A single 47-storey freehold tower on the former Hotel Sentral JB site, 720 m from JB Sentral and 980 m from the RTS Link station, by the developer’s own figures. It launched in January 2025 and was reported fully sold by June. The questions now are completion timing — the developer and The Edge disagree — and the subsale market.

The Johor strata floor for non-citizens is RM1,000,000 per unit. The developer’s starting price is RM563,000, so the entry units are below it.
The Edge reported launch pricing of RM1,132 to RM1,354 per sq ft. At those rates, the 4-bedroom units (1,169 and 1,344 sq ft) and the 6-bedroom (1,930 sq ft) would price above RM1,000,000 — that is my arithmetic from a reported range, not a developer price list. On a sold-out project the relevant figure is the price in the subsale or assignment agreement, and it is that figure the state tests.
The completion conflict
The developer says November 2028; The Edge reported December 2029. A 13-month gap matters if you are planning to move in or rent out. The date in the sale and purchase agreement is the one that triggers late-delivery damages — read that clause.

One portal lists the RTS at 260 m, which does not match the developer or The Edge; I have used 980 m. Note also that the address a portal shows — Jalan Serampang, Taman Sri Tebrau — is the sales gallery, not the site.

The SPA says January 2028 — earlier than both published dates
The developer says November 2028 and The Edge reported December 2029. The National Housing Department register records the handover date in the sale and purchase agreements: 5 January 2028.

What the register adds
A gap worth watching. The tower is recorded as 20% built with a little over 15 months to the SPA handover date. That is a steep climb for a 47-storey building. If you hold a unit or buy on assignment, check the percentage again at each progress payment.
The permit band tops out at RM2,140,000, so the largest units clear Johor’s RM1,000,000 strata floor for foreign buyers, subject to state consent.
Majestic Gen
Gen Rise is Majestic Gen’s first Johor project; Gen Sphere followed. The licensed company, Majestic Gen Sdn Bhd, publishes both its developer licence and the advertising permit on the project site — you can check both on the KPKT register with the numbers above.
Questions I actually get asked
Can I still buy from the developer?
The Edge reported Gen Rise fully sold by June 2025. What you can buy now is a subsale or an assignment of an existing purchase.
How far is it really from the RTS?
The developer says 980 m, and The Edge repeats it. Walk it once with a suitcase before you plan a daily commute around it.
When will it complete?
The developer says November 2028; The Edge reported December 2029. Rely on the sale and purchase agreement.
Is Gen Rise the same as Gen Sphere?
No. Same developer, separate project, separate site. Gen Sphere came later.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

No floor plan is reproduced on this page — but the drawings are findable
A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
