Two verified developments are listed here for Seputeh, and neither publishes a price, so this page shows no price band. Aetas Seputeh is a freehold scheme on a 1.57-acre site acquired in 2023, proposed as two 38-storey blocks holding 126 luxury apartments with a stated gross development value of RM320 million, by Ardent Residence Sdn Bhd, a wholly-owned subsidiary of Avaland Berhad. Unit sizes, mix, facilities and maintenance fee are all unpublished. TRIA Residences at 9 Seputeh is a completed development by Malaysian Resources Corporation Berhad within the 9 Seputeh masterplan on the Old Klang Road corridor; MRCB publishes neither tenure, unit count nor unit sizes for it.
On location, Aetas publishes Mid Valley Megamall at 2 km, the Kuala Lumpur city centre at about 8 km, two named schools within 5 km, and the Federal Highway and New Pantai Expressway as access routes. MRCB publishes no distance from TRIA to Mid Valley, Bangsar, the city centre or the nearest rail station, so none is quoted here.
Both sit in the Federal Territory, where a non-citizen must transact at RM1,000,000 or above per unit and consent under section 433B of the National Land Code is granted by the Kuala Lumpur Land Working Committee, applied for after the agreement is signed. Whether either qualifies is unanswerable until a price exists. At TRIA specifically, because it is completed and the tenure is not published, ask for a strata title search on the actual parcel before you commit to anything.
