One hundred and twenty-five homes is a small number for a township developer. Phase 2 is where JLand put the widest lots it has released at Sanubari, and it is the phase closest to handover.

Fifty-five Type 2A, fifty-five Type 2B and just fifteen Type 2C. Small releases behave differently on resale — fewer comparable listings competing with you when you eventually sell, but also fewer data points to price against. Know which side of that you are on.

Perjiranan 13 — Neighbourhood 13 — inside the Bandar Dato’ Onn township, 81100 Johor Bahru. An inland address reached by its own dedicated Bandar Dato’ Onn interchange off the North–South Highway, about 15 km by road from the Johor–Singapore CIQ.

Pinned to the development itself as registered in public mapping data, not to a nearby landmark.

You will see two checkpoint distances quoted for Bandar Dato’ Onn, and neither one is wrong. On the Sanubari project site JLand states 15.2 km to the CIQ, roughly a 20-minute drive. The township page and a November 2023 press feature both say 12 km — but that one is measured to Johor Bahru city centre, not to the checkpoint. Because 15.2 km is the figure JLand publishes for Sanubari specifically, that is the figure on this page. What matters more for a Phase 2 buyer is the kind of address this is: you will drive to everything from here, and the dedicated North–South Highway interchange is what makes that workable. Tell me how often you actually cross into Singapore and I will tell you straight whether this township fits.

I am not going to tell you which of these is “Phase 2”

The register does not use phase numbers. Nothing in the government record says which of 8918-65, 8918-68 or 8918-69 is the phase marketed as Sanubari Phase 1, Phase 2 or Phase 3. All three carry the same registered name.

I could guess from the permit dates, and the guess would probably be right. But if I attach the wrong figures to the wrong phase, a reader works out a price per square foot for a house they are not buying. The cost of being wrong here is higher than the cost of asking one more question.

So the figures above are labelled to the project code and to nothing else, and the question to put to the sales team is: “What is the KPKT project code for the phase you are selling me?”

Why the code matters more here than on most developments

One of these phases is 62.73% built. The other two are at 5.00%. That is not a detail — it is roughly two years of construction between them, and it decides when you get keys, how long you carry progress-payment interest, and how much delivery risk you are actually taking.

And the permit for 8918-65 expires on 23 December 2026. Selling must stop when a permit lapses unless it is renewed. If you are shown that phase after that date, ask for the renewal document first.

What the price bands settle

The three permitted bands run from RM1,288,000 to RM1,945,200. These are legal boundaries, not asking prices — the developer may not sell outside the band without varying the permit.

For a non-citizen buyer this is the decisive line: Johor’s minimum purchase price for landed property is RM2,000,000, and the top of the highest permitted band here is RM1,945,200. On the permit figures, no home in any of these three phases reaches the threshold — and state consent would be required on top of it in any case.

Track record

About JLand Group (JLG Land Berhad)

Behind Phase 2 is JLG Land Berhad, company number 197201000788 (12379-K), which trades as JLand Group and has been the property development arm of Johor Corporation since 1972. Johor Corporation is the state investment institution — a materially different risk profile from a developer running on project-by-project debt.

Bandar Dato’ Onn is JLand’s own township rather than a parcel it bought into: 1,474 acres in total, 952 acres built out and 522 acres still ahead, on JLand’s own corporate figures. For a Phase 2 buyer that record is the useful part — the schools, the mosque, the police station and the KPJ hospital here were all delivered by this same group, so you can go and look at streets they finished fifteen and twenty years ago before committing to one they have not finished yet.

Sanubari itself is Neighbourhood 13 — 67.2 acres, 762 homes, four phases, a gross development value reported at RM653 million at its late-2023 launch. The whole enclave runs under one developer’s licence, 8918/10-2028/1240(A), valid to 16 October 2028; Phase 2 carries its own advertising permit, 8918-62/10-2026/0923(N)-(L). Compare statutory notices across the phases and you will see the developer named Johor Land Berhad on some and JLG Land Berhad on others — a name change, not two companies.

How many homes are in Sanubari Phase 2, and what are the three house types?

The one to understand is 2C. A 22 ft frontage does not exist anywhere else at Sanubari, and there are only fifteen of them. If frontage width is what you are buying for, that is the whole conversation.

What are the exact sizes at Sanubari Phase 2, and is 2,406 sq ft correct?

The official built-up areas from JLand’s Phase 2 brochure and project site are 1,901, 2,264 and 2,337 sq ft — that is 176.6, 210.3 and 217.1 sqm. Land areas are 1,300, 1,500 and 1,650 sq ft.

You will see 2,406 sq ft quoted on some listing sites as the top of the Phase 2 range. JLand’s own brochure specification page states 2,337 sq ft for Type 2C, and that is the figure used on this page. Where a listing portal and the developer’s own brochure disagree, I go with the brochure.

One more detail worth having. JLand’s website summary lists all three Phase 2 types as four bedrooms, while the brochure specification pages label 2B and 2C as 4+1 and show a maid’s room on the floor-finishes schedule. Both are the developer’s own material; the brochure is the more detailed of the two, so that is what this page follows. If the fifth room matters to your purchase, get it confirmed on the approved building plan before you sign.

Can foreigners or Singaporeans buy at Sanubari Phase 2?

No, in practice — and the answer does not change with budget. Two things stand in the way, and either one alone would be enough.

One is Johor’s price floor for non-citizens buying landed residential property: RM2,000,000. Phase 2’s registered band tops out at RM1,878,000, so even the 22 ft frontage Type 2C — the most expensive house type in the phase — falls short of it.

The other is written into the title. Every Sanubari statutory notice carries a Sekatan Kepentingan, a restriction in interest, stating in Malay that land held under this title cannot be sold or transferred to a non-citizen or a foreign-controlled company without State Authority consent. A restriction on the land is not something a sales gallery has the power to set aside.

Phase 2 is therefore sold to Malaysian buyers, with a 15% Bumiputera discount available on the registered prices. Foreign and Singaporean buyers in Johor work to a RM1,000,000 floor that applies to strata titles instead. Tell me your budget and I will send the JB projects you can actually complete on, with the 3% Johor levy and the flat 8% non-citizen stamp duty already built into the numbers.

How much does a home at Sanubari Phase 2 cost, and what is the maintenance fee?

Unusually for a new launch, there is an official answer to the first half. Malaysian law requires the developer to register a price band with the National Housing Department and print it on the advertisement, so these are JLand’s own registered figures: Type 2A at RM1,200,000 to RM1,659,000, Type 2B at RM1,294,000 to RM1,830,000, and Type 2C at RM1,388,000 to RM1,878,000. A 15% Bumiputera discount applies on top.

Two caveats I am not going to paper over. A registered band is a permitted range, not today’s price list — where a specific lot falls inside it depends on position, orientation and what is left. Phase 2’s advertising permit runs to 9 October 2026, so the registered band is still current — but the permit does not print how many homes are left, and with only fifteen Type 2C in existence that is the number you actually need.

On the maintenance fee: JLand has not published the monthly charge for the gated-and-guarded community anywhere on the Sanubari project site, and I am not going to invent one. It is a real recurring cost on a guarded landed scheme and you should have the number before you commit.

When will Sanubari Phase 2 be completed?

The registered expected completion is September 2026, printed on advertising permit 8918-62/10-2026/0923(N)-(L), which was issued on 10 October 2024. That makes Phase 2 the nearest handover of the three Sanubari phases currently selling.

A registered expected completion is the developer’s declared target on a statutory notice. Your contractual protection is different and stronger: the sale and purchase agreement under the Housing Development Act sets the delivery period and the liquidated damages payable if it slips. Read that clause, not the advertisement.

If your timing is tight — a lease ending, a school year starting — tell me the date you need to be in and I will get the current construction stage and the developer’s working handover estimate in writing.

How far is Sanubari Phase 2 from the Johor–Singapore checkpoint and the RTS Link?

JLand publishes 15.2 km, about 20 minutes by car, from Sanubari to the CIQ complex. Bukit Chagar, the RTS Link terminus, sits inside that same complex, so one figure covers both.

Take the 20 minutes as an off-peak number. The dedicated Bandar Dato’ Onn interchange onto the North–South Highway is what keeps the drive reasonable and it genuinely helps — but a Friday evening or the eve of a public holiday is a different journey entirely, and I am not going to pretend otherwise.

For Phase 2 in particular, be clear about what you are buying: a 125-home enclave inside a township, on 20 and 22 ft frontages, four bathrooms, space for a maid’s room. Nobody builds that for a daily foot commute across the Causeway. If crossing every morning is the actual requirement, ask me for the Bukit Chagar and city-centre stock instead — I would rather point you there than sell you the wrong postcode.

What facilities do residents at Sanubari Phase 2 get?

Everything shared sits in Central Park, which serves all four Sanubari phases rather than Phase 2 alone — so these 125 homes draw on infrastructure sized for 762. JLand’s published schedule runs to a 4.7 km jogging track, a 7.7 km cycling track, a multi-purpose court, half-court basketball, an outdoor parcourse gym, a CrossFit and wall-climbing station, a children’s playground, an elderly garden, a community orchard, an urban farm and an open lawn, inside 25 acres of green space with 895 trees planted.

The neighbourhood systems are the part that is hard to find elsewhere at this price: estate-wide public Wi-Fi, smart poles carrying CCTV and panic buttons, solar street lighting, rainwater harvesting and smart waste management. Security is gated and guarded — 24/7 patrols, perimeter CCTV, plus resident and visitor management systems. Every house gets six rooftop solar panels.

One thing I will not state as fact. A November 2023 press feature described a 1.3-acre clubhouse — pool, gym, co-working space, multipurpose hall, two badminton courts. JLand’s current project site carries no clubhouse facility schedule, so on this page it is reported, not confirmed. If the clubhouse is part of why you are buying Phase 2, let me get its status and delivery date from the sales gallery in writing first.

The health benefit is on the developer’s own site: three years of complete health screenings, terms and conditions apply, linked to KPJ Bandar Dato’ Onn Specialist Hospital 2.8 km away, with a panic button built into the KITA app.

Who is the developer, and is there anything I should be careful about?

JLG Land Berhad (197201000788 / 12379-K), trading as JLand Group, has been Johor Corporation’s property arm since 1972 and built Bandar Dato’ Onn itself — 1,474 acres, 952 of them already developed. Purely on the question of whether the houses get finished, that is a strong profile by Johor standards.

My cautions are elsewhere. Start with the date. September 2026 is the registered expected completion on advertising permit 8918-62/10-2026/0923(N)-(L). That is a declared target on a statutory form, not a contractual promise — the enforceable date and the compensation for missing it live in the sale and purchase agreement, so read that clause specifically.

Next, the running cost of everything shared. Central Park, the smart poles, the estate Wi-Fi, the guardhouse and the solar street lighting are the reason Phase 2 is priced where it is, and they carry a monthly charge JLand has not published. Ask for the figure, ask who takes over the management body after handover, and ask what happens to the KITA app and the KPJ scheme once the developer steps back. In writing.

Finally, position. Only 125 homes are in Phase 2, but they sit inside a 762-home enclave with Phase 4 still to come. Before you pick a lot, look at the master layout and ask what is being built directly behind and beside you, and when. I will send you the current phasing plan.

Phase 2 or Phase 3 — which should I be looking at?

Answer first: Phase 2 if you want frontage width or the earliest keys; Phase 3 if you want a bigger built-up on a 20 ft lot and are happy to wait into 2027.

The numbers behind that. Phase 2 gives you three lot sizes — 20×65, 20×75 and the 22×75 that exists nowhere else at Sanubari — with built-ups of 1,901, 2,264 and 2,337 sq ft, registered from RM1,200,000, completing September 2026. Phase 3 is a single built-up of 2,089 sq ft on 20×70 lots across 202 homes, registered from RM1,288,000, completing December 2026 and March 2027.

Phase 3 is also the deeper pool: 202 homes on one plan means more comparable resale evidence in ten years’ time. Phase 2’s 125 homes, and especially the fifteen 2C units, are the scarcer asset. Neither is automatically better — it depends on whether you are optimising for liquidity or for rarity.
