The developer is JLG Land Berhad, company number 197201000788 (12379-K), trading as JLand Group and the property development arm of Johor Corporation, the Johor state investment institution, since 1972. Bandar Dato' Onn is JLand's own township rather than a parcel it bought into: 1,474 acres in total, 952 acres already developed and 522 acres still ahead, on JLand's own corporate figures. The roads, the mosque, the police station, the secondary school and the KPJ specialist hospital in the township were delivered by the same group over roughly two decades, so a buyer can inspect twenty-year-old JLand streets before committing to a new one. Sanubari is Neighbourhood 13 – a 67.2-acre enclave of 762 homes in four phases, with a gross development value reported at RM653 million at its late-2023 launch. One developer licence, 8918/10-2028/1240(A), covers the whole enclave and is valid to 16 October 2028. One documentary point is worth naming: the statutory notices name the developer as Johor Land Berhad on some phases and JLG Land Berhad on others. That is one company that changed its name, not two entities, but you should expect to see both on paperwork and should satisfy yourself that the name on your sale and purchase agreement matches the licence. Note also the permit dates above – Phase 2's advertising permit runs to October 2026 and Phase 3A's to December 2026, so both fall due for renewal within months of this being written, and a developer cannot lawfully advertise or sell on a lapsed permit.
Check developer licence 8918/10-2028/1240(A) and the phase-specific advertising and sale permit on KPKT's TEDUH portal on the day you sign, and confirm the permitted price band and completion period match what you are being quoted. Ask which entity name appears on your sale and purchase agreement and confirm it against the licence.
