Park Green Pavilion @ Bukit Jalil, Kuala Lumpur — all 453 units on Jadual H, registered as Pavilion Bukit Jalil under one KPKT code, 30667-1

The protection here is complete, and it is said first because it is the most useful thing on this page: every one of the 453 units in both blocks is an HDA-licensed home on the Schedule H statutory contract. One licence, one registered project, two filed components, both Pangsapuri Servis, both Jadual H, a -(S) strata permit tail, and the licensee has exactly one registered project. There is no SOHO, no office suite, no retail lot and no second registration anywhere on this licence to hide one in. Two things then have to be said in the same breath. An 18-month extension of the delivery period has been APPROVED, so the statutory vacant possession date is now 15 April 2029 — against a KPKT-filed advertisement that still prints July 2027. And the register files this scheme under the name of the shopping mall next door, so a client who searches the register for “Park Green” finds NOTHING.

Every figure on this page is either a KPKT register field, a line from the KPKT-filed statutory advertisement, the developer’s own published figure, or a line from a public government register — and each one says which. No rail distance appears anywhere on this page, because no source publishes one for this project and a neighbour’s station figure is not this project’s.

Park Green Pavilion @ Bukit Jalil at a glance

A live, under-construction serviced-apartment development of 453 units in two blocks, filed as Pangsapuri Servis, sold on Jadual H, under a current developer licence and a current advertising and sales permit. The protection covers every one of the 453 units, and that is a statutory fact rather than a reassurance — which is why it is the first line of this page and not a footnote. Everything below is a register field quoted with its own key, a line from the KPKT-filed advertisement, the developer’s own published figure, or a public register entry. Where nothing is published, the line says so instead of filling the gap.

The whole scheme is HDA-licensed on Schedule H
453 of 453 units · Jadual HThis is the cleanest statutory finding on the project and it is stated as a fact. One licence, ONE registered project, two filed components, jenis bangunan: Pangsapuri Servis on both, pjb.jenis: Jadual H, the permit carries the -(S) strata tail, bilanganProjek: 1 on the licensee and 30667-2 does not exist. No SOHO, no office suite, no retail lot, no non-HDA parcel and no second registration anywhere on this licence. See Housing Development Act.
Registered scheme name — and it is the mall next door
Pavilion Bukit JalilThe register’s own projek.nama for 30667-1. That is also the name of the 1.8-million-sq-ft retail mall immediately adjacent, built by the same group. The words “Park Green” appear in NO KPKT register field at all, and the KPKT-filed brochure’s own township heading says Bandar Bukit Jalil. So a client searching the register for “Park Green” gets nothing, and one searching for “Pavilion Bukit Jalil” gets THIS condominium and may think they are reading the mall’s record. Use the code: 30667-1.

Developer licence
30667/01-2029/0009(A)08/01/2024 – 07/01/2029 · CURRENT, with about two years and two months to run. The suffix is contradicted: the register prints (A); the filed brochure AND the developer’s own footer both print (N). The number and the dates are identical on all three surfaces. The register’s (A) is printed here and the disagreement is left standing.
Advertising and sales permit — and the filing files a placeholder
30667-1/09-2027/0886(A)-(S) · NOT LAPSED30/09/2024 – 29/09/2027, Aktif, about eleven and a half months to run. The KPKT-filed brochure prints its permit number as the literal placeholder XXXXX-X/XX-XXXX/XXXX (P) and its dates as XX/XX/XXXX — it files no permit number at all, because it is the PRE-LAUNCH filing. Lapse is still fully assessable, because the register prints the real permit and the real dates, and the developer’s own footer reprints the same dates. Never let licence validity stand in for permit validity. The register also carries the twin 0886(N)-(S), same number, same dates, Tidak Aktif.
Delivery — an 18-month extension has been APPROVED
15 Oct 2027 → 15 Apr 2029First SPA 15/10/2024, tempohAsal: 36 Bulan, so the contractual vacant possession date was 15 October 2027. pindaanTempohSerahKosong: Ya, extension approved +18 Bulan, new construction period 54 months, revised statutory VP 15 April 2029. The KPKT-filed advertisement still prints Julai 2027. Nobody else publishes the extension. And an extension is not automatically a delay: at 40% built with ccc and vp both reading -, nothing here can honestly be called late or on time.
Blocks, units and storeys
Blok A 210 + Blok B 243 = 453 · 47 storeysThe register, the filed brochure and the developer’s own footer all three agree on 210, 243 and 453, and the filed per-type schedule reconciles to both block subtotals and to the scheme total exactly. The filing does NOT print bilangan tingkat at all — 47 is the register’s tingkat field, repeated by the developer’s website. Marketed as “Tower A” and “Tower B”; the filing says Blok.
Tenure and title restriction
Pegangan Kekal — freehold · Sekatan Kepentingan PRINTEDFreehold on the filed brochure AND the developer’s footer, so no lease expiry applies and none is quoted; the register prints no tenure field. See freehold. And a real restriction is filed: the land may not be transferred, leased, charged or pledged without the approval of the Jawatankuasa Kerja Tanah Wilayah Persekutuan Kuala Lumpur — the KL Federal Territory Land Working Committee. It is PRINTED on the filed brochure and ABSENT from the developer’s live statutory footer, which prints only Land Encumbrances: Nil. See Sekatan Kepentingan.
Chargee
Bebanan: Tiada — no chargee namedFiled as Tiada / “Nil” on the brochure and on the developer’s own footer, which agree. That is the answer rather than a gap — but the bridging financier behind the development is not published by anybody, and a filed Tiada is a snapshot of the title at filing, not a promise about the title at completion. Your solicitor reads the title, not the brochure.
Approving authority and plan approval
DBKL · DBKL.JKB.BP S3 OSC 2023 2314 (20)Pihak Berkuasa yang Meluluskan: Dewan Bandaraya Kuala Lumpur (DBKL), named in WORDS on the filed brochure and on the developer’s own statutory footer, with the plan-approval reference identical character for character on both surfaces. Register corroboration: negeri: Wp Kuala Lumpur, daerah: Kuala Lumpur, coordinates 3.049360 / 101.673530. DBKL has jurisdiction only inside the Federal Territory, so the plan reference IS the district evidence — three legs, not an inference. See approving authority.
Filed statutory price band — and the register disagrees on Blok A
Blok A: filed RM1,744,450 – RM2,566,670
Blok A: registry RM1,744,450.00 – RM2,960,470.00
Blok B: RM1,344,450 – RM2,355,560 on all three surfacesTwo bands, each labelled by its surface. Blok B matches to the sen on the filed brochure, the developer’s own footer and the KPKT registry. Blok A’s MAXIMUM does not: the registry is RM393,800 above the figure the developer itself publishes (that subtraction is ours; the figures are theirs). Filed statutory Unit Selling Price minimum and maximum and a public registry band — not a price list, not a quotation, not an offer. Per block, never per unit; no price per type is filed by anybody.
Progress and status
40.00% (Blok A) · 40.54% (Blok B) · LancarperatusSiap, QUOTED and never computed from. ccc and vp both read - on both components, so delivery has not been recorded by the register at all. No completion month is derived from a progress percentage anywhere on this page.
Bedrooms and bathrooms as registered
bilik: 3, 4 · bilik air: 2, 3The register settles only that the scheme contains three-bedroom and four-bedroom layouts. It does NOT say which type is the four-bedroom — and the developer’s own website and its own e-brochure SWAP the bedroom counts of Type E and Type F between them. This page prints the disagreement and adopts neither side.
Filed layout schedule — and the arithmetic closes
9 filed type rows · 210 + 243 = 453 ✓Blok A: B1 1,408 sq ft × 35, C 1,485 × 35, D 1,501 × 70, E 1,905 × 35, F 1,627 × 35. Blok B: A 1,201 × 139, B 1,408 × 34, C 1,485 × 35, E 1,905 × 35. Both subtotals and the total reconcile to the register exactly, which is not the norm on this site and is credited here. Areas are filed in square feet (k.p.s.) only; no square-metre conversion of ours appears, and the filing does not say whether the built-ups are gross or net.
Car-park allocation
NOT PRINTED on any filed or developer surfaceThe filed brochure does not print Tempat Letak Kereta, the register has no such field, and the developer’s own statutory footer prints none. A “2 bays per unit” figure is published on the marketing microsite only, whose operator this page could not establish. It is attributed to that surface and it is not presented as filed.
Land area, and therefore density
Three different figures, and none of them is this parcelThe filed Keluasan Tanah reads 50 ekar — and that is Bukit Jalil City, the TOWNSHIP, which the developer’s own e-brochure confirms by calling it “The Iconic 50-Acre”. The marketing microsite says 0.92 acres for the plot and, separately, 24.28 hectares for the master plan — about 60 acres (our conversion). 453 units over 0.92 acres would read about 492 per acre; over the filed 50 acres it would read about 9. That is a 54-fold swing, so density CANNOT be honestly computed, and no density figure, bracket or “low density” claim appears anywhere on this page.
Rail
NO rail distance is published for this project by anyoneThe developer’s own location page and the marketing microsite’s location page name no rail station at all. The only transport either names is road: MEX, KESAS and Bukit Jalil Highway. So this page publishes no station, no distance and no walking time. A neighbouring project’s LRT figure belongs to a different land title and is not borrowed here.
Green rating
GreenRE BRONZE — PROVISIONALThe GreenRE public register’s Bronze tier, dated 15 October 2024, category RES v3.3, issued to Regal Path Sdn Bhd itself — nothing is borrowed from a sibling project. “Provisional” is a design-stage assessment and it is never written as “certified” on this page: the final rating is assessed on the completed building, and at 40% built with no CCC there cannot yet be one. GreenRE is also the only public register that carries the marketing name Park Green Pavilion Bukit Jalil; KPKT carries the mall’s name.
Awards at project level
None. Every award named belongs to the mall next doorThe marketing microsite runs a section headed “Award-Winning Developer”. All three awards it names are attributed, on that same page, to Pavilion Bukit Jalil — the retail mall. And its accolade image files are named after “The Park 2”, a different Malton project. No award at project level was found on any surface, so the words “award-winning” are refused here at project level.
Street address, lot, PT, mukim and seksyen
NOT PUBLISHED by any source readNo filing prints a project address, a lot or a PT number; the register prints only Kuala Lumpur, WP Kuala Lumpur plus the coordinate pair. Only Persiaran Jalil Utama comes from marketing, and no postcode is filed anywhere. Whether the land sits on a residential or a commercial title is also NOT PRINTED by any surface — a real gap on a serviced apartment, because it drives the utility tariff and the assessment rate.

Why this page reads differently from the brochure

Six things decide a purchase here. One of them is unusually good news, and the other five are on documents a buyer can check without anyone’s permission.

📄

Every unit is a Schedule H home, and that is said first

453 of 453 units, both blocks, one licence, one registration, both components Pangsapuri Servis on Jadual H, with a -(S) strata permit tail. There is no SOHO, no office suite, no retail lot and no second registration on this licence to hide non-HDA stock in — bilanganProjek is 1 and 30667-2 does not exist. On this site that is the cleanest statutory position a project can have.

📅

An 18-month extension is approved, and only the register says so

The contractual date was 15 October 2027. The approved extension of 18 months makes the statutory date 15 April 2029. The KPKT-filed advertisement still prints July 2027; the developer’s own footer says March 2029, which is close but about a month early. Four dates, no two agreeing — and this page prints all four.

🔍

The register files this under the name of the mall next door

KPKT’s projek.nama is Pavilion Bukit Jalil — the retail mall. “Park Green” appears in no register field, so a client’s own search for it returns nothing, and a search for the registered name returns this condominium rather than the mall. So the code is printed everywhere on this page: 30667-1.

⚠

Every award on the project’s own pages belongs to something else

Three named awards are attributed by the project’s own marketing page to the SHOPPING MALL. The accolade image files are named after another Malton project entirely. Park Green Pavilion @ Bukit Jalil has won nothing that any surface can show, so the word “award-winning” is not used of it here. Nor is the GreenRE Bronze ever written as “certified”: the register says PROVISIONAL.

🏠

The developer contradicts itself about the bedrooms

The developer’s website makes Type F the four-bedroom. The developer’s own e-brochure makes Type E the four-bedroom. The register says only that SOME type is a four-bedroom. And the marketing collapses the filed Type B and the filed Type B1 — 34 units in one block, 35 in the other, both 1,408 sq ft — into a single “Type B”, so a buyer told “Type B” does not yet know which block or which filed layout they are buying.

🔑

Density cannot be computed here, so no density figure appears

The filing’s 50 ekar is the township. The microsite’s 0.92 acres is the plot. Its own master-plan figure of 24.28 hectares is about 60 acres. 453 units over 0.92 acres reads about 492 per acre; over 50 acres about 9. A 54-fold swing is not a rounding difference, so this page refuses every denominator by name and publishes no density and no “low density” claim.

What is actually registered, and what is only marketed

One KPKT registration, 30667-1. Two filed components, Blok A at 210 units and Blok B at 243. One DBKL building-plan approval. 47 storeys. All 453 units on Jadual H. Neither the developer’s own site nor any filing publishes a facilities schedule at all, so every level below is attributed rather than asserted.

A text list with explicit level assignment, plus two plan images whose own printed captions name the levels. It is a real schedule rather than a graphic, and it is credited as such. But it appears on ONE unestablished surface: no filing and no developer-operated page publishes a facilities schedule, so nothing below has statutory backing and none of it is a commitment recorded anywhere this page could reach.

ATTRIBUTED TO MARKETING, NOT FILED
  • A dedicated pedestrian bridge to the Pavilion Bukit Jalil mall, described as residents-only — published by the developer and the microsite, and appearing in NO filing and in no DBKL document this page could reach. A cross-boundary link to a third-party mall is a material promise; it is attributed to marketing here and not stated as a delivered feature.
  • Direct access to Pavilion Bukit Jalil retail — same attribution
  • Bespoke luxury concierge services — marketing only: no operator named, no commitment published, not in any filing
  • A 360° virtual view published on the developer’s own site

What is NOT in the facilities list, and what must not be read into it

THE ABSENCE IS THE FINDING
  • No item on either level is marked “space only” or shell — which is a good sign and is not the same thing as a contractual commitment to fit all of them out.
  • No car-park allocation is filed. The microsite asserts two bays for every type; the filed brochure prints no Tempat Letak Kereta line, the register has no such field, and the developer’s own statutory footer prints none. Attributed, not filed.
  • The 80-acre Bukit Jalil Recreational Park and the 250-room Hyatt Place Kuala Lumpur are NEIGHBOURING amenities in Bukit Jalil City, not facilities of this project. The developer names both; this page keeps them on the other side of that line.
  • Which block each facility serves, the lift count, the units per floor, and the management or joint-management arrangements are published nowhere. They are listed on this page’s not-published list rather than estimated.

Layouts — the filed statutory schedule, and the six layout plans the developer publishes

The six marketed types against the nine filed layout rows

Every marketed built-up matches the filed statutory schedule to the square foot. Nothing else about the marketed table matches the filing, and this panel prints all three disagreements. The filing carries NINE type rows across two blocks; the marketing carries SIX. Filed B (34 units, Blok B) and filed B1 (35 units, Blok A) are both 1,408 sq ft and the marketing collapses them into one “Type B”. Type A exists only in Blok B; types D and F only in Blok A — and no marketing surface says so, which means a buyer choosing a layout is also choosing a block without being told. Areas are filed in square feet (k.p.s.) only. No square-metre conversion of ours appears, and the filing does not state whether the built-ups are gross or net. No price per type is filed by anybody, so no figure is attached to any type on this page.

Filed as Jenis A, 1,201 k.p.s., 139 units, in Blok B and nowhere else — the filed schedule and the developer’s own reprint of it agree exactly. The marketing also lists a Type A (M). The “(M)” suffix appears on no filed surface and is explained on no page read, so this page does not guess what it means. This is the type on which the developer publishes an entry figure BELOW its own filed statutory minimum. That figure is not reproduced here — see what this page does not publish, below.

1,408 sq ft filedfiled as B and B134 + 35 = 69 unitstwo different blocks

Type B layout plan, 1,408 sq ft. The filing records both a Type B and a Type B1 at this size; this plan does not say which it is. The developer’s own plan. This is the ambiguity that matters most in this panel. The filed schedule has Jenis B at 1,408 k.p.s. with 34 units in Blok B, and Jenis B1 at the same 1,408 k.p.s. with 35 units in Blok A. The marketed table has no B1 at all, and the filing has no plain B in Blok A. So a buyer told “Type B” does not yet know which block, which filed layout code or which of the two unit counts applies to them. Get the filed code in writing before you sign.

The developer’s website says three bedrooms and two bathrooms. The developer’s own e-brochure says four bedrooms and three bathrooms. The register says only that SOME type in this scheme is bilik: 4 / bilik air: 3 — it does not say which. This page prints the disagreement and adopts neither side. On built-up alone, 1,905 sq ft is the largest filed layout, which makes the e-brochure the more plausible reading — and “more plausible” is not a source, so it is not published as the answer.

Type F layout plan, 1,627 sq ft, Block A. The developer’s website and its own e-brochure give different bedroom counts for this type. The developer’s own plan. Here the two developer surfaces swap sides: the website makes Type F the four-bedroom with three bathrooms, and the e-brochure makes it the three-bedroom with two. The two contradictions are a matched pair, which is what makes them a genuine internal contradiction rather than a typing slip on one page: whichever document is right about E is wrong about F. Filed as Jenis F, 1,627 k.p.s., 35 units, Blok A only.

Is Type F the 3-bed or the 4-bed?

These six line drawings are the ONLY images on this page, and that is deliberate. There is no render, no facade image and no facility image anywhere on this page. Nine gallery renders published on the marketing microsite were examined and DECLINED: every one has empty alt text, an empty caption, no adjacent label and a generic file title, so no subject could be established for any of them and an obvious-looking guess is still a guess. Both facilities plans were declined on size — 898 × 547 and 890 × 572 pixels — even though their printed captions are good, because a plan that cannot be read is a plan that cannot be captioned honestly. One file presented under a “Site Floor Plan” label contradicts its own filename and was refused on that ground alone. And the host these images come from is a recycled WordPress install carrying FOUR different projects’ media on one server: Type-A.jpg exists three times under three different date folders, two of them belonging to other developers’ projects, and another project’s immaculately titled pool and gym photographs sit in the same library. So each of these six was picked by its FULL path including the date folder, never by filename, never by subject search and never by CMS title alone. No image on this page has been taken from a neighbouring project, from the shopping mall, or from another project by this group.

Location — Bukit Jalil City, Daerah Kuala Lumpur, WP Kuala Lumpur, and NOT ONE rail distance is published by anybody

Where Park Green Pavilion @ Bukit Jalil is, and what is honest to say about getting there

Read the rail line first, because it is the most important thing this section can tell you: no source publishes a distance to any rail station for this project. The developer’s own location page and the marketing microsite’s location page name no station at all. The only transport either of them names is road — MEX, KESAS and the Bukit Jalil Highway. So this page publishes no station, no distance and no walking time, and it does not estimate one. A neighbouring Bukit Jalil project on a DIFFERENT land title does have a published LRT walking distance. It is not borrowed here, because a distance belongs to a parcel and not to a locality — and on this same street a portal has already been caught attaching one project’s figure to another’s title. Every distance below is the developer’s own published figure. The developer’s site and the marketing microsite publish the SAME set of figures, so they are treated as one developer-side set and not as two sources corroborating each other. Not one was estimated here, and not one was borrowed from another page on this site.

Chinese place names on the Chinese version of this page. Kuala Lumpur is written 吉隆坡, which is verified. Bukit Jalil, Bukit Jalil City, Persiaran Jalil Utama and Sri Petaling have NO verified Chinese name, so the Chinese page keeps them in Latin script rather than inventing one, and says why. Park Green Pavilion, Pavilion Bukit Jalil, REGAL PATH SDN. BHD. and Malton Berhad also stay in English on the Chinese page, because a project’s and a company’s official name is not translated here.

Rail — and this is the finding, not a gap in the research

  • NO rail station is named by the developer, by the marketing microsite, or by any filing. No LRT, no MRT, no KTM, no distance and no walking time. This page therefore publishes none.
  • Not borrowed, and named so you can see the refusal: a covered-walkway LRT distance is published for a different Bukit Jalil project on a different land title on this same street. It is that project’s figure and it stays on that project’s page.
  • Also not published by anybody: any distance to Bukit Jalil LRT, Awan Besar LRT, Muhibbah LRT, Sri Petaling, KLCC, KLIA, Technology Park Malaysia or Mid Valley. Named here as absences, with no figure attached to any of them.

The mall next door — adjacency is published, a distance is not

  • Pavilion Bukit Jalil mall — NO DISTANCE PUBLISHED. The developer describes it only as “next to” and as connected by a dedicated pedestrian bridge, residents-only. Adjacency is a relationship, not a measurement: because no source prints a figure, this page prints no figure.
  • The bridge appears in NO filing and in no DBKL document this page could reach. It is a material promise about access across a boundary to a third party’s asset, so it is attributed to the developer’s marketing and is not stated as a delivered feature. Ownership, opening hours and whether the access survives a change of mall ownership are published nowhere.
  • And the mall is why the register’s name for this scheme is confusing: KPKT files this condominium as Pavilion Bukit Jalil, which is the mall’s own name.

Education, as the developer publishes it

  • SJK (C) Lai Meng — 950 m
  • Tzu Chi International School — 3 km
  • International Medical University (IMU) — 3.1 km
  • Asia Pacific University (APU) — 4.5 km
  • NOT published by anybody: any national or Chinese SECONDARY school, and any kindergarten. No figure is supplied for either.

Recreation and medical, as the developer publishes it

  • Bukit Jalil Recreational Park — 500 m (the developer separately calls the park 80 acres; it is a neighbouring amenity, not a facility of this project)
  • Bukit Jalil Golf & Country Resort — 1.5 km
  • Bukit Jalil National Stadium — 3 km
  • Kinrara Golf Club — 4.2 km
  • IMU Healthcare — 3.2 km
  • Columbia Asia Hospital — 3.3 km

Road, and what the developer does not quantify

  • MEX, KESAS and the Bukit Jalil Highway are named by the developer. No distance, no interchange and no drive time is published for any of them, and none is estimated here.
  • Hyatt Place Kuala Lumpur, 250 rooms, is a neighbouring hotel inside Bukit Jalil City. It is not part of this scheme and must not read as an on-site facility.
  • No wet market and no supermarket other than through the mall is named by any source, so none is listed here.

Every figure in these lists is the developer’s own published distance, reproduced with its origin attached. The basis is not stated by the source — straight line, road or walking — so no travel time is derived from any of them. Where a place is named by a source but carries no distance, this page names the place and prints no number.

The statutory record — one KPKT registration, one filed advertisement, the developer’s own statutory footer, and the three places they disagree

KPKT register: Pavilion Bukit Jalil, project code 30667-1, licensee REGAL PATH SDN. BHD.

Three statutory surfaces can be read against each other on this project: the KPKT TEDUH register, the KPKT-filed statutory advertisement, and the developer’s own site-wide statutory footer. Almost everything they share agrees — the licensee, the company number, the licence number and dates, the permit dates, the building type, the authority, the plan approval, the freehold tenure, the nil encumbrance, 210 + 243 = 453 units and the whole filed layout schedule. Three things do NOT agree, and all three are printed below as disagreements rather than resolved into one tidy number: Blok A’s price maximum, the licence and permit suffix, and whether a restriction in interest exists on the title. Each cell quotes its own source. A filed value says “filed”; a register value quotes its own key; a developer value says so. Where a surface prints nothing, the cell says NOT PRINTED.

The suffix splits two ways: the register prints (A), while the filed brochure AND the developer’s own footer both print (N). Number and dates identical on all three. The register’s (A) is published here; the disagreement is left standing. Nothing about validity turns on it, and the certificate itself is what settles it.

The register carries a twin 0886(N)-(S) with the same number and the same dates, Tidak Aktif; rekodLesenTerdahulu is absent, so there is only ONE permit generation on this registration and no unpermitted interval is possible. The filed brochure prints its permit number as the literal placeholder XXXXX-X/XX-XXXX/XXXX (P) and its validity as XX/XX/XXXX — it files no permit at all, because it is the PRE-LAUNCH filing. Lapse is still assessable, because the register prints the real permit.

pjb.jenis: Jadual H with tempohAsal: 36 Bulan. Every unit in both blocks is an HDA-licensed home: the statutory contract, the housing development account, the liquidated-damages clause and the 24-month defect liability period apply to all 453. There is no SOHO, no office suite, no retail lot and no non-HDA parcel anywhere on this licence.
Pangsapuri Servis
serviced apartment, filed on BOTH components, and printed identically by the register, the filed brochure and the developer’s footer. The developer’s own site also calls the product “spacious sky semi-Ds” two lines from calling it a serviced apartment. A semi-D is a landed built form; the filing says Pangsapuri Servis on Jadual H, and that phrase is recorded here as a contradiction rather than reproduced as a description. Whether the land is on a residential or a COMMERCIAL title is NOT PRINTED by any surface — a real gap on a serviced apartment, because it drives the utility tariff and the assessment rate.
Blok A 210 + Blok B 243 = 453
47 storeys
the register, the filed brochure and the developer’s footer agree on all three unit figures. 47 is the register’s tingkat field: the filed brochure prints NO bilangan tingkat at all, and the developer’s site repeats 47 with Level 47 carrying the sky facilities. Marketed as “Tower A” and “Tower B”; the filing says Blok.
9 filed type rows
Blok A: B1 1,408 × 35 · C 1,485 × 35 · D 1,501 × 70 · E 1,905 × 35 · F 1,627 × 35 = 210. Blok B: A 1,201 × 139 · B 1,408 × 34 · C 1,485 × 35 · E 1,905 × 35 = 243. Both subtotals and the 453 total reconcile exactly (that addition is ours; the rows are the filing’s), and the developer’s own footer reprints the identical table. Square feet (k.p.s.) only — no square-metre figure is published by anyone, and the filing does not say whether the areas are gross or net.
Pegangan Kekal — FREEHOLD
filed on the brochure and on the developer’s footer, which agree; the register prints no tenure field. No lease expiry applies and none is quoted. See freehold.
Sekatan Kepentingan: PRINTED

The filed brochure prints a real restriction: the land may not be transferred, leased, charged or pledged (tidak boleh dipindah milik, dipajak, dicagar atau digadai) without the approval of the Jawatankuasa Kerja Tanah Wilayah Persekutuan Kuala Lumpur. It is ABSENT from the developer’s live statutory footer, which prints only Land Encumbrances: Nil. A restriction requiring a land committee’s consent is a material disclosure to drop, and the omission is printed here. No chargee is named on either surface. See Sekatan Kepentingan.

See vacant possession.
Lancar on both components
i.e. the register records the project as progressing, not sick and not abandoned; the licensee shows mempunyaiKesalahan: null. And an approved extension is not of itself a delay: at 40% built with CCC and VP both empty, nothing here can honestly be called late or on time, and this page makes no prediction.

The Blok A disagreement, stated plainly and left open. The filed brochure and the developer’s own live statutory footer both print RM2,566,670 as Blok A’s maximum. The KPKT registry prints RM2,960,470.00. The minima are identical on all three surfaces, and Blok B matches to the sen on all three — so one component is a perfect three-way match and the other is not, which is the whole point. Two standard explanations were TESTED and each one FAILS. A Baki Unit effect, where remaining stock lifts a band, raises a MINIMUM and never a maximum — and the minima here are identical, while bakiUnit is not present in the record at all. A registry band spliced across two permit generations cannot apply either, because lesen_records holds one permit number under two suffixes with identical dates and rekodLesenTerdahulu is absent — there is only ONE generation. The surviving hypothesis is that the developer’s panel is a generation behind: the register’s iklan link points at a LATER filing, dated 3 March 2026, which is image-only with no text layer and could not be read. That is PLAUSIBLE and UNVERIFIED, so it is printed as a contradiction and not as a conclusion. Both tests were run, both failed, and saying so is more useful to a buyer than a guess. The document that would close it is a readable text layer for that March 2026 filing.

Both price bands above are statutory and public: the filed statutory Unit Selling Price minimum and maximum from the legally filed advertisement particulars, and the KPKT public registry band. Each is labelled with its surface. They are not a price list, not a quotation and not an offer, and they are per block rather than per unit. Registers, the filed advertisement, the developer’s statutory footer, the GreenRE public register and the Residensi Wilayah register were all read on 15 October 2026.

All 453 units are Schedule H homes — the cleanest finding on this project

This is worth stating as a fact before anything else on the page, because it is the finding a buyer can rely on most. There is ONE developer licence, ONE registered project (30667-1), and two filed components. Both components are filed Pangsapuri Servis. Both are sold on Jadual H with tempohAsal 36 Bulan. The advertising and sales permit carries the -(S) strata tail. The licensee’s bilanganProjek is 1, and 30667-2 returns a client error. Put together, those five facts mean every one of the 453 units in Blok A and Blok B is an HDA-licensed home: the prescribed Schedule H contract, the housing development account, the liquidated-damages clause and the 24-month defect liability period apply to all of them. There is no SOHO, no office suite, no serviced-office parcel, no retail lot and no second registration on this licence to hold non-HDA stock in. On a 47-storey serviced apartment beside a shopping mall, that is not the normal answer, and this site has published pages where it was not the answer at all. The one thing the filing does NOT settle is the land-use category: no surface states whether the land is on a residential or a commercial title, and that is carried on this page’s not-published list rather than assumed either way.

The registered name is the mall next door — and how to check this project yourself

KPKT files this 453-unit, 47-storey serviced-apartment scheme under the name Pavilion Bukit Jalil. That is also the name of the 1.8-million-sq-ft retail mall immediately adjacent, built by the same group, which this project’s marketing leans on in almost every sentence. Two consequences follow, and both are practical. FIRST: a client who searches the register for “Park Green” finds NOTHING — those words appear in no KPKT field at all. SECOND: a client who searches for the registered name gets THIS CONDOMINIUM, and may believe they are looking at the mall’s record, or the reverse. So check it by code, not by name: developer code 30667, project code 30667-1, licence 30667/01-2029/0009(A), permit 30667-1/09-2027/0886(A)-(S). With those four you can repeat every statutory figure on this page. And note which public register carries which name, because it will look wrong otherwise: KPKT carries the mall’s name, while the GreenRE public register carries the marketing name Park Green Pavilion Bukit Jalil. The two registers cannot be reconciled by name at all — only by licensee. The brand word is no help either: a register search on “PAVILION” returns twelve licensees and this one is not among them, and a search on “MALTON” returns exactly one developer which is NOT this project’s licensee. The only developer string that reaches this licence is REGAL.

The permit position, and the placeholder in the filed brochure

The advertising and sales permit is 30667-1/09-2027/0886(A)-(S), valid 30 September 2024 to 29 September 2027, status Aktif — current today, with about eleven and a half months to run. There is only ONE permit generation on this registration: lesen_records holds the same permit number twice under two suffixes with identical dates, one Aktif and one Tidak Aktif, and rekodLesenTerdahulu is absent. So no unpermitted interval inside the selling period is even possible here. The filed advertisement is the complication, and it is an instructive one. It prints its own permit number as the literal placeholder XXXXX-X/XX-XXXX/XXXX (P) and its validity as XX/XX/XXXX to XX/XX/XXXX. It files no permit number at all, because it is the PRE-LAUNCH filing, marked BAKAL DILANCARKAN. That does NOT make lapse unassessable, and this is the rule this page applies: where the advertisement files a placeholder but the register prints the real permit and the real dates, the lapse question is answered from the register. It is answered here, and the answer is NOT LAPSED. Never let a licence validity date stand in for a permit validity date: they are different instruments with different expiries, and on this project they are 20 months apart. One more register oddity worth knowing rather than worrying about: is_latest reads false on BOTH permit rows, so the array nominates no current record by itself. The Aktif / Tidak Aktif status is what distinguishes them, and this page publishes the Aktif one.

Four completion dates, and the approved extension only the register discloses

An 18-month extension of the delivery period has been APPROVED on this registration. That is the single most useful thing on this page that no marketing surface tells you. The register’s own fields: first sale and purchase agreement 15 October 2024; tempohAsal 36 Bulan, so the contractual vacant possession date was 15 October 2027; pindaanTempohSerahKosong: Ya; tempohTambahanDiluluskan +18 Bulan; new construction period 54 months; revised statutory vacant possession 15 April 2029. FOUR dates are in circulation and no two of them agree. The KPKT-filed advertisement prints Julai 2027. The register’s contractual date is 15 October 2027. The developer’s own live statutory footer says March 2029. The register’s revised statutory date is 15 April 2029. The marketing microsite publishes no completion date at all on the pages read. Credit where it is due: the developer’s own March 2029 is the only marketing surface anywhere near the truth, and it is still about a month earlier than the date that actually governs. And the discipline that matters: an approved extension is not automatically a delay. peratusSiap reads 40.00% and 40.54%, the status is Lancar, and ccc and vp both read - — so delivery has not been recorded at all, nothing here can honestly be called late or on time, and this page makes no prediction about the finish. The sentence that matters more than any of the four dates: the date that governs YOUR purchase is YOUR OWN agreement’s date plus the construction period written into it. The register’s 15 April 2029 is computed from the FIRST agreement on this registration, and a buyer signing in 2026 or 2027 gets their own clock. Ask for the construction period in your own draft agreement in writing.

Foreign buyers — the Federal Territory floor, and the second consent that sits on top of it

The threshold first, and it is derived rather than assumed. The approving authority is DBKL, named in words on two surfaces and corroborated by the plan-approval reference DBKL.JKB.BP S3 OSC 2023 2314 (20), which is printed character for character on both. DBKL has jurisdiction only inside the Federal Territory of Kuala Lumpur, so the district follows from the plan number itself. For the Federal Territory of Kuala Lumpur the minimum purchase price for a foreign buyer is RM1,000,000 per unit, under the Ministry of Economy guideline effective 13 July 2022, with consent through the federal process rather than a state authority because Kuala Lumpur is a federal territory; section 433B of the National Land Code (Act 828) is the statutory root. And here the arithmetic is unusually clean: the lowest filed statutory minimum anywhere in this scheme is RM1,344,450, so EVERY filed unit in both blocks sits above the RM1,000,000 floor. That is the inverse of several pages on this site, where not one unit reached the floor. But the threshold is not the whole question, and this page states the threshold without ever stating eligibility. A Sekatan Kepentingan IS printed on the filed brochure: the land may not be transferred, leased, charged or pledged without the approval of the Jawatankuasa Kerja Tanah Wilayah Persekutuan Kuala Lumpur. That is a SECOND and SEPARATE consent sitting on top of the price floor, and it is absent from the developer’s own live statutory footer, which prints only Land Encumbrances: Nil. So: clearing a price floor is not permission. Whether any particular foreign buyer may acquire any particular parcel here is a question for a Malaysian solicitor reading the actual title, and Louis will refer you to one rather than answer it. See Sekatan Kepentingan.

Build percentage — what 40% does and does not tell you

peratusSiap reads 40.00% on the 210-unit component and 40.54% on the 243-unit component, both Lancar. Those are the register’s figures, quoted and never computed from. ccc and vp are both empty. There is no Certificate of Completion and Compliance and no recorded handover, which is exactly what you would expect at 40% built. What 40% does NOT tell you is when the building finishes. No completion month is derived from a progress percentage anywhere on this page, and a reader should treat any site that does so with suspicion: construction progress is not linear and the register publishes no curve. What it does tell you is that this is a live new launch rather than completed stock, which is why the page is filed under the new-launch and serviced-apartment categories and not under subsales. How many of the 453 units remain unsold is NOT PUBLISHED by anybody: bakiUnit is absent from the register record, the filed brochure is a pre-launch document, and no developer surface publishes a remaining-stock count.

There is no controlled-price affordable parcel inside this scheme — checked properly

The answer is no, and it is established on the licensee rather than on a locality search. Regal Path Sdn. Bhd. has bilanganProjek: 1, 30667-2 does not exist, and both filed components of 30667-1 are market-priced Pangsapuri Servis whose filed minima are RM1,744,450 and RM1,344,450 — orders of magnitude above the RM300,000 ceiling the Federal Territories’ own affordable-housing register states. So there is no Residensi Wilayah parcel inside this scheme. There ARE such projects at Bukit Jalil, and they belong to other licensees: the GreenRE register carries one under a different developer entirely, and the Federal Territories’ register carries an 823-unit scheme whose applications are closed. Neighbours, not this product, and nothing from them has been read across. One methodological trap is worth recording because it would have produced a false negative: the affordable-housing register’s own location column is the PARLIAMENTARY CONSTITUENCY, not the locality, so a Bukit Jalil scheme can be filed under a different name entirely. “No Bukit Jalil row in that register” is therefore not a finding. Only the licensee test is, and it was run on KPKT where it is conclusive.

GreenRE Bronze is PROVISIONAL, and provisional is not certified

There is a genuine positive here and it belongs to this licensee: the GreenRE public register carries Park Green Pavilion Bukit Jalil in its BRONZE tier, dated 15 October 2024, category RES v3.3, issued to Regal Path Sdn Bhd itself. Nothing has been borrowed from a sibling project to produce it. Its status is PROVISIONAL, and this page never writes that as “certified”. A provisional GreenRE rating is a DESIGN-STAGE assessment. The final rating is assessed on the completed building, and at 40% built with no CCC there is no final rating and there cannot yet be one. Whether a final rating will follow is on this page’s not-published list. All four GreenRE tiers were read. Platinum, Gold and Silver hold no row for this project, this licensee, “Park Green”, “Regal” or “Malton” — and because those tier tables truncate, that is “no entry in the reachable portion” rather than a clean negative. It does not matter here, because the positive on Bronze is unambiguous. Two things deliberately NOT read across: a Platinum row about a kilometre away under a different licensee does not make this a Platinum area, and a Bronze row held by a company named on the developer’s own pages as the group’s founding entity belongs to a DIFFERENT project. No Green Building Index entry was sought or reached, so that is inconclusive and never stated as a negative. Neat coincidence, recorded as a coincidence and not as a claim: the provisional date, 15 October 2024, is the same day as the register’s first-agreement date. No source connects them.

Every award on the project’s own pages belongs to something else

The marketing microsite runs a section headed “Award-Winning Developer”. Read it carefully and every award in it is attributed, by that same page, to the SHOPPING MALL next door. A 2023 parenting-magazine readers’ award for best shopping mall for families: the mall. A 2024 FIABCI World Prix d’Excellence world gold in the RETAIL category: the mall. A 2023 FIABCI Malaysia Property Award in the RETAIL category: the mall. And the image files give away a fourth borrowing: the accolade pictures on that page are named after “The Park 2” — a different Malton project in Bukit Jalil altogether. Six further accolade images are unlabelled and attributable to nothing, and the developer’s own site shows four award logos with no rating, no year, no category and no project attached to any of them. So: Park Green Pavilion @ Bukit Jalil has won nothing that any surface can demonstrate. No award at project level was found anywhere. This page therefore refuses the words “award-winning” at project level, and it does not let a retail award for a neighbouring mall, or an award belonging to another project by the same group, read across to the homes you would be buying. A logo with no rating attached is not a rating.

Not published by anyone, therefore not on this page

This is the list Louis will go and ask the developer for in writing, rather than estimate. THIS PARCEL’S OWN LAND AREA, and therefore its density — the filing’s 50 ekar is the township, the marketing microsite’s 0.92 acres is unverified, and its own master-plan figure of 24.28 hectares is about 60 acres; the DBKL development order, the strata plan or a Bursa announcement naming the parcel would close it. Whether the land is on a residential or a COMMERCIAL title, which drives the utility tariff and the assessment rate on a serviced apartment. Which of Type E and Type F is the four-bedroom. The filed storey count and the filed car-park allocation — the register gives 47 storeys, and no filed surface gives either figure. Whether the register’s higher Blok A maximum is the live filed figure, which a readable text layer for the March 2026 filing would settle, and which is the single highest-value open item behind this page. Malton Berhad’s shareholding percentage in the licensee — which is exactly why this page says “a Malton Berhad company” and never “wholly-owned”. Any distance to any rail station, which nobody publishes and which this page will not estimate or borrow. The bridging financier, behind a filed Bebanan: Tiada that names no chargee. Whether the filed built-ups are gross or net — the filing says only k.p.s. and the disclaimer says “all measurements are approximates”. The street address and postcode as filed, since no filing prints a project address, lot or PT number. How many of the 453 units remain unsold, with bakiUnit absent from the record. Which block each facility serves; the lift count; the units per floor; the management and joint-management arrangements and the service-charge basis; the meaning of the (M) suffix on Types A and D; and the pedestrian bridge’s ownership, opening hours and whether access survives a change of mall ownership. Whether a final GreenRE rating will follow the provisional Bronze. And the main contractor, the consultants and the quantity surveyor, none of which is named by any source read.

What this page does not publish, and why

Louis’s standing instruction, applied here without exception: nothing from his agency’s project materials that adjusts a price may appear on a public page. So this page carries no discount, no rebate, no nett price, no promotion or campaign figure, no freebie or purchase incentive, no commission, no leaseback or guaranteed-rental rate, and no yield, return-on-investment or rental-return figure — in either language, and in the page’s structured data as well as in its text. What it DOES carry is the filed statutory Unit Selling Price band for each registered block and the KPKT public registry band for each registered component, each labelled as what it is, and always with this sentence attached: not a price list, not a quotation, not an offer. Four specific withholdings on this project, each named by kind rather than hinted at. ONE: two separate surfaces publish an entry figure that sits BELOW the filed statutory minimum of RM1,344,450, and ONE OF THE TWO IS THE DEVELOPER’S OWN WEBSITE — on the same page whose own footer prints that minimum. The second is the marketing microsite, in its own type table. Both figures are withheld here. What is published is that the discrepancy exists, that it sits on two surfaces, and that those two surfaces were tested for independence — different hosts, different themes, and only one of them publishing any statutory disclosure at all — so they are genuinely two publishers rather than one figure counted twice. TWO: the entry pricing on this project is also package-conditional. The marketing microsite advertises a sales package updated through a messaging app, and carries a pricing-and-packages page that was deliberately NOT opened in the research behind this page. A figure that is both below the filed minimum and conditional on a package is doubly unpublishable, and asking Louis for the current filed band in writing is the only honest way to get a number. THREE: a price-concession field addressed to Bumiputera buyers EXISTS on two surfaces — the KPKT-filed brochure and the developer’s own live statutory footer. Its value is WITHHELD. The existence of the field is the finding, and naming its kind precisely matters: it is a price concession, not an ethnic-allocation quota and not a lot-title class. FOUR: the developer’s own image library holds ten items and every single one is a seasonal campaign creative; and a rendered page of a SALES KIT sits in the marketing microsite’s media library. None of the eleven is used on this page, none is described, and the sales-kit page was never opened. And one honest non-finding rather than a clean negative: whether either surface publishes a rental-return figure was never established, because every read of those hosts carried an instruction to exclude such figures. It makes no difference to this page, which may publish none either way — but “not established” and “does not exist” are different claims, and this page does not blur them.

The licensed developer — and the four decoys that had to be refused by name first

REGAL PATH SDN. BHD. (201601002434), KPKT code 30667 — a Malton Berhad company

The licensee is REGAL PATH SDN. BHD., company number 201601002434, KPKT developer code 30667. The company number is printed on the KPKT-filed brochure AND on the developer’s own site-wide statutory footer, identically — two surfaces agreeing on a field the register itself does not print, which is worth crediting. Register fields: statusPemaju: Aktif, mempunyaiKesalahan: null, bilanganProjek: 1, registered office 19-0, Level 19 Pavilion Tower, 75, Jalan Raja Chulan, 50200 Kuala Lumpur, business address Level 6 of the same tower, register e-mail marketing@malton.com.my, and alamat_web: null even though two live developer-group websites exist.

Who you actually contract with, stated plainly: REGAL PATH SDN. BHD. (201601002434). Not Malton Berhad. The track record and the balance sheet sit with the listed parent; the Housing Development Act counterparty, the housing development account and the Schedule H liquidated-damages liability sit with a single-project special-purpose company whose only registered project is this one. That is neither unusual nor a defect — it is how Malaysian development is structured — but it is the entity named on your agreement and a buyer should know it.

How the Malton link is established, and why this page says “a Malton Berhad company” and never “wholly-owned”. Four legs support the group relationship: the licensee’s own register e-mail is marketing@malton.com.my; its registered office AND its business address are both in Pavilion Tower, 75 Jalan Raja Chulan, the address this site has already recorded for other licensees in the same group; malton.com.my lists “PARK GREEN PAVILION BUKIT JALIL” in its own portfolio; and the project’s own developer page calls the licensee a subsidiary of Malton. Four legs are enough to say “a Malton Berhad company”. They are NOT enough to say “wholly-owned”: malton.com.my names no shareholding percentage for any subsidiary, and Malton Berhad’s audited corporate-structure chart was not reached, so the shareholding percentage is NOT ESTABLISHED and no percentage appears anywhere on this page. Malton Berhad trades on the Bursa Malaysia Main Market under stock code 6181, with registration 199401035205 (320888-T) — both number formats from its own footer and internally consistent.

Four decoys, refused by name, because on this project the brand word is actively misleading. ONE: a register search on “MALTON” returns exactly ONE developer — MALTON DEVELOPMENT SDN. BHD., code 19346 — and it is NOT this project’s licensee. Nothing from its projects appears here. TWO: a register search on “PAVILION” returns twelve licensees and this one is not among them, so the brand word inside this project’s own registered name does not even reach its own licensee. THREE: six other “REGAL” companies are returned by the search that found this one, three of them registered in Kuala Lumpur and two in Melaka. None carries the Pavilion Tower address and all six are refused. FOUR: Pavilion Damansara Heights is a built page on this site sharing this licensee’s registered-office tower and the same brand word. Different licensees, different district, different filings. Nothing crosses from it: not a licence, not a plan reference, not a price band, not an award, not a green rating and not an image.

Other group entities, named for the record and not used as evidence of anything about this project. The project’s own developer page names Malton Berhad, Regal Path Sdn Bhd (this licensee), Domain Resources Sdn Bhd (described there as a wholly-owned construction and project-management subsidiary), Khuan Choo Realty Sdn Bhd (described as the 1980 founding entity), and the Khuan Choo Group, Bukit Rimau Development and Domain Group as the constituents at origin. No registration number is published for any of them. One of those names also appears in the GreenRE register against a completely different project, and that row is recorded here as a corporate leg and refused as this project’s green rating — borrowing it would be exactly the error this page exists to avoid.

Two developer-side websites exist, and they are not the same thing, which matters for every attribution on this page. parkgreen.com.my is the developer-operated site: it carries a full site-wide statutory footer with the licensee, the company number, the licence, the permit dates, the authority, the plan approval, the tenure, the unit counts, the filed layout schedule and both price bands — and that is a genuinely good disclosure, credited here. A separate marketing microsite publishes the facilities levels, the type table and the distance list, and publishes NO completion date, NO licence, NO permit, NO statutory block and NO legal footer at all for an HDA-licensed project. Its operator could not be established, so everything taken from it on this page is attributed to it rather than to the developer. And that microsite is a recycled install: its media library holds FOUR different projects’ images on one host, including an unrelated developer’s project and a third-party editorial photograph of an apartment in another country. It is the reason every image on this page was selected by full path including its date folder, and never by filename or subject title.

What this licence has actually done. bilanganProjek: 1, and 30667-1 is it: one registered project, two filed components, 453 units, 40% built, Lancar. 30667-2 returns a client error, which the register’s own project count corroborates, so no serial walk was needed and nothing is hidden on this licence. The flip side is worth saying in the same breath: this licensee has no completed project on the register to judge it by. The delivery record a buyer would want belongs to the parent and to other licensees in the group, and this page does not transfer another company’s delivery record onto this one. What IS on the register for this licensee is clean: active, no recorded offence, no sick project and no abandoned project.

Every statement in this section is a KPKT register field, a line from the KPKT-filed statutory advertisement, a line from the developer’s own statutory footer, or a line from the project’s own developer page — and each is attributed where it appears. No shareholding percentage, no award, no green rating and no delivery record has been carried across from any other company, licence or project in this group.

Questions a buyer actually asks — answered from the register and the filed documents

Park Green Pavilion @ Bukit Jalil — frequently asked questions

Is every unit here a Schedule H home, or is some of it SOHO or office stock?
Every unit. All 453 of them, in both blocks. Five statutory facts settle it and they agree: there is ONE developer licence and ONE registered project, 30667-1; both filed components are Pangsapuri Servis; both are sold on Jadual H with a 36-month original construction period; the advertising and sales permit carries the -(S) strata tail; and the licensee’s own bilanganProjek is 1 while 30667-2 returns a client error. So there is no SOHO, no office suite, no serviced-office parcel, no retail lot and no second registration anywhere on this licence to hold non-HDA stock in. What follows for you is concrete: the prescribed statutory contract, payments into the housing development account, a liquidated-damages clause and the 24-month defect liability period apply to your unit. On a 47-storey serviced apartment attached to a shopping mall that is not the normal answer, and this site has published pages where it was not the answer at all.
What is this project registered as, and how do I check it myself?
It is registered with KPKT as Pavilion Bukit Jalil — which is the name of the retail mall next door, built by the same group. The words “Park Green” appear in no KPKT register field at all, so a search for them returns nothing; and a search for the registered name returns THIS condominium, which a reader can easily mistake for the mall’s record. Check it by code instead: developer code 30667, project code 30667-1, licence 30667/01-2029/0009(A), permit 30667-1/09-2027/0886(A)-(S). Expect the two public registers to disagree about the name, because they do: KPKT carries the mall’s name, and the GreenRE register carries the marketing name Park Green Pavilion Bukit Jalil. They can be reconciled only by licensee, not by name. And the brand word will not help you: a register search on “PAVILION” returns twelve licensees without this one among them, and “MALTON” returns a single developer that is not this project’s licensee.
When will it actually be finished?
Four dates are in circulation and no two of them agree, so here are all four with their sources. The KPKT-filed advertisement says July 2027. The register’s contractual date from the first agreement is 15 October 2027. The developer’s own live statutory footer says March 2029. The register’s revised statutory date, after an approved 18-month extension, is 15 April 2029. The one that governs is 15 April 2029, because that is the date carrying the liquidated-damages consequence. Credit where it is due: the developer’s own March 2029 is the only marketing figure anywhere near the truth, and it is still about a month early. The marketing microsite publishes no completion date at all. And the honest caveat: at 40.00% and 40.54% built, with the register’s CCC and vacant possession fields both empty, delivery has not been recorded, nothing here can be called late or on time, and this page makes no prediction. The date that governs YOUR purchase is your own agreement’s date plus the construction period written into it — ask for that in writing.
What does the approved 18-month extension actually mean for me?
It means the statutory delivery date has moved, and that only the register says so. The register’s fields read: first agreement 15 October 2024, tempohAsal 36 Bulan, pindaanTempohSerahKosong: Ya, extension approved +18 Bulan, new construction period 54 months, revised date 15 April 2029. Practically: a buyer who signed in 2024 for a 36-month delivery now faces a 54-month one, and the KPKT-filed advertisement still prints July 2027 — a date 21 months before the one that governs. An extension is not the same thing as a delay, and this page will not call it one: the status is Lancar, the register records no CCC and no handover, and no completion month can be derived from a 40% progress figure. What matters for a buyer signing now is which construction period appears in THEIR OWN draft agreement, and whether the extension approval is disclosed to them. Ask for both in writing before you sign.
What price can you publish, and why do the sources disagree about Block A?
Two bands can be published, both statutory and public, and each is labelled by its surface. The filed statutory Unit Selling Price band from the legally filed advertisement particulars: Blok A RM1,744,450 to RM2,566,670 and Blok B RM1,344,450 to RM2,355,560, and the developer’s own statutory footer reprints both to the ringgit. The KPKT public registry band per registered component: Blok A RM1,744,450.00 to RM2,960,470.00 and Blok B RM1,344,450.00 to RM2,355,560.00. Not a price list, not a quotation, not an offer — and per block, never per unit, because no price per type is filed by anybody. Blok B matches to the sen on all three surfaces. Blok A’s maximum does not: the registry sits RM393,800 above the figure the developer itself publishes. One component is a perfect three-way match and the other is not, and that asymmetry is the whole point. Two standard explanations were TESTED and both FAIL. A remaining-stock effect lifts a MINIMUM rather than a maximum, and the minima here are identical while bakiUnit is absent from the record. A registry band spliced across two permit generations cannot apply either, because only ONE permit generation exists on this registration. The surviving idea is that the developer’s panel is a generation behind a later filing which is image-only and could not be read — plausible, unverified, and printed as a contradiction rather than as a conclusion. Saying that both tests were run and both failed is more useful to you than a guess.
Which type is the four-bedroom, E or F?
The developer contradicts itself, and this page does not pick a side. The developer’s website makes Type F the four-bedroom with three bathrooms and Type E the three-bedroom. The developer’s OWN e-brochure says the opposite: Type E is the four-bedroom and Type F the three-bedroom. The KPKT register settles only that SOME type in this scheme is bilik: 4 with bilik air: 3. It does not say which. The two statements are a matched pair, which is what makes this a real internal contradiction rather than a slip on one page: whichever document is right about E is wrong about F. On built-up alone, Type E at 1,905 sq ft is the larger of the two, which makes the e-brochure the more plausible reading — and “more plausible” is not a source, so it is not published here as the answer. Get the bedroom and bathroom count for your exact type, with its filed layout code, in writing before you sign.
I have been offered a “Type B”. Which one is it?
That is a question you genuinely need answered, because the filing has TWO types at that size and the marketing has one. The filed statutory schedule carries Jenis B at 1,408 sq ft with 34 units in Blok B, and Jenis B1 at the same 1,408 sq ft with 35 units in Blok A. The marketed table has no B1 at all, and the filing has no plain B in Blok A. So “Type B” does not tell you which block you are buying in, which filed layout code applies, or which of the two unit counts you are part of — and the single plan the developer publishes for “Type B” does not say which of the two it draws. The same gap runs the other way too: Type A exists only in Blok B, and Types D and F only in Blok A, and no marketing surface says so. Choosing a layout here is also choosing a block, without being told. Ask for the filed layout code and the block, in writing.
I am a foreign buyer. Can I buy here?
This page states the threshold and will not state your eligibility, and the distinction matters. The approving authority is DBKL, which has jurisdiction only inside the Federal Territory of Kuala Lumpur — the plan-approval reference DBKL.JKB.BP S3 OSC 2023 2314 (20), printed character for character on two surfaces, is the district evidence. For the Federal Territory the minimum purchase price for a foreign buyer is RM1,000,000 per unit with consent, under the Ministry of Economy guideline effective 13 July 2022, with section 433B of the National Land Code as the statutory root. Here the arithmetic is unusually clean: the lowest filed statutory minimum in the whole scheme is RM1,344,450, so every filed unit in both blocks clears the floor. But clearing a price floor is not permission. A Sekatan Kepentingan is printed on the filed brochure: the land may not be transferred, leased, charged or pledged without the approval of the Kuala Lumpur Federal Territory Land Working Committee. That is a SECOND, separate consent on top of the price floor — and it is absent from the developer’s own live statutory footer, which prints only “Land Encumbrances: Nil”. Whether you personally may acquire a particular parcel here is a question for a Malaysian solicitor reading the actual title. Louis will refer you to one rather than answer it.
Is it GreenRE certified?
No. It holds a PROVISIONAL GreenRE Bronze, and provisional is not certified. The GreenRE public register carries Park Green Pavilion Bukit Jalil in its Bronze tier, dated 15 October 2024, category RES v3.3, issued to Regal Path Sdn Bhd — the licensee itself, so nothing has been borrowed from a sibling project to produce it. That is a genuine positive and it is credited. A provisional GreenRE rating is a DESIGN-STAGE assessment. The final rating is assessed on the completed building, and at 40% built with no Certificate of Completion and Compliance there is no final rating and there cannot yet be one. Whether a final rating will follow is on this page’s not-published list. Two things deliberately not read across: a Platinum row about a kilometre away belongs to a different licensee and does not make this a Platinum area, and a Bronze row held by a company named as the group’s founding entity belongs to a different project.
Is this an award-winning project?
No. Every award named on the project’s own marketing pages belongs to something else, and the pages say so themselves. The marketing microsite runs a section headed “Award-Winning Developer”. The three awards it names — a 2023 parenting readers’ award for best shopping mall for families, a 2024 FIABCI World Prix d’Excellence world gold in the RETAIL category, and a 2023 FIABCI Malaysia Property Award in the RETAIL category — are all attributed, on that same page, to the Pavilion Bukit Jalil shopping MALL. The accolade image files on that page are named after “The Park 2”, which is a different Malton project in Bukit Jalil. Six further accolade images are unlabelled and attributable to nothing, and the developer’s own site shows four award logos with no rating, no year, no category and no project attached. So no award at project level was found on any surface, and this page refuses the phrase “award-winning” of this project. A retail award for a neighbouring mall is not an award for the homes you would be buying, and a logo with no rating is not a rating.
How far is the nearest LRT or MRT station?
Nobody publishes a figure, so this page publishes none. The developer’s own location page and the marketing microsite’s location page name NO rail station at all. The only transport either names is road: MEX, KESAS and the Bukit Jalil Highway, and no distance or drive time is published for those either. There is a covered-walkway LRT distance published for a DIFFERENT Bukit Jalil project on a DIFFERENT land title on this same street. It is not borrowed here, because a distance belongs to a parcel rather than to a locality — and on this street a portal has already been caught attaching one project’s figure to another’s title. The mall next door has no published distance either: the developer describes it only as “next to” and as connected by a dedicated pedestrian bridge. Adjacency is a relationship, not a measurement. Every other distance on this page is the developer’s own published figure, reproduced with its origin attached, and the basis — straight line, road or walking — is not stated by the source, so no travel time is derived from any of them.
How big is the land, and how dense is the development?
The land area appears three different ways, nothing reconciles, and the density therefore cannot be honestly computed. The filed Keluasan Tanah reads 50 acres — and that is Bukit Jalil City, the TOWNSHIP, which the developer’s own e-brochure confirms by calling it “The Iconic 50-Acre”. The marketing microsite says 0.92 acres for this plot. The same microsite’s master-plan figure is 24.28 hectares, about 60 acres. Run the arithmetic and you see why no figure can be published: 453 units over 0.92 acres reads about 492 per acre; over the filed 50 acres it reads about 9. That is a 54-fold swing, not a rounding difference. So this page refuses every denominator by name — the filed township figure, the unverified plot figure and the master-plan hectares — and publishes NO density figure, no bracket and no “low density” claim. No source found makes such a claim for this project, and none could support one. What would close it: the DBKL development order, the strata plan, or a Bursa announcement naming this parcel.
Is the shopping mall part of the project?
No. It is a neighbouring retail asset, and the distinction runs through this whole page. The developer publishes a dedicated pedestrian bridge described as residents-only and direct access to the mall’s retail. Both are published on the developer’s own site and on the marketing microsite, and BOTH appear in no filing and in no DBKL document this page could reach. A cross-boundary access right over a third party’s asset is a material promise, so it is attributed to the developer’s marketing here and not stated as a delivered feature. Who owns the bridge, who maintains it, what hours it opens, whether the residents-only access is contractual and whether it survives a change of mall ownership are published nowhere. The same line applies to the 80-acre Bukit Jalil Recreational Park and the 250-room hotel in Bukit Jalil City: neighbouring amenities, not facilities of this scheme. And the mall is the reason the register’s name for this scheme is confusing, because KPKT files this condominium under the mall’s own name.
Where exactly do the sources disagree?
Fifteen disagreements were found across the register, the KPKT-filed advertisement, the developer’s own statutory footer and the marketing microsite. These are the fourteen that change what a buyer should ask for.

None of them is resolved by guesswork on this page. Where a statutory surface and a marketing surface disagree, the statutory one is published and the marketing one is named. Where two statutory surfaces disagree, both are published and the disagreement is printed.

The statutory protection here is complete and it is the best news on the page: Schedule H on all 453 units, a current licence, a current advertising and sales permit, freehold tenure, no chargee named, and one registration with nothing hidden behind it. So the questions that decide YOUR purchase are narrow and specific: which block and which filed layout code your unit is, how many bedrooms it actually has, the current filed statutory band for your block and which of the two Blok A maxima is live, the construction period and vacant-possession date that go into your own agreement, the restriction in interest your solicitor has to clear, and the land area nobody publishes. Louis will ask for every item on this page’s not-published list in writing rather than estimate one of them.

Marketing information, not an offer. Confirm every figure against the KPKT register, the filed advertisement, the title, the sale and purchase agreement and a current valuation before you commit. The price figures on this page are the FILED statutory Unit Selling Price band per registered block and the KPKT public registry band per registered component; they are not a price list, not a quotation and not an offer; they are per block rather than per unit; and the registry and the developer disagree about Blok A’s maximum, which this page prints rather than resolves. The GreenRE Bronze on this project is PROVISIONAL and is never written as certified. No award is claimed at project level. No rail distance and no density figure appears anywhere on this page, because none is published.

Louis reads the register before he quotes a number, and he will tell you when a figure is not published rather than estimate one. On this project both halves are useful. The statutory position is unusually clean — Schedule H on all 453 units, one registration, a current licence and a current permit, freehold, no chargee named, and a genuine green-register row held by the licensee itself. And the gaps are unusually specific: this parcel’s own land area, the title class, which of two types is the four-bedroom, which of two Blok A maxima is live, and any distance at all to a rail station. Ask him for the list of everything this page says is not published; he will go and ask for it in writing.

Neither was read and nothing on this page comes from either. No figure, acreage, distance, rating, award or image on this page comes from any other development, any other licensee, any other project by this group, the shopping mall next door, or any neighbouring page on this site. · Six images, all of them the developer’s own layout plans, each selected by its full path including its date folder because the host is a recycled install carrying four projects’ media. There is no render, no facade image and no facility image on this page: nine uncaptioned gallery renders were declined for having no establishable subject, and both facilities plans were declined on size. · Marketing information, not an offer. Confirm every figure against the register, the filed advertisement, the title and a current valuation before you commit.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

Read from teduh.kpkt.gov.my on 2026-10-23, project code 30667-1. Re-read weekly.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
