What Ulu Tiram is. It is inland Johor Bahru, about 20 km north-east of the city centre, and it is landed and industrial rather than high-rise. Bandar Tiram is a 1,560-acre township of which roughly 570 acres are developed, with direct access to the Senai-Desaru Expressway, the North-South Expressway and the Johor Bahru to Kota Tinggi federal road. Meadow Heights inside that township is double-storey terrace on a 24-foot frontage, quoting a 15-minute drive to AEON Tebrau City and IKEA Tebrau, 22 minutes to Senai International Airport and 30 minutes to the Causeway CIQ. Astera at Impian Hills is 264 lots of 22 by 70 feet, 1,939 to 2,141 sq ft built-up, 10 km from Tebrau with direct Tebrau Highway and Senai-Desaru access. Akasia Business Park is industrial rather than residential — 4,515 to 126,499 sq ft units with an 8-metre ceiling, 5 km from the SDE interchange, 11 km from Pasir Gudang Highway and 23 km from the CIQ.
What a buyer should check. Johor's floor for non-citizens is RM2,000,000 on landed property, plus the state levy of 3% or RM30,000 whichever is higher, and 4% with no minimum on industrial. Titles here carry a Sekatan Kepentingan restriction, so state consent is a separate application. Landed housing in this price bracket is a domestic market, and the developers price it that way.
The honest position. Three of the four are stated as closed to non-citizens; Akasia is industrial and follows the separate industrial route through a Malaysian-registered company. None of the four publishes a selling price, and two do not publish a unit count. Meadow Heights gives its completion as either 2027 or 2029 depending on which document you read, and Astera gives 2026 — those are the developers' own words, not a consensus.
