A landed township sold in numbered phases. Phases 1 to 5 are built and sold out; Phase 8 — 193 double-storey terraces — is the one on sale now, launched on 23 August 2025. Parkland has published the lot size and the unit count, and not much else.

Which phase are you actually being offered?
Bandar Layangkasa is a township name, not a project name. Parkland lists Phase 1&2, Phase 3&4, Phase 5, Phase 7 and Phase 8, and they are different products at different stages:

Phase 7 is a townhouse under an affordable-housing scheme, and schemes of that kind normally carry eligibility conditions and resale restrictions. If a unit is described as “Layangkasa townhouse”, ask whether it is Phase 7 and what conditions attach to it before anything else.
There is also a separate scheme inside the same township, Cumulus Bandar Layangkasa, by a different company (JMC Cahaya Sdn Bhd per EdgeProp). It is not a Parkland phase. Same township name, different developer, different contract.

A 20′×70′ lot is the standard intermediate terrace size across Johor’s mass-market townships. On the completed Phase 5, same lot, Parkland lists 4 bedrooms and 3 bathrooms; an agent listing for Phase 1&2 quotes about 1,400 sq ft built-up. Neither figure is a Phase 8 figure, and I am not going to present them as one.
Ask for three things in writing: the built-up area from the approved layout plan, the price of intermediate and corner lots, and the tenure shown on the title. The tenure question matters here because published sources contradict each other.
Masai, on the Pasir Gudang side of Johor Bahru
Parkland places Phase 8 near the Cahaya Baru toll, with the Pasir Gudang Highway and the Senai–Desaru Expressway as the main routes. A portal gives the address as Jalan Kong Kong and an agent listing uses Persiaran Wau Kikik, Bandar Layangkasa, 81700 Masai.
This is an industrial-belt township: its natural buyers are households working in Pasir Gudang, Masai and the port, rather than daily Causeway commuters. Parkland has not published travel times to the Causeway or the RTS Link, and I am not going to estimate them for you — drive the route at 7am before relying on anyone’s figure.

Parkland has published little. The register fills in Phase 8 — and shows a Phase 9.
Parkland gives the lot size and unit count and stops there. The National Housing Department register has the permit, the price band, the built-up area, the bedroom count and construction progress — and a second new phase that is not on Parkland’s website yet.

What the register adds
The missing numbers. Phase 8 terraces are about 1,808 sq ft built-up with 4 bedrooms and 3 bathrooms, on a permitted band of RM708,000 to RM883,600 — roughly RM392 to RM489 per sq ft of built-up.
Which phase you are being sold matters. Phase 8 is more than half built; Phase 9 has the same house and the same price band but is only 5% built, with handover about nine months later. Ask for the project code on your booking form.
Foreign buyers: the whole band sits far below Johor’s RM2,000,000 landed floor, so no unit qualifies.
Parkland Group
Parkland is a Johor developer with a long record in the Pasir Gudang and Permas area; its Parkland By The River at Permas Jaya is already on this site. On Bandar Layangkasa, its own pages show five phases delivered or under way.
The company that signs your SPA is the one to check, not the group brand. A portal names Parkland City Sdn Bhd; Parkland’s own project pages do not. Ask for the licensed developer’s name, its licence number and the Phase 8 advertising permit number — the permit is where the approved unit count and price band are recorded. Here is how to check one.
Questions I actually get asked
Is Bandar Layangkasa freehold?
Published sources disagree: one portal says freehold, one agent listing says leasehold, and Parkland does not say. The title decides it. Ask to see the title category and tenure for your lot before paying a booking fee.
Can a foreigner buy here?
Realistically, no. A non-citizen needs a landed price of at least RM2,000,000 in Johor, plus state consent, and mass-market terraces on 20′×70′ lots here are nowhere near that level.
Why is there no price on this page?
Because Parkland has not published one for Phase 8. When it does, or when you send me the price list, I will update the page and date the change.
Is the Phase 7 townhouse a better entry point?
It may be cheaper, but it sits under an affordable-housing scheme, which normally means buyer eligibility rules and a moratorium on resale. Read those conditions before comparing it with Phase 8 on price alone.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
