A freehold landed precinct of seven releases — townhouses, terraces and garden homes — inside EcoWorld’s gated Eco Tropics township. It is sold out and now completed: all seven releases received their certificates of completion in March 2026 and were handed over in April and May 2026. EcoWorld’s brochure publishes every permit number, which makes the phase you are buying easy to pin down.

FieldsGate and “Ekotropika 4” are the same precinct
EcoWorld’s website calls the precinct FieldsGate. Its brochure — the file is even named “Fieldsgate” — labels every page Ekotropika 4, and EdgeProp lists it as “Eko Tropika 4 Fieldsgate”. Same place. The statutory name on your title and permit will be the Ekotropika one, so that is the name to search.
One caution: the FieldsGate web page also displays a table of 2028-completion releases named Aira, Alana, Amara, Ariela, Elora, Lumina and Kalina. Those belong to Lanna 2, a later precinct, and are not FieldsGate. Do not let a 2028 date attach itself to a FieldsGate unit.

Every release has its own permit

On a subsale, match the permit to the release. A VERA and a HERA terrace are the same size, but they are separate phases with separate completion dates.
Kota Masai, Pasir Gudang
Eco Tropics sits in Kota Masai, 81700 Pasir Gudang, under the Pasir Gudang city council; the sales gallery is at No. 1 Jalan Kota Masai. EdgeProp lists SK Kota Masai, KPJ Pasir Gudang, Hospital Penawar and the Pasir Gudang town-centre complex nearby. EcoWorld refers to highway, Senai Airport and Johor Port access but publishes no distances, and neither does this page.

This page first described FieldsGate as completing release by release through 2026. The National Housing Department register now shows every one of the seven with its certificate of completion and compliance (CCC), issued in March 2026, and keys handed over in April and May 2026.

What the register adds
FieldsGate is finished, and early. Several releases were handed over months before their SPA dates, which ran to September 2027. That makes this a completed subsale market now: you can inspect the house you are buying.
The 540 total is now an official figure, matching the unit counts in the developer’s brochure.
EcoWorld
The licensed company is Eco Tropics Development Sdn Bhd. EcoWorld’s newer Eco Tropics releases — Lanna 2 and Tana — are still selling; FieldsGate is not.
Questions I actually get asked
Can I still buy at FieldsGate?
Only on subsale or assignment. The developer lists it as sold out.
What was the entry price?
The lowest list price in the developer’s e-brochure is RM431,400, for the Co-Home townhouse. The Edge reported “from RM428,000” at launch in 2022.
Is Co-Home a terrace?
No. It is a two-storey townhouse on a 37′×50′ lot, 3 bedrooms, around 1,041 to 1,113 sq ft — smaller than the terraces and garden homes.
Can a foreigner buy here?
No. Every product here is priced far below the RM2,000,000 Johor landed floor.

Inside EcoWorld’s gated Eco Tropics township in Kota Masai, 81700 Pasir Gudang. The sales gallery is at No. 1, Jalan Kota Masai.
How big are the FieldsGate terraces and garden homes?

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

No floor plan is reproduced on this page — but the drawings are findable
A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
