Bangsar

Three verified developments are listed here for Bangsar. Published prices run from RM772,000 to RM7,325,500 — the widest spread of any district on this site. One is freehold, two are leasehold, and one of the three has no price list yet.

Three very different buildings. 111 Menerung is one 23-storey tower of 111 freehold residences on a cul-de-sac off Jalan Damansara, 93 to 294 sq m on the permit, RM2,255,150 to RM7,325,500, completing January 2027, with a covered walkway to Pusat Bandar Damansara MRT on the Kajang Line — five stops from Bukit Bintang. Its own address is Bangsar but its station is Damansara Heights, and the project page says so. Parkside Residences at Setia Federal Hill is the opposite end: 693 serviced apartments, 485 to 1,325 sq ft, RM772,000 to RM2,317,000, 400 m from Bangsar LRT and 900 m from KL Sentral, on a 99-year lease expiring 23 June 2116. Khaya Residence is a single 61-storey L-shaped block of 795 units from 630 sq ft upward on Jalan Bangsar, with an estimated gross development value of about RM960 million.

Buying here as a non-citizen. Kuala Lumpur's floor is RM1,000,000 on both strata and landed, consent runs through the Federal Territory land working committee under section 433B of the National Land Code, and there is no state levy. All 111 units at 111 Menerung clear that floor. Parkside splits: its lower bands sit under RM1,000,000 and only the larger layouts qualify, and its title already carries a restriction in interest requiring the same committee's consent. Note also that 111 Menerung is a serviced apartment product, so assessment and utilities are billed at commercial rates.

What is unresolved. Khaya Residence has no published price list, so its foreign eligibility cannot be determined at all, and two conflicting completion dates are in circulation for it — this site publishes neither as fact. Parkside's land is charged to CIMB Investment Bank, which is normal but worth confirming at the redemption stage. Kuala Lumpur held 4,181 unsold completed serviced apartments in NAPIC's 1Q2026 count; Bangsar is thin on new supply by comparison, which cuts both ways — little competition, and a shallow resale market when you want out.
