Six things that decide whether Vox is right for you

Sentul is being rebuilt one plot at a time, and most of what launches here is a compact serviced apartment aimed at renters. Vox is that product too — but with two bathrooms in every layout and a facilities programme that is unusually front-loaded onto the ground floor.

Two bathrooms even in the 667 sq ft

This is the quiet detail that separates Vox from most compact stock in this price band. The 667 sq ft A1 is a two-bedroom with two bathrooms, which is what makes it lettable to two unrelated tenants rather than one couple. If you are buying to rent, that single specification decision is worth more to your yield than any facility on the podium.

A ground floor that is actually used

Twenty of the fifty facilities are on the ground floor, and the list is not decorative: health care centre, grocery, cafe, laundry, nursery, kindergarten, golf simulator, AV room, surau. Most KL high-rises put a guardhouse and a letter box down there and push everything else up to a podium nobody visits. Ground-floor amenity is used amenity — it is also the part of a building that ages fastest, so ask who operates the grocery and the childcare and on what tenure.

Serviced apartment, and what that costs you

The developer’s own site is titled freehold serviced apartment while the marketing copy calls the product a condominium. That is not a trivial slip. A serviced apartment normally sits on commercial land, which means commercial assessment rates and commercial electricity and water tariffs every year you own it, and typically a lower bank margin of finance. Get the land title category in writing before the booking fee, not after.

Roads yes, rail no

Sentul Link, the DUKE Highway and the MRR2 all feed this address, and the developer’s table puts a bus stop 280 m away. The nearest rail is 2.7 km. I would rather write that plainly than dress it up: this is a car household’s address, and if a tenant profile of rail commuters is your investment thesis, look at something within walking distance of a station instead.

A Chinese primary school 400 m away

SJK(C) Sentul Pasar Peng Ming sits 400 m from the site — the only item on the developer’s entire distance table that is under a kilometre apart from the bus stop. For a Malaysian-Chinese family buying to live in, a walkable SJK(C) is often the single deciding factor, and it also underpins resale demand from the same buyer pool later. SK Sentul 1 and 2 are 1.4 km, Wesley Methodist School KL is 2.4 km.

What the developer has not published

No unit count. No storey count. No land area. No completion date. No price. No maintenance fee. Every one of those numbers is circulating in agent listings, and none of them appears on the developer’s own site or in its e-brochure. That does not make the project bad — plenty of good projects market this way — but it does mean you should insist on the advertising permit and the developer licence before you pay anything, because that document is where those figures are legally stated.

Kerjaya Property does not publish how many storeys the tower has or how many units it contains.

Where Vox Residence @ Sentul sits

Vox Residence sits on Jalan Sentul Pasar, on the northern side of Sentul inside the Federal Territory of Kuala Lumpur, so the local authority is DBKL and every rule on this page follows from the site being in Kuala Lumpur rather than in Selangor.

Sentul Pasar is the older, market-side half of Sentul, not the Sentul East and Sentul West estates that YTL redeveloped around the KL Performing Arts Centre. They share a name and very little else — different streets, different price bands, different rental profiles. If you are cross-shopping, check which Sentul the other project is actually in before you compare anything.

On rail. Kerjaya Property publishes its own distance table and it is refreshingly blunt: the nearest bus stop is 280 m, but the nearest rail is LRT Sentul Timur at 2.7 km, LRT Sentul at 3.0 km and MRT Sentul Barat at 3.6 km. None of those is a walk. This is a road-and-feeder address served by Sentul Link, the DUKE Highway and the MRR2 — buy it for the drive time, not for a stroll to a train.

Two fields agree

The licensed company is Kerjaya Property Sdn Bhd, which this page names. And the registered name is Residensi Vista Sentul — the only scheme under this licence in Sentul, and the only one still under construction. The rest of licence 11255 is complete: Menara Vista Petaling (1,199 units), Residensi Setiawangsa (600), Residensi V (412), 222 Residensi (222), Residensi Straits @ Seri (246), all with CCCs issued.

One record under the same licence is worth naming so that it does not surprise you if you search: 11255-2, Taman Impian Putra, 236 units, carries the status Permit Telah Dibatalkan — permit cancelled. It is a different scheme in a different place, and it says nothing about this one. But it is on the same public register, and finding it without this explanation would be worse than not finding it.

The date worth writing down: 3 April 2027

The advertising permit expires in about seven months, with the project at 67.87%.

To be clear about what that does and does not mean: a permit expiring is not a project failing. Licences run in fixed terms and are renewed as a matter of routine; a building at two thirds will normally still be under a valid licence at handover because the developer renews.

What it means for you is narrow and practical: after 3 April 2027 this project may not lawfully be advertised or sold unless the licence has been renewed.

So if you are shown this development in the second quarter of 2027 or later, ask to see the renewal rather than the original permit number. And if you buy before then, note the date — the same register page will tell you whether the renewal actually happened, free, in about a minute.

67.87% built — what the number is and is not

This is the developer’s own certified progress return under its statutory reporting obligation, not an estimate by me or by a property portal. Around two thirds means the structure is up and internal works are running.

It does not mean two thirds of the time has passed. Finishing, testing, commissioning and certification routinely take longer than the frame did.

The clause that matters now is the liquidated damages provision in your sale and purchase agreement — statutory rate for strata housing is 10% per annum of the purchase price, running from the date fixed in that agreement rather than any date given verbally. And because progress payments release against certified stages, re-read this register page before each one.

The band tops out just above RM1 million, which decides one question outright

RM680,160 to RM1,016,990, across 2 and 3 bedroom units with 2 bathrooms. A tight band by Kuala Lumpur standards — the whole project sits inside a 1.5-to-1 spread, which means a quoted per-square-foot figure here is more meaningful than on most projects.

Kuala Lumpur’s minimum purchase price for a non-citizen is RM1,000,000. The permitted ceiling is RM1,016,990.

So only the very top of this development — the largest units, at the maximum permitted price — clears the foreign-buyer threshold at all. Everything else falls below it. If you are a non-citizen, this is not a project-level question but a single-unit question, and the margin is under RM17,000. Get the specific price in writing and check it yourself. Clearing the floor only entitles you to apply for state consent, granted transaction by transaction.

Ask for documents using the registered name

The register has never heard of “Vox Residence”. Use Residensi Vista Sentul, project code 11255-7, Kerjaya Property Sdn Bhd.

About Kerjaya Property Sdn Bhd

The company that will sign your sale and purchase agreement is Kerjaya Property Sdn Bhd, 200901015711 (858791-D), registered at C-30-01 and C-31-01 Menara Vista Petaling, 137 Jalan Puchong, 58200 Kuala Lumpur. Its own project site states that it is a member of the Kerjaya Prospek Property Berhad group. Ask for the developer licence and advertising permit in that exact company name before you pay a booking fee — the group name on a brochure is not the entity you are contracting with.

The wider Kerjaya name is best known in Malaysia as a main contractor rather than as a developer. That cuts both ways and you should hear both halves. On the good side, a builder-owned developer usually has tighter control over programme and workmanship than one that tenders the job out and hopes. On the cautious side, a contractor-led group has a shorter high-rise sales-and-delivery record under its own brand than the household developer names, so the usual homework matters more, not less.

What I can verify today is what Kerjaya Property itself publishes: the layouts, the sizes in both square feet and square metres, a full ground-floor and rooftop facilities legend, a distance table, a street-view walkthrough and a dated e-brochure. The architect named on the floor plan drawings is Lim See Heing Architect. What it does not publish anywhere on that site is a unit count, a storey count, a land area, a completion date or a price — and I would rather tell you that than repeat a number I cannot source.

Frequently asked questions

Is Vox Residence a condominium or a serviced apartment?

The developer’s own website describes it both ways, and you should settle this in writing before you pay anything. The site’s own page title reads “Vox Residence @ Sentul — Freehold Serviced Apartment”, while the body copy calls the product “a collection of contemporary condominiums”.

This is not word-splitting. In Malaysia a serviced apartment is normally built on land with a commercial category of use, and a condominium on residential land. The label decides three things you will live with every year: assessment rates, electricity and water tariffs, and often the margin of finance a bank will offer you.

It can also decide whether the Housing Development (Control and Licensing) Act protections apply in the usual way — the statutory delivery period, the defect liability period and access to the housing tribunal.

So ask for one document: the advertising permit and developer licence, which states the land category and the property type. If a sales agent tells you it makes no difference, that is your cue to ask more firmly, not less.

Can a foreigner buy at Vox Residence @ Sentul?

Only if the unit is priced at RM1,000,000 or above — and Kerjaya Property has not published a price list, so nobody can answer this for you today without one. Kuala Lumpur applies a RM1,000,000 minimum purchase price to residential property acquired by a foreign interest.

Be realistic about what that means here. These are 667 to 947 sq ft units in Sentul Pasar. If a meaningful part of the price list sits under RM1 million, those units are simply not available to you as a non-citizen, no matter how much you like the floor plan. Message me and I will check the live price list against the threshold before you spend a Saturday at the sales gallery.

Two definitions people get wrong. Foreign interest includes Malaysian permanent residents, so a PR is caught by the threshold and the consent requirement. And a company counts as foreign-owned if the foreign shareholding meets the thresholds in the guideline — if you were planning to buy through a Malaysian company, take advice first.

The consent route in Kuala Lumpur is not the EPU. Under section 433B of the National Land Code a non-citizen needs written state authority consent before the transfer can be registered. In the Federal Territory of Kuala Lumpur that application goes to the Jawatankuasa Kerja Tanah Wilayah Persekutuan Kuala Lumpur — the Kuala Lumpur Federal Territory Land Working Committee. Budget several months. There is no Kuala Lumpur equivalent of the Johor foreign buyer levy; the percentage charge you may have read about is a Johor state measure and has no application here.

Stamp duty: from 1 January 2026 a flat 8% applies on the transfer instrument for residential property acquired by a non-citizen who is not a permanent resident. The legislation names service apartments and SOHO units expressly, so the badge on this project does not get you out of it. On a RM1 million unit that is RM80,000, payable in cash on top of the price.

Real property gains tax on exit: a non-citizen pays 30% within five years and 10% from the sixth year onwards, with no zero band ever. Model the exit before you model the entry.

I am a property negotiator, not a lawyer. Rules and circulars change and are applied by the land office on the facts of your case — have a conveyancing lawyer confirm the current circular and the consent procedure before you sign anything.

How far is Vox Residence from an LRT or MRT station?

2.7 km to the nearest one. Kerjaya Property’s own distance table lists LRT Sentul Timur at 2.7 km, LRT Sentul at 3.0 km, MRT Sentul Barat at 3.6 km and the MRT / KTM interchange at Kampung Batu also at 3.6 km.

For context, the same table puts a bus stop 280 m away and a Chinese primary school 400 m away. Everything else on it is measured in kilometres.

What that means in practice: this is a driving address, served by Sentul Link, the DUKE Highway and the MRR2. A tenant without a car will be relying on a feeder bus or e-hailing to reach rail, and you should price that into your rental expectations rather than assume Sentul’s rail lines carry the same weight here as they do beside a station.

If walking distance to rail is genuinely your requirement, say so and I will point you at projects that actually deliver it instead of selling you this one.

What are the unit sizes and layouts at Vox Residence?

Four published layouts: A1 at 667 sq ft, B1 and B2 at 839 sq ft, and C1 at 947 sq ft. The developer states these in square metres too — 62, 78, 78 and 88 sq m respectively — which is a useful cross-check, because square-metre figures are what appear on the architect’s drawings.

Each layout also exists in a mirrored version marked with a lower-case a: A1a, B1a and C1a. A mirrored unit is the same plan flipped, so the balcony and the master bedroom face the opposite way. That matters for afternoon sun and for the view, so ask which orientation your specific stack has rather than assuming the plan on the wall is the one you are buying.

Every published layout has two bathrooms, including the 667 sq ft two-bedroom. That is the specification worth noticing if you are buying to rent.

One footnote appears on all four drawings: except Level 29. Level 29 is laid out differently from the typical floor. If a Level 29 unit is offered to you, ask to see that specific plan before you agree to anything.

The drawings carry the architect’s name, Lim See Heing Architect, and the standard caveat that the design is subject to variation by the authorities, engineers and architect.

How many units and how many storeys does Vox Residence have?

Kerjaya Property does not publish either figure, and I am not going to fill the gap with a guess. I checked the project website, the concept and facilities sections, the floor plan page and the dated e-brochure. None of them states a unit count, a storey count, a land area or a density.

Agent listings in circulation quote 587 units in a single tower of 52 storeys, fourteen units per floor served by five lifts. I could not trace any of that to a Kerjaya Property document, so on this page it stays labelled as unconfirmed rather than being repeated as fact.

Why it matters to you rather than to me: units per floor and lifts per core decide your morning wait, and total unit count decides how many identical units will compete with yours on the resale and rental market five years from now. Those are the two numbers a buyer should never accept second-hand.

They are stated in the advertising permit. Ask the sales gallery for it, or ask me and I will get it. Either way, read it before you pay a booking fee.

What facilities are included at Vox Residence?

Fifty, on the developer’s own count, spread over three floors. The unusual part is how many sit at ground level.

The ground floor legend lists twenty lettered items: urban forest, jogging path, outdoor lounge garden, guard house, drop-off plaza, outdoor lounge, management office, courtyard, lobby lounges, health care centre, reading area, laundry area, grocery, cafe, AV room, nursery, golf simulator, kindergarten, surau and letter box.

The podium carries the club-style core: a 40-metre lap pool, a fully equipped gym, a sunken lounge and several themed gardens.

The rooftop carries six: sky lounge, outdoor sky gym, pattern lawn, urban farm, BBQ area and a live apartment. Running through all of it are a dedicated concierge service, 24-hour security on a multi-tiered system, EV charging and a storage cabinet at your car park bay.

One practical caution. A grocery, a cafe, a laundry, a nursery and a kindergarten are operated businesses, not fixtures. Whether they are still trading in year five depends on tenancy terms nobody puts in a brochure. Ask who holds those units and on what basis before you value them into your purchase.

What is the price, completion date and maintenance fee at Vox Residence?

Kerjaya Property has not published any of the three, and I would rather say that than repeat the figures circulating on listing sites — several of them contradict each other and none of them carries a source.

I get the current price list, the payment schedule and the projected service charge per square foot direct from the developer. Message me and I will send you what is actually accurate today, together with the advertising permit so you can see the completion date as it is legally stated rather than as it is quoted.

One thing worth asking for at the same time: the projected service charge in ringgit per square foot, and whether it includes the sinking fund. A building with fifty facilities across three floors, a concierge desk and a rooftop farm has real running costs behind it. A low headline fee on a facilities-heavy building is usually a fee that has not been stress-tested, and you find out in year four when it is revised.

Ask for the car park allocation on your specific unit too. It is written into the sale and purchase agreement, not the brochure.

Who is the developer of Vox Residence, and what should I check?

Kerjaya Property Sdn Bhd, company number 200901015711 (858791-D), registered at C-30-01 and C-31-01 Menara Vista Petaling, 137 Jalan Puchong, 58200 Kuala Lumpur. Its own project site states that it is a member of the Kerjaya Prospek Property Berhad group.

The Kerjaya name is best known in Malaysia for construction contracting rather than for its own residential brand. A builder-owned developer usually has firmer control over programme and workmanship, which is a genuine advantage. The other side of the same coin is a shorter track record of selling and delivering high-rise homes under its own name, which is a reason to do the paperwork properly rather than a reason to walk away.

Three documents settle almost everything: the developer licence and advertising permit in the name of Kerjaya Property Sdn Bhd, the land title category, and the Schedule of Parcels with the share units for your unit. The last one determines your share of common property and your voting weight at the management corporation, and almost nobody asks for it.

Ask for all three in the project company’s name, not the group’s. The entity that signs your sale and purchase agreement is the entity you have recourse against.

Can a foreign buyer get a Malaysian bank loan for Vox Residence?

Usually yes, but at a lower margin of finance than a Malaysian buyer, and the product label matters. Foreign buyers are typically offered a lower loan-to-value than citizens, and a serviced apartment on commercial land often attracts a lower margin again than a residential-title condominium.

That combination is worth modelling before you commit. If the label turns out to be commercial and your margin comes in below what you assumed, the shortfall lands on your cash at the signing table, not later.

There are also two cash items that no bank finances: the 8% stamp duty applicable to a non-citizen buyer from 1 January 2026, and the state consent application costs. Both are paid in cash on top of the purchase price.

Bring your income documents to the first conversation and I will get an indicative position from the panel banks before you fall in love with a unit. It is a much better order of operations than the other way round.

For the wider Kuala Lumpur picture, NAPIC recorded 3,733 unsold completed residential units and 4,181 unsold completed serviced apartments in Kuala Lumpur in the first quarter of 2026. That is not a reason to avoid a project, but it is a reason to negotiate on a serviced apartment rather than accept the first package offered, and a reason to be realistic about how quickly you could exit.

What is actually on the price list today

Because Kerjaya Property publishes neither prices nor a unit schedule, the only honest way to answer the two questions everyone asks — what does it cost and what is left — is to ask the developer.
