Myra Cove @ Cyberjaya — Daerah Sepang, Selangor
Two registered phases, 700 units in total, all of them Schedule H: Phase 1 (20164-1, 279 units, 25 storeys, completed and handed over) and Phase 2 (20164-2, 421 units across five blocks of 32/7/5/5/5 storeys, about one-fifth built). Licensed developer MYRA LAND SDN. BHD. (1142636-T / 201501017302), KPKT code 20164. Myra is the brand of Bursa-listed Oriental Interest Berhad (OIB) — not Gamuda Land, and not an affordable-housing scheme.
I reply with the two filed KPKT brochures, the developer’s own APDL PDF and the government register records for both phases — not a brochure summary.
20164-1 and 20164-2 — the only place either APDL permit number exists, because neither filed brochure prints oneAPDL_MYRA_COVE_PH2_2026.pdf, which is the only source anywhere for the lot number — there is no Phase 1 equivalent, it 404s

Myra Cove @ Cyberjaya at a glance
Twenty-two facts, each with the document that prints it. Where nothing was printed — the land area, the mukim, Phase 1’s lot number, a car-park count, a single built-up square foot in either filing — the row says NOT PRINTED rather than filling the gap. On this project the blanks are a large part of the story, and one of them is the reason the page carries no map.
- Registered scheme name
- MYRA COVE — both phases
“nama”: MYRA COVEin KPKT records20164-1and20164-2; Nama projek/pemajuan: Myra Cove in the filed Phase 1 brochure; Nama Pemajuan: MYRA COVE in the developer’s own Phase 2 APDL PDF. There is no separate “Residensi” name, no Malay alias and no bracketed second string — a clean positive finding, and the opposite of several projects on this site. “Phase 1” and “Phase 2” are not registered names either: the register holds one scheme name and distinguishes the phases only by phase index and permit number. - Licensed developer
- MYRA LAND SDN. BHD. (1142636-T / 201501017302)Both registration number forms are printed together in the developer’s own APDL PDF. KPKT developer code 20164, register status Aktif, projek sakit 0, projek terbengkalai 0, mempunyaiKesalahan null, 3 registered projects — the two Myra Cove phases plus Myra Senja in Daerah Petaling, which shares this licence and shares nothing else.
- Who owns the Myra brand
- Oriental Interest Berhad (OIB) — not Gamuda LandEvery page on
myra.com.mycarries the footer “The Myra brand is a product of OIB Marketing Sdn Bhd (200901008425 / 851411-M)”, and the About page says “Myra is a brand under the listed entity – Oriental Interest Berhad (OIB Group)”. The Edge, EdgeProp and PropertyGuru all name OIB as Myra Land’s parent. The word “Gamuda” appears nowhere on the brand site, in either filed brochure, in the APDL PDF or in either register record. Note the three-company structure: OIB Marketing Sdn Bhd holds the brand but is not the licensee and is not your SPA counterparty — MYRA LAND SDN. BHD. is. - Developer’s licence, current
- 20164/09-2031/0454(R) — valid 28/09/2026 to 27/09/2031From the KPKT register and the developer’s own live website. Both filed HIMS brochures print a different, EXPIRED licence —
20164/09-2026/1211(R)on Phase 1 and20164/09-2026/1211(A)on Phase 2, both valid only to 27/09/2026. Same number, two different suffixes, in one developer’s two filings. Never quote the brochure licence as the current one. - Total units
- 700Filed: 279 (
20164-1) + 421 (20164-2, across blocks B1–B5 at 268 / 56 / 46 / 20 / 31). And that is the whole development —20164-4is a 404 and the register credits this licensee with exactly 3 projects, of which the third is Myra Senja. No third phase exists. Beware the portals: StarProperty and EdgeProp both say “Phase 2 has 700 units”, and PropertyGuru prints 279 in one table and 700 in another. - Built form, as filed
- Rumah Pangsa / Kondo — every row, both phasesPangsapuri 25 tingkat (Phase 1 brochure) and Pangsapuri 32 tingkat (Phase 2 brochure); RUMAH PANGSA/KONDO on all five Phase 2 component rows in the developer’s own APDL PDF and in both register records. No Soho, no Sofo, no Pejabat, no Studio Office, no Kedai, no commercial or retail row anywhere.
- Sale contract
- Schedule H on all 700 unitsJadual H on all five Phase 2 component rows (developer’s own APDL PDF, Lampiran 1) and pjb.jenis: Jadual H on Phase 1. So every unit at Myra Cove is HDA-licensed, Schedule H, strata title housing accommodation, with statutory delivery periods, statutory liquidated damages and a housing development account. Stated as a positive, and verifiable in two independent government surfaces.
- Is this Rumah Selangorku or an affordable scheme?
- NOFour independent grounds. (1) The filed statutory minima are RM521,300 (Phase 1) and RM740,400 (Phase 2) — far above any Rumah Selangorku or Komersial Mampu Milik ceiling. (2) The filed building type is plain RUMAH PANGSA/KONDO on all six component rows — not Pangsapuri Selangorku, not Mampu Milik. (3) Bil. Unit Tuan Tanah: 0 on all five Phase 2 rows. (4) The Selangor LPHS eHartanah affordable-scheme register holds no Myra project of any kind. “Myra = affordable homes” is a brand-level positioning claim, not a fact about this project, and the Myra Cove page itself makes no affordability claim.
- Tenure
- Freehold — Kekal, held Selama-lamanyaJenis Hakmilik: Kekal on both filed brochures and on the developer’s website statutory block; Phase 1 adds Taraf Pegangan: Selama-lamanya, in perpetuity. So there is no lease expiry date to worry about on this project, which puts it in a minority on this site. Both phases carry a Sekatan Kepentingan requiring State Authority consent before transfer, lease or charge — and the two brochures state it in grammatically inverted wording, with the same legal effect.
- Phase 1 — the governing delivery record
- CCC 3 December 2025 · vacant possession 5 January 2026Original Schedule H delivery date 15 April 2025 from a first SPA of 15 April 2022, over a 36-month period. The register records pindaanTempohSerahKosong: Ya, tempoh tambahan diluluskan 12 Bulan, period amended 36 → 48 months, so the revised date became 15 April 2026. Against the revised date the developer beat it by about three months. Against the date the first buyers actually contracted for, it was about nine months late. Both comparisons are mine, from the filed dates. Status: Siap Dengan CCC, 100.00%.
- Phase 2 — the governing delivery date
- 28 November 2028Original delivery 28 November 2027 from a first SPA of 28 November 2024 over 36 months; register records pindaanTempohSerahKosong: Ya, 12 Bulan approved, 36 → 48 months. Nobody publishes 28 November 2028. The developer prints October 2028 on the brochure, the project page and the terms page; The Edge says “expected in 2028”; nobody prints the original 2027 either. The statutory date, and the one from which liquidated damages run, is 28 November 2028.
- Phase 1 APDL permit
- 20164-1/09-2026/0658(R)-(S) — LAPSED 27 September 2026The register’s project field, valid 28/09/2025 to 27/09/2026 — lapsed days before this page was written, with 3 unsold units still on the filing. Given the CCC and the completed handover this is almost certainly administrative rather than a red flag, but it has to be said, because “Myra Cove is licensed and permitted” is true of Phase 2 only. Those 3 remaining units cannot lawfully be advertised or sold under a lapsed permit.
- Phase 2 APDL permit
- 20164-2/08-2027/0735(A)-(S) — live, valid 14/08/2024 to 13/08/2027The register’s project field. The developer publishes the suffix
(N)instead, on three of its own surfaces — the APDL PDF, the project page footer and the terms-and-conditions page — while the register’s project field prints(A)and carries(N)only in a history row marked is_latest: false. This page publishes the register’s form. - Does either brochure print an APDL?
- NO — both permit fields are BLANKNo Permit and Tempoh Sah laku permit are empty on both filed HIMS brochures. Without the TEDUH register, neither phase’s permit position could be assessed at all, and Phase 1’s lapse would be invisible. That is the methodological point of this page: a blank statutory field is not a neutral omission.
- Approving authority
- Majlis Perbandaran SepangPihak Berkuasa yang Meluluskan Pelan Bangunan, printed in the Phase 1 brochure as Majlis Perbandaran Sepang and in the Phase 2 brochure as “Maljis Perbandaran Sepang” — the typo is the developer’s own. MP Sepang has Selangor jurisdiction only, which is what settles this as a Selangor project rather than a Federal Territory one, despite Cyberjaya reading like a planned federal city. Building-plan references: MPSepang 600-34/2/173(12) (Phase 1) and MPSEPANG 600-34/2/178(10), dated 23/12/2021 (Phase 2) — two separate building-plan files.
- Lot, mukim, seksyen, PT number
- LOT 115103 for Phase 2 only; everything else NOT PRINTEDNo Lot Dijual: LOT 115103 in the developer’s own Phase 2 APDL PDF — the only title identifier any source publishes on this project. Phase 1’s lot is not printed anywhere, and no source anywhere prints a mukim, a seksyen or a PT number. There is no Bursa contractor announcement for Myra Cove to recover them from.
- Street address
- NOT PRINTED by any filingNeither register record carries a project address or a poskod; the developer says only “in the heart of Cyberjaya”. The only address in any filing is the sales gallery: RA-G-23A, Eve Suite @ Ara Damansara, No 1A, Jalan PJU 1A/41, 47301 Petaling Jaya, Selangor — which is not the site. PropertyGuru prints “Myra Cove, 63000, Selangor”; treat 63000 as a marketing postcode, not a filed one.
- Filed GPS coordinates
- Two of them, about 900 m apart
20164-1files 2.914250 N, 101.633861 E;20164-2files 2.914658 N, 101.625782 E. My arithmetic from the two filed points: about 45 m of latitude and about 900 m of longitude, so roughly 900 m apart. An 11-acre site is about 210 m square. Two phases of one 11-acre development cannot be 900 m apart, one of the two filed coordinates must be wrong, and no source lets me decide which. So this page publishes no coordinate as the project’s location and no map pin. - Land area, as filed
- NOT PRINTED — both records read
0 mpsNeither brochure prints a Keluasan tanah; the APDL PDF does not either; both register records filekeluasan: “0 mps”, which is a data gap and not a measurement. Consequence: no filed density can be computed for this project, and every density figure on this page is explicitly computed on a press denominator. - Filed statutory price band, Phase 1
- RM521,300 – RM1,112,300Harga minimum and maximum as the filed Phase 1 HIMS brochure prints it, and the KPKT register’s own band for the same phase matches it exactly. This is marketing information. It is not a price list, not a quotation and not an offer.
- Filed statutory price band, Phase 2
- RM740,400 – RM1,197,600Harga Jualan Minima / Maksima per block in the filed Phase 2 brochure, the developer’s own APDL PDF and website statutory block, and the KPKT register band — all four agree to the ringgit, which is rare on this site. Note what this rules out: a Rumah Selangorku, and any marketing “from” figure below RM740,400. This is marketing information. It is not a price list, not a quotation and not an offer.
- Awards and green certification
- None, and none claimed
myra.com.myhas no awards page at all — only the unsupported sentence “we are often recognized for our affordable and quality homes”, naming no award, body or year. No award is claimed for Myra Cove by any source. Two “award-winning” claims in the press belong to the architect, yhsA — an architect’s award is not a project award. On green: all four GreenRE rating registers were read and Myra Cove has no entry in the reachable portion of any of them, and the developer makes no green claim whatsoever. See the developer section for the sibling trap.
Jump to what you came for
This page is organised the way a buyer actually asks — and it opens with the one thing this developer did better than the eight projects before it on this site, before it gets to the things it did not.
Thirteen things about this project that do not add up — and the source for each
Each card states what the government record says, what the marketing says, and who published which. Nothing here is inference unless the card says so. The first card is the only one in this series so far that is good news about a developer’s honesty, so it goes first.
Both phases have a 12-month extension — and this is the first developer in the series being straight about it
The register records pindaanTempohSerahKosong: Ya on both phases, 12 Bulan approved, construction period amended 36 → 48 months. That makes this the eighth consecutive project on this site with an approved delivery extension. What is different is the publishing: on Zenia, Ambience, Arte Star, Aurum and Est8 the brochures and the portals kept printing the original date. Both Myra Cove brochures instead print a date consistent with the extended period, and neither prints the original 2025 or 2027 date anywhere. Credit where it is due. But see the next card — the honesty is not complete.
Nobody prints Phase 2’s real delivery date, so this page does
Phase 2’s statutory vacant possession date is 28 November 2028: a first SPA of 28 Nov 2024, a 36-month period extended by 12, giving 48. The developer prints October 2028 on the filed brochure, the project page and the terms page — a month early against the real date, and in the right direction, but not the date. The Edge says only “expected in 2028”. Nobody publishes 28 November 2028 anywhere. It is the date from which statutory liquidated damages run, so it is the only one that matters.
Phase 1’s APDL permit lapsed on 27 September 2026, with three unsold units left
20164-1/09-2026/0658(R)-(S), valid 28/09/2025 to 27/09/2026 — lapsed days ago, while the filing still records 3 of 279 units unsold. Phase 1 holds its CCC (3 Dec 2025) and has handed over (5 Jan 2026), and a developer no longer advertising a finished building has no need of a live permit, so this is almost certainly administrative, not distress — the register shows the phase Siap Dengan CCC at 100%. But it has to be said, because those 3 units cannot lawfully be advertised or sold under a lapsed permit, and because “Myra Cove is licensed and permitted” is now true of Phase 2 only.
Neither filed brochure prints an APDL at all — which is why the lapse was invisible
No Permit and Tempoh Sah laku permit are blank on both filed HIMS brochures. The register prints a permit for each phase. Had the register not been read, lapse-versus-current could not have been assessed on either phase, and Phase 1’s lapse would be undetectable. This is the dummy-permit-number problem in a new form: a blank statutory field rather than a placeholder one. The methodological point of this whole page: the brochure is not the record. The register is.
Both brochures print an EXPIRED developer licence — with different suffixes on each phase
Phase 1’s brochure prints 20164/09-2026/1211(R); Phase 2’s prints 20164/09-2026/1211(A). Same number, two suffixes, one developer, two filings. And both expired on 27/09/2026. The live licence is a different serial entirely — 20164/09-2031/0454(R), running to 27/09/2031, in the register and on the developer’s own website. The website is current; the filed brochures are stale. Never verify this developer on the brochure’s licence number.
Two filed GPS coordinates, 900 m apart, on one 11-acre site — so this page shows no map pin
20164-1: 2.914250, 101.633861. 20164-2: 2.914658, 101.625782. My arithmetic: about 900 m apart, almost all of it longitude. An 11-acre parcel is roughly 210 m square. Two phases of one development cannot be 900 m apart, one filed coordinate must be wrong, and nothing in any source resolves which. No street address is filed either. So this page deliberately publishes no project pin and no coordinate — a locality map of Cyberjaya only. Guessing would be worse than saying so.
The chargee on Phase 2: the filing says none, the developer’s own website says RHB
The filed Phase 2 HIMS brochure prints Bebanan (gadaian) tanah: Tiada — no chargee. The developer’s own website statutory footer and its terms-and-conditions page both print RHB Bank Berhad. Phase 1’s filing prints RHB Bank Berhad. The APDL PDF prints no chargee field at all. One of the two Phase 2 statements is wrong, and a buyer needs to know which, because a charged title changes the discharge mechanics at transfer. Ask for the current land search.
This is NOT an affordable-housing scheme, whatever the brand says
The filed statutory minima are RM521,300 and RM740,400. The filed building type is plain RUMAH PANGSA/KONDO, Bil. Unit Tuan Tanah is 0 on every Phase 2 row, and the Selangor LPHS affordable-scheme register holds no Myra project at all. The brand’s About page says the group is “often recognized for our affordable and quality homes”; that is brand-level marketing and says nothing about Myra Cove. If you are searching for Rumah Selangorku stock, this is not it — and anyone presenting it as affordable housing is misreading a brand slogan as a project fact.
All 700 units are HDA, Schedule H. No SOHO, no office, no retail parcel — stated as a positive
Jadual H on all five Phase 2 component rows in the developer’s own APDL PDF, and Jadual H on Phase 1 in the register. No Soho, Sofo, Pejabat, Studio Office or Kedai row exists anywhere in either filing, and nothing on the developer’s site markets a shop, a retail lot or an office parcel. So all 700 units sit inside the Housing Development Act with statutory delivery periods, statutory LAD and a housing development account. That is the opposite of the gaps this site has had to flag on other projects, and it is the most reassuring finding on the file.
“Low density” does not survive the developer’s own numbers
The quote is the developer’s: “The low-density design enhances privacy and quality of life…” (Myra Land media release, repeated by EdgeProp). But no filing on this project publishes a land area at all — both register records read 0 mps. So every figure here is my arithmetic on a press denominator: on 11 acres (BusinessToday, PropertyGuru, EdgeProp ×2) the whole 700 units is about 63.6 per acre; on Phase 1’s own 6.39 acres (The Edge, BusinessToday) its 279 units is about 43.7 per acre; and Phase 2 by subtraction, about 4.6 acres for 421 units, is roughly 91 units per acre. Phase 2 — the phase being sold now, the phase the “low-density” quote was issued to promote — is about twice Phase 1’s figure. Nobody publishes the Phase 2 parcel, so that subtraction is mine; and because the park sits inside the 11 acres, both figures are probably understatements.
Eight facilities are marked “space provision” by the developer itself — EdgeProp drops the asterisk
The footnote on the developer’s own facilities page reads “*Space provision”, and it is attached to eight items: Cafeteria, Function Room, Dining Pavilion, Taska (childcare), Meeting Room, Convenience Store & Laundrette, Indoor Play Area and Co-Working Space. Space provision means shell space with no fit-out commitment — room left for these, not a working cafeteria, a licensed childcare centre, a stocked shop or a furnished co-working suite. Whether any of them ever operates depends on the management corporation finding an operator after handover. EdgeProp’s launch write-up lists the Taska, the cafeteria, the co-working space and the meeting rooms as facilities with no qualification at all.
“Up to 2,060 sq ft” is built-up plus terrace — the largest built-up is 1,631
My reconciliation of the developer’s own two tables, which it never reconciles itself. The biggest built-up in the whole EDEN family is L2 / L2A at 1,631 sq ft. The headline 2,060 is L3G’s 1,548 sq ft built-up plus its 512 sq ft terrace. The same pattern holds across the ranges: T2G 1,233 + 100 = 1,333, the EXPRESS maximum; T2GA 1,233 + 330 = 1,563. So the marketed family ranges are built-up plus terrace while the per-type figures are built-up only, and the page never says so. A buyer comparing “2,060 sq ft” against another project’s built-up is comparing 1,548 sq ft of interior against the other project’s whole floor. The developer publishes no total-area column.
The developer’s Phase 2 layout page shows four types that belong to the Phase 1 filing
T2G, T5, T6 and L1 are on the Phase 2 layout page, are absent from the Phase 2 filing’s type list, and are in the Phase 1 filing’s. The marketed “Phase 2” set is effectively the union of both phases’ filed code lists, minus T1 and T1G. Either Phase 1 layouts are being marketed on a Phase 2 page, or the Phase 2 filing’s code list is incomplete — nothing resolves it. This matters because the developer has no Phase 1 page at all: a buyer researching a Phase 1 resale unit on myra.com.my is served Phase 2’s figures. Treat T2G, T5, T6 and L1 as unconfirmed for Phase 2 until the developer confirms in writing.
Myra Cove in numbers — and the dated record, phase by phase
Two registered phases on one freehold site, one of them finished and handed over and one of them about a fifth built. Every figure in the band below is a filed figure except the two marked as press or as my arithmetic.
20164-4 is a 404)Facilities, exactly as the developer’s own schedule assigns them — with its own asterisk kept
Taken from the developer’s Phase 2 facilities page, which is a genuine text schedule with explicit level assignments — better than most projects on this site. Only four facilities are given a level. The asterisk is the developer’s own and it means “space provision” — shell space, no fit-out commitment. The graphic Facilities Plan carries no transcribable key, so nothing below is read off a drawing.

Named by portals or Phase 1 press — and NOT on the developer’s Phase 2 schedule
- Basketball court / indoor futsal court — a Phase 1 facility (BusinessToday, The Edge Feb 2022, PropertyGuru). Absent from the Phase 2 schedule.
- Herbs garden — Phase 1 only (The Edge Feb 2022). Phase 2 has a Breeze Garden instead.
- Clubhouse, multi-purpose hall, community garden, perimeter fencing, bus stop, pantry, Surau (male & female), 24-hour security, covered car park, badminton hall, landscaped garden, drop-off point — PropertyGuru only, and these read as portal-generated amenity tickboxes. The developer’s schedule has a Prayer’s Room, not a male/female Surau; it names no clubhouse, no multi-purpose hall and no bus stop.
- Car-park allocation — Tempat letak kereta is NOT PRINTED in either brochure, not in the APDL PDF, and the register has no parking field. “Two bays per unit” is carried by EdgeProp, BusinessToday and The Edge — press only, and two of those three are one publisher. The developer’s own Phase 1 press material also said “same-level parking for select units” and named no units.
The dated record — filed dates only, with the governing one marked
…0735(A)-(S) expires. The 17 marketed layouts — and the four that belong to the other phase
These are the developer’s own Phase 2 types, grouped into the three marketing families it uses. Read the two warnings first. (1) Four of these types — T2G, T5, T6 and L1 — are absent from the Phase 2 filing and present in the Phase 1 filing. Treat them as unconfirmed for Phase 2. (2) The family headline ranges are built-up plus terrace; the per-type figures are built-up only, and the developer never says so — which is why “up to 2,060 sq ft” appears nowhere below as a built-up.
EXPRESS — T2, T3, T2G
The entry family. The 1,333 sq ft headline is T2G’s 1,233 sq ft built-up plus its 100 sq ft terrace — my arithmetic on the developer’s own two columns; no type in this family has a 1,333 sq ft interior. T2G is one of the four types absent from the Phase 2 filing and present in the Phase 1 filing. Note also that StarProperty and EdgeProp print this family as “877–1,333 sq ft”, which splices Phase 1’s smallest unit into a Phase 2 family.
Ask about EXPRESS availabilityEMBRACE — T4, T5, T5A, T6, T6A, L1, L1A
The only family whose headline range is a genuine built-up range — no terrace is involved. It carries both four-bedroom types in the development, T6A and L1A, which are otherwise identical in area to their three-bedroom counterparts T6 and L1. Three of the seven types here — T5, T6 and L1 — are absent from the Phase 2 filing and present in the Phase 1 filing. Every type in this family has 2 bathrooms, including the four-bedroom ones, on the developer’s own table.
Ask about the 4-bedroom typesEDEN — T2GA, L3, L2, L2A, L3GA, L3GB, L3G
This family is where “up to 2,060 sq ft” comes from, and no unit here has a 2,060 sq ft built-up. My arithmetic on the developer’s own two columns: L3G’s 1,548 sq ft built-up plus its 512 sq ft terrace is exactly 2,060. The largest built-up in the entire development, both phases, is L2 and L2A at 1,631 sq ft. Note also that T2GA sits in EDEN on a 1,233 sq ft built-up — the same interior as an EXPRESS T2 — and reaches the family only through a 330 sq ft terrace. If terrace area matters to you, these are excellent; if interior area matters, compare 1,548 and 1,631 against other projects, not 2,060.
Ask for the EDEN areas in writingPhase 1 — completed, handed over, and resale only
Phase 1 has no page on the developer’s own site at all. No Phase 1 layout page, no Phase 1 APDL PDF (APDL_MYRA_COVE_PH1_2026.pdf is a 404), no Phase 1 facility schedule. Its statutory particulars are recoverable only from KPKT. A buyer researching a Phase 1 resale unit on myra.com.my finds nothing and is served Phase 2’s figures — which is exactly how the press has already mixed the two phases up. What the filing does tell you: it is the only part of Myra Cove with two-bedroom stock, it is completed with its CCC and handed over, and it is about twice as low-density as Phase 2 on press acreages. Its built-up range exists in four different numbers from two sources and no filing settles it — neither brochure prints any built-up at all.
Attribution, in full. Every built-up figure above is the developer’s own marketed figure from its Phase 2 layout page. Neither filed HIMS brochure prints a single square foot. Both filings list bare type codes with no area, no room count and no bay count — 13 codes for Phase 1 (T1, T1G, T2, T2G, T3, T4, T5, T6, L1, L2, L2A, L3, L3G) and 13 for Phase 2 (T2, T3, T4, T5A, T6A, L1A, L2, L2A, L3, L3G, T2GA, L3GA, L3GB) — and both register records file keluasan as 0 mps. The register’s own bedroom fields are 2, 3, 4 for Phase 1 and 3, 4 for Phase 2, so Phase 2 has no two-bedroom unit. How many types are there? Six different answers exist: 13 codes in the Phase 1 filing, 13 in the Phase 2 filing, 17 on the developer’s layout page, “19 configurations” (StarProperty), “19 floor plans” (EdgeProp) and “14 floor plans” (BusinessToday) — three of those from the developer’s own side. Nothing maps a type to a block, a floor or a view orientation: the developer publishes block unit counts and type areas as two unconnected tables. A register keying error to ignore: TEDUH 20164-1 reports bilikAir: “2, 3, 22”. A 22-bathroom apartment does not exist; every other source says 2, or at most 3. It is recorded here only because a reader who checks the register will see it. And two things no source claims, checked deliberately: there is no dual-key layout — no source claims one and the developer’s own room counts (3–4 bedrooms, 2 bathrooms on every one of the 17 types) cannot support one — and there is no studio: PropertyGuru’s “with-studio” filter pages are a portal artifact, the filed bedroom counts start at 2, and the smallest built-up anywhere in the development is about 872–877 sq ft on press figures for Phase 1. Refuse any listing that calls a Myra Cove unit dual key or studio.
Five images, every one of them a Phase 2 artist’s impression

myra.com.my is not a WordPress site and exposes no CMS record, so no subject on this page can be graded higher than caption-published. No source names the lake in the picture, measures it, or says who owns the land between it and the site.

What must be said about these five images, and it is not a formality. All five are Phase 2 artist’s impressions. The developer’s own disclaimer reads “all rendering contents are artist impressions” and “subject to change without notification”. There is not one photograph of the completed Phase 1 building anywhere — on the developer’s site or on any other source — even though Phase 1 has held its CCC since December 2025 and was handed over in January 2026. The site-progress microsite at projects.myra.com.my/siteprogress/myracove publishes no percentage, no date and no CCC status — just two phase tiles. On grading: myra.com.my is not a WordPress site and exposes no CMS record at all, so no subject on this page can be graded higher than caption-published, and the facilities plan is graded inferred from its filename only. On picking: the brand gives every project logo across all its projects the alt text “Myra Cove logo”, so nothing here was chosen by alt text — each file was picked by exact filename inside the per-project /myra-homes/myracove/ directory, against a clean 404 negative control. Deliberately excluded: the /hero/ folder, which holds licensed lifestyle stock that is not this project and must never be published as Myra Cove; several render files whose captions name no facility; and the campaign popups, which carry promotional content this page does not publish.
Cyberjaya, Daerah Sepang, Selangor — and why this page carries no map pin
This is the one section where this page refuses to do what every other project page does. The two filed GPS coordinates for the two phases of this single development are about 900 m apart, no filing publishes a street address, and nothing in any source resolves which coordinate is wrong. So the map below is a locality map of Cyberjaya and nothing more. There is no project pin on this page, and that is deliberate.
The coordinate problem, in full, so you can check it yourself. 20164-1 files 2.914250 N, 101.633861 E. 20164-2 files 2.914658 N, 101.625782 E. My arithmetic from the two filed points: about 45 m of latitude and about 900 m of longitude at this latitude, so roughly 900 m in total. The press describes this as a single 11-acre parcel, and 11 acres is about 210 m square. Two phases of one 11-acre development cannot be 900 m apart. One of the two filed coordinates must be wrong; no brochure, no APDL PDF, no portal and no developer page carries an address, a mukim or a PT number that could settle it. So this page publishes neither coordinate as the project’s location and draws no pin. Louis will get the location confirmed on the ground, and it is on the “not published” list below. The only address in any filing is the sales gallery — RA-G-23A, Eve Suite @ Ara Damansara, No 1A, Jalan PJU 1A/41, 47301 Petaling Jaya — which is about an hour from Cyberjaya and is not the site.
Transport — the developer gives three different nodes the identical 8 km
- Putrajaya Sentral — 8 km (the developer’s own figure)
- MRT Cyberjaya Utara (Park N Ride) — 8 km (the developer’s own figure)
- MRT Cyberjaya City Centre — 8 km (the developer’s own figure)
- Read that again. These are three separate locations several kilometres apart from one another. They cannot all be 8 km from one site. The developer’s location page prints all three at 8 km and prints nothing in minutes.
- What everyone else says instead: EdgeProp calls both MRT stations “nearby” with no figure; PropertyGuru says they are “located nearby” and attaches no distance at all; another EdgeProp article puts the whole amenity set in a “1 km to 8 km radius”; and The Edge says a 10 km radius — and miscalls Putrajaya Sentral an MRT station, which it is not (it is the ERL / KLIA Transit and bus terminal).
- Highways: ELITE, MEX, SKVE and the Putrajaya–Cyberjaya Expressway are named by four press sources and not one of them prints a distance or a travel time to any interchange. The developer’s own location page names no highway at all.
- KLIA and KLIA2 and the ERL: no source gives a distance — remarkable for a Sepang project.
- LRT Kelana Jaya and LRT Putra Heights are named by BusinessToday with no distance; they are 20–30 km away and should not be read as project transport.
- Nothing in this list was estimated by me. If you need a usable number, measure it on site or get it from Myra in writing — and I will ask.

The lake the project is named for — and what nobody publishes about it
- The developer markets “unobstructed lake views” twice, an “Access Gate to the lake” and a “lakeside cardio jogging path”.
- No source names which lake it is. Not the brochures, not the APDL PDF, not the register, not one of the six press articles, not the developer’s own pages.
- No source states its distance from the site, or who owns the land between the lake and the site.
- Nothing guarantees the view corridor. Phase 2’s own 32-storey B1 sits beside its own 5- and 7-storey blocks, and the land between the site and the lake is unidentified in every source.
- That is a lot of marketing resting on an unnamed body of water. It is the first thing to walk and look at, and it is on the “not published” list below.
Every distance in the three columns above is the developer’s own published figure, in kilometres, from its Phase 2 location page. Not one of them was estimated, converted into minutes or rounded by me. Where a source gives no figure, the row says so. The developer publishes nothing in minutes, so this page publishes nothing in minutes. And the 8 km problem is not a rounding quibble: it is three materially different journeys given one number, on the single most important distance a Cyberjaya buyer asks about.
Statutory register — MYRA COVE, both filed phases side by side
Malaysian law requires a licensed housing developer to file and display statutory advertisement particulars, and that filing is public. Myra Cove has two of them, one per registered phase under a single developer’s licence, and they are the spine of this page rather than a footnote. Each column sets out the particulars as the filed HIMS brochure for that phase prints them, with the KPKT register’s own field alongside wherever the two disagree — and on this project they disagree in five places that matter: the permit number (blank on both brochures), the licence number (expired on both brochures), the Phase 2 permit suffix, the Phase 2 chargee, and the delivery date itself. A third phase does not exist: 20164-4 is a 404 and the register credits this licensee with exactly three projects, the third being Myra Senja in Daerah Petaling.
(A) Phase 20164-1 — 279 units, 25 storeys, completed and handed over | (B) Phase 20164-2 — 421 units across B1–B5, about one-fifth built |

Both were recovered from the developer’s own APDL PDF and from the register. |
Read the two columns together. The licensee, the approving authority, the tenure, the restriction in interest, the filed building type and the sale contract are identical across both phases, so the differences are what matter. Five of them are material. First, the permit. No Permit is BLANK on both brochures, so the register is the only place either APDL exists — and that is how Phase 1’s lapse on 27 September 2026 became visible. Second, the licence. Both brochures print 20164/09-2026/1211 with different suffixes and an expiry of 27/09/2026; the live licence is a different serial, 20164/09-2031/0454(R), to 2031. Third, the Phase 2 permit suffix: the developer publishes (N) on three of its own surfaces and the register’s project field prints (A). Fourth, the Phase 2 chargee: the filed brochure says Tiada, the developer’s own website says RHB Bank Berhad. Fifth, and most consequential, the delivery date: both phases carry an approved 12-month extension — and unusually in this series, both brochures print a date consistent with it rather than the original. Phase 1 then delivered about three months inside the revised date and about nine months past the original. Phase 2’s real revised date is 28 November 2028, and nobody publishes it. Two further absences run across both columns and are not cosmetic: no land area at all, which is why every density figure on this page is labelled as computed on a press denominator, and no built-up area in either filing, which is why every square-foot figure on this page is the developer’s marketed one.
Price labelling, so there is no ambiguity about what is published above. Every RM figure in the two columns is a filed statutory Unit Selling Price minimum or maximum (Harga Jualan Minima / Maksima) as printed in the legally filed HIMS advertisement particulars for that phase, shown against the KPKT register’s own harga band for the same phase. On this project, unusually, the two records agree exactly on both phases — there is no splice of two permit generations of the kind this site has had to flag elsewhere. These are project-wide filed bands, never a per-type price and never a per-unit price: nobody publishes which type falls where inside the band. This is marketing information. It is not a price list, not a quotation and not an offer. The price that governs what you pay is the price list and the SPA at the sales gallery, for the specific unit, on the day.
Can a foreigner buy here? On the filed prices, no — and the gap is wide
Selangor applies a minimum purchase price of RM2,000,000 per unit for a foreign buyer in Zone 1 and Zone 2, and restricts foreign purchase to strata property and gated landed strata only. Zone 3 — which consists of Hulu Selangor and Sabak Bernam — applies RM1,000,000. Myra Cove is in Daerah Sepang, which is neither Hulu Selangor nor Sabak Bernam, so the RM2,000,000 threshold is the one that applies — that identification is mine from the published zone definitions, and it should be confirmed in writing by the state authority or your solicitor before you act on it. Now hold it against the filings. The highest filed statutory figure anywhere on this project is RM1,197,600 — Phase 2’s maximum — and Phase 1’s filed maximum is RM1,112,300. Both sit well below RM2,000,000, so on the filed statutory price ranges not a single unit in either registered phase reaches the Selangor foreign-buyer floor. The comparison and the arithmetic are mine; every price figure in it is a filed one. This matters more here than on most pages on this site, because a good part of my readership buys from outside Malaysia: on the published record, Myra Cove is not a project an overseas individual can buy into at the filed prices, and anyone told otherwise should be asked to put the eligibility route in writing before a booking form is signed. For completeness: on building form the units would qualify, since both phases are filed Schedule H strata title housing accommodation — exactly the strata form Selangor permits. It is the price, not the form, that fails the test. This is marketing information. It is not a price list, not a quotation and not an offer.
Construction progress — what percentage is built?
The register’s component rows carry a peratus field, which follows the latest Form 7(f) progress return filed in HIMS. Phase 1’s single component reads 100.00% with status Siap Dengan CCC, consistent with its filed CCC of 3 December 2025 and its filed vacant possession of 5 January 2026. Phase 2 reads per block: B1 22.80%, B2 20.00%, B3 21.63%, B4 35.00%, B5 35.00%, with all five rows marked Lancar — on track — and the development marked Berfasa, phased. Those percentages are the one hard construction datum on Phase 2, and they are the government’s, not the developer’s. The developer’s own site-progress microsite publishes no percentage, no date and no CCC status at all — only two phase tiles. Read the shape of it: the low-rise blocks B4 and B5 are furthest along and the 32-storey B1 is furthest behind, which is the normal sequence, but no source publishes a block completion sequence or says whether B2–B5 will complete before B1. One important note on reading that field: peratus here is a construction-progress percentage, not a Bumiputera quota and not any kind of price concession — it is a field that is easy to misread, and it is read correctly here.
Awards and green certification — there are none, and that is a clean finding
Awards: Myra Cove has none, and the developer claims none for it. myra.com.my carries no awards page at all; its About page offers only the unsupported sentence “we are often recognized for our affordable and quality homes”, which names no award, no awarding body and no year. The two “award-winning” phrases that do appear in the press both belong to the architect, yhsA. An architect’s award is not a project award and it is refused here at project level. Nor is anything borrowed from the brand family: nothing from Myra Senja, Myra Saujana, Myra Embun, Myra Tenuman, Myra Gardens, Myra Idaman or any other Myra scheme appears on this page. Green: all four GreenRE rating registers were read separately — Platinum, Gold, Silver and Bronze — and Myra Cove has no entry in the reachable portion of any of them. Because the Gold, Silver and Bronze tables truncate on their last row, the honest wording is “no entry in the reachable portion” and not “no green rating”; and the GBI directory returned a 404, so GBI status is unknown, not absent. The sibling trap, named so nobody falls into it: the GreenRE Bronze register does carry a Myra project — “Myra Idaman”, PROVISIONAL, 11 February 2026, certified to Myra Gardens Sdn Bhd under licence 20014. That is a different licensee, a different district and a different scheme. It is not this project and it does not transfer. Two further Cyberjaya rows in the same register — The Vybe @Techzone (MKN Embassy Development) and Sanderling Lakefront Cyberjaya (Lakefront Residence) — are also not this project. The stronger point is that the developer makes no green claim of its own: there is no GreenRE logo, no GBI logo, no “green certified” wording and no sustainability page anywhere on the Myra Cove microsite. With no claim to test there is no contradiction, only an absence — and EdgeProp’s headline phrase about being “embraced by green tranquillity” is landscaping language, not a certification.
What this page does not publish, and why
Louis’s standing instruction is absolute, and this list is how it is honoured in public. This page carries no discount, no rebate, no nett price, no promotional package, no freebie, no incentive, no commission, no Bumiputera percentage, no leaseback or guaranteed-rental rate and no yield or ROI projection — none was sought and none is held back for later. These words appear on this page only in this paragraph. Five specific things were found and are deliberately withheld. (1) Phase 2’s marketing “from” figure. It sits below the filed statutory minimum of RM740,400. Three web pages carry it — and the independence check matters: all three are The Edge Communications titles, so it is ONE publisher, not three sources. No independent source carries a below-minimum Phase 2 figure. The figure is not printed here. (2) Phase 1’s marketing “from” figure — of which there are TWO, and they contradict each other. Both sit below the filed statutory minimum of RM521,300, both come from the same one publisher, and that publisher prints two different below-minimum numbers four and a half years apart. Neither figure is printed here. (3) PropertyGuru’s whole Myra Cove sale band is withheld on the same rule — its floor sits below the filed Phase 1 minimum. It is in any case an aggregate of individual agent resale listings and not a developer floor, and its quoted psf range spans a factor of eighteen, which is listing noise rather than a price. (4) A capital-appreciation projection. A mainstream property title published an expected capital-appreciation percentage by completion for this project in February 2022. That is a yield projection and the figure is withheld. Recorded here only as the fact that one was published. (5) A gifts and lucky-draw sales campaign. The developer’s own terms-and-conditions page carries a full campaign mechanic with tiered prizes, and the project page carries two further campaign popups. No prize, tier, gift or campaign benefit is recorded anywhere on this page. Recorded only as the fact that promotional campaigns exist and are time-limited. Ask me and I will tell you what is current; it does not belong on a public page. What IS published, and labelled every time: the filed statutory Unit Selling Price minimum and maximum per registered phase, from the legally filed advertisement particulars, alongside the KPKT register’s own band for the same phase. This is marketing information. It is not a price list, not a quotation and not an offer. And separately, the things nobody publishes at all, which Louis will go and ask the developer for: the land area of either phase as filed (both records read 0 mps, so no filed density exists); Phase 2’s own parcel size (the ~4.6 acres on this page is my subtraction from press figures); the mukim, the seksyen and Phase 1’s lot number; which of the two filed coordinates is correct, and therefore the project’s actual street address; which lake this is, its distance, who owns the land between it and the site, and whether the view corridor is protected; the car-park count as filed; any built-up area as filed — neither brochure prints one square foot; which blocks B1–B5 hold which layout types, on which floors, facing which way; the total-area figure behind “up to 2,060 sq ft”; the Phase 2 service charge and sinking fund rate (the only figure in existence anywhere is a four-and-a-half-year-old published estimate for the other phase); the share-unit schedule and strata-title status; whether any of the eight “space provision” facilities will ever be fitted out, by whom and when; the main contractor and the contract sum — no Bursa announcement for Myra Cove exists; any JV, land vendor or landowner; any photograph of the completed Phase 1 building; and whether the 3 unsold Phase 1 units are being offered, and under what permit, given that Phase 1’s APDL lapsed on 27 September 2026. That list is the page. If a figure is not above, it is because nobody published it — not because I left it out.
The developer — MYRA LAND SDN. BHD., and the three companies behind the name on the hoarding
Your SPA counterparty is MYRA LAND SDN. BHD. (1142636-T / 201501017302), KPKT developer code 20164, licence 20164/09-2031/0454(R) valid 28 September 2026 to 27 September 2031. The register shows it Aktif, with projek sakit 0, projek terbengkalai 0, mempunyaiKesalahan null and three registered projects. Both registration-number forms are printed together in the developer’s own APDL PDF as “MYRA LAND SDN. BHD. / 1142636-T { (201501017302) }”; the filed Phase 1 brochure prints only the old form. Its registered office is in PENANG — 170-09-01, Livingston Tower, Jalan Argyll, 10050 Pulau Pinang — while every operational address is in Selangor, and the register fills the district field with the literal string “Tiada Maklumat Daerah”.
Now the correction that this page exists partly to make. Myra is NOT a Gamuda Land brand. Myra is the brand of Oriental Interest Berhad (OIB Group), a Bursa Malaysia–listed developer. Every page on myra.com.my carries the footer “The Myra brand is a product of OIB Marketing Sdn Bhd (200901008425 / 851411-M)”; the About page says “Myra is a brand under the listed entity – Oriental Interest Berhad (OIB Group)” and that OIB “was formed in 1986”; The Edge calls Myra Land “a subsidiary of Oriental Interest Bhd (KL: OIB)”; EdgeProp and PropertyGuru say the same. The word “Gamuda” appears nowhere on the brand site, in either filed brochure, in the APDL PDF, in either register record or in any of the six press articles read. The KPKT developer register returns six Gamuda licensees and none of them holds any Myra-named scheme; the nearest Gamuda thing is Bandar Gamuda Cove in Daerah Kuala Langat, a coincidence of the word “Cove”. So no Gamuda Land fact, award, township, green rating, design standard or reputation attaches to this project, and none appears on this page in either language.
Three companies, and only one of them is your counterparty. MYRA LAND SDN. BHD. is the licensed developer and the SPA party. OIB Marketing Sdn Bhd owns the brand — it is not the licensee, not your contract counterparty and holds no KPKT developer licence at all. Oriental Interest Berhad is the listed ultimate parent. There is a practical consequence to that structure: teduh.kpkt.gov.my returns ZERO developers for a search on “ORIENTAL INTEREST” (positive control: a search for “EXSIM” returns 16, so the zero is real and not a broken query). OIB licenses every project to a differently named SPV and names none of them in its marketing — so if you want to check an OIB project in the government register, you cannot start from the group’s name. Start from the project’s licence number.
One licence, two schemes, three phase indexes — and the sibling shares nothing but the number. Licence 20164 carries 20164-1 and 20164-2, both MYRA COVE in Daerah Sepang, and 20164-3, which is MYRA SENJA in Daerah Petaling — a different scheme name, a different district, a different filed building type (Pangsapuri Servis), a different unit count (384), a different storey count (21), a different APDL and a completely different statutory price band. Same licence number, same licensee, nothing else in common. 20164-4 is a 404. Myra Senja is a separate page on this site and shares no fact with this one.
What the group claims, and what those claims do not establish about Myra Cove. The About page says the group is “often recognized for our affordable and quality homes which we have built over 26,313 units of” and, further down the same page, “delivering more than 28,000 creative yet functional homes” with “a GDV of over RM3 billion”. It also says “We have 9 projects under the Myra brand” and, lower on the same page, “the 12 projects we currently have under the Myra brand” — while the site’s own menu lists 10 and omits Myra Embun entirely. Those are group figures, they contradict each other twice on one page, and none of them is a fact about this project. Myra Cove is 700 units; its published GDV is RM167.7m or RM180m for Phase 1 (The Edge publishes both) plus RM311m for Phase 2. And the “affordable homes” positioning is the one to be most careful with: the filed minima here are RM521,300 and RM740,400, there is no landowner or quota unit on any row, and the Selangor affordable-scheme register holds no Myra project. Myra Cove is not affordable housing, whatever the brand page says about the brand.
Credentials refused, each with the reason. No award exists for Myra Cove on any source; the brand publishes no awards page at all. The two “award-winning” phrases in the press belong to the architect, yhsA, and an architect’s award is not a project award. The landscape consultant is named as Praxcis; that is a credential of the consultant too. The GreenRE Bronze row in the Myra name belongs to “Myra Idaman”, certified to Myra Gardens Sdn Bhd under licence 20014 — a different licensee, a different district, a different scheme — and it is refused here. The EdgeProp Singapore “Myra” award belongs to an unrelated Singapore project by a different company. And the “low-density design”, “sets an unparalleled standard”, “state-of-the-art”, “top-notch facilities” and “affordable luxury” claims carry no benchmark, no comparator and no specification — and the first of them is refuted by arithmetic on the developer’s own published acreages.
Finally, a warning about one portal record, because it is a total collision and not a mere error. edgeprop.my/new-launches/project/myra-cove-phase-2-52535 has a slug that says Myra Cove Phase 2 and serves DAMANSARA LIVISTA content throughout — a Land & General project in Bandar Sri Damansara, complete with that project’s unit count, its built-ups, its Sri Damansara LRT and MRT stations and its own “from” price. Nothing on that URL is about Myra Cove. Do not take a single field from it, and if an agent listing quotes figures that do not match this page, that record is the likeliest reason.
Three telephone numbers for one developer, across its own surfaces: 03-8706 3634 on the filed Phase 1 brochure, +603 2787 7995 on the filed Phase 2 brochure and 03-7680 1018 in the KPKT register. No two of this developer’s own filings give the same number, and the register holds no e-mail address for it at all. No JV partner, land vendor or landowner is named by any source, and Bil. Unit Tuan Tanah: 0 on all five Phase 2 rows is consistent with there being none — though no source states it either way. No main contractor and no contract sum is published, and because no Bursa or klsescreener announcement for Myra Cove exists, the usual route to a filed lot address, a contract sum and a hidden non-HDA parcel is closed on this project. Myra Cove @ Cyberjaya — the questions buyers actually ask
When will Myra Cove actually be handed over? Has the delivery date moved?
Is Phase 1 finished? Can I buy a completed unit?
20164-1/09-2026/0658(R)-(S)). For a handed-over building that is almost certainly administrative — a developer no longer advertising a finished building has no need of a live permit — but those 3 remaining units cannot lawfully be advertised or sold under a lapsed permit, so if you are shown one, ask what permit covers the sale. Second, the developer publishes nothing about Phase 1 at all. There is no Phase 1 page, no Phase 1 APDL PDF, no Phase 1 layout, price or facility schedule anywhere on myra.com.my. Its statutory particulars exist only in KPKT. A buyer researching a Phase 1 resale on the developer’s own website is served Phase 2’s figures, and the press has already mixed the two up repeatedly. On the upside: Phase 1 is the only part of Myra Cove with filed two-bedroom stock (the register’s bedroom field is 2, 3, 4 for Phase 1 and 3, 4 for Phase 2), and on press acreages it is about half as dense as Phase 2. Beyond its DLP, a completed unit is also a different risk from an off-plan one.Is Myra Cove a Rumah Selangorku or an affordable-housing project?
The brand is “Myra” — is this a Gamuda Land project?
myra.com.my carries the footer “The Myra brand is a product of OIB Marketing Sdn Bhd (200901008425 / 851411-M)”. The About page says “Myra is a brand under the listed entity – Oriental Interest Berhad (OIB Group)”. The Edge describes Myra Land as “a subsidiary of Oriental Interest Bhd (KL: OIB)”; EdgeProp and PropertyGuru say the same. The word “Gamuda” appears nowhere on the brand site, in either filed brochure, in the APDL PDF, in either register record or in any of the six press articles read. The KPKT developer register settles it: a search for “GAMUDA” returns six Gamuda licensees and not one of them holds Myra Cove, Myra Senja or any Myra-named scheme. Myra Cove sits on licence 20164, held by MYRA LAND SDN. BHD.. The nearest Gamuda thing to any Myra project is Bandar Gamuda Cove in Daerah Kuala Langat — a different developer, a different district, and a pure coincidence of the word “Cove”. Why it matters: if you were told this is a Gamuda project, you were being sold a different company’s track record, awards and township standards. None of them attaches here, and none of them appears on this page. Judge this project on MYRA LAND SDN. BHD.’s own register record, which is clean: Aktif, no sick project, no abandoned project, no recorded offence. Is every unit covered by the Housing Development Act, or is any of it SOHO or office stock?
20164-4 returns a 404 and the register credits this licensee with exactly three projects, the third being Myra Senja in another district. The development is two phases and 700 units, finished at that. Two portal artifacts to ignore: PropertyGuru publishes “with-studio” filter pages for Myra Cove, and no studio unit exists — the filed bedroom counts start at 2. And no source claims a dual-key layout; the developer’s own room counts (3–4 bedrooms, 2 bathrooms on all 17 types) cannot support one. Refuse any listing that says otherwise. Can a foreigner buy at Myra Cove?
Is Myra Cove freehold? And is there a charge on the land?
The developer says “low density”. Is it?
keluasan: “0 mps”, a data gap and not a measurement; neither brochure prints a Keluasan tanah; the APDL PDF does not either. So no filed density can be computed for Myra Cove, and every figure below is my arithmetic on a PRESS denominator, which is a weaker input and is labelled as such. On 11 acres for the whole development (BusinessToday, PropertyGuru and two EdgeProp articles), 700 units works out at about 63.6 units per acre. On Phase 1’s own 6.39 acres (The Edge, BusinessToday), its 279 units works out at about 43.7 per acre. And Phase 2, by subtraction — 11 minus 6.39, about 4.6 acres, which NOBODY publishes — its 421 units works out at roughly 91 units per acre. Read that last figure against the claim. Phase 2 is about twice as dense as Phase 1, on the developer’s own acreages. That is not a low-density product by any ordinary Malaysian reading. Three caveats, stated because the arithmetic is mine and the inputs are not filed: the Phase 2 denominator is a subtraction and not a published figure; the marketed “4-acre private park” and the lake frontage sit inside the 11 acres and appear to serve both phases, so the net residential footprints are smaller and both densities above are probably understatements; and the 11 acres is itself “about”, per EdgeProp. No density was computed against any Cyberjaya township figure — that is a trap this site has caught repeatedly, and the 11 acres here is genuinely the project’s own land. Recommendation: do not repeat “low density”. Take the published land figures, take the unit counts, and do the division yourself.Which facilities are actually being built, and which are just space?
Why does this page have no map, and no exact address?
20164-1 files 2.914250 N, 101.633861 E. 20164-2 files 2.914658 N, 101.625782 E. My arithmetic from those two filed points: roughly 45 m of latitude and roughly 900 m of longitude at this latitude, so about 900 m in total. The press describes Myra Cove as a single 11-acre parcel, and 11 acres is about 210 m square. Two phases of one 11-acre development cannot be 900 m apart. One of the filed coordinates must be wrong. And nothing resolves it. Neither register record carries a project address or a postcode. Neither brochure prints a street address. The developer says only “in the heart of Cyberjaya”. No mukim, no seksyen and no PT number is published by anyone, and only Phase 2’s LOT 115103 exists as a title identifier — Phase 1’s lot is published nowhere. PropertyGuru’s “63000” is a marketing postcode, not a filed one. So this page shows a locality map of Cyberjaya and no project pin. A pin on one of two coordinates, one of which is wrong, would look authoritative and be a coin flip — and on a page whose whole point is that the filing is the record, that would be the worst thing on it. Louis will confirm the location on the ground and get it in writing. One more thing while we are here: the only address in any filing is the sales gallery at Eve Suite @ Ara Damansara in Petaling Jaya — about an hour from Cyberjaya, and not the site. Do not let a gallery appointment stand in for a site visit on this project. What is this lake the project is named for?
How far is the MRT really? The developer says 8 km to everything.
What does the page not tell me, and where do I get the rest?
0 mps); Phase 2’s own parcel size; the mukim, the seksyen or Phase 1’s lot number; which filed coordinate is correct, and therefore the street address; which lake this is or whether the view is protected; the car-park count as filed; a single built-up area in either filing; which of blocks B1–B5 holds which layout type, on which floor, facing which way; the total-area figure behind “up to 2,060 sq ft”; the Phase 2 service charge and sinking fund (the only figure in existence is a four-and-a-half-year-old published estimate for the other phase); the share-unit schedule and strata-title status; whether the eight “space provision” facilities will ever be fitted out; the main contractor and contract sum; any JV or landowner; any photograph of the completed Phase 1 building; and whether the 3 unsold Phase 1 units are being offered, under what permit, given Phase 1’s APDL lapsed on 27 September 2026. And what this page will never carry, by Louis’s standing instruction: certain commercial terms, all deliberately withheld. Including two things that were found and are withheld: a mainstream property title’s capital-appreciation projection for this project, and the developer’s own current gifts-and-lucky-draw campaign, which is on its terms page with tiered prizes. Also withheld: every marketing “from RM” figure on this project — all of them sit below the filed statutory minima, and the Phase 2 ones all come from a single publisher while the Phase 1 ones come from that same publisher contradicting itself. Where the rest comes from: the price list and the SPA at the sales gallery, for the specific unit, on the day — and, for anything about the land, a current land search on the title. Message me and I will go and get the written answers, and tell you plainly which ones the developer declines to give.Get the filed documents, not a brochure summary
Both KPKT HIMS brochures, the developer’s own Phase 2 APDL PDF, both TEDUH register records, and a straight answer on the things nobody publishes — starting with where this project actually is.
Certain commercial terms are deliberately withheld on this page and will not be quoted in writing on a public channel. What is published above is the filed statutory Unit Selling Price range per registered phase, labelled as such. This is marketing information. It is not a price list, not a quotation and not an offer.

Over a decade selling Malaysian property, in English and Mandarin, to buyers in Kuala Lumpur, Selangor and Johor Bahru and to Chinese-speaking buyers overseas. This page was built from the two filed KPKT HIMS advertisement brochures, the developer’s own filed APDL PDF, the TEDUH register records for both phases, all four GreenRE rating registers and the developer’s own published pages — and every hard number on it is attributed to the document that prints it. Where the developer’s own two documents disagree, both are shown. Where nothing was published, the page says NOT PRINTED. No price, distance, density, permit number, storey count or image subject on this page was invented, and there is no map pin because the filed coordinates contradict each other. Ask me for what is missing and I will go and get it in writing — and tell you if the answer is that the developer will not say.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
