Six things to know about Valencia before you ask for a viewing
Four explain why a family that wants space keeps this tower on the list. Two are gaps you should close before any money moves. All six rest on the developer’s own page.
Homes the size of a landed house
The smaller layout is 2,110 sq ft and the larger is 2,670 sq ft. Most condominiums in the south of the island are sold at well under half of that, so Valencia is aimed at households who would otherwise be looking at a terrace or a semi-detached house but want lifts, a pool and a guard house.
Four doors on a floor, 60 in the whole tower
Aman Setia Group describes a low-density concept of only four units per floor. With 24 homes on the 8th to 13th floors and 36 on the 14th to 22nd, you share two passenger lifts and one loading lift with 59 other households, not with several hundred.
A maid’s room with its own entrance
The developer calls it a dual-key concept: the maid’s entry and exit are separated from the owner’s. Both layouts also split the kitchen into a wet and a dry side. For three-generation families, or anyone with live-in help, that is the planning detail that matters most.
Raised site, tall ceilings, a balcony for every home
The project page says the tower stands on a higher vantage point with forest and sea views, that every unit has a balcony and that the floor-to-floor height is 11 feet. Views depend on the floor and the facing, so check yours from the actual unit.
Tenure and completion date are not on the developer’s page
Neither the tenure nor the date of the completion certificate is published by Aman Setia Group, and I could not find the project on the public housing register. Before you commit, ask for the title details, the certificate date and the strata title position. I will request all three in writing.
A resale purchase needs its own homework
Large units mean larger monthly charges, and the developer has not published the service charge or sinking fund. In a 60-home building the accounts are shared by few owners. Ask for the management accounts and the latest charges, and inspect the car park, lifts and facilities floor yourself.

Jalan Bukit Belah in Teluk Kumbar, on the south coast of Penang Island in Daerah Barat Daya. The airport terminal is 2.6 km away in a straight line and D’Tiara, another project on this site, is 477 m to the south-west.
There is no register record to take coordinates from, so the pin uses the GPS position printed on the developer’s own location map (5°17’35.6″N, 100°15’06.9″E). Distances are straight-line from that point.

About Aman Setia Group
Aman Setia Group describes itself as a group with four lines of business: property development, hospitality, retail and construction. Its website lists it as a member of the Real Estate and Housing Developers’ Association Malaysia.
Most of the group’s work is in Kedah. On the national housing register, the 16 projects filed under licensees with ‘Aman Setia’ in the company name are all in that state, and the project list on its website is dominated by Kedah townships such as Taman Seri Pagi, Simpang Perdana and Aman Parc. Valencia is the group’s condominium on Penang Island.
The developer sums Valencia up as a low-density tower on a higher vantage point, with forest and sea views, a square layout to use the floor area well and privacy through a separate maid’s entrance.
An honest caveat: I could not find Valencia on the public housing register under this name, its common spelling variants, its street or the developer’s name, and the project page does not name the licensee company. That is not unusual for a finished building, but it means the usual register checks (permit, delivery period, completion certificate) are not available online. I will ask the developer and the management office for those documents.

Can foreigners buy at Valencia Residence?
It is decided unit by unit. On Penang Island a non-citizen may buy strata property priced at RM1,000,000 and above, with state consent, a 3% state levy on approval (1.5% for island strata between RM1,000,000 and RM1,500,000) and no resale for 3 years. Non-citizens also pay a flat 8% stamp duty on residential property.
There is no government permit band for this building on record, so eligibility is tested against the price in your sale agreement. Tell me the unit and your nationality and I will check it against the floor first.
Is Valencia Residence completed?
Yes, the tower is built and people live in it. What the developer has not published is the date of the certificate of completion and compliance.
I will ask for that date together with the strata title status, because both affect your loan and the transfer.
Should I pick Type A or Type B?
Type A sits on the 8th to 13th floors and Type B on the 14th to 22nd, so the choice of size is also a choice of height. If the forest and sea outlook matters to you, Type B is higher; if 2,110 sq ft already covers your household, Type A comes with 2 car park spaces.
With four homes on a floor, ask which corner each unit occupies and which way its balcony faces. I can go through the developer’s two drawings with you.
What is the price and the maintenance fee?
I do not publish prices on this page. Valencia has no government permit band on record to quote, and I do not repeat figures from property portals.
The developer has not published the service charge or sinking fund. Message me and I will send what is currently available, with the asking prices and the monthly charges in writing.
How does Valencia compare with D’Tiara in Teluk Kumbar?
They are 477 m apart and built for different buyers. D’Tiara is 230 homes of 700 sq ft in one block; Valencia is 60 homes of 2,110 and 2,670 sq ft with four to a floor.
D’Tiara is the entry-level choice in the township. Valencia is for a family that wants house-sized space and a maid’s room without leaving Teluk Kumbar.
Is Teluk Kumbar practical for a family?
In a straight line, SMK Telok Kumbar is 1.4 km away, the weekly night market 2.2 km, SJK(C) Yang Cheng 2.3 km, Pantai Hospital Penang 4.6 km and Queensbay Mall 7.5 km. The township is known for seafood restaurants and a quieter pace than Bayan Baru.
Most households here work in the Bayan Lepas industrial zone or at the airport and drive. I do not quote rental figures; if you plan to let a unit this large, ask me how many comparable homes are currently on the market.
