nothing filed
- The Star group: Persiaran Anggerik Renantanda, Kemuning, 40460 Shah Alam
- EdgeProp 24423: Jalan Anggerik Disa 31/184, 40460 · PropertyGuru 14124: Jalan Anggerik Disa, 40460
- PropertyGuru 19542: Jalan Anggerik Doritis 31/143, 42450 — a different street, a different postcode and a Klang breadcrumb for the same development
- Three further EdgeProp records: no street at all, only “Shah Alam, Selangor, 40460”
- All four streets are
Anggerik-named roads in Kota Kemuning Seksyen 31 (31/184,31/143), which is internally consistent — but no two sources agree on which one, and the postcode moves between 40460 and 42450 - TEDUH carries no project address field on any of the seven records, and no filed document gives a street, a lot number, a PT number or a mukim. The Bursa route, which is the usual way to recover a lot identifier, gives none either. The parcel has no recoverable identifier, and this page publishes no street address as though it were filed
No distance to anything appears on this page, because no source publishes one. That is a finding, not an omission: five portal records, two press articles, one press release and both filed brochures were read, every one of them names places, and not one of them gives a distance to any of them. Estimating a distance, or borrowing one from a neighbouring development’s own table, would be inventing a figure and attributing it to this development. Ask Louis and he will drive the route with you.
Registered as Alam Kemuning, Kota Kemuning, Broad Leaf (Phase 2) and Broadleaf (Alam Kemuning) — KPKT projects 13053-1 to 13053-7
Printed as the register and the filed advertisement documents print it, including the parts that disagree with each other and the parts that are blank. Read on 13 October 2026 from the public KPKT TEDUH register records for developer 13053 and projects 13053-1 through 13053-7, and from the filed HIMS advertisement documents — pulled in BOTH path generations wherever both exist, and diffed. There is no developer statutory block to compare against, and the reason is itself a finding: the township domain hometree.com.my is printed inside the filed brochure, and its root serves one line of text and a short block of marketing prose with no licence number, no permit number, no price and no statutory panel — while /robots.txt, its REST route, its /broadleaf/ path and its www. form are all robots-disallowed to this tool, as is the corporate domain on both forms. So every statutory particular on this page comes from HIMS and TEDUH and nothing from the developer — which cuts both ways, and both halves are stated in the notes below.

Register percentages, permit statuses and register bands move. Re-check before you sign anything.
The price figures above are the filed statutory Unit Selling Price ranges and the public government registry bands, published here because they are a legally filed sale price range and a public record. They are not a price list, not a quotation and not an offer. And on 13053-4 specifically: its filed table is a BAKI UNIT remaining-stock table, so its band and the register’s band measure different things and the difference between them is not a change in price. The authoritative figure for any individual house is the price list and the sale and purchase agreement — and on a completed development, the actual transacted price for the specific house, which only a valuation or a title search will give you.
Scope: this page is Broadleaf Residences, and the five developments it is NOT
This page covers Broadleaf Residences — HOMETREE Phase 2, five register records 13053-2 to 13053-6, 295 houses — and nothing else. First, it is not Springwood Residences. 13053-7 is Phase 3, the only live phase on this licence, 144 registered houses of 220 on its own filed site plan, two-storey terraced and two-storey semi-detached rather than three-storey bungalows and semi-detached, with a terraced band starting at RM999,700 rather than a Broadleaf band starting at RM1,871,100, its own separate clubhouse and facility list, and the opposite foreign-buyer answer: all 72 of its registered terraced houses fail the RM2,000,000 floor outright. It has no filed statutory particulars block in either HIMS path form — no licence number, no permit, no authority, no plan reference, no tenure, no restriction, no chargee, no completion date and no price — so a Springwood buyer has the register and nothing else. If Louis builds a Springwood page it will be its own page, and none of Broadleaf’s figures will appear on it. Second, it is not Long Branch Residences. 13053-1 is Phase 1, 101 bungalows, CCC 1 July 2016, and it has never had a filed advertisement, so it cannot carry a page of its own; it appears here only as the completed first phase, with its register band and its CCC. Its type letters A to H overlap Broadleaf’s at identical built-ups, so a type letter alone does not identify a phase on this township. Third, it is not the commercial precinct. Pusat Komersial Alam Kemuning has no KPKT registration of any kind: no Schedule G or H, no Housing Development Act liquidated-damages formula, no housing development account, no statutory defect liability period, no Tribunal route and no filed advertisement at all. Its unit count rests on a 2017 press figure of 23 shophouses. The township’s HDA protections do not extend to those shops, and this page does not let them appear to. Fourth and fifth, it is not twentyfive7 and not any other nearby development. twentyfive7 is Gamuda Land (Kemuning) Sdn Bhd, developer code 19085, at Telok Panglima Garang in Daerah Kuala Langat — a different licensee, a different district, a different council and a different Selangor zone, about 7 km away. Kota Kemuning proper belongs to a third licensee again, with 44 register records carrying those words. Not one figure, distance, park, mall, school, award or green certification from twentyfive7, Bayu Timur or Casa D’Arcadia appears anywhere on this page, and all three have their own pages.
Why this page is tagged Subsales and Landed, and deliberately NOT New Launch
Taxonomy, stated rather than left to be guessed. This page is filed under Subsales and Landed, under Selangor and Kota Kemuning, and under the developer brand BCB Berhad — while the page body names the licensee precisely as BCB Development Sdn Bhd, because the taxonomy carries the group brand and the liability sits with the subsidiary. Subsales is right, and New Launch would be wrong: all five Broadleaf records read Siap Dengan CCC at 100.00%, the last CCC landed 21 August 2025, both portal records carry zero sale and zero rental listings, and every Broadleaf advertising and sales permit except 13053-6’s has lapsed. A buyer reaches these houses through the resale market, from an owner, not from a developer sales gallery — so there is no launch, no booking form, no developer price list in force and no sale and purchase agreement on the statutory Schedule H form to sign with a developer. The contract is an ordinary sub-sale. Landed is right even though the title is strata: all 540 houses on this licence are houses, filed Rumah Sesebuah and Rumah Berkembar, and condominium or serviced apartment would misdescribe them — while the fact that the title is strata title is stated throughout this page because it is unusual, because no marketing surface says it, and because it is what admits a foreign buyer. Commercial was considered and declined, and the reason is the point: the township’s commercial precinct carries no KPKT registration, no licence, no permit and no filed advertisement at all, so tagging a commercial component that no filing supports would overstate what is on offer. And New Launch was declined a second time on a separate ground: the one genuinely live phase on this licence is Springwood, which is not this page.
Foreign buyers: title, zone, price and consent — four separate questions, and four different answers
On title the answer here runs in the buyer’s favour, and that is unusual for a landed scheme. All seven records are filed Schedule H and the four permits that carry a tail all carry -(S), so these landed houses are on strata title, not individual title. Selangor permits foreign purchase of strata and landed-strata only, and standard individual-title landed is not permitted — the state guidance citing Pekeliling PTG Selangor Bil. 1/2014, and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/, carry the same restriction. So where a freehold individual-title landed scheme bars a foreign buyer outright, these houses are of the one landed kind Selangor admits. And the gated-and-guarded condition attached to that allowance is MET on the developer’s own FILED security schedule — two main gates with guard posts, separate resident and visitor lanes, automatic barriers, high-definition CCTV, integrated vehicle and visitor access control, intercoms, house alarms, emergency buttons, CCTV-monitored perimeter fencing with video motion detection and fence sensors on a computerised alarm system, a control room and patrols. This is the first project in this series where that condition rests on a statutory filing rather than on a portal tag; three earlier pages failed the same test. Credit it. On the zone, a precision that matters: Daerah Klang is Selangor ZONE 1, floor RM2,000,000. Zone 2 (Kuala Selangor, Kuala Langat) carries the same RM2,000,000 by a different band, and Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000; Kuala Lumpur and the Federal Territory are RM1,000,000 with EPU consent. A nearby development’s page reaches the same number through Zone 2 because it is in Kuala Langat. The figure is the same, the reasoning is not, and the reasoning is not copied across — a client told “Zone 2” and then checking the circular for Daerah Klang will not find it there. PTG Selangor publishes no reachable circular, so the three-source consensus is what is cited and a client should confirm with PTGS before committing. On price, per record and never estimated: 13053-2 113 of 113 clear (its semi-detached minimum is 1.04× the floor), -3 46 of 46, -5 42 of 42 and -6 28 of 28 — 229 of Broadleaf’s 295 clear the floor outright. 13053-4’s 66 STRADDLE it: its register minimum of RM1,871,100 is 93.6% of the floor, and how many of the 66 clear is UNDETERMINABLE because no per-unit price is filed anywhere. Across the whole licence: 330 clear, 138 straddle and are undeterminable, and Springwood’s 72 terraced houses FAIL outright, the dearest of them reaching 71.0% of the floor. A client told “HOMETREE is foreigner-eligible” on Broadleaf’s numbers will be misled about Springwood: always answer per record and per type. And on consent, a separate condition sits on top of all of that: a Sekatan Kepentingan is filed requiring State Authority consent for any transfer, lease or charge. It applies regardless of price and regardless of the strata finding — and the two filed versions of it contradict each other, which is the subject of the next note.
The restriction clause, both forms, quoted and not paraphrased
A statutory restriction on this licence is printed two mutually contradictory ways, and a buyer is entitled to see both. 13053-4 files: “Tanah yang diberi milik ini tidak boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri” — the land may not be transferred, leased or charged without the consent of the State Authority. 13053-5, in BOTH of its filed path generations, files: “Tanah boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri” — the word tidak is absent, and its absence inverts the clause into nonsense: the land MAY be dealt with UNLESS consent is given. This page relies on the 13053-4 wording, for two stated reasons: it is the internally coherent one, and consent-on-transfer is what Jadual H strata practice implies in any event. The 13053-5 wording is recorded as a defect in the filing and is not adopted — it was read twice, verbatim, in both path forms, and it is identical in both. What a client should do with this is not choose between two brochures: obtain a title search on the specific house, because the restriction that binds is the one endorsed on the title, not the one printed in an advertisement. And for 13053-1, -2, -3, -6 and -7 — 404 of the 540 houses on this licence — no restriction is filed at all, so whether one exists is simply UNKNOWN and is printed here as an explicit unknown rather than read across from a sibling record.
Density: one denominator used, with its provenance, and four refused
6.02 units per acre — 295 houses on 49 acres. The denominator is filed, not borrowed: the line : 49 ekar sits in the same unlabelled header block of 13053-4’s filed advertisement that carries the 295 / 244 / 51 unit totals, and it is corroborated by one independent publisher — The Edge group, at “on 49 acres” in its 2017 launch report and “49.27 acres of leasehold land” on its project record. On 49.27 acres the figure is 5.99 per acre; on the 2017 plan of 265 units it would have been 5.41. A net-to-gross check was run rather than simply accepting the acreage: taking the filing’s own per-type land ranges at their midpoints, the bungalow plots come to about 569,600 sq ft and the semi-detached plots at the press range’s midpoint to about 910,500 sq ft, a total of about 1,480,000 sq ft = 34.0 acres = 69% of 49 acres — which is entirely plausible on a gated landed scheme carrying internal roads, a clubhouse, a guardhouse and drainage reserve. The midpoint assumption is labelled: the check is a sanity test, not a measurement. At 6.02 units per acre this is the lowest density recorded anywhere in this series, which is also the one place where a developer superlative in a statutory file — “privasi dan ekskusif”, the host’s own misspelling reproduced only inside the quotation marks — is supported by its own filed arithmetic. Four candidate denominators were tested and REFUSED. (1) The township’s 150 acres, filed in 13053-6’s brochure: 540 ÷ 150 gives a bogus 3.6 per acre, wrong twice over, because the acreage carries five phases including a commercial precinct while the unit count excludes every commercial unit and the 76 unregistered terraced lots. (2) The township’s 151 acres, filed in 13053-7’s brochure as “151 EKAR BANDAR BERSEPADU” — the developer’s own two filings give the township as 150 and 151 acres; both are carried here with their sources and neither is divided by. (3) The 49 acres applied to anything other than Broadleaf Phase 2, which is what it is the parcel for. (4) Any figure derived from the register’s keluasan field, which on this licence is a BUILT-UP, not a land area — in square metres on 13053-1 and in square feet while still printing the unit mps on -2, -3 and -4. Read 4,654 mps as square metres and you overstate a semi-detached house by 10.8 times. Keluasan Tanah is NOT PRINTED as a statutory field in any filing on this licence. No GFA and no plot ratio is published by any source, so the plot-ratio cross-check is unavailable — and Phase 1’s density cannot be computed at all, because no parcel area is published for it by anybody. This page prints none for Phase 1, and prints Springwood’s only with the caveat that its 20-acre site-plan field could not be confirmed on a second read.
Why this page carries no project photograph, no render and no floor plan
There is no image anywhere on this page, and that is a decision with four independent reasons behind it, not an oversight. Every host route was tried. The project’s own township domain — printed inside the filed statutory brochure — serves one line of text and a short block of marketing prose at its root, with no link tags, no image sources, no media-library route, no phase name, no acreage and no statutory text; and /robots.txt, its REST route, its /broadleaf/ path and its www. form are all robots-disallowed to this tool, so neither a sub-page read nor the media-library route is available. The corporate domain and the investor-relations host are robots-disallowed on every form. A fourth domain that looks like the developer’s is an unrelated commercial link directory and was refused outright. One portal’s own content delivery network is reachable and is the only project imagery anywhere — and all of it is refused, on four grounds that each stand alone. (1) The transform that serves those files bakes in that publisher’s own watermark, which its request payload names explicitly. Publishing a competitor publisher’s watermarked asset on Louis’s site is not acceptable on any grade. (2) They are not the developer’s host: there is no content-management title, no caption, no date field, so the best possible grade is alt-text-inferred, the weakest this series uses — and two of the four reachable files have no alt text at all. (3) The adjacency risk is measured, not hypothetical: 13053-6, Broadleaf’s last parcel, and 13053-7, Springwood’s, sit about 16 metres apart on the register’s own filed coordinates — so a file captioned for one product could depict the other, and the two products are a three-storey bungalow and a two-storey terraced house. (4) Dating is impossible and here it is decisive: Broadleaf Phase 2 was re-planned between the 2017 contract award and registration — 48 bungalow plots became semi-detached and the total rose from 265 to 295 — so any undated pre-registration render may depict a scheme that was never built, and the only date available in a portal filename is an upload timestamp, not the age of the artwork. So: a thin honest page beats a captioned guess. What would change this, in order of likelihood: a browser pass on the township domain, which is blocked only by robots and almost certainly holds the renders, the site plan, the floor plans and any statutory panel; a browser pass on the corporate domain for the group awards page; and Louis’s own project folder, which on a completed development is also the likeliest source of genuine photographs rather than renders. Until one of those produces a verified file with a stated subject, this page shows no image and says why.
Why this page publishes no distance to anything
Not one distance appears on this page, because not one source publishes one — and that is the finding, not an omission. Five portal records, two press articles, one press release and both filed brochures were read. Every one of them names places. Not one of them gives a distance to any of them. Ten sources, zero distances: the cleanest negative of its kind in this series. The places named are listed in full in the location section above, with the publisher that names each of them. The only rail station any source names is Putra Heights LRT, carried by three portal records across two publishers — and it is not turned into a figure here. One proximity claim can be tested and it survives: The Star group calls the Klang River “adjacent”, and the register’s own coordinates for the Broadleaf parcels sit on the Klang–Shah Alam flood plain beside the river’s course. Consistent — so it is repeated as that publisher’s word, with the coordinates shown, and still not as a distance. A cross-township sanity frame was run and then deliberately not used: a developer distance table exists for Seksyen 32 Kota Kemuning, the adjoining section on the same council and the same district, and it is the right order of magnitude; a table for Telok Panglima Garang in Daerah Kuala Langat is not. Both belong to other developments, so neither figure is borrowed here — not one kilometre of it. Estimating a distance, or lifting one from a neighbour’s brochure, would be inventing a figure and attributing it to this development. HOMETREE’s own developer publishes none, and this page says so instead.
Not published, therefore not on this page
Twenty-four things a buyer would reasonably ask about Broadleaf Residences, and no source answers them. 1. No filed advertisement has EVER existed for 13053-1, 13053-2 or 13053-3 — 260 of the 540 licensed houses. For those, tenure, lease expiry, building-plan reference, restriction in interest, chargee, parking, built-up schedule and statutory price band are all unavailable, and everything this page says about them comes from the register alone or is labelled as analogy. 2. The only phase that is selling, Springwood 13053-7, has no statutory block in EITHER HIMS path form — and both path forms serve what reads as identical content, so this is a clean null diff, not a failed check. 3. No lot number, no PT number, no mukim and no street address is filed anywhere on this licence, and the Bursa route — the usual way to recover a parcel identifier — gives none either. The parcel has no recoverable identifier. 4. No Keluasan Tanah in any filing, so Phase 1’s and the township’s densities cannot be computed and Springwood’s rests on a garbled site-plan field. 5. No gross floor area and no plot ratio from any source, so the plot-ratio cross-check is unavailable. 6. The licensee’s shareholding percentage within its listed parent is unobtainable — both the corporate and the investor-relations hosts are robots-blocked. 7. The listed parent’s own company registration number is printed by no reachable source. Only the licensee’s, 493302-U, is recoverable, and only from the filings. 8. No landowner, vendor or joint-venture partner is named for any phase, so the JV question is UNANSWERED rather than answered negatively — there is no counterparty to test. 9. No contractor for Springwood, hence no commencement date, no programme length and no float test on the live phase. 10. No vacant-possession date is recorded for -1, -2 or -3 (vp: “-”), so for 260 houses the CCC is the only delivery evidence. 11. The Broadleaf sub-phase labels implied by Fasa 2D — a 2A, 2B and 2C set — are named by no document, so which of -2, -3 and -4 was which release is unknown, and this page attempts no sub-phase label it cannot source. 12. What became of the 48 bungalow plots that the 2017 plan had and the register does not, and whether any purchaser was affected, is answered by no source. 13. The 76 Springwood terraced lots on the filed site plan have no registration, so no permit, no filed price, no contract schedule and no completion date exists for them. 14. The commercial precinct has no KPKT record of any kind; its unit count rests on a 2017 press figure, and its HDA status, contract schedule, title type and completion date are all unstated. 15. The fifth HOMETREE phase is unnamed and nothing is filed for it. 16. Whether Long Branch (Phase 1) residents may use Broadleaf’s clubhouse — the filing grants it to “penduduk Fasa 2” and no document addresses Phase 1. 17. No distance to anything, from anybody — not to Putra Heights LRT, not to any highway, not to any school or mall. 18. No parking count for 498 of the 540 houses. 19. No facilities schedule, no Sinki Dapur count and no electrical or sanitary schedule in any filing on this licence. 20. No award and no QLASSIC workmanship score for any phase — and the group awards page could not be read, so “none” here means “none found”, not “none exists”. 21. No updated gross development value since a superseded 2017 figure of RM650 million, and no township GDV at all. That 2017 figure sits BELOW the sum of the filed minima across -2 to -6, which this page computes at RM685,188,600 — and the cause is visible: the GDV was announced against 265 units and the scheme was registered with 295. It is carried only with that caveat attached. 22. Service charge, sinking fund and subsidiary-share percentage: NOT PUBLISHED by any source — which on a Jadual H strata-titled landed scheme with a clubhouse is a material gap, because a management corporation and a sinking fund are implied by the title type. 23. 13053-3, -5 and -6 return an EMPTY permit history, so unpermitted intervals were NOT CHECKABLE on those records — recorded as unchecked, not as clean. 24. No project imagery of publishable grade exists on any reachable host. Louis will ask the developer for every one of these in writing. What comes back will be added here with its date.
Superlatives this page quotes and does not adopt — and the one it credits
The developer’s own words, attributed, with what supports them and what does not. Unusually, these superlatives sit inside a statutory file rather than on a website — and a claim in a statutory document is still a claim. “serba mewah”, “kemewahan dari dimensi semulajadi”, “sanktuari sebenar”, “dalam kelasnya tersendiri” — marketing adjectives with no testable content, carried here only as quotation. “privasi dan ekskusif” is TESTABLE, and it survives: 6.02 units per acre on a filed 49 acres is the lowest density this series has recorded. This is a rare case where a developer’s superlative is supported by its own filed arithmetic, and it is credited as such — with the acreage’s provenance named in the same breath. (The misspelling is the filing’s own and is reproduced only inside the quotation marks.) “bandar bersepadu”, an integrated township — PARTLY supported: there are five phases, one of them commercial, and a filed clubhouse — but the commercial precinct on which the “integrated” claim partly rests has no KPKT registration at all. “HOMETREE merupakan kawasan kediaman yang selamat” — SUPPORTED, and strongly: by the filed security schedule, which is the strongest-grade support for a security claim this series has found. “Gated and guarded”, carried by press and by a portal — SUPPORTED by the filing. “24-hour Security” as a structured portal tag — NOT SUPPORTED for Broadleaf: the filing describes patrols and a control room without stating they are round-the-clock. The Springwood filing does say 24-hour, and it is not back-dated to Broadleaf here. “Aeroyoga Room” in one portal’s facility list — UNSUPPORTED, and contradicted by that same page’s own description, which says “yoga room”. “150 ekar” against “151 EKAR” — self-contradictory by one acre, in the developer’s own two filings. Both carried, neither divided by. And the claim nobody makes, which is worth a line: no source publishes a density figure or a “low density” claim for this development at all. The 6.02 figure on this page is this page’s own arithmetic on a filed acreage, and it is labelled as such everywhere it appears. Two credentials that belong elsewhere and are kept out: the township’s only green row is the COMMERCIAL precinct’s provisional Bronze on a Non-Residential Building tool, which is not a credential for any house; and the group’s one published award is a park award, given in Singapore in 2017, for a Johor project on a different licence entirely — and the licensee’s own director is quoted celebrating it, which is exactly how such a borrow happens. Neither appears anywhere on this page as a credential for Broadleaf.
What this page does not publish, and why
This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion information and no commission information appears anywhere on this page, from any source, whatever its provenance — and those five terms appear exactly once each on this page, here in this sentence, and nowhere else. One further term is named here for completeness and appears exactly once, also here: Bumiputera. On this licence the honest statement about it is that NEITHER filed advertisement prints such an allocation field at all — not blank, not withheld, simply not present in the document — so there is no value to publish and none is implied. What that means in practice. The filed statutory Unit Selling Price ranges and the public registry price bands ARE published on this page, because they are a legally filed sale price range and a public government record — and each is labelled as such wherever it appears, always with not a price list, not a quotation, not an offer. What is withheld, and what this page prints instead. First, a 2017 pre-launch bungalow entry figure sits BELOW every filed bungalow minimum in the Phase 2 records — which are RM3,077,000 on 13053-2 and RM3,256,000 on 13053-6. The figure itself, and the size of the gap, appear nowhere on this page, because printing a gap beside a filed minimum reconstructs the withheld number. This page records only that the contradiction exists and how many INDEPENDENT publishers carry it — which is the sharper finding — and the answer is ONE, The Edge group, in a nine-year-old launch report. Its stated average per-square-foot figure would multiply against the filed built-up to a figure also below the filed minimum, so that average is withheld on the same ground. Second, a portal’s resale asking range opens BELOW every filed statutory minimum on this licence, under 13053-4’s RM1,871,100, which is itself the lowest filed minimum in Phase 2. The figure is withheld — and two things must be said about it instead of the number. It is carried by ONE publisher; and it is a SECONDARY-MARKET ASKING range on a completed development, which is a different animal from a developer entry price — a resale asking price may legitimately sit below an original filed minimum, and on an eleven-year-old township it would be surprising if none did. This series has not had to draw that distinction before; it is drawn here, and the figure is withheld anyway. For the publisher count to be honest, the collapsing rule this page uses is stated: The Edge group’s domains and its content interface count as ONE; PropertyGuru and iProperty count as ONE; The Star group’s two domains count as ONE; Property Insight is a fourth. Third, the direction that runs the honest way is reported too, because it deserves naming as much as the other: the 2017 press semi-detached entry figure sits ABOVE 13053-4’s filed minimum — the normal, honest case — and Springwood’s portal figures are register-clean, its two different “starting from” numbers matching the terraced minimum and the semi-detached minimum EXACTLY. That page is not self-contradictory; it is two correct figures on one page. Fourth, the test that ran backwards is reported negative rather than left hanging: Springwood’s terraced band opening at RM999,700 against a township running to RM4,548,000 is the usual affordable-allocation signature, and it tests NEGATIVE — there is no affordable type-code suffix pair anywhere on this licence, no duplicated built-up at two prices, no state affordable-housing flag on any record, and no source of any kind mentions affordable housing at HOMETREE. So the RM999,700 entry is simply the cheapest two-storey terraced house on a township whose other phases are bungalows, and the 1,540 sq ft lot size is consistent with that. It is not explained away, and it is not dressed up. Where you get a real figure: on the primary market, the price list and the sale and purchase agreement at the sales gallery; on this development, which is a resale market, the actual transacted price for the specific house — which means a valuation, a title search and an agent who will show you the filed schedule line by line. Ask Louis.
How this page was built, and its limits
Everything above is either traced to a named published source or marked as not published. The spine is the public KPKT TEDUH register records for developer 13053 and projects 13053-1 through 13053-7, read 13 October 2026, together with the filed HIMS advertisement documents — pulled in both path generations wherever both exist, and diffed. Six limits are worth stating plainly. First, three of the seven records have no filed advertisement at all, so 260 of 540 houses sit behind a blank, and nothing about them is inferred without being labelled. Second, the generation diff ran on only one record, 13053-5 — and it came back ONE FIELD apart, the chargee. Every price figure, date, plan reference, consultant and the tenure are identical across its two generations; this series’ normal result is sixteen fields apart, so a one-field diff is reported as what it is, a good result. 13053-7’s two path forms are a clean null diff — no generation to diff, rather than a check that failed. Third, the green-certification register truncates on three of its four tiers, so where this page says there is no further entry it means no entry in the reachable portion, never a clean negative. The one genuinely clean negative is the top tier, which closed completely with no entry for this licensee — and the Bronze certification-entry list spans exactly the window in which Broadleaf’s last two CCCs and Springwood’s launch fall, with no match, which makes that negative materially stronger than a truncation caveat alone. Fourth, the national green-building directory of the other certification body returns server errors throughout, so its silence is INCONCLUSIVE and is never read as a negative — and no source makes any claim under it for any HOMETREE phase, so there is no claim to test. Fifth, both of the developer’s own hosts are robots-blocked to this tool, so a statutory panel, a group awards page and an image library may all exist behind them: that is recorded as UNCHECKED, not as clean. It cuts both ways, and both halves are worth saying. In the developer’s favour: there is no stale developer statutory panel to contradict the filing, no below-floor entry price on its own website and no permit-validity-in-the-licence-field error on a live sales page — the whole family of developer-panel errors this series keeps finding cannot occur here, because the panel does not exist. Against it: a buyer who goes to the developer’s own website for the statutory particulars the Housing Development Act requires to be advertised finds none, and the only place they exist is a government file server with no public search. Sixth, this is a completed development, so the figures that matter most to a buyer today — the actual transacted price, the actual strata plan, the actual title endorsement and the actual service charge — are not in any filing and cannot be. They come from a valuation, a title search and the management corporation. Published 13 October 2026. Re-verify every figure against the filed advertisement particulars and the title before you commit.
BCB Development Sdn Bhd — who is actually liable, and what the register says about them
The entity a Broadleaf buyer contracted with is BCB DEVELOPMENT SDN. BHD., company registration 493302-U, KPKT developer code 13053, holding developer licence 13053/04-2028/0551(A) valid 16 April 2023 to 15 April 2028. The registration number is taken from the filed advertisement documents of 13053-4 and 13053-5, which print it verbatim as (No. Syarikat:493302-U), because the TEDUH register carries no company-registration field for this licensee at all. Registered office: No. 4b, 2nd and 3rd Floor, Jalan Sentol, South Wing, Kluang Parade, 86000 Kluang, Johor. Business address: Lot 29, No. 8 Jalan Anggerik Vanilla BE 31/BE, Kota Kemuning, Seksyen 31, 40460 Klang, Selangor. The register’s contact fields read projectdept.bcb@gmail.com and a 07 Johor landline — a Johor landline and a free e-mail address on a licensed developer, which is worth a client knowing and is not a defect; the filed brochure gives the township a corporate address of its own.
The licensee is NOT the company any marketing source names, and the distinction is the single most useful thing on this panel. Every portal record and every press report credits “BCB Berhad” — the Bursa Malaysia-listed parent, KLSE:BCB, incorporated 1988, in the property sector, with a market capitalisation of about RM98.9 million as at 12 October 2026, Group Managing Director Tan Sri Dato’ Tan Seng Leong and Independent Non-Executive Chairman Ismail bin Karim. BCB Berhad holds its OWN separate KPKT licence, developer code 4441, with 62 projects of its own in Kluang, Batu Pahat, Pontian, Seremban and one in Kuala Lumpur. The licensee here is the subsidiary. Only one portal’s header and the KPKT register get it right, and that portal then contradicts its own header in its body text. BCB Development Sdn Bhd is described as “a subsidiary of BCB Bhd” by The Edge group — but NO source publishes the shareholding percentage, and both the group’s corporate domain and its investor-relations host are robots-disallowed to this tool, so the percentage is unobtainable from here and is not guessed. The parent’s own company registration number is printed by no reachable source either — only the licensee’s, 493302-U, and only from the filings. BCB Development’s own officers named in the press are Executive Director Lindy Tan and Marketing Manager Low Wai Leng.
Five licensees share one group fingerprint, and keeping them apart matters. A developer-register query on the brand returns five licensees, all sharing the same Kluang Parade registered office and the same telephone number: 13053 BCB Development (this township, 7 projects, all Daerah Klang), 4441 BCB Berhad (62 projects), 8718 BCB Land (6), 8528 BCB Resources (24), and 13996 BCB Heights (1). Two entries from inside that group are deliberately kept off this page. A 961-unit, six-tower Johor development at Medini under licence 13996, with an announced gross development value of RM1.2 billion and a roughly RM300 million main contract — its figures and its award belong to it, not here. And a completed Kuala Lumpur scheme under the parent’s licence 4441, which is almost certainly the “first project in the Klang Valley” that the 2017 press means when it calls HOMETREE the group’s second — a different licensee in a different state. Nothing from any of the other four licensees — no project, no delivery record, no green row and no award — appears anywhere on this page.
The register’s conduct fields, read in full and printed as they stand. statusPemaju: Aktif. mempunyaiKesalahan: null — no recorded offence flag, and the register gives no particulars either way. projek_sakit: 0. projek_terbengkalai: 0. jumlahProjek: 7, which agrees exactly with the serial walk — 13053-1 to 13053-7 all live, 13053-8 returning a client error. There is no dormant twin, no cancelled-permit record and no permit-less record on this licence, which is cleaner than several licences in this series and deserves saying. lamanWeb is null on the licensee and on every one of the seven records.
The contractor route is open on Broadleaf Phase 2, and the float test passes. Kerjaya Prospek Group Bhd, through Kerjaya Prospek (M) Sdn Bhd, accepted a letter of award from BCB Development Sdn Bhd announced on 11 May 2017: RM207,360,000, scope “construction of 166 three-storey semi-detached houses, 99 three-storey bungalows and ancillary works”, location “Shah Alam, Selangor”, commencement expected 15 May 2017, completion 30 September 2019, duration 29 months. Its executive chairman is quoted calling it “our second project with BCB”. The float test: 15 May 2017 plus 29 months reaches 30 September 2019, while the earliest contractual vacant possession on the Phase 2 records is 13053-2’s 15 December 2020 — about 14½ months of float. Where other projects in this series showed a build programme that could not fit its own contractual date, this one fits with room to spare, and the delivery record bears it out: 13053-2’s bungalow CCC landed 6 December 2019, about ten weeks past the contractor’s own target and a full year inside the contractual one. Two doors: the contractor and the programme are recoverable; no lot or PT number is given in the announcement and no registration number for either party, so the parcel identifier is not. And no contractor is named anywhere for Springwood, so no float test can be run on the live phase.
What the developer says in its own filed words, and what supports it. The filings on this licence carry unusually much of the developer’s own prose: “Kawasan seluas 150 ekar yang melitupi persekitarannya dengan kehijauan menjadikan HOMETREE sebuah bandar bersepadu”, “HOMETREE merupakan kawasan kediaman yang selamat”, “Selamat datang ke Broadleaf Residences – kawasan kediaman serba mewah dengan saujana menghijau”, and “Kenali dan temui ketenangan fikiran di Broadleaf Residences”. The security claim is supported by the filed security schedule — the strongest grade of support for such a claim this series has found. The exclusivity claim is supported by the filed arithmetic, at 6.02 units per acre. The “integrated township” claim is only partly supported, because the commercial precinct it partly rests on carries no KPKT registration at all. And the luxury adjectives are carried as quotation and nothing more — a claim inside a statutory document is still a claim. The one thing the developer does NOT claim anywhere is a density or a “low density” figure, which is just as well, since the 6.02 on this page is this page’s own arithmetic on a filed acreage and is labelled as such.
Awards and green certification, answered plainly and kept clean. Neither HOMETREE nor any of its phases — not Long Branch, not Broadleaf, not Springwood — has won a published award, and no QLASSIC workmanship score has been published for any phase. No residential phase appears anywhere in the GreenRE Platinum, Gold, Silver or Bronze registers, and the developer makes no green claim on any reachable surface, so this is a plain absence rather than an over-claim to refuse. The only row on that register belonging to this licensee is the township’s COMMERCIAL precinct, provisional Bronze on a Non-Residential Building tool, 14 January 2026 — and because the commercial component has no KPKT registration, that row is the only public document confirming it exists at all. It is not a credential for a house and it does not appear as one here. The group does hold one published award: a park award, given in Singapore in July 2017, for a public park the group adopted under the banner of a Johor residential project on a different licence — and BCB Development’s own director is quoted celebrating it, which is exactly how such an award gets mis-attributed. It is a park, in Johor, on another licence, and it is not Broadleaf’s. Marketed eco features do exist and some are filed — solar hot water on Broadleaf per a portal, and solar panels, EV charging and rainwater harvesting on Springwood per its own filing — and features are not a certification. The page says which is which. Because the group’s corporate site could not be read, “no award” here means “none found on any reachable source”, and that is recorded as unchecked rather than as clean.
Louis Koh is a licensed estate agent’s representative, not the developer. This page is compiled from the public KPKT TEDUH register, the filed HIMS advertisement documents, the GreenRE certification register, a Bursa Malaysia contract announcement and named press and portal records, each cited where it is used. Nothing on this page is a representation by the developer, and nothing on it is a representation by the licensee. Broadleaf Residences is a completed development, so the authoritative documents for a purchase today are the title, the strata plan, the management corporation’s accounts and a current valuation — not a brochure printed for a plan that was afterwards changed.
Broadleaf Residences @ HOMETREE — the questions a buyer actually asks
What exactly is Broadleaf Residences, and what is it registered as?
13053-2, -3, -4, -5 and -6, carrying 295 houses — 244 three-storey semi-detached and 51 three-storey bungalows. That split is proved, not assumed: 13053-4’s filed advertisement prints three unlabelled header lines reading : 295, : 244 and : 51, and the register’s component rows across those five records sum to 244 Rumah Berkembar + 51 Rumah Sesebuah = 295, exactly — which is what identifies which five of the seven records are Broadleaf and excludes the other two. And “Broadleaf” is the registered name of only two of them, spelled two different ways: Broad Leaf (Phase 2) on -5 and Broadleaf (Alam Kemuning) on -6. -2 is filed as Alam Kemuning, -3 as KOTA KEMUNING, -4 as Kota Kemuning — and -4’s own brochure calls it ALAM KEMUNING FASA 2D under a heading reading RUMAH BANGLO BY HOMETREE. HOMETREE itself is the registered name of nothing at all. So a client searching the public register for “Broadleaf” finds two of seven schemes and misses the rest, including the only one that is selling — which is exactly why this page prints the register code beside every single name. Three records on this licence share the identical string Alam Kemuning while being three different phases, three different products and three different decades of delivery, and two more share Kota Kemuning, which is the name of the surrounding township belonging to a different developer with 44 register records of its own.Is it a new launch? Is it still selling?
Siap Dengan CCC at 100.00%; the six CCCs ran 6 December 2019, 20 October 2020, 15 November 2021, 17 August 2023, 29 August 2024 and 21 August 2025, which is the date the development became complete. Both portal records show zero sale listings and zero rental listings, and every Broadleaf advertising and sales permit except 13053-6’s has lapsed — which on a completed, sold-out phase is the expected end state, not a defect. So a buyer reaches these houses through the resale market, from an owner, not from a developer sales gallery. That is why this page is tagged Subsales and Landed and deliberately not New Launch, and why it carries no launch language anywhere. The only live phase on this licence is Springwood Residences, 13053-7, which is a different product on a different parcel with a different price band and the opposite foreign-buyer answer — and it is not what this page covers.Has this developer delivered on time? 13053-1, -2 and -3 record vp: “-” — a CCC is recorded but no vacant-possession date is — so for 260 of the 540 houses on this licence, “handed over on time” is supported by the CCC and not by a filed VP date. (2) One phase is still building, so the record is six-for-six, not seven-for-seven. And the extension field deserves a line of its own: pindaanTempohSerahKosong reads Tidak on six of seven records, which is the lowest extension rate this series has recorded on any licence — on a licence that is Schedule H with a 36-month period on every single record. The field predicts nothing from the contract schedule, the storey count or the product. It is recorded, and nothing is inferred from it. Both filed Tarikh Dijangka Siap dates were also beaten: Januari 2024 against a CCC of 17 August 2023, and November 2024 against 29 August 2024 — while one portal still advertises a 2026 completion for 42 houses that received their CCC on 29 August 2024.These are houses. Why does the paperwork say strata?
13053-4, -5, -6 and -7 all end -(S), for strata. What follows for a buyer is practical: the house sits inside a subdivided development with common property, a management corporation, a service charge and a sinking fund — which is how the filed Phase 2 clubhouse, the two guarded gates and the CCTV-monitored perimeter get paid for — and a 24-month defect liability period ran from vacant possession. It also governs whether a foreigner may buy at all in Selangor, which is the next answer. One honest limit: 13053-1, -2 and -3 carry bare (P) permits with no -(L) or -(S) tail, so on those three the free landed-versus-strata read from the permit is unavailable and the strata finding rests on Jadual H plus their four siblings. That is labelled as inference, not as filed. Ask for the strata title, the subsidiary-share percentage and the service-charge rate — none of the three is published by any source. Can a foreigner buy at Broadleaf Residences?
-(S), so these are strata title houses rather than individual-title ones. Selangor permits foreign purchase of strata and landed-strata only; standard individual-title landed is not permitted — the state guidance citing Pekeliling PTG Selangor Bil. 1/2014 and IQI’s own land guide carry the same restriction. So where a freehold individual-title landed scheme bars a foreign buyer outright, these houses are of the one landed kind Selangor admits. And the gated-and-guarded condition attached to that allowance is met on the developer’s own FILED security schedule — two guarded gates, separate resident and visitor lanes, automatic barriers, high-definition CCTV, integrated access control, intercoms, house alarms, emergency buttons, a CCTV-monitored perimeter with motion detection and fence sensors, a control room and patrols. That is a statutory filing, not a portal tag, and it is the first time in this series that condition has been supported that way. On the zone: Daerah Klang is Selangor ZONE 1, and the floor is RM2,000,000 — the same number that Zone 2 reaches by a different band, and double the RM1,000,000 that applies in Kuala Lumpur with EPU consent. A nearby development reaches RM2,000,000 through Zone 2 because it sits in Daerah Kuala Langat; the number is the same, the reasoning is not, and it is not copied across here. What is the restriction in interest, and why do the two filings disagree about it?
13053-4 files: “Tanah yang diberi milik ini tidak boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri” — the land may not be transferred, leased or charged without the consent of the State Authority. 13053-5, in BOTH of its filed path generations, files: “Tanah boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran Pihak Berkuasa Negeri” — the word tidak is missing, and its absence inverts the clause: the land MAY be dealt with UNLESS consent is given, which is nonsense. This page relies on the 13053-4 wording, for two stated reasons: it is the internally coherent one, and consent on transfer is what Jadual H strata practice implies in any event. The 13053-5 wording is recorded as a defect in the filing and is not adopted. What to do about it is not to choose between two brochures: obtain a title search on the specific house, because the restriction that binds is the one endorsed on the title. And for 13053-1, -2, -3, -6 and -7 — 404 of the 540 houses — no restriction is filed at all, so whether one exists is simply UNKNOWN. This page prints that as an explicit unknown rather than reading it across from a sibling record. What is the density, and where does the 49 acres come from?
: 49 ekar sits in the same unlabelled header block of 13053-4’s filed advertisement that carries the 295 / 244 / 51 unit totals, and it is corroborated by one independent publisher, which gives both “on 49 acres” and “49.27 acres of leasehold land”. On 49.27 acres the figure is 5.99; on the superseded 2017 plan of 265 units it would have been 5.41. At 6.02 units per acre this is the lowest density recorded anywhere in this series. A net-to-gross check was run rather than simply accepting the acreage: the filing’s own per-type land ranges at their midpoints come to about 1,480,000 sq ft = 34.0 acres = 69% of 49 acres, which is entirely plausible on a gated landed scheme carrying internal roads, a clubhouse, a guardhouse and drainage reserve. The midpoint assumption is labelled; the check is a sanity test, not a measurement. Four other candidate denominators were tested and refused, and each refusal is set out in the register section: the township’s 150 acres and its 151 acres — the developer’s own two filings give the township as 150 and 151 acres, and this page carries both and divides by neither — the 49 acres applied to anything other than Phase 2, and anything derived from the register’s keluasan field, which on this licence is a BUILT-UP, in square metres on one record and in square feet while still printing the unit mps on three others. Phase 1’s density cannot be computed at all, because no parcel area is published for it by anybody, and this page prints none. No source publishes a density figure for this development: 6.02 is this page’s own arithmetic on a filed acreage, labelled as such everywhere it appears. How far is it from the LRT, the highways and the schools?
What are the layouts, and can I trust a type letter?

7 + 2 solek for the semi-detached equals the register’s 9 tandas on three records once the powder rooms are added. And one caution: The Star group gives Phase 1’s type C 6+1 bedrooms on the identical 5,169 sq ft built-up, where the Broadleaf filing gives 5+1. On a completed development, confirm the built-up and the land area against the actual strata plan and the title, not against a brochure schedule printed for a plan that was afterwards changed. Why does one source say 265 units and another 295?

13053-6’s per-type schedule reproduces the 2017 contract scope exactly, while the same document’s township text and 13053-4’s header match the register exactly. They cannot both be current. And no publisher has noticed: EdgeProp still prints 265, and PropertyGuru prints both figures on one page without reconciling them. Two consequences a buyer should hear. First, the announced 2017 gross development value of RM650 million sits BELOW the sum of the filed minima across -2 to -6, which this page computes at RM685,188,600 — because the GDV was announced against 265 units and the scheme was registered with 295. It is a 2017 launch figure, superseded, and no updated GDV has ever been published. Second, any undated pre-registration render may depict a scheme that was never built — which is one of the four reasons this page carries no imagery at all. What became of the 48 bungalow plots, and whether any purchaser was affected, is answered by no source. The filed price table shows 59 units at a higher minimum than the register’s 66. Did the price fall?
13053-4’s filed statutory price table is headed JENIS RUMAH | BAKI UNIT | HARGA JUALAN Minimum Maksimum, and BAKI UNIT means units REMAINING. So its one row, 59 houses at RM2,376,000 – RM3,696,000, is the band of the unsold stock at the date of filing, while the register’s 66 houses at RM1,871,100 – RM2,825,000 is the band of the whole registration. That is exactly why the filed minimum sits ABOVE the register’s: the seven cheapest houses had already gone. A remaining-stock band and a registration band are not comparable quantities, and comparing them manufactures a contradiction that does not exist. The gap is not a price fall, and it is not a bargain either. What this page does say, because the arithmetic is honest and the explanation is not: the filed maximum of RM3,696,000 matches no register row anywhere on this licence, and the 7-unit difference between 66 and 59 is explained by no document. The arithmetic is stated and resolved no further. For contrast, the one clean match on this licence deserves naming: 13053-5’s filed statutory band of RM2,279,000.00 – RM2,732,000.00 on 42 units matches its register band TO THE SEN, on 2 of 2 rows, with the unit count reconciling. And for 13053-1, -2, -3, -6 and -7 no filed band exists at all, so the comparison cannot be run on them. Every figure here is a filed statutory range or a public registry band. Not a price list, not a quotation, not an offer. Is Springwood Residences the same thing? Can a foreigner buy that?
13053-7, HOMETREE Phase 3, and it is the only phase on this licence that is selling. It is 144 registered houses against 220 on its own filed site plan — a 76-house gap that is arithmetically proved twice over, because the plan tabulates 53 lots at 24×70, 95 at 22×70 and 72 at 40×80, and 220 − 144 = 76 while 148 − 72 = 76. So a buyer looking at that site plan is looking at 76 houses that are not yet on the register, with no permit, no filed price, no contract schedule and no completion date. The product is wholly different from Broadleaf’s: two-storey terraced houses at a filed 2,365 – 2,697 sq ft and two-storey semi-detached at a filed 3,302 sq ft, against Broadleaf’s three-storey 4,654 to 6,081 sq ft. And the foreign-buyer answer inverts: its semi-detached band of RM1,824,000 – 2,144,400 straddles the RM2,000,000 floor, and all 72 of its registered terraced houses FAIL it outright — the dearest terraced house reaching only 71.0% of the floor. A client told “HOMETREE is foreigner-eligible” on Broadleaf’s numbers will be misled about Springwood. Its facilities are also its own: a separate clubhouse, a mini pet zone, a sculpture park, a reflexology walkway, a linear park and a 24-hour guard house, with filed unit features including solar panels, EV charging points, rainwater harvesting and a ground-floor bathroom with a sloped floor for elderly residents. Broadleaf’s and Springwood’s lists are not merged on this page. And the gap that matters most: Springwood has NO filed statutory particulars block in either HIMS path form — no developer name, no licence number, no permit, no approving authority, no plan reference, no tenure, no lease expiry, no restriction, no chargee, no completion date and no price. Both path forms serve what reads as identical content, so that is a clean null diff rather than a check that failed. A Springwood buyer has the register and nothing else, and the register’s own numbers on it are clean: Lancar, 50.83% and 80.00% built against 52.8% of the programme elapsed, vacant possession due 15 March 2028, permit current to 27 February 2028. If you are asking about Springwood, ask about Springwood.Does Broadleaf have a green rating, an award or a QLASSIC score?
NRB v3.2, which stands for Non-Residential Building. That is the township’s COMMERCIAL precinct, which carries no KPKT registration of any kind, and that row is the only public document confirming the component exists at all. It is the most dangerous decoy on this development — same licensee, same township, and it shares a word with three of the seven residential registrations — and it is not a credential for a single house. On the register’s own reachability, stated precisely: the top tier closed completely with 95 rows and no entry for this licensee, which is a genuine clean negative; the other three tiers truncate, so there the finding is “no entry in the reachable portion”, never a clean negative — although the Bronze certification-entry list spans exactly the window in which Broadleaf’s last two CCCs and Springwood’s launch fall, with no match, which makes that negative materially stronger than a truncation caveat alone. The other national green-building directory returns server errors throughout, so its silence is INCONCLUSIVE and is never read as a negative — and no source makes any claim under it for any phase here, so there is no claim to test. No award of any kind is recorded for HOMETREE or any of its phases by any reachable source, and no QLASSIC workmanship score is published for any phase. The group does hold one published award — a park award, given in Singapore in July 2017, for a public park adopted under the banner of a Johor residential project on a different licence entirely — and BCB Development’s own director is quoted celebrating it, which is exactly how such an award gets mis-attributed. It is a park, in Johor, on another licence, and it is not Broadleaf’s. Because the group’s corporate site is robots-blocked, “no award” here means “none found on any reachable source”, recorded as unchecked rather than as clean. Marketed eco features do exist — and a feature is not a certification. Why are there no photographs, renders or floor plans on this page?
www. form are all robots-disallowed to this tool. The group’s corporate domain and its investor-relations host are robots-disallowed on every form. A fourth domain that looks like the developer’s shortest plausible address turned out to be an unrelated commercial link directory and was refused outright. One portal’s own content delivery network is reachable and is the only project imagery anywhere — and all of it is refused, on four grounds that each stand alone. (1) The image transform that serves those files bakes in that publisher’s own watermark, which its request payload names explicitly — publishing a competitor publisher’s watermarked asset is not acceptable on any grade. (2) It is not the developer’s host, so there is no content-management title, no caption and no date field: the best possible grade would be alt-text-inferred, the weakest this series uses, and two of the four reachable files have no alt text at all. (3) The adjacency risk is measured, not hypothetical: 13053-6, Broadleaf’s last parcel, and 13053-7, Springwood’s, sit about 16 METRES apart on the register’s own filed coordinates — so a file captioned for one could depict the other, and the two products are a three-storey bungalow and a two-storey terraced house. (4) Dating is impossible and here it is decisive: this scheme was re-planned between 2017 and registration, so any undated pre-registration render may depict a scheme that was never built, and the only date in a portal filename is an upload timestamp, not the age of the artwork. What would change it, in order of likelihood: a browser pass on the township domain, which is blocked only by robots and almost certainly holds the renders, the site plan and the floor plans; a browser pass on the corporate domain; and Louis’s own project folder, which on a completed development is also the likeliest source of genuine photographs rather than renders. Ask Louis — he can show you the material he holds, and he can take you to the house. What should I ask Louis to get in writing before I commit?
13053-2 or 13053-3, the honest answer is that none has ever been filed, so the register is all there is. 2. The strata title itself, the subsidiary-share percentage and the current service charge and sinking-fund rate — none of the three is published by any source, and all three follow from the Schedule H strata finding. 3. A title search, to establish whether a Sekatan Kepentingan is in fact endorsed and in which of the two filed wordings, because the two filings contradict each other on one word. 4. The lease expiry date on the actual title and the remaining term — the 4 July 2112 expiry is filed on only two of the seven records and is carried by analogy for 404 of the 540 houses. 5. The lot or PT number and the mukim, neither of which is filed anywhere on this licence, nor recoverable from the contract announcement. 6. The per-type built-up and land schedule for the specific house, checked against the actual strata plan, because the filed schedule is a 2017-generation plan and the two filings disagree on every land figure. 7. The floor plans and the site plan, which no source publishes. 8. Written confirmation of which Broadleaf release the house belongs to — 13053-4’s brochure says Fasa 2D, which implies a 2A, 2B and 2C set that no document names. 9. The CCC and the vacant possession record for the specific house, since three records carry a CCC but no filed VP date at all. 10. The clubhouse position: the filing grants it to “penduduk Fasa 2” and no document says whether Phase 1 residents may use it, nor publishes a handover date for it. 11. The chargee position, because one record’s filed chargee becomes Tiada between two generations and the order of those generations cannot be established from the documents. 12. A current valuation and the actual transacted prices for comparable houses in the same register code — on a resale development that, not a filed band, is the figure that decides a price. 13. What became of the 48 bungalow plots the 2017 plan carried and the register does not. Everything that comes back will be added to this page with its date.Broadleaf Residences @ HOMETREE — completed, strata-titled, and documented from the filings
295 three-storey houses on five register records, every one of them Siap Dengan CCC, the last CCC 21 August 2025. Six of six completed phases on this licence were CCC’d inside their ORIGINAL contractual date, and the one extension granted was never used. Leasehold to 4 July 2112, strata-titled landed on Jadual H, 6.02 units per acre on a filed 49 acres, and a restriction in interest you should see in both of its filed wordings before you commit. Ask Louis for the filed particulars, the title search and the transacted comparables — and for the list of everything no source publishes.
Marketing information, not an offer. All statutory particulars are as filed with KPKT and as printed in the public TEDUH register on 13 October 2026, and every price figure on this page is a filed statutory Unit Selling Price range or a public registry band — not a price list, not a quotation and not an offer. Register percentages, permit statuses and price bands change. Broadleaf Residences is a completed development, so the authoritative documents are the title, the strata plan and a current valuation. Verify everything before you commit.

Over a decade covering Johor Bahru and the Klang Valley, and the agent behind the Chinese-language channel 哥妹说 SiblingsTalk. Louis reads the filed particulars before he quotes a number, and he will tell you when a figure is not published rather than estimate one. On Broadleaf Residences that matters more than usual: it is a completed, strata-titled, leasehold landed development on five separate register records, three of which have no filed advertisement at all — so the questions that decide a purchase here are the title, the strata plan, the restriction in interest and the transacted comparables, not a brochure. Ask him for the list of everything this page says is not published; he will go and ask for it.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
