Six things the permit documents tell you about Lanna
Most write-ups about this project repeat the marketing line about resort landscaping. The permit disclosures are more interesting, and they are the only figures I will stand behind.
Identical floor area, RM85,000 to RM103,000 cheaper at the top
Elora and Aira are both 1,594 sq ft on a 20ft x 65ft lot. Both start at RM743,000. Aira’s permit tops out at RM1,029,000; Elora’s at RM938,000. Same story for Lumina against Alana and Kalina against Amara. The floor price is fixed; the ceiling is what changed.
Three restrictions in interest, printed in full
EcoWorld prints the sekatan kepentingan on its own site. The one that matters most to this website’s readers: parcels here may not be sold or transferred to a non-citizen or foreign company without State Authority consent. That is a title condition, not a policy that gets waived.
The site photographs are dated, and they line up
EcoWorld publishes progress photographs with a date on them — 1 August 2026 at the time of writing. Aira and Amara are at roofing, Alana and Ariella at wall and roofing, Elora and Kalina still at structural frame. That sequence matches the permit completion dates exactly, which is a small but real credibility signal.
A Chinese primary school inside the township, already operating
SJK (C) Ladang Grisek (EcoWorld) was moved from Tangkak onto a 5.97-acre site on Jalan Kota Masai. Phase 1 — a four-storey block with 30 classrooms, hall, field, canteen, laboratory and library — was completed in January 2020 and classes started that March. EcoWorld paid the roughly RM7.5 million cost.
The developer still has 286 unsold homes in the older phases
Add up the baki unit column in EcoWorld’s own EKOTROPIKA 4 permits — Co-Home, Nora, Aria, Nova, Luna, Hera and Vera — and 286 units were still unsold at the time of publication, all completing between November 2025 and December 2026. Those are your resale competition, and they will be finished years before Lanna.
Freehold, and the township is not a drawing
The permit states the tenure is kekal — permanent. And the 991.6-acre township around the site has been under construction since 2015, with West Lake Gardens, the school, the shop offices and Eco Business Park III already standing. You are buying into infrastructure that exists, not infrastructure that is promised.
The whole development, decoded
Lanna is not one launch. It is seven designs released in two batches, and the batches are priced differently for identical floor areas. That gap is the most useful thing on this page.
The two releases, and why the second one has a lower ceiling

Second release · 20ft x 65ft
This is what agents mean when they say Lanna 2. Elora carries advertising permit 6443-32/10-2028/0862(N)-(S), issued 16 October 2025, 76 units, RM743,000 to RM938,000, completion October 2028. Lumina carries permit 6443-30/09-2028/0753(N)-(S), issued 11 September 2025, 118 units, RM764,000 to RM935,000, completion September 2028. Elora is the smallest release in the whole precinct.

Second release · 20ft x 70ft
The only 70-foot-deep design in the second release: permit 6443-31/09-2028/0754(N)-(S) issued 11 September 2025, 83 units, RM800,000 to RM1,003,000, completion September 2028. Its twin in the first release, Amara, has the same 1,732 sq ft built-up and the same RM800,000 floor — but a RM1,088,000 ceiling. The extra five feet of depth over Elora and Lumina is back garden, not internal floor area.

First release · Aira, Alana, Amara, Ariela
All four share one advertising permit, 6443-29/04-2028/0274(N)-(S), issued 10 April 2025, with April 2028 completion. Aira 119 units at 1,594 sq ft; Alana 90 units at 1,640 sq ft; Amara 120 units at 1,732 sq ft; Ariela 96 units at 1,840 sq ft — the largest house in Lanna. As of the 1 August 2026 site photographs these four are at roofing or wall-and-roofing stage, roughly one stage ahead of the second release.

Eco Tropics started in 2015. Most of what follows already exists and can be visited today — which is a different proposition from a masterplan drawing.

I read all 29 permits held by this developer. None is called Lanna, and none has 702 units.
Eco Tropics Development Sdn Bhd holds 29 separately permitted phases, and I opened every one of them. “Lanna” does not appear in any registered name, and no phase matches the 702-unit figure this page carries. The nearest records to this location are:

What the absence does and does not mean
Failing to find a marketing name in the register is not evidence that a development is unlicensed. This is the single most important caveat on this whole page, and it is not a formality.
Elsewhere on this site: “Fraser Heights” appears in the register word for word, while “BEE” appears nowhere at all — and BEE has two entirely valid permits, registered under the name Taman Nusa Permata. If I had treated “not found” as a finding on that page, I would have published something false about a properly licensed project. Doing that would be the most damaging thing this website could do.
So the honest statement is narrow: using the licensed company’s own name as the key, I could not locate a permit that corresponds to this project. Two readings, and I cannot choose between them from public documents:
The phase may not have reached the permit stage yet, in which case it is genuinely not in the register today and will appear when it is permitted.
Or it may be permitted under a registered name I cannot connect to it. Note how far the statutory names here diverge from anything a buyer would recognise — Greensgate, Millsgate, Ekotropika, Laman Indah. A phase marketed as “Lanna” could easily be registered as something entirely different.
The one question that closes the gap
“What is the project code and advertising permit number for the unit you are offering me?” In writing.
With a code, you can read the whole record yourself in about a minute at the address above: registered name, unit count, permitted price band, certified construction percentage, permit expiry, and status.
And the reason it matters rather than being paperwork: a developer may not lawfully advertise or sell units in a phase with no valid advertising and developer’s licence, and the statutory sale and purchase agreement — including its late-delivery compensation — is tied to that licence.
What the licence does tell you about this township
Twenty-nine permitted phases under one licence, and the large majority are already complete with CCC issued. Among them are several very large Kota Masai phases — 5,606 units, 5,284 units, 1,075 units — all finished.
That is genuinely useful context, and it cuts in the developer’s favour: this is a developer with a long completed track record in this exact location, not a first-time entrant. I found no cancelled permit and no distressed or delayed status anywhere across those 29 phases.
That is not a guarantee about any future phase. But when you are assessing an unbuilt phase, what the same company actually delivered next door is the most relevant evidence available — and here it is on the public record, free, for you to read.
About Eco Tropics Development Sdn Bhd

The legal developer named on every Lanna permit is Eco Tropics Development Sdn Bhd, company number 199401030842 (316524-U), a subsidiary of the Bursa-listed Eco World Development Group Berhad (197401000725 (17777-V)). Developer licence 6443/06-2027/0346(A) runs to 4 June 2027. Verify both at teduh.kpkt.gov.my before you pay anything — I would.
The parent is in good financial shape, which for a 2028 completion is the part that matters. EcoWorld reported net profit of RM438.07 million for the financial year ended 31 October 2025 on revenue of RM2.93 billion, with record sales of RM4.55 billion and net gearing of 0.28 times. Iskandar Malaysia produced 50 per cent of those sales.
EcoWorld has also been here since 2015 and has spent money on things it did not have to sell houses: relocating SJK (C) Ladang Grisek onto a 5.97-acre site inside the township at its own cost, and building the Jalan Kota Masai link to the Senai–Desaru Expressway. You can drive through the finished phases and judge the workmanship yourself before you commit.






Frequently asked questions
What exactly is Eco Tropics Lanna 2, and is it different from Lanna?
Lanna 2 is not a name EcoWorld uses. On its own project site there is one landed product called Lanna, with seven designs. What agents label Lanna 2 is the second batch of those designs — Elora, Lumina and Kalina — which carry advertising permits issued in September and October 2025 and complete between September and October 2028. The first batch — Aira, Alana, Amara and Ariela — shares a permit issued on 10 April 2025 and completes in April 2028.
I am spelling this out because you will see listing pages that treat Lanna and Lanna 2 as two separate projects, and at least one that treats a marketing campaign name as a third. They are one precinct, EKOTROPIKA 10, with 702 homes in it.
Can foreigners or Singaporeans buy at Eco Tropics Lanna?
No. Two separate barriers close this one, and both are hard.
First, price. Johor’s minimum purchase price for a non-citizen buying landed residential property is RM2,000,000. The highest figure on any Lanna permit is RM1,144,000, for Ariela. Not a single house here reaches the floor, so there is nothing to apply for.
Second, the title itself. EcoWorld prints the restrictions in interest on its own website, and clause (iii) says parcels erected on this land may not be sold or transferred in any manner to a non-citizen or a foreign company without the consent of the State Authority. Even above the price threshold that consent is discretionary, and on ordinary landed stock in Pasir Gudang it is not something to plan around.
For completeness, if you were buying eligible property elsewhere in Johor you would also budget the Johor foreign buyer levy of 3% of the price or RM30,000 whichever is higher, in force since 1 July 2025, and the flat 8% stamp duty that has applied to non-citizens since 1 January 2026.
Why is the second release cheaper at the top than the first, for the same house?
Because the ceiling in a permit range is set by the premium lots, not by the house. Compare the pairs: Aira and Elora are both 1,594 sq ft on 20ft x 65ft and both start at RM743,000, but Aira’s permit runs to RM1,029,000 and Elora’s stops at RM938,000. Alana runs to RM1,038,000 while Lumina stops at RM935,000. Amara runs to RM1,088,000 while Kalina stops at RM1,003,000.
Identical floor prices with ceilings RM85,000 to RM103,000 lower means the second release simply has fewer, or less expensive, premium lots — the corner, end, wider or park-facing positions that carry the top pricing. It does not mean the standard house got cheaper.
The practical consequence: if you want a plain intermediate lot, the two releases cost you about the same and you should choose on completion date. If you want a corner or an end lot, the first release is where they are — and they will be gone first.
What are the lot sizes and built-up areas at Lanna?
Two lot sizes only: 20ft x 65ft and 20ft x 70ft. Every house is 20 feet wide; the difference between the two is five feet of depth, and that depth goes into the garden, not the internal floor area.
On 20ft x 65ft: Elora and Aira at 1,594 sq ft, Lumina and Alana at 1,640 sq ft. On 20ft x 70ft: Kalina and Amara at 1,732 sq ft, Ariela at 1,840 sq ft. All are described by EcoWorld as four-bedroom layouts. The developer does not publish the bathroom count on the project site, so this page does not state one — ask me and I will get it in writing rather than repeat what listing sites guess.
When will Lanna be completed, and how far along is it now?
The permits give April 2028 for Aira, Alana, Amara and Ariela; September 2028 for Lumina and Kalina; October 2028 for Elora.
EcoWorld publishes dated site photographs, and the ones current when this page was written are dated 1 August 2026. They show Aira and Amara at roofing, Alana and Ariella at wall and roofing, and Elora, Lumina and Kalina at structural frame or frame-and-wall stage. That is exactly the sequence you would expect from the permit dates, roughly one construction stage between the two releases.
Photographs of this kind are worth more than a percentage figure in a brochure, because you can see for yourself what stage the block is at. EcoWorld updating them monthly is a point in its favour.
What is the maintenance charge, and is Lanna strata or individual title?
EcoWorld has not published a maintenance rate for Lanna, so I will not put a number here.
On title, read the permit wording carefully. The restrictions in interest are written in terms of petak-petak bangunan — building parcels — which is strata language, and EcoWorld has itself described Eco Tropics as the first landed strata development in Pasir Gudang. If that holds for Lanna, you get a management corporation, a share unit allocation and a recurring monthly charge, which is normal for a gated landed scheme but is a real cost that a plain individual-title terrace does not carry.
This is exactly the kind of thing to get in writing before the booking, not after. Message me and I will ask EcoWorld for the title type and the indicative service charge in writing, and send you the reply as it comes.
What does the 15% Bumiputera discount mean for a non-Bumiputera buyer?
Every Lanna permit states a 15% discount for Bumiputera buyers, which is standard in Johor and is not negotiable by the developer.
The part worth knowing is clause (ii) of the restrictions in interest: once a parcel here has passed into the hands of a Bumiputera or a Bumiputera company, it cannot afterwards be sold, leased or transferred to a non-Bumiputera without State Authority consent. So the Bumiputera-quota lots effectively leave the open resale pool once taken up.
For you as a buyer that has a mild upside — a smaller pool of freely tradable houses in the same scheme — and a mild downside, which is that the quoted price you are working from is the undiscounted one. Neither effect is dramatic, but you should know which price you are being shown.
Is there an oversupply problem in Johor, and does it affect Lanna?
Yes, and the honest answer is that it affects your exit rather than your purchase.
NAPIC’s Q1 2026 figures put Johor’s residential overhang at 3,852 units, the second-highest of any state after Perak’s 4,063, out of a national total of 32,801 units worth RM16.37 billion. That was the sixth consecutive quarterly increase, and the overhang has been accumulating in cheaper stock. Note that this is the residential count — do not let anyone quote you the serviced apartment number instead, which is a different market entirely.
Lanna is not in that figure, because overhang counts completed unsold units and Lanna completes in 2028. The more immediate number is closer to home: EcoWorld’s own permits for the older EKOTROPIKA 4 phases disclose 286 units still unsold, completing between November 2025 and December 2026. Those houses will be finished, in the same township, years before yours — and they are what a buyer will compare your resale against.
None of that makes Lanna a bad house. It does mean that if your plan depends on flipping before completion, you should stress-test it against a market where the developer next door still has stock.
Lanna or Jasmine 3 at Meridin East — they are 3.8 km apart, so which one?
Frontage is identical at 20 feet, so the decision comes down to depth, timing and how finished you want the neighbourhood to be on day one.
Lanna gives you 65 or 70 feet of depth, 1,594 to 1,840 sq ft, RM743,000 to RM1,144,000, and a township that has been lived in since 2015 — school open, park open, shops trading. Jasmine 3 gives you 75 feet of depth, 1,868 to 1,946 sq ft, RM811,200 to RM1,166,400, and a township whose primary school is still marked coming soon.
Put crudely: Lanna is the cheaper entry into a finished place; Jasmine 3 is the bigger house in a place still being finished. If a fourth bedroom that is actually usable and a deeper back garden matter more to you than having the amenities already there, Jasmine 3 wins on paper. Read that page and then message me — I will send both price lists side by side.
