Bangsar Hill Park @ Lorong Maarof
The redevelopment of the former Sri Pahang Flats under DBKL’s KL Urban Renewal Programme: 1,614 units across Verdura (Blocks D and E, complete) and Talisa (Blocks B and C, completing January 2028), on a 99-year leasehold expiring 13 October 2119. Developed by Bangsar Hill Park Development Sdn Bhd, a Sunsuria Berhad company.
Every hard number here is attributed. Two corrections lead this page: the developer is not BRDB, and Talisa II is not a separate phase — it is the same registered scheme as Talisa.

Bangsar Hill Park key facts at a glance
Both phases publish a full statutory advertisement particulars block, which makes this one of the better-documented projects on this site. The figures below come from those two blocks, and where a third party disagrees or the developer publishes nothing, that is said.
- Licensed developer
- Bangsar Hill Park Development Sdn. Bhd., 199901017855 (492755-M)Taken verbatim from both phases’ statutory blocks. The developer is not BRDB — that attribution circulates and is wrong.
- Parent
- Sunsuria Berhad, listed on Bursa MalaysiaSunsuria took 51% in February 2021; in January 2024 it proposed a further 33% from Suez Capital Sdn Bhd and Dasar Temasek Sdn Bhd for RM71.4 million, and Suez Capital states Sunsuria completed the full equity acquisition on 6 June 2024.
- Project initiator
- Suez Capital Sdn BhdWorked with DBKL under the KL Urban Renewal Programme. The site is the former Sri Pahang Flats, opened in 1975.
- Location
- Lorong Maarof, Bukit Bangsar, Kuala LumpurPostcode 59000 appears in portal listings only — the developer publishes no street number and no postcode.
- Phases
- Verdura (D and E) · Talisa (B and C) · Capella announced for 2027Talisa II is the same registered scheme as Talisa, with an identical licence, APDL, unit counts and price bands — a separate marketing page, not a separate phase. Capella has no licence and nothing published.
- Total units
- 1,614Verdura 812 (Blocks D and E, 406 each) + Talisa 802 (Block B 410, Block C 392). The developer’s own About Us page says 1,624, which does not reconcile with its own statutory blocks — use 1,614.
- Tenure
- Leasehold 99 years, expiring 13 October 2119Both phases agree. About 93 years remaining as at 2026 — long for Kuala Lumpur. The lease commencement date is not published.
- Encumbrance
- OCBC Bank Berhad (295400-W)Named as chargee in both phases’ statutory blocks.
- Approving authority
- Dewan Bandaraya Kuala LumpurBuilding plan BP S1 OSC 2022 2431 (19) for Talisa; BP S1 OSC 2019 0568 for Verdura.
- Talisa statutory price band
- Block B RM934,000 – RM1,806,000 · Block C RM914,000 – RM1,723,000The filed Unit Selling Price ranges. Not a price list, not a quotation, not an offer.
- Verdura statutory price band
- Block D RM835,000 – RM1,472,000 · Block E RM928,000 – RM1,599,000As filed. Verdura is complete, so what is available now is resale or remaining developer stock rather than this range.
- Built-up range
- 803 – 1,478 sq ftTalisa II’s floor of 803 sq ft is the lowest published; Talisa’s own table starts at 917 sq ft. Verdura and Talisa sizes genuinely differ — see the layouts section.
- Units per floor
- 8The developer uses this as a privacy and exclusivity selling point, and it holds for both phases.
- Storeys
- Not published by the developerFour media figures circulate. Neither statutory block carries a storey count, so this page states none.
- Site area
- Three figures, none from the developer9.82 acres for the whole urban-renewal site (Suez Capital, The Edge) · 5.87 acres for the condominium portion (The Edge cover story and StarProperty — the best-supported figure) · 6.5 acres (EdgeProp). Plus a 1.2-acre lifestyle deck (StarProperty).
- Green rating
- GreenRE Silver claimed at provisional levelStarProperty says provisional silver for Talisa; EdgeProp says Silver-certified. The developer’s site shows a GreenRE tile but names no level in text. No named award exists — there is an awards badge with no award named, and no win should be inferred.
What this page covers
Nine sections. Because there are two registered schemes here, the statutory section carries both blocks separately — do not read one and assume the other.
Why Bangsar Hill Park is worth a look — and the six things to get straight
This is Bangsar, on a hill, with a delivered first phase you can walk through and a second phase under a current permit. The documentation is unusually good. What needs care is not the quality of the project but the number of names attached to it.
The developer is not BRDB — start there
This misattribution is widespread enough to be worth correcting first. The licensed developer named verbatim in both statutory blocks is Bangsar Hill Park Development Sdn. Bhd., 199901017855 (492755-M), and its parent is the Bursa-listed Sunsuria Berhad. Suez Capital Sdn Bhd initiated the project and worked with DBKL under the KL Urban Renewal Programme; Sunsuria took 51 per cent in February 2021 and, per Suez Capital, completed the full equity acquisition on 6 June 2024. If a listing tells you BRDB, that listing has not read the particulars.
A delivered first phase is the best due diligence available
Verdura, Blocks D and E, 812 units, is complete — filed completion March 2025, reported by StarProperty as completed in May 2025. That is worth more to a Talisa buyer than any render: you can visit the finished phase, see how the common areas were actually built, look at the landscaping a year on, and talk to residents about management and maintenance. Very few off-plan purchases give you a built reference by the same developer on the same site. Use it.
Talisa II is not a separate phase, and knowing that saves you confusion
The developer runs a separate marketing page for “Talisa II”, and its statutory block is identical to Talisa’s: same licence 7997/02-2033/0030 (R), same APDL 7997-4/07-2027/0482(R)-(S), same Blocks B and C at 410 and 392 units, same price bands, same January 2028 completion. There is no second licence and no second permit. It is a re-launch or continuing sales phase of the same two towers. What it genuinely adds is two layout codes, 1A and 1B, and a lower entry built-up of 803 sq ft against Talisa’s 917 — so if a smaller unit is what you want, Talisa II is the page with it.
Connectivity measured in stops, not kilometres — and that is the honest way
No source publishes a distance in kilometres to anything, so this page gives none. What the developer does publish is stop counts on the Kelana Jaya Line from Bank Rakyat-Bangsar: KL Sentral one stop, Abdullah Hukum for Mid Valley City one stop, Masjid Jamek three, Universiti for KL Gateway three, KLCC six. The Edge calls it a seven-minute walk to the station. For a Bangsar address that is a strong transit position, and the MRT Kajang Line stations the developer maps — Pasar Seni, Muzium Negara, Semantan, Pusat Bandar Damansara, Phileo Damansara, TTDI — widen it further.
Storeys and acreage: the developer publishes neither, so treat all figures as media
There is no storey count in either statutory block or anywhere on the developer’s site, yet four figures circulate: 57 per tower for Verdura (EdgeProp, PropertyGuru), 62 for Verdura pre-construction (The Edge), 57 and 55 for Talisa’s two towers (StarProperty), and a stray 50. Acreage comes in three versions too — 9.82 acres for the whole urban-renewal site, 5.87 acres for the condominium portion (the best-supported figure) and 6.5 acres. None is the developer’s. Ask, and do not let a portal number become a fact in your own notes.
GreenRE Silver is claimed at provisional level, and no award is named at all
StarProperty reports Talisa holds a GreenRE provisional silver rating; EdgeProp writes “GreenRE Silver-certified”. Those are not the same thing, and the developer’s own site shows a GreenRE tile without naming a level in text. The green features reported in the press are specific and creditable — LED lighting with a stated 40 per cent electricity saving, VVVF lifts, rainwater harvesting, drought-tolerant landscaping, low-VOC paints, green cement, six EV chargers with priority bays, cross-ventilated corridors. Separately, the site carries an awards badge with no award named anywhere; no win should be read into it.
Project DNA
The numbers that describe the two registered phases, and the facilities each one’s own material names. The developer publishes its facilities only as plan images with no text legend, so per-level names are not available and the grouping below is by phase and by source.
Facilities, by phase and by source
The developer publishes facilities plans as images only, with no text legend, so nobody can state which facility sits on which level. Talisa’s published plan levels are 6L, 6U, 6M and Rooftop; Verdura’s are Level 6, 6M and Rooftop. The names below are grouped by whether the developer or the press named them.
Talisa — named by the developer
- Semi-indoor Olympic-length pool
- Yoga deck
- Gymnasium
- Pet-friendly rooftop
- Green community spaces
- Sunsuria Care Hub — on-site healthcare
- Private car lobby and drop-off
Verdura — named by the developer
- Spa pool
- Indoor sports facilities including a badminton court
- Basketball court
- Yoga deck
- 500-metre jogging track
- Outdoor sports facilities
- Multi-tier security
- Shuttle service
- Gourmet kitchen
Reported by the press, not the developer
- Sauna and steam room (StarProperty, Talisa)
- Floating platform overlooking Bangsar (StarProperty)
- Co-working space (StarProperty)
- Kids’ waterplay area and whirlpool (StarProperty)
- Sunsuria Care wellness concierge (StarProperty)
- 1.2-acre lifestyle deck (StarProperty)
- Elevated drop-off and grand arrival court (StarProperty)
- Landscaped walkways and pavilions, swimming pools
- Smart home features, multi-tiered security
- EV charging bays, tree-lined pedestrian walkways
Green features (press-reported)
- LED lighting, with a stated 40% electricity saving
- VVVF energy-efficient lifts
- Rainwater harvesting
- Drought-tolerant landscaping
- Low-VOC paints
- Green cement
- Six EV chargers with priority bays
- Cross-ventilated corridors
What is on the record, in date order
Layouts, by phase
Verdura and Talisa publish different tables and their sizes genuinely differ — do not read one onto the other. Bathroom counts are not published by the developer for any layout in either phase, and one portal has relabelled the bedroom counts. The developer’s own labels are used here.

Talisa — Blocks B and C, completing January 2028
The developer’s own table for Blocks B and C. Type codes are taken from the developer’s own floor-plan asset names: 2A, 2A1, 2B, 2B1, 3A, 3B, 3C, 3D. Bathroom counts are not published for any of them. Note the overlap at 978 sq ft, where a 2+1 Bed and the bottom of the 3 Bed range share a built-up — so at that size the layout code matters more than the area does. Ask which stack and facing each code occupies, and get the bathroom count off the stamped plan.

Talisa II — the same scheme, with two extra codes and a smaller entry size
Statutorily this is Talisa — identical licence, permit, unit counts, price bands and completion date. Its marketing page adds the codes 1A and 1B and drops the entry built-up to 803 sq ft against Talisa’s 917. The eight codes match the published “8 units per floor”. Per-type square footages and bathroom counts exist only inside the plan images, not as text, so neither can be quoted here. It is reasonable to suppose 1A and 1B are the 803 sq ft end of the range — but that is an inference, not a published fact, so confirm it on the plan.

Verdura — Blocks D and E, complete
The developer’s own table for Blocks D and E, and it is not the same as Talisa’s: the 2+1 is 987 sq ft here against 978 in Talisa, and the 3 Bed is a single 1,345 sq ft against Talisa’s 978–1,435 range. Block E codes are 1A-E, 1B-E, 2A-E, 2A1-E, 2B-E, 2B1-E, 3A-E and 3B-E. Bathroom counts are not published. A portal table appears to have copied Talisa’s sizes onto Verdura and also relabelled 978 sq ft as “3 bed 2 bath” and 1,372–1,478 as “4 bed 4 bath” by counting the utility room as a bedroom — use the developer’s labels, not the portal’s. Since this phase is built, you can view the actual unit.
All built-ups and bedroom labels are the developer’s own published figures from bangsarhillpark.com, taken separately from each phase’s page. Bathroom counts are not published by the developer for any layout in either phase. Type codes are read from the developer’s own floor-plan asset names. Per-layout car park allocation and the total bay count per phase are not published. No dimensioned floor plans are published as text. A separate residential component, “Residensi Maarof @ Bangsar Hill Park”, is the replacement-housing element of the urban renewal scheme and is not part of either phase above.
Bangsar Hill Park in pictures

All images are the developer’s own, published on bangsarhillpark.com and verified through the developer’s own media library. Every one of them has empty alt text on the developer’s site, so apart from the building elevations and the basketball court — which the developer’s file naming identifies — the captions above describe each image from the page section it appears in rather than from a developer caption. Renders are artist impressions and are not a representation of the finished building. Because Verdura is complete, ask for photographs of the built phase rather than relying on renders for it.
Ask Louis for photographs of the built phaseLocation and connectivity — in stops, because nobody publishes kilometres
No source publishes a distance in kilometres to anything for this project, so this page gives none; every kilometre figure you may see elsewhere is an estimate. What the developer does publish is rail stop counts, which for a Bangsar address is arguably the more useful measure anyway.
Sales offices: Talisa at Suite 8, Main Tower, Sunsuria Avenue, Persiaran Mahogani, Kota Damansara, PJU 5, 47810 Petaling Jaya · Verdura at L3.01 and L3.02, KL Gateway Mall, No. 2 Jalan Kerinchi, Gerbang Kerinchi Lestari, 59200 Kuala Lumpur.
LRT Kelana Jaya Line — stops from Bank Rakyat-Bangsar
- Bank Rakyat-Bangsar is the project’s station. The Edge describes it as a seven-minute walk
- KL Sentral — 1 stop
- Abdullah Hukum, for Mid Valley City — 1 stop
- Masjid Jamek — 3 stops
- Universiti, for KL Gateway — 3 stops
- KLCC — 6 stops
- All stop counts are the developer’s own published figures
MRT Kajang Line — stations the developer maps
- Pasar Seni
- Muzium Negara
- Semantan
- Pusat Bandar Damansara
- Phileo Damansara
- TTDI
- No distance or stop count is published for these
Named nearby, with no distance published by anyone
- Mid Valley Megamall
- The Gardens Mall
- Bangsar Village
- Bangsar Shopping Centre
- KL Gateway
- KTM Komuter Mid Valley
Education and healthcare — named, no distances
- Pantai Hospital Kuala Lumpur
- University Malaya Medical Centre (UMMC)
- Universiti Malaya
- MAHSA University
- Garden International School
- No source publishes a kilometre figure for any of these
Announced, not yet operating
- MRT3 Circle Line — planned, not in operation
- Pavilion Damansara Heights Mall — described as upcoming
Stop counts are the developer’s own published figures. The seven-minute walk is The Edge’s description. No source — developer, press or portal — publishes a distance in kilometres to any amenity for this project, so none is stated here rather than estimated. No drive times are published either.
Statutory particulars — both phases, separately
Both phases publish a full advertisement particulars block, which is better disclosure than most projects manage. They are reproduced separately below, because they are two different registered schemes with different licences, permits, unit counts, price bands and completion dates. Talisa’s permit is current; Verdura’s has expired because that phase has been delivered.

Verdura, Blocks D and E — the completed phase, with an expired permit
Developer’s licence 7997/02-2026/0421(A), valid 13 February 2023 to 12 February 2026. APDL 7997-3/02-2025/0214(R)-(S), valid 13 February 2024 to 12 February 2025 — expired. Building plan BP S1 OSC 2019 0568. Approving authority Dewan Bandaraya Kuala Lumpur. Type Condominium. Leasehold 99 years expiring 13/10/2119. Encumbrance OCBC Bank Berhad. Blok D 406 units, Blok E 406 units, 812 in total. Expected completion March 2025. Statutory Unit Selling Price Block D RM835,000–RM1,472,000 and Block E RM928,000–RM1,599,000. The expiry is not a concern in itself: an APDL authorises the advertising and sale of units in an uncompleted scheme, and this phase was delivered — StarProperty reports completion in May 2025, EdgeProp reported Q2 2025 against a filed date of March 2025. But if you are buying remaining developer stock in Verdura rather than a resale unit, ask to see the current valid licence and APDL before paying anything.
Talisa II — the same registered scheme as Talisa
This deserves stating plainly because the separate marketing page invites the opposite conclusion. Talisa II’s statutory block is identical to Talisa’s: the same developer’s licence, the same APDL, the same Blocks B and C with 410 and 392 units, the same statutory price bands and the same January 2028 completion date. There is no separate licence and no separate APDL. It is a re-launch or continuing sales phase of the same two towers, not a third building. The substantive difference is in the marketing material: two extra layout codes, 1A and 1B, and a lower published entry built-up of 803 sq ft against Talisa’s 917.
The tenure, and one question worth asking
Both phases state leasehold, 99 years, expiring 13 October 2119 — about 93 years remaining as at 2026, which is long by Kuala Lumpur standards and should not constrain financing. Two things are not published and both are worth asking about: the lease commencement date, and whether the leasehold sits under a DBKL head lease. The second matters because this site was redeveloped under DBKL’s KL Urban Renewal Programme, and the structure of the underlying title affects future consents. Have your conveyancing lawyer confirm both against a land search. Whether titles issue as strata or individual is also not published.
The statutory price bands, and what they are not
Talisa: Block B RM934,000 to RM1,806,000, Block C RM914,000 to RM1,723,000. Verdura: Block D RM835,000 to RM1,472,000, Block E RM928,000 to RM1,599,000. These are statutory disclosures of the range within each block. They are not price lists, not quotations and not offers, and Verdura’s in particular describes the original scheme rather than what a completed unit transacts at today.
Unit totals — use 1,614, not 1,624
The two statutory blocks give 802 for Talisa and 812 for Verdura, totalling 1,614. The developer’s own About Us page says 1,624, which does not reconcile with its own filed particulars. This page uses 1,614. No whole-masterplan total can be stated, because Capella — announced as phase 3 for 2027 — has no published unit count, no licence and no particulars of any kind. Also note that Residensi Maarof @ Bangsar Hill Park is the replacement-housing component of the urban renewal scheme and is a separate matter from either phase here.
Not published, and therefore not on this page
The maintenance or service charge per square foot (one portal displays “RM 0”, which is an empty template field and is not a figure); the sinking fund; the car park allocation per layout and the total bays per phase; a confirmed vacant possession date for Talisa; Verdura’s certificate of completion and compliance or vacant possession notice date; the bathroom count for any layout; the total storeys from the developer; the lease commencement date; whether titles are strata or individual; whether the leasehold sits under a DBKL head lease; any Capella detail; and any distance in kilometres. This page also carries no discount, rebate, nett price, promotional package, incentive or commission figure, whether or not such things exist — those belong in a private conversation with a licensed agent, never on a public web page.
Bangsar Hill Park Development Sdn Bhd and Sunsuria Berhad
The licensed developer, named verbatim in both phases’ statutory particulars, is Bangsar Hill Park Development Sdn. Bhd., registration 199901017855 (492755-M). Its parent is Sunsuria Berhad, listed on Bursa Malaysia. BRDB is not the developer of this project, and the attribution should be dropped wherever it appears.
The ownership history is worth knowing because it explains the two names you will encounter. Suez Capital Sdn Bhd initiated the project and worked with DBKL under the KL Urban Renewal Programme — the site is the former Sri Pahang Flats, which opened in 1975. Sunsuria acquired 51 per cent in February 2021. In January 2024 it proposed acquiring a further 33 per cent from Suez Capital Sdn Bhd and Dasar Temasek Sdn Bhd for RM71.4 million, and Suez Capital states that Sunsuria completed the full equity acquisition on 6 June 2024.
That urban-renewal origin is the most interesting thing about this development and it cuts two ways. In its favour: the site is a hill in Bangsar, which is not the kind of land that comes to market, and it reached it only through a public redevelopment programme. Against it, or at least as a question: a scheme delivered under a DBKL programme can carry title and consent structures that an ordinary freehold or leasehold parcel does not, and none of that is published. The phase that replaces the original residents’ homes, Residensi Maarof @ Bangsar Hill Park, is a separate component of the same programme.
On delivery, the record is good rather than promised. Verdura’s filed completion date was March 2025; EdgeProp reported the second quarter of 2025 and StarProperty reported it completed in May 2025. A developer that delivers its first phase on or about its filed date has earned a measure of confidence for the second, and a Talisa buyer can go and look at the result.
Reported gross development values, all press figures: Verdura RM961 million in one report and RM1 billion in another, Talisa RM1.1 billion, and RM3.01 billion for the whole development. The developer’s own language runs to “The Meeting Point of Nature and Urban Living”, “where the fusion of cosmopolitan elegance and natural serenity creates a harmonious retreat”, and “Modern Living, Beauty of Nature”. It describes itself as “the result of the depth of wisdom and breadth of experience between two established developers” with “Over 30 Years of Development Experience”, and leans on 8 units per floor as its privacy proposition.
On certification, read the wording carefully. StarProperty reports a GreenRE provisional silver rating for Talisa; EdgeProp writes “GreenRE Silver-certified”; the developer’s own site displays a GreenRE tile image with no certification level in text. Provisional and final certification are materially different. The green features the press does report are specific and creditable — LED lighting with a stated 40 per cent electricity saving, VVVF energy-efficient lifts, rainwater harvesting, drought-tolerant landscaping, low-VOC paints, green cement, six EV chargers with priority bays and cross-ventilated corridors. Separately, the developer’s site carries an awards badge image with no award named anywhere on the site. No award win is claimed on this page, because none can be verified.
The developer’s legal name and registration number, the licence and APDL numbers, the tenure, the encumbrance, the unit counts, the completion dates and the statutory price bands are taken verbatim from the statutory advertisement particulars published on bangsarhillpark.com. The ownership history is from Sunsuria’s and Suez Capital’s own announcements. Gross development values, completion reporting, acreage figures, storey figures and the GreenRE descriptions are from The Edge, EdgeProp and StarProperty as attributed.
Bangsar Hill Park: the questions buyers actually ask
Is this a BRDB project?
What is the difference between Talisa and Talisa II?
Which phase is finished, and which is still building?
Is it freehold or leasehold, and is there anything unusual about the title?
How many units in total?
How far is the LRT?
How many storeys are the towers?
How big is the site?
How many bathrooms does each layout have?
Do the Verdura and Talisa layouts have the same sizes?
Is the GreenRE Silver rating certified?
Can a foreigner buy here?
What is not on this page?
Want the Talisa layouts — and a look at the finished phase?
The single best thing you can do on this project is walk Verdura before you commit to Talisa: same developer, same site, already built. Ask for that, along with the stamped floor plan, the bathroom count and the car park allocation for your layout.
This page is information, not an offer, and nothing on it forms part of a contract. The statutory figures are reproduced from the advertisement particulars published by the developer on the Talisa and Verdura pages of bangsarhillpark.com. Talisa’s permit is current; Verdura’s expired on 12 February 2025 following that phase’s delivery. Verify every figure against the sale and purchase agreement and the developer’s current documents before you commit.

I read the statutory particulars before I talk about a project, which is why this page opens by correcting the developer’s identity and by telling you that Talisa II is the same registered scheme as Talisa rather than a new phase. If you want the Talisa layouts, the bathroom counts the developer does not publish, or a walk through the completed Verdura phase before you decide, message me and I will arrange it.
Published 30 September 2026 · Both phases’ statutory advertisement particulars read from the Talisa and Verdura pages of bangsarhillpark.com on 30 September 2026. Talisa’s APDL is current to 3 July 2027; Verdura’s expired on 12 February 2025 after that phase was delivered. Images are the developer’s own, verified through its media library; all have empty alt text on the source site, so most captions are inferred from page section rather than developer captions.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The brochure a salesperson hands you can be reissued. This one cannot.
Read from teduh.kpkt.gov.my on 2026-10-23, project code 7997-3. Re-read weekly.
What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
