New launch and housing projects in Bukit Bintang

Three verified developments are listed here for Bukit Bintang. Two are leasehold and one has no tenure published. None of the three has a price on record, so this page shows no price band — for the busiest retail address in Kuala Lumpur, that absence is itself the finding.

Where they sit. Pavilion Square Kuala Lumpur and its companion Pavilion Square Corporate Suites are across the road from Pavilion Kuala Lumpur, about 900 m from Tun Razak Exchange and about 1.3 km from KLCC, inside the walking catchment of MRT Bukit Bintang, MRT Conlay and the Raja Chulan and Imbi monorail stations, with Prince Court Medical Centre about 1.1 km away. Both topped out in May 2026. The residential tower runs 67 storeys and 960 units at 504 to 1,272 sq ft, with more than 70,000 sq ft of facilities; the corporate suites are 25 storeys and 106 strata offices at 1,093 to 2,464 sq ft. Branniganz Suites is on Jalan Imbi — one 50-storey tower, 759 units, 344 to 678 sq ft across seven published layouts, a short walk to the Bukit Bintang MRT and monorail, about 800 m from Pavilion and about 1.2 km from TRX, with provisional GreenRE Gold.

What a non-citizen needs. Kuala Lumpur applies a flat RM1,000,000 floor to both strata and landed residential, with consent from the Federal Territory land working committee under section 433B of the National Land Code and no state levy. Strata offices such as the corporate suites follow the commercial route instead: registration in a Malaysian-incorporated company, per the Ministry of Economy guideline of 13 July 2022. The 8% non-citizen stamp duty from 1 January 2026 applies to residential only.

What cannot be answered yet. No price. No advertising permit particulars. Branniganz publishes no tenure at all, which for a 759-unit tower is unusual enough to be worth asking about directly. Until a developer price list exists, nobody can say whether these clear the RM1,000,000 foreign threshold, and this site will not estimate one. Kuala Lumpur carried 4,181 unsold completed serviced apartments and 3,733 unsold residential units in NAPIC's 1Q2026 count, so the district is not short of finished stock while these three are being built.
