Two figures on the developer page not to rely on
Distances: Genting’s page lists Senai Airport at 10 km, JB at 28 km and the Second Link at 40 km. Those numbers fit a site near Kulai, not Batu Pahat — they appear to be copied from Genting’s Indahpura material. This page does not repeat them.
Size: the developer calls it a 1,200-acre park, “the largest industrial park in Batu Pahat”. Wikipedia puts the whole Pura Kencana township at about 790 acres. Ask for the master plan with the industrial zone’s actual area.
Industrial purchases have fewer protections
The Housing Development Act does not cover factories. There is no statutory sale agreement, no housing tribunal and no statutory late-delivery formula. Your contract does all that work — see The Bricks @ Seri Austin for what to ask for instead.

For a factory, ask for the numbers that run the business: power supply in amps, floor loading, clear height to the underside of the roof beams, loading bay dimensions and the approved industry category on the title.
Genting Pura Kencana, Sri Gading
In the Pura Kencana township at Sri Gading, Batu Pahat district, off Jalan Kluang near Batu Pahat Mall. Batu Pahat is a manufacturing town in its own right — furniture, textiles and electronics — about an hour and a half north-west of Johor Bahru.

Factories are not in the housing register
The National Housing Department register only covers residential developments licensed under the Housing Development Act. Industrial lots such as these factories are not in it, so there is no permitted price band or progress report to check.
What to check instead: the individual or strata title and its land-use category (it should say industrial), the approved building plan, and the certificate of completion for completed units. Genting’s nearby residential phases in Pura Kencana are in the register under developer code 5736.

Do not use the developer’s 28 km figure — it does not fit Batu Pahat. Batu Pahat town is more than 100 km from JB by road.
What does a factory cost?
