The floor price has risen phase by phase, from RM587,000 in Phases 1–2 to RM646,240 in Phase 5, for the same house on the same lot size. That is normal township pricing — early phases are priced to start the market — and it is also a reason to compare a Phase 5 unit against Phase 1 subsale units nearing completion.
The permit dates
Advertising permit numbers encode their expiry month. On that reading, the Phase 1–3 permits have passed their printed validity and Phase 4’s is expiring about now. If you are buying from the developer, ask for the current valid permit for your phase.
The Allamanda terrace

Mah Sing describes the layout as “fully extended”. On an 18-foot lot, that matters: it means the kitchen extension is already built, so the built-up figure is not a base plan you will have to extend. Ask whether a back lane or setback remains, and how that affects renovations later.
Meridin East, Pasir Gudang
Meridin East is a 1,313-acre freehold township on the Pasir Gudang side, which Mah Sing calls the “Eastern Gateway of Iskandar Malaysia”. PropertyGuru gives an address on Jalan Bestari Perdana 6/2, 81700. Township facilities include a 9-acre lake park, jogging and cycling lanes and 24-hour guarded security.
No measured distances to the Causeway or the RTS Link are published. This is a family township for people working on the eastern side of Johor Bahru.

Two phases handed over, three nearly built — and a sixth permitted
The official site lists five phases. The National Housing Department register shows the first two completed and handed over, three more at about 89 to 91%, and a new sixth parcel that is not yet on the developer’s page.

What the register adds
Phases 1 and 2 are finished, with their certificates of completion issued in May and August 2026. Allamanda 3 is just past its SPA handover date at 91% built. The permit for Parcel 4A4 expires today, 22 September 2026, so ask for the renewal if you are buying there.
Phase 6 is the one to price. Its band starts at RM671,000 and runs to RM1,096,000, above the earlier phases.
Mah Sing
The licensed company is Meridin East Sdn Bhd, a Mah Sing subsidiary. The township’s Jasmine 3 phase is also on this site.

Why do Mah Sing’s pages show a lower price?
Mah Sing’s marketing pages show “from” figures that do not match the published list ranges. I cannot tell what they are based on, so this page uses only the developer’s list ranges.
Can a foreigner buy?
No. Every phase is far below the RM2,000,000 Johor landed floor.
Which phase completes first?
Phase 1, in June 2026, then Phase 2 in July 2026. Phases 3 and 5 are February 2027 and Phase 4 is June 2027.
Is Allamanda gated?
Yes. Meridin East’s precincts are gated and guarded with CCTV.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
