Start with the two things that decide whether anything else on this page can be trusted. First: “Bandar Seri Coalfields” is not one registered housing scheme. It is FOURTEEN separate KPKT registrations on one developer licence — 11412-1 through 11412-14 — and TWELVE of the fourteen carry the identical registered name Bandar Seri Coalfields. Eleven of them are registered under that name exactly; the twelfth, 11412-14, is registered Bandar Seri Coalfields (presint 4c1). Only two are registered differently: 11412-7 Hampton Residences and 11412-13 Presint 6b1 Bandar Seri Coalfields. So a client who runs their own KPKT search on the name at the top of this page gets twelve records back, each a different product with its own price band, its own advertising and sales permit and its own delivery date — and nothing on the screen separates them except the register code. This page therefore prints the register code beside every figure. And read that both ways, because it cuts both ways: the registered name IS the township name, which almost never happens, so a client’s own search resolves — whereas a search for “The Walden” returns nothing at all, because that word appears in no filing, no register field and no government document anywhere. Second: exactly ONE of the fourteen is live and on sale. 11412-14, registered Bandar Seri Coalfields (Presint 4C1) and marketed as The Walden Chapter 2 or The Walden (P4C1) Phase 2: 69 freehold bungalows, 30 single-storey and 39 double-storey, status.keseluruhan: Lancar, a built band of 78.50% / 78.01%, contractual vacant possession 7 March 2027, and the only current advertising and sales permit on the entire licence — which expires on 16 DECEMBER 2026. The other thirteen permits have all lapsed, and that is the correct and expected state, because those thirteen schemes are finished. Now the trap that catches everybody, and it is the single most dangerous thing on this page. Each marketing “phase” here can be TWO registrations — two permits, two bands, two delivery dates (-8 and -9 are both The Walden Phase 1; -10 and -11 are both Jardin Phase 1). And the PRECINCT CODE RUNS BACKWARDS AGAINST THE PHASE NUMBER on this licence: P4C2 is The Walden PHASE 1 and P4C1 is PHASE 2; P6A2 is Jardin Phase 1 and P6A1 is Jardin Phase 2. A reader who assumes P4C1 comes before P4C2 — the natural assumption — gets the phase order exactly backwards. No source states either fact; both come out of the filed brochure headings read against the developer’s own statutory panel. Which is why this page says so plainly: the only imagery of The Walden that exists anywhere belongs to PHASE 1, precinct P4C2, completed and sold — and there is NO published image of the phase actually on sale. Nothing on this page is an image of P4C1. Then the geography, because the address on every brochure is misleading and nobody says so. The postal address is 47000 Sungai Buloh and that is a Pos Malaysia fact and nothing more. All fourteen register records file daerah: Kuala Selangor, and the filed approved-plan reference on the phase on sale reads Bil. (51) dlm. MPKS 200.11/280/4/4/2023-01(A) — MPKS, Majlis Perbandaran Kuala Selangor, with Mukim Ijok printed by The Edge as the affordable-housing application’s own selection and corroborated by a separate Mukim Ijok / Daerah Kuala Selangor row in the state housing board’s controlled-price list. So the district and the authority were settled from the FILED PLAN PREFIX, not from the postcode and not from the township name — and the authority’s own upgrade is visible across the licence, from MDKS (Majlis Daerah) on the 2020 plan generations to MPKS (Majlis Perbandaran) on the 2023 ones, and inside a single filed PDF. It is NOT Daerah Petaling, NOT Daerah Gombak, NOT MBSA, NOT MBPJ and NOT MPS. And the developer’s own distance table refutes its own address line: it puts Sungai Buloh Hospital 24.3 km away. The honest line, and the one this page uses: Bandar Seri Coalfields is in Mukim Ijok, Daerah Kuala Selangor, under MPKS, it shares the 47000 Sungai Buloh postcode, and it is universally marketed as Sungai Buloh West. Now the delivery record, which only a township page can carry and which no consumer source publishes one line of. Of the thirteen completed registrations, TEN delivered every component inside their governing date, and NINE of those ten took no extension of time at all — seven of the nine beat their ORIGINAL contractual date by margins from 18 days to about seven and a quarter months, and 11412-12’s vacant possession landed THREE DAYS inside its contractual date on 237 units with no extension. And here is the other half, which is published nowhere: 11412-1, 11412-2 and 11412-6 each have components certified AFTER their original contractual date with pindaanTempohSerahKosong: Tidak — so no extension is recorded against them, -1 by up to about 449 days, and the register shows a bare - for vacant possession on all three, so the actual handover dates are unscorable. Of the licence’s three approved extensions (-7 +6 months, -8 +5, -10 +5) only ONE was consumed, and even that landed about 52 days inside the revised date. Nobody discloses any of the three. The cleanest credit on the licence: the first advertising permit pre-dates the first sale and purchase agreement on FOURTEEN of fourteen registrations, by 9 to 1,079 days. Selling began under a valid permit every single time. Read honestly against that: twelve of the fourteen have continuous permit cover and two do not — 11412-1 ran about 385 days with no permit DURING its selling and building period, which is the finding that matters, while 11412-3 ran about 657 days with no permit BEFORE its first sale and purchase agreement, so no unit was sold during it. Those are two different things and this page says which is which. 11412-14’s own permit history is EMPTY, which is a positive: its current permit is the first issue, so an unpermitted interval on the phase on sale is impossible. Then foreign buyers, where the answer has two halves that point in opposite directions. Daerah Kuala Selangor is SELANGOR ZONE 2, where the floor is RM2,000,000 — the same as Zone 1, and not the RM1,000,000 of Zone 3, which is Hulu Selangor. On price, all 69 houses in 11412-14 clear it, the cheapest at 1.29× and the dearest at 2.62× — the first clean, wide yes on price for a Selangor landed project on this site. And it does not help anybody, because these are freehold houses on INDIVIDUAL title, and Selangor does not permit a non-citizen to buy landed property on an individual title at any price. The price answer is yes; the title answer is no; the title governs. Township-wide the price arithmetic is starker still: 69 of the licence’s 3,162 licensed dwellings — 2.2% — clear the Zone 2 floor outright, and all 69 are in the one phase on sale. Finally, the two numbers that make this township worth a page even if you will never buy a bungalow. 3,093 of the 3,162 licensed dwellings now hold a CCC — this is overwhelmingly a finished, lived-in township with a real resale market, and that is what most readers arrive for. And two of its completed phases were built under Rumah Selangorku at STATE-CONTROLLED statutory prices: Hibiscus 2 (11412-3, 224 homes, RM205,000, handed over April 2017) and Hibiscus 3 (11412-5, 274 homes, RM220,000, handed over September 2019, where the state’s own price equals that record’s register minimum to the ringgit) — 498 homes in all. Those are historic state-controlled prices for sold-out, handed-over phases, and this page never presents them as an entry price for anything.

P4C1. The 516 acres is the developer’s own figure, uncorroborated elsewhere, and it is 51.5% of the township. It is never used as a density denominator on this page.Bandar Seri Coalfields at a glance — by register code, because fourteen registrations do not share figures
Every row below carries the register code it belongs to. Nothing on this page is averaged across the fourteen registrations, because they differ in product, price band, advertising and sales permit and delivery date — and twelve of the fourteen are registered under one identical name, so the code is the only field that separates them. Where a figure exists only for one registration, the row says which. Where a figure exists for none, the row says that too — and the reasons differ: some lines are NOT PRINTED on a filed document that exists and reads perfectly; for six registrations covering 2,230 units nothing is filed at all, so the register is the only statutory source; and nothing on this licence is unreadable, which is unusual and worth saying.

Eight things about Bandar Seri Coalfields that no other source puts in one place
Each card below is a finding, not a selling point. Three of them are credits to the developer, two are gaps nobody has ever published, and one is a warning about the imagery on this very page.
Fourteen registrations, twelve identical names, one licence
11412-1 through 11412-14 sit on one developer licence, and TWELVE of them are registered under the identical name Bandar Seri Coalfields — eleven exactly, plus 11412-14 as Bandar Seri Coalfields (presint 4c1). A client’s own KPKT search on the township name returns twelve records, each with its own product, price band, permit and delivery date, and the REGISTER CODE is the only field that tells them apart. The identified ones: -1 884 units reconciling exactly to six marketed precincts plus a 59-unit low-cost row no marketing source lists (138+142+128+128+[204+85]+59 = 884); -2 487 (Senna Homes 261 + Ixora 226); -3 Hibiscus 2 224; -5 Hibiscus 3 274; -6 Hemingway 252 (158 superlink + 94 semi-detached, exact); -7 Hampton 191; -8+-9 The Walden P4C2 Phase 1, 47+28; -10+-11 Jardin P6A2 Phase 1, 110+122; -12 Jardin P6A1 Phase 2, 237; -13 Quinton 128; -14 The Walden Chapter 2, 69. 11412-4, 109 units, is UNIDENTIFIED and this page guesses no name for it.
The precinct code runs backwards against the phase number
P4C2 is The Walden PHASE 1. P4C1 is PHASE 2 — the one on sale. And P6A2 is Jardin Phase 1 while P6A1 is Jardin Phase 2. On both sequences the LOWER precinct number is the LATER phase, which is the exact opposite of the natural reading. Worse, each marketing “phase” can be TWO registrations with two permits, two bands and two delivery dates: -8 and -9 are both Walden Phase 1, -10 and -11 are both Jardin Phase 1. No source states either fact. Both come out of the filed brochure headings — one is headed P4C2 (Fasa2) and another 6A2 (Fasa 2) — read against the developer’s own statutory panel, which prints an advertising permit number for five projects, and a permit number CONTAINS the register code. This is why every figure on this page carries its code.
The delivery record across fourteen registrations — printed in both halves
Ten of the thirteen completed registrations delivered every component inside their governing date, and NINE of those ten took no extension of time at all — seven of the nine beat their ORIGINAL contractual date by 18 days to about 7¼ months, and 11412-12’s vacant possession landed three days inside, on 237 units. Against that, and published nowhere: 11412-1, 11412-2 and 11412-6 each have components certified AFTER their original contractual date with pindaanTempohSerahKosong: Tidak, so no extension is recorded — -1 by up to about 449 days. These are the three oldest multi-component records and the register shows vp: “-” on all three, so the actual handover dates cannot be scored. What became of those purchasers’ late-delivery entitlement is answered by no public document. This page states both halves and softens neither. Our arithmetic, on the register’s own sale and purchase agreement and CCC dates.
The district halves nothing — but the title closes it anyway
Daerah Kuala Selangor is SELANGOR ZONE 2, where the floor is RM2,000,000 — the same as Zone 1, and not the RM1,000,000 of Zone 3 (Hulu Selangor). It was settled from the filed plan prefix MPKS, not from the 47000 Sungai Buloh postcode. All 69 houses in the phase on sale clear that floor — 1.287× at the cheapest, 2.62× at the dearest — which is the first clean, wide yes on price for a Selangor landed project on this site. And freehold landed property on an INDIVIDUAL title is not open to a non-citizen in Selangor at any price, while the gated-and-guarded route fails because NO security schedule is filed anywhere on this licence. Township-wide only 2.2% of the licensed dwellings clear on price, and the sharpest near-miss on the whole licence is 11412-9’s Type B, whose minimum of RM1,993,740 misses RM2,000,000 by RM6,260 — 0.313%. Nobody states any of this.
Three completion dates, and the filed one has already passed
The filed brochure AND the filed newspaper advertisement both print September 2026. The developer’s own statutory panel prints February 2027. The register’s contractual date, 24 months from the first sale and purchase agreement of 7 March 2025, is 7 MARCH 2027 — and that is the one that governs. So the developer advertises a completion date EARLIER than the one it owes, twice, which is an error in the buyer’s favour — except that one of the two has already expired while the houses stand about 78% built. That makes it a live confusion rather than a harmless one, and no source names it. Programme check: 80.3% of the 24-month contract period has run against a built band of 78.50% and 78.01% — about two points behind a straight line, with Lewat not flagged. Not late, not early.
The developer’s own statutory panel is better than the filing — on two fields
Both filed documents print the advertising permit as XXXXXX and its validity as XXXXXX — a placeholder, on both. The developer’s own statutory page prints the real permit 11412-14/12-2026/1149(N)-(L) and its real validity, 17 December 2024 to 16 December 2026, and the register agrees with it to the day. So on this project the FILING is the placeholder generation and the DEVELOPER is the complete one. That panel also supplies the licensee’s company number 261277-W, which the register does not print; a per-type unit split on three sibling phases; the only take-up figures anybody publishes anywhere — Jardin Phase 2 at 155 of 237 unsold and Walden Phase 1 at 4 of 47 remaining, both undated, so treat them as a snapshot and not as current; and the bridge from five marketing names to five register codes. Its one real fault: three of its five panels carry permits and completion dates that have already expired. Treat it as a dated snapshot, never as the live filing.
Every non-residential thing here is outside the Housing Development Act
The licence covers 3,162 DWELLINGS and not one commercial or institutional unit. So the ~21-acre Coalfields Retail Park, BSC Central’s 101 shop offices, the BSC Waterfront shops, Wesley Methodist Private School, the Kuen Cheng and SJK(C) Lee Loy Seng campuses and the 2.5-acre clubhouse are ALL outside the Housing Development Act — which means no Schedule G or Schedule H contract, no statutory late-delivery formula, no section 7A housing development account and no Tribunal route for anybody who buys a BSC Central shop office. The mall’s owner, KLK Retail Centre Sdn Bhd, holds no KPKT developer licence at all: a register search for it returns ZERO against a live same-session control — and the GreenRE register is the only public document anywhere that names that company. No source states any of this. It is the correct position for commercial title, and a buyer is entitled to know it.
There is no image of the phase on sale, and this page does not pretend otherwise
Eleven items in the developer’s library carry the Walden name, and ten of them pre-date Phase 2’s permit by one to two years: they depict PHASE 1, precinct P4C2, certified complete in April 2023. The library’s one precinct-coded render is coded P4C2; the same filename with P4C1 was tested as a control and DOES NOT EXIST. The four images served on the developer’s own Phase 2 page have content-management titles that name nothing whatever — three of them have duplicate twins in the library under identical titles, so even the title cannot pick between two files, and the fourth is a screenshot. None is published here. The two assets that genuinely are Phase 2 are image-only PDFs with no text layer: real documents, not usable images. So this page carries township and completed-precinct imagery, labels every Walden image Phase 1, and says nothing anywhere that implies an image of P4C1 exists.
The licence, the fourteen registrations and the one phase on sale
Everything in this section is either a register field, a line from one of the two filed statutory documents for 11412-14, a line from the developer’s own statutory panel, or our own arithmetic on those — and each is labelled as which. Where the four disagree, all of them are printed. Where none of them says anything, the line reads NOT PRINTED, NOT FILED or NOT OBTAINABLE, and those three are different states.
11412-1–11412-1411412-14 · 30 single-storey + 39 doubleperatusSiap on the two component rows — quoted, never computed fromWhat is filed, what is not, and in which of three distinct states
Read the four columns as a set. “NOT PRINTED” means a filed document exists, reads perfectly and simply does not carry the line. “NOT FILED AT ALL” means no advertisement was ever lodged. “CANNOT BE READ” means a document exists but carries no text layer — and on this licence that column is EMPTY, which is unusual and worth saying.
The filed schedule — 11412-14, seven type codes
A· 1 storey · lot 60′×100′ · 4+1 bed / 4+1 bath · 2,962 sq ftC· 1 storey · lot 60′×100′ · 4+1 / 4+1 · 2,938 sq ft — the filed minimumD· 1 storey · lot 60′×170′ · 4+1 / 4+1 · 3,628 sq ftD1· 1 storey · lot 60′×170′ · 4+1 / 4+1 · 3,928 sq ftE· 2 storeys · lot 60′×100′ · 5+1 / 5+1 · 3,730 sq ftF· 2 storeys · lot 60′×100′ · 5+1 / 5+1 · 3,900 sq ftG· 2 storeys · lot 60′×110′ · 5+1 / 5+1 · 4,087 sq ft — the filed maximum- THERE IS NO TYPE B. The codes run A, C, D, D1, E, F, G — and the sibling registration
11412-9DOES carry a Type B (8 A + 7 B + 7 C + 3 E + 3 F). So Type B exists in this developer’s own type vocabulary next door and is absent here. The gap is printed, not reconciled. - How many of the 69 are each type: NOT PRINTED anywhere — not in the filing, not in the register, not on the developer’s panel, not on any portal. The only split that exists is 30 single-storey / 39 double-storey.
- Corroboration worth printing: the register’s
keluasan: 273–380 mps× 10.7639 = 2,938.5 – 4,090 sq ft against a filed 2,938 – 4,087. Sokeluasanis a BUILT-UP, not a land area — confirmed here to the square foot, and read as land it would understate a 6,000 sq ft lot by about 2×. - Where the portals go wrong, with the filing governing: EdgeProp gives Type
D1as 3,628 sq ft (the same as Type D) against a filed 3,928; it gives Type D’s lot as 60′×135′ and Type G’s as 60′×100′ against the brochure’s 60′×170′ and 60′×110′; it prints built-ups for only four of the seven types; and both it and The Edge advertorial print a maximum of 4,088 sq ft against a filed 4,087. One square foot, two surfaces of one publisher. - And the counter-intuitive thing the filing will not explain: the single-storey maximum is RM5,235,000 against a single-storey built-up ceiling of 3,928 sq ft, while the two-storey maximum is RM4,278,000 against a ceiling of 4,087 sq ft. So the dearest house in the phase is a SINGLE-STOREY one. The 60′×170′ lot is the obvious candidate and no document confirms it, so this page does not state it.
- Unit measure, mislabelled: the brochure labels its built-up column
K.P.S(kaki persegi, square feet) and the register labels the same buildingmps(meter persegi). The register’s unit label is the wrong one; the numbers are metric. One building, two unit systems.

NOT FILED AT ALL, CANNOT BE READ, and what is simply unobtainable
iklan: []on11412-1through11412-6— SIX registrations covering 2,230 of the licence’s 3,162 units have NO filed advertisement at all. Everything about them — tenure, plan reference, built-up schedule, car park, restriction of interest, chargee — is REGISTER-ONLY, which is a weaker record than the eight later ones, and this page does not level them up.CANNOT BE READ: NOTHING. Every filed PDF that exists on this licence carries a text layer, which is unusual on this site and worth stating. A negative control was run first so the two states stay distinguishable: a deliberately bogus serial returnsCLIENT_ERROR, so a missing file looks different from a present one.- No second generation of
11412-14exists to diff — the newer KPKT path form is unconstructible because the register lists only the old-form file. The diff that IS available is between the brochure and the newspaper advertisement of the same generation, and it is a real result: the heading shape and the built-up schedule differ, everything else is a clean null diff. - The developer’s own
WALDEN_PH2_SitePlan.pdfandWALDEN2_FloorPlans.pdfare IMAGE-ONLY with no text layer — reachable, correctly titled, and therefore documents rather than readable sources. The site plan’s road layout, the guardhouse question and any per-type unit count stay unreadable from them. - NOT OBTAINABLE from any source: the per-type split of the 69 · the car-park bay count · the lot and PT numbers · the contractor, architect and consultants · any commencement date · the licensee’s shareholding · the registration numbers of
KLK Land Sdn Bhd,KLK Retail Centre Sdn BhdandKLK Park Homes Sdn Bhd· and any distance to a rail station. - And one closed door with a reason worth naming: the employer is a private subsidiary of a plantation group whose property division contributes “less than 5% of KLK’s group profits” (Maybank IB, 14 Jul 2023, putting the division at about RM182 million revenue and RM59 million operating profit a year). A RM193m–324m bungalow phase inside a RM23 billion-revenue group falls far below any announcement threshold — which cuts both ways: thin management attention, a very deep balance sheet.
Green certification, awards and the QLASSIC claim — what won, and for what
- NO dwelling in Bandar Seri Coalfields holds a GreenRE or GBI rating, and the developer advertises nothing green for a home. Neither of
11412-14’s two filed documents makes any green claim at all — which is the clean outcome, and this site credits it. The GreenRE Platinum register’s 95 rows close cleanly with no KLK-group row of any kind; the Bronze certification-entry list for 4 April 2024 to 30 March 2026 — the right window for a December-2024 permit — is complete and carries no match. GBI’s directory returns a 404 and is robots-blocked elsewhere, so GBI is INCONCLUSIVE and never reported here as a negative. - The one real
Coalfieldsrow in any tier is a SHOPPING MALL:Coalfields Retail Park· developerKLK Retail Centre Sdn Bhd· GOLD · PROVISIONAL, not certified ·NRB v3.2· 29 Oct 2025. Three reasons it must never migrate onto a house:NRBmeans Non-Residential Building, every residential row in these registers isRES; it is PROVISIONAL, which The Edge got right in November 2025; and the company that holds it has no KPKT developer licence at all. That GreenRE cell is the only public document anywhere that namesKLK Retail Centre Sdn Bhd— and it is also the cheapest proof that the mall sits outside the Housing Development Act. - Two decoys refused, and the two worst are the project’s own group.
Menara KLK— BRONZE, FINAL, 12 Feb 2026,ENRB v3.3— is the group’s own head-office tower, on an Existing Non-Residential Building tool, AND it is literally the address printed in this licensee’s own register business-address field.Project Westport 2/KL-KEPONG OLEOMAS SDN BHD (Site 2)— SILVER, FINAL, 3 Nov 2025,NRB v3.2— is the OLEOCHEMICALS DIVISION of this project’s own listed parent, at Westport, Klang; an earlier sheet on this site refused that row as a mere name coincidence, which was the right call for the wrong reason. Neither is a home, neither is this licensee, and neither appears on this page as an achievement. - The awards, said precisely. Twelve sit on the developer’s own page and ZERO of them can be proved to belong to the phase on sale. Corporate, not a project: StarProperty All-Stars Rank 3 (Top Non-Listed) 2026, and The Edge Top Property Developers Awards 2023. Phase-level and genuine: StarProperty EXCELLENCE — The Cornerstone Award for Best Landed Development, Selangor 2026 to Quinton Residences =

Township-level: The Star Property Five Elements Award (Best Comprehensive Township, above 500 acres) 2019, at Honours, the second tier, and Asia Pacific Property Awards Development Marketing Malaysia 2019–20, which is a MARKETING award and not a building award. Recipient NOT STATED on the developer’s own page: Malaysia Developer Awards Special Awards — Rising Star 2022, and PropertyGuru Asia Property Awards Highly Commended for Best Mega Township Developer 2020 — and “Highly Commended” is not a win. Given to the BRAND company that holds no licence: Property Insight Best Township Developer >500 Acres 2019, to “KLK LAND SDN BHD”. - And the one that must not be allowed to drift: StarProperty’s 2026 HONOURS — The Luxury Award for Best High-End Property Development (Landed) is cited to “Walden Residences”, and the citation NAMES NO PHASE. It could be
11412-8/-9(P4C2, completed 2023) or11412-14(P4C1, 78% built). These awards normally judge delivered product, which points at the completed phase — but that is an inference and this page does not make it. It is recorded as UNRESOLVED and it is not attached to the phase on sale. The developer’s accolades page also has a Load More control, so it is not necessarily complete. - The QLASSIC claim, on one surface and nowhere else: the corporate home page runs a slider reading “Quinton Residences — 83% QLASSIC SCORE”. It appears on no other page, in no press release, and no CIDB record for it was found. It is published here as a developer claim on a single slider graphic with no independent corroboration, attaching to
11412-13and NOT to the phase on sale — and QLASSIC is a workmanship assessment, not a design award. No QLASSIC score exists for any other phase of this township. - What the developer does publish that is honestly green, and must be read as a specification list rather than a certification: solar water heaters in all bathrooms except the maid’s, solar photovoltaic panels, a rainwater-harvesting tank, booster pumps and EV-charger provision; plus clerestory windows and 4.3 m living-room headroom, an elderly-friendly guest room with a 1 m-wide entrance and a bathroom with ramps and shower benches, a security alarm and an auto-gate. NONE of this appears in either filed document — it is from The Edge advertorial, which is branded content, and it is labelled as that.
Facilities — township items, none of them contractual, and none assigned to the phase on sale
- THERE IS NO FILED FACILITIES SCHEDULE — not in either of
11412-14’s filed documents, and not in any of the other filed brochures on this licence. So every facility below is a DEVELOPER or PRESS item and not a contractual one. Nothing here is committed to a buyer by a filing. - The clubhouse (launched 6 May 2019, on 2.5 acres with the sales gallery): gymnasium · poolside cafe · swimming pool · wading pool · badminton courts · tennis court · basketball court · yoga and dance room · masterplan gallery · accessible parking · function rooms bookable by residents · a cafeteria. Ten items, no levels, no sizes. The developer’s own page never states whether they are built; it uses the present tense and the clubhouse opened in 2019, so they almost certainly exist — but the page does not confirm completion and this one does not assert it.
- A 50-acre Central Park with a football pitch, jogging track and cycling path, described as a landscaped pedestrian connector; and as PLANNED additions, an adventure playground, family and kiddy rides and barbecue pits.
- Schools, in three different states: Wesley Methodist Private School — kindergarten, primary and secondary, first intake January 2019, and the developer’s amenities table gives it as “Within the Township” with no distance; SMA Kuen Cheng — agreement September 2025, first roughly 500 students 2027; SJK(C) Lee Loy Seng — construction from end-2025, operational 2028.
- Coalfields Retail Park, now open and OUTSIDE the Housing Development Act: about 21 acres, about 1,000,000 sq ft gross built-up, 135 retail lots, 925 parking bays, a 7-acre lake park, CCC March 2026, soft opening 20 August 2026, 390,000 visitors in the week of 10–16 September 2026, about 85–90% let with full occupancy targeted Q1 2027; more than 100 brands including Village Grocer, Harborland, Serai Seafood, a Blue Ice skating rink, Skechers, Decathlon, KKV, Pickle Park, Harvey Norman and Maybank, with Toys“R”Us, MR D.I.Y., Babyshop and Anytime Fitness before Q1 2027. Its own published size moved 2.4× between generations — 411,000 sq ft of gross floor area in a 2023 analyst note against 1,000,000 sq ft of gross built-up in November 2025 — and its opening moved from end-2025 to Q2 2026 to 20 August 2026. Read the label, not the number.
- The township’s own Auxiliary Police. The developer’s claim is “the FIRST development in this part of Klang Valley” to form one, which is UNFALSIFIABLE as written because “this part of Klang Valley” has no boundary. StarProperty’s version is at least definable — “the first township in the Sungai Buloh West and Shah Alam North vicinity with its own Auxiliary Police” — so that is the form this page publishes, attributed. It is township-wide, and no document says it polices
P4C1. - NOT ONE FACILITY IS ASSIGNED TO THE PHASE ON SALE. The clubhouse, the park, the schools and the mall are all township items, no source gives a distance from
P4C1to any of them, and whether aP4C1buyer gets clubhouse access — automatically, by membership, at what fee — is answered by nothing but a “Clubhouse Membership Enquiries” phone number. That is a real gap, and this page states it rather than listing ten facilities as if they came with the house. - Items that appear ONLY on a portal, flagged and not adopted: PropertyGuru tags the township “24-hour security”, “perimeter fencing”, a “1.7 km jogging track” and a “lakeside clubhouse”. The first two are flatly contradicted by StarProperty’s own township profile, and the last two appear on NO developer surface at all.

Twelve of these fourteen are registered under the identical name Bandar Seri Coalfields, so this table is the only way to tell which houses you are looking at. The map from marketing name to register code was built record by record, and the single document that does most of the work is the developer’s own statutory panel, which prints an advertising permit number for five projects — and a permit number CONTAINS the register code. The rest closes on unit arithmetic against named published sources. Thirteen of the fourteen are identified; 11412-4 is not, and no name is guessed for it. Every peratusSiap and every date below is quoted from the register, not computed.

11412-3 — Hibiscus 2, Rumah Selangorku

The STATE-CONTROLLED price was RM205,000, under the Selangor Rumah Selangorku programme, with the application filed as “Daerah Kuala Selangor, Mukim Ijok, Property Type D” — which is where this page’s mukim comes from. Handed over April 2017. Register band RM180,000 – RM332,000. Permit-continuity note, stated precisely: this record shows about 657 days with no permit, but that gap entirely PRE-DATES its first sale and purchase agreement of 2 Apr 2016, so no unit was sold during it — a different finding from 11412-1’s. One publisher calls this phase Hibiscus 2 and, three years later, Phase 1. There is no Hibiscus 1 in any source. Both numbering systems are printed here and neither is picked.
11412-4 — UNIDENTIFIED
109 premium two-storey terraces, keluasan 211 mps = about 2,271 sq ft of built-up, certified 15 April 2019 — 18 days INSIDE its 3 May 2019 contractual date, with no extension. No marketing name can be attached to it from the developer, from any portal, from the press or from Wikipedia’s precinct list, and NONE IS GUESSED. iklan: [], so even its tenure and plan reference are register-only. Register band RM852,000 – RM1,458,000. Thirteen of fourteen identified and one not is the honest score, and a client asking which precinct this is should ask the developer in writing.
11412-5 — Hibiscus 3, Rumah Selangorku
159 + 115 = 274 = StarProperty’s “274 two-storey terrace homes, 1,050 sq ft, RM220,000”, and keluasan 98 mps = 1,055 sq ft corroborates it to within five square feet. And the STATE-CONTROLLED RM220,000 equals this record’s register MINIMUM to the ringgit — register band RM220,000 – RM475,340 and RM220,000 – RM384,730. Handed over September 2019, with the Selangor Menteri Besar and the Kuala Selangor District Council president presenting mock keys to ten owners. The Edge Top Property Developers Awards 2023 gave its Affordable Urban Housing Excellence Award to Hibiscus 3 @ Bandar Seri Coalfields — a real, named, phase-level award, and it belongs HERE and not to the phase on sale. Wikipedia’s “two completed Hibiscus phases totalling 498 units” closes exactly: 224 + 274 = 498. iklan: [].
11412-6 — Hemingway Residences
The cleanest reconciliation on the licence. StarProperty, 2019: “158 units of 24×95 superlink and 94 units of 40×100 semi-detached”. The register’s terrace rows 59+63+36 = 158 and its semi-detached rows 52+28+14 = 94, total 252. Exact. Two components were certified about 406 days INSIDE the date — and four were certified about 179 days PAST it, with pindaanTempohSerahKosong: Tidak and vp: “-”. Both halves, as always. Register band RM1,077,700 – RM2,418,000, which STRADDLES the RM2,000,000 Zone 2 floor: the 14 three-storey semi-detached houses clear outright, the 36 three-storey terraces straddle, the other four rows do not clear — and unit by unit the answer is UNDETERMINABLE, because no per-unit price is filed. It carries this township’s iDEA 2021 Best Completed Landed Development and its Asia Pacific Best Residential Property Malaysia 2019–20, by the unit arithmetic above. iklan: [].
11412-7 — Hampton Residences
One of only two registrations on the licence registered under its MARKETING name rather than the township name. 191 = StarProperty’s “first phase of 191 premium units … on 33 acres”, which works out at 5.79 units per acre (ours, on a press acreage). A +6-month extension was approved and NEVER CONSUMED: all four certificates landed 23 days inside even the ORIGINAL contractual date. Nobody discloses either the extension or the fact that it was not needed. Register band RM968,000 – RM3,876,000, which STRADDLES RM2,000,000: the 8 two-storey detached and the 19 single-storey detached houses straddle, the 108 terraces and 56 semi-detached houses do not clear, and the answer is UNDETERMINABLE unit by unit. This is also the registration carrying a published “indicatively priced from” figure that sits below its own filed minimum — that figure is withheld, and the kind of figure it is is named in the disclosure below.
P4C2, Phase 1 — and they are in the gallery below, captioned as Phase 1. They are NOT images of the phase on sale.11412-8 — The Walden, precinct P4C2, PHASE 1
Identified because the developer’s own statutory panel prints permit 11412-8/01-2024/0285(R)-(L) under the heading “THE WALDEN (P4C2) PHASE 1” — and the register code is INSIDE the permit number. Its 47 units and six per-type bands match the register to the sen. CCC came 13 days inside the ORIGINAL date even though a +5-month extension had been approved. The developer’s panel gives per-type balances of 1/0/0/1/1/1 = 4 of 47 remaining, i.e. 91.5% taken up — the only take-up figure anybody publishes for this phase, and it carries NO as-at date, so treat it as a snapshot and not as current. Register band RM1,918,800 – RM3,686,340: five of six type rows clear the RM2,000,000 floor outright and Type B’s minimum misses it by RM81,200, or 4.06%.
11412-9 — The Walden, P4C2 Fasa 2
This is the proof that a marketing “phase” can be TWO registrations: its filed brochure is headed P4C2 (Fasa2), so 11412-8 and 11412-9 together are the 75 bungalows the developer sells as The Walden Phase 1. Its 8+7+7+3+3 = 28 units and all ten price figures match the register to the sen. Certified about 187 days and handed over about 140 days inside its date, with no extension. Register band RM1,993,740 – RM2,834,790 — and this is the sharpest foreign-buyer near-miss on the whole licence: Type B’s minimum of RM1,993,740 misses RM2,000,000 by RM6,260, which is 0.313% (ours). Types A and C clear by RM11,590 and RM17,890; seven of seven units in Types A, C, E and F clear and Type B’s seven straddle. Nobody states any of this. And note: this registration DOES carry a Type B, while the phase on sale next door has none. Its filed brochure also prints the SUPERSEDED licence 11412/05-2023/0480(A), which is how the renewal-forward was proved.
11412-10 — Jardin Residences, P6A2, Phase 1
Identified from the developer’s own panel, which prints permit 11412-10/03-2024/0656(R)-(L); its 110 units split Type A 28 + Type B 82, matching the register. This is the licence’s ONE genuinely consumed extension: +5 months, with the CCC landing about 66 days PAST the original date and vacant possession about 52 days INSIDE the revised one. One extension consumed out of three approved, and nobody discloses it. Register band RM778,800 – RM1,566,000: 0 of 110 clear the RM2,000,000 floor. And the precinct trap again — P6A2 is Jardin PHASE 1, not Phase 2.
11412-11 — Jardin Residences, P6A2 Fasa 2
Its filed brochure is headed 6A2 (Fasa 2) and shares Jardin Phase 1’s plan reference MDKS 280/4/4/2020-2, so -10 and -11 together are the 232 units sold as Jardin Residences Phase 1. Certified 23 days and handed over 12 days inside its date, with no extension. This single PDF carries THREE generations of statutory block — and it prints MDKS (Majlis DAERAH Kuala Selangor) in its earlier blocks and MPKS (Majlis PERBANDARAN) in its later one. The authority’s own upgrade, visible inside one filed document. Its register band is SPLICED across generations: the minimum RM778,800 matches the earlier filed generation, the maximum RM1,564,750 matches a later one, and the newest generation’s band of RM973,500 – RM1,622,250 matches neither. Only 11412-14’s band is clean to the sen on every surface, which is exactly why this page credits it. 0 of 122 clear RM2,000,000.

11412-12 — Jardin Residences, P6A1, Phase 2
Identified from permit 11412-12/01-2025/0065(N)-(L) on the developer’s own panel, and 237 matches EdgeProp’s “237 link houses, Jalan BSC 6A/1, Presint 6” exactly. The sharpest single number on the licence: vacant possession landed THREE DAYS inside its contractual date of 7 March 2025, on 237 units, with no extension. And immediately against it, from the developer’s own panel: “237 Units (Balance Units: 155)” — 155 of 237 unsold, i.e. 34.6% taken up, on a phase certified in January 2025. The panel gives NO as-at date, so this is a snapshot and not a current figure, and it is published with that caveat. Register band RM995,760 – RM1,631,760: 0 of 237 clear RM2,000,000. Its permit lapsed 18 January 2026, eight days before the certificate — correct for a completed scheme.

11412-13 — Quinton Residences, P6B1
The register name is literally Presint 6b1 Bandar Seri Coalfields — the second of only two registrations not registered under the plain township name — and the developer’s panel prints permit 11412-13/06-2025/0707(N)-(L), which contains the code. 128 = Type A 112 + Type B 16, matching the register, and the band matches to the sen. The most recent completion on the licence: certified 58 days and handed over 43 days inside its date, with no extension. Register band RM1,194,960 – RM1,618,560: 0 of 128 clear RM2,000,000. It holds the genuine, named, phase-level StarProperty 2026 EXCELLENCE — The Cornerstone Award for Best Landed Development, Selangor, and the “83% QLASSIC score” slider on the developer’s corporate home page attaches to THIS registration — one surface, no CIDB record found, and a workmanship assessment rather than a design award. Neither belongs to the phase on sale. Its own panel labels the authority “Kuala Selangor Municipal Council” while printing an MDKS District-Council plan prefix in the same panel — both are printed here and neither is resolved.
P4C2. The library’s one precinct-coded render is coded P4C2; the identical filename with P4C1 was tested and DOES NOT EXIST. The four images on the developer’s own Phase 2 page have titles that name nothing whatever, three of them have duplicate twins under identical titles, and one is a screenshot. None is published here. The only correctly-titled Phase 2 assets in existence are two image-only PDFs with no text layer — documents, not images. Ask Louis for them.11412-14 — Presint 4C1 = The Walden Chapter 2 / Phase 2 — THE PHASE ON SALE
The only live registration on the licence, and the only one with a current advertising and sales permit: 11412-14/12-2026/1149(N)-(L), 17 Dec 2024 – 16 Dec 2026. Identified four ways: the developer’s panel prints that permit under the heading “THE WALDEN (P4C1) PHASE 2”; the filed brochure AND the filed newspaper advertisement are both headed P4C1; 30 + 39 = 69 on seven surfaces; and all four price figures match the register and the developer’s panel to the sen. Filed as Rumah Sesebuah, Schedule G, tempohAsal 24 Bulan, freehold, Sekatan Kepentingan: Tiada, Bebanan: Tiada, coordinates 3.249874 / 101.486269, plan Bil. (51) dlm. MPKS 200.11/280/4/4/2023-01(A). 69 ÷ 22.47 acres = 3.07 units per acre, the lowest density this site has computed and the one figure that genuinely supports the developer’s “low-density” language (ours, on a press acreage that survives a net-to-gross check). 69 units out of the township’s 3,162 is 2.2%, which also supports the “limited-edition” language, and the arithmetic is worth printing. Three completion dates circulate and 7 March 2027 governs; the filed September 2026 has already passed. No Baki Unit line is filed, so there is no filed take-up check at all.
Every unit count, CCC date, vacant possession date, peratusSiap figure and price band above is quoted from the KPKT KPKT TEDUH register register, read on 14 October 2026. The register’s own price bands are statutory minima and maxima per component row: they are not a price list, not a quotation and not an offer, and no per-unit price is filed anywhere on this licence. Margins against contractual dates are our own arithmetic on the register’s own sale and purchase agreement and CCC dates. Marketing-name-to-code identifications are proved in each row and the one that cannot be proved is left blank. Six of the fourteen registrations have NO filed advertisement at all (iklan: []), so for 2,230 of the 3,162 licensed units the register is the only statutory source.
What the developer publishes, with the subject of every image stated

P4C1; the 516 acres is the developer’s own uncorroborated figure and it is never used as a density denominator here.
P4C1 buyer gets access here, on what terms and at what cost, is answered by nothing but a membership enquiries phone number.

11412-13) — developer’s render. Subject confirmed from the developer’s own title. This is 11412-13, registered Presint 6b1 Bandar Seri Coalfields: 128 two-storey cluster homes, certified complete on 31 July 2025 and handed over 15 August 2025 — the most recent completion on the licence, and SOLD, not on sale. It holds the township’s StarProperty 2026 EXCELLENCE award for Best Landed Development in Selangor.

Rumah Kluster registration on the whole licence. One portal gives this scheme “0 floors” against its own two-storey prose and a built-up ceiling about 456 sq ft below the register’s own figure — which is why nothing on this page is taken from a portal where a filing or the register exists.
11412-12) — developer’s render. Subject confirmed from the developer’s own title, in which a single character does all the work: the 2 token is the ONLY thing separating this file from Jardin Phase 1 (11412-10 and -11), and the same library holds a near-identically titled file with no 2 in it. This is precinct P6A1 — and on this licence P6A1 is PHASE 2 while P6A2 is Phase 1, so the precinct code runs backwards here too. 237 units, certified 27 January 2025, handed over three days inside its contractual date.
P4C2), Bandar Seri Coalfields — PHASE 1, completed with CCC April 2023. Developer’s render published 2022. Subject confirmed from the developer’s own content-management title, and the developer’s own date on this file pre-dates Phase 2’s advertising permit of 17 December 2024 by more than two years. THIS IS NOT THE PHASE ON SALE. The phase on sale is Phase 2, precinct P4C1, 69 bungalows, 78% built — and the precinct code runs BACKWARDS against the phase number on this licence, so P4C2 is Phase 1 and P4C1 is Phase 2. Phase 1 is 11412-8 plus 11412-9, 75 bungalows, certified in April and July 2023 and sold.
P4C2 — The Walden PHASE 1, Bandar Seri Coalfields. NOT Phase 2. Subject confirmed, and this is the ONLY precinct-coded render in the developer’s entire library — its own title contains the string P4C2. The identical filename with P4C1 was fetched as a control and does NOT exist, which is itself the finding: the phase on sale has no render of its own. So this page carries no image of P4C1 and says nothing anywhere that implies one exists.Nine images, every one of them the township or a COMPLETED precinct, and every subject taken from the developer’s own content-management title rather than from a filename, a folder, a page placement or a pixel size. That discipline is not decorative here: the developer’s library carries NO alt text on any of its roughly 75 items and prints no caption anywhere on its site, so the title is the entire evidential basis — and three map files in two adjacent folders sit within ONE PIXEL of each other on both axes, one of them titled with a pair of numbers that do not even match its own dimensions. A pick by size, folder or placement hands you the wrong map. The library was also contamination-tested in both directions against this developer’s two OTHER townships — Desa Coalfields on licence 8340 and Caledonia on licence 30020 — with live positive controls, and it passed: not one item carries a title from either. Nothing from those two townships appears on this page. Refused, and the loss is real: the three best renders on the developer’s host name the township in their titles and NO subject at all, so they are not published; six files carry the host’s own misspelling of “haven”; and every launch graphic, logo, thumbnail and stock lifestyle image is excluded. Above all: there is no image of P4C1, the phase on sale, anywhere in the world that this page could verify — so there is none here.
Mukim Ijok, Daerah Kuala Selangor — and why the “Sungai Buloh” in the address is a postcode
Every kilometre figure on this page is the developer’s own, from its own amenities page, with the origin stated as THE TOWNSHIP and the method — straight-line or driving — NOT STATED by the developer. Not one published distance anywhere is measured from P4C1, the phase on sale. Nothing is borrowed from a neighbouring township’s table, in either direction. And the developer’s own table refutes its own address line, which is the single most useful thing on this page for anyone who thinks this is Sungai Buloh town.
The map pin is the published site address of the sales gallery and clubhouse in Presint 2 — the fullest site address anybody publishes. NO FILED DOCUMENT gives a street address, a lot number or a PT number for P4C1; the filing locates it by precinct code and the register by coordinates, and there is no Bursa land or contract announcement to recover a lot number from. The developer’s location map on this page is a SCHEMATIC and its distances are not to scale.
The developer’s own distance table, verbatim
- KIP Mall Desa Coalfields — 1.9 km (and note the name:
Desa Coalfieldsis a DIFFERENT township on a DIFFERENT licence) - Jaya Grocer, Eco Grandeur — 5.2 km
- Lotus’s Puncak Alam — 8.4 km
- UiTM Hospital — 7.5 km — the nearest hospital in the developer’s own table
- Sungai Buloh Hospital — 24.3 km — and the postal address of this township reads 47000 SUNGAI BULOH
- Selayang Hospital — 33.5 km
- Sasana International School — 9 km
- Wesley Methodist Private School — “Within the Township”, with NO distance given
- Tasik Puteri Golf and Country Club — 10.8 km
- Kundang Lakes Country Club — 12.3 km
- Kelab Rahman Putra — 13.7 km
- and a general claim of “around 30 minutes’ drive away from most of Klang Valley’s major suburbs” — a MINUTE claim with no origin and no destination
Four things wrong with that table, printed beside it
- IT REFUTES THE PROJECT’S OWN ADDRESS. The postal address is
47000 Sungai Bulohand the developer’s own table puts Sungai Buloh Hospital 24.3 km away. The honest line: this is the Sungai Buloh WEST corridor, in Daerah Kuala Selangor; it shares a postcode with Sungai Buloh town and it is not in or near it. - NO RAIL DISTANCE FROM ANYBODY, so none is published here. The Edge in 2015 wrote only that “the nearest public transport is Sungai Buloh railway station” and that developers had asked authorities to extend rail service and were reserving land for it; The Edge in 2011 said BSC was “about 20 minutes from a PROPOSED MRT station”; EdgeProp in 2026 says only “near MRT connectivity”. An eleven-year-old “proposed”, a minute claim and an adjective. PUBLISH NO RAIL DISTANCE — and this page publishes none.
- NO HIGHWAY DISTANCE FROM ANYBODY, AND THE HIGHWAY LISTS DISAGREE. The developer’s project page names NSE, GCE, LATAR, DASH and the West Coast Expressway; its own amenities page names none; StarProperty’s insight page names NKVE, LDP, GCE and Federal Road 54; The Edge in 2015 named LATAR, GCE and the proposed DASH; StarProperty in 2015 named NKVE, LDP, LATAR, GCE, Federal Road 54 and Jalan Kuala Selangor; EdgeProp names LATAR, GCE, NKVE and DASH; and StarProperty in 2019 said “five major highways, with two more under construction”. Six lists, no two identical, and not one distance.
- The developer claims an “easy drive to most major Klang Valley cities” and quantifies it as “around 30 minutes”, while its own table puts the nearest tertiary hospital at 24.3 km and Selayang Hospital at 33.5 km. Both are printed here together, and the reader can do the arithmetic.
What NO source gives a distance for
- Any rail station — KTM Sungai Buloh, MRT Kwasa Damansara, MRT Sungai Buloh: none
- Any highway entrance or toll plaza
- Kuala Selangor town, Rawang town, Shah Alam, Petaling Jaya, Kuala Lumpur city centre, KLIA — and Sungai Buloh town itself
- The Coalfields Retail Park from any residential precinct
- The BSC Clubhouse from
P4C1 - The Wesley Methodist school, the Kuen Cheng campus or SJK(C) Lee Loy Seng from
P4C1 - The 50-acre Central Park from
P4C1 - So: NOT ONE published distance is measured from the phase on sale. Every figure above is a township figure, and this page attaches that origin to every one of them.
Six addresses, and only two of them are the site
- Wisma Taiko, No. 1, Jalan S.P. Seenivasagam, 30000 Kinta, Perak — the licensee’s REGISTERED OFFICE, about 180 km from the site
- Suite 1A-1, Level 1, Menara KLK, No. 1 Jalan PJU 7/6, Mutiara Damansara, 47810 Petaling, Selangor — the licensee’s business address, and the building that holds the GreenRE Bronze row refused above
BSC Gallery & Club, Lengkok BSC 2/4, Presint 2, Bandar Seri Coalfields, 47000 Sungai Buloh— the site, and the fullest address published anywhereJalan BSC 6A/1, Presint 6— the site address of11412-12(Jardin Phase 2)16, Jalan BSC 4C/1, 48020— the site address of11412-8(Walden Phase 1), with a DIFFERENT postcodeJalan BSC 2B/2, Presint 2— from one portal- NEVER read a locality, a district or a postcode off a licensee’s register row. Both of this licensee’s register addresses are outside the district, one of them in another state. The district here was settled from the FILED PLAN PREFIX and the register’s own
daerahfield, which agree.
Coordinates across the licence, and the two townships that must not be confused with this one
11412-14:3.249874 / 101.486269— within 0.001° of-8and-9, i.e. the sameP4Cprecinct cluster- All fourteen BSC records cluster inside about 2.5 km (3.240–3.262 / 101.480–101.500). No coordinate defect anywhere on this licence, which is not something this site can say often
- Wikipedia gives the township centre as about
3.2442 / 101.4808— consistent DESA COALFIELDSis a DIFFERENT township on a DIFFERENT licence:KL - KEPONG PROPERTY DEVELOPMENT SDN. BHD., code 8340, two registrations totalling 1,877 units, all certified 2004–2010, bands from RM42,000 — and its register files NO coordinates at all. The Edge, May 2011: KLK began selling BSC “opposite its 57.5ha Desa Coalfields”, and KIP Mall Desa Coalfields is the 1.9 km row above. The two names are ONE WORD apart and nothing from 8340 appears on this page.CALEDONIAis a different township again:KLK PARK HOMES SDN. BHD., code 30020, four registrations — Caledonia 243 and 151, Rumah Selangorku Iris 1 154, and Kamelia 132, which is still selling — at Ijok/Bestari Jaya, coordinates 3.295–3.298 / 101.435–101.439, about 8 km north-west. That coordinate gap is the cleanest single proof the two are separate. This site already carries a page for a completely unrelated Kamelia at Bandar Sri Damansara, by a different developer: the two must never cross, and nothing on this page links to either.KLK TechParkis at Tanjong Malim, announced September 2025, and is NOT a component of this township — despite sitting in this township’s own site navigation- And one more that a reader WILL mis-connect: the “Mah Sing and KLK Land joint venture, 419.15 acres” of December 2025 is INDUSTRIAL LAND IN JOHOR. It has nothing whatever to do with this township.
Distances are the developer’s own published kilometre figures from its own amenities page, measured from the township with the point unstated and the method — straight-line or driving — not stated. Not one of them is measured from P4C1. No rail distance, no highway distance and no distance from the phase on sale is published by any source, so none appears here. No figure is borrowed from any neighbouring township’s table in either direction — the nearest comparable table on this site belongs to a Daerah Gombak site and systematically disagrees with this one, which is itself evidence that they are separate places. The developer’s location map is a schematic and its distances are not to scale. Verify anything that matters to you on the ground.
11412-14 — registered Bandar Seri Coalfields (presint 4c1), marketed The Walden Chapter 2 / Phase 2: the statutory block as filed
This is the ONE registration of fourteen that is live and on sale, and it has its own register code, its own price band, its own permit and its own delivery date — which is why it gets its own labelled section rather than being folded into the township. Three surfaces are set side by side below: the filed brochure, the filed newspaper advertisement and the developer’s own statutory panel. Where they agree, they agree exactly; where they differ, both are printed. The register was read on 14 October 2026 and the filed documents were read the same day.

Both filed documents print the permit as XXXXXX and its validity as XXXXXX, so these values come from the register and from the developer’s own panel, which agree to the day. Rekod Lesen Terdahulu is EMPTY at 22 months old, which is a POSITIVE: this is a first issue, so an unpermitted interval is impossible on the phase on sale. The -(L) tail denotes LANDED. Read the row above as the phase on sale only. The other thirteen registrations on this licence have their own codes, bands, permits and dates, and they are set out one by one further up this page. The register’s per-row bands for all fourteen are published there; the state-controlled Rumah Selangorku prices for 11412-3 and 11412-5 are published below. Six of the fourteen registrations have NO filed advertisement at all, so for 2,230 of the 3,162 licensed units the register is the only statutory source — a weaker record, and this page does not level it up.
Marketing information compiled from public records on 14 October 2026. Not an offer, not a quotation and not a price list. The price figures above are the statutory Unit Selling Price minima and maxima from the legally filed advertisement particulars for 11412-14, reproduced to the sen by the KPKT register and by the developer’s own statutory panel, and they are filed per storey rather than per unit — no per-unit price is filed anywhere on this licence. peratusSiap is a quoted register value and no completion date on this page is computed from it. Densities, programme percentages, delivery margins, net-to-gross checks, GDV sums and square-foot conversions marked (ours) are our own arithmetic on named published figures. The 22.47-acre parcel area is a PRESS figure; no filed parcel area exists. Registry fields change without notice. Verify projects 11412-1 to 11412-14, the licence 11412/05-2028/0764(A) and the advertising permit 11412-14/12-2026/1149(N)-(L) on the KPKT register yourself, and verify every figure that matters to you against the price list and the sale and purchase agreement before you commit.
Twelve registrations, one identical name — what that actually means for your own KPKT search
Of the fourteen registrations on licence 11412, TWELVE carry the identical registered name Bandar Seri Coalfields — eleven of them exactly, and 11412-14 as Bandar Seri Coalfields (presint 4c1). Only two are registered differently: 11412-7 as Hampton Residences and 11412-13 as Presint 6b1 Bandar Seri Coalfields. So when a client runs their own search on the KPKT register for the name at the top of this page, twelve records come back. Each is a different product with a different filed price band, a different advertising and sales permit and a different delivery date, and NOTHING on the screen separates them except the register code. That is why this page prints the code beside every figure, and why a page that averaged the fourteen would be worse than useless. Read it both ways, because it genuinely cuts both ways. In your favour: the REGISTERED name IS the township name, which almost never happens on this site — so your own register check on “Bandar Seri Coalfields” resolves and returns real records. Against you: a search for “The Walden”, which is what the sales material calls the houses on sale, returns NOTHING, because that word appears in no filing, no register field and no government document anywhere in Malaysia. And a search on the township name gives you twelve price bands, twelve permits and twelve delivery dates with no way to tell which is yours. Two further traps, and neither is stated by any source. First, a single marketing “phase” can be TWO separate registrations — two permits, two price bands, two delivery dates. 11412-8 (47 bungalows) and 11412-9 (28) are together the 75 houses the developer sells as The Walden Phase 1; 11412-10 (110) and 11412-11 (122) are together the 232 houses it sells as Jardin Residences Phase 1. Second, and this is the one that reverses a reader’s natural assumption: THE PRECINCT CODE RUNS BACKWARDS AGAINST THE PHASE NUMBER on this licence. P4C2 is The Walden PHASE 1 and P4C1 is PHASE 2. P6A2 is Jardin Phase 1 and P6A1 is Jardin Phase 2. On both sequences the LOWER precinct number is the LATER phase. Both facts come out of the filed brochure headings — one is headed P4C2 (Fasa2), another 6A2 (Fasa 2) — read against the developer’s own statutory panel, which prints an advertising permit number for five projects, and a permit number CONTAINS the register code. That is the single most valuable document on this job and it is the developer’s own. The identified map, with the proof in one line each: -1 884 units reconciling exactly to the six precincts a publisher tabulates plus a 59-unit low-cost row no marketing source lists (138+142+128+128+[204+85]+59 = 884) · -2 487 (Senna Homes 261 + Ixora 226) · -3 Hibiscus 2 224, with keluasan 95 mps = 1,022 sq ft against a published 1,000 · -5 Hibiscus 3 274 (159 + 115), with the state’s own price equal to the register minimum to the ringgit · -6 Hemingway Residences 252, where the register’s terrace rows 59+63+36 = 158 superlinks and its semi-detached rows 52+28+14 = 94, matching a published 158 and 94 EXACTLY · -7 Hampton Residences 191, registered under that name · -8 + -9 The Walden P4C2 Phase 1 · -10 + -11 Jardin P6A2 Phase 1 · -12 Jardin P6A1 Phase 2, 237 = a portal’s “237 link houses, Jalan BSC 6A/1” exactly · -13 Quinton Residences 128 = Type A 112 + Type B 16 · -14 The Walden Chapter 2, 69. And 11412-4, 109 units, is UNIDENTIFIED: no marketing name can be attached to it by any source and this page guesses none. Thirteen of fourteen is the honest score.
The developer’s own statutory panel is better than its own filing — on two fields, and it is a credit
Both of 11412-14’s filed statutory documents print the advertising and sales permit number as XXXXXX and its validity as XXXXXX. The developer’s own statutory page prints the real permit — 11412-14/12-2026/1149(N)-(L), valid 17 December 2024 to 16 December 2026 — and the KPKT register agrees with it to the day. So on this project the FILING is the placeholder generation and the DEVELOPER is the complete one, which is the inverse of the usual direction on this site. Lapse is therefore still assessable, from the register plus the developer’s panel. That one page carries five projects’ complete statutory blocks and it is the second-best such page this site has found. What it supplies that the register does not: the licensee’s own company registration number 261277-W, which KPKT prints nowhere; a per-type unit split on three sibling phases; the bridge from five marketing names to five register codes; and the ONLY take-up figures anybody publishes anywhere for this township. Those two take-up figures, with the caveat they need: Jardin Residences (P6A1) Phase 2 at “237 Units (Balance Units: 155)”, i.e. 155 of 237 unsold or 34.6% taken up on a phase certified complete in January 2025; and The Walden (P4C2) Phase 1 at per-type balances of 1/0/0/1/1/1 = 4 of 47 remaining, 91.5% taken up. NEITHER carries an as-at date. A developer panel can copy a filed balance forward as though it were current, so both are published here as an undated snapshot and neither is restated as a present fact. And the panel’s one real fault, which must travel with it: it is dated nowhere, and THREE of its five panels print advertising permits and completion dates that have already expired — Quinton’s permit to 15 June 2025, Walden Phase 1’s to 26 January 2024 and Jardin Phase 1’s to 26 March 2024, with completion dates of July 2025, April 2023 and August 2023. Treat that page as a dated snapshot, never as the live filing. Its -14 panel, which is the one that matters, is correct on licence, permit, plan reference, authority, tenure, encumbrance, restriction, unit count and all four price figures — nothing cross-checkable on it is wrong. That is a credit and this page states it as plainly as it states a fault. One difference that is NOT a fault and must not be read as one: the register prints the licence suffix as (A) while the developer and both filings print (R). This page publishes the register’s suffix and records the difference as an open question. KPKT publishes no key to those letters and nobody should infer one. The same applies to the (N) on the live permit: 11412-12 and 11412-13 each carry TWO history rows with the SAME permit number and the SAME dates, one marked (A)-(L) and one (N)-(L), which is the best evidence yet that those letters are two STATES of one permit rather than two permits — and 11412-14’s own history being EMPTY at 22 months supports reading (N) as FIRST ISSUE. Recorded as a question, never as a defect.
The money that IS publishable — and the state-controlled prices that must never be read as an entry price
Three kinds of figure are published on this page and nothing else is. ONE: the filed statutory Unit Selling Price band of the phase on sale. RM2,573,000.00 – RM5,235,000.00 for the 30 single-storey bungalows and RM2,980,000.00 – RM4,278,000.00 for the 39 double-storey ones. All four figures appear identically, TO THE SEN, on the filed brochure, the filed newspaper advertisement, the register’s own component rows and the developer’s own statutory panel — four surfaces, zero variance. This site has recorded register bands that splice two generations, bands with orphan sen and bands whose register minimum sits below the filed one. This one is clean, and so is every other record the developer’s panel covers: more than twenty figures across five records with no splice at all. That deserves saying as loudly as this site names a splice. They are filed per storey and not per unit, so no individual house’s price is published anywhere. TWO: the register’s own per-row statutory bands for all fourteen registrations, which are set out registration by registration further up this page and which exist for the six records that have no filed advertisement at all. For those six — 2,230 of the licence’s 3,162 units — the register is the only statutory source there is. THREE, and this is the one most readers come for: the two STATE-CONTROLLED Rumah Selangorku prices. Hibiscus 2 = 11412-3: 224 two-storey terraced homes of about 1,000 sq ft at RM205,000, applied for as “Daerah Kuala Selangor, Mukim Ijok, Property Type D”, handed over in April 2017. Hibiscus 3 = 11412-5: 274 homes of about 1,050 sq ft at RM220,000, handed over in September 2019 — and that figure equals 11412-5’s own register MINIMUM to the ringgit. 498 homes in all, which closes exactly on the 498 one encyclopaedia reports. Now the thing that must be said about them, and said clearly. Those are STATE-CONTROLLED STATUTORY PRICES set by the Selangor state affordable-housing programme. They are not developer figures, they were never open to negotiation, and the phases they belong to are FINISHED, HANDED OVER AND SOLD OUT — one in 2017 and one in 2019. They are published here as historic state-controlled prices and as nothing else. They are NOT an entry price for anything on sale today, and anybody who quotes RM205,000 or RM220,000 next to a 2026 bungalow is comparing a state-controlled affordable home from 2017 with an open-market house from a different registration nine years later. No filed advertisement exists for either phase, so there is no filed affordable-price row to quote at all — the register band and the press are the whole record. And on the phase on sale there is NO affordable allocation of any kind: no Harga Mampu Milik (LPHS) row, no affordable type-code pair, no duplicated built-up at two prices and no register affordable flag. Its filed price table has two rows and both are open-market bungalows from RM2,573,000. The state housing board’s own controlled-price list of September 2026 carries NO row for this township at all — and that absence is NOT a negative: that list carries only stock still open for application, and this township’s affordable phases were handed over in 2017 and 2019. (The nearest row it does carry is a different developer’s scheme in the SAME Mukim Ijok and the SAME Daerah Kuala Selangor at the SAME RM220,000 — four coincidences at once. It is refused, and it independently corroborates that Mukim Ijok and Daerah Kuala Selangor are a real pairing.)
The GDV arithmetic, the density denominator, and the eight denominators refused
FOUR township gross development values circulate and they do not move in one direction: RM3.7 billion (The Edge, May 2011, as the initial figure) · RM5.9 billion (The Edge, August 2015) · RM5.6 billion (StarProperty, 2019) · RM5.5 billion (EdgeProp, September 2026). The figure went DOWN after 2015. All four are published here with their dates, and no single one is presented as fact. The arithmetic, which is ours and which passes cleanly in the expected direction: summing the licence’s own statutory minima row by row across all fourteen registrations gives about RM2.534 billion, and summing the maxima gives about RM3.996 billion. 11412-14 alone is RM193,410,000 at the minima and RM323,892,000 at the maxima. So the current RM5.5 billion township claim sits about RM1.5 billion ABOVE the sum of every licensed MAXIMUM — which is the correct direction, and it is fully explained: the licence covers 3,162 DWELLINGS and not one commercial unit, while the township also carries the ~21-acre Coalfields Retail Park, BSC Central’s 101 shop offices and the rest of the commercial, plus the part of the township still in planning. There is no stale-generation signal here at all, which on this site is a credit rather than a neutral. The licensed minima are 46% of the claimed township figure, which for a largely-complete township with a mall is coherent. One figure worth printing beside the GDV, because a buyer is entitled to it: an analyst note of July 2023 puts this whole property division at “less than 5% of KLK’s group profits”, on three-year averages of about RM182 million of revenue and RM59 million of operating profit a year, inside a group with revenue in the tens of billions. That cuts both ways and this page says so: thin management attention on one side, a very deep balance sheet on the other. DENSITY. The phase on sale is 69 units on 22.47 acres = 3.07 UNITS PER ACRE (ours) — the lowest density this site has ever computed, by a factor of three against a previous record of 9.41, and the one figure on this project that genuinely supports the developer’s “low-density” language. Name the denominator honestly: 22.47 acres is a PRESS figure, from one portal’s project table of 15 July 2026, because Keluasan Tanah is NOT PRINTED in either filed document and the register’s keluasan is a built-up. It survives a net-to-gross check against the filing’s own lot sizes: all 69 at the smallest filed lot of 60′×100′ is 9.50 acres, or 42.3% of 22.47; a plausible mix including the 60′×110′ and 60′×170′ lots averages about 10.45 acres, or 46.5%. A 42–47% net-to-gross on a bungalow phase with 60-foot frontages, wide estate roads, a drainage reserve and a central garden is entirely plausible, so the acreage is used — labelled. EIGHT denominators were refused, which is a record for this site, and the refusals matter more than the answer: the township’s own 1,001 acres (it carries the mall, a 50-acre park, three schools, the clubhouse and all the commercial, while the unit count excludes every one of those units) · North Haven’s 516 acres (the enclave that CONTAINS this phase along with five others) · the 50-acre Central Park · the retail park’s ~21 acres and its 7-acre lake park · the 2.5-acre clubhouse-and-gallery parcel · Hampton Residences’ 33 acres, which is a different phase’s own parcel · and the group’s corridor land bank, for which FIVE different figures circulate (5,000 / 5,500 / 6,000 / 6,500 / 6,600 acres from five sources) and every one of which is a land bank rather than a development parcel. Also refused: the mall’s ~1,000,000 sq ft, which is a GROSS BUILT-UP AREA and not land — read the label, not the number. And a township-wide density is NOT offered even though 3,162 ÷ 1,001 acres = 3.16 looks superficially right: the denominator carries the mall, the parks, the schools and all the commercial while the numerator excludes them, so the answer would be right by accident. A plot ratio cannot be computed at all, because no gross floor area is published for any housing phase.
Foreign buyers — the price answer is yes, the title answer is no, and the title governs
The district comes from the filed plan prefix, never from a postcode and never from a township name. Bil. (51) dlm. MPKS 200.11/280/4/4/2023-01(A) → Majlis Perbandaran Kuala Selangor → Daerah Kuala Selangor, corroborated by daerah: Kuala Selangor on all fourteen register records and on both sister licences. Selangor’s published zones: ZONE 1 — Petaling, Klang, Hulu Langat, Sepang — RM2,000,000; ZONE 2 — KUALA SELANGOR and Kuala Langat — RM2,000,000; ZONE 3 — Hulu Selangor — RM1,000,000. So this township sits at RM2,000,000, the SAME floor as Zone 1, and NOT at RM1,000,000. Anybody carrying a RM1,000,000 figure here would halve the real threshold. Sources: a published eligibility checker that prints “Selangor — Zone 2 (Kuala Selangor, Kuala Langat)” verbatim and cites Pekeliling PTG Selangor Bil. 1/2014, and a law-firm note on PTG Selangor Circular 2/2020 of 27 April 2020 tabulating the same three zones. One thing that circular is often quoted for and must NOT be carried as current: its reduction of the threshold to RM1,500,000 ran from 1 January 2020 to 31 December 2020 only, and it has EXPIRED. Confirm the current figure with Pejabat Tanah dan Galian Selangor before you rely on it; the checker is known to contradict itself across its own pages, which is why two independent sources were used here. ON PRICE, THE ANSWER IS A CLEAN AND WIDE YES — the first time this site has been able to say that about a Selangor landed project. The 30 single-storey bungalows are filed at RM2,573,000 – RM5,235,000: the cheapest clears RM2,000,000 by RM573,000, which is 1.287×, and the dearest by 2.62×. The 39 double-storey bungalows are filed at RM2,980,000 – RM4,278,000: the cheapest clears by RM980,000, which is 1.49×, and the dearest by 2.14×. All 69 of 69 clear. No straddle, nothing undeterminable. (Our arithmetic on the filed bands.) AND IT DOES NOT HELP ANYBODY, BECAUSE THE TITLE BARS THEM ANYWAY. Schedule G plus an advertising and sales permit tail of -(L) plus Rumah Sesebuah plus freehold equals individual-title landed property, and there is no strata reference anywhere on this licence. In Selangor, landed property on an individual title is not permitted to a non-citizen WHATEVER the price — the same eligibility checker states it, citing Pekeliling PTG Selangor Bil. 1/2014, and so does Louis’s own company’s published guide to buying land in Malaysia. The published landed exception turns on strata or landed-strata title, or on a gated and guarded scheme. NO SECURITY SCHEDULE IS FILED in either of the phase’s two filed documents — checked, and present on none of the eight filed brochures on this licence — so that route is unavailable here too. The price answer is yes; the title answer is no; the title governs; and this page will not let “clears the floor by 1.29 times” imply that a non-citizen may buy. The township-wide arithmetic, which nobody publishes, computed per registration against the correct Zone 2 floor: -1 0 of 884 · -2 0 of 487 · -3 0 of 224 · -4 0 of 109 · -5 0 of 274 · -6 STRADDLES (the 14 three-storey semi-detached houses clear outright, the 36 three-storey terraces straddle, four rows do not clear) · -7 STRADDLES · -8 STRADDLES narrowly — five of six type rows clear and Type B’s minimum of RM1,918,800 misses by RM81,200, or 4.06% · -9 STRADDLES BY THE FINEST MARGIN ON THE LICENCE — Type B’s minimum of RM1,993,740 misses RM2,000,000 by RM6,260, which is 0.313%, while Types A and C clear by RM11,590 and RM17,890 · -10 0 of 110 · -11 0 of 122 · -12 0 of 237 · -13 0 of 128 · -14 69 of 69 CLEAR. So on price, 69 of this township’s 3,162 licensed dwellings — 2.2% — clear the Zone 2 floor outright, and all 69 are in the one phase on sale. Three completed registrations straddle it and are UNDETERMINABLE unit by unit, because the bands are filed per component row and no per-unit price exists anywhere. (All of it ours, on the register’s own rows.) And the title bars the lot of them regardless, which is the sentence that has to sit immediately after the arithmetic. One thing this page can state AFFIRMATIVELY, which it rarely can: Sekatan Kepentingan: Tiada / Nil on three surfaces. There is NO filed State-consent restriction here. The strongest single foreign-buyer bar signal this site looks for on a filed advertisement is simply absent, and the bar comes from the title TYPE instead.
Is it gated and guarded? Four sources, four positions, and no filed schedule to settle it
This matters for every buyer, not only a foreign one, and there is no honest single answer — so all four positions are printed and no side is picked. ONE: there is NO FILED SECURITY, GUARDHOUSE OR FENCING SCHEDULE in either of the phase on sale’s two filed documents, and none in any of the other filed brochures on this licence. On this site exactly one project has ever met the gated-and-guarded condition on a filing; it was checked here and it is not met. TWO: the developer’s own strongest published claim is UNIT-LEVEL — “security alarm system and auto-gate system”, from a branded advertorial. That is a house alarm and a driveway gate. It is not a guarded scheme. THREE: the township DOES have its own Auxiliary Police. The developer claims it was “the first development in this part of Klang Valley to invest in forming its own Auxiliary Police” — which is unfalsifiable as written, because “this part of Klang Valley” has no boundary. StarProperty’s version is at least definable — “the first township in the Sungai Buloh West and Shah Alam North vicinity with its own Auxiliary Police” — so that is the form published here, attributed. It is TOWNSHIP-wide, and no document says it polices P4C1. FOUR, and this is a flat contradiction: StarProperty’s own township profile states that the housing areas are NOT gated or guarded — “Housing areas are not gated or guarded. Residents have formed a Facebook group to organise a residents’ association and hire security” — while one portal tags the same township “24-hour security” and “perimeter fencing”, and another publisher calls the phase on sale a “close-knit, gated community” while naming no guardhouse, no guards and no auxiliary police. So: this page does NOT state that the township is gated and guarded, and it does NOT state that it is not. It publishes the contradiction, says there is no filed schedule to settle it, and tells you to get the answer in writing from the developer before you sign anything. It is moot for the foreign-buyer question, because the title bars a non-citizen regardless — but it is a live question for everybody else.
The permits, the licence and the two unpermitted intervals — which are two different findings
ONE live permit, thirteen lapsed, and that is the correct state. 11412-14 carries 11412-14/12-2026/1149(N)-(L), valid 17 December 2024 to 16 DECEMBER 2026 — the only current advertising and sales permit on the whole licence. Thirteen lapsed permits on thirteen COMPLETED schemes is exactly what the register should look like and this page does not report it as a fault. But a page published today is describing a permit that expires within weeks, on houses about 78% built with contractual vacant possession not due until 7 March 2027 — so a renewal or a lapse falls due almost immediately. Ask for it in writing, and treat this section as needing a re-check in December 2026. THE PERMIT CREDIT, and it is the cleanest on this site: the FIRST advertising permit pre-dates the FIRST sale and purchase agreement on FOURTEEN OF FOURTEEN registrations — by 9, 49, 1,079, 27, 108, 76, 31, 86, 361, 53, 187, 47, 103 and 80 days respectively. Selling began under a valid permit every single time, on every phase, for fifteen years. Nobody publishes that either. READ HONESTLY AGAINST IT: twelve of the fourteen have continuous permit cover and TWO do not — and the two are not the same finding. 11412-1 ran from 8 April 2013 to 27 April 2014, about 385 days, with NO advertising permit, DURING its selling and building period (its first sale and purchase agreement was 17 April 2011). That is the finding that matters, because it means houses were being advertised and sold on a scheme whose permit was not current. 11412-3 shows a longer gap, from 19 April 2014 to 5 February 2016, about 657 days — but that gap ENTIRELY PRE-DATES its first sale and purchase agreement of 2 April 2016, so no unit was sold during it. An unpermitted interval BEFORE the first sale is not the same thing as one DURING the selling period, and this page says which is which rather than reporting two gaps and letting a reader assume the worse of both. The licence itself: 11412/05-2028/0764(A), 26 May 2023 to 25 May 2028, identical on six surfaces and CURRENT. The superseded generation, 11412/05-2023/0480(A) running to 25 May 2023, is printed inside two of this licence’s filed brochures — so the new licence begins THE DAY AFTER the old one ended. RENEWED FORWARD, not lapsed, and the expiry reconstructs from the licence’s own /05-2028/ segment, which is what all six surfaces print. Five of this licence’s permits carry a (P) suffix and NO -(L) or -(S) tail (-1, -2, -3, -4, -6, running from 2014 to 2020), so the free landed-versus-strata read from a permit tail is simply unavailable on those five, whatever their date. Nothing is inferred from a letter whose key KPKT does not publish.
Not published, therefore not on this page — the full list, with the reason for each
Every item below is something a buyer would reasonably ask and no source answers. The reasons differ, and the difference is the point. How many of 11412-14’s 69 houses are Type A, C, D, D1, E, F or G — NOT PRINTED in the filing, absent from the register, absent from the developer’s panel and absent from every portal. Only the 30 single-storey / 39 double-storey split exists. Which type carries the RM5,235,000 maximum, and why the dearest house in the phase is a SINGLE-STOREY one — the filing gives a single-storey maximum of RM5,235,000 against a single-storey built-up ceiling of 3,928 sq ft and a two-storey maximum of RM4,278,000 against a ceiling of 4,087 sq ft, and it does not say which type or why. The 60′×170′ lot is the obvious candidate and no document confirms it, so this page does not state it. Whether there is a Type B in this phase — the codes run A, C, D, D1, E, F, G, and the sibling registration 11412-9 DOES carry a Type B. The gap is printed, not reconciled. The car-park bay count — Tempat Letak Kereta is NOT PRINTED in either filed document; the plans show Anjung Kereta (a porch) and Laluan Kereta (a driveway), and a porch is not a filed bay count. The lot number, the PT number and the street address of P4C1 — no filed document gives one, the filing locates the phase by precinct code and the register by coordinates, and there is no Bursa land or contract announcement to recover a lot number from. The contractor, the architect and every consultant, and any commencement date — published nowhere, by anybody, for any phase of this township: no stock-exchange announcement, no construction record, no consultant list in either filed document. Not even an architect, so the usual architect-published-contractor-not inversion does not apply here: NEITHER is published. And with no commencement date the contractor float test cannot be run in either direction. The title type as a FILED fact — freehold is filed eight ways, but individual-versus-strata is never filed. The “individual freehold land titles” statement belongs to a publisher and to a DIFFERENT phase of this township. Whether P4C1 is gated and guarded, and by whom — four sources, four positions, no filed schedule. Whether a P4C1 buyer gets clubhouse access, on what terms and at what cost — a “Clubhouse Membership Enquiries” phone number is the only answer anybody publishes. Any distance from P4C1 to anything at all — the clubhouse, the 50-acre park, the mall, the three schools, a station, a highway entrance. Every published kilometre figure is measured from the township. Whether the advertising permit will be renewed past 16 December 2026. How many of the 69 remain unsold — no Baki Unit line is filed for this registration and no source gives one, so there is no take-up figure for the phase on sale at all. What became of the purchasers in 11412-1, 11412-2 and 11412-6 whose components were certified AFTER the original contractual date with no extension on the register — their late-delivery entitlement, and whether any claim was made or paid. Answered by no public document, and this page says so outright rather than quietly omitting it. Which marketing name belongs to 11412-4, the 109-unit registration no source identifies. No name is guessed. Any GDV for 11412-14 — not published; the sums on this page are ours. A plot ratio for any phase — no gross floor area is published for any housing component. The Housing Development Act position of BSC Central’s 101 shop offices — no registration, no permit, and no document states it either way, which is why this page states the structural position (the licence covers dwellings only) rather than making a claim about those units. The registration numbers of KLK Land Sdn Bhd, KLK Retail Centre Sdn Bhd and KLK Park Homes Sdn Bhd, and the shareholding of the licensee — only the licensee’s own 261277-W is obtainable, and only from the developer’s own documents; the parent’s annual-report server did not respond. Whether the 2026 “Walden Residences” Honours belongs to Phase 1 or Phase 2 — the citation names no phase and this page records it as UNRESOLVED. Any CIDB record behind the “83% QLASSIC” slider. And three statements by others that this page carries only as attributed statements, because no record can test them: the developer’s “about 70% complete”, which cannot be a unit measure because 3,093 of 3,162 licensed dwellings are certified — so it must be a land or GDV measure and no source says which; the advertorial’s “2,750 houses completed and handed over”, which sits 343 units BELOW the register’s 3,093 certified dwellings with nobody explaining the difference; and “about 10,300 residents” and “a population of over 1 million within a 20-minute drive”, which are developer and press figures with no published basis. Carried attributed, or not carried at all. One more, for completeness and because a reader would otherwise believe it: The Edge wrote in 2015 that “the whole development is due for completion by 2025”. That date has been MISSED.
What this page does not publish, and why
Louis’s rule on this site is absolute, and it is worth stating before the list rather than after it: no page here publishes a discount, a rebate, a nett price, a promotion or incentive value, an agency commission, a Bumiputera allocation value, a guaranteed-rental rate or a yield projection. Those belong in a conversation with the documents in front of you, not on a web page. This paragraph is the only place any of those words appears anywhere on this page, in either language. SIX separate families of withheld figure exist on this project, and the page names which KIND each one is — because withholding without saying what was withheld reads like concealing a defect, and on this project most of what is withheld is not a defect at all. KIND ONE: the ethnic-allocation price-adjustment field. It EXISTS — on all five of the developer’s statutory panels AND inside BOTH filed documents for 11412-14. Its existence is published here. Its value is not published, is not recorded in this site’s working files at all, and is withheld in full. KIND TWO, and it is a new kind that this page has to explain rather than simply refuse: SIX launch-era “from” prices from 2011 and 2015, for the six first-release precincts, five of which sit BELOW the current register minimum of the row they match. Those figures are withheld under Louis’s rule — but the REASON matters, because the gap is not evidence of anything. The register band is the CURRENT generation of a scheme launched in 2011 and re-filed upward over fifteen years, so a 2011 launch price sitting below a 2026 register minimum is the NORMAL, EXPECTED direction on a long-running township. The below-minimum test, which is a real test on a new launch, produces a FALSE POSITIVE here. It is a mechanical rule meeting a fifteen-year-old township, not a concealed defect, and saying so is part of withholding it honestly. KIND THREE: a pre-launch indicative figure for Hampton Residences (11412-7), published in 2019 while that phase was “open for registration”, which sits below its own filed minimum of RM968,000. Withheld. One publisher, and a pre-launch estimate rather than a price. KIND FOUR: one publisher’s indicative “prices from” figure for the phase on sale, which sits BELOW its filed statutory minimum of RM2,573,000. The figure is withheld and appears nowhere in this site’s working files. Three things must be said about it. It is carried by exactly ONE publisher, because that publisher and its sister titles count as one house on this site, and a one-publisher discrepancy is a weaker finding than a multi-publisher one. The SAME publisher’s own advertorial on the same project prints NO price at all, which is to its credit. And the DEVELOPER’S own statutory panel and both of its filed documents print the correct RM2,573,000 — so here the developer is right and its own publisher is wrong, which is the inverse of the usual case on this site. KIND FIVE: resale asking prices and per-square-foot series on the completed phases — one portal’s sub-sale asking figures for the township and for Quinton Residences, and another publisher’s 48-month transacted per-square-foot series on two township records. All withheld. And again the kind matters: these are resale asking and transacted floors on a township whose first phases were handed over in 2013 and 2014. A resale floor below a long-ago filed minimum on a twelve-year-old scheme is UNREMARKABLE. Two of those series are worth one further caveat: both of one publisher’s township records carry the IDENTICAL historical per-square-foot high and low, which means a township-wide transaction series has been pasted onto a 47-unit bungalow phase. Neither figure is published. KIND SIX: BSC Central 1’s shop-office figure from 2015. Withheld, and it is NOT TESTABLE AT ALL — because that component holds no developer licence, has no advertising permit and therefore has no statutory floor for a figure to sit below. There is nothing to measure it against. What IS published, and nothing else: the filed statutory Unit Selling Price bands of 11412-14; the KPKT register’s own per-row statutory bands for all fourteen registrations; and the two STATE-CONTROLLED Rumah Selangorku prices for 11412-3 and 11412-5, labelled as historic state-controlled statutory prices for completed, handed-over, sold-out phases and never as an entry price for anything. Every one of those is a filed or registry figure, every one carries its label, and every one carries the same house disclaimer: it is not a price list, it is not a quotation and it is not an offer. For anything beyond them — and that includes every question about what you would actually pay — ask Louis, with the price list and the statutory sale and purchase agreement in front of you.
KL-Kepong Country Homes Sdn. Bhd. — and the company everybody calls the developer, which holds no licence at all
The licensed developer of every one of the fourteen registrations at Bandar Seri Coalfields is KL-KEPONG COUNTRY HOMES SDN. BHD., company registration 261277-W, KPKT developer code 11412, holding licence 11412/05-2028/0764(A) valid 26 May 2023 to 25 May 2028. The register records statusPemaju: Aktif, mempunyaiKesalahan: null — no offence flag, which this site has seen set with no particulars on other licensees — and zero sick and zero abandoned projects across the whole licence. The licence was RENEWED FORWARD rather than lapsed: the superseded 11412/05-2023/0480(A) ran to 25 May 2023 and the current one begins the next day, which is provable because two of this licence’s own filed brochures print the older generation. The registered office is Wisma Taiko, No. 1, Jalan S.P. Seenivasagam, 30000 Kinta, Perak — about 180 km from the site — and the business address is Suite 1A-1, Level 1, Menara KLK, No. 1 Jalan PJU 7/6, Mutiara Damansara, 47810 Petaling, Selangor. Neither is anywhere near Kuala Selangor, which is exactly why no locality, district or postcode on this page was read off a licensee’s register row. The company’s registration number comes from its OWN documents — the filed brochure, the filed newspaper advertisement and its own statutory panel. KPKT prints no registration number at all.
And here is the thing nobody else says. KLK Land Sdn Bhd — the entity every press article, every portal and both awards bodies name as “the developer” of this township — HOLDS NO KPKT DEVELOPER LICENCE. It is the brand company. A client who searches the register for it finds nothing, and would reasonably conclude that the developer of their house is not licensed, which would be wrong. The brand sits over THREE separate licensees, and only one of them builds this township: KL-KEPONG COUNTRY HOMES SDN. BHD. (code 11412, 14 registrations, 3,162 units) builds Bandar Seri Coalfields; KL - KEPONG PROPERTY DEVELOPMENT SDN. BHD. (code 8340, 2 registrations, 1,877 units, all certified 2004–2010) built Desa Coalfields, a DIFFERENT township whose name is one word away from this one; and KLK PARK HOMES SDN. BHD. (code 30020, 4 registrations) builds Caledonia at Ijok/Bestari Jaya, about 8 km north-west on the register’s own coordinates, where Kamelia, 132 units, is still selling. All three print the same registered office, the same business address, the same two telephone numbers, the same sales email and the same website in the register, character for character — which is how the real family is identified and how a decoy is refused. Nothing from licences 8340 or 30020 appears anywhere on this page: not a figure, not a date, not an image, not a link.
The parent is Kuala Lumpur Kepong Berhad, listed on Bursa Malaysia as KLK — a plantation group whose property arm trades under the KLK Land brand. A buyer is entitled to know the scale: an analyst note of July 2023 records that this entire property division contributes “less than 5% of KLK’s group profits”, on three-year averages of about RM182 million of revenue and RM59 million of operating profit a year. That cuts both ways and this page refuses to spin it either direction: a RM193m–324m bungalow phase inside a group with revenue in the tens of billions means thin management attention on one side and a very deep balance sheet on the other. It is also the reason no contractor, architect or consultant is named on any public surface for any phase of this township — the whole phase sits far below the parent’s own announcement threshold, so there is nothing to announce and nothing to recover a name from. The licensee’s shareholding is not published and the parent’s annual-report server did not respond, so it is presumed wholly owned and this page states that as a presumption rather than a fact. Named people, from the press: Tan Sri Lee Oi Hian (chief executive), Dato’ David Tan Thean Thye (managing director, quoted 2015 and 2019), Lee Wen Ling (managing director, quoted 2025 and 2026 — so the managing director changed between generations), Dianne Chan (senior general manager, operations) and Eric Tan (senior manager, sales and marketing).
There is NO joint venture at Bandar Seri Coalfields, and for once that can be said affirmatively. No JV partner is named on any surface, and the land was the group’s own: the former Tuan Mee Estate oil-palm plantation. So there is no land vendor here and the “vendor holds no licence” question does not arise at all. But there IS a joint venture in the news and it is a trap a reader will walk into: the December 2025 announcement of a “Mah Sing and KLK Land joint venture to develop 419.15 acres of freehold land” is INDUSTRIAL LAND IN JOHOR. It has nothing whatever to do with this township. The same applies to the group’s 500-acre Gerbang Nusajaya interest held through a 60:40 joint venture and its 2,500-acre Kulai development — both in Johor — and to KLK TechPark, which is at Tanjong Malim, was announced in September 2025, and is NOT a component of this township despite sitting in this township’s own site navigation.
Two further corporate facts, both of which matter to a buyer and neither of which any consumer source states. FIRST: KLK Retail Centre Sdn Bhd, the owner of the Coalfields Retail Park, holds NO KPKT developer licence either — a register search for it returns ZERO against a live same-session control that returned sixteen. Which is precisely why the mall sits outside the Housing Development Act, along with BSC Central’s 101 shop offices, the BSC Waterfront shops, the three schools and the clubhouse: the licence covers 3,162 DWELLINGS and not one commercial or institutional unit. For anybody buying a shop office in this township that means no Schedule G or Schedule H contract, no statutory late-delivery formula, no section 7A housing development account and no Tribunal route. It is the correct position for commercial title, and it is published nowhere else. SECOND, and it is a curiosity worth recording: the GreenRE register’s single Coalfields row is the only public document ANYWHERE that names KLK Retail Centre Sdn Bhd at all. A green-building register as the only bridge from a brand to a corporate entity is a pattern this site has met before, and here it doubles as the cheapest available proof that the mall is not a licensed housing development.
How the licensee was found at all, recorded because it is reusable and because it would otherwise look like luck. A register search on the township name returns ZERO — the register matches DEVELOPER names only, and this township’s name appears in no company name, so that zero means nothing. A search on the brand letters KLK returns two licensees and MISSES the one that matters; it also returns a Negeri Sembilan company whose name contains the same three letters and which has no connection to this group at all, identifiable because it carries none of the family’s address, email or telephone fingerprint. What worked was the LISTED PARENT’S name reduced to one word: a search on KEPONG returns four licensees, three of which carry the KLK fingerprint exactly and two of which are unrelated Selangor and KL developers whose names merely contain the same word. So on this group the entity every public source calls the developer is not the licensee, is not in the register, and would produce a confident “no licence found”. That is the single most useful thing on this page for anybody doing their own check.
Licensee particulars, the licence, its validity, the superseded generation, the project count, the sick and abandoned counts, the offence flag and both addresses are from the KPKT KPKT TEDUH register licensee record for developer code 11412 and from the two filed statutory documents for 11412-14, read on 14 October 2026. The company registration number 261277-W comes from the developer’s own documents; the register prints none. The sister licences 8340 and 30020 were walked record by record so that nothing from either township could be mistaken for this one. The parent, the division’s revenue and profit averages and the named people are from a dated analyst note and from named press reports, each attributed above. The shareholding of the licensee is NOT published and is not asserted here.
Bandar Seri Coalfields — the questions, answered from the register and the filings
Is Bandar Seri Coalfields one project, and what exactly is on sale right now?
It is not one project. It is FOURTEEN separate KPKT registrations on one developer licence, 11412-1 through 11412-14, covering 3,162 licensed dwellings — and TWELVE of the fourteen are registered under the identical name Bandar Seri Coalfields.
Exactly ONE is live and on sale: 11412-14, registered Bandar Seri Coalfields (presint 4c1) and marketed as The Walden Chapter 2 or The Walden (P4C1) Phase 2 — 69 freehold bungalows, 30 single-storey and 39 double-storey, at a built band of 78.50% and 78.01%, with contractual vacant possession due 7 March 2027. The other thirteen are complete: 3,093 of the 3,162 licensed dwellings already hold a certificate of completion and compliance, which is 97.8%.
So if somebody is showing you a house here, the first question is which register code it belongs to — because a search on the township name returns twelve records and nothing separates them but the code.
Why does it matter so much that twelve registrations share one name?
Because each of the twelve is a different product with its own filed price band, its own advertising and sales permit and its own delivery date — and the register gives you no way to tell which is which except the code.
Here are the fourteen, with their units and their position:
| Code | What it is | Units | Position |
|---|---|---|---|
11412-1 | Precinct 1 first release — Bromelia / Banyan / Banyan II / Areca / Duranta / Oleander + a 59-unit low-cost row | 884 | complete 2013–14; four components certified late, no extension |
11412-2 | Senna Homes 261 + Ixora 226 | 487 | complete 2015, 2017; one component late, no extension |
11412-3 | Hibiscus 2 — Rumah Selangorku | 224 | handed over Apr 2017; state-controlled RM205,000 |
11412-4 | UNIDENTIFIED — no name is guessed | 109 | complete 15 Apr 2019, 18 days inside |
11412-5 | Hibiscus 3 — Rumah Selangorku | 274 | handed over Sep 2019; state-controlled RM220,000 |
11412-6 | Hemingway Residences — 158 superlink + 94 semi-D | 252 | complete 2018, 2020; four components late, no extension |
11412-7 | Hampton Residences — registered under its own name | 191 | complete 13 Jul 2021; +6 months approved, never used |
11412-8 | The Walden P4C2 — PHASE 1 | 47 | CCC 10 Apr 2023, VP 17 Jul 2023 |
11412-9 | The Walden P4C2 Fasa 2 — still Phase 1 | 28 | CCC 21 Jul 2023, VP 6 Sep 2023 |
11412-10 | Jardin Residences P6A2 — Phase 1 | 110 | complete Jul 2023; the one consumed extension |
11412-11 | Jardin Residences P6A2 Fasa 2 | 122 | complete Nov 2023, 23 days inside |
11412-12 | Jardin Residences P6A1 — Phase 2 | 237 | VP three days inside its date |
11412-13 | Presint 6b1 = Quinton Residences | 128 | complete 31 Jul 2025 — the licence’s latest |
11412-14 | Presint 4C1 = The Walden Chapter 2 / Phase 2 | 69 | ON SALE · 78.50% / 78.01% · VP 7 Mar 2027 |
| licensed total | 3,162 | 13 of 14 complete, 3,093 dwellings certified | |
And note the two traps: a single marketing phase can be TWO registrations (-8+-9, -10+-11), and the precinct code runs BACKWARDS against the phase number — P4C2 is Phase 1 and P4C1 is Phase 2.
The precinct code runs backwards? Explain that properly.
Yes, and it is the single most dangerous thing on this page, because the natural reading is the wrong one.
| What the marketing calls it | Precinct code | Registrations | Units |
|---|---|---|---|
| The Walden — Phase 1, completed and sold | P4C2 | 11412-8 (Fasa 1) + 11412-9 (Fasa 2) | 47 + 28 = 75 |
| The Walden Chapter 2 / Walden 2 — ON SALE | P4C1 | 11412-14 | 69 |
| Jardin Residences — Phase 1, fully sold | P6A2 | 11412-10 + 11412-11 | 110 + 122 = 232 |
| Jardin Residences Phase 2 | P6A1 | 11412-12 | 237 |
On BOTH sequences the LOWER precinct number is the LATER phase. A reader who assumes P4C1 comes before P4C2, or P6A1 before P6A2, gets the phase order exactly backwards — and that is the natural assumption.
No source states this. It comes out of the filed brochure headings — one is headed P4C2 (Fasa2) and another 6A2 (Fasa 2) — read against the developer’s own statutory panel, which prints an advertising permit number for five projects, and a permit number contains the register code.
The practical consequence: every image of The Walden that exists anywhere is P4C2, which is PHASE 1. There is no image of P4C1, the phase on sale, and this page carries none.
Can a foreigner buy here?
On price, yes — comfortably, and for the first time on a Selangor landed project on this site. On title, NO. And the title governs.
Daerah Kuala Selangor is SELANGOR ZONE 2, where the published minimum purchase price for a non-citizen is RM2,000,000 — the same as Zone 1 (Petaling, Klang, Hulu Langat, Sepang) and NOT the RM1,000,000 that applies in Zone 3 (Hulu Selangor). The district was settled from the filed plan prefix MPKS, not from the 47000 Sungai Buloh postcode.
All 69 houses in the phase on sale clear RM2,000,000: the cheapest single-storey at RM2,573,000 clears by RM573,000, which is 1.287 times the floor, and the dearest at RM5,235,000 by 2.62 times. No straddle, nothing undeterminable. (Our arithmetic on the filed bands.)
And it does not help, because these are freehold houses on INDIVIDUAL title, and Selangor does not permit a non-citizen to buy landed property on an individual title at any price. The published exception turns on strata or landed-strata title, or on a gated and guarded scheme — and NO security schedule is filed in either of the phase’s two filed documents, or in any of the eight filed brochures on this licence, so that route is unavailable here.
Township-wide: 69 of the 3,162 licensed dwellings — 2.2% — clear the Zone 2 floor on price, and all 69 are in the one phase on sale. Three completed registrations straddle it and are undeterminable unit by unit, and the finest near-miss on the licence is 11412-9’s Type B, whose minimum of RM1,993,740 misses RM2,000,000 by RM6,260 — 0.313%.
Confirm with Pejabat Tanah dan Galian Selangor, and note that the temporary RM1,500,000 threshold often quoted from a 2020 circular ran during 2020 only and has EXPIRED.
Which completion date governs — I have seen three?
7 MARCH 2027. That is the register’s serahKosongIkutPjb, 24 months from the first sale and purchase agreement of 7 March 2025 under Schedule G.
| Date | Where it comes from | Status |
|---|---|---|
September 2026 | the filed brochure AND the filed newspaper advertisement | the FILED date — and it has already PASSED |
February 2027 | the developer’s own statutory panel | about a month inside the contractual date |
Feb 2027 | one portal, July 2026 | repeats the developer |
7 March 2027 | the KPKT register, 24 months from the first SPA | THIS IS THE DATE THAT GOVERNS |
2025 | The Edge, August 2015: “the whole development is due for completion by 2025” | MISSED |
So the developer advertises a completion date EARLIER than the one it owes — twice. That is an error in the buyer’s favour, which this page credits. But one of the two has already expired while the houses stand about 78% built, which makes it a live confusion rather than a harmless one, and no source names it.
And your own date is neither of them: under Schedule G your 24 months runs from YOUR OWN signature, not from the first purchaser’s.
What is the delivery record of this developer, honestly?
Mixed, and strong on balance — and no consumer source publishes one line of it, which is the main reason this township deserves a page.
The good half: of the thirteen completed registrations, TEN delivered every component inside their governing date and NINE of those ten took no extension of time at all. Seven of the nine beat their ORIGINAL contractual date, by margins from 18 days to about seven and a quarter months. 11412-12’s vacant possession landed THREE DAYS inside its contractual date, on 237 units, with no extension.
The bad half, published nowhere: 11412-1, 11412-2 and 11412-6 each have components certified AFTER their original contractual date with pindaanTempohSerahKosong: Tidak, so no extension of time is recorded against them — 11412-1 by up to about 449 days. These are the three oldest multi-component records, from 2011 to 2017, and the register shows vp: “-” on all three, so the actual handover dates cannot be scored. What became of those purchasers’ late-delivery entitlement is answered by no public document, and this page says so outright.
On extensions: three were approved on fourteen records (-7 +6 months, -8 +5, -10 +5) and only ONE was consumed — and even that landed about 52 days inside the revised date, while -7 finished 23 days inside even its ORIGINAL date. Nobody discloses any of the three; only the register shows them.
On permits: the first advertising permit pre-dates the first sale and purchase agreement on FOURTEEN OF FOURTEEN registrations, which is the cleanest such record on this site. Against that, twelve of fourteen have continuous permit cover and two do not — and the two are different findings: 11412-1 ran about 385 days unpermitted DURING its selling period, while 11412-3 ran about 657 days unpermitted BEFORE its first agreement, so no unit was sold during that one.
And on the phase on sale: pindaanTempohSerahKosong: Tidak, Lewat checked and NOT flagged, and its own permit history EMPTY — which means its current permit is a first issue and an unpermitted interval is impossible. Every margin here is our own arithmetic on the register’s own dates.
Is the township gated and guarded?
Nobody can tell you from a document, and this page will not pick a side. Four sources take four positions.
| Source | What it says | What it is worth |
|---|---|---|
| Both filed statutory documents | NO security, guardhouse or fencing schedule at all | the only contractual surface, and it is silent — checked on all eight filed brochures on this licence |
| The developer (advertorial) | “security alarm system and auto-gate system” | UNIT-level: a house alarm and a driveway gate, not a guarded scheme |
| The developer + a publisher | the township has its own Auxiliary Police | TOWNSHIP-wide; no document says it polices P4C1 |
| One publisher’s township profile | “Housing areas are not gated or guarded. Residents have formed a Facebook group … and hire security” | a flat contradiction of the portal below |
| One portal | “24-hour security” and “perimeter fencing” | contradicted by the publisher above; the same record also carries a jogging track and a “lakeside clubhouse” that appear on NO developer surface |
| Another publisher | calls the phase on sale a “close-knit, gated community” | names no guardhouse, no guards and no auxiliary police |
The developer’s own strongest claim — “the first development in this part of Klang Valley to invest in forming its own Auxiliary Police” — is unfalsifiable as written, because “this part of Klang Valley” has no boundary. A publisher’s narrower version, “the first township in the Sungai Buloh West and Shah Alam North vicinity with its own Auxiliary Police”, is at least definable, and that is the form this page publishes.
Get it in writing before you sign anything.
What do I actually get with the house — what facilities are committed?
Contractually: nothing on the facilities list. THERE IS NO FILED FACILITIES SCHEDULE anywhere on this licence — not in either of the phase on sale’s two filed documents, and not in any of the other filed brochures. So every facility described anywhere, by anybody, is a developer or press item and not a contractual commitment.
What the developer publishes, as a township list: a clubhouse launched on 6 May 2019 on 2.5 acres with the sales gallery — gymnasium, poolside cafe, swimming pool, wading pool, badminton courts, tennis court, basketball court, yoga and dance room, masterplan gallery, accessible parking, bookable function rooms and a cafeteria — a 50-acre Central Park with a football pitch, jogging track and cycling path, the township’s own Auxiliary Police, three schools in three different states of readiness, and the Coalfields Retail Park, which opened on 20 August 2026.
And three things that have to be said with that list. One: the developer’s own clubhouse page never states whether the facilities are built. It uses the present tense and the clubhouse opened in 2019, so they almost certainly exist — but the page does not confirm completion and this one does not assert it. Two: NOT ONE FACILITY IS ASSIGNED TO THE PHASE ON SALE. The clubhouse, the park, the schools and the mall are all township items, no source gives a distance from P4C1 to any of them, and whether a P4C1 buyer gets clubhouse access — automatically, by paid membership, at what cost — is answered by nothing but a membership enquiries phone number. Three: the mall, the shop offices and the schools are all OUTSIDE the Housing Development Act, because the licence covers 3,162 dwellings and not one commercial or institutional unit.
The house specification itself — clerestory windows, 4.3 m living-room headroom, an elderly-friendly guest room with a one-metre entrance and a bathroom with ramps and shower benches, solar water heaters, solar panels, a rainwater-harvesting tank, booster pumps, EV-charger provision, a security alarm and an auto-gate — comes from a branded advertorial and from NO filed document. No fixture, sanitary, electrical or finishes schedule is filed, so get every item of it confirmed in your own agreement.
Is anything here green-certified?
NO. No dwelling in Bandar Seri Coalfields holds a GreenRE or GBI rating of any kind, and the developer claims none for a home — which is the clean, honest outcome and this page credits it. Neither of the phase on sale’s two filed documents makes any green claim at all.
There IS one Coalfields row in the GreenRE register, and it is a SHOPPING MALL: Coalfields Retail Park, held by KLK Retail Centre Sdn Bhd, GOLD, PROVISIONAL certification dated 29 October 2025, on the NRB v3.2 tool. Three reasons it must never be read onto a house: NRB means NON-RESIDENTIAL BUILDING, and every residential row in these registers sits on a RES tool; it is PROVISIONAL, not certified; and the company holding it has no KPKT developer licence at all. So anybody who writes “Bandar Seri Coalfields is GreenRE Gold” is wrong three times over.
Two further rows carry the brand and are refused here, and both are the project’s own group: Menara KLK (Bronze, FINAL, 12 February 2026, ENRB v3.3) is the group’s head-office tower on an Existing Non-Residential Building tool — and it is literally the building printed in this licensee’s own register business-address field; and Project Westport 2 / KL-KEPONG OLEOMAS SDN BHD (Site 2) (Silver, FINAL, 3 November 2025, NRB v3.2) is the OLEOCHEMICALS DIVISION of this project’s own listed parent, at Westport in Klang. Neither is a home, neither is this licensee, and neither appears on this page as an achievement.
The negative is a real one, not an absence of searching: the Platinum register’s 95 rows close cleanly with no row from this group at all, and the Bronze certification-entry list covering 4 April 2024 to 30 March 2026 — the right window for a December 2024 permit and a March 2025 first agreement — is complete and carries no match. GBI’s own directory returns a 404 and is robots-blocked elsewhere, so GBI is INCONCLUSIVE and is never reported here as a negative.
What the developer does publish that is honestly green is a SPECIFICATION list, not a certification: solar water heaters, solar panels, a rainwater-harvesting tank and EV-charger provision. Published here as exactly that.
What has actually won an award here?
Twelve awards sit on the developer’s own page and ZERO of them can be proved to belong to the phase on sale. Here is what won, and for what.
| Year | Award | What it was actually given to |
|---|---|---|
| 2026 | StarProperty All-Stars, Rank 3 (Top Non-Listed) | the company — CORPORATE, not a project |
| 2026 | EXCELLENCE — Cornerstone Award, Best Landed Development, Selangor | Quinton Residences = 11412-13. A genuine, named, phase-level award |
| 2026 | HONOURS — Luxury Award, Best High-End Property Development (Landed) | “Walden Residences” — AND THE CITATION NAMES NO PHASE. Could be -8/-9 (completed 2023) or -14. UNRESOLVED, and NOT attached to the phase on sale |
| 2023 | The Edge Top Property Developers Awards | the company — CORPORATE |
| 2023 | Affordable Urban Housing Excellence | Hibiscus 3 = 11412-5, the Rumah Selangorku phase. Phase-level |
| 2022 | Malaysia Developer Awards, Special Awards — Rising Star | recipient NOT STATED on the developer’s own page |
| 2021 | Best Completed Landed Development (iDEA) | Hemingway Residences = 11412-6, by the unit arithmetic. Phase-level |
| 2020 | Highly Commended for Best Mega Township Developer | recipient NOT STATED — and “Highly Commended” is not a win |
| 2019–20 | Development Marketing Malaysia | the township — and it is a MARKETING award, not a building award |
| 2019–20 | Best Residential Property Malaysia | Hemingway Residences = 11412-6. Phase-level |
| 2019 | Five Elements Award, Best Comprehensive Township above 500 acres | the TOWNSHIP, at HONOURS — the second tier |
| 2019 | Best Township Developer >500 Acres | given to “KLK LAND SDN BHD” — the BRAND company, which holds no licence |
So the honest line for the phase on sale is: the township it sits in has won a second-tier township award and a marketing award, and the sibling precincts next door have won the real phase-level ones. The developer’s accolades page also has a Load More control, so that list is not necessarily complete.
And the “83% QLASSIC score” on the developer’s corporate home-page slider: it attaches to Quinton Residences = 11412-13, it appears on NO other surface — not on the accolades page, not in the press release, not on Quinton’s own page — and no CIDB record for it was found. Published here as a developer claim on a single graphic, with no independent corroboration, and QLASSIC is a workmanship assessment rather than a design award. No QLASSIC score exists for any other phase.
Why is there no photograph of the houses that are for sale?
Because none exists that can be verified, and this page will not caption a guess.
Eleven items in the developer’s own media library carry the Walden name. TEN of them pre-date the phase on sale’s advertising permit of 17 December 2024 by one to two years, so they depict The Walden PHASE 1, precinct P4C2, certified complete in April 2023 and sold. The library’s one and only precinct-coded render has P4C2 in its own title; the identical filename with P4C1 was fetched as a control and DOES NOT EXIST.
The four images served on the developer’s own Phase 2 page have the right dates — November and December 2024 — and content-management titles that name NOTHING whatever. Three of the four have duplicate twins in the same library under identical titles, so even the title cannot pick between two files, and the fourth is a screenshot. None of them establishes a subject, so none is published here.
The only correctly-titled Phase 2 assets in existence are a site plan and a floor-plan sheet, and both are image-only PDFs with no text layer: real documents, not usable images. Ask Louis for them.
So this page carries township and completed-precinct imagery, labels every Walden image as PHASE 1, and says nothing anywhere that implies an image of P4C1 exists. The library’s own discipline problem is worth knowing about: it carries NO alt text on any of its roughly 75 items and prints no caption anywhere, so the content-management title is the entire evidential basis — and three map files in two adjacent folders sit within ONE PIXEL of each other on both axes, one of them titled with a pair of numbers that do not match its own dimensions. A pick by size, folder or page placement hands you the wrong map.
Is this Sungai Buloh? The address says 47000 Sungai Buloh.
The postcode is a Pos Malaysia fact and nothing more. Administratively this is Mukim Ijok, Daerah KUALA SELANGOR, under Majlis Perbandaran Kuala Selangor — and the developer’s own distance table puts Sungai Buloh Hospital 24.3 KM AWAY.
How it was settled, which matters because three different answers circulate: all fourteen register records file daerah: Kuala Selangor; the filed approved-plan reference on the phase on sale reads Bil. (51) dlm. MPKS 200.11/280/4/4/2023-01(A) and names Majlis Perbandaran Kuala Selangor; and the mukim, Ijok, is printed by The Edge as the affordable-housing application’s own selection and corroborated independently by a different Mukim Ijok / Daerah Kuala Selangor row in the state housing board’s controlled-price list. It is NOT Daerah Petaling, NOT Daerah Gombak, NOT MBSA, NOT MBPJ and NOT MPS.
The authority’s own upgrade is visible across this one licence: the 2020-generation plans carry MDKS — Majlis DAERAH Kuala Selangor — and the 2023-generation ones carry MPKS, Majlis PERBANDARAN. One filed PDF on this licence prints MDKS in its earlier statutory blocks and MPKS in its later one. And a publisher corroborated it independently in 2019 by naming the “Kuala Selangor DISTRICT Council president”.
The honest line, and the one this page uses: Bandar Seri Coalfields is in Mukim Ijok, Daerah Kuala Selangor, under MPKS, it shares the 47000 Sungai Buloh postcode, and it is universally marketed as Sungai Buloh West. It is not in or near Sungai Buloh town. Two postcodes circulate — 47000 on five developer surfaces and 48020, a Rawang-area code, on one portal record — and no filed document gives a postcode at all.
What were the Rumah Selangorku prices, and can I still buy at those prices?
No. Those two phases are finished, handed over and sold out, one in 2017 and one in 2019.
What the record shows: Hibiscus 2 = 11412-3, 224 two-storey terraced homes of about 1,000 sq ft at the STATE-CONTROLLED price of RM205,000, certified 25 August 2017 and handed over in April 2017; and Hibiscus 3 = 11412-5, 274 homes of about 1,050 sq ft at the state-controlled RM220,000, certified 10 September 2019 and handed over in September 2019 — and that figure equals 11412-5’s own register MINIMUM to the ringgit. 498 homes in all.
Those are STATE-CONTROLLED STATUTORY PRICES set by the Selangor affordable-housing programme. They were never developer figures and never negotiable, and they are published here as historic state-controlled prices and as nothing else. They are NOT an entry price for anything on sale today.
And note what the register says about the phase on sale: there is NO affordable allocation on 11412-14 at all — no Harga Mampu Milik row, no affordable type-code pair, no duplicated built-up at two prices and no register affordable flag. Its filed price table has two rows and both are open-market bungalows from RM2,573,000.
The state housing board’s own controlled-price list of September 2026 carries no row for this township, and that absence is NOT a negative: the list carries only stock still open for application. What is available here now is the RESALE market, which is what 3,093 certified dwellings across thirteen completed registrations produce — and that is a conversation with Louis, not a figure on a web page.
How low-density is it really, and what is the 1,001 acres?
The phase on sale is genuinely low-density, and this is the one claim on the project that the arithmetic supports by a wide margin: 69 units on 22.47 acres = 3.07 units per acre, the lowest figure this site has ever computed and about a third of its previous record. (Ours.)
Name the denominator honestly, though. 22.47 acres is a PRESS figure, from one portal’s project table of July 2026, because Keluasan Tanah is NOT PRINTED in either filed document and the register’s keluasan field is a BUILT-UP rather than a land area. It survives a net-to-gross check against the filing’s own lot sizes at 42–47%, which is entirely plausible for 60-foot frontages with wide estate roads, a drainage reserve and a central garden — so it is used, labelled.
The 1,001 acres is the township, and it is the best-corroborated figure on the project: the developer, Wikipedia (405 hectares), three StarProperty articles and an analyst note all agree, while other sources round it to 1,000. But it is NOT used as a density denominator here, and neither is anything else: EIGHT denominators were refused, a record for this site. The township’s 1,001 acres carries the mall, a 50-acre park, three schools, the clubhouse and all the commercial while the unit count excludes every one of those units; North Haven’s 516-acre enclave CONTAINS this phase along with five others; and the park, the mall’s 21 acres, its 7-acre lake park, the 2.5-acre clubhouse parcel, Hampton’s 33 acres and the group’s corridor land bank (for which FIVE different figures circulate) are all refused for the same reason. A township-wide figure of 3,162 ÷ 1,001 = 3.16 looks superficially right and is refused anyway, because it would be right by accident. And a plot ratio cannot be computed at all, because no gross floor area is published for any housing phase.
How far is it from anywhere — and where is the nearest station?
Every published distance is the developer’s own, in kilometres, measured FROM THE TOWNSHIP with the point unstated and the method — straight-line or driving — not stated. NOT ONE is measured from P4C1, the phase on sale.
The developer’s own table: KIP Mall Desa Coalfields 1.9 km · Jaya Grocer at Eco Grandeur 5.2 km · Lotus’s Puncak Alam 8.4 km · UiTM Hospital 7.5 km · Sungai Buloh Hospital 24.3 km · Selayang Hospital 33.5 km · Sasana International School 9 km · Wesley Methodist Private School “Within the Township” with no distance · Tasik Puteri Golf and Country Club 10.8 km · Kundang Lakes Country Club 12.3 km · Kelab Rahman Putra 13.7 km — plus a general claim of “around 30 minutes’ drive from most of Klang Valley’s major suburbs”, which is a minute claim with no origin and no destination.
THERE IS NO RAIL DISTANCE FROM ANYBODY, so this page publishes none. The Edge in 2015 wrote only that “the nearest public transport is Sungai Buloh railway station” and that developers had ASKED authorities to extend rail service and were reserving land for it; The Edge in 2011 said the township was “about 20 minutes from a PROPOSED MRT station”; one portal says only “near MRT connectivity”. An eleven-year-old “proposed”, a minute claim and an adjective.
And there is no highway distance from anybody either, while the highway LISTS disagree: six different lists across six surfaces, no two identical, and not one distance.
The location map on this page is the developer’s own SCHEMATIC and its distances are not to scale. Nothing is borrowed from a neighbouring township’s distance table in either direction.
What is NOT published that I should be asking for?
A great deal, and this page lists it rather than quietly filling the gaps. The short version, and ask Louis for all of it in writing.
On the phase on sale: how many of the 69 are each of the seven type codes; which type carries the RM5,235,000 maximum and why the dearest house in the phase is a single-storey one; whether there is a Type B at all; the car-park bay count; the lot number, PT number and street address; the land area as a FILED figure; the contractor, the architect, every consultant and the commencement date; the title type as a filed fact; whether it is gated and guarded and by whom; whether a buyer gets clubhouse access and on what terms; any distance measured from P4C1; whether the advertising permit has been renewed past 16 December 2026; and how many of the 69 remain unsold, since no Baki Unit line is filed.
On the township: what became of the purchasers in 11412-1, 11412-2 and 11412-6 whose homes were certified after the original contractual date with no extension on the register; which marketing name belongs to 11412-4; whether the 2026 “Walden Residences” award belongs to Phase 1 or Phase 2; any CIDB record behind the QLASSIC slider; and the Housing Development Act position of BSC Central’s 101 shop offices.
And three statements by others that no record can test, carried here only as attributed statements: the developer’s “about 70% complete”, which cannot be a unit measure since 3,093 of 3,162 licensed dwellings are certified; an advertorial’s “2,750 houses completed and handed over”, which sits 343 units BELOW the register’s own figure with nobody explaining the difference; and the resident and population figures, which have no published basis.
Six families of figure are deliberately withheld under Louis’s own rule, and the page names which KIND each one is rather than leaving a hole — the full disclosure sits in the register section above.
What is Desa Coalfields, and what is Caledonia? I keep seeing those names.
Both are DIFFERENT townships by DIFFERENT licensees in the same corporate family, and nothing from either appears on this page.
Desa Coalfields is on licence 8340, held by KL - KEPONG PROPERTY DEVELOPMENT SDN. BHD.: two registrations totalling 1,877 units, all Siap Dengan CFO with certificates from 2004 to 2010 and bands from RM42,000. The Edge recorded in May 2011 that KLK began selling Bandar Seri Coalfields “opposite its 57.5ha Desa Coalfields”, and KIP Mall Desa Coalfields is the 1.9 km row in the distance table above. The two names are ONE WORD apart. Note also that one publisher describes Desa Coalfields as “over 2,000 units on 230 acres” and The Edge as “57.5ha”, i.e. 142 acres, while licence 8340’s register total is 1,877 — three figures, none agreeing, which is itself a reason not to borrow anything from it.
Caledonia is on licence 30020, held by KLK PARK HOMES SDN. BHD., at Ijok/Bestari Jaya: four registrations — Caledonia 243 and 151, Rumah Selangorku Iris 1 154, and Kamelia 132, which is still selling. Its register coordinates put it about 8 km north-west of this township, which is the cleanest single proof the two are separate places.
Three further name collisions worth stating, because a reader searching will meet all of them: this site already carries a page for a Senna Heights at Damansara Damai and a Kamelia at Bandar Sri Damansara, both by entirely different developers in entirely different districts, and neither has anything to do with this township’s own Senna Homes or with Caledonia’s Kamelia; this township’s The Bromelia is 138 terraces while a completely unrelated Bromelia elsewhere in Selangor is 137 apartments — one unit apart; and its Ixora has nothing to do with an Ixora Garden in a different district and a different foreign-buyer zone. Nothing crosses between any of them on this site: not a figure, not a date, not an image, not a link.
And KLK TechPark is at Tanjong Malim, announced in September 2025, and is NOT a component of this township — despite appearing in this township’s own site navigation. Nor is the December 2025 Mah Sing joint venture, which is 419.15 acres of INDUSTRIAL land in JOHOR.
Who do I actually sign with, and what protects me?
You sign with KL-KEPONG COUNTRY HOMES SDN. BHD., company registration 261277-W, KPKT developer code 11412, on licence 11412/05-2028/0764(A) valid to 25 May 2028 — NOT with KLK Land Sdn Bhd, which is the brand company and holds no KPKT developer licence at all.
What protects you on a dwelling here: the Housing Development Act applies, the contract is the statutory Schedule G form with a 24-month delivery period on all fourteen registrations, the developer must hold a current licence and a current advertising and sales permit to advertise or sell, a housing development account applies, and the Tribunal route is open to you.
What does NOT protect you: anything non-residential. The licence covers 3,162 DWELLINGS and not one commercial or institutional unit, so the Coalfields Retail Park, BSC Central’s 101 shop offices, the BSC Waterfront shops, the three schools and the clubhouse are all OUTSIDE the Act — no Schedule G or H, no statutory late-delivery formula, no section 7A account and no Tribunal route for anybody who buys one. The mall’s own owner holds no developer licence either. No source states any of this.
And the three things to check yourself, in this order: that the register code you are being quoted matches the house you are being shown; that the advertising permit for that code is CURRENT on the day you sign, which matters here because the only live permit on the whole licence expires on 16 December 2026; and that the vacant possession date in your own agreement is the one you were promised, remembering that your 24 months runs from your own signature rather than from the first purchaser’s 7 March 2027.
Ask for the documents, not for an opinion
Five documents settle almost everything this page could not. The register code of your own house, in writing, because fourteen registrations sit on one licence and twelve of them share one name, each with its own band, permit and delivery date. The current price list and the statutory Schedule G agreement, which give you the price, the land area, the built-up and the type of your own house, and your own completion date — 24 months from your own signature rather than the first purchaser’s 7 March 2027, the developer’s panel’s February 2027 or the filed September 2026 that has already gone by. The land title search, which gives you the lot or PT number, the mukim, the tenure and the title TYPE — none of which the filing prints, and the title type is the whole foreign-buyer answer. The developer’s written confirmation that the advertising permit has been renewed past 16 December 2026, since that is the only live permit on the entire licence. And the site plan and floor-plan sheets for P4C1 specifically, together with a written confirmation that any image you are shown depicts P4C1 and not P4C2 — because every Walden image that exists anywhere is Phase 1. Everything on this page is traceable to a named public source and dated to the day it was read. Nothing on it is a substitute for those five documents.
Marketing information compiled from public records, not an offer and not a quotation. The price bands on this page are the statutory Unit Selling Price minima and maxima from the legally filed advertisement particulars for 11412-14 and the KPKT register’s own component rows for all fourteen registrations, filed per component row rather than per unit: they are not a price list, not a quotation and not an offer, and no per-unit price is filed anywhere on this licence. The two Rumah Selangorku figures are HISTORIC STATE-CONTROLLED STATUTORY PRICES for phases completed, handed over and sold out in 2017 and 2019; they are not an entry price for anything on sale. Six of the fourteen registrations have no filed advertisement at all, so for 2,230 of the 3,162 licensed units the register is the only statutory source. peratusSiap is a quoted register value and no completion date on this page is computed from it. Densities, delivery margins, programme percentages, net-to-gross checks, GDV sums and square-foot conversions marked (ours) are our own arithmetic on named published figures. The 22.47-acre parcel area is a PRESS figure; no filed parcel area exists on this registration. Distances are the developer’s own, measured from the township with no stated origin point and no stated method, and not one is measured from the phase on sale. No image on this page depicts P4C1; every Walden image is PHASE 1, precinct P4C2. Registry fields change without notice. Verify projects 11412-1 to 11412-14, the licence 11412/05-2028/0764(A) and the advertising permit 11412-14/12-2026/1149(N)-(L) on the KPKT register, and verify every figure that matters to you against the price list and the sale and purchase agreement before you commit.

Over a decade in Malaysian property, covering Johor Bahru and the Klang Valley. Every page on this site is built from the filed statutory particulars first and the marketing second, which is why this one tells you that “Bandar Seri Coalfields” is fourteen separate KPKT registrations with twelve of them sharing one identical name, that only one of the fourteen is on sale and its advertising permit expires on 16 December 2026, that the precinct code runs BACKWARDS against the phase number so every image of The Walden that exists is Phase 1 rather than the phase being sold, that the district is Kuala Selangor rather than Petaling and the “Sungai Buloh” in the address is a postcode with the hospital of that name 24 km away, that three older registrations have homes certified after their contractual date with no extension on the register and nobody mentions it, and that every one of the 69 houses on sale clears the Selangor Zone 2 foreign-buyer floor on price while the freehold individual title bars a non-citizen anyway. It also tells you what runs this developer’s way, because a credit is as publishable as a fault: ten of thirteen completed phases delivered inside their governing date and nine with no extension at all, the first advertising permit pre-dating the first agreement on fourteen of fourteen, four filed price figures matching the register and the developer’s own panel to the sen, a licence renewed forward rather than lapsed, no restriction in interest and no chargee anywhere, a statutory panel of its own that is correct on every cross-checkable field, and nothing green claimed where nothing green is held. Where a figure is not published, this page says so rather than filling the gap. Ask me for the documents and I will get them in writing, or tell you plainly that the developer would not give them.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
