Sanderling 2 @ Lakefront Cyberjaya
The fourth and final phase of a 23-acre freehold lakefront masterplan whose first three phases are already built and occupied. 606 units, 958 to 1,475 sq ft, RM616,560 to RM1,002,960 on the permit, registered as condominium rather than serviced apartment, completion stated September 2028. The top unit misses Selangor's foreign-buyer floor by almost a million ringgit.

Sanderling 2 @ Lakefront Cyberjaya at a glance
Two rows deserve more attention than they usually get. Property type on the permit is condominium, not serviced apartment — a distinction that decides your electricity tariff, your water tariff and your assessment rates for as long as you own the unit, and one that separates this project from most of what is launching around it. And the foreign buyers row: Selangor's Zone 1 minimum for non-citizens is RM2,000,000, Cyberjaya is in the Sepang district and therefore Zone 1, and the highest price on the permit is RM1,002,960. Every figure below is transcribed from the statutory notice printed in Avaland's own e-brochure.

Six things that decide whether Sanderling 2 suits you
Two of the six are documentary rather than architectural, and they are the ones I would read first: the permit registers this as a condominium rather than a serviced apartment, which changes what you pay every month for the next thirty years; and the developer's own two published statements on price and completion do not agree, which is worth resolving before you sign rather than after. The other four are about what you get for RM616,560 to RM1,002,960 in a township that is already built out around you.
Condominium, not serviced apartment — this is the sleeper
The advertising permit states property type as condominium. Most of what is launching in this corridor, including both other Selangor projects I have written this month, is registered as serviced apartment or serviced residence. The difference is not cosmetic. A serviced apartment typically sits on commercial land and its owners are commonly billed electricity, water and assessment rates at commercial tariffs, which on a family-sized unit is a meaningful recurring gap. A condominium on residential title is billed at residential rates and falls squarely inside the residential regulatory framework. Over a fifteen-year hold that difference compounds quietly and never appears in a brochure. It also affects your buyer pool on resale, because owner-occupiers increasingly ask the question. Confirm the land use category on your own sale and purchase agreement rather than relying on the permit alone, and ask the gallery to show you the title category in writing.
Foreign buyers: the near miss that is not close at all
The top price on this permit is RM1,002,960. Read that number carefully, because it is instructive. It clears Kuala Lumpur's RM1,000,000 threshold for non-citizens by RM2,960. But this building is not in Kuala Lumpur. Cyberjaya is administered by Majlis Perbandaran Sepang, which puts it in the Sepang district, which puts it in Zone 1 of Selangor's guidelines, where the residential minimum for a non-citizen is RM2,000,000. So the same apartment, moved across an administrative boundary, would go from unbuyable to buyable. It is a useful illustration of how much the state line matters in Malaysia, and how little the price itself tells you. Selangor also limits non-citizens to strata and landed-strata property, caps foreign purchases as a share of the non-Bumiputera units in a scheme, requires consent from the state land office, and sets a separate RM3,000,000 threshold for commercial and industrial property. Have a solicitor confirm the current circular before relying on any of it.
The developer contradicts itself twice, and you should ask why
Avaland's press release of 12 November 2024 says completion by the second quarter of 2028 and prices from RM496,000. The advertising permit reproduced in Avaland's own e-brochure says expected date of completion September 2028 and a minimum selling price of RM616,560 in both blocks. That is a one-quarter difference on delivery and a RM120,560 difference on entry price, between two documents published by the same company. Neither gap is sinister — launch-weekend pricing is often lower than the permitted band, and completion dates get restated as designs are finalised — but you are entitled to hear the explanation rather than infer it. Ask for both in writing, and remember that the only completion date with any legal force is the one written into your own sale and purchase agreement, because that is the date the liquidated damages clause attaches to. Read it before you sign, not after.
You are buying into a management record, not a promise
Sanderling 2 is the fourth of four phases. Phases one to three are built, sold and occupied, and the same joint management body that runs them — Avaland says it oversees more than 3,000 residential units at Lakefront — is the operating context you are joining. Its e-brochure describes monthly joint management committee meetings, published house rules and conflict resolution policies, and a list of things already done to the existing estate: landscape upgrades, sports facility improvements, LED lighting, solar panels, EV chargers, waste management improvements, CCTV upgrades and planned preventive maintenance. None of that needs to be taken on trust, and that is the point. Go on a weekday evening. Look at the lift lobbies, the rubbish rooms, the pool water, the car park lighting and whether the landscaping in the oldest phase is maintained. Ask a resident what the service charge is and whether it has risen. That hour will tell you more than any specification sheet.
Every layout is a three-bedroom, and that is a deliberate filter
All five published layouts — D1-1 at 958 sq ft, D3 at 1,044, GD1 at 1,076 to 1,087, F1 at 1,324 and GF1 at 1,475 — have three bedrooms. There is no studio, no one-bedroom and no dual key in this phase. What changes as you go up the range is bathrooms and service space: the two smaller types have two bathrooms; F1 and GF1 have four bathrooms plus a utility room and a dry kitchen, and the two G types add a terrace. Read that as a product aimed squarely at families and at multi-generational households rather than at investors chasing small-unit yields. The practical consequence is a shallower but stickier tenant pool and a resale market of owner-occupiers rather than flippers. In Cyberjaya, where a large share of the population is students and single professionals, choosing a three-bedroom-only building is a real positioning decision and you should be comfortable with which side of it you are on.
Three published statements about size, none of which agree
Three sources, three answers, all from Avaland. The launch press release describes built-ups running from 958 to 1,711 sq ft with 3+1 bedroom configurations. The floor plan section of the project site publishes five dimensioned drawings running 958 to 1,475 sq ft, all three-bedroom, with the largest two carrying a utility room that may well be the plus one. And the registration form on the same page offers a fourth set again: 958, 1,022, 1,076 to 1,162, 1,324 and 1,485 sq ft. Note that 1,022 does not match the published D3 at 1,044, and 1,485 does not match the published GF1 at 1,475. The explanations are probably ordinary — form fields never updated after a design revision, or a range quoted at launch and later refined — but I am not going to pick one for you. Whatever unit you are shown, take the built-up figure from the sale and purchase agreement rather than from a drop-down menu, and if your budget is at the top of this project, ask specifically whether anything above 1,475 sq ft exists.
The whole development, decoded
Two numbers frame this project better than any brochure sentence. A 600,000 sq ft facilities podium serving a masterplan of about 3,600 homes, and 606 new units arriving into an estate whose management already runs more than 3,000. The first tells you the amenity is genuinely large. The second tells you that unlike almost every launch on this site, the operating model here is not a projection — it exists, it has a joint management body, and you can go and look at how it is performing before you commit.
Two blocks, 303 units each, and three phases already standing
Block 7 — 303 units
Half the phase, and the block that stays entirely under a million ringgit. The advertising permit prices Block 7 from RM616,560 to RM982,560 across 303 units — a spread of RM366,000, which is wide enough to tell you the block carries the full range of layouts rather than a single tier. Avaland's floor plate diagrams show units numbered 01 to 12 with a 3A in place of 04, mirrored between the two towers, which is the standard Malaysian numbering convention. Each block also carries its own multipurpose hall on the Phase 4 facilities plan, so the two towers are not sharing one function room between 606 households. All units include balconies, and the development has two levels of car parking.
Block 8 — 303 units
The same 303 units and the same entry price, but a ceiling RM20,400 higher. Block 8 tops out at RM1,002,960 against Block 7's RM982,560, which is the only material difference the permit records between the two. A RM20,400 gap on an identical unit count almost always means orientation or outlook rather than a different product — one block faces the lake, the podium or the open boundary more favourably than the other. Avaland does not say which, and the site plan alone does not settle it. This is the single best question to take to the show village, because you can stand on the site and see the answer for yourself rather than accept a description of it.
Phases 1 to 3 — already standing
This is the most valuable tab on the page and it is not for sale. Avaland's Phase 4 site plan shows Towers 1 through 8, of which 1 to 6 are earlier phases already built. Sanderling, the third phase, sits beside a 17-acre lake, was certified GreenRE Bronze, won in the Resort-Living Home and Starter Home categories at the StarProperty Real Estate Developers Awards 2024, and is reported by Avaland as fully taken up. The management headquarters for the estate oversees more than 3,000 residential units. For you that means the two questions that normally have to be guessed — what these units resell for and what they actually rent for — can be looked up rather than estimated. Ask an agent, or ask me, for the transacted prices and achieved rents at Lakefront over the last twelve months, and use those instead of a projection.
Sixteen named facilities on the Phase 4 podium
Avaland publishes a numbered Phase 4 facilities plan and a full building specification schedule in its e-brochure. The list below is transcribed from both. Note the character of it: this is a landscape-led podium rather than a wet-deck one — five of the sixteen items are gardens, and there are three sports courts. If you were expecting an infinity pool as the headline, the design brief here was clearly something else.
Phase 4 podium — the sixteen numbered items
- Futsal court, half-basketball court and sports court — three separate courts
- Children's playground and camp zone
- Parcourse and reflexology path
- Barbecue pit, cabana and sunken seat
- Turf lawn and mound garden

All 5 Sanderling 2 @ Lakefront Cyberjaya floor plans
Avaland publishes five dimensioned layout drawings with slab dimensions, stack positions and full fitting schedules — D1-1, D3, GD1, F1 and GF1 — running from 958 to 1,475 sq ft. Every one is a three-bedroom, which is unusual: there is no studio and no one-bedroom in this phase at all. The difference between the tiers is bathrooms and service space, not bedrooms. Note also that the developer quotes three different size sets: the launch press release said 958 to 1,711 sq ft, the floor plan section publishes 958 to 1,475 sq ft, and the registration form on the project site offers 958, 1,022, 1,076 to 1,162, 1,324 and 1,485 sq ft. Where Sanderling 2 @ Lakefront Cyberjaya sits
Sanderling 2 sits inside Lakefront Residence, off Persiaran Semarak Api and Persiaran Sepang in Cyberjaya, Selangor. Avaland's own site plan shows the two towers immediately behind Sanderling 1, with SJK(C) Union Cyberjaya and a government school reserve on one boundary and the Avaland Show Village on the other. The line that carries legal weight is the approving authority on the permit: Majlis Perbandaran Sepang. Cyberjaya is administered by the Sepang municipal council and sits in the Sepang district, which places it in Zone 1 of Selangor's foreign-ownership guidelines.
Avaland publishes a location map and two street names for this development but no coordinate and no full postal address on the e-brochure. This map is therefore a name search rather than a developer-published pin, and the postcode shown is the standard Cyberjaya code rather than one printed by the developer. The Avaland Show Village at Cyberjaya is on the site plan immediately beside the towers, so the gallery and the site really are the same place here — which is not true of most launches.

Which one is Sanderling 2 — and what I will not assert
The register does not use the marketing phase names. Neither record says “Sanderling”. What the file does show is that 12047-3 is finished and 12047-4 is about a fifth built — and a phase marketed as “2” is far more likely to be the one under construction.
Likely is not the same as confirmed. If I attached the wrong permit here, a reader would take comfort from a completion status that does not belong to the unit they are buying. So both records are printed, labelled to their codes, and the question to put to the sales team is: “What is the KPKT project code for Sanderling 2?”
The price bands moved between the two phases
12047-3 was permitted from RM488,800 to RM836,800. 12047-4 is permitted from RM509,800 to RM998,160 — a ceiling about 19% higher on the same 606-unit, three-bedroom format.
Phase 1 is your comparable, and it is a completed building. Before you commit to the newer phase, look at what the finished phase actually transacts at and lets for.
Foreign buyers: this one is closed
The highest permitted price across both phases is RM998,160. Selangor’s minimum for a non-citizen buyer is RM2,000,000 for most property types. Nothing here reaches the threshold.
About Lakefront Residence Sdn Bhd (Avaland Berhad)

The entity on the permit is Lakefront Residence Sdn Bhd, 201101005895, a subsidiary of Avaland Berhad, 881786-X, listed on the Main Market of Bursa Malaysia and known until its rebranding as MCT Berhad. Registered address is Lot C-02, Level 2, SkyPark @ One City, Jalan USJ 25/1, 47650 Subang Jaya.
The reason to spend a paragraph on this developer is not construction — it is what happens after construction. Sanderling 2 is the fourth and final phase of a masterplan whose earlier phases are already built, sold and lived in, and Avaland's own e-brochure spends most of a page on how the completed estate is run rather than on how the new one will be built. It describes a Joint Management Body with published house rules and conflict resolution policies, a Joint Management Committee holding monthly meetings, and a management headquarters overseeing more than 3,000 residential units at Lakefront. It lists what has been done to the existing estate rather than what is promised for the new one: landscape upgrades, improved sports facilities, LED lighting and solar panels, EV chargers, waste management improvements, CCTV security upgrades, and planned preventive maintenance to catch equipment failures before they happen.
I have never seen a Malaysian developer market a new phase on its management record before, and I think buyers underrate how much that matters. The building you are shown at a sales gallery is the best it will ever look. What determines whether it still looks like that in year twelve is the service charge collection rate, the sinking fund discipline and whether anyone replaces a lift pump before it fails. Those are management functions, not construction functions, and here you can go and inspect the result across three completed phases this weekend.
The delivery record on the same site is checkable too. Sanderling 1 was certified GreenRE Bronze and won in the Resort-Living Home and Starter Home categories at the StarProperty Real Estate Developers Awards 2024, and Avaland reports it as fully taken up. Sanderling 2 was launched over the weekend of 9 to 10 November 2024 as the group's final Lakefront phase, with a gross development value of RM355.8 million. The project site now carries a site progress page with dated photographs, the most recent taken on 3 August 2026 — two updates so far, which is a start rather than a record.
Now the part that needs saying plainly, because it is the developer contradicting itself. Avaland's press release of 12 November 2024 states completion by the second quarter of 2028 and a starting price from RM496,000. The advertising permit in its own e-brochure states an expected date of completion of September 2028 and a minimum selling price of RM616,560 in both blocks. Those are two different quarters and a difference of RM120,560. The permit is the document with legal weight and it is the one I have used throughout this page. Ask the sales gallery to explain both gaps in writing before you sign anything, because a developer that cannot reconcile its own two published statements on price and completion is a developer you want to have that conversation with early.

Frequently asked questions
Can a foreigner or a Singaporean buy at Sanderling 2 @ Lakefront Cyberjaya?
No, and the arithmetic here is worth walking through because it is a good lesson in how much a state boundary is worth in Malaysia.
The highest price on this project's advertising permit is RM1,002,960, in Block 8. If this building stood in Kuala Lumpur, that unit would clear the Federal Territory threshold for non-citizens of RM1,000,000 by RM2,960 and a foreign buyer could apply for consent.
It does not stand in Kuala Lumpur. Cyberjaya is administered by Majlis Perbandaran Sepang, which is named as the approving authority on the permit, which places the land in the Sepang district. Selangor operates a zoned system: Zone 1 covers Petaling, Gombak, Hulu Langat, Sepang and Klang, and Zone 2 covers Kuala Selangor and Kuala Langat, with a residential minimum purchase price of RM2,000,000 in both. Only Zone 3, being Hulu Selangor and Sabak Bernam, sits at RM1,000,000. So the top unit here misses the applicable floor by RM997,040.
The rest of the Selangor framework, for completeness. Non-citizens may acquire strata and landed-strata property only, which a condominium satisfies. A cap limits foreign purchases to a share of the non-Bumiputera units in a scheme. Consent is obtained from the Selangor state land office rather than the federal committee that handles Kuala Lumpur. And commercial or industrial property carries a separate state-wide threshold of RM3,000,000.
Two federal rules apply wherever a non-citizen buys in Malaysia. From 1 January 2026, a flat 8% stamp duty applies to non-citizens acquiring residential property, with the legislation naming serviced apartments and SOHO units specifically. Real property gains tax for a non-citizen is 30% within five years and 10% from the sixth year onwards, with no zero band. Note also that in Malaysian land law the term foreign interest includes Malaysian permanent residents.
State guidelines are policy and are revised from time to time. Have a Malaysian conveyancing solicitor confirm the current land office circular before relying on any threshold, and message me if you want to see what actually clears RM2,000,000 in Zone 1.
Why does the permit say September 2028 when Avaland said Q2 2028?
Because they are two different documents published by the same company, and the permit is the one that counts.
Avaland's press release of 12 November 2024, announcing the launch, states that the project is set for completion by the second quarter of 2028. The advertising permit reproduced in Avaland's own e-brochure states an expected date of completion of September 2028. That is a gap of at least one quarter.
There are ordinary explanations. Marketing material is often written before the permitted programme is finalised, and a September date on a permit is a regulatory statement made with liquidated damages exposure attached, so it tends to be conservative where a press release does not have to be.
But you should not have to guess which explanation applies. Ask the sales gallery to explain the difference in writing. How a company handles that question tells you something you cannot learn from a brochure.
The more important point is this: neither date binds anybody. The only completion date with legal force is the one written into your own sale and purchase agreement, because the liquidated damages clause attaches to that date and to nothing else. Read the clause before you sign, check what the daily rate is, and check from when it runs.
On this page I have used the permit date throughout, and flagged the press release date where it differs, because that is the rule I apply everywhere: where two sources disagree, use the one with legal weight and tell the reader about the gap.
The launch said from RM496,000 but the permit says RM616,560. Which is it?
RM616,560 is the number on the document with legal weight, and it is the one I use throughout this page.
The advertising permit states a minimum selling price of RM616,560 for Block 7 and the same RM616,560 for Block 8. Avaland's press release of 12 November 2024 stated selling prices starting from RM496,000. The difference is RM120,560.
The most likely explanation is timing and packaging rather than anything untoward. Launch-weekend pricing frequently includes rebates, early-bird discounts or a limited allocation priced below the permitted band, and eighteen months have passed since. A permit price band is also a maximum-and-minimum statement filed with the housing ministry rather than a live price list.
There is a separate discount to factor in for those entitled to it: the permit states a 7% Bumiputera discount. On the RM616,560 minimum that is about RM43,000.
What you should actually do. Ask for the current price list, dated, on the developer's letterhead, and ask what the net price is after any current campaign. Then compare it against the permit band. If a quoted price falls below the permitted minimum, ask what has been rebated and whether it appears in the sale and purchase agreement or in a side letter, because those are very different things when you come to resell and a valuer looks at the transacted price.
Message me and I will get the current dated list and tell you exactly what is in it and what is not.
What is the difference between a condominium and a serviced apartment here?
It is one of the most consequential lines on any Malaysian statutory notice and it is easy to miss. Sanderling 2 is registered as condominium.
A serviced apartment or serviced residence typically sits on land zoned commercial. Owners of such units are commonly billed electricity and water at commercial tariffs and assessed for local rates on a commercial basis, all of which recur every month for as long as you own the unit. A condominium on residential-titled land is billed at residential rates.
The permit for this project states property type: condominium. That is a materially different position from the two other Selangor projects I have written this month, both of which are registered as serviced residence or serviced apartment.
How much is it worth? I am not going to quote you a ringgit figure, because tariffs differ by state, by utility and by consumption band, and I have not verified current Selangor rates for this address. What I can tell you is the mechanism: it is a recurring monthly differential rather than a one-off, so it compounds over a fifteen-year hold in a way that a one-time rebate at launch does not.
There is a second effect on resale. Owner-occupier buyers increasingly ask this question, and a residential-titled building draws from a slightly broader and less price-sensitive pool than a commercial-titled one in the same location and price band.
What to do. Do not rely on the permit alone. Ask the gallery to show you the land use category on the master title in writing, and have your solicitor confirm it on the sale and purchase agreement. The permit is a strong indicator; the title is the answer.
Why are all five layouts three-bedroom, and what does that mean for renting it out?
It is a deliberate positioning choice, and it narrows your tenant pool while making it stickier.
The five published layouts are D1-1 at 958 sq ft, D3 at 1,044, GD1 at 1,076 to 1,087, F1 at 1,324 and GF1 at 1,475. All five have three bedrooms. What increases as you move up is bathrooms and service space, not bedroom count: the D and GD types have two bathrooms; F1 and GF1 have four plus a utility room and a dry kitchen.
Cyberjaya's rental market has a large student and single-professional component, and that segment rents studios, one-bedrooms and rooms rather than three-bedroom apartments. So Sanderling 2 is not built for it. It is built for families, for multi-generational households and for the room-sharing arrangements that a three-bedroom with two or four bathrooms supports well.
The practical consequences. Fewer enquiries, longer average tenancies, and tenants who move less often because they have children in local schools. SJK(C) Union adjoins the site on the developer's own site plan, and SK Cyberjaya 1 and SMK Cyberjaya are 3 km away, which supports exactly that tenant profile.
I am not going to quote you a yield, because Avaland has not published a service charge for Phase 4 and without that figure any yield number is fiction. On a 600,000 sq ft podium with three sports courts, the charge will not be trivial.
What I can do instead is better than a projection. Three earlier phases are occupied and managed by the same body. Ask me for the achieved rents and transacted resale prices at Lakefront over the last twelve months, and we will work from real numbers.
Is being the fourth and final phase good or bad?
Mostly good, with one specific downside that nobody at a sales gallery will volunteer.
The good part is substantial. Three phases are already built, sold and occupied on the same 23 acres, run by a joint management body that Avaland says oversees more than 3,000 residential units. That converts the two hardest questions in any purchase — what will it resell for and what will it actually rent for — from projections into lookups. It also means the landscaping is mature, the retail and school infrastructure around you already functions, and you are not going to spend five years living beside a construction site for the phases after yours. There will not be any.
It also means the amenity is complete rather than promised. The 600,000 sq ft podium and the 17-acre lake exist. You can stand in them this weekend.
The downside is scarcity working against you rather than for you. In a masterplan still being built out, later phases usually launch at higher prices than earlier ones, and early buyers benefit. As the final phase, you are buying at the top of that sequence, so the built-in uplift that phase-one buyers enjoyed is not available to you. Your capital growth from here depends on the wider Cyberjaya market rather than on the masterplan filling out.
There is a second, smaller point. When Phase 4 completes, 606 units hand over at roughly the same time into a rental market that already contains three phases of comparable stock. Expect competition for tenants in the first twelve months after handover, and budget for a slower first letting than the estate agent will suggest.
On balance I think the transparency of buying into a functioning estate is worth more than the lost early-phase uplift, but you should know both sides.
What is the maintenance charge, and how many car park bays do I get?
Neither figure is published for Phase 4, so neither is stated on this page. But here you have an unusually good workaround.
Avaland's e-brochure describes the development as having two levels of car parking and confirms that all units include balconies, but it does not state a bay allocation per unit type. Nor does it publish a service charge or sinking fund rate for Phase 4.
The workaround is the three completed phases. Ask a resident, or ask the joint management body, what the current service charge and sinking fund rate per square foot is at Lakefront, and what the collection rate has been. Phase 4 will be a separate schedule but it will be set in the same context, by the same developer, for a podium the estate already operates. That is a far better guide than an estimate I could give you.
Two things to weigh when you get the number. The Phase 4 podium is landscape-heavy — five gardens, three sports courts, a turf lawn, a reflexology path — and landscape maintenance is labour, which is the cost line that rises fastest. On the other hand, spreading a 600,000 sq ft podium across a masterplan of several thousand units is a much better ratio than a 500-unit building carrying its own deck.
On parking, ask for the allocation in writing per unit type and check whether bays are accessory parcels on the strata title or merely allocated by the management. In a Cyberjaya three-bedroom aimed at families, a second bay materially widens your tenant pool.
Message me and I will get the Phase 4 rate as soon as Avaland issues it, and the current Lakefront rate in the meantime.
Sanderling 2 or M Sinar at Southville City? Both are freehold and in Sepang.
They are genuinely comparable on the two things that usually decide it, which makes the remaining differences unusually clean.
Both are freehold. Both are in the Sepang district, so both sit in Zone 1 and neither is available to a non-citizen. Both are by listed developers. From there they separate cleanly.
Product. Sanderling 2 is 606 units from 958 to 1,475 sq ft, every layout a three-bedroom, at RM616,560 to RM1,002,960. M Sinar Phase 1 is 500 units of 550 and 868 sq ft at RM270,000 and RM618,000 to RM643,000. If you want anything larger than 868 sq ft, M Sinar Phase 1 does not have it. If you want an entry-priced small unit, Sanderling 2 does not have it.
Title category. Sanderling 2 is registered as condominium; M Sinar as serviced apartment. That is a recurring monthly cost difference in tariffs and rates for as long as you hold, and I would weight it more heavily than most buyers do.
Maturity. Sanderling 2 is the fourth of four phases with three built and occupied beside it and a functioning joint management body. Southville City is a 428-acre township with completed phases you can also inspect, but M Sinar itself is Block A of a two-block scheme whose second block is not yet permitted. Both let you do real research; Sanderling 2 lets you research the exact management body you will be joining.
Location character. Cyberjaya is a tech and university town with four MRT stations within 11 km on the developer's own figures. Southville City is a self-contained township with its own expressway interchange, no rail station named by the developer, and 150 acres earmarked for data centres.
Tell me your budget, your holding period and whether you are buying to live in or to let, and I will put the two side by side properly.
What do the Selangor market figures say about handing over 606 units in 2028?
They say plan for a competitive first year after handover, and they say something reassuring about the price band.
The national valuation department's Selangor figures for the first quarter of 2026 show 3,745 unsold residential units, 2,407 completed and unsold serviced apartments, 1,904 newly launched units and an average secondary-market transacted price of RM559,935.
Read the 2,407 first, then note something in your favour. That overhang is specifically in completed unsold serviced apartments. Sanderling 2 is registered as a condominium, so it is not in that particular category. That does not make it immune — a tenant looking at a three-bedroom does not check the title category — but the headline oversupply figure most often quoted about this state is not describing your product.
Now the price band. The state's average secondary transacted price is RM559,935. Sanderling 2 opens at RM616,560, modestly above it, and tops out at RM1,002,960. That is a mid-market position, not a luxury position, which in a soft market is where you want to be. Products priced at two or three times the state average are the ones that sit.
The 1,904 newly launched units is the number to track between now and 2028, because that is your competition at handover. In this district it includes M Sinar's June 2028 completion.
The 606-unit simultaneous handover is the real operational risk, and it is manageable if you plan for it. Budget for a slower first letting, do not over-improve before you know the market rate, and if you can, be ready to let before the mass of owners are.
These figures are quarterly and they move. Ask me for the current quarter before you rely on any of them.
Ask for the permit, then walk phases one to three
This project gives you something almost no launch does: three completed, occupied phases on the same land, run by the same management body that will run yours. Walk them on a weekday evening, then ask me for the transacted resale prices and achieved rents in those phases over the last twelve months. I will send those alongside the current price list, the availability by stack, and a written answer on why the permit says September 2028 when the press release said Q2.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
