The entity on the Jasmine 3 permits is Meridin East Sdn Bhd, 1054999-D, holding developer licence 14297/12-2028/1380(A) valid to 11 December 2028. M Grand Minori sits with Dsara Sentral Sdn Bhd, 200401006399 (644903-D), on developer licence 9600/09-2026/0761(A). Both are subsidiaries of Mah Sing Group Berhad, listed on Bursa Malaysia, so the balance sheet behind a ten per cent deposit is published quarterly. For the financial year ended 31 December 2025 Mah Sing reported revenue of RM2.52 billion, profit before tax up 13.6% to RM382.9 million and net profit of RM260 million, up 8%; new property sales of RM2.51 billion, its highest in a decade; unbilled sales of RM3.24 billion carried into 2026; and a 2026 sales target of RM2.76 billion. Disclosure. This site has found no financial distress, litigation or licensing irregularity attached to Mah Sing Group, and the FY2025 figures above are the opposite of distress. Two practical points are recorded instead. First, the developer licence for M Grand Minori, 9600/09-2026/0761(A), expires on 2 September 2026 – within weeks of this being written. Routine renewal is the norm, but verify its current status yourself before signing. Second, Mah Sing publishes no construction progress photographs for M Grand Minori at all, only two marketing films; progress tracking sits inside the MY Mah Sing app rather than in public. That fits the group's documented model of launching within six to nine months of buying land: the sale and purchase agreement for the site with Pelangi Sdn Bhd, an S P Setia subsidiary, was signed in December 2024 for RM156.8 million, and the sales gallery opened in August 2025 – marketing is running ahead of visible site work.
Check the developer licence and advertising and sale permit numbers above on KPKT's TEDUH portal on the day you sign, and read the permitted price band and completion period off the permit rather than the brochure. For Jasmine 3, drive the completed Jasmine 1C and Erica East precincts and look at finishes, road levels and maintenance.
