Myra Saujana @ Dengkil — Mukim Dengkil, Daerah Sepang, Selangor

253 landed units across five registered phases — two-storey terrace and semi-detached houses, every phase filed Schedule G, every phase freehold. Licensed developer OIB PROPERTIES (PRV) SDN. BHD., 1085936-T (201401009857), KPKT code 19355. The Myra brand belongs to Bursa-listed Oriental Interest Berhad — not Gamuda Land.

I reply with the filed HIMS advertisement brochures, the developer’s own APDL certificate and the KPKT register records for all five phases — not a brochure summary.

Myra Saujana @ Dengkil at a glance

Twenty facts, each with the document that prints it. Where nothing is printed — the land area, the lots on four of five phases, the landowner’s name, a single distance in metres — the row says so rather than filling the gap. On this project the blanks are a large part of the story.

Registered scheme name
MYRA SAUJANA“nama”: MYRA SAUJANA on all five register records 19355-1 to 19355-5, and on the developer’s own APDL certificate. There is no separate “Residensi” name and no bracketed Malay alias on any phase — a positive finding. But the filed brochure headings are not consistent with the register: Phase 4’s reads MYRA SAUJANA FASA 4, Phase 3’s reads Myra Saujana OIB Gallery — the name of the sales gallery, not a scheme — and Phase 5’s brochure prints no scheme-name field at all.
Licensed developer
OIB PROPERTIES (PRV) SDN. BHD.Registration 1085936-T (201401009857) (the old and new SSM forms printed together on the APDL certificate), KPKT developer code 19355, register status Aktif, mempunyaiKesalahan null on all eight phase records — no recorded offence. This is the entity you contract with and sue.
The brand is not the developer
Myra belongs to OIB, not Gamuda Land“The Myra brand is a product of OIB Marketing Sdn Bhd” (200901008425 / 851411-M) on every page of myra.com.my. Ultimate group: Oriental Interest Berhad, 199301017406 (272144-M), Bursa ticker 5827. The KPKT register was searched for GAMUDA: six Gamuda developers come back and not one holds a scheme named Myra anything. Nothing Gamuda appears on this page.
Developer’s licence
19355/04-2031/0082(R), valid 10/04/2026 – 09/04/2031Live. And here is the trap: every published Myra Saujana document prints the previous serial, 19355/04-2026/0768, which expired 09/04/2026 — suffix (R) on the Phase 3 and Phase 4 brochures and (A) on the Phase 5 brochure, plus the same expired serial on the APDL certificate. The serial changed at renewal (0768 → 0082), so it is a new number, not a suffix flip.
Advertising permit, Phase 4 — the phase being sold
BOTH GENERATIONS LAPSEDThe filed brochure prints the permit as the literal placeholder xxxxxxxxxxxxx. The developer’s own APDL certificate, still served from its website, is the first-generation permit 19355-4/09-2025/1084(N)-(L), expired 25/09/2025. The register’s live record is 19355-4/09-2026/0786(R)-(L), which expired 25 September 2026 — with no successor in the register as at 8 October 2026. A licence and a permit are different instruments; here one is current and the other is not.
Advertising permit, Phase 5
19355-5/02-2027/0146(N)-(L), 20/02/2025 – 19/02/2027Inside its validity window but marked (N) — inactive — in the register’s own coding, with no active (A) counterpart printed. The Phase 5 brochure leaves both permit fields completely blank, not even a placeholder. Phase 3’s permit field is also empty in its brochure.
Total units
253 across five phasesFiled: 63 (-1) + 76 (-2) + 66 (-3) + 28 (-4) + 20 (-5). PropertyGuru says “654 Total units” and iProperty says “76” — the same project id 14388 on two sites with one owner, giving two different and equally unsupported totals. PropertyGuru’s 654 matches nothing filed and may be scooping in Myra Embun (594) and Saujana Idaman (286). EdgeProp’s Phase 4 record says 28, which matches.
Built form, as filed
Two-storey terrace and semi-detachedRegister jenis: Rumah Teres (phases 1, 2, 3) and Rumah Berkembar (phases 2, 3, 4, 5). Brochures: Rumah Teres Dua Tingkat, Rumah Berkembar Dua Tingkat, Rumah Semi-D Dua Tingkat. Two storeys on every phase. Note that PropertyGuru and iProperty both file this landed, individual-title scheme under a /condo/ path.
Sale contract
Schedule G on all five phasespjb.jenis: Jadual G on 19355-1 to 19355-5. That is the statutory contract for landed property with individual titles. Every one of the 253 units is inside the HDA: statutory sale contract, statutory liquidated damages, statutory housing development account. No SOHO, no SOFO, no serviced apartment, no office suite, and therefore no non-HDA parcel anywhere in Myra Saujana. Not printed on any brochure — recoverable only from the register.
Tenure
freehold — Hak Milik KekalPrinted on all three reachable brochures (phases 3, 4, 5). There is no lease expiry to disclose. Bebanan is Tiada on phases 3, 4 and 5. Sekatan Kepentingan is Tiada on phases 3 and 5 but is absent entirely from the Phase 4 brochure — so on Phase 4 that is a blank, not a confirmed “none”.
Housing development account
OCBC Bank (Malaysia) Berhad, HDA 1501023117, opened 22/09/2023Printed on the Phase 4 APDL certificate. A separate HDA account is a statutory requirement under Schedule G, and this is one of the few things the certificate prints that the brochure does not.
The landowner
NOT NAMED — and required to be a party to every SPAThe Phase 4 APDL certificate requires the Tuan Tanah to be a party to every Perjanjian Jual Beli, records Unit simpanan Tuan Tanah as 0, and leaves the Tuan Tanah field itself BLANK. So the developer is not the registered proprietor of the Phase 4 land. No source names the landowner; no joint venture, share split or equity arrangement is published by anyone. A real conveyancing point — put it to your own solicitor.
Land area
NOT PRINTED on any phaseNo filed document prints a Keluasan Tanah. The register’s keluasan is a per-unit square-metre figure, not a parcel size. Consequence: density cannot be computed, and no density figure appears on this page. The only land figures in existence are press figures for the whole 101-acre masterplan — 50 acres of which is the commercial parcel carrying Myra Embun and Saujana Idaman.
Approving authority
Majlis Perbandaran Sepang (MPSepang)Printed on the APDL certificate and on all three reachable brochures. Plan approvals: MPSEPANG.600-34/3/610(9), approved 03/04/2023 (Phase 4); MPS 600-34/3/293.Jld.3 (Phase 3); MP SEPANG 600-34/3/293.JLD.3(4) (Phase 5). MPSepang has jurisdiction over Mukim Dengkil — which is what settles the district question against the press.
Where it is, as filed
Mukim Dengkil, Daerah Sepang, SelangorPrinted in exactly that form on the APDL certificate; the register files daerah: Sepang, negeri: Selangor on -1 to -4 (and -, i.e. blank, on -5). The Edge calls it “Sungai Merab, Kajang”, which is wrong — Kajang is Daerah Hulu Langat. Four consumer sources say “Sungai Merab”; no filed document uses that name at all. The brochures print Taman Desa Jenderam Hilir, 43000 Dengkil — as the sales gallery address, because no filing prints a site address.
Lot numbers
Phase 4 only: LOT 123376 – LOT 123403 (28 lots)Listed individually on the Phase 4 APDL certificate. Phases 1, 2, 3 and 5 have no lot or PT reference in any reachable source. One lot is printed as “LOT 1123401”, a digit too many and almost certainly a typo for LOT 123401 — printed here as filed.
Filed statutory price ranges
Phase 4 RM2,209,920 – RM3,377,160 · Phase 5 RM1,468,320 – RM2,298,600 · Phase 3 RM1,036,500 – RM1,923,200Harga minima and maksima exactly as the filed HIMS brochures print them, per filed type. The registry band on Phase 3 is a SPLICE: the public register runs the terrace row from RM674,700 against the brochure’s RM1,036,500 for the same 46 units — a gap of RM361,800. Phases 4 and 5 match the brochures exactly. This is marketing information. It is not a price list, not a quotation and not an offer.
Delivery record
Phases 1 and 3 certified AFTER their statutory dates with no extensionPhase 1: CCC 27 Aug 2020 against a 13 Apr 2020 deadline, pindaan Tidak. Phase 3: CCC and vacant possession both 11 Aug 2023 against 19 Jul 2023, pindaan Tidak. Only Phase 2 has an approved extension — +6 months, 24→30, revised to 18 Mar 2022 — and its CCC landed inside it, on 10 Feb 2022.
The live phases
Phase 4 97.50% · Phase 5 80.00%, both LancarStatutory vacant possession deadlines 22 Aug 2027 and 3 May 2027 — comfortably ahead, so do not call them late. But both brochures print Tarikh Jangka Siap: Januari 2026, about nine months ago. Behind the brochure’s own target, not behind the law. And Phase 4’s own filed brochure records 27 of 28 units unsold — as at its 29 August 2025 filing.
Awards and green
None, and none borrowedNo award is claimed by the project, the brand or the group, and the press mentions none. The EdgeProp Singapore “Myra” award belongs to SDB Asia’s unrelated Singapore condominium — refused. All four GreenRE tiers were read: Myra Saujana appears in none, and the Bronze row that says “Myra Idaman” belongs to Myra Gardens Sdn Bhd, a different licensee. The tables truncate, so the honest wording is “no entry in the reachable portion”. GBI returned 404 — unknown, not absent.

This page is organised the way a buyer actually asks — starting with the permit problem that no marketing source on this project mentions.

The honest part

Eleven things about this project that do not add up — and the source for each

Each card states what the government record says, what the marketing says, and who published which. Nothing here is inference unless the card says so.

📄

Both generations of Phase 4’s advertising permit have lapsed

The phase being sold now is being advertised on a permit the register shows as expired. Three things are wrong at once on the developer’s own surfaces. The filed HIMS brochure prints the APDL as the literal placeholder xxxxxxxxxxxxx, so from the brochure alone the question cannot be answered. The APDL certificate the developer still serves from its own website is the first-generation permit 19355-4/09-2025/1084(N)-(L), expired 25/09/2025, with the register’s own (N) = inactive suffix. And the register’s live record, 19355-4/09-2026/0786(R)-(L), expired on 25 September 2026 with no successor filed as at 8 October 2026. Phase 5’s live permit is inside its window but also carries the (N) inactive suffix.

🔓

A licence and a permit are different things — and every published document prints an expired licence

A developer’s licence lets the company develop at all; an APDL lets it advertise and sell a specific phase. Here the licence is current and the Phase 4 permit is not. But the licence has its own problem: both filed brochures and the APDL certificate print 19355/04-2026/0768, which expired 09/04/2026 — with suffix (R) on phases 3 and 4 and (A) on phase 5. The live licence is a different serial: 19355/04-2031/0082(R), to 09/04/2031. The number changed at renewal, so a solicitor verifying the brochure’s serial on the register searches a dead number.

📅

Two phases were certified after their statutory delivery dates with no extension at all

Phase 1: statutory vacant possession 13 April 2020, pindaanTempohSerahKosong Tidak, CCC filed 27 August 2020 — about four and a half months late against the only deadline there was, and the register records no vacant possession date at all, so delivery cannot be dated. Phase 3: statutory vacant possession 19 July 2023, pindaan Tidak, CCC and vacant possession both 11 August 2023 — 23 days late. Only Phase 2 has an approved +6-month extension of time (24→30 months, revised to 18 Mar 2022) and its CCC landed inside it. The sibling Myra Embun’s 12-month extensions are not carried onto this page.

📍

One licence serial carries THREE different schemes

19355-1 to -5 = MYRA SAUJANA: 253 two-storey landed units, Schedule G, individual titles. -6 and -7 = MYRA EMBUN: 25-storey Pangsapuri Servis, 297 units per phase, Schedule H, not started, about 0.79 km east (my arithmetic on the filed coordinates). -8 = PANGSAPURI SAUJANA IDAMAN: a third “Saujana” — 286 affordable units, 21 storeys, a flat RM290,000 filed price, and a brochure carrying State consent, a five-year transfer restriction and LPHS letters that appear in no Myra Saujana brochure. No consumer source lists Idaman at all. -9 and -10 are 404.

📐

“Jenis C” means two completely different houses in two filings by the same developer

Phase 3 brochure: Jenis C = a 2,130 sq ft two-storey TERRACE on 22′×70′. Phase 4 brochure: Jenis C = a 3,429 sq ft two-storey SEMI-D on 40′×80′ — the one the microsite calls Type E. And the press runs a third system: the NST and The Edge call Phase 3’s semi-Ds “Type C” (2,338 sq ft) and “Type D” (2,691 sq ft), while the filing calls those same two houses Jenis A and Jenis B — built-ups and lots matching exactly, only the letters differing. Never quote a bare type letter on this project without naming the phase and the document.

💵

The registry price band on Phase 3 is a splice

Government register, Phase 3 terrace row: from RM674,700. Filed brochure, same 46 units: from RM1,036,500. A RM361,800 gap on identical units. The register’s two semi-D rows run from RM989,500 and RM1,065,400 against brochure minima of RM1,520,000 and RM1,636,600, and the register’s unit-count-to-row mapping is the reverse of the brochure’s. Phases 4 and 5 match their brochures exactly, which is what identifies the splice as specific to the older phases — a band stitched across two permit generations. Both figures are public records, so both appear, labelled.

🏗

Phase 4’s own statutory brochure records 27 of 28 units unsold — at 97.5% built

Bilangan Unit: 28 unit · Baki Unit belum Dijual: 27 unit, printed in the developer’s own filed advertisement, against a register showing 97.50% construction progress. Date limitation, stated honestly: that is the 29 August 2025 filing, so it is the count as at that date, not today. For contrast, Phase 3’s filed brochure recorded only 9 unsold of 66 — a near-sellout. Treat this as an inventory and negotiating fact, not a verdict.

🗺

The press puts this project in the wrong district, and in a locality no filing uses

The Edge (18 Nov 2024) prints “Myra Saujana (Sungai Merab, Kajang)”. Kajang is Daerah Hulu Langat; every filed document says Daerah Sepang, under MPSepang, whose jurisdiction covers Mukim Dengkil — and all three plan-approval references are MPSepang files. On the locality, four consumer sources say “Sungai Merab” (The Edge twice, the NST, and PropertyGuru/iProperty, which are one publisher) while no filed document uses that name anywhere. The filings print Taman Desa Jenderam Hilir, 43000 Dengkil — and even that is the sales gallery address, because no filing prints a site address at all.

📏

Density cannot be computed, so no density figure appears on this page

No filed document prints a land area for any phase, and the register’s keluasan is a per-unit square-metre figure, not a parcel size. The only land figures that exist are press figures for the whole masterplan: 51 residential acres + 50 commercial = 101 acres. Dividing 253 houses by 101 acres is wrong because the 50 commercial acres carry Myra Embun and Saujana Idaman — 880 strata units on which Myra Saujana has nothing; dividing by 51 is wrong because that is the whole residential masterplan including unfiled phases. Right denominator, incomplete numerator, either way.

🚂

No distance, and not one rail station, is published by anybody

Checked on the developer’s microsite (whose location section is a single flat image with no text), the Phase 3, 4 and 5 brochures, the APDL certificate, PropertyGuru, iProperty, EdgeProp, The Edge ×2 and the NST. Every one names places; not one attaches a number. And no source names any LRT, MRT, KTM or ERL station — the portals’ “public transport” fields list only highways. That is itself the finding: a car-dependent landed scheme whose publishers all sell access by expressway. No distance and no station is invented here.

🏆

No awards, no green rating — and two near-misses refused

Myra Saujana has won nothing, and neither has the Myra brand or OIB: no awards page on the brand site, none on the group site, none on the microsite, none in the press. The award that tries to attach itself — EdgeProp Singapore Excellence Awards 2024, Top Boutique Development — belongs to “Myra”, an 85-unit condominium in District 13, Singapore, by SDB Asia. Refused. On green, all four GreenRE tiers were read and Myra Saujana is in none of them; the Bronze row reading “Myra Idaman” belongs to Myra Gardens Sdn Bhd, a different licensee in a different district. The tables truncate, so the wording is “no entry in the reachable portion”; GBI returned 404, so GBI status is unknown, not absent.

Project DNA

What is actually being built, and the dated record behind it

The statistics band carries only figures a filing, the government register or a named source published — and there is deliberately no density tile, because no land area exists to compute one from. The facilities columns separate what the developer publishes per unit from what it asserts about the estate, what only a portal carries, and what nobody publishes at all.

Features — what the developer publishes per unit, and everything that sits outside it

There is no facilities-by-level schedule, because this is a landed, individual-title scheme with no strata common property — saying otherwise would be importing a high-rise template. What exists is per-unit features published by the developer, estate-level features asserted without specification, and a portal list the developer never adopted.

Per unit — the developer’s own type cards

Published by the developer, with the qualifiers it prints
  • EV charging and solar POINTS — all types. The microsite itself states the devices are not included. This is the landed equivalent of “space only”: a conduit and an outlet, no charger and no panels. It is the most over-read feature on this project, and no circuit, rating or specification is published
  • Rainwater harvesting — published as a feature, with no capacity and no specification
  • Auto gate POINT — a point, not a gate
  • Parcel box — and the developer’s own qualifier is “not all units are eligible”, unquantified. Which units qualify is not published
  • Car porch — Type E up to 3 cars; Types F and G up to 2. A marketed type attribute, not a filed field
  • Anjung Kereta — the only car-related term in any filed brochure. Tempat Letak Kereta is NOT PRINTED on any phase

Estate-level — asserted, with nothing behind the name

Named by the developer, unspecified
  • Playground and park — present in the developer’s gallery images only. There is no text schedule for either
  • “Gated community” — asserted on the microsite with no guardhouse, no fencing specification and no management arrangement published
  • The Tepak Sireh (betel-set) masterplan concept, with five named sections — Sirih, Gambir, Tembakau, Pinang, Kapur — each with its own logo asset. No source maps any section name to a registered phase index, so the five cannot be matched to 19355-1…-5

Carried only by a portal — not by the developer

Attributed, not adopted
  • 24-hour security — PropertyGuru and iProperty only. Not on any developer surface reached
  • Perimeter fencing — the same two portals only
  • Jogging and bicycle track — the same two portals only
  • Playground as a facility — the portals list it as one; the developer shows it in the gallery only
  • And a reminder about those two sources: PropertyGuru and iProperty are both owned by PropertyGuru Group, their Myra Saujana pages share the same amenity lists and the same project id (14388) — so they are ONE source, not two
  • A foreign aggregator also lists “parking”, a “kids’ playground” and “near supermarket” while calling this landed freehold scheme a “2-floor apartment building, monolith construction”, naming a developer that exists in no register, quoting US dollars and rendering its nearby-places section as the literal placeholder %name%. Nothing from it is used here.

Not published, therefore not on this page

Ask me and I will put it to OIB Properties (PRV) Sdn Bhd in writing
  • A facilities schedule of any kind from the developer — no facilities list page, no level plan, no site plan with labelled amenities. Everything above is read off type cards and gallery images
  • Who maintains the gate, the park, the playground and the security after handover, under what instrument, and at what charge. Because the titles are individual, not strata, there is no management corporation, and no source names a residents’ association, a service charge, a sinking fund or a security contract. The single largest unanswered question on this scheme
  • The specification of the EV and solar points — what circuit, what rating, what is actually installed
  • Which units are eligible for the parcel box
  • Tempat Letak Kereta as a filed field — absent from every brochure on every phase
  • The project’s land area, on any phase, jointly or separately — which is why there is no density figure on this page
  • Lot or PT numbers for phases 1, 2, 3 and 5; Phase 2’s approving authority and plan-approval reference; phases 1 and 2’s filed brochures (brochureUrl: null and 404 on both HIMS path forms)
  • Phases 1 and 2’s filed vacant possession dates — the register’s VP field is - on both, so delivery cannot be dated on the two earliest phases, only certification
  • The landowner’s name — required by the APDL certificate to be a party to every SPA, and named by nobody
  • Bedrooms and bathrooms for Phase 3’s three types — not printed in the filing; the register files 0 / 0 on two of its three rows
  • Current construction progress and a current vacant possession estimate — the developer’s own site-progress page stops at 2024 Q4 and publishes no percentage, no milestone and no date
  • Whether Phase 4’s APDL has been renewed since 25 September 2026 — not in the register as at 8 October 2026
  • The main contractor, the consultants and the contract sum. No Bursa announcement for Myra Saujana was found; a construction-data site paywalls every company name, the full address and all specifications, and its free view carries a status that was already years stale when read

Dated record — five phases, the filings and the KPKT register

13 Apr 2018tarikhPjbPertama — first SPA on Phase 1 (63 terraces). On the original 24-month Schedule G period, statutory vacant possession fell due 13 April 2020. Permit 19355-1/03-2020/0275(P) ran 17/03/2018 to 16/03/2020.
18 Sep 2019First SPA on Phase 2 (76 units). Statutory vacant possession 18 September 2021. An earlier permit row, 19355-2/05-2021/0408(P) (04/05/2019 – 03/05/2021), is on file marked Tamat.
13 Apr 2020Phase 1’s statutory vacant possession date — and pindaanTempohSerahKosong is Tidak, so no extension was ever approved.
27 Aug 2020Phase 1 CCC filed — about four and a half months after the only deadline there was. The register records no vacant possession date at all for this phase, so delivery cannot be dated, only certification.
19 Jul 2021First SPA on Phase 3 (66 units). Statutory vacant possession 19 July 2023; the brochure’s own target was Julai 2023. Phase 3 was also the phase marketed under Maybank’s HouzKey rent-to-own structure, per the NST and The Edge — terms withheld here, and no current developer surface mentions it.
18 Sep 2021Phase 2’s original statutory vacant possession date. Superseded by the only approved extension on this project: +6 months, 24→30, revised to 18 Mar 2022.
10 Feb 2022Phase 2 CCC filed — about five weeks INSIDE the revised date. The one phase where the extension did its job. About four and a half months past the original date, and properly covered.
10 Apr 2023Developer’s licence 19355/04-2026/0768(R) takes effect for three years, issued 14/03/2023 — the serial that every published Myra Saujana document still prints. Phase 3’s permit 19355-3/04-2024/1001(R)-(L) runs from the same day.
3 Apr 2023Phase 4’s building plan approved: MPSEPANG.600-34/3/610(9), Majlis Perbandaran Sepang.
19 Jul 2023Phase 3’s statutory vacant possession date — pindaan Tidak, no extension.
11 Aug 2023Phase 3 CCC AND vacant possession both filed — 23 days after the statutory date, with no approved extension.
22 Sep 2023Housing development account opened: OCBC Bank (Malaysia) Berhad, HDA 1501023117 (Phase 4 APDL certificate).

20 Feb 2025Phase 5’s APDL takes effect: 19355-5/02-2027/0146(N)-(L) to 19/02/2027. Inside its window, but carrying the register’s (N) = inactive suffix, with no active (A) counterpart printed.

9 Apr 2026Expiry of the licence serial printed on every published Myra Saujana document. The live licence is a different number, 19355/04-2031/0082(R), running 10/04/2026 to 09/04/2031.
25 Sep 2026THE GOVERNING DATE ON THIS PAGE: Phase 4’s live advertising and sales permit expired. No successor appears in the KPKT register as at 8 October 2026. An expired APDL is a compliance matter between the developer and the Housing Controller and does not of itself void a signed SPA — but the phase is being advertised on it. Re-check the register on the day.
8 Oct 2026Every figure on this page verified against the KPKT TEDUH records for 19355-1 to 19355-8, the filed HIMS brochures for phases 3, 4 and 5, the developer’s own MS4_APDL.pdf certificate, all four GreenRE rating tiers, the Selangor affordable-housing register, and the named press and portal sources below.
3 May 2027Phase 5’s statutory vacant possession deadline on its original 24-month period. No extension on file.
22 Aug 2027Phase 4’s statutory vacant possession deadline. No extension on file — and comfortably ahead, which is why neither live phase should be called late.
Layouts

The filed schedule, the marketed schedule and the press schedule — shown side by side

Read this before you read any size or type letter about Myra Saujana anywhere. Three separate lettering systems are in circulation and the same letter means two different houses in two filings by the same developer. So this section prints the filed schedule type by type, names the microsite’s letter alongside, and sets out where the press differs — rather than picking one and hiding the rest.

FILED — Phase 4, Jenis C, 3,429 sq ft semi-D — the microsite’s “Type E”

The phase being sold now. Built-up and lot size agree exactly between the filing and the microsite. Bedrooms are the interesting part: the brochure prints none, the register files 6, and the microsite says “5 + 1 Senior Suite” — which is consistent if the Senior Suite is the sixth room. Bathrooms: register 5, microsite 5 — they agree. The trap is the letter. The filing calls this Jenis C; the microsite calls it Type E; and Jenis C in the Phase 3 filing is a 2,130 sq ft terrace, a completely different house. The “4+1” and “5 + 1 Senior Suite” counts are marketing room counts, not filed ones — the register files plain integers. No dual-key claim is made by any source on this project, and none would be supported.

Ask for the Phase 4 floor plan and unit schedule
No floor plan is republished here. The developer hosts floor-plan artwork for Types F and G on its own site, but none of it was individually verified for this page and no source publishes a readable, attributable plan, so nothing is reproduced rather than captioned on a guess.

FILED — Phase 5, Jenis F, 2,497 sq ft — the one type where everything agrees

Source: the filed HIMS brochure for 19355-5 · 16 units

Rumah Semi-D Dua Tingkat2,497 sq ft filedLot 40′ × 65′5 Bilik Tidur — filed4 Bilik Air — filedCar porch up to 2 — marketedRM1,468,320 – RM1,759,080 filed

This is the only type on the whole project where the statutory filing and the marketing match on every single field — built-up, lot, bedrooms, bathrooms. Worth saying out loud, because the rest of this section is disagreement. The filing is also unusually complete here: Phase 5’s brochure is the only one that prints bedroom and bathroom counts per type. Note what is still missing even so: Tempat Letak Kereta is not printed, nor is the Jadual, nor any Bumiputera discount field — the “up to 2 cars” is the microsite’s, not the filing’s.

Ask for the Phase 5 Type F plan
No plan republished, for the same reason as Type F: nothing attributable and readable is published by any source.

FILED — Phase 5, Jenis G, 3,261 sq ft — and the microsite prints 3,621

Source: the filed HIMS brochure for 19355-5 · 4 units · a 360 sq ft disagreement

The statutory filing says 3,261 sq ft; the developer’s own microsite says 3,621 sq ft. The two figures are a digit transposition of each other and they are 360 sq ft apart — which on a house of this size is a material difference, and on a per-square-foot calculation it is a big one. Lot size, bedrooms and bathrooms all agree. This page publishes the filed 3,261 sq ft and records that the microsite prints 3,621, because the filing is the document that governs the SPA. Only four of these exist. Ask for the measured built-up on the actual unit before you sign.

Ask which built-up is correct for Type G
No floor plan is published for any Phase 3 type by any source, and the phase is complete, so nothing is republished here. Bedrooms and bathrooms are NOT PRINTED in the filing; the register files 0 / 0 on two of its three component rows, and only the press supplies “4+1 / 4” and “4+1 / 5”.

FILED — Phase 3’s three types, and where the press letters go wrong

Source: the filed HIMS brochure for 19355-3 · 66 units, completed, CCC 11 Aug 2023

Jenis C terrace 2,130 sq ft · 22′×70′ · 46 unitsJenis A semi-D 2,338 sq ft · 40′×65′ · 12 unitsJenis B semi-D 2,691 sq ft · 40′×75′ · 8 unitsBedrooms NOT PRINTEDBathrooms NOT PRINTEDRegister files 0/0 on two rows

Here is the whole type-letter problem in one card. The press — the NST and The Edge — call Phase 3’s semi-Ds “Type C” (2,338 sq ft) and “Type D” (2,691 sq ft). The filing calls those same two houses Jenis A and Jenis B — built-ups and lot sizes matching the filing exactly, only the letters differing. Meanwhile the filing’s own Jenis C is the 2,130 sq ft TERRACE the press calls a “superlink”. Filed statutory prices, as printed: Jenis C RM1,036,500 – RM1,648,300, Jenis A RM1,520,000 – RM1,923,200, Jenis B RM1,636,600 – RM1,820,300. This is also where the registry splice bites — the public register runs the terrace row from RM674,700, RM361,800 below the brochure. This is marketing information. It is not a price list, not a quotation and not an offer.

Ask which Phase 3 letter is which
Neither phase has a reachable statutory brochure. The register returns brochureUrl: null for 19355-1 and 19355-2, and both HIMS path forms return 404. So their filed prices, built-ups, lot sizes, plan references and completion targets are unrecoverable — and that is stated rather than papered over with the press figures.

PHASES 1 AND 2 — no filed brochure exists to reach, and the press prints a frontage no filing supports

Source: register component rows only · brochureUrl: null on both, 404 on both HIMS path forms

Phase 1: 63 Rumah TeresPhase 2: 56 teres + 12 + 8 berkembarBuilt-ups NOT RECOVERABLELot sizes NOT RECOVERABLEPress: 45′ frontage — unsupportedRegistry band only

What exists for these two phases is the government registry band only: Phase 1 RM629,000 – RM988,000; Phase 2, per component row, RM1,123,087 – RM1,717,502 (terrace), RM1,589,722 – RM1,919,559 (12 semi-D) and RM1,778,188 – RM1,921,045 (8 semi-D). Labelled as registry bands, not as filed brochure figures. This is marketing information. It is not a price list, not a quotation and not an offer. On the press schedule: The Edge’s November 2024 Phase 2 report prints 2,370 sq ft corner / 2,338 sq ft intermediate superlinks on 22′×70′, a “Semidee Type A” 2,545 sq ft on 40′×75′ and a “Semidee Type B” 2,700 sq ft on 45′×75′ — and a 45-foot frontage appears nowhere in any filed document on this licence. Phase 2’s brochure is unreachable, so this cannot be settled: treat those built-ups and lots as press-reported, not filed. One press claim can be settled, and it is wrong: The Edge says Phase 3 was the first Myra Saujana phase to offer semi-detached homes, but the register files 20 Rumah Berkembar units in Phase 2 with CCC on 10 February 2022 — before Phase 3 — and The Edge’s own later article describes Phase 2 semidees. Refused.

Ask for the Phase 1 and Phase 2 filed particulars
The register files a per-unit keluasan in square metres, and it is not the same number as the brochure’s built-up in square feet. There is no drawing to show, only a caution about reading the field.

WHAT THE REGISTER HOLDS — and why its area field is not the brochure built-up

Source: the KPKT TEDUH component rows for 19355-1 to 19355-5

keluasan in m², not sq ftP1: 227P2: 396 · 435 · 314P3: 143–323 · 242–294 · 279P4: 319P5: 232–303Bilik 0/0 on several rows

On Phase 4 the register’s 319 m² is about 3,434 sq ft against a brochure built-up of 3,429 sq ft — so there the register’s keluasan plainly is the built-up, in metric, rounded differently. But on Phase 3 the terrace row reads 143–323 m² against a single brochure built-up of 2,130 sq ft (about 198 m²) — the register’s range brackets the brochure figure rather than matching it. So treat the register’s keluasan as indicative only, and read the brochure’s square feet as the filed built-up. Two further cautions on this field set: the register files bilik and bilik air as 0 / 0 on Phase 1 and on four of the seven component rows across phases 2 and 3 — not recorded, not “none”. And the component field peratus is the construction-progress percentage, not a Bumiputera quota and not any kind of price concession — it is easy to misread and it is read correctly here.

Ask for the measured built-up on a specific unit

Every size, lot dimension, unit count and price figure above is the filed statutory one unless the card says otherwise, read from the HIMS advertisement brochures for 19355-3, 19355-4 and 19355-5 and from the KPKT TEDUH component rows. The microsite’s figures and the press figures are labelled as such wherever they differ, and no figure has been converted, averaged or reconciled — where two documents disagree, both appear. This is marketing information. It is not a price list, not a quotation and not an offer.

Location

Mukim Dengkil, Daerah Sepang — what the filings prove, and the distances nobody publishes

The pin below is the registered coordinate from the KPKT project record for Phase 4, not a guess. Location on this project needs settling carefully, because four consumer sources put it in a locality no filing names and one of them puts it in the wrong district altogether.

Open in Google Maps
Mukim Dengkil · Daerah Sepang · Selangor — filedPBT: Majlis Perbandaran Sepang (MPSepang)Gallery address: Lot 3625, Jalan Utama 1, Taman Desa Jenderam Hilir, 43000 Dengkil — the sales gallery, not the site“Sungai Merab” and “Kajang”: in NO filed document

No filed document prints a site address as such. The address on the Phase 4 and Phase 5 brochures — Lot 3625, Jalan Utama 1, Taman Desa Jenderam Hilir, 43000 Dengkil, Selangor — is printed as the sales gallery address; the Phase 3 brochure gives the same street without the lot. On the postcode, one oddity printed honestly rather than tidied away: 43000 is conventionally the Kajang block, and Wikipedia gives Dengkil’s own coordinates as 2.867 N, 101.683 E — yet the filed brochures themselves print “43000 Dengkil”. 43000 appears here because the filings print it. A Selangor cross-check was attempted: ehartanah.lphs.gov.my carries only affordable schemes and lists no Myra Saujana, no Saujana Idaman and no OIB Properties project — but its search parameter is inert and absence from an affordable-housing register is expected for a market-priced scheme and proves nothing. The location proof here is the MPSepang plan reference plus the filed coordinates.

What the filings actually print about where this is

  • Negeri / Daerah / Mukim: Selangor / Sepang / Mukim Dengkil — printed in exactly that form on the developer’s own APDL certificate
  • Pihak Berkuasa Melulus: Majlis Perbandaran Sepang — on the APDL certificate and on all three reachable brochures. MPSepang’s jurisdiction covers Mukim Dengkil, which is what settles the district
  • No. Kelulusan Pelan Bangunan: MPSEPANG.600-34/3/610(9), approved 03/04/2023 (Phase 4) · MPS 600-34/3/293.Jld.3 (Phase 3) · MP SEPANG 600-34/3/293.JLD.3(4) (Phase 5) — all three are MPSepang files
  • Register: daerah Sepang, negeri Selangor on 19355-1 to 19355-4. On 19355-5 the daerah field reads - — the register itself is inconsistently populated across adjacent records on one licence
  • Filed coordinates: 2.898521, 101.723389 (-1) · 2.898193, 101.722204 (-2) · 2.898195, 101.721110 (-3) · 2.898622, 101.723360 (-4) · 2.898195, 101.721110 (-5, identical to -3)
  • Lot numbers: Phase 4 only — LOT 123376 to LOT 123403, listed individually on the APDL certificate. Phases 1, 2, 3 and 5 have no lot or PT reference in any reachable source
  • Keluasan Tanah: NOT PRINTED on any phase, by any filing or by the register — which is why there is no density figure on this page

The location trap — and it is the biggest one on this project

  • The Edge Malaysia (18 Nov 2024) prints “Myra Saujana (Sungai Merab, Kajang)”. Kajang is Daerah Hulu Langat. Every filed document says Daerah Sepang. That is flatly wrong
  • Four consumer sources say “Sungai Merab” — The Edge twice, the New Straits Times, and PropertyGuru/iProperty (which are one publisher sharing one project id, 14388, so count them once)
  • No filed document uses the name “Sungai Merab” anywhere. The filings say Mukim Dengkil and Taman Desa Jenderam Hilir
  • Wikipedia names Jenderam Hilir as a Dengkil locality — at the Sungai Semenyih / Sungai Langat confluence — and does not list Sungai Merab as part of Dengkil
  • I could not establish Sungai Merab’s own administrative placement from a source reachable here, so the disagreement is recorded rather than resolved — but “Sungai Merab” has no filed support and should not be relied on
  • And the other direction: PropertyGuru and iProperty both file this landed, individual-title Schedule G scheme under a /condo/ path. A portal path is a search category, not a legal description

Places that are named — with NO distance published by anyone

  • Highways: ELITE Highway · MEX (Maju Expressway) · KL–Seremban Highway · SKVE (South Klang Valley Expressway) · Putrajaya Ring Road · North–South Expressway Central Link. PropertyGuru/iProperty (one publisher); The Edge names five of them
  • Education: SK Desa Pinggiran Putra · Sekolah Menengah Teknik Sepang · Kolej Vokasional Sepang · University College of Aviation Malaysia · UiTM Dengkil · Xiamen University Malaysia
  • Retail: Alamanda Shopping Centre · Suria Mall Putrajaya · IOI City Mall · KIP Mall Kota Warisan · AEON Mall Nilai · Shaftsbury Square (The Edge only)
  • Healthcare: Hospital Pakar An-Nur Hasanah · Hospital Serdang · Hospital Putrajaya · Klinik Kesihatan Dengkil
  • KLIA — named only in the microsite’s own page metadata (“Dengkil, near KLIA”). Putrajaya — named in the microsite’s metadata keywords and in one agent listing headline
  • Not one of the above carries a distance or a travel time from any source. The developer’s own location section is a single flat image with no text

RAIL — the most important negative on this page

  • No source names a single rail station for Myra Saujana. Not the developer, not PropertyGuru, not iProperty, not EdgeProp, not The Edge, not the NST — no LRT, no MRT, no KTM, no ERL
  • The two portals’ “public transport” fields list only highways
  • That is itself the finding. This is a car-dependent landed scheme in Mukim Dengkil whose publishers all sell access by expressway
  • It would be very easy to invent a plausible station and a plausible distance here, and I will not. If you need a rail line on the page, measure it yourself from the filed coordinate 2.898622 N, 101.723360 E and treat the result as your own measurement

The only two distances on this page — both my own arithmetic, neither published

  • The filed Phase 4 point sits roughly 4.5 km east-north-east of Dengkil town centre as Wikipedia gives it (2.867 N, 101.683 E). My own great-circle arithmetic on two published coordinate pairs — not a published distance and not a road distance
  • Myra Embun’s filed point is roughly 0.79 km east of Phase 4’s. Same caveat. Recorded because a buyer needs to know the apartment scheme is a separate neighbour, not this project
  • For completeness, and only to kill the Gamuda confusion: Bandar Gamuda Cove (register 19588-1, Gamuda Land (T12) Sdn Bhd, Daerah Kuala Langat) is roughly 13 km west. Same caveat. Not a selling point and not a comparison
  • No other distance, and no travel time in minutes, appears anywhere on this page, because no source publishes one

Location particulars read from the developer’s own APDL certificate (MS4_APDL.pdf), the filed HIMS brochures for 19355-3, 19355-4 and 19355-5, the KPKT TEDUH project records for all five phases, www.myrasaujana.my and the Selangor affordable-housing register. Press and portal localities are labelled as such. No distance on this page was estimated from a map, converted from a stop count, or copied from another project — and the two that appear are labelled as my own arithmetic on published coordinates.

The spine of this page

Statutory register — MYRA SAUJANA, all five filed phases side by side

Malaysian law requires a licensed housing developer to file statutory advertisement particulars, and that filing is public. Myra Saujana has five registered phases under one developer’s licence, and they are the spine of this page rather than a footnote. Each column sets out the filed particulars for one phase, with the KPKT public register’s own field alongside wherever the two disagree — and on this project they disagree in places that matter: a permit that has lapsed in both of its generations, a licence serial that no published document has caught up with, a registry price band that is spliced, and two phases certified after their statutory delivery dates with no extension at all. Phases 1 and 2 have no reachable brochure, so their columns are honestly thinner — that absence is printed rather than filled with press figures. The three high-rise schemes on this same licence serial — Myra Embun at 19355-6 and -7, Pangsapuri Saujana Idaman at -8 — are not in this table, because they are not this project.

THE FINDING ON THIS PHASE: this is the one phase that was handled properly. It overran its original date but an approved +6-month extension of time moved the date to 18 March 2022, and the CCC landed about five weeks inside it. Separately: The Edge’s claim that Phase 3 was the first Myra Saujana phase to offer semi-detached homes is contradicted by this record — 20 Rumah Berkembar units here, certified February 2022. And The Edge’s Phase 2 schedule prints a 45′ frontage that appears in no filed document on this licence; with no brochure, it cannot be settled.

THE FINDINGS ON THIS PHASE: (1) CCC and vacant possession both filed 23 days after the statutory date with no approved extension. (2) The registry price band is spliced — see the row above. (3) Jenis C here is a 2,130 sq ft TERRACE, while Jenis C in the Phase 4 filing is a 3,429 sq ft SEMI-D. (4) The press calls this phase’s semi-Ds “Type C” and “Type D”; the filing calls them Jenis A and Jenis B, with built-ups and lots matching exactly. (5) Bedrooms and bathrooms are NOT PRINTED in the filing; only the press supplies them. (6) The brochure filed 9 unsold of 66 — a near-sellout. (7) The brochure carries the statutory approval stamp “IKLAN INI TELAH DILULUSKAN OLEH JABATAN PERUMAHAN NEGARA” and directs the reader to teduh.kpkt.gov.my.

THE HEADLINE FINDINGS ON THIS PHASE: (1) BOTH generations of the advertising permit have lapsed, and the brochure files the permit as xxxxxxxxxxxxx so the lapse cannot even be assessed from it. (2) The APDL certificate the developer still serves from its own website is the expired first-generation permit. (3) Baki Unit belum Dijual: 27 unit of 28 — the developer’s own filed count, as at the 29 August 2025 filing, against a register showing 97.50% built. (4) The APDL certificate requires the Tuan Tanah (landowner) to be a party to every Perjanjian Jual Beli, records Unit simpanan Tuan Tanah as 0, and leaves the Tuan Tanah field BLANK — so the developer is not the registered proprietor, and no source names the landowner. (5) Lots LOT 123376 to LOT 123403 are listed individually on the certificate — the only lot numbers published for any phase of this project (one printed as “LOT 1123401”, a digit too many, almost certainly a typo for LOT 123401). (6) Akaun HDA: OCBC Bank (Malaysia) Berhad, HDA 1501023117, opened 22/09/2023. (7) Sekatan Kepentingan is absent from this brochure entirely — a blank, not a “none”. (8) The certificate requires the SPA to be generated through HIMS (e-SPA) under Jadual G, H, I or J without specifying which; the register files Jadual G.

Brosur dalam daftar yes — but filed under the old <serial>-<n> path form, unlike phases 3 and 4. Both HIMS path forms occur under this one licence serial
THE FINDINGS ON THIS PHASE: (1) The live permit carries the (N) = inactive suffix despite being inside its window, with no (A) counterpart. (2) The brochure’s permit fields are completely blank and it prints no scheme-name field. (3) It prints the licence serial 19355/04-2026/0768 with suffix (A) — the same expired serial the Phase 3 and Phase 4 brochures print with (R). (4) Jenis G: filed 3,261 sq ft against the microsite’s 3,621 sq ft. (5) The register’s daerah field reads - on this phase while reading Sepang on the four others — adjacent records on one licence, inconsistently populated. (6) CCC, vacant possession and Tempat Letak Kereta are all absent, and Sekatan Kepentingan and Bebanan both read Tiada.

Read the five columns together. The licence, the approving authority, the tenure, the storey count and the sale contract are identical across all five phases — Jadual G, two storeys, freehold, MPSepang, Mukim Dengkil — so the differences are what matter, and four of them are material. First, the permit. Phase 4 is being sold on an APDL that has lapsed in both generations: the brochure files it as xxxxxxxxxxxxx, the certificate on the developer’s own website expired 25/09/2025, and the register’s live one expired 25 September 2026. Phase 5’s is inside its window but carries the (N) inactive suffix. Second, the licence. Every published document prints 19355/04-2026/0768, expired 09/04/2026, while the live serial is 19355/04-2031/0082(R) — a different number, not a suffix flip. A licence and a permit are different instruments, and here one is current and the other is not. Third, delivery. Phases 1 and 3 were certified after their statutory vacant possession dates with pindaanTempohSerahKosong: Tidak — no approved extension at all. Only Phase 2 has one (+6 months) and it landed inside the revised date. Phases 4 and 5 are far inside their 2027 deadlines but about nine months past the Januari 2026 their own brochures print. Fourth, price. Phases 4 and 5 match the register exactly; Phase 3’s registry band is spliced, with a terrace minimum RM361,800 below the brochure’s on the same 46 units. Three absences run across every column and are not cosmetic: no land area on any phase (so no density figure anywhere on this page), no Tempat Letak Kereta on any phase, and no landowner named despite the certificate requiring that landowner to be a party to every SPA.

Price labelling, so there is no ambiguity about what is published above. Every RM figure in the Harga rows is a filed statutory Unit Selling Price minimum or maximum exactly as the filed HIMS advertisement brochure prints it for that type on that phase. Every RM figure in the Harga band in the register rows is the KPKT public register’s own harga band for that component row, which is a different public record and is labelled as such. Where the two disagree, both appear and the page says so. These are filed bands per type, never a per-unit price. This is marketing information. It is not a price list, not a quotation and not an offer. The price that governs what you pay is the price list and the SPA at the sales gallery, for the specific unit, on the day.

Can a foreigner buy here? The binding question is the title form, not the price

Selangor applies its foreign-buyer minimum purchase price by zone: in Zone 1 and Zone 2 the threshold is RM2,000,000, and it applies to strata properties and gated landed strata only; in Zone 3 — Hulu Selangor and Sabak Bernam — it is RM1,000,000. (Kuala Lumpur and the Federal Territory sit at RM1,000,000 with Economic Planning Unit consent, for comparison.) Myra Saujana is in Daerah Sepang, which is neither Hulu Selangor nor Sabak Bernam, so RM2,000,000 is the relevant figure. On price, the filed bands put Phase 4’s entire range (RM2,209,920 – RM3,377,160) above the threshold, Phase 5’s Jenis G straddling it (RM1,917,480 – RM2,298,600), and every other filed type on every other phase below it. But on form, the policy opens strata property and gated landed strata — and all five Myra Saujana phases are filed Schedule G, landed housing with individual titles, which the developer’s own general manager is quoted selling as a feature: estate-like facilities “without strata restrictions, because the titles are individual”. So the one category the policy opens is the one category this project is not in. The honest conclusion for an overseas reader, and a good part of my readership buys from overseas: do not assume eligibility here on the strength of a price figure. The zone schedule and the strata requirement are both published as policy rather than as a statute or gazette reference, so have the current threshold, the zone and the title form confirmed in writing by your own solicitor and by Lembaga Perumahan dan Hartanah Selangor before you sign or pay anything. The comparison and the reasoning are mine; every price figure in them is the filed one.

Construction progress — what percentage is built, and whose figure is it?

The register’s component rows carry a peratus field, which follows the latest Form 7(f) progress return filed in HIMS. On this read: 97.50% on Phase 4 (19355-4) and 80.00% on Phase 5 (19355-5), both with status Lancar — on track — and no CCC and no vacant possession recorded on either. Phases 1, 2 and 3 read 100% with Siap Dengan CCC. Those percentages are the one hard construction datum on this project, and they are the government’s, not the developer’s — the developer’s own site-progress page at projects.myra.com.my/siteprogress/myrasaujana stops at 2024 Q4 (“finishing works continuing”) and publishes no percentage, no milestone date and no vacant possession date; it has not been updated in nearly two years. One honest limit: the register’s percentages carry no date, so they are as at the latest return rather than as at today. And one field to read correctly: peratus is a construction-progress percentage, not a Bumiputera quota and not a price concession — it is easy to misread, and no Bumiputera discount field appears in any brochure reached here, so there is nothing withheld on that head; the field simply is not printed.

What this page does not publish, and why

Louis’s standing policy, applied to every project page on this site: no discount, no rebate, no nett price, no promotion, no freebie, no incentive, no commission, no Bumiputera discount figure, no leaseback or guaranteed-rental rate, and no yield or ROI projection is published here, ever. On this project that means four specific withholdings. First, six press “priced from” figures — three for Phase 2 and three for Phase 3 — all of which sit BELOW the corresponding filed statutory minima. The figures are not reproduced; what is recorded is the fact of the discrepancy and the independence check, which is the part that tells you something: the Phase 3 trio appears in both The Edge Malaysia and the New Straits Times with identical wording and identical figures down to the last ringgit, which is the signature of ONE developer press release, not two independent sources. Second, a portal per-square-foot resale band, which multiplied against the published built-ups lands below every filed minimum — an agent-listing statistic, not a developer floor. Withheld, and the arithmetic with it. Third, the Maybank HouzKey package terms. Phase 3 was marketed under HouzKey, Maybank’s rent-to-own structure in which the bank buys the unit and leases it to the occupier with an option to purchase; the structure is described, the terms are not — and note that both press reports date from 2021 and no current developer surface mentions HouzKey, so it must not be presented as available today. Fourth, a sales-campaign terms-and-conditions PDF linked from the developer’s own microsite footer, which was deliberately not opened. Separately, a foreign aggregator page carries a cash “discount certificate” device; nothing from that page is used here at all, and its other content is worthless — it calls this landed freehold scheme a “2-floor apartment building, monolith construction”, names a developer that exists in no register, quotes US dollars per square metre, dates completion to December 2021 and renders its nearby-places section as the literal placeholder %name%. Everything a buyer would ask that no source answers is listed in full in the features section above, and the short version is: the project’s land area on any phase, the lots on four of five phases, Phase 2’s approving authority and plan reference, phases 1 and 2’s brochures and filed vacant possession dates, the landowner’s identity, who maintains the gate and the park after handover and at what charge, the EV and solar point specifications, which units get a parcel box, the car-park allocation, bedrooms and bathrooms on Phase 3, the current progress and a current vacant possession estimate, whether Phase 4’s permit has been renewed since 25 September 2026, the main contractor and the contract sum, and every distance in metres or minutes. Ask me and I will put any of them to OIB Properties (PRV) Sdn Bhd in writing.

Developer

OIB Properties (PRV) Sdn Bhd — the licensee, the brand, and the credentials this page refuses to borrow

Start with the correction, because it is the single most common error about this project. Myra is not a Gamuda Land brand. It is the brand of Oriental Interest Berhad — registration 199301017406 (272144-M), Bursa Malaysia ticker 5827, still listed — and every page of myra.com.my carries the line “The Myra brand is a product of OIB Marketing Sdn Bhd”, registration 200901008425 (851411-M). The KPKT register was searched for GAMUDA on a verified-working endpoint (positive controls: OIB returns six developer records and ORIENTAL returns six): six Gamuda developers come back — GM Klang, Gamuda Land (Botanic) ×2, Gamuda Land (Kemuning), Gamuda Land (T12) and Hicom-Gamuda — and not one of them holds any scheme named Myra anything. The word “Gamuda” appears in no Myra filing, no register record and no OIB corporate page. The nearest Gamuda thing geographically is Bandar Gamuda Cove (register 19588-1, Gamuda Land (T12) Sdn Bhd, Daerah Kuala Langat, roughly 13 km west by my own arithmetic on the two filed coordinate pairs) — a coincidence of the word “Cove”, a different township, a different district and a different developer. So nothing about Gamuda Land — no award, no green rating, no township facility, no Gamuda Parks, no GDV — appears anywhere on this page.

The entity you actually contract with is OIB PROPERTIES (PRV) SDN. BHD., registration 1085936-T (201401009857) (the old and new SSM forms printed together on its own APDL certificate), KPKT developer code 19355, register status Aktif, mempunyaiKesalahan null on all eight of its phase records — no recorded offence. Its live licence is 19355/04-2031/0082(R), valid 10 April 2026 to 9 April 2031. But the gap between the name on the marketing and the name on the contract matters here. The microsite and the brand site sell “Myra”; the brand belongs to OIB Marketing Sdn Bhd; and the licensed developer — the party a buyer contracts with and sues — is OIB Properties (PRV) Sdn Bhd, which oibgroup.com’s own home page does not name at all, listing no subsidiaries. OIB licenses through at least eight differently-named vehicles, and a register search for ORIENTAL INTEREST returns zero: the six licensees are OIB Properties (PRV) code 19355 with 8 projects — the Selangor/central one, and the only one that holds Myra Saujana — plus (CV) 5534 with 32, (K) 2998 with 50, (KV) 13769 with 8, (C) 5649 with 6 and (SW) 8502 with 12. 116 projects across six licensees. Ask which licensee any track record you are shown actually belongs to.

Two government records give two different registered addresses for the same company, and three sources give three telephone numbers. The APDL certificate prints the registered office as Suite 16-1 (Penthouse Upper), Menara Penang Garden, 42A Jalan Sultan Ahmad Shah, 10050 Seberang Perai Tengah, Pulau Pinang; the register prints 170-09-01, Livingston Tower, Jalan Argyll, 10050, Seberang Perai Tengah, Pulau Pinang. Both are Penang, not Selangor, and both are real group addresses — the register also gives Menara Penang Garden as the registered address of a different OIB licensee, OIB Properties (C) Sdn Bhd, code 5649 — so the two have been swapped between records. The business address is RA-G-23A, Eve Suite @ Ara Damansara, No 1A, Jalan PJU 1A/41, 47301 Selangor. On the telephone: 0194127798 (register), 03-87063634 (APDL certificate), 03 5030 0544 (microsite). And the website printed on both the certificate and the Phase 4 brochure is https://myrasaujana.my/, which redirect-loops and does not resolve — the live host is www.myrasaujana.my. Worth knowing before you address correspondence that has to be on the record.

On the landowner, this page says something a brochure never will. The Phase 4 APDL certificate states that the Tuan Tanah must be a party to every Perjanjian Jual Beli, records Unit simpanan Tuan Tanah as 0 — no units retained — and leaves the Tuan Tanah field itself BLANK. What follows is that OIB Properties (PRV) is not the registered proprietor of the Phase 4 land; it is developing on a landowner’s title under some joint arrangement. No source names the landowner. No joint venture is named by anybody, and no share split, equity arrangement or GDV for the scheme itself is published. In practice a three-party SPA means your contract, your transfer and any consent you need run through a party whose identity, solvency and interest are not disclosed on any public document. That is a question for your own solicitor and this page offers no legal advice on it — what I will do is get the developer to identify the landowner and produce a title search before you commit, and you should have your own solicitor review the tripartite arrangement on the actual draft. For completeness, the certificate does list Phase 4’s 28 lots individually, LOT 123376 to LOT 123403, and that is the only phase of this project for which any lot number is published anywhere.

On awards, there is nothing to borrow, and one award will try to attach itself. myra.com.my has no awards page and makes no award claim anywhere — its navigation is Myra Homes, Myra’s Library, Myra Recruits, Myra’s Story and Myra Sama-Sama. oibgroup.com carries no awards or recognitions content and cites no award, while calling OIB “a trusted property developer” — a claim with nothing behind it. The project microsite claims no award, and the three press articles mention none. So Myra Saujana has won nothing, and neither has the Myra brand or OIB. The award that surfaces on any search for “Myra” and “award” is “Top Boutique Development (Completed)”, sole winner, EdgeProp Singapore Excellence Awards 2024 — and it belongs to “Myra”, an 85-unit boutique freehold condominium at Meyappa Chettiar Road / Woodsville Close, District 13, SINGAPORE, developed by SDB Asia, the international arm of Bursa-listed Selangor Dredging Berhad. Different country, different company, different building. Refused.

On green certification, all four GreenRE rating tiers were read separately and the answer is a clean no for this project — with two honest limits and one row that would have produced a false positive. Myra Saujana has no entry in the reachable portion of the Platinum, Gold, Silver or Bronze registers, and OIB PROPERTIES (PRV) SDN. BHD. appears in none of them. The dangerous row is in Bronze and it literally says “Myra”: Myra Idaman, 11 February 2026, Provisional Certification, RES v3.3 — developer Myra Gardens Sdn Bhd, which is a different licensee from OIB Properties (PRV) and a different district (Rawang). That row is not carried onto this page. Two further decoys sit in Gold and Silver on the strings “Embun”, “Oriental” and “Saujana”: Residensi Seri Embun (Gold, Provisional, 20/05/2024, Eastern Oriental Express Sdn Bhd) and Residensi Rimbun Saujana (Saujana Development Sdn Bhd). Neither is an OIB project. The limits: the GreenRE tables visibly truncate on their last row, so the correct wording is “no entry in the reachable portion” rather than a flat “not certified”; and the GBI certified-buildings directory returned 404, so GBI status is unknown, not absent. The developer makes no green claim for this project, so there is nothing to refuse — the microsite names EV and solar points and rainwater harvesting as features, oibgroup.com carries only the tagline “for the betterment of the community and mother earth”, and the “Green Village Compound” and “sustainable environment” lines on the brand site belong to Myra Tenuman and Alea Residence — other projects.

Three brand-level claims that must not be re-pointed at this project, and two developer quotes that deserve the opposite treatment. The brand site’s meta keywords carry “affordable homes for sale Malaysia”, and “comfortable living at an affordable price” is said of Ara Residence in Negeri Sembilan — Myra Saujana is not an affordable scheme: its filed and registry bands run from RM629,000 to RM3,377,160. The group’s business — investment holding, construction, about 302 acres of oil palm and roughly nine hotels under the Urban Inn brand — is group-level, not the licensee’s. And the microsite’s own “the new benchmark in luxury living” is unfalsifiable, with no spec, no certification and no comparative behind it; “Park Homes” is a product name, not a filed type — the filed type is Rumah Berkembar Dua Tingkat. Two things the developer said that are worth more than its superlatives, both attributed to The Edge rather than published by the developer itself. Wendy Lim, GM Sales & Marketing: residents get estate-like facilities without strata restrictions, because the titles are individual — which is correct, substantive, and exactly the Schedule G point this page makes. And Ken Goh, Marketing Manager: the semi-Ds will not be the largest in the market, the target being professionals with small families — a rare counter-superlative from a developer, and worth quoting precisely because it is one.

One last structural gap, and it is why several blanks on this page stay blank. There is a Bursa route in principle — Oriental Interest Berhad is listed — but no contract announcement for Myra Saujana was found, so the lot numbers on four of five phases, the land area, the car-park count and the main contractor’s identity all remain unrecovered. A construction-data site holds a Phase 3 record but paywalls every company name, the full address, the exact value and all specifications; its free view gives only “46 units linkhouses 2 storey & 20 semi detached houses”, a value band, and a status of “Planning – Design Stage” that was already years stale when read on a phase certified in 2023. A Phase 2 record exists in search results and was not opened, so nothing is claimed from it. And the usual licence cross-check route via the independent panel sites did not apply here — neither surfaced for this project — so the licence serial on this page came from the KPKT developer search itself, which is the primary source anyway.

Developer, award and certification particulars read from the developer’s own APDL certificate (www.myrasaujana.my/MS4_APDL.pdf), the filed KPKT HIMS advertisement brochures for 19355-3, 19355-4, 19355-5 and 19355-8, the KPKT TEDUH project records for 19355-1 to 19355-8 (with 19355-9 returning 404) and its developer searches on OIB, ORIENTAL and GAMUDA, the control record for Bandar Gamuda Cove (19588-1), all four GreenRE rating tiers, the Selangor affordable-housing register, www.myrasaujana.my, myra.com.my, oibgroup.com, projects.myra.com.my, and the named press and portal sources. Nothing on this page is attributed to Gamuda Land, nothing is carried over from Myra Embun or Pangsapuri Saujana Idaman, no award or green rating was taken from any other Myra project, and no image, distance or density figure was invented. All read on 8 October 2026.

FAQ

Questions buyers actually ask about Myra Saujana @ Dengkil

Is Myra Saujana a Gamuda Land project?
No. It is not a Gamuda project, Gamuda has no Myra brand, and the two things are easy to confuse because of one coincidental word. Myra is the brand of Bursa-listed Oriental Interest Berhad (OIB, registration 199301017406 (272144-M), Bursa ticker 5827), and every page of myra.com.my carries the line “The Myra brand is a product of OIB Marketing Sdn Bhd” (200901008425 / 851411-M). The entity you actually contract with is neither of those: it is the licensed housing developer OIB PROPERTIES (PRV) SDN. BHD., registration 1085936-T (201401009857), KPKT developer code 19355. The KPKT register was searched for GAMUDA and returns six Gamuda developer records — GM Klang, Gamuda Land (Botanic) ×2, Gamuda Land (Kemuning), Gamuda Land (T12) and Hicom-Gamuda — and not one of them holds any scheme named Myra anything. The nearest Gamuda thing geographically is Bandar Gamuda Cove, which is a different township, a different developer and a different district (Daerah Kuala Langat). Nothing about Gamuda Land — no award, no green rating, no township facility, no GDV figure — belongs on this page, and none of it appears here.
Has the advertising permit for the phase being sold now lapsed? And what is the difference between a licence and a permit?
Yes, Phase 4’s advertising and sales permit has lapsed — in both of its generations — and the distinction between a licence and a permit is the thing to understand first. A developer’s licence authorises the company to carry on housing development at all. An APDL is a separate, shorter-lived instrument that authorises it to advertise and sell a particular phase. One can be perfectly current while the other has expired, and that is exactly the position here.

On the permit, three things are wrong at once on the developer’s own surfaces. First, the filed HIMS brochure for Phase 4 prints the permit number as the literal placeholder xxxxxxxxxxxxx and its validity as xxxxxxxxxxx — so from the brochure alone the question cannot be answered at all. Second, the APDL certificate the developer still serves from its own website is the first-generation permit, 19355-4/09-2025/1084(N)-(L), valid 26/09/2023 to 25/09/2025 — expired over a year ago, and carrying the register’s own (N) suffix, which denotes inactive. Third, the live record in the KPKT register is a different, second-generation permit, 19355-4/09-2026/0786(R)-(L), valid 26/09/2025 to 25 September 2026 — which had lapsed thirteen days before this page was verified, with no successor in the register as at 8 October 2026. Phase 5’s permit, 19355-5/02-2027/0146(N)-(L), is still inside its window to 19/02/2027 but carries the (N) = inactive suffix, and the register prints no active (A) counterpart for it.

On the licence, separately: every published Myra Saujana document prints an expired one. Both filed brochures and the developer’s own APDL certificate print 19355/04-2026/0768, valid only to 09/04/2026 (with suffix (R) on the Phase 3 and Phase 4 brochures and (A) on the Phase 5 brochure). The live licence in the register is a different serial entirely — 19355/04-2031/0082(R), valid 10/04/2026 to 09/04/2031. The serial changed at renewal, 0768 to 0082, so this is not a suffix flip; it is a new number, and no published document carries it. So the licence is current and the Phase 4 permit is not.

What this does and does not mean: an expired APDL is a compliance matter between the developer and the Housing Controller, and it does not of itself void a SPA already signed. It does mean that the phase is being advertised on a permit the register shows as expired. Ask for the current permit certificate before you sign anything, and check the register yourself on the day — a renewal filed since 8 October 2026 would change this answer, and I re-check it rather than assume.
Did the earlier phases get handed over on time?
Two of the three completed phases were certified after their statutory vacant possession dates with no approved extension on file at all. This is the kind of thing only the government register shows, so here it is phase by phase, with both dates each time.

Phase 1 (19355-1, 63 two-storey terraces). First SPA 13 April 2018, original 24-month period, so the statutory vacant possession date was 13 April 2020. pindaanTempohSerahKosong is Tidak — no extension was approved. The CCC was filed on 27 August 2020, about four and a half months after the only deadline there was. The register records no vacant possession date at all for this phase, so delivery cannot be dated — only certification.

Phase 2 (19355-2, 76 units). First SPA 18 September 2019, statutory vacant possession 18 September 2021 — and this is the only phase with an approved extension of time: pindaanTempohSerahKosong Ya, +6 months, period amended 24 to 30 months, revised date 18 March 2022. The CCC was filed 10 February 2022, about five weeks inside the revised date. The extension did its job.

Phase 3 (19355-3, 66 units). First SPA 19 July 2021, statutory vacant possession 19 July 2023, pindaanTempohSerahKosong Tidak — again no extension. CCC and vacant possession were both filed on 11 August 2023, 23 days after the deadline. The brochure’s own target had been Julai 2023.

Phases 4 and 5 are a different matter and should not be called late. Their statutory deadlines are 22 August 2027 and 3 May 2027 respectively — comfortably ahead. But both brochures print Tarikh Jangka Siap: Januari 2026, which was about nine months ago, and the register still shows 97.50% and 80.00% built. So the honest reading is: the statutory risk on the live phases is low; the slippage against the developer’s own advertised completion month is real and is about nine months on both.

One thing to refuse, because it would flatter this project: the sibling Myra Embun’s two phases each carry an approved 12-month extension, and Myra Saujana’s do not. Those extensions belong to a different scheme on the same licence and are not carried onto this page.
Myra Saujana, Myra Embun, Saujana Idaman — are these the same development?
No. One licence serial, 19355, carries three completely different schemes, and this is the single most useful thing on this page if you are trying to work out what you are being shown. The serial was walked from -1 to -10 and the registered scheme name checked on every hit.

19355-1 to 19355-5 = MYRA SAUJANA. 253 units of two-storey terrace and semi-detached housing, every phase filed Schedule G — the landed, individual-title contract. Freehold. 63 + 76 + 66 + 28 + 20 units.

19355-6 and 19355-7 = MYRA EMBUN. Pangsapuri Servis — 25-storey serviced apartments, 297 units per phase, filed Schedule H, i.e. strata. Not started. Its filed coordinates put it roughly 0.79 km east of Phase 4 (my own great-circle arithmetic on the two filed coordinate pairs, not a published figure). Both Embun phases carry an approved 12-month extension; no Myra Saujana phase does.

19355-8 = PANGSAPURI SAUJANA IDAMAN — and this is the nastiest of the three, because it shares the word “Saujana”. It is a 286-unit, 21-storey affordable apartment, filed Schedule H, whose own statutory brochure carries transfer restrictions requiring State consent, a five-year restriction running from the developer’s transfer, and Lembaga Perumahan dan Hartanah Selangor (LPHS) letters. Not one of those restrictions appears in any Myra Saujana brochure. Its filed price is a flat RM290,000 per unit. No consumer source lists this scheme at all.

19355-9 and 19355-10 return 404 — the walk terminates there.

So: a buyer told “Myra Saujana is a 25-storey serviced-apartment development” has been misinformed, and so has a buyer told that the five-year transfer restriction applies to a Myra Saujana house. They are neighbours on one masterplan under one licence, not one product. Check the phase index and the permit number on whatever document you are handed, because in the register that is the only thing that distinguishes them.
The type letters do not match between documents. Which is which?
They do not match, and on this project the same letter means two different houses in two filings by the same developer. Three separate lettering systems are in circulation.

Filed Phase 3 brochure: Jenis C = a 2,130 sq ft two-storey terrace on a 22′×70′ lot; Jenis A = a 2,338 sq ft semi-D on 40′×65′; Jenis B = a 2,691 sq ft semi-D on 40′×75′.
Filed Phase 4 brochure: Jenis C = a 3,429 sq ft two-storey semi-D on 40′×80′ — which the developer’s own microsite calls Type E.
Filed Phase 5 brochure: Jenis F = 2,497 sq ft on 40′×65′; Jenis G = 3,261 sq ft on 40′×75′.
Press (The Edge and the NST, Phase 3): “Semi-D Type C” 2,338 sq ft and “Semi-D Type D” 2,691 sq ft — which are the filing’s Jenis A and Jenis B. The built-ups and lot sizes match the filing exactly; only the letters differ.

So “Type C” in a press report is a 2,338 sq ft semi-D, “Jenis C” in the Phase 3 filing is a 2,130 sq ft terrace, and “Jenis C” in the Phase 4 filing is a 3,429 sq ft semi-D. Never quote a bare type letter on this project without naming the phase and the document it came from. There is also one straight disagreement of size: the microsite prints Type G at 3,621 sq ft against the Phase 5 filing’s 3,261 sq ft — a digit transposition 360 sq ft apart. This page publishes the filed 3,261 sq ft and records that the microsite prints 3,621.
Is Myra Saujana freehold, and is the title individual or strata?
freehold (Hak Milik Kekal), and the title is individual, not strata. All three reachable brochures print Pegangan Tanah: Hak Milik Kekal, so there is no lease expiry to disclose — which on a Malaysian landed scheme is the simplest good news on the page. On the contract: all five Myra Saujana phases file Jadual G in the register. Schedule G is the statutory contract for landed property sold with individual titles, so every one of the 253 units sits inside the HDA: the statutory sale contract applies, statutory liquidated damages apply, and the developer must operate a housing development account. The Phase 4 APDL certificate confirms the account: OCBC Bank (Malaysia) Berhad, HDA 1501023117, opened 22/09/2023. There is no SOHO, no SOFO, no serviced apartment and no office suite anywhere in Myra Saujana, and therefore no non-HDA parcel — the high-rise stock on this licence belongs to Myra Embun and Saujana Idaman, both Schedule H, both separate schemes. One more filed detail worth knowing: Sekatan Kepentingan is printed as Tiada (none) on the Phase 3 and Phase 5 brochures, and is absent entirely from the Phase 4 brochure — so for Phase 4 that field is a blank, not a confirmed “none”. Ask for it in writing. And because the titles are individual rather than strata, there is no management corporation, which raises the maintenance question answered further down.
What does it cost?
What this page publishes is the filed statutory Unit Selling Price range per phase and per filed type, exactly as the statutory advertisement brochure prints it, and nothing else. This is marketing information. It is not a price list, not a quotation and not an offer.

Phase 3 (completed) — Jenis C terrace, 2,130 sq ft, 46 units: RM1,036,500 – RM1,648,300. Jenis A semi-D, 2,338 sq ft, 12 units: RM1,520,000 – RM1,923,200. Jenis B semi-D, 2,691 sq ft, 8 units: RM1,636,600 – RM1,820,300.
Phase 4 (97.5% built) — Jenis C semi-D, 3,429 sq ft, 28 units: RM2,209,920 – RM3,377,160.
Phase 5 (80% built) — Jenis F, 2,497 sq ft, 16 units: RM1,468,320 – RM1,759,080. Jenis G, 3,261 sq ft, 4 units: RM1,917,480 – RM2,298,600.
Phases 1 and 2 — no filed brochure is reachable. The register returns brochureUrl: null for both and both HIMS path forms return 404, so their filed prices, built-ups, lot sizes, plan references and completion targets are unrecoverable. Only the government registry band exists: RM629,000 – RM988,000 (Phase 1) and, per component row, RM1,123,087 – RM1,717,502 / RM1,589,722 – RM1,919,559 / RM1,778,188 – RM1,921,045 (Phase 2).

And one registry band is spliced, which you need to know before you compare numbers. On Phase 3 the public register’s own band for the terrace row runs from RM674,700, while the brochure’s filed minimum for the same 46 units is RM1,036,500 — a gap of RM361,800 on identical units. The register’s two semi-D rows run from RM989,500 and RM1,065,400 against brochure minima of RM1,520,000 and RM1,636,600, and the register’s unit-count-to-row mapping is the reverse of the brochure’s. That pattern — a registry minimum far below the filed one on the older phases, with Phases 4 and 5 matching the brochures exactly — is the signature of a band spliced across two permit generations. Where the two disagree, this page prints both and says which is which.

Withheld, deliberately. Both The Edge Malaysia and the New Straits Times published launch “priced from” figures for Phase 2 (three figures) and Phase 3 (three figures), and all six sit below the corresponding filed statutory minima. Those figures are not reproduced here, and the independence check is the part that tells you something: the Phase 3 trio appears in both outlets with identical wording and identical figures down to the last ringgit, which is the signature of one developer press release, not two independent sources. A portal per-square-foot resale band is withheld on the same ground — multiplied against the published built-ups it lands below every filed minimum, and it is an agent-listing statistic rather than a developer floor. Phase 3 was also marketed under Maybank’s HouzKey rent-to-own structure and both press reports print the package terms; the structure is described on this page, the terms are not, and note that both reports date from 2021 and no current developer surface mentions HouzKey — so do not treat it as available today.

The price that governs what you pay is the price list and the SPA at the sales gallery, for the specific unit, on the day.
Can a foreigner buy a house at Myra Saujana?
Settle this in writing before anything else, because on this project the binding question is not the price — it is the title form. (For comparison, Kuala Lumpur and the Federal Territory sit at RM1,000,000 with Economic Planning Unit consent.) Myra Saujana is in Daerah Sepang, which is neither Hulu Selangor nor Sabak Bernam, so the RM2,000,000 figure is the relevant one, not RM1,000,000.

Now the two tests, separately. On price, the filed statutory bands put only part of the project above RM2,000,000: Phase 4’s entire band (RM2,209,920 – RM3,377,160) clears it, Phase 5’s Jenis G straddles it (RM1,917,480 – RM2,298,600), and every other filed type on every other phase sits below it. On form, however, the exemption covers strata property and gated landed strata — and Myra Saujana is neither. All five phases are filed Schedule G, i.e. landed housing with individual titles, and the developer’s own general manager is quoted in the press making exactly that point as a selling feature: residents get estate-like facilities “without strata restrictions, because the titles are individual”. So the category the policy opens to foreign buyers is the one category this project is not in.

The honest conclusion: a foreign individual should not assume eligibility here on the strength of a price figure. Policy changes, and the zone schedule and the strata requirement are both policy rather than statute as published, so have the current threshold, the zone and the title form confirmed in writing by your own solicitor and by Lembaga Perumahan dan Hartanah Selangor before you sign or pay anything. That comparison and that reasoning are mine; every price figure in them is the filed one. This is marketing information. It is not a price list, not a quotation and not an offer.
How far is it from the MRT, from KLIA, from Putrajaya?
Not one source publishes a single distance or travel time for this project, and no source names any rail station at all. So this page gives none. That was checked on the developer’s microsite (whose location section is a single flat image with no text), the Phase 3, Phase 4 and Phase 5 filed brochures, the APDL certificate, PropertyGuru, iProperty, EdgeProp, The Edge Malaysia’s two articles and the New Straits Times article. Every one of them names places; not one attaches a number.

On rail specifically, the negative is the finding. No developer page, no portal and no press report names an LRT, MRT, KTM or ERL station for Myra Saujana. PropertyGuru’s and iProperty’s “public transport” fields list only highways. This is a car-dependent landed scheme in Mukim Dengkil whose publishers all sell access by expressway, and it would be very easy to supply a plausible station and a plausible distance here. I will not, because no source supports one.

What is published is a list of names with no numbers: highways — ELITE, MEX (Maju Expressway), KL–Seremban, SKVE, the Putrajaya Ring Road and the North–South Expressway Central Link; education — SK Desa Pinggiran Putra, Sekolah Menengah Teknik Sepang, Kolej Vokasional Sepang, University College of Aviation Malaysia, UiTM Dengkil, Xiamen University Malaysia; retail — Alamanda Shopping Centre, Suria Mall Putrajaya, IOI City Mall, KIP Mall Kota Warisan, AEON Mall Nilai and (The Edge only) Shaftsbury Square; healthcare — Hospital Pakar An-Nur Hasanah, Hospital Serdang, Hospital Putrajaya, Klinik Kesihatan Dengkil. KLIA and Putrajaya are named in the microsite’s own page metadata, again with no figure.

If you need distances, measure them yourself from the filed coordinate 2.898622 N, 101.723360 E and treat the result as your own measurement. For orientation only, and labelled as my own great-circle arithmetic on two published coordinate pairs rather than a road distance: that point sits roughly 4.5 km east-north-east of Dengkil town centre as Wikipedia gives it.
Is Myra Saujana in Sungai Merab, Kajang?
No. The filings say Mukim Dengkil, Daerah Sepang, and the press is wrong twice over. The Edge Malaysia’s 18 November 2024 report calls the project “Myra Saujana (Sungai Merab, Kajang)”. Kajang is in Daerah Hulu Langat; every filed document on this project says Daerah Sepang, under Majlis Perbandaran Sepang, and MPSepang’s jurisdiction covers Mukim Dengkil. That is settled by the plan-approval references themselves, which are MPSepang files: MPSEPANG.600-34/3/610(9) (Phase 4, approved 03/04/2023), MPS 600-34/3/293.Jld.3 (Phase 3) and MP SEPANG 600-34/3/293.JLD.3(4) (Phase 5). The register files daerah: Sepang, negeri: Selangor on 19355-1 to 19355-4.

On the locality name, four consumer sources say “Sungai Merab” — The Edge twice, the NST, and PropertyGuru/iProperty (which are one publisher sharing one project id). No filed document uses that name anywhere. What the filed brochures print is Taman Desa Jenderam Hilir, 43000 Dengkil — and they print it as the sales gallery address (Lot 3625, Jalan Utama 1), because no filed document prints a site address as such. Wikipedia names Jenderam Hilir as a Dengkil locality and does not list Sungai Merab as part of Dengkil. I could not establish Sungai Merab’s own administrative placement from a source reachable here, so I record the disagreement rather than resolve it — but “Sungai Merab” has no filed support and “Kajang” is flatly wrong. One oddity to print honestly rather than tidy away: the postcode 43000 is conventionally the Kajang block, yet the filed brochures themselves print “43000 Dengkil”. 43000 appears here because the filings print it, not because it is tidy.
What is the density?
It cannot be computed, and this page prints no density figure. The reason is specific: no filed document for any Myra Saujana phase prints a Keluasan Tanah — a land area. The register’s keluasan field is a per-unit figure in square metres, not a parcel size.

The only land figures in existence anywhere are press figures for the whole masterplan: 51 acres residential plus 50 acres commercial, 101 acres in total, with a GDV of about RM600 million (The Edge, November 2024, and the NST, 2021 — and because both outlets print identical figures, treat them as one source). Both of the obvious sums are wrong and neither appears here. 253 units over 101 acres gives 2.5 per acre, but the 101 acres includes 50 commercial acres on which Myra Saujana has no units at all — that is the parcel carrying Myra Embun and Saujana Idaman, which between them add 880 strata units. 253 over 51 acres gives 5.0 per acre, but the 51-acre residential figure is the whole residential masterplan, including phases that have never been filed: only 253 units across five phases exist on the register, and the masterplan plainly contemplates more, so the denominator is right and the numerator is incomplete. Myra Saujana’s own five phases have no published parcel area, jointly or separately. If anyone shows you a density figure for this project, ask which denominator they used.
Who maintains the gate, the park, the playground and the security after handover, and at what charge?
Nobody publishes an answer, and on a gated landed scheme this is the single largest unanswered question. It follows from the project’s own best feature. Because the titles are individual rather than strata — the developer’s own general manager is quoted selling exactly that point, “no strata restrictions, because the titles are individual” — there is no management corporation and therefore no statutory mechanism that automatically levies maintenance, holds a sinking fund or employs security. No source names a residents’ association, a service charge, a sinking fund, a security contract or a handover arrangement for the common areas.

The developer publishes no text facilities schedule at all — no facilities page, no level plan, no site plan with labelled amenities. “Gated community” is asserted on the microsite with no guardhouse, no fencing specification and no management arrangement published. 24-hour security, perimeter fencing and a jogging and bicycle track appear only on PropertyGuru and iProperty — one publisher, one project id, and not on any developer surface reached. The playground and park appear in the developer’s gallery images only.

Ask the developer, in writing, who maintains the gate and the park after the last vacant possession, under what instrument, and at what monthly charge. I will put that question for you.
Does Myra Saujana have any awards or green certification?
No, to both — and two near-misses would attach themselves if nobody checked.

Awards: none. The brand site myra.com.my has no awards page and makes no award claim; the group site oibgroup.com carries no awards content and cites no award while calling OIB “a trusted property developer”; the project microsite claims nothing; and the three press articles mention no award. Myra Saujana has won nothing, and neither has the Myra brand or OIB. The award that tries to attach itself is “Top Boutique Development (Completed)”, sole winner at the EdgeProp Singapore Excellence Awards 2024 — won by “Myra”, an 85-unit boutique freehold condominium on Meyappa Chettiar Road in District 13, Singapore, developed by SDB Asia, the international arm of Selangor Dredging Berhad. Different country, different company, different building. Refused.

Green: all four GreenRE rating tiers were read separately, and Myra Saujana appears in none of them. OIB PROPERTIES (PRV) SDN. BHD. appears in none of them either. The row that nearly produces a false positive is a Bronze one that literally says “Myra”: Myra Idaman, Provisional Certification, 11 February 2026, RES v3.3 — developer Myra Gardens Sdn Bhd, which is a different licensee from OIB Properties (PRV) and a different district. That row is not carried onto this page. Two further decoys sit in the Gold and Silver tiers on the strings “Embun”, “Oriental” and “Saujana”: Residensi Seri Embun (Eastern Oriental Express Sdn Bhd) and Residensi Rimbun Saujana (Saujana Development Sdn Bhd). Neither is an OIB project.

Two honest limits on the negative. The GreenRE tables truncate on their last row, so the correct statement is “no entry in the reachable portion of the Platinum, Gold, Silver or Bronze registers” rather than a flat “not certified”. And the GBI certified-buildings directory returned 404, so GBI status is unknown, not absent. The developer makes no green claim for this project, so there is nothing to refuse: the microsite names EV and solar points and rainwater harvesting as features, and the “Green Village Compound” and “sustainable environment” lines on myra.com.my belong to Myra Tenuman and Alea Residence — other projects.
How many units are still available in Phase 4?
The developer’s own statutory advertisement says 27 of 28 were unsold, on a phase the register shows as 97.5% built. The Phase 4 HIMS brochure prints Bilangan Unit: 28 unit and Baki Unit belum Dijual: 27 unit. That is a filed figure, not a rumour, and it is the kind of thing only a filing tells you.

State the date limitation honestly: that brochure is the 29 August 2025 filing, so “27 unsold” is the count as at that filing, not as at today, and units may well have sold since. For contrast, Phase 3’s own filed brochure recorded just 9 unsold of 66 (4 of 46 terraces, 2 of 12 Jenis A, 3 of 8 Jenis B) — a near-sellout.

The developer’s own site-progress page, projects.myra.com.my/siteprogress/myrasaujana, stops at 2024 Q4 (“finishing works continuing”) and publishes no percentage, no milestone date and no vacant possession date — it has not been updated in nearly two years. So the 97.50% (Phase 4) and 80.00% (Phase 5) figures on this page are the government register’s, drawn from the latest Form 7(f) progress return, with no date attached to them. Ask me for the current count and the current progress and I will ask the developer in writing. Treat an inventory fact as an inventory fact, not as a verdict on the project.
Who owns the land, and why does that matter to my SPA?
Nobody publishes the landowner’s name — and the APDL certificate requires that unnamed landowner to be a party to every sale and purchase agreement. This is a real conveyancing point and it is worth saying plainly.

The Phase 4 APDL certificate states that the Tuan Tanah (landowner) must be a party to every Perjanjian Jual Beli. It also shows Unit simpanan Tuan Tanah: 0 — no units retained by the landowner — and the Tuan Tanah field itself is BLANK. What follows is that OIB PROPERTIES (PRV) SDN. BHD. is not the registered proprietor of the Phase 4 land; it is developing on a landowner’s title under some joint arrangement. No source names the landowner, no joint venture is named by anyone, and no share split or equity arrangement is published.

Why it matters in practice: a three-party SPA means your contract, your title transfer and any consent you need run through a party whose identity, solvency and interest are not disclosed on any public document. That is a question for your own solicitor, and this page gives no legal advice. What I will do is get the developer to identify the landowner and produce the title search before you commit, and you should instruct your own solicitor to review the tripartite arrangement on the actual SPA draft. Separately, the certificate lists Phase 4’s 28 lots individually, LOT 123376 to LOT 123403 — and that is the only phase for which any lot number is published anywhere. (One lot is printed as “LOT 1123401”, which has a digit too many and is almost certainly a typo for LOT 123401.) Phases 1, 2, 3 and 5 have no lot or PT reference in any reachable source.

Want the filed particulars and all five register records, rather than a summary?

I will send you the filed HIMS advertisement brochures for 19355-3, 19355-4 and 19355-5, the developer’s own APDL certificate for Phase 4, and the KPKT register records for all five phases — the ones that show both generations of Phase 4’s permit lapsed, the live licence serial that no published document carries, which two phases were certified after their statutory delivery dates with no extension, and where the registry price band is spliced. And I will put every blank on this page to OIB Properties (PRV) Sdn Bhd in writing: the land area, the lots on four of five phases, the landowner’s identity, who maintains the gate and the park after handover and at what charge, the EV and solar point specifications, the car-park allocation, and whether the Phase 4 permit has been renewed since 25 September 2026.

I work Kuala Lumpur and Selangor new launches, and I publish the filed statutory particulars and the government register record rather than the brochure copy. On Myra Saujana that is worth something concrete. The register is the only place that shows both generations of Phase 4’s advertising permit expired — the filed brochure prints the permit number as xxxxxxxxxxxxx and the certificate on the developer’s own website is a year out of date. It is the only place that shows the live licence serial, which no published Myra Saujana document carries. It is the only place that shows two phases were certified after their statutory delivery dates with no approved extension at all, and that only one of five phases ever had one. It is the only place that shows the Phase 3 registry price band is spliced RM361,800 below the brochure’s own minimum. And it is the only place that shows one licence serial carrying three different schemes — the landed houses here, Myra Embun’s 25-storey apartments, and a third “Saujana” with a five-year transfer restriction that no consumer source lists at all. Where nothing is published — the land area, the lots on four phases, the landowner’s name, who maintains the gate after handover, every single distance — I say so and I go and ask.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
