Majestic Flora @ Semenyih
140 freehold two-storey terrace homes on a 10-acre parcel inside Bandar Tasik Kesuma, 4 bedrooms and 3 bathrooms, completion filed for January 2029. Registered with the Ministry of Housing and Local Government as Residensi Flora — and the licence is held by Kontan Emas (M) Sdn Bhd, not by the company every media report names.
Every hard number here is attributed. Two findings lead this page: the registered name is Residensi Flora, and the licence holder is a different company from the one the press calls the developer.

Majestic Flora key facts at a glance
The spine of this section is the advertisement particulars filed under licence serial 12069, phase 7, on the Ministry of Housing and Local Government’s HIMS portal, cross-read against the statutory block in the footer of the developer’s own microsite. They agree on most fields and differ on one; both are shown.
- Registered scheme name
- Residensi FloraThe filed scheme heading. The words “Majestic Flora” appear nowhere in the filed document. Your sale and purchase agreement and the APDL will read Residensi Flora.

What this page covers
Nine sections. The statutory section carries the developer-identity question and the two conflicting building plan references — read it first.
Why Majestic Flora is worth a look — and the six things to settle first
Freehold landed with four bedrooms, in a price band where most of the Klang Valley offers a high-rise unit. That is the case for it. The questions are about who you are contracting with, what the title will be, and how far away everything is.
The licence holder is not the company the press calls the developer
This is the finding to settle before anything else. The housing developer’s licence and the APDL are held by Kontan Emas (M) Sdn Bhd, 200901036984 (880113-D) — that is what both the government filing and the footer of the developer’s own microsite say. But The Edge, StarProperty and the group’s own corporate site all name Majestic Gen Sdn Bhd, 201301026450 (1056280-K) as the developer. Two companies, two registration numbers, and no published source explains the relationship — subsidiary, related party, project vehicle, nothing. Your sale and purchase agreement will be with Kontan Emas, so that is the entity whose licence and standing matter to you. Ask the developer to state the relationship in writing and have your lawyer verify the right company.
Freehold landed, four bedrooms, and no restriction in interest
The tenure here is clean in two separate ways and both are confirmed in the filing: freehold (Hak Milik Kekal), so no lease term and no expiry year, and restriction in interest: Tiada, so no state consent sits on the title before a future transfer. On top of that, the filing itself — not a brochure — gives 4 bedrooms and 3 bathrooms on both types. Freehold landed with four bedrooms from the filed minimum of RM738,000 is a genuinely different proposition from what the same money buys closer in, and that trade-off is the honest case for this project.
The built-up figures are minimums, and no maximum exists
Read the filing carefully on this. Type A is “dari 1,891 kps” and Type B “dari 1,919 kps” — from 1,891 and 1,919 sq ft. The Edge prints both as flat figures, which they are not. No source publishes a maximum built-up. That gap matters here more than it usually would, because the filed price range is enormous: Type A spans RM738,000 to RM1,293,000, a 75 per cent spread within one type, and Type B spans RM812,000 to RM1,450,000. Larger built-ups at the top of the “from” range would explain it, and so would corner lots or larger end-lot land — but no source says. Ask which specific units sit at which end of the range, and what the actual built-up of the unit you are shown is.
Terrace in the filing, “strata landed” in the press — and nobody states the title
The filing says Rumah Teres 2 Tingkat, two-storey terrace houses, and includes no land-area field at all — only lot dimensions, which is what you would expect of a strata-landed scheme where units may not carry individual land titles. The Edge calls it a “freehold strata landed residential development” and “the company’s first landed strata development”; StarProperty calls the product “two-storey strata link homes”. So the press and the filing’s shape point the same way — but no source actually states whether individual or strata titles will issue. That is not a footnote: strata landed means a management corporation, a maintenance charge and a share of common property for the life of the home. Get it in writing before you book.
The developer’s own distance table shows how outlying this is
Worth reading plainly rather than glossing. On the developer’s own published figures, the nearest hospital of any kind is 20 km away (KPJ Kajang Specialist), the nearest primary school is 5 km, and the shortest entry in the entire location table is a park at 2 km. There is no rail category in the table at all — no source publishes a rail distance for this project — and although The Edge names access via SILK, LEKAS and the North–South Expressway, no source attaches a kilometre figure to any highway. None of that makes it a bad buy: outlying is exactly why freehold landed at this price exists. But a 20 km hospital is a real consideration for a family, and it should be priced in rather than discovered later.
Two things not to read into this project
First, the awards graphic. The microsite displays one twice, in the body and in the footer, and no award name, category, awarding body or year appears in text anywhere — not on the microsite, not on the corporate site, not in The Edge or StarProperty. We could not identify any win. Until the developer supplies names in writing, no award can be asserted, and this page asserts none. Second, the green language: “green corridors”, “Vertical Green Island”, “Bamboo Island”. Those are landscaping descriptions. No green certification is claimed by any source, not even as a target, so none should be read in. Separately, note that the microsite says the community is guarded while StarProperty and the corporate site say gated and guarded — ask which it is.
Project DNA
The numbers that describe the development, and the facilities as they are actually sourced — which on this project means mostly from the press, because the developer’s own facilities section is built from unlabelled icons with no readable text.
Facilities and common areas
A source-quality warning belongs at the top of this list. The developer’s own microsite builds its facilities section from ten unlabelled icon images with no readable text labels in the page markup, so there is no primary developer list to reproduce. The detailed list below is The Edge’s, grouped as it prints them, and should be read as press-reported rather than as a developer specification.
Movement
- 800-metre jogging path
- Outdoor gymnasium
- Open field
- Badminton and sepak takraw court
Gathering
- Clubhouse
- Multipurpose hall
- Barbecue area
- Children’s playground
- Open green spaces
Pause
- Shaded garden pockets
- Green corridors
- Vertical Green Island
- Bamboo Island
- Note: these are landscaping features, not a green certification
Corroboration and caveats
- StarProperty’s shorter list: clubhouse, jogging path, playground, BBQ area
- Corporate-site feature tags: “Modern Contemporary”, “Practical Layouts”, “Gated & Guarded”, “Clubhouse”
- Security wording differs: the microsite says a “thoughtfully planned, guarded community”; StarProperty and the corporate site say gated and guarded
- Maintenance charge reported as RM0.14 per sq ft per month including sinking fund — The Edge only, press-sourced, not in the statutory block and not on the developer’s site
- Car park bays: no number published. The filed plans label an anjung kereta (car porch)
What is on the record, in date order
Both layouts
Two types across 140 units. Unusually, the lot dimensions, built-ups, bedroom counts, bathroom counts, unit counts and statutory prices below all come from the government filing itself. Square-metre and land-area figures are our own derivations and are labelled as such, because the filing publishes neither.

Type A — 20′ × 73′, and 128 of the 140 units
The main product — 128 of the 140 homes. The lot works out to about 1,460 sq ft (roughly 135.6 sq m) of land, derived by us from the filed dimensions, because the filing contains no land-area field. Two things to press on. The built-up is filed as a minimum — dari 1,891 sq ft — and no maximum is published, so ask for the actual built-up of the specific unit. And the filed price runs from RM738,000 to RM1,293,000, a 75 per cent spread within one type at the same stated minimum built-up, which no source explains. Corner and end lots, larger land, orientation and larger built-ups are all plausible; ask which applies to the unit you are offered.

Type B — 20′ × 80′, and only 12 of them
Seven feet deeper on the lot and 28 sq ft larger on the stated minimum built-up, and there are only 12 of them across the entire 140-unit scheme — so this is rare stock rather than a product line. Land works out to about 1,600 sq ft (roughly 148.6 sq m), again derived by us from the filed dimensions. The filed price runs RM812,000 to RM1,450,000, a 79 per cent spread. On the filed minimum built-ups the statutory bands work out to roughly RM390–684 per sq ft for Type A and RM423–756 for Type B — our arithmetic, not a published figure, and inflated at the top end precisely because the maximum built-up is unknown.

What the filing does not say about either type
Three omissions are worth collecting in one place. No maximum built-up for either type, anywhere. No land-area field in the filing — only lot dimensions, which is consistent with a strata-landed scheme where units may not carry individual land titles, and which is why this page derives land sizes rather than quoting them. And no car park bay count: the filed floor plans label an anjung kereta, a car porch, but put no number to it. Separately, The Edge reports that “all bedrooms include en-suite bathrooms” — that cannot be true alongside the filing’s 4 bedrooms and 3 bathrooms, so treat the en-suite claim as unreliable and count the bathrooms on the stamped plan.
Lot dimensions, built-up minimums, bedroom counts, bathroom counts, unit counts and statutory selling prices are all taken from the advertisement particulars filed under licence serial 12069 phase 7. Square-metre conversions and the land-area figures derived from lot dimensions are ours — no source publishes square metres, and the filing has no land-area field. The price-per-square-foot figures are our arithmetic on the filed minimum built-ups and are therefore upper-bounded only loosely, since no maximum built-up exists. The Edge prints both built-ups as flat figures rather than minimums. The “all bedrooms en-suite” claim is press-only and conflicts with the filing. Car park provision is not published as a number by any source.
Majestic Flora in pictures

All images are the developer’s own, from the project microsite majesticflora.com.my, and all were individually verified reachable. An honesty note on the captions: the microsite is not a WordPress site and serves its images from flat paths with no media-library metadata, titles or alt text, so apart from the site plan and the two floor plans — whose subjects are confirmed from the page’s own printed captions — the gallery subjects are inferred from filenames and page position and have not been visually confirmed. All renders are artist impressions and are not a representation of the finished homes. The developer also publishes hero video assets on the microsite.
Ask Louis for the show unit and the actual plansLocation, and honest distances
Every distance below is the developer’s own published figure from the location section of its microsite, which prints them in kilometres. Two whole categories are missing from that table and this page says so rather than filling them in: there is no rail entry at all, and no highway distance.
Do not confuse this with Eco Majestic — a separate, unrelated 1,089-acre township in Semenyih by Eco World Development Group Bhd, with precincts including Cheerywood, Mellowood, Merrydale, Stoneridge, Noblegate and Tenderfields. Majestic Flora has no connection to EcoWorld, and the two collide badly in search results.
Rail
- No source publishes a rail distance for this project. The developer’s location table has no rail category at all — no MRT, no KTM, nothing
- The Edge and StarProperty give no rail distance either
- Any rail distance you see on another page for this project has been invented
Highways
- The Edge names access via the Cheras–Kajang Expressway (SILK), the Kajang–Seremban Highway (LEKAS) and the North–South Expressway
- No source attaches a kilometre figure to any of them, so none is given here

All distances are the developer’s own published figures from the location section of majesticflora.com.my and have not been independently verified or re-measured; the developer does not state whether they are road or straight-line distances. The shortest entry in the entire table is a park at 2 km. No drive times are published by any source and none are given here.
Statutory particulars, as filed
The advertisement particulars filed under licence serial 12069, phase 7, are reproduced below and cross-read against the statutory block in the footer of the developer’s own microsite. They agree on the licence, the authority, the tenure, the restriction, the chargee, the unit counts, the prices and the completion date. They disagree on the building plan reference, and the APDL is masked in the government copy.

The licence holder is not the company the press names as developer
This deserves to come first. Both the government filing and the footer of the developer’s own microsite give the licence holder as Kontan Emas (M) Sdn Bhd, 200901036984 (880113-D). But The Edge, StarProperty and the group’s own corporate site all name Majestic Gen Sdn Bhd, 201301026450 (1056280-K) as the developer. Those are two distinct companies with distinct registration numbers, and no published source explains how they relate — whether one is a subsidiary of the other, a related party, or a project vehicle. This is not unusual in Malaysian development, and nothing about it is adverse on its face. But the sale and purchase agreement will be with Kontan Emas, which makes Kontan Emas the counterparty whose licence, track record and financial standing matter to you — not Majestic Gen’s. There is supporting context for Kontan Emas being the long-standing developer in this township: the adjacent phase under the same licence serial, 12069-6, is D’Cendana 2, also Kontan Emas (M) Sdn Bhd, 145 two-storey terrace units in Bandar Tasik Kesuma. Ask the developer to state the relationship in writing and have your lawyer verify the correct entity.
Conflict — two different building plan references
The KPKT filing gives “Bil.(30)dlm.MPKj2/P/1/2025”. The developer’s own microsite footer gives “Bil.(17)dlm.MPKj.JKB3.600-3/4/115”. Same licence, same APDL, same approving authority — and two different plan references. One of the two is wrong, or they refer to different approvals that nobody labels. It is a narrow point and unlikely to affect a buyer directly, but it is the kind of discrepancy worth querying, because it tells you something about how carefully the statutory block has been maintained.
Gap — the APDL is masked in the government copy
In the KPKT-hosted PDF the advertising and sale permit number is rendered as XXXXX-X/XXXXX with its validity as XXXX – XXXX. The full string — 12069-7/06-2029/0444(A)-(S), valid 18 June 2026 to 17 June 2029 — appears only in the footer of the developer’s own website. So the number is almost certainly current, but it rests on the developer’s own publication rather than on a government document you can independently check. Ask for it in writing and have your conveyancing lawyer verify it.
The tenure is clean, and that is the best news in the document
Hak Milik Kekal — freehold, so no lease term and no expiry year. And Sekatan Kepentingan: “Tiada” — no restriction in interest registered, so no state consent sits on the title before a transfer, a lease or a charge. Both are confirmed in the filing and in the developer’s own statutory block, which is the strongest form of agreement available here. The land is charged to Hong Leong Bank Berhad, which is ordinary development financing: the developer must obtain a partial discharge for each unit before transfer, and it does not affect a buyer who completes properly.
The price spread, and what the statutory band is not
Type A: RM738,000 to RM1,293,000 across 128 units. Type B: RM812,000 to RM1,450,000 across 12 units. Both documents agree on these figures. What neither explains is the spread: 75 per cent within Type A and 79 per cent within Type B, at the same stated minimum built-up. Corner and end lots, larger end-lot land, premium orientation, or larger built-ups at the top of the “from” range are all plausible, and no source states which. Read the band for what it is — a statutory disclosure of the range across the scheme, not a price list, not a quotation, not an offer — and do not let RM738,000 stand in for “the price” when the filed ceiling is nearly double it.
Terrace or strata, and nobody says which title issues
The filing describes the product as Rumah Teres 2 Tingkat and contains no land-area field, giving only lot dimensions — a shape consistent with a strata-landed scheme. The Edge describes it as a “freehold strata landed residential development” and as the company’s first landed strata development; StarProperty calls the homes “two-storey strata link homes”. The press and the filing’s structure point the same way, but no source states whether individual or strata titles will issue. Settle this in writing before booking: strata landed means a management corporation, a monthly maintenance charge and a share of common property for as long as you own the home, and it changes both your running costs and your resale market.
Not published, and therefore not on this page
The maximum built-up for either type; any land-area figure; the car park bay count; the number of storeys as a discrete statutory field (two is implied by the building type); the land owner, title number and lot number; the title category, individual or strata; whether the community is gated as well as guarded; a maintenance charge from the developer (The Edge reports RM0.14 per sq ft including sinking fund — press only, not in the statutory block and not on the developer’s site); any rail distance; and any highway distance. No award can be asserted either: the microsite shows an awards graphic but names no award anywhere in text. This page also carries no discount, rebate, nett price, promotional package, incentive or commission figure, whether or not such things exist — those belong in a private conversation with a licensed agent, never on a public web page.
Kontan Emas (M) Sdn Bhd and the Majestic Gen brand
The licence holder of record is Kontan Emas (M) Sdn Bhd, registration 200901036984 (880113-D), at No. 3A-05-01, Level 5, Corporate Tower 3A, Pavilion Damansara Heights, No. 3 Jalan Damanlela, 50490 Kuala Lumpur; office line 03-2094 9939, sales enquiry 013-309 9199. That is what both the government filing and the footer of the project’s own microsite state.
The brand is Majestic Gen, formerly Majestic Group, which rebranded — StarProperty covered the rebranding. And here is the discrepancy this page keeps returning to: The Edge, StarProperty and the group’s own corporate site all name Majestic Gen Sdn Bhd, registration 201301026450 (1056280-K) as the developer of Majestic Flora. That is a different company from the licence holder, with a different registration number, and no published source explains the relationship. It is worth saying again that nothing about this is inherently adverse — project companies and group marketing entities routinely differ — but it does mean a buyer should be clear that the sale and purchase agreement will be with Kontan Emas, and should ask the developer to put the relationship in writing.
There is good context for Kontan Emas being the established developer in this township rather than a newly formed vehicle. The adjacent registration under the same licence serial, 12069-6, is D’Cendana 2 — also Kontan Emas (M) Sdn Bhd, 145 two-storey terrace units at Lot 8327, Persiaran Tasik, Bandar Tasik Kesuma, 43700 Beranang, with a filed price band of RM628,000 to RM841,000. The group’s corporate site also lists completed D’Cendana 8C and 8D in Semenyih. So the licence holder has delivered terrace housing in this same township before, which is the most useful thing you can know about a developer you have not heard of.
On leadership the published record is inconsistent, and the page notes it rather than picking one. StarProperty’s rebranding coverage gives Tan Sri Ta Kin Yan as Chairman, Datuk Hoo Kim See as Chief Executive Officer, Ta Wee Dher as Executive Director and Bong Fean Loo as Chief Operating Officer. EdgeProp and Business Today report that Wong Yik Fong was appointed chief executive officer effective 1 July 2026. September 2026 coverage then describes Datuk Hoo Kim See as “Chairman” (The Edge) and “Chairman and Director” (StarProperty), and Ta Wee Dher as “Group Managing Director” (The Edge). Three different renderings of the same roles across a year; treat any single title you see as provisional.
On the group’s land bank, Group Managing Director Ta Wee Dher told The Edge that the group holds “another 50 acres there” earmarked for further landed strata plus commercial lots. That is a single-source claim and appears in no filing, so treat it as an intention rather than a commitment — though it is relevant if long-term construction next door matters to you.
Two claims this page will not carry. The microsite displays an awards graphic twice, in the body and the footer, and no award name, category, awarding body or year appears in text on the microsite, on the corporate site, or in The Edge or StarProperty coverage; searches identified no Majestic Gen or Majestic Flora win. Until the developer supplies names in writing, no award can be asserted. And no green certification is claimed by any source, not even as a target — the “green corridors”, “Vertical Green Island” and “Bamboo Island” language is landscaping, and should not be read as a rating.
The developer’s own footer disclaimer is published on the microsite, as it should be. One wording difference worth asking about: the microsite calls this “a thoughtfully planned, guarded community”, while StarProperty and the corporate site both say gated and guarded. Those are not the same specification.
The licence holder’s legal name, registration number, address and telephone, the licence and APDL details, the tenure, the restriction, the chargee, the unit counts, the completion date, the layout schedule and the statutory prices are taken from the advertisement particulars filed under licence serial 12069 phase 7 and from the statutory block in the footer of majesticflora.com.my. The D’Cendana 2 comparison is from the filing under licence serial 12069 phase 6. The developer attribution to Majestic Gen Sdn Bhd, the leadership names, the facilities list, the maintenance figure, the 50-acre land bank remark and the strata-landed description are from The Edge, StarProperty, EdgeProp and Business Today as attributed.
Majestic Flora: the questions buyers actually ask
What name will be on my sale and purchase agreement?
Who exactly am I buying from?
Is it freehold, and will I get an individual title?
What are the two layouts?
Why does one type span RM738,000 to RM1,293,000?
How many bathrooms, and are the bedrooms en-suite?
How many car park spaces?
How far is the nearest hospital and school?
Where is the MRT or KTM?
Does it have awards or a green rating?
Is this part of Eco Majestic?
Is it gated, or just guarded?
Can a foreigner buy here?
What is not on this page?
Want the layouts, the availability and the documents?
Four requests matter most on this project: the relationship between Kontan Emas and Majestic Gen in writing, the title category — individual or strata, the actual built-up and price of the specific unit you are shown, and the car park provision on the stamped plan.
This page is information, not an offer, and nothing on it forms part of a contract. Statutory figures are reproduced from the advertisement particulars filed under licence serial 12069 phase 7 with the Ministry of Housing and Local Government and from the statutory block on majesticflora.com.my. The licence is held by Kontan Emas (M) Sdn Bhd, which is not the company media reports name as developer. Verify every figure against the sale and purchase agreement and the developer’s current documents before you commit.

I read the government filing before I discuss a project, which is how this page came to tell you that the licence is held by Kontan Emas rather than by the company every article names, and that the filed built-ups are minimums with no published ceiling. If you want the Majestic Flora layouts, the title category in writing, or the actual built-up and price of a specific unit, message me and I will get it on paper.
Published 2 October 2026 · Statutory particulars read on 30 September 2026 from the filing under licence serial 12069 phase 7 on the Ministry of Housing and Local Government’s HIMS portal and from the statutory block in the footer of majesticflora.com.my. The two give different building plan references, and the APDL is masked in the government copy. The facilities list is press-sourced because the developer’s own facilities section carries no readable text labels. Images are the developer’s own; apart from the site plan and the two floor plans, their subjects are inferred rather than confirmed.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.
Read from teduh.kpkt.gov.my on 2026-10-23, project code 12069-7. Re-read weekly.
What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
