Desa Cemerlang has more than one park
“Desa Cemerlang” is an industrial area. Besides Frontier Park, there is CoHarves Industrial Park (19 acres, 18 medium-industry units) and at least one agent-marketed “new phase” whose developer is not named — its Type H code matches Frontier’s, so it is probably a Frontier phase, but that is unverified. Confirm the developer and park name before comparing prices.
WB Land’s page also cites Klang Valley highways (NPE, KESAS) that have nothing to do with Johor — copied text. This page leaves them out.
The operating numbers
Agent listings mention a 1.5-storey semi-D with 13,395 sq ft built-up and 60′×150′ cluster lots. For any unit, ask for power supply (amps), floor loading, clear height, loading bay dimensions, the approved industry category on the title, and whether the CCC has been issued for that phase.
The park is gated with 24-hour surveillance, has a workers’ dormitory described as compliant with the workers’ minimum housing act, and a 2-acre central park. It won a 5-star Asia Pacific Property Award for industrial development in 2014.
Ulu Tiram, off the Tebrau corridor
WB Land lists access via the Tebrau and Pasir Gudang highways, with AEON Tebrau City about 7 km, IKEA/Toppen about 6.5 km and Hospital Sultan Ismail about 8.5 km. Akasia Business Park on this site is another Ulu Tiram industrial option.

Factories are not in the housing register
The National Housing Department register only covers residential developments under the Housing Development Act. Industrial parks such as Frontier Park are not in it.
What to check instead: the title’s tenure (portals say freehold, while WB Land mentions leasehold) and land-use category, the approved industry class for your activity, and the certificate of completion for the phase you are buying into.
