The Goodwood Residence @ Bangsar South — Kerinchi, Kuala Lumpur

678 units in one 40-storey tower, filed with the government as Residensi Laman Permai, registered phase 10697-3, licensed to SUNNY UPTOWN SDN. BHD. under licence 10697/12-2028/1464(A). One component row, one filed type — Pangsapuri Suite — and Jadual H on all 678 units. The scheme is finished: the register records CCC on 6 April 2022 at 100% built. An approved six-month extension of the delivery period sits on the record and was never needed: the CCC predates the original deadline by about four months.

The Goodwood Residence @ Bangsar South at a glance

Filed particulars first, marketing second. Everything below is either a KPKT TEDUH register field for phase 10697-3 or a named published source — and where the register itself is plainly wrong, this page says so instead of copying it.

Why this page reads differently

Six things worth knowing before anything else

Four of the six are good news or neutral. Two are traps that are already circulating. All six come straight off the government record or the developer’s own material.

✅

An approved extension that went unused

The register files pindaanTempohSerahKosong: Ya — six extra months, 36 to 42, moving vacant possession from 9 August 2022 to 9 February 2023. The filed CCC is 6 April 2022, about four months before the original date and about ten months before the revised one. The developer took an extension it then did not need and handed over early. This reads in the developer’s favour, and this page says so as readily as it says the opposite elsewhere. It is visible only in the register: no UOA page, no portal and neither brochure mentions it.

📄

The registered name is Residensi Laman Permai

Search TEDUH for Goodwood and you will not find this scheme. The filing reads Residensi Laman Permai, and neither the word Goodwood nor the words Bangsar South appear in it. The sibling phase on the same licence is registered with its locality — Residensi Laurel, Bangsar Selatan — so this is specific to this phase, not a register convention. Nothing published shows which name is on the strata title or the SPA front page. Check it.

⚠

A Penang developer’s licence is circulating on this KL project

One portal, propertysifu.my, prints developer licence 20216/01-2029/1455(A) and permit 20216-1/01-2026/0903(R)-(S) on its page for this Bangsar South project. Those belong to a different, 260-unit Goodwood Residence in Daerah Barat Daya, Pulau Pinang, licensed to Definite Harmony Development Sdn Bhd. There is a third Goodwood too — GOODWOOD ESTATES SDN. BHD., a licensed developer in Perak. The correct numbers for this project are licence 10697/12-2028/1464(A) and APDL 10697-3/08-2022/02578(P).

🌿

A green rating that belongs to the project next door

The GreenRE Bronze register carries Laurel Residence, Bangsar South, developer Sunny Uptown Sdn Bhd, final certification 18 August 2025. Same licensee, same township, Bangsar South in the name — and a different scheme, registered phase 10697-4. The Goodwood Residence has no entry in any GreenRE tier. Neither UOA page claims a rating for it, so the developer is not over-claiming; the risk is entirely agent-side. If a listing credits this project with GreenRE Bronze, it has borrowed Laurel’s certificate.

📐

No per-type built-up exists anywhere

Ten type codes are confirmed from the developer’s own CMS — A1, B, B1, B2, B3, C, C1, D, D-T and E — but they exist only as flat images, and both developer brochure PDFs carry a text layer of 93 characters. The only specification line extractable from either is Study (Type C, C1, D, D-T). Everything else is a range: 947 to 2,002 sq ft, 3 to 5 bedrooms. The register files bedrooms as 0 and bathrooms as 0.

🔍

Low density does not survive the arithmetic

One portal calls this a low-density scheme and attributes it to the developer. On that same portal’s own land figure of 3.07 acres, 678 units is about 221 units per acre — my arithmetic, on an unsourced portal number. That is not low density by any Malaysian measure. The claim actually rests on units per floor, which is a different and perfectly reasonable thing to like. Land area is not filed at all, so density cannot be computed from government data — and the township is not a legitimate denominator: the four phases on this one licence total 3,128 units.

The filed record

What is actually built, and the dated record

The register files one component row for phase 10697-3. Everything in the statband below is a field from that row, except the last, which is the sum of the four phases on licence 10697 and is my own addition of four filed figures.

Facilities, graded by who publishes them

No source — not the developer, not the register, not the portal — assigns a single facility to a level. There is no published podium level, no sky-deck level and no level number for anything here. The developer publishes no facilities list at all: its project pages run to one marketing sentence and a gallery.

Documented by the developer itself

Safe to present as this project’s own
  • Clubhouse — a dedicated 360-degree VR tour on uoaproperty.com
  • Aqua Deck — a 360-degree VR tour, plus a CMS-held image

Portal-only, unverified

propertysifu.my only — the same page that prints a Penang licence
  • Games room
  • Garden
  • Jogging track
  • Multipurpose hall
  • Playground
  • Spa
  • Five lifts per lobby (attributed to the developer; the lobby count is not published, so the total lift count is not published either)
  • Eight to nine units per floor (attributed to the developer)

Named by nobody — do not assume

Absent from every source reached
  • A gymnasium
  • A swimming pool as such — only Aqua Deck is named
  • A surau
  • Retail or commercial lots inside the scheme
  • Car park: bay count, per-unit allocation, visitor bays, EV provision
  • Security or access tiers
  • The level any facility sits on
  • The number of blocks, towers or lobbies

One clean positive, stated plainly

All 678 of 678
  • Every unit in this scheme is inside the APDL: one component row, Pangsapuri Suite, Jadual H.
  • No SOHO, no SOFO, no office suite, no studio-office parcel appears in the filing — or in any marketing source.
  • No retail lot and no commercial parcel is filed or marketed inside the scheme. The township’s mall, The Sphere, is a separate UOA development under a separate filing, and appears on this page only as a distance.
  • So all 678 units are HDA-licensed Schedule H strata housing accommodation, with a housing development account and statutory liquidated damages. On a product marketed as a suite apartment, that reassurance is worth printing.

Layouts

Layouts, and the sizes nobody publishes

Ten type codes are confirmed from the developer’s own content management system. Not one built-up area, bedroom count, bathroom count or car-park allocation is published for any of them, by any source reached. This page prints the codes and the range, and refuses to manufacture a size table.

Ten flat floor-plan images exist on the developer’s site. None carries an area, a bedroom count or a bay allocation, so no plan is reproduced here as a specification.

Ten type codes, confirmed — and nothing else

A1 · B · B1 · B2 · B3 · C · C1 · D · D-T · E

CMS-confirmed titlesFlat images onlyNo text equivalent

All ten appear in the developer’s media library under verbatim titles of the form TGW Floor Plan-Type A1, and the same ten render on its project page. They are 1400 by 800 pixel images with no accompanying table, no downloadable plan and no text alternative. The codes are solid. Everything a buyer needs from a floor plan is not.

No per-type size table exists. The published range is 947 to 2,002 sq ft across all ten codes.

What IS published: a range, and only a range

947 to 2,002 sq ft · 3 to 5 bedrooms

Developer Sizes fieldOne portal agrees

The 947 to 2,002 sq ft range comes from the developer’s own project page and is repeated by one portal; the 3 to 5 bedroom range comes from that portal alone. In square metres that is roughly 88 to 186 square metres — my conversion, not a published figure. No source states which code sits where inside the range.

The only specification line extractable from either developer brochure: Study (Type C, C1, D, D-T).

A study on four of the ten types

Study (Type C, C1, D, D-T)

Brochure text layerThe only spec line recoverable

Both developer brochure PDFs are image-only, with a combined text layer of 93 characters. The only specification line extractable from either is Study (Type C, C1, D, D-T) — so a study is specified on four of the ten codes and, by implication, not on A1, B, B1, B2, B3 or E. The one other extractable line is a kitchen-sink fixture note. That is the entirety of the machine-readable specification for this project.

Three register fields on this record are defective and are named here rather than copied: bedrooms 0, bathrooms 0, and one area figure of 2,002 mps applied to all 678 units.

What the register files, and why this page will not republish it

bilik 0 · tandas 0 · keluasan 2,002 mps

Register data defectThree fields

The component row files 0 bedrooms and 0 bathrooms for a 947 to 2,002 sq ft apartment — nulls filed as zeros, not findings. It files an area of 2,002 summarised as 2,002 mps, that is square metres: 2,002 square metres would be a 21,550 sq ft apartment, so it is plainly a square-foot figure wearing a square-metre label (that conversion is mine). Worse, it is a single figure — the largest marketed built-up — applied to all 678 units. And the vacant-possession field is blank on a scheme the same record marks 100% complete with a 2022 CCC: unfilled, not absent.

A plain Type A existed in an earlier CMS upload. The current set has A1 and no A, and no source explains the change.

There is a Type A1 but no Type A

An older plan set is still in the CMS

Unexplained

An earlier set of three plans from a September 2022 upload survives in the developer’s media library — TGW Floor Plan Type A-01, Type B-01, Type C-01 at 1280 by 700 — so a plain Type A once existed. Whether it was renamed A1, withdrawn, or simply is not shown is not published. The suffix on D-T is likewise unexplained by any source, and this page does not guess what the T stands for.

Multi-generational is the developer’s positioning. No source publishes the layout feature that would support it, and dual key is claimed by no source at all.

Claims with no layout evidence behind them

Multi-generational · dual-key

Developer positioningUnsupported

The developer’s own positioning is a bespoke home in Bangsar South designed for multiple generations and built for multi-generational living. No published layout feature supports it — no annexe, no secondary entrance, no separable suite and no dual-key arrangement is described by any source. A 2,002 sq ft, five-bedroom top end makes it plausible, and plausible is not supported. Dual key is claimed by nobody: if an agent describes a unit here as dual-key, that is unsupported.

No built-up area, bedroom count, bathroom count or car-park allocation is published for any one of the ten type codes, by any source reached. No price per square foot is published here either: pairing the registry minimum with the smallest built-up and the registry maximum with the largest is an assumption no source supports, and the register’s area figure is itself defective. Take your area from your own sale and purchase agreement and its Schedule H plan, and from nowhere else.

Location

Location, and the distances nobody publishes

No street address is filed for this project. The register prints none, the developer gives the address as simply Bangsar South, and one portal adds Kerinchi with no street. So the location proof on this page is the register’s own filed coordinates — which matters more than usual here, because no DBKL plan-approval reference exists for this project anywhere.

Open in Google Maps
Negeri: Wp Kuala LumpurDaerah: Kuala Lumpur3.109480 N, 101.665120 ENo street address filedNo lot, PT, mukim or seksyen filed for this phaseNo DBKL plan-approval reference published anywhere

For contrast, the register names the sibling phase 10697-2 by its lot numbers — LOT 58191 and LOT 58192 — while giving this phase no lot reference at all. Inconsistent register practice inside one licence.

Published distances — one publisher, five items

  • 166 m to an unnamed specialist clinic — the source says straight-line
  • 271 m to SMK Seri Pantai — no straight-line or driving qualifier given
  • 403 m to Bangsar South Lakeside Park — no qualifier given
  • 428 m to The Sphere — no qualifier given
  • 651 m to LRT Universiti (KJ19, Kelana Jaya line) — the source says straight-line
  • All five come from propertysifu.my alone — the same page that prints a Penang developer’s licence on this project. Three of the five carry no basis at all, so even within one source the measurement basis is inconsistent. The developer publishes no distance to anything.

The rail question, answered honestly

  • Bangsar South is a township branded around Kerinchi LRT station, which sits beside The Sphere.
  • Nobody publishes a distance from this project to Kerinchi LRT. Not the developer, not the register, not the portal.
  • The only station any reachable source gives a figure for is LRT Universiti at 651 m, straight-line — not the township’s own station.
  • No source publishes a distance to Abdullah Hukum LRT or KTM either.
  • The register’s coordinates were not used to manufacture a walking distance, and none is estimated anywhere on this page.
  • The developer’s own words are conveniently accessible via road and rail — with no distance to any station or highway attached. Treat the nearest-LRT question as not established and have it walked on the ground.

Places no source publishes a distance for

  • Kerinchi LRT · Abdullah Hukum LRT and KTM
  • Mid Valley Megamall and The Gardens
  • KL city centre and KLCC · Pavilion and Bukit Bintang
  • Universiti Malaya and University Malaya Medical Centre
  • Pantai Hospital Kuala Lumpur
  • NPE, Federal Highway, LDP or Sprint entrances
  • KLIA and Subang airport
  • Any international school, and any named kindergarten or primary school other than SMK Seri Pantai
  • The nearest supermarket
  • The township’s own office towers, The Vertical and UOA Corporate Tower

Not one distance on this page was copied from a sibling Bangsar South project or from the existing Solarvest Suites page on this site, and not one was estimated. Where a figure is absent, this page says so.

The spine of this page

Residensi Laman Permai — the filed statutory particulars, phase 10697-3

There is no publicly reachable filed advertisement block for this project: no HIMS brochure exists for phase 10697-3, and neither UOA website carries a statutory or APDL block at all — uoa.com.my has no APDL, terms or notice-to-purchasers page on its own sitemap, and uoaproperty.com has exactly four pages in its content management system, none of them statutory, with its footer link labelled Notice to purchasers pointing back at a page about e-signing an SPA. So the table below is built from the KPKT TEDUH government register, which is the primary source for this project.

Registered schemePhaseLicensed developerDeveloper licenceLicence validityAPDL permitAPDL validityFiled typeUnitsStoreysSale contractFiled Unit Selling Price bandBuiltStatus

Publish the suffix exactly as the register prints it: the permit is (P), not the (A) or (N) pair seen on other schemes. The register separately files an earlier, phase-suffixed number 10697-3/08-2021/0707(P) inside its LICENCE records, valid 02/08/2019 to 01/08/2021, status Tamat — that is not the licence and is not published as one here.

The filed Unit Selling Price band above is the KPKT TEDUH registry band for registered phase 10697-3. It is marketing information. It is not a price list, it is not a quotation and it is not an offer. The figure that governs what you pay is the price list and the sale and purchase agreement.

An approved delivery extension that went unused — and it reads in the developer’s favour

The register files pindaanTempohSerahKosong: Ya on this phase: the delivery period was extended from 36 to 42 months, moving the vacant-possession date measured from the first SPA of 9 August 2019 from 9 August 2022 to 9 February 2023. That is the sixth approved extension in a row this series has found. It is also the first that did not become a late handover. The filed CCC is 6 April 2022 — about four months before the original deadline and about ten months before the revised one. Both comparisons are my arithmetic on the register’s own dates. Two honest halves, and both belong here: the extension existed and appears in no other source — not either UOA page, not the portal, not either brochure — so for anyone who bought on the first SPA the Schedule H liquidated-damages clock ran to February 2023, not August 2022; and the developer obtained an extension it then did not need and delivered ahead of the original date, which is a point in its favour that only the government register records.

The registered name and the marketing name share no words

The filing reads Residensi Laman Permai. The marketing name is The Goodwood Residence, Bangsar South. A buyer, solicitor or bank searching the register for Goodwood will not find this scheme. Treat the name on the strata title and the SPA front page as a live question — no source reached shows either document, so this page does not state which name is on the title. Note also that the register is capable of doing it the other way: the sibling phase on this same licence is filed as Residensi Laurel, Bangsar Selatan, locality and all.

The licence mix-up to warn clients about

One portal prints developer licence 20216/01-2029/1455(A) and advertising permit 20216-1/01-2026/0903(R)-(S) on its page for this project. Those serials belong to a different Goodwood Residence in Pulau Pinang — 260 units, 35 storeys, Daerah Barat Daya, licensed to Definite Harmony Development Sdn Bhd — verified against that licence’s own register records. A third Goodwood exists as well: GOODWOOD ESTATES SDN. BHD., a licensed developer in Perak. Anyone copying the numbers off that portal page is publishing a Penang company’s licence on a Kuala Lumpur project. The correct numbers are in the table above. Separately, never read the licence’s 2028 expiry as the permit’s: this project’s APDL lapsed on 18 August 2022, which on a completed, CCC-issued scheme is ordinary and not a red flag — but it must be stated correctly.

No DBKL plan-approval reference exists for this project anywhere

On a Kuala Lumpur project the plan-approval file number is the usual location proof, and here it could not be recovered. The register record for 10697-3 has no approving-authority field and no plan-approval field at all; no statutory advertisement document exists in HIMS under this licence in any path form tried; and neither UOA website carries a statutory block. Dewan Bandaraya Kuala Lumpur is the planning authority for the Federal Territory, but no document reached names it for this project. So the location proof here is the register’s own coordinates, 3.109480 N and 101.665120 E, together with Daerah: Kuala Lumpur and Negeri: Wp Kuala Lumpur. No DBKL file number is invented on this page.

Three register fields on this record are defective, and are named rather than copied

Bedrooms are filed as 0 and bathrooms as 0 on a 947 to 2,002 sq ft apartment — nulls filed as zeros. Area is filed as 2,002 and summarised as 2,002 mps, that is square metres, which would make every unit a 21,550 sq ft apartment; it is a square-foot figure wearing a square-metre label, and it is the largest marketed built-up applied to all 678 units at once. And the vacant-possession date is blank on a record that simultaneously says 100% complete with a CCC dated 6 April 2022 — the field is unfilled, so do not read it as no vacant possession having occurred.

Foreign buyers — the honest answer is partly, and the split is the finding

Kuala Lumpur and the Federal Territory apply a minimum purchase price of RM1,000,000 per unit for a foreign buyer, with State Authority consent, and EPU consent where it applies. That threshold comes from a 2026 foreigner guide that cites no statute or gazette reference, so treat it as the prevailing policy figure and have it confirmed. Now the filed band: RM835,810 to RM1,801,960. The maximum clears the RM1,000,000 floor, so some units here do qualify — unlike every other Kuala Lumpur project in this series so far. The minimum does not, so the cheapest filed units in the same tower are out of reach. How many units fall on each side of RM1,000,000 is not published by any source: the register files one single component row for all 678 units with one minimum and one maximum, and there is no per-type price schedule anywhere. This page does not imply a count, and it does not round the answer into a yes or a no. The comparison against RM1,000,000 is my arithmetic; the price figures are the register’s.

All 678 units are HDA Schedule H — the clean positive on this project

One component row, Pangsapuri Suite, Jadual H, under a live developer’s licence and its own APDL. No SOHO, no SOFO, no office suite and no studio-office parcel is in the filing, and none is in any marketing source either. No retail lot and no commercial parcel is filed or marketed inside the scheme. So all 678 units are HDA-licensed Schedule H strata housing accommodation, with a housing development account and statutory liquidated damages — and there is nothing to split, because 678 of 678 are covered. On a suite-apartment product that is worth saying plainly.

One portal price figure, recorded as a portal figure

One portal publishes a from figure of RM1,131,800 for this project. It sits above the filed registry minimum of RM835,810, so it is recordable — and it is recorded here as exactly what it is: a portal figure, not a developer price list and not a filed statutory figure. The project has had its CCC since April 2022, so a current portal figure is remaining-stock or resale, not a launch floor. Nothing on this page nets off anything.

What this page does not publish, and why

As standing policy on every project page on this site, and on this project specifically: no discount, no rebate, no nett price, no promotion, no freebie, no incentive, no commission, no Bumiputera figure, no leaseback or guaranteed-rental rate and no yield or ROI projection is published here, ever. Only the filed statutory Unit Selling Price band above, labelled, and one clearly labelled portal figure that sits above the filed minimum. One trap avoided while reading the register: the component field peratus on this record is the construction-progress percentage, 100.00 — it is not a Bumiputera quota and not a concession of any kind. No Diskaun Bumiputera field exists in any source reached, so there is nothing withheld on that head.

Statutory and legal: the DBKL plan-approval reference and the approving authority as a filed field; the lot, PT, mukim and seksyen for this phase; the project’s own land area; the lease term, commencement date and expiry year behind the word leasehold; any restriction in interest; the chargee bank; the licensee’s company registration number; any joint venture, land vendor or equity split; whether the strata title and SPA read Residensi Laman Permai or The Goodwood Residence; and any Bumiputera unit quota. The product: built-up, bedrooms, bathrooms and car-park bays for every one of the ten type codes; how many units fall above and below the RM1,000,000 foreign-buyer floor; total car-park bays, per-unit allocation, visitor bays and EV provision; the number of blocks, towers and lobbies, and therefore the total lift count; the level each facility sits on; whether there is a gymnasium, a swimming pool as such, a surau, retail at ground level or any security tier; maintenance and sinking-fund rates; ceiling heights, floor finishes and air-conditioning provision; the architect, interior designer, landscape consultant and main contractor; the plot ratio; the actual vacant-possession date delivered; and every distance listed in the location section above. Ask me and I will put any of these to Sunny Uptown Sdn Bhd in writing.

Developer

A brand, an SPV, and three addresses

Every public-facing source on this project credits UOA. Your sale and purchase agreement will not. The licensed developer, exactly as the government register prints it, is SUNNY UPTOWN SDN. BHD., KPKT developer code 10697, register status Aktif, with no recorded offence and four registered projects.

Neither UOA website names a developer entity for this project at all. The portal names the developer as UOA Group — a brand, not a company. And the register’s own developer search returns zero records for UOA, for UOA Development and for UOA Development Sdn: there is no KPKT-licensed developer in Malaysia with UOA in its name, because every UOA project is licensed to a differently named special-purpose vehicle, and no marketing source discloses that. The register still confirms the connection in its own way — the e-mail address it files for the licensee is a uoa.com.my mailbox.

Licence 10697 is a four-phase Bangsar South licence held by this one company, and walking the register—both 10697-5 and 10697-6 return nothing, and the developer record says four projects—settles which phase is this project: 10697-1 is filed as plain Bangsar South (470 units), 10697-2 as LOT 58191 and LOT 58192 (720 units, 34 storeys), 10697-3 as Residensi Laman Permai (678 units, 40 storeys — this project, and exactly what UOA’s own page states for The Goodwood Residence), and 10697-4 as Residensi Laurel, Bangsar Selatan (1,260 units, 42 storeys).

What that means for a buyer: the track record, the balance sheet and the awards all sit with UOA Development Bhd and the UOA group, while the contract, the housing development account and the liquidated-damages liability sit with Sunny Uptown Sdn Bhd. And the licensee files three different addresses: a registered office at No. 9, Jalan Indah 16, Taman Cheras Indah, 56100 Kuala Lumpur — a shophouse address, not the Bangsar South tower — a business address at UOA Corporate Tower, Lobby A, Avenue 10, The Vertical, Bangsar South City, No. 8, Jalan Kerinchi, 59200 Kuala Lumpur, and two filed telephone numbers, 03-2245 9019 and 03-2245 9188, neither of which is the sales line UOA publishes.

No company registration number is published for Sunny Uptown Sdn Bhd by any source reached — the register’s developer object has no company-registration field for this licensee, neither UOA site carries a statutory block, and the green-register row that names the company prints the name without a number. This page therefore publishes none. Ask for it, and for the shareholders, before you sign.

There is a related identity problem on UOA’s own two websites. uoa.com.my footers read UOA Development Management Sdn Bhd 200401015520 (1589356-W); uoaproperty.com footers read UOA Development Bhd 200401015520 (654023-V). The new-format registration number is identical on both while the company name and the old-format number differ, and a single 2004-vintage registration number cannot belong to two companies. One pairing must be wrong. Neither entity is the licensee of this project in any case, so neither is published here as its developer.

Awards: The Goodwood Residence has none. UOA’s own awards page lists six recognitions and not one names this project or this township — four to UOA Development Bhd (The Edge Malaysia Top Property Developers, 2023 to 2025, and the Billion Ringgit Club) and two to UOA REIT (Centurion Club, 2023 and 2024). Since neither of those companies is the licensee here, these are doubly removed: another company’s corporate honours on another company’s project. They may be described as the group’s track record, labelled as such, and they are never attached to this project.

Green certification: none found for this project, and this is the sharpest trap in the file. The GreenRE public register was read tier by tier. Platinum, Gold and Silver carry no entry for Goodwood, Laman Permai, Sunny Uptown or Bangsar South. Bronze carries exactly one row touching this licensee: Laurel Residence, Bangsar South, developer Sunny Uptown Sdn Bhd, final certification, 18 August 2025, category RES v3.2. Everything about it looks like it belongs here — same licensee, same township, Bangsar South in the project name, a final rather than provisional certificate — and it does not: Laurel Residence is registered phase 10697-4, Residensi Laurel, Bangsar Selatan, 1,260 units, 42 storeys, CCC 30 October 2024. A different scheme. The Goodwood Residence has no GreenRE entry in any tier. The Certified tier was offline when read and the GBI register page returns an error, so those two are formally inconclusive rather than negative — which is why this page says no green certification found, not uncertified. And note where the risk sits: neither UOA page claims a green rating for this project, so the developer is not over-claiming. If any listing, portal or agent page credits The Goodwood Residence with GreenRE Bronze, it has borrowed Laurel’s certificate.

The developer’s published prose on this project is, in full: A bespoke home in Bangsar South designed for multiple generations; At The Goodwood Residence, your family matters most; Goodwood Residence is conveniently accessible via road and rail; the positioning line built for multi-generational living; and two lines recoverable from the brochures, Study (Type C, C1, D, D-T) and a kitchen-sink fixture note. There is no about section, no design narrative, no architect credit, no facilities description and no sustainability statement. There is also no standalone microsite: thegoodwoodresidence.com does not resolve.

Developer details are from the KPKT TEDUH register record for phase 10697-3 and from UOA’s own two websites, all read on 8 October 2026. No award and no green rating has been borrowed from any sibling project, and no company registration number is published for the licensee because none is published by any source.

FAQ

Questions buyers actually ask about The Goodwood Residence

Is this project called The Goodwood Residence or Residensi Laman Permai?
Both, and only one of them is on the government file. The registered scheme name for phase 10697-3 is Residensi Laman Permai, and neither the word Goodwood nor the words Bangsar South appear anywhere in that entry. The Goodwood Residence is the marketing name used on UOA’s two websites, and TGW is the internal file prefix on every plan, render and map in its content management system. The practical consequence: a buyer, solicitor or bank searching the register for Goodwood will not find this scheme, and will need the phase code or the licence number. What is not published anywhere is which name appears on the strata title and on the SPA front page, so this page does not state it — ask to see both documents. The register is clearly capable of including the locality when it wants to: the sibling phase on this same licence is filed as Residensi Laurel, Bangsar Selatan.
It is completed. When exactly, and was it delivered late?
Completed, and delivered early. The register records status Siap Dengan CCC, peratus siap 100.00, and a CCC dated 6 April 2022. Now the part no marketing source mentions. The register also files pindaanTempohSerahKosong: Ya — an approved six-month extension of the delivery period, from 36 to 42 months, which moved the vacant-possession date measured from the first SPA of 9 August 2019 from 9 August 2022 to 9 February 2023. The CCC is about four months earlier than the original date and about ten months earlier than the revised one. Both comparisons are my arithmetic on the register’s own dates. So two things are true at once and this page prints both: the statutory delivery period on this scheme was extended, and that appears in no other source, which matters to anyone who had a late-delivery question because their Schedule H liquidated-damages clock ran to February 2023 rather than August 2022; and the developer took an extension it then did not need and handed over ahead of the original deadline, which is a point in its favour. One oddity to know about: the register records the CCC but leaves its own vacant-possession field blank. On a scheme the same record marks 100% complete, that field is simply unfilled — it does not mean vacant possession never happened.
Which licence and permit numbers are the right ones to verify?
Licence 10697/12-2028/1464(A), valid 16 December 2023 to 15 December 2028, and APDL 10697-3/08-2022/02578(P), valid 19 August 2021 to 18 August 2022. Verify them against phase code 10697-3. This matters more than usual on this project, because one portal prints a different state’s numbers: propertysifu.my’s page for this Bangsar South project carries developer licence 20216/01-2029/1455(A) and permit 20216-1/01-2026/0903(R)-(S), which belong to a completely different Goodwood Residence in Pulau Pinang — 260 units, 35 storeys, Daerah Barat Daya, licensed to Definite Harmony Development Sdn Bhd of Seberang Perai Tengah. That was checked directly against the Penang licence’s own register records. There is a third Goodwood as well: GOODWOOD ESTATES SDN. BHD., a licensed developer in Perak. Anyone copying the licence off that portal page is putting a Penang company’s licence on a Kuala Lumpur project. Two further cautions. The register files an earlier, phase-suffixed number 10697-3/08-2021/0707(P) inside its licence records — it reads like a permit, its status is Tamat, and it is not the licence. And the APDL lapsed on 18 August 2022: on a completed, CCC-issued scheme that is entirely ordinary, but never pass the licence’s 2028 expiry off as the permit’s validity.
Is The Goodwood Residence green-certified?
No green certification was found for this project, in any tier. And there is a specific reason to be careful with that answer. The GreenRE Bronze register contains one row touching this licensee, and it is not this project: Laurel Residence, Bangsar South, developer Sunny Uptown Sdn Bhd — the same licensee as this project — final certification dated 18 August 2025, category RES v3.2. Same licensee, same township, Bangsar South in the project name, and a final rather than provisional certificate: everything lines up to make it look like it belongs here. It does not. Laurel Residence is registered phase 10697-4, filed as Residensi Laurel, Bangsar Selatan, 1,260 units and 42 storeys with a CCC in October 2024, against this project’s 678 units, 40 storeys and CCC in April 2022. Platinum, Gold and Silver carry nothing for this project either. The Certified tier was offline when it was read and the GBI register page returns an error, so those two remain formally open — which is why the honest wording is no green certification found rather than uncertified. Finally, note where the risk sits: neither UOA page claims any green rating for this project — no logo, no badge, no wording. The developer is not over-claiming. If a listing or an agent page credits this project with GreenRE Bronze, it has borrowed Laurel’s certificate, and it should be refused.
Has The Goodwood Residence won any award?
No. UOA’s own awards page lists six recognitions and not one names this project, or Bangsar South at all. Four belong to UOA Development Bhd — The Edge Malaysia Top Property Developers Awards in 2023, 2024 and 2025, and the Billion Ringgit Club — and two to UOA REIT, for Centurion Club corporate awards in 2023 and 2024. Every one of them is corporate. And they are doubly removed from this project, because neither UOA Development Bhd nor UOA REIT is the licensee of this scheme: that is Sunny Uptown Sdn Bhd. They can fairly be described as the group’s track record, labelled as the group’s. They cannot be attached to this project, and they are not attached to it here. Treat any award-winning claim made at project level on this scheme as unsupported.
Can a foreigner buy at The Goodwood Residence?
Partly — and the split is the honest answer. Kuala Lumpur and the Federal Territory apply a minimum purchase price of RM1,000,000 per unit for a foreign buyer, with State Authority consent, and EPU consent where it applies. That figure comes from a 2026 foreigner guide which cites no statute or gazette reference, so treat it as the prevailing policy threshold and have it confirmed in writing before acting. The filed registry band for this phase runs RM835,810 to RM1,801,960. The maximum, RM1,801,960, is well above the RM1,000,000 floor — so unlike the other recent Kuala Lumpur projects on this site, some units here do clear it. The minimum, RM835,810, is below it — so the cheapest filed units in the very same tower do not, and a foreign buyer cannot touch them. How many units sit on each side of RM1,000,000 is not published by any source. The register files one single component row for all 678 units, with one minimum and one maximum and no per-type price schedule anywhere, so no count can be given and none is implied here. One portal publishes a from figure of RM1,131,800, which does sit above the floor and is consistent with the cheapest stock having been absorbed years ago — but it is a portal figure on a project completed in 2022, not a developer price list. The comparison against RM1,000,000 is my arithmetic; the price figures are the register’s. This is marketing information. It is not a price list, not a quotation and not an offer.
Are all the units covered by the Housing Development Act?
Yes — all 678 of them, and that is the cleanest positive on this project. The register files one component row for phase 10697-3: filed type Pangsapuri Suite, 678 units, 40 storeys, sale contract Jadual H. There is a live developer’s licence and the phase holds its own APDL. So every unit is HDA-licensed Schedule H strata housing accommodation, with a statutory delivery period, statutory liquidated damages and a housing development account. The thing buyers rightly worry about on suite-apartment stock is a SOHO, SOFO or office-suite parcel sitting outside the HDA: there is none here. No SOHO, no SOFO, no studio office and no office suite appears in the filing, and none appears in any marketing source either — the portal’s own checklist records none, and the developer calls the product a suite apartment. No retail lot and no commercial parcel is filed or marketed inside the scheme either; the township’s mall, The Sphere, is a separate UOA development under a separate filing and appears on this page only as a distance. So there is nothing to split: 678 of 678 are covered. What is still not published is the land-use category on the title, which is what drives the assessment rate, the utility tariff and the quit rent. Ask for it.
How big are the units, and what does each type look like?
Ten type codes are confirmed and not one of their sizes is published. The codes — A1, B, B1, B2, B3, C, C1, D, D-T and E — come from the developer’s own content management system, under verbatim titles of the form TGW Floor Plan-Type A1, and the same ten render on its project page. They exist only as flat images, 1400 by 800 pixels, with no table, no downloadable plan and no text alternative. Both developer brochure PDFs are image-only, with a combined text layer of 93 characters. So no built-up area, bedroom count, bathroom count or car-park allocation is published for any one of the ten types, by any source reached. What is published is a range: 947 to 2,002 sq ft from the developer’s own Sizes field, and 3 to 5 bedrooms from one portal. Roughly 88 to 186 square metres — my conversion, not a published figure. The single most specific layout fact recoverable from the developer’s own documents is the brochure line Study (Type C, C1, D, D-T), so a study is specified on four of the ten and, by implication, not on the other six. Two further notes. The register’s own fields here are defective and are not reproduced as specification: it files bedrooms as 0 and bathrooms as 0, and files a single area of 2,002 labelled mps (square metres) for all 678 units — 2,002 square metres would be a 21,550 sq ft apartment, so it is a square-foot figure with a square-metre label, and it is the largest marketed size applied to every unit. And there is a Type A1 but no Type A: an older three-plan set from a 2022 upload survives in the content management system, so a plain Type A once existed, and no source explains what became of it. The suffix on D-T is unexplained too, and is not guessed here. Take your area from your own SPA and its Schedule H plan.
Is it really a low-density development?
It depends entirely on which measure, and the one most people mean does not support it. The unit count is filed and solid: 678. The denominator is not filed at all — the register has no land-area field and no statutory advertisement document exists for this phase, so this project’s density cannot be computed from any government source. The only land figure anywhere is 3.07 acres, printed by one portal which cites no source for it. Taken at face value, 678 units on 3.07 acres is about 221 units per acre — my arithmetic, on an unsourced portal number, and that is not low density by any Malaysian measure. The low-density framing, which the same portal attributes to the developer, appears to rest on units per floor instead: the portal reports eight to nine units per floor and five lifts per lobby. That is a legitimate thing to like about a product, and it is a completely different claim from units per acre. Two guardrails this page keeps. It does not publish 221 units per acre as a fact, because it rests on one unsourced number on the same page that prints a Penang developer’s licence. And it does not compute density against Bangsar South as a township: this one licence alone carries four registered phases totalling 3,128 units (470 plus 720 plus 678 plus 1,260 — my addition of four filed figures), besides office towers, a mall and hotels under other filings, so a township denominator would understate this project by an order of magnitude. For scale, use the filed facts: 678 units in one 40-storey tower, about 17 units per floor on average.
What are the prices?
The figure this page publishes is the filed statutory Unit Selling Price band for registered phase 10697-3, as the KPKT government register prints it: RM835,810 minimum to RM1,801,960 maximum. That is the filed band and nothing else. It is not a price list, it is not a quotation and it is not an offer. Two notes on it. First, the register files that band against one single component row covering all 678 units, so it says nothing about which type sits where inside the range, and no per-type price schedule exists anywhere. Second, no price per square foot is published here: pairing the minimum with the smallest built-up and the maximum with the largest is an assumption no source supports, and the register’s own area figure is defective. Separately, one portal publishes a from figure of RM1,131,800. It sits above the filed registry minimum, so it is recordable, and it is recorded here as what it is: a portal figure, not a developer price list and not a statutory figure — and on a scheme that has had its CCC since April 2022 it reflects remaining stock or resale rather than a launch floor. As standing policy, no page on this site publishes a price concession of any kind. The figure that governs what you pay is the price list and the sale and purchase agreement. Ask me for what is actually available.
Who is the developer, and whose name will be on my SPA?
Your counterparty is SUNNY UPTOWN SDN. BHD., not UOA. That is the licensed developer exactly as the register prints it, KPKT developer code 10697, status Aktif, no recorded offence, four registered projects. No marketing source names it anywhere: neither UOA website names a developer entity for this project at all, and the portal credits UOA Group, which is a brand rather than a company. The register’s own developer search returns zero results for UOA, UOA Development and UOA Development Sdn — there is no KPKT-licensed developer in Malaysia with UOA in its name, because every UOA project is licensed to a differently named special-purpose vehicle. The register does confirm the group connection in its own way: the e-mail it files for this licensee is a uoa.com.my mailbox. What this means practically is that the track record, the balance sheet and the awards sit with UOA Development Bhd and the group, while the contract, the housing development account and the liquidated-damages liability sit with Sunny Uptown Sdn Bhd — whose registered office is a shophouse address in Taman Cheras Indah, not the Bangsar South tower, and which files two telephone numbers, neither of them UOA’s published sales line. No company registration number is published for it by any source reached, so none is stated here. One more thing to be aware of: UOA’s own two websites print two differently named companies against the same new-format registration number — UOA Development Management Sdn Bhd on one and UOA Development Bhd on the other, both with 200401015520 but different old-format numbers. One pairing must be wrong, and neither company is the licensee here in any case. Check that the company name on your SPA reads Sunny Uptown Sdn Bhd, and ask for its registration number and shareholders.
Is it freehold or leasehold?
Leasehold, on the developer’s own statement — and that is as far as any source goes. The register prints no tenure field at all for this phase. The developer’s project page states Land Tenure: Leasehold, and one portal agrees. Beyond the word itself, nothing: no lease term, no commencement date and no expiry year is published by any source, and the portal records tenure as leasehold with no expiry and no remaining term. So this page states no lease expiry, and you should not accept one from an agent who cannot show you where it comes from. Get the term and the expiry off the title search and the SPA. Also not published: any restriction in interest on the land, and any charge or chargee bank — the register has no such field for this phase, and no reachable filing names one.
How far is the nearest LRT station?
Nobody publishes the number you actually want. Bangsar South is a township branded around Kerinchi LRT station, which sits beside The Sphere — and no source reached publishes a distance from this project to Kerinchi LRT. Not the developer, not the register, not the portal. The only station any reachable source gives a figure for is LRT Universiti (KJ19, Kelana Jaya line) at 651 m, which that source explicitly calls straight-line — and that is not the township’s own station. No distance to Abdullah Hukum LRT or KTM is published either. The developer’s own words are conveniently accessible via road and rail, with no distance to any station or highway attached anywhere on either of its websites. This page did not use the register’s coordinates to manufacture a walking distance, and it estimates nothing. The four other published figures, all from the same single portal and all for this project, are 166 m to an unnamed specialist clinic and 651 m to LRT Universiti (both called straight-line), and 271 m to SMK Seri Pantai, 403 m to Bangsar South Lakeside Park and 428 m to The Sphere (none of which carries any qualifier at all). Treat the nearest-LRT question as not established and have it walked on the ground before it matters to you.
Why is there no DBKL plan-approval number on this page?
Because none exists in any reachable source, and inventing one would be worse than saying so. On a Kuala Lumpur project the plan-approval file number is the normal location proof. Here the register record for phase 10697-3 carries no approving-authority field and no plan-approval field at all; no statutory advertisement document exists for this phase in the ministry’s document system, in any path form tried; and neither UOA website carries a statutory block — uoa.com.my has no APDL, terms or notice-to-purchasers page on its own sitemap, and uoaproperty.com has exactly four pages in its content management system, none of them statutory, with its Notice to purchasers link pointing to a page about e-signing an SPA. Dewan Bandaraya Kuala Lumpur is the planning authority for the Federal Territory, but no document reached names it for this project. So the location proof used on this page is the register’s own filed coordinates — 3.109480 N, 101.665120 E — with Daerah: Kuala Lumpur and Negeri: Wp Kuala Lumpur. Also unrecovered, and for the same reason: the lot, PT, mukim and seksyen for this phase (the register names the sibling phase 10697-2 by its lots, LOT 58191 and LOT 58192, but gives this one nothing), and the project’s own land area.
What does this page deliberately not publish, and why?
Two separate things. First, as standing policy on every project page on this site: certain commercial terms are deliberately withheld and none of them is published here, ever. The only prices on this page are the filed statutory Unit Selling Price band, labelled as such, and one portal figure that sits above the filed minimum and is labelled as a portal figure. One trap avoided in reading the register: the component field peratus on this record is the construction-progress percentage, 100.00 — not a Bumiputera quota and not a concession. No Diskaun Bumiputera field exists in any source reached, so nothing is withheld on that head. Second, everything that no named source publishes, which is a long list on this project: the DBKL plan-approval reference and the approving authority as a filed field; the lot, PT, mukim and seksyen; the project’s own land area; the lease term, commencement and expiry; any restriction in interest; the chargee bank; the licensee’s company registration number, shareholders, and any joint venture or land vendor; whether the strata title and SPA read Residensi Laman Permai or The Goodwood Residence; any Bumiputera unit quota; built-up, bedrooms, bathrooms and bays for each of the ten type codes; how many units fall above and below the RM1,000,000 foreign-buyer floor; total car-park bays, per-unit allocation, visitor bays and EV provision; the number of blocks, towers and lobbies and therefore the total lift count; the level each facility sits on; whether there is a gymnasium, a swimming pool as such, a surau, ground-floor retail or any security tier; maintenance and sinking-fund rates; ceiling heights, floor finishes and air-conditioning provision; the architect, interior designer, landscape consultant and main contractor; the plot ratio; the vacant-possession date actually delivered; and every distance named in the location section. Ask me and I will put any of them to Sunny Uptown Sdn Bhd in writing.

Ask for what no source publishes

The filed record on this project is unusually clean in some places and unusually empty in others. If you are buying, the gaps are the questions worth asking — the per-type built-up, the car park, the lease expiry, the strata title name, and which units sit above the foreign-buyer floor.

This page is marketing information compiled from public records. It is not a price list, not a quotation and not an offer, and it does not form part of any contract.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type.
