River Park, marketed as Bangsar South, Kuala Lumpur — registered as Residensi Taman Hilir, 1,332 units on Jadual H across two KPKT registrations, 14035-4 and 14035-5

Three towers, 1,332 homes, one DBKL building-plan approval and two advertising permits — and the developer is NOT UOA. The licensed developer is KUMPULAN GAPADU SDN. BHD. (199601000702), KPKT code 14035, a Malton Berhad company. UOA’s own 59-property sitemap does not contain the word “River” anywhere. And this is one of the most completely documented projects on this site: Schedule H on all 1,332 units, on residential title, with a current developer licence and a CURRENT advertising and sales permit on EACH registration, plus a filed 99-year lease expiring 28 July 2118, a filed chargee, a filed restriction in interest, and per-type internal areas that match the developer’s own website exactly.

River Park at a glance

A live, under-construction condominium development of 1,332 units in three towers, filed as Kondominium on residential title, under Jadual H, a current developer licence and a current advertising and sales permit on each of its two KPKT registrations. The protection exists and it covers every one of the 1,332 units — that is a fact, not a reassurance, and it is stated first because it is the most useful thing on this page. Everything below is a register field quoted with its own key, a line from one of the two filed advertisements, or the developer’s own published figure. Where nothing is published, the line says so instead of filling the gap.

Registered scheme name
Residensi Taman HilirThe register’s own projek.nama on BOTH registrations, and the Pemajuan Perumahan line in BOTH filed advertisements. hilir means downstream. The words “River”, “Park” and “Bangsar South” appear in NO register field and in no filed line.
What a client’s own KPKT search returns
Nothing — unless they search GAPADUA developer search for “RIVERPARK” returns 0; “HILIR” returns 0; “KERINCHI” returns 0; and the register has no project-name search at all, only a serial lookup. Only q=GAPADU reaches this project. So the codes are printed here: 14035-4, 14035-5, developer code 14035.

Two registrations, three towers
14035-4: Blok A 440 + Blok C 440 · 14035-5: Blok B 452880 + 452 = 1,332 units. The filing says Blok A / Blok B / Blok C; the developer’s website says Tower A / Tower B / Tower C, with the same unit counts. Same three buildings, two labels — there is no fourth tower.
Advertising and sales permits
CURRENT on both14035-4/02-2027/0050(R)-(S), 25/02/2026 – 24/02/2027, and 14035-5/05-2027/0245(R)-(S), 10/05/2026 – 09/05/2027. Both current. The permit history is CONTINUOUS on both registrations — five years on 14035-4 with no unpermitted interval inside the selling period. The permits printed on the filed advertisements themselves are one generation behind and have lapsed.
Contract schedule, type and title
Jadual H · Kondominium · residential titlepjb.jenis: Jadual H with tempohAsal 36 Bulan on BOTH registrations; jenis: Rumah Pangsa/Kondo on all three component rows; filed Jenis Kediaman: Kondominium; both permits carry the -(S) strata tail; and the developer publishes a residential-title icon. No SOHO, no office suite, no retail lot and no parcel outside the Housing Development Act anywhere in this scheme.
Storeys
37 (Blok A & C) · 38 (Blok B)tingkat on the register’s component rows. NEITHER filed advertisement prints a storey count and the developer publishes none, so the register’s figures are the only ones in existence and no second source confirms them.
Filed internal areas, and they match the developer exactly
812 · 861 · 1,180 sq ftLuas Dalaman, i.e. INTERNAL area, not strata area: Jenis A1 & A2 812 kps, Jenis A3 & A4 861 kps, Jenis B 1,180 kps. Every built-up on the developer’s own website matches the filed schedule exactly — which is rare and is credited here. The register’s own bilik: “2, 3” and tandas: 2 corroborate the marketed 2-bed and 3-bed mix.
Tenure
Pajakan 99 years — expires 28 July 2118Tempoh Pajakan: Pajakan 99 tahun (Tamat pada 28 Julai 2118), filed in BOTH advertisements. About 91 years 9 months unexpired today (that arithmetic is ours; the date is the filing’s). A filed lease expiry is itself worth something in Kuala Lumpur, where three other pages on this site could not establish one at all.
Restriction in interest
Sekatan Kepentingan — LIVEFiled verbatim in both advertisements: “Tanah ini tidak boleh dipindahmilik, dipajak, dicagar atau digadai melainkan dengan kebenaran Jawatankuasa” — the land may not be transferred, leased or charged without committee consent. Read the foreign-buyer answer below before drawing any conclusion from price alone. See Sekatan Kepentingan.
Chargee
AmBank (M) BerhadBebanan Tanah, filed in both advertisements. A filed chargee is a disclosure, not a defect — it is how development finance is secured, and the redemption of the charge over your parcel is your solicitor’s job at completion.
Approving authority and plan approval
DBKL · DBKL.JKB.BP S1 OSC 2024 0591 (25)Pihak Berkuasa yang Meluluskan: Dewan Bandaraya Kuala Lumpur (DBKL) — named in WORDS in both filings, not inferred — plus daerah: Kuala Lumpur / negeri: Wp Kuala Lumpur. Not a price list, not a quotation, not an offer. Per block, not per unit, and no price per type is filed. The six-endpoint match is also what resolved which unlabelled register row belongs to which block.

About a quarter of the 1,332 units is unsold on the developer’s current count, which is why this page is filed as a live new launch and not as a subsale page. The 439, the 340 and the quarter are our arithmetic; both counts are the developer’s.
Locality — and both answers are true
Marketed as Bangsar South; filed about a kilometre east of itThe developer and Malton Berhad both market it as Bangsar South, and the Federal Territories’ own affordable-housing register prints Lokasi: Bangsar South, Seputeh, Kuala Lumpur for the ADJOINING parcel — so a federal register uses the label for this spot too. And the developer’s own distance table puts The Sphere, the retail heart of Bangsar South, at 2.0 km. Filed coordinates 3.111146 / 101.674329, on the Jalan Pantai Dalam side by KTM Angkasapuri. Both things are true and this page prints both.
Land area, and therefore density
NOT PUBLISHED by any source readKeluasan Tanah is not printed in either filed advertisement, the register has no land-area field, neither developer website publishes an acreage, and no portal was reachable. So density CANNOT be computed, and no density figure, estimate or bracket appears anywhere on this page. Six candidate denominators were considered and refused by name — including the project’s own ground-floor facility called “Central Park”, which is a facility and not a park.
Street address, lot, mukim and seksyen
NOT PUBLISHED by any source read for River Park itselfNeither filed advertisement prints an address, a lot, a PT, a mukim or a seksyen; the register prints only lokasi: Kuala Lumpur, WP Kuala Lumpur; neither website gives a street. The adjoining affordable block’s address IS published in the federal register, and this page deliberately does NOT borrow it for River Park. A neighbour’s title particulars are not this project’s. No postcode is filed either.

Why this page reads differently from the brochure

Six things decide a purchase here, and five of them are on documents a buyer can check without asking anyone’s permission.

🔑

The name you must search is not the name on the hoarding

Registered as Residensi Taman Hilir. “River Park”, “Taman Hilir” and “Kerinchi” all return nothing from the register’s own search; only the developer string GAPADU reaches it, because the project search takes a serial and nothing else. So this page prints the codes: 14035-4 and 14035-5.

🏢

The developer is not who the township name suggests

Bangsar South is UOA’s township, and the brief for this page assumed UOA. It is wrong. The licensee is KUMPULAN GAPADU SDN. BHD., a Malton Berhad company, and UOA’s own 59-property sitemap contains no “River” at all. The counterparty on your SPA is the licensee, not the brand on the signboard.

📄

The protection is complete, and that is worth saying plainly

Jadual H on all 1,332 units, on residential title, with a current licence and a CURRENT permit on each registration — plus a filed lease expiry, a filed chargee, a filed restriction in interest, filed car parking, and per-type internal areas that match the developer’s own website to the square foot. Among the most completely documented projects on this site.

📅

Three answers to “when is it finished?”

The filed advertisements say September 2026, which is already past at 88.75–90.75% built. The developer’s website says December 2027 and October 2027. The register’s revised statutory dates are 1 January 2028 and 30 October 2027. All three are printed; the register’s is the one that carries the liquidated-damages consequence.

⚠

Price is not the whole foreign-buyer question here

All three filed block minima sit below the Federal Territory RM1,000,000 floor and all three maxima sit above it, and how many units fall on each side is not published and is not implied here. But a LIVE Sekatan Kepentingan is filed as well, so committee consent is needed for any transfer, lease or charge. That is a solicitor’s question, not a price question.

🔍

The affordable block is real — and it is NOT this building

The same licence carries 14035-6 Residensi Kerinchi Ria, a 336-unit Residensi Wilayah block about 190 m away on the adjoining parcel, under a different plan approval, name, permit and restriction. Its government-controlled price belongs to IT, not to River Park, and this page labels it that way every time it appears.

THE ABSENCE IS THE FINDING
  • Not one security item. No guardhouse, no CCTV, no card access, no 24-hour security appears anywhere in the developer’s own 32-item list — while the developer’s own image library holds a file titled 02-Guard-House. That contradiction is printed here and the items are NOT supplied on its strength.
  • No shop, no mall, no retail podium — and none is filed either, which is consistent with a scheme filed entirely as Kondominium on residential title.
  • No “space only” or shell-space marker on any item — which is not the same as a commitment to fit out all 32.
  • A shuttle service to “MRT, LRT stations and Mid Valley City” is claimed by the developer expressly “(T&Cs apply)”. It is a service claim with the developer’s own caveat attached, it is not filed, and it is not a facility.

Layouts — filed Luas Dalaman (internal area), and the developer’s own site agrees to the square foot

The five marketed types against the three filed internal areas

The filed schedule carries THREE internal areas, not five: the advertisements pair Jenis A1 & A2 at 812 kps and Jenis A3 & A4 at 861 kps, with Jenis B at 1,180 kps on its own. The developer markets five types, and every built-up it publishes matches the filed figure exactly. That agreement is unusual and it is credited here. Two consequences a buyer should hold on to: Luas Dalaman means INTERNAL area, not strata area; and because the filing pairs the types, the unit count of any SINGLE type is NOT PUBLISHED — only the count of each pair, per block.

No floor plan is published at a usable size. Every plan asset on the developer’s own host is 941 px wide or smaller, and the only site plan is 500 × 243 px. So this panel prints the FILED schedule in words instead of captioning a guess, and no plan image has been substituted from anywhere.

Jenis A1 — 812 sq ft, 2 bedrooms

812 kps filed · 2 bed · 2 bath · 2 car-park bays · the developer publishes 76 sq m beside it

812 sq ft filed2 bed2 bath2 baysfiled as a PAIR with A2

Filed as Jenis A1 & A2: 812 kps in BOTH advertisements, and the developer publishes 812 sq ft for A1 on its own website — an exact match. The pair totals 218 units in Blok A, 224 in Blok B and 218 in Blok C, i.e. 660 of the 1,332; how that 660 splits between A1 and A2 is NOT PUBLISHED by anybody. The developer’s 76 sq m is its own rounding — 812 sq ft is 75.44 m² (that conversion is ours). The register’s bilik: “2, 3” and tandas: 2 corroborate the 2-bed, 2-bath description. No price per type is filed, so no figure is attached to this type here.

812 kps filed · 2 bed · 2 bath · 2 car-park bays · 76 sq m, the developer’s own rounding

812 sq ft filed2 bed2 bath2 baysfiled as a PAIR with A1

The same filed line covers A2: Jenis A1 & A2: 812 kps. The developer publishes A1 and A2 separately on its website at the same 812 sq ft with the same 2-bed, 2-bath, 2-bay specification. What differs between A1 and A2 is NOT PUBLISHED — not the orientation, not the stack, not the floor range, not the balcony area, and not the ceiling height. Balcony area is not published separately from the built-up for any type on this project.

What is the difference between A1 and A2?
No floor plan is published at a usable size. Every plan asset on the developer’s own host is 941 px wide or smaller, and the only site plan is 500 × 243 px. So this panel prints the FILED schedule in words instead of captioning a guess, and no plan image has been substituted from anywhere.

Jenis A3 — 861 sq ft, 2 bedrooms

861 kps filed · 2 bed · 2 bath · 2 car-park bays · 80 sq m, the developer’s own rounding

861 sq ft filed2 bed2 bath2 baysfiled as a PAIR with A4

Filed as Jenis A3 & A4: 861 kps, and the developer publishes 861 sq ft — again an exact match. The pair totals 148 units in Blok A, 152 in Blok B and 148 in Blok C, i.e. 448 of the 1,332. 861 sq ft is 79.99 m² against the developer’s 80 sq m (our conversion). Whether this type is a corner or an end unit, and which stack it sits in, is NOT PUBLISHED.

Ask for the A3 plan and which stack it sits in
No floor plan is published at a usable size. Every plan asset on the developer’s own host is 941 px wide or smaller, and the only site plan is 500 × 243 px. So this panel prints the FILED schedule in words instead of captioning a guess, and no plan image has been substituted from anywhere.

861 kps filed · 2 bed · 2 bath · 2 car-park bays · paired with A3 in the filing

861 sq ft filed2 bed2 bath2 baysno separate filed count

Covered by the same filed line as A3. The developer’s own table gives A4 the same 861 sq ft, 2 bedrooms, 2 bathrooms and 2 bays. No source publishes a per-floor unit mix for any block, so which floors carry A4 and how many of the 448 paired units are A4 cannot be answered from anything published. No “dual key” arrangement is claimed by any source and none is asserted here, and no kitchen or sink count is published per type.

No floor plan is published at a usable size. Every plan asset on the developer’s own host is 941 px wide or smaller, and the only site plan is 500 × 243 px. So this panel prints the FILED schedule in words instead of captioning a guess, and no plan image has been substituted from anywhere.

Jenis B — 1,180 sq ft, 3 bedrooms, the only type with its own filed area

1,180 kps filed · 3 bed · 2 bath · 2 – 3 car-park bays · 110 sq m, the developer’s own rounding

1,180 sq ft filed3 bed2 bath2 – 3 bays224 units in total

The only type the filing gives a line of its own, and the only one the register’s own bedroom field distinguishes — bilik: “2, 3” resolves to the A-types at two bedrooms and this type at three. 74 units in Blok A, 76 in Blok B and 74 in Blok C: 224 of the 1,332, and this is the ONE type whose exact count IS published, because it is not paired with anything. 1,180 sq ft is 109.62 m² against the developer’s 110 sq m (our conversion). It is also the only type with the 2–3 bay allocation, which is internally consistent with the filing. The 224 Jenis B units are the likeliest home of each block’s filed maximum price — but NO filed document says so, so no price is attached to this type and no count of units above or below any threshold is implied.

Ask for the Jenis B plan and the filed band for my block

Filed internal areas (Luas Dalaman) from the two KPKT-filed advertisements for 14035-4 and 14035-5; bedroom and bathroom counts from the register’s bilik and tandas fields and the developer’s own table; square-metre figures are the developer’s own, printed beside its square feet. NOT PUBLISHED, therefore not on this page: which block or stack each type sits in, the per-floor unit mix, which units are corner or end units, balcony area separately from the built-up, ceiling height, furnishing, and any price per type. Whether the filed figure is an internal-floor or a strata measure is answered by its own label: Luas Dalaman is an INTERNAL area.

Location — marketed as Bangsar South, filed about a kilometre east of it, and BOTH statements are supported

Where River Park actually is, and what it is honest to call it

Read this before the label worries you either way, because two things are true at once. FIRST: “Bangsar South” is not a pure marketing invention here. The developer and Malton Berhad both use it, and the Federal Territories’ OWN affordable-housing register prints Lokasi: Bangsar South, Seputeh, Kuala Lumpur for the parcel adjoining this one, with that block’s unit type officially named Rio Bangsar South. A federal government register uses the label for this spot. SECOND: this is not inside UOA’s Bangsar South township. The filed coordinates 3.111146 / 101.674329 sit about 1.0 km east of it, and the DEVELOPER’S OWN distance table puts The Sphere — the retail heart of Bangsar South — at 2.0 km, with Abdullah Hukum LRT and KTM at 3.8 km. The site is on the Jalan Pantai Dalam side of the district, by KTM Angkasapuri, and the federal register puts the adjoining parcel in the SEPUTEH locality division, not Lembah Pantai where UOA’s township sits. So the honest formulation, and the one this page uses in both languages: River Park is MARKETED as Bangsar South, a label a federal register also uses for this spot, and it is filed about a kilometre east of the township it is named after. The page prints both and lets you decide what to call it. Every distance below is the DEVELOPER’S own published figure. Not one was estimated here, and not one was borrowed from a neighbouring page on this site.

Chinese place names on the Chinese version of this page. Kuala Lumpur is written 吉隆坡, Bangsar 孟沙, Bukit Kerinchi 格灵芝山, Kampung Kerinchi 甘楙格灵芝, Brickfields 十五碑 and Mid Valley 谷中城 — all verified. Pantai Dalam, Seputeh, Angkasapuri, Pantai Permai, Pantai Baharu and Abdullah Hukum have NO verified Chinese name, so the Chinese page keeps them in Latin script rather than inventing one. The Chinese image captions say 吉隆坡 (Kuala Lumpur), not the township name — deliberately, because a caption cannot carry the qualification this section carries.

Rail, as the developer publishes it — including where it contradicts itself

  • KTM Angkasapuri — 300 m pedestrian walkway, the developer’s own claim and its strongest locational statement. UNCORROBORATED: no portal was reachable to check it.
  • MRT 3 Pantai Permai — about 900 m in the developer’s body text and 800 m in its own map section, on the SAME page. Both figures are printed here and neither is adopted. It is a PROPOSED station on an unbuilt line.
  • Abdullah Hukum LRT and KTM — 3.8 km (the developer’s figure; this is KL Eco City’s station, not this project’s)
  • KL Sentral — 5.7 km (the developer’s figure)
  • No LRT station is claimed by the developer for this project at all, and none has been substituted here from any neighbouring page.

Retail, and the developer’s own figure against its own prose

  • The Sphere, Bangsar South — 2.0 km. The developer’s own measure of its distance from the township it names itself after.
  • Mid Valley City — 3.7 km, the developer’s own figure, against the same developer’s prose calling it “just a stone’s throw away”. The 3.7 km is printed; the phrase is not adopted.
  • Bangsar Village — 4.6 km
  • Pavilion Bukit Jalil — 8.8 km · Pavilion KL — 9.2 km

Health, parks and schools, all the developer’s own figures

  • LifeCare Diagnostic Medical Centre — 2.4 km
  • Pantai Hospital Kuala Lumpur — 3.8 km
  • University of Malaya Medical Centre — 5.1 km
  • Taman Rimba Kerinchi — 3.3 km · Perdana Botanical Garden — 8.6 km. Neither is used as a density denominator, and the project’s own ground-floor “Central Park” is a FACILITY, not a park.
  • SJK (Cina) Choong Wen — 6.3 km · Kuen Cheng High School — 7.5 km · Stella Maris International School — 8.0 km · Cempaka International School — 9.6 km · Alice Smith School — 10.3 km
  • Named by the developer with NO distance: Federal Highway and the NPE (“direct access”), and the shuttle service’s destinations. NOT NAMED BY ANY SOURCE: the nearest primary school, the nearest wet market, the nearest mosque or surau — and the river the project is named after.

The neighbour on the adjoining parcel — named, because you would live next to it

  • The same licensed developer is building Residensi Kerinchi Ria, also marketed as Ria Bangsar South, on the adjoining parcel about 190 m away (that distance is our arithmetic from the two filed coordinate pairs) — 336 units, a Residensi Wilayah affordable block under register code 14035-6.
  • It is a SEPARATE development on four legs: a different DBKL plan approval, a different registered name, a different advertising permit, and a different restriction in interest — a ten-year transfer moratorium instead of River Park’s committee-consent restriction.
  • Its government-controlled price of RM300,000 is THAT BLOCK’S price, not River Park’s, and it appears on this page only with that label attached. Its layout, its lot, its 51.73% progress and its October 2028 completion date are its own too.
  • One fact recorded and NOT explained: River Park’s lease expires 28 July 2118 and the adjoining block’s expires 29 July 2118 — consecutive days. No title document was read, so nothing is inferred from it.

Every distance in this section is the developer’s own published figure, and the two contradictions inside the developer’s own material are printed rather than resolved: 900 m against 800 m for the proposed MRT 3 station, and “a stone’s throw” against its own 3.7 km to Mid Valley. No distance on this page was measured, estimated, or taken from any other page on this site. No consumer portal was reachable on 15 October 2026, so no distance here is independently corroborated.

KPKT register: Residensi Taman Hilir, register codes 14035-4 and 14035-5

This project has the full set of statutory surfaces, which is why this table can be read three ways at once: the register, the two KPKT-filed advertisements, and the developer’s own website. Everything that can be cross-checked between them agrees — the unit counts, the block split, the internal areas and all six price endpoints — and the four places they do NOT agree are printed below as disagreements rather than resolved into one tidy number. Each cell quotes its own source. A filed value says “filed”; a register value quotes its own key; a developer value says so.

Read 15 October 2026 from the public KPKT register and from the two KPKT-filed advertisements for 14035-4 and 14035-5, both read in full. Fields that do NOT exist on these register records: pihakBerkuasa, noKelulusanPelan, pegangan, sekatan, bebanan and keluasanTanah — every one of which the FILED advertisements supply instead, which is the opposite of the usual position on this site and is why this table is as full as it is. A missing register key and an empty register value are different things, and this page distinguishes them.

The three price bands above are the FILED statutory Unit Selling Price bands from the KPKT-filed advertisements, and they are identical to the KPKT TEDUH public registry bands to the sen. They are not a price list, not a quotation and not an offer. They are per block, not per unit, and no price per unit type is filed by anybody. The only price a purchase actually turns on is the one in the current price list and in your own sale and purchase agreement at the sales gallery — ask for it in writing.

Why there are TWO registrations for one development

14035-4 carries Blok A and Blok C; 14035-5 carries Blok B. That is a phasing decision, not two projects. The proof is the plan approval: BOTH filed advertisements name the same DBKL.JKB.BP S1 OSC 2024 0591 (25), and maklumatPembangunan reads Berfasa — phased — on both records. What follows from it matters to a buyer: each registration has its OWN advertising permit, its OWN first-SPA date, its OWN approved extension and therefore its OWN statutory vacant-possession date, and its OWN filed price band. So “when does River Park finish?” has two correct answers depending on which tower you are buying in, and the gap between them is two months. The register’s own two component rows on 14035-4 are not labelled by block; the filed per-block price lines are what resolve them, and that resolution is this page’s, credited to the filing.

The permit position, stated plainly

Both registrations hold a CURRENT advertising and sales permit, and the permit history on each is continuous. On 14035-4 the cover runs 25 Feb 2022 → 24 Feb 2024 → 24 Feb 2025 → 24 Feb 2026 → 24 Feb 2027: five years with no unpermitted interval inside the selling period. On 14035-5 it runs 10 May 2023 → 9 May 2026 → 9 May 2027, also continuous. Neither permit number is a placeholder, so lapse-versus-current could actually be assessed here — and the answer is CURRENT on both. The one caution, and it is a real one: BOTH filed advertisements are a generation behind. Every particular quoted from them comes from a document whose own permit has since lapsed. Everything in them that can be cross-checked against the register agrees exactly, so the particulars are sound — but the permit number a buyer should be quoted is the register’s current one, and the filed unsold counts are not today’s. A register convention worth knowing rather than worrying about: the permit history carries twinned entries with different suffixes on identical date ranges — (A) with (R) on 14035-4 and (A) with (N) on 14035-5. Only one of each pair should ever be published, and this page publishes the number the register names as current.

A licence printed two ways by the same licensee — and this one is new

The developer licence is 14035/02-2029/0042, valid 25 February 2024 to 24 February 2029. The suffix is where four surfaces split two ways. The KPKT register prints (A) on both project records. The filed advertisement for 14035-4 prints (A). The filed advertisement for 14035-6 — the same licence, the adjoining affordable block — prints (R). The developer’s own website prints (R) for both towers. So the disagreement is not between a portal and a register, which this site has recorded before: it runs THROUGH the licensee’s own two KPKT-FILED documents. That is the first time one developer’s own filed advertisements have disagreed with each other about the suffix of a single licence on any page on this site. This page prints the register’s (A) and leaves the disagreement standing. Nothing about the licence’s validity turns on it — the number and the dates are identical on all four surfaces — but if a bank or a solicitor queries the suffix, this is why, and the certificate itself is the document that settles it.

Three answers to “when is it finished?”, and the one that carries the consequence

FIVE delivery dates are in circulation across three surfaces, and this page prints all of them. The filed advertisements both say Tarikh Dijangka Siap: September 2026. That date is already past, with progress at 90.75% and 88.75% and both ccc and vp still reading -. The developer’s own current website no longer carries it, and a page that reprinted it from the filed PDF as a completion date would mislead, so this page does not. The developer’s own website says December 2027 for Blok A and C and October 2027 for Blok B. The register’s revised statutory dates are 1 January 2028 and 30 October 2027. For Blok B the developer and the register effectively AGREE. For Blok A and C they are one month apart, and it is the register’s date that carries the Schedule H liquidated-damages consequence. And the sentence that matters more than any of the five: the date that governs YOUR purchase is YOUR OWN SPA date plus the delivery period, not any advertised month. The register’s 1 January 2028 and 30 October 2027 are computed from the FIRST sale and purchase agreement on each registration, so a buyer signing today has a later date than either. NOT PUBLISHED: the reason the 31-month extension on 14035-4 was granted, the date it was granted, and whether any purchaser on that registration was compensated. No source says, and this page does not speculate.

Foreign buyers: the Federal Territory floor AND a live restriction in interest

The threshold first. This is the FEDERAL TERRITORY OF KUALA LUMPUR, established three ways — the filed plan prefix DBKL.JKB.BP S1 OSC 2024 0591 (25), the authority named in words as Dewan Bandaraya Kuala Lumpur (DBKL) in both advertisements, and daerah: Kuala Lumpur / negeri: Wp Kuala Lumpur on both register records. The prevailing policy floor for a foreign buyer in the Federal Territory is RM1,000,000 per unit, with consent, under the Ministry of Economy’s acquisition guidelines effective 13 July 2022 and section 433B of the National Land Code; because Kuala Lumpur is a federal territory, consent runs through the federal economic planning route rather than a State authority. Selangor’s zone thresholds do not apply here. That policy position was NOT re-verified from primary sources for this page, so treat it as the prevailing threshold and have it confirmed before you act. Against that floor: every one of the three filed block minima — RM720,000, RM744,000 and RM783,600 — sits BELOW RM1,000,000, and every one of the three filed maxima — RM1,226,400, RM1,246,800 and RM1,291,200 — sits ABOVE it. (That comparison is our arithmetic; the figures are the filing’s and the register’s.) HOW MANY units fall on each side of the floor is NOT PUBLISHED and is NOT INFERABLE: the filed schedule gives internal areas and unit counts per type but no price per type, only one minimum and one maximum per block. The 224 Jenis B units are the likeliest home of the maxima, but no filed document says so, so no count is implied here. And the part that matters more than the price: a LIVE Sekatan Kepentingan is filed on both registrations — the land may not be transferred, leased or charged without committee consent. So clearing the price floor is NOT sufficient. A foreign buyer must clear BOTH, and the restriction is a question for the developer’s solicitor and your own, not one a web page can answer. See Sekatan Kepentingan and strata title.

What 90.75% and 88.75% do and do not tell you

Those two figures are the register’s own peratus bands for 14035-4 and 14035-5, quoted here and never computed from. They tell you the development is substantially built and that status.keseluruhan reads Lancar — on schedule — on both registrations. They do NOT tell you a completion month, and no completion month is derived from them anywhere on this page. Two register fields are still empty and they are the ones that matter at the end: ccc reads - and vp reads - on both registrations. No CCC has been issued and no vacant possession has been given. Until the CCC exists, a progress percentage is not an occupation date.

Three dormant 2015 registrations on the same licence — printed as an open question

The same licence carries 14035-1, 14035-2 and 14035-3, all three registered under the company’s OWN name rather than a scheme name: 400, 296 and 444 units — 1,140 in total — at 46 to 49 storeys, all Jadual H, all Belum Mula with peratus 0.00, each with a permit that ran 11 June 2015 to 10 June 2017 and has been dead for over nine years. Each has koordinat: null, brochure: null and iklan: [] — no coordinates and no filed document of any kind. ARE THEY AN EARLIER SCHEME FOR THE SAME LAND? NOT PUBLISHED. No source answers it, and this page asks it rather than answering it. The circumstantial case is real: the same licensee, the same district, the same contract schedule, the same building type, three blocks then and three blocks now, with the storey count dropping from 46–49 to 37–38. The disproof is equally real: those records carry no coordinates at all, so they cannot be placed on any map, and there is no filed document for any of them to read. So: this licence carries three dormant 2015-vintage registrations whose relationship to River Park is not published. No re-plan is asserted, and their own price bands are NOT quoted anywhere on this page — they belong to a scheme that was never built.

The affordable block on the adjoining parcel — real, and NOT this building

This is the single sharpest trap on this project, so it is stated with its label attached every time. The same licence carries 14035-6 Residensi Kerinchi Ria, marketed as Ria Bangsar South: 336 units, Rumah Pangsa/Kondo, Jadual H, at a government-controlled Residensi Wilayah price of RM300,000 — which is THAT BLOCK’S price and is not, and has never been, River Park’s price. It sits on the ADJOINING parcel about 190 m away (our arithmetic from the two filed coordinate pairs), and it is a separate development on four independent legs: a different DBKL plan approval, a different registered name, a different advertising permit (14035-6/04-2028/0303(A)-(S)), and a completely different restriction in interest — a ten-year bar on transfer from the first buyer’s SPA, against River Park’s committee-consent restriction. Its 51.73% progress, its October 2028 expected completion, its 802 sq ft layout, its one bay per unit and its application dates are its own too, and none of them appears anywhere on this page as River Park’s. Why name it at all? Because it is a material neighbourhood fact: it is what will be built beside you, by the same developer, and an honest page says so rather than leaving a buyer to discover it from a hoarding. It is also the figure most likely to reach a buyer out of context — so if you have seen RM300,000 attached to the words “Bangsar South”, this is the building it belongs to. Inside River Park itself there is NO affordable component, no Residensi Wilayah row and no controlled price: 14035-4 and 14035-5 carry none.

GreenRE: inconclusive, which is not the same as negative

The developer states a GreenRE certification in the Residential category at BRONZE, and describes it as PROVISIONAL. Its badge assets were published in October 2023. The public GreenRE Bronze tier table was read twice, at two offsets, and no row matches this project, this licensee, this registered name or this locality — BUT both readings span 30 March 2026 back to 4 April 2024 and truncate at the older end, so the readable window does NOT reach October 2023. And the register’s Provisional listing returned no project rows at all, with the page itself stating that the GreenRE platform was temporarily unavailable; it was tried twice on 15 October 2026. So the verdict is UNVERIFIED AND NOT REFUTED. This page can neither confirm nor refute the claim, and it will not convert an unreachable register into a negative finding. Two things it will not do either: it will not write “GreenRE certified” where the developer itself says PROVISIONAL — provisional is not final — and it will not borrow a rating from any neighbouring project. A FINAL Bronze certification does exist one kilometre away under a different licensee in the same tier table, and a PROVISIONAL Residential rating exists for a similarly named project by a similarly named developer within three kilometres. Neither is River Park’s and neither is reproduced here. The Green Building Index register was not reached for this page at all, and no GBI claim is made either way.

No third-party cross-check was possible, and that is said rather than hidden

Seven consumer property portals and publishers were tried on 15 October 2026 and every one of them was unreachable, server-erroring or blocked to automated reading — including one that failed even on its own positive control, which is a closed door rather than an absence of records. So NOTHING on this page is portal-corroborated, and the page does not imply otherwise. The spine comes from the public KPKT register and from the developer’s own KPKT-FILED documents, with the developer’s own website as a third surface — which is a stronger spine than a portal consensus, because a filed advertisement is a statutory document and a portal listing is not. What is genuinely missing because of it: no independent check on the storey counts, no independent check on the 300 m walkway claim, and no independent check on any entry-price figure. Those three gaps belong to this page and are listed here rather than left for you to notice.

Not published, therefore not on this page

Every item here was looked for and is genuinely not published by any source read. Louis will go and ask the developer for any of them in writing. THE LAND AREA, and therefore the density. Keluasan Tanah is not in either filed advertisement, the register has no land-area field, neither developer website publishes an acreage, and no portal was reachable. Units per acre CANNOT be computed and no estimate appears here. Six candidate denominators were considered and refused by name: the project’s own ground-floor facility called “Central Park” (a facility, with no published area); the adjoining affordable parcel (a different registration); UOA’s Bangsar South township (about a kilometre away, a different developer); Taman Rimba Kerinchi (a public park the developer places at 3.3 km); Mid Valley City; and the 1,140 dormant units, which have no coordinates and no filed document. RIVER PARK’S OWN LOT, PT, MUKIM, SEKSYEN, STREET ADDRESS AND POSTCODE. None is filed or published. The adjoining affordable block’s lot and street ARE published in the federal register, and this page deliberately does not attribute them to River Park. A neighbour’s title particulars are not this project’s, and the difference is the whole point. ALSO NOT PUBLISHED: the storey count in either filed advertisement (the register’s 37 and 38 stand alone); the GDV; the total car-park bay count, as against the filed 2–3 per unit; the maintenance charge and the sinking fund; the level of 29 of the 32 facilities; the number, location and allocation of the EV charging bays; which block is nearest the rail walkway, the park or the river; the per-floor unit mix and which block each type sits in; balcony area separately from the built-up; ceiling height; furnishing; the main contractor, the consultants and the quantity surveyor; Malton Berhad’s shareholding percentage in the licensee — which is why this page says “a Malton Berhad company” and never “wholly-owned”; whether any joint venture or land vendor exists, since none is disclosed by any source read and there is no audited corporate chart behind that negative; any award, accolade or QLASSIC score, none of which is claimed by anybody and none of which has been borrowed from another project by this group; and the river the project is named after, which no document names.

What this page does not publish, and why

Louis’s standing instruction, applied here without exception: nothing from his agency’s project materials that adjusts a price may appear on a public page. So this page carries no discount, no rebate, no nett price, no promotion or campaign figure, no freebie or incentive, no commission, no leaseback or guaranteed-rental rate, and no yield, return-on-investment or rental-return figure, in either language and in the page’s structured data as well as in its text. What it DOES carry is the filed statutory Unit Selling Price band for each block and the identical KPKT public registry band, each labelled as what it is, and always with this sentence attached: not a price list, not a quotation, not an offer. Three specific withholdings on this project, each named by kind rather than hinted at. ONE: the developer’s own website advertises an entry figure that sits BELOW its own filed statutory minimum of RM720,000. That figure is withheld here. What is published is that the discrepancy exists and that the single publisher carrying it is the developer itself — the most serious form of this pattern on any page on this site, because on every earlier instance the sub-minimum figure sat on a portal while the developer published correctly. The same site also serves four named seasonal campaign creatives, which makes that headline most likely conditional, and conditional entry figures are exactly what this page exists not to repeat. Ask for the current filed band in writing instead. TWO: a Diskaun Bumiputera item EXISTS in the filed 14035-4 advertisement. Its value is withheld. The existence of the field is the finding, and naming its kind precisely matters: it is a price concession, NOT an allocation requirement and NOT a lot-title class. No ethnic-allocation quota figure — the Kuota field — is printed in any of the three filed documents on this licence at all, and the adjoining block’s advertisement carries no such field either. That is a clean negative and it is worth stating. THREE: eight campaign creatives sit in the developer’s own image library. None is used on this page, none is described, and their content is not recorded anywhere in the research behind it. And one honest non-finding rather than a clean negative: whether the developer publishes a rental-return figure was never established, because every read of that host carried an instruction to exclude such figures. It makes no difference to this page, which may publish none either way — but “not established” and “does not exist” are different claims and this page does not blur them.

The licensed developer — and the elimination that had to come first

KUMPULAN GAPADU SDN. BHD. (199601000702), KPKT code 14035 — a Malton Berhad company

Start with what this project is NOT, because the name on the hoarding points the wrong way. Bangsar South is UOA Group’s township, and the working premise behind this page was that River Park would be a UOA development. It is not. UOA’s own complete property sitemap enumerates 59 properties across residential, commercial, hospitality, track record and overseas, and the word “River” appears NOWHERE in it. Its development index lists nine current developments and none is this. Its own site search for “river park” returns no results. And the UOA Bangsar South licence is fully accounted for by four other phases under a different licensee entirely. A developer’s own exhaustive index of its own portfolio is the cleanest elimination available, and it was worth as much to this page as the identification that followed.

The licensee is KUMPULAN GAPADU SDN. BHD., company number 199601000702, KPKT developer code 14035. Unusually for this site, the developer’s own front page names it correctly: Developer: Kumpulan Gapadu Sdn Bhd (199601000702) appears in its own legal disclosure, with © 2026 Malton Berhad beneath it. That deserves credit, and it lets this page say plainly who your counterparty is: the track record and the balance sheet sit with Malton Berhad, while the sale and purchase agreement, the housing development account and the Schedule H liquidated-damages liability sit with Kumpulan Gapadu Sdn. Bhd.

How the Malton link is established, since neither website states it. malton.com.my names no subsidiary of any kind and does not contain the string “Gapadu”. The link rests on three register legs instead: the licensee’s own register e-mail is marketing@malton.com.my; its registered office, 19-0, Level 19, Pavilion Tower, 75, Jalan Raja Chulan, 50200 Kuala Lumpur, is shared with other group licensees; and malton.com.my itself lists “River Park Bangsar South” as a Malton project. Three legs are enough to say “a Malton Berhad company”. They are NOT enough to say “wholly-owned”, and this page never does: Malton Berhad’s audited corporate-structure chart was not reached, so the shareholding percentage in the licensee is NOT ESTABLISHED. It is the single most valuable open item behind this page, and the annual report or a company search is what would close it. Malton Berhad’s own footer carries both its new-format and old-format registration numbers, 199401035205 (320888-T), and they are internally consistent.

What this licence has actually done, read serial by serial from 14035-1 to 14035-7. Six live records and a 404 on the seventh, against the register’s own bilanganProjek: 6 — so the walk and the count agree three ways and nothing is hidden on this licence. Three of the six are the dormant 2015 registrations discussed above: 1,140 units licensed and never started, peratus 0.00. Two are River Park (14035-4 and 14035-5), both Lancar at 90.75% and 88.75%. One is the adjoining 336-unit affordable block (14035-6) at 51.73%. The licensee’s own compliance record is clean on the register’s own fields: statusPemaju: Aktif, mempunyaiKesalahan: null, zero sick projects and zero abandoned projects.

The group’s wider record is NOT uniformly clean, and this page says so rather than presenting a tidy picture. Other licensees registered at the same Pavilion Tower address carry their own register states — one holds a project whose permit the register marks as not existing, and another holds a project with no register information at all, on a licence that expired in 2015. NEITHER of those rows belongs to this licensee, and no figure, date, rating or award has been carried from any of them onto this page. The reverse rule applies equally: this group’s other developments, including one already written up on this site from the same registered office, are refused as sources in both directions. Nothing crosses.

One methodological note, because it is the reason this page exists in the form it does. There is no project-name search on the KPKT register at all — the project endpoint takes a serial, and the developer endpoint matches company names only. So “River Park”, “Taman Hilir” and “Kerinchi” are all dead ends for a buyer, a solicitor or a bank officer trying to verify this project, and only the string GAPADU reaches it. That is precisely why the codes are printed on this page in full, and why they are printed more than once: 14035, 14035-4, 14035-5. With those, anybody can repeat every check on this page without asking anyone’s permission.

Sources for this section: the public KPKT developer record for code 14035 and the project records 14035-1 through 14035-7, walked serial by serial; the three KPKT-filed advertisements on this licence; the Federal Territories’ own affordable-housing register; the developer’s own project website and Malton Berhad’s own corporate site; and UOA’s own property sitemap, development index and site search, used as the elimination. NOT REACHED, and therefore not relied on: Malton Berhad’s audited annual report and corporate-structure chart, any stock-exchange filing, the Green Building Index register, and every consumer property portal.

Questions a buyer actually asks — answered from the register and the filed documents

River Park — frequently asked questions

Is River Park actually in Bangsar South?
Two things are true at once, and this page prints both. The label is not purely a marketing invention: the developer and Malton Berhad both use it, and the Federal Territories’ own affordable-housing register prints Lokasi: Bangsar South, Seputeh, Kuala Lumpur for the parcel adjoining this one. But it is not inside UOA’s Bangsar South township: the filed coordinates sit about 1.0 km east of it, and the DEVELOPER’S OWN distance table puts The Sphere, the township’s retail heart, at 2.0 km and Abdullah Hukum station at 3.8 km. The site is on the Jalan Pantai Dalam side of the district, by KTM Angkasapuri, and the federal register puts the adjoining parcel in the Seputeh locality division rather than Lembah Pantai, where the township sits. So: marketed as Bangsar South, with a federal register using the same label for this spot, and filed about a kilometre east of the township it is named after. Which name you use is your choice; this page gives you both halves of the fact.
What is River Park registered as, and how do I check it myself?
It is registered as Residensi Taman Hilir, under two KPKT register codes: 14035-4 for Blok A and Blok C, and 14035-5 for Blok B. The words “River”, “Park” and “Bangsar South” appear in no register field and in no filed statutory line. Checking it yourself needs the codes, because the register has NO project-name search: the project endpoint takes a serial, and the developer endpoint matches company names only. A search for “River Park”, “Taman Hilir” or “Kerinchi” returns nothing at all; only the developer string GAPADU reaches it. So use these: developer code 14035, project codes 14035-4 and 14035-5, licence 14035/02-2029/0042(A). With those you can repeat every figure on this page.
Is UOA the developer?
No. The licensed developer is KUMPULAN GAPADU SDN. BHD. (199601000702), KPKT code 14035, and it is a Malton Berhad company. UOA’s own complete property sitemap enumerates 59 properties and the word “River” appears nowhere in it; its site search for the project returns nothing; and the UOA Bangsar South licence is fully accounted for by four other phases under a different licensee. The developer names itself correctly on its own front page, which is rarer than it should be, and Malton Berhad lists the project as its own. One thing this page will not say: “wholly-owned”. The audited corporate chart was not reached, so the shareholding percentage is not established, and “a Malton Berhad company” is as far as the evidence goes.
Is this a Schedule H development? Am I protected?
Yes, and on all 1,332 units, which is the most useful fact on this page. pjb.jenis reads Jadual H on BOTH registrations with tempohAsal 36 Bulan; all three component rows are filed as Rumah Pangsa/Kondo; the filed residence type is Kondominium on residential title; both advertising permits carry the -(S) strata tail; and the developer licence and the permit on EACH registration are current. So the statutory sale contract, the housing development account, the 36-month delivery period, the liquidated-damages entitlement and the 24-month defect liability period all apply to every unit here. There is no SOHO parcel, no office suite, no retail lot and no non-HDA stock anywhere in this scheme: the full serial walk of the licence found none.
When will it be completed?
There are three live answers and this page prints all of them rather than choosing a comfortable one. The filed advertisements say September 2026, which is already past at 90.75% and 88.75% built, with the register’s CCC and VP fields both still empty — so that date is superseded and this page does not reprint it as a completion date. The developer’s own website says December 2027 for Blok A and C and October 2027 for Blok B. The register’s revised statutory vacant-possession dates are 1 January 2028 and 30 October 2027. For Blok B the two effectively agree; for Blok A and C they are one month apart, and the register’s is the date with the liquidated-damages consequence. And the sentence that matters most: the date that governs YOUR purchase is your own SPA date plus the delivery period. The register’s dates are computed from the FIRST agreement on each registration, so a buyer signing today has a later date than either.

Where do the sources disagree on this project?
In twelve identifiable places, and the table above sets them out side by side. The pattern worth noticing is that most of them are the developer’s own material disagreeing with itself or with its own earlier filing, rather than a third party getting it wrong: the completion month, the licence suffix, the unsold counts, the distance to Mid Valley and the distance to the proposed MRT 3 station are all internal. That is not a reason to distrust the project. It is a reason to buy on the register and the filed documents rather than on a headline, and to get the particular number you are relying on in writing. Everything that CAN be cross-checked between the register and the two filed advertisements agrees exactly: the unit counts, the block split, the three internal areas and all six price endpoints.
What are the prices?
What this page publishes are the FILED statutory Unit Selling Price bands from the two KPKT-filed advertisements, which equal the KPKT public registry bands to the sen: Blok A RM720,000 – RM1,226,400; Blok C RM744,000 – RM1,246,800; Blok B RM783,600 – RM1,291,200. Not a price list, not a quotation, not an offer. They are per block, not per unit, and no price per unit type is filed by anybody, so nothing on this page attaches a figure to a layout. The page also records, without reproducing the figure, that the developer’s own site advertises an entry figure below its own filed statutory minimum of RM720,000, and explains in the register section why such a figure is withheld here. The only price a purchase turns on is the one in the current price list and in your own sale and purchase agreement at the sales gallery. Ask Louis for it in writing.
Can a foreigner buy a unit here?
Two tests have to be cleared, and most pages only mention the first. THE PRICE FLOOR: this is the Federal Territory of Kuala Lumpur, where the prevailing policy floor for a foreign buyer is RM1,000,000 per unit with consent, under acquisition guidelines effective 13 July 2022 and section 433B of the National Land Code; consent runs through the federal economic planning route because Kuala Lumpur is a federal territory, and Selangor’s zone thresholds do not apply here. All three filed block minima sit below that floor and all three filed maxima sit above it, and HOW MANY units fall on each side is not published and is not implied here, because no price per type is filed. THE TITLE: a LIVE restriction in interest is filed on both registrations — the land may not be transferred, leased or charged without committee consent. Price alone is therefore NOT sufficient, and that restriction is a question for a solicitor, not for a web page. The policy threshold was not re-verified from primary sources for this page, so confirm both points with a Malaysian solicitor before you act.
How many units are still available?
Two readings exist and both are the developer’s own, at different dates. The filed advertisements record 278 unsold in Blok A and C and 161 unsold in Blok B, and those documents are dated January and March 2026 by their own document paths. The developer’s own website, read on 15 October 2026, shows 224 and 116. So about 340 of the 1,332 units, roughly a quarter, are unsold on the developer’s current count, and the movement between the two readings is about 99 units over seven to nine months. The totals and the percentage are our arithmetic; both counts are the developer’s. This is why the page is filed as a live new launch rather than a subsale listing: a quarter unsold, Lancar status, 88.75–90.75% built and vacant possession dates in late 2027 and early 2028. For today’s inventory by block, type and floor, ask for it in writing.
Is there an affordable component in River Park?
Not in this building — and the answer matters because the figure travels. 14035-4 and 14035-5 carry no affordable row and no controlled price at all; their filed minima are RM720,000, RM744,000 and RM783,600. What DOES exist is a separate 336-unit Residensi Wilayah block, Residensi Kerinchi Ria, also marketed as Ria Bangsar South, built by the SAME licensed developer under register code 14035-6 on the ADJOINING parcel about 190 m away, at a government-controlled price of RM300,000 — which is that block’s price and never River Park’s. It is a separate development on four legs: a different DBKL plan approval, a different registered name, a different advertising permit and a ten-year transfer moratorium instead of River Park’s committee-consent restriction. If you have seen RM300,000 attached to the words “Bangsar South”, that is the building it belongs to.
What is the tenure, and how long is left on it?
Leasehold: Pajakan, 99 years, expiring 28 July 2118, filed in BOTH advertisements as Tempoh Pajakan: Pajakan 99 tahun (Tamat pada 28 Julai 2118). That is about 91 years and 9 months unexpired today (the arithmetic is ours; the date is the filing’s). A filed lease expiry date is worth more than it looks: three other Kuala Lumpur pages on this site could not establish a tenure at all, because nothing was ever filed for them. What a bank and a resale buyer price is the remaining term, not the original 99 years — and the balance here is long by Kuala Lumpur leasehold standards. The land is also subject to a filed restriction in interest and a filed charge to a named bank, both of which are your solicitor’s work at completion rather than defects.
Is River Park GreenRE certified?
The honest answer is that it cannot be confirmed or refuted from the public register, and this page will not turn that into either a yes or a no. The developer states a GreenRE certification in the Residential category at BRONZE and describes it as PROVISIONAL. Its badge assets were published in October 2023. The public Bronze tier table was read twice at two offsets and contains no matching row — but both readings span only March 2026 back to April 2024 and truncate at the older end, so the readable window does not reach October 2023. The register’s Provisional listing returned no rows at all, with the page itself stating that the platform was temporarily unavailable when checked on 15 October 2026. So: unverified, not refuted. Note also that PROVISIONAL is not FINAL, and this page will not write “certified” where the developer itself says provisional. Ask for the certificate, with its tool code and version.
How tall is it, and how dense is the development?
Height: 37 storeys for Blok A and Blok C and 38 for Blok B, from the register’s own tingkat field. Those are the ONLY storey figures in existence — neither filed advertisement prints a storey count and the developer publishes none — so they stand unconfirmed by any second source, and this page says so rather than presenting them as corroborated. Density: it CANNOT be computed, and no figure appears anywhere on this page. The land area is not printed in either filed advertisement, the register has no land-area field, neither developer website publishes an acreage, and no portal was reachable to supply one. Six candidate denominators were considered and refused by name, including the project’s own ground-floor facility called “Central Park” — which is a facility with no published area, not a park — and the adjoining affordable parcel, which is a different registration. An estimate dressed as a published figure is worse than no figure, so the page prints none and asks the developer for the land area instead.
Why are there no floor plans or a site plan on this page?
Because none exists at a size that could be read or captioned honestly. Every plan asset on the developer’s own host is 941 px wide or smaller, and the only site plan is 500 × 243 px. So the layout section prints the FILED schedule in words instead: internal areas of 812, 861 and 1,180 kps, with the per-block unit counts for each pair of types, which is more than a low-resolution plan would have told you. The page also does not number or date the three site-progress images, because the developer’s own description names a month and no year. And where the developer publishes an image without saying what it shows, the caption on this page says exactly that rather than guessing a subject. Ask Louis for the full-resolution plans and the current site-progress report; they exist, they are just not published.
What are the unit types and sizes?
Three filed internal areas across five marketed types, and the two agree exactly. The filing pairs them: Jenis A1 & A2 at 812 kps, Jenis A3 & A4 at 861 kps, and Jenis B at 1,180 kps on its own. Every built-up on the developer’s own website matches those figures to the square foot. Per block: 218 / 148 / 74 units in Blok A, 224 / 152 / 76 in Blok B and 218 / 148 / 74 in Blok C — and every column adds up to its block total. The A-types are 2-bedroom, 2-bathroom with 2 car-park bays; Jenis B is 3-bedroom, 2-bathroom with 2 to 3 bays, and it is the only type the register’s own bedroom field distinguishes. Note two things: Luas Dalaman is an INTERNAL area, not a strata area; and because the filing pairs the types, the unit count of any single A-type is not published — only the pair’s.

The protection here is complete and documented: Schedule H on all 1,332 units, a current licence, a current permit on each registration, a filed lease to 2118, a filed chargee and a filed restriction in interest. So the questions that decide YOUR purchase are narrow and specific: which registration and which block your unit sits in, the filed band and the current price for it, the vacant-possession date that will be written into your own agreement, the land area nobody publishes, the restriction in interest your solicitor has to clear, and what is going up on the adjoining parcel. Louis will ask for every item on this page’s not-published list in writing rather than estimate one of them.

Marketing information, not an offer. Confirm every figure against the KPKT register, the filed advertisement, the title, the sale and purchase agreement and a current valuation before you commit. The price bands on this page are the FILED statutory Unit Selling Price bands, identical to the KPKT public registry bands; they are not a price list, not a quotation and not an offer; and they are per block, not per unit. The RM300,000 figure on this page belongs to the ADJOINING Residensi Wilayah block under register code 14035-6 and is not River Park’s price.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
